Awesome property to begin your college experience. The staff goes above and beyond to ensure that your stay at the property is completely comfortable. The pricing of the rooms are reasonable and affordable. Really great welcome to the college life environment!

A lot of people have been talking so negatively about this place. But, I honestly can not relate. I have been here for a few months and I do not have a single complaint. It is conveniently located seconds and minutes away from the best things Orlando has to offer on this side of town and it is literally across the street from UCF, down the street from Valencia College, and minutes away from Full Sail. Everything is included in the rent (security, water, electricity, cable/internet, parking garage for your car, maintenance, etc). There is also almost always a great promo special. Everywhere has their minor issues. Yeah, common areas such as the stairs will have a little scent, it gets a little noisy during busy times of the day, and there are a few people who litter but other than that, this place is fine. I haven't heard any outta control music that is terribly distracting and I haven't seen messes everywhere like the previous posts claim. Only thing I've heard was cars riding up the parking garage but that's because I live right in front of it. This place will be what you make of it and how well you get along with your room mates. Look at it this way, all those people who are complaining will be moving out soon anyway so it'll be just us "new" people. Give it a try. Go for a full tour. See for yourself. Ask all the questions you need. That's what I did, then choose for yourself.

The Marquee, formerly known as Sterling Central has been home to me for the past three years. While here I did encounter minor issues with my roommates but the staff was kind enough to help resolve them. The maintenance staff is great as they have always been efficient when it came to fixing things in my apartment. When I first moved here, I was slightly disappointed that there was no basketball court on site but the four swimming pools and two story gyms make up for that. I have referred several friends to live here and they all like it. I mean, sure its a bit noisy and crazy on the weekends but I have to keep in mind that there are hundreds of college students who live here.

Currently, the Marquee always has a vendor every week . That way the residents can receive a discount of dinners and such. I enjoy living at the Marquee because of its convenience and I've never had a problem with their staff. Only thing I will add the fact that despite the bad reviews, it's not that bad. I think the surroundings have made it not so great and certain incidents that many have heard about have happened due to the students that live here!

Great place been here since fall of 2013 and it has been amazing. I have no complaints and as read all these reviews most of them are pretty dumb because they are basically things that are caused by the resident themselves and they are things that happen everywhere. They can happen at any different apartment complex and even at any house. You all need to be grateful and not complain like kids. And get renters insurance and car insurance. It's the obvious thing to do no matter where you live. Also remember you are in college town. Expect partying....it's gonna happen.

Do not listen to the few people below me who say Sterling deserves a 3 out of 3. They are most likely the *ssholes who make Sterling such a terrible place to live. Let me start off by explaining why the buildings themselves suck. The layout of every apartment is awful. Every bedroom window faces storm lights and highly frequented areas. My room is on the third floor facing the smaller pool in phase II. I had to buy a blind fold to wear when I sleep because the blinds don't block any light and I'm not willing to get charged for putting holes in the walls to hand curtains. Also, because the design of the room, you have to have your bed against the wall with the window next to your face. I've tried rearranging things; it doesn't work.

Parking is terrible. Even if you don't want a reserved spot, you still have to pay $10 a month to be able to park in the garage. I pay $660 a month for a 4/4, and I thought some of that goes to security and maintenance- WRONG. Everything gets broken, including the garage gate and the clickers.

People are always getting drunk and smoking pot, but please don't think that's why I hate this place so much. It's because the people here are spoiled brats that have no understanding of repercussions. They know if they break something, it will get fixed and they might get fined. My parents work themselves to sickness to be able to afford my rent, so I really despise the jerks who put holes in the walls, break every exit sign, throw empty beer bottles down stair wells, put the pool chairs in the pool for maintenance to get, smoke cigarettes in the halls, break the fob locks, leave garbage in the halls, scratch pictures of penises into the elevator walls, and make living here so agonizing.

The only good thing about Sterling is that I've never gotten overages. This place is far from being anywhere near "green" but I still don't pay extra every month. But I guess that's why rent is so fricking much. To add to the comment made previously about Sterling not recycling; this is 100% true. I talked to a maintenance person who said it's too expensive and nobody separates their trash so it all gets thrown out together. It's completely unbelievable how warped and money-hungry this place is.

And one last thing, pets are not allowed at Sterling. I am moving out in two weeks, and I have lived in both phase I and phase II for a total of a year and two months. So, I am going to admit it: I'VE HAD PETS THE WHOLE TIME! And guess what? They have caused ZERO damage to the property. I can't believe pets aren't allowed, but disgusting animals are.

Trash and urine EVERYWHERE. In the hallways, elevators, parking garages - basically everywhere except the front. I have witnessed with my own eyes people and their animals peeing around the property and on the walls. Also saw a few cockroaches in my room and common area in the few months I spent there. The only nice things are the amenities (pools, personal TVs, etc..) but the upkeep is horrible.

This the absolute worst place to live. There are so many problems I can t name them all in one review without writing a book.

Management walks in whenever they want.
I had half of a mind to sue them because of a maintenance person walking into the room unannounced while I was half naked, and while I ran to close the door they tried to force it open.

Employees have no clue what they re talking about EVER. You get a different answer every time you ask any of them a question. Honestly I can t decide if the actual complex, the owner, or the staff is worse.

We tried to move out and sublease, only to be told we can t sublease unless someone renews the lease for another year (totally defeats the purpose of a sublease). Then when we called again, someone else told us we could sublease.

The Marquee is always disgusting and riddled with trash and cockroaches. There are so many disturbances on property daily you lost track of them.

If I could give this place no stars then I would. Absolutely horrid.

This place is coming after me for 1068 dollars and nothing was broken in the Apt. If your roomate is responsible for damages they will make you pay which is B.S. The Marquee is the nicest student housing I ve lived in by far. It s not super luxurious but the apartments are comfortable and the location is convenient. I really enjoy the pool and the balcony view that I have. Phase II isn t super outdated and maintenance is great about fixing appliances urgently. I think the office did a great job matching me with a roommate this year as well. Would most likely recommend to other college students.

I am honestly so tired of killing about 10 roaches every couple of hours in the marquee. I discovered that I am allergic to bugs after roaches crawled on me while I was sleeping. I had to go home back to Miami because I am so scared to fall asleep in my apartment. I asked to switch apartments but I was told it was a $200 dollar fee which is crazy being that I never asked to sleep in a roach invested room. As nice as the people are in the leasing office they keep recommending me to use the offered pest control that does not work. It s very unfair that I have to live in filth. I have cried several times and even contemplated sleeping in my car. I really just want to be in a roach free room. Nobody should live this I feel so uncomfortable in a place that I was promised to be comfortable in. I NEED A NEW ROOM !

Started off with lovely office employees assisting with a safe check in. Wish they had told us how dirty the floors were going to be! (Bought a new, larger mop and cleaned- move in continued.) The unit is lovely and spacious. What is NOT okay is paying $830 a month and NOT being warned that there would be endless, very loud construction out the window starting at 7am daily. No pool view as it is closed do to tons of construction equipment everywhere. When asked how long construction noise would be, office employee said "three years" and laughed. Not cool. This is NOT worth this much money

i currently live at sterling... the price is the only thing that brought me here at first, me and my boyfriend share a one bedrrom so its not expensive at all between the two of us. its not a bad appartment, it has alot of things like a pool and such. the gym is great, theatre room is fun when you play on the xbox and playstation. they are strict on parking without a parking pass... my boyfriend uses mine and my car got towed make sure you are in a designated area without a parking pass.. its a pain in the #$@#!!!! lately the fire alarms have been going off alot at night im not sure why... but that would be one of the only BIG issues i have... oh and the trash, people are gross and just leaves it everywhere!!!

Worst apartment complex in Orlando hands down. The Internet is extremely slow. The halls ways are always dirty. Maintenance takes three days to come to look at an issue. And half of the time time they don't resolve it. There are numerous robberies here and they only have security when they know people are signing leases. Roommate matching sucks here and management doesn't care once you sign. They recently got new security working the complex but when you need them they are no where to be found. You often see them on the golf cart texting instead of patrolling or hanging out in their security hut. The hallways are very stinky and creepy and their is trash all up and down the stairwell. I live with two pets but it's a pet free complex. On the bright side the price is reasonable. If you don't care your safety this is the place for you. But if your a girl or have a daughter whatever you do don't sign a lease here. In 2 months you'll regret it. Don't let the name change foul you. It's still as dangerous as ever. It's almost as if your walking outside on purge day.

I love the Marquee I started living here last here in August of 2014 and I renewed my lease and I'm probably going to continue living here until I finish college. It's affordable, the apartments are bigger than all the other student housing I've been in, and It's directly across the stree from UCF. Sometimes I do have to get on the marquee staff (aka the sterling) because they do slack up in some areas for example keeping the hallways clean or polishing the floors but as long as you put your foot down and show them you mean business they're on the ball. Not only that but sometimes I do have to get my parents involved to make them move quicker but I remind myself that the people working in the marquee are fellow college students. All the other student housing i.e., University house, university place, college station, the edge, the pointe, and alafaya club the rooms are extremely small and they don't offer no where near as much amenities as the marquee. Either move to the marquee or the retreat. That's my personal opinion and this is coming from a present resident of 2015!!!! (August 22, 2015 to be exact)

Student needs to move back home to PA due to family issues. Found someone to lease but Marquee not willing to compromise on fees. Charging an 85% relet fee on top of rent. Yes it s in the lease that they don t review with you or show that page when signing. Nasty staff when trying to ask for a little help in a tough situation. What a shame...hopefully none of them come on rough times and need a break.

Horrible experience. The internet goes out on me every other week, and the only response I get is "We'll look into it". Got paired with roomates who fit the exact opposite of my preferences and when asked if I could switch, they put the blame on me and want to make me pay $200 for a room switch. Don't go here, anywhere else is better.

So far my experience at the marquee has been pretty nice, although I just moved in a month ago. The only thing I have to complain about would be how they "cleaned" the rooms. They did not. My roommate and I had to wipe down everything ourselves before using any of it. Overall, maintenance is pretty quick which I like, they also keep the pool clean and the staff is very sweet and helpful.

I would give 5 stars for everything but the staff.Some of them not all are not friendly and barely smile .During my stay i tried to not talk directly to them when i need something .I used the phone to get things done.That's i think the only issue i faced and the only reason i moved out is because i was looking for something cheaper and missed the renew deadline. I might go back again next year if i find a good rate.

So my initial review of this place was 5 stars because I had just newly moved in. I found it okay to live because they do have some nice people around, I loved my roommates and the fact that I lived on the 4th floor with a nice pool view away from the noise.I do accept blame on some things. Well bad things do happen that is beyond our control. First off I m an international student so I m here on an F1 visa. Unfortunately my mum who is my sponsor had financial issues that set her back a lot with her business crashing and her properties getting into a fire. For which Valencia college where I attend understood and cut me some slack in terms of tuition and all. So back to this apartment. Because of this personal experience I ve really had a hard time with rent which happened right about when I moved in. Mind you I do have $1350 in deposit with the marquee. Upon moving in I was told by a guy named Tyler who used to work here that the down payment usually covers last months rent and the other could be used for when rent is late and then I refund it. That was my understanding from him but apparently it was a wrong information. So moving on I have been late every month because aside from my moms situation, my country has a limit of foreign currency that can leave the country every month because they are just recovering from a recession. Luckily I recently started working thanks to Valencia college because F1 students can t work off campus. Eventually I pay the rent late and any fees attached to it. I signed on to the marquee with rent at 675$ when I was renewing the next year they dropped it to 640$ cool right. I figured that s some nice gesture to show resident loyalty. Fast forward to another renewal, rent went up to 690$. I was hesitant but still renewed because I have come to call this home and I m really not a fan of moving houses. I signed witching the first few weeks of the, announcing renewal was open. Mind you no one told me there was going to be another increment. I had my mind set on 690$. Come 2019 I see them doing some construction work. I m like oh cool so they are finally trying to fix the broken down apartment. This is January and no one has still sent an email to residents informing them of this new construction. It s MAY and I receive an email saying there would be a relocation going on because of the construction ongoing. I don t think anyone hates moving like I do. Secondly this new apartment is on the second floor, close to the road, with all the noise and without the pool view. I did ask for the fourth floor when I signed the initial lease because I was running from noise. With this relocation comes an up charge of 50$ to the already increased 690$. Thanks to my little business law class, I understand a little bit about contracts and how it kinda works. I understand before you sign any document you should make sure you read and understand it because that s how they always get you. So when this relocation thing happened they said As stated on page 4 of the lease you signed well like I said that s how they get you so I didn t argue a lot with that and although it was inconvenient to move I still obliged. Mind you the manager Katie fields had sent out a first email saying moving would start 10th May to 30th May. I figured yes ample time. Because a girl is taking summer classes and working like a donkey. I get home at 11;30pm every night. And I have a little window to move my thing. I didn t get my key till on the 13th May I think and then they send an email saying we have up until the 17th of May now to move everything latest the 19th. The inconvenience. I moved and had their key ready on Friday to get it dropped. Seeing as I signed a renewal lease and they cancelled it waiting for me to resign the new one at that moment my lease was up July 30th. they were giving a 100$ credit if you moved.Well I had to take a day off work to do the moving. And then for this new renewal my rent would move up to 740$. I was still trying to come to terms with the 690$ renewal and now it s 740. Then they attach a 300$ credit.

I hate that cause I like doing work at home ! This was my first year at the marquee and I am not renewing. I will pay that extra $100/$200 to move some where better ! This is my third year at the Marquee and I have loved every part of it. The staff is extremely nice and greet you every where you see them. And not to mention the amount of events they have. I ve lived in both phases of the Marquee.

My mother traveled states to come help me move in and we were granted with a dirty apartment. Food and grease stains in the living room, dirt tracked throughout the apartment, personal bathroom was disgusting, bedroom was dusty, and here s the best part I was in a cockroach infested apartment. Contrary to what they told us before moving in, my apartment did not have a proper walk through, nor did it get cleaned. Or someone would ve seen the poor condition it was in.

My mom was furious but I calmed her down as the Marquee promised they would have an exterminator and have someone come clean the apartment. The cleaning lady came up and mopped my floor with a dirty mop disgusted, my mom had to ask her to use a clean one. Between the dirty mop and her attitude, my mom told her never mind and we got to work ourselves.

For almost two months, I had my apartment bombed by the exterminator almost every week, he came every Tuesday to spray, and I had to clear out my kitchen about 5 times. I got tired of seeing no improvement because everyday I had to kill big, small, and baby roaches in my kitchen and laundry room (also strategically had to learn how to throw out their eggs since those can t be killed not even by the exterminator).

Completely over it, I requested an apartment change and my parents and I filed many complaints to corporate about my living arrangements since we were paying close to over $800 for this. I will say Katie was helpful with transferring me into a different apartment in Phase 2.

Phase 2 was a bit better but again, I could tell my bedroom had never been cleaned. My new roommate told me that we also had roaches and silverfish in this apartment. We requested the exterminator whenever we saw anything and he did show for only about 2 weeks. Either my roommate or I was home during the Tuesday s he was suppose to visit and the visits from him and the Marquee team just stopped.

So, I stopped complaining because no one cared enough to even get back to us. All of my grocery trips consisted of me buying new cans of Raid so I could always be ready, just in case. In my P2 apartment, roaches were really the issue in my bathroom. They would come from under the carpet (bathroom is hardwood) and expose themselves, up the shower drains, and through the sink drains.

We kept our apartment clean all the time, the truth is *the building is infested*. Just keep some type of bug spray handy if you re gonna stay here because you will be killing. You might get lucky and see a few dead in the hallways. Our dishwasher was always breaking, stove is outdated, cable box worked when it wanted, A/C broke a few times in the summer, and the elevators either has dried up dog piss in it or they re broken.

Not all apartment complexes are going to be perfect but living here was a headache. Not to mention, I have to deep clean my apartment before moving out and get it ready for the next tenant or I get fined major bills. I get cleaning your apartment and leaving it decent but the Move-Out Guide is a bit extreme. Paint rooms? Clean mold? Wash walls? Scrub floors?

Where is the one, token janitor? Oh, that s right, standing outside the garage on her phone with her cart.

I will thank the Marquee for helping me push myself to graduate college on time so I could move the hell out.

People talk negative about this place because its the TRUTH! Like Raya said or whatever their name is, it is up to you to live here but you have been warned. I hate it here and I am so ready to move, which I plan to do this summer. I have been here a year and they have overcharged me NUMEROUS times. Once I renewed my lease was when the trouble started well became worse. Yes I admit I have been late a few times when I got paid.

When I first moved here I subleased for someone and took over their apartment, Sterling had the nerve to say two months later that I owe extra money for utility bills when I was not even living there. I had to really stay calm I mean I moved here in May 2013 and you saying I owe money from January??? I finally got that straight after complaining and complaining. Then when I was on military leave I forgot I pay my car insurance automatically and my check came back returned. So no phone calls, no notices NOTHING. Until I checked my account and the money was still there so I call them and had to pay almost a thousand dollars in rent. I about lost it! I was like why didntI receive a notice or a phone call or something? They were like oh we didnt know. Im like you know to charge late fees!!

Then theres the mail, that comes late, (I don`t know how) they put a notice in your box but the mail was already there days before. Then a few weeks ago I have an emergency and put a stop payment on a check. Ok so I was will to pay the late fees no problem I know how much to pay. Well when I got ready to pay Patrick, the accountant (cannot stand him, rude unprofessional ass) He goes oh you have to pay the $35 returned check fee. I am like why? My check was not returned and I am not complaining about the late fees, so we go back and forth and he claims that Wells Fargo charges them $35 all the time for fees so thats why they charge us. So I told him ill pay it but I want my account credited back because I know for a fact you will not be charged this fee.

So me being extremely pissed off I called the corporate offfice, I dont know what was said but about 20 minutes after I called, Sterling called me and credited my account the $35. Now these fools called me this morning saying they are unable to process my check so I am beyond livid, I mean the money is there! I just checked my account so I dont know whats going on now but I have half of a mind to call corporate again.

So if you want to live here at least sublease for someone first, but be aware of the incompetent, unprofessional, money hungry management and accountant.

Have not moved in yet and I already hate the staff. I came in with my friend to sign our leases and made it very apparent that we want to be roomed together. Our leasing agent picked out our floorplans when applying and he picked two different ones for us. We were not roomed together and they refuse to do anything to fix it and want to charge me $600 in order to get out of the lease which THEY messed up, now I;m forced to live with three complete strangers. I'm having issues with their resident portal and I've been on hold for literally an hour straight and they refuse to talk to me. Do yourself a favor and move somewhere else. Trust me.

You're better off living in the ghetto. Okay that was clearly an exaggeration, but this place is quite terrible. The walls are paper thin so if you're trying to study while your roommate is screwing in the other room, it's like studying to the audio of a bad porno in the background so you can imagine that it's hard to focus or concentrate. The parking garage is a nightmare, they screw you over and don't care, the garage and stairwell's are unbelievably rancid with trash, hot baths are scarce, the internet is pathetic, etc etc. Just don't live here unless there's no other better option. It's only nice now that it's new, but that's all this place has got going for it for now.

It's dirty. There's food in the hallways all the time. The stairwell smells like pee. The garage gate is always having issues. Visitors have to park all the way at the top floor on the roof for no good reason. The elevator sometimes doesn't even work. Only recommended as a last resort.

The Marquee is the place for you. But all jokes (yes they're real) aside, do not live here. I am not a person that likes to write reviews about places but I didn't believe any of the reviews prior to moving in and I really should have. This place sucks dude. My life expectancy has lowered 5 years because of all the paint and drywall particles I have inhaled over the past 10 months. There was constant construction going on my floor so I am used to waking up to the lovely sounds of hammers banging against whatever was being worked on. Every elevator smells disgusting, the ground has not been swept in centuries. I enjoy my shower though, it's super nice and never had issues with clogging so that's why I'm even giving this place one star.

The marquee really sucks and if you re looking for a fun time in college, the marquee is definitely not the right choice. I also heard that there were stabbings a couple years back... yikes. The staff can be rude and unprofessional and they come to your apartment unexpectedly way too often. They come banging on your door and just let themselves in anyways just to give you a piece of paper when they could just slide it under. We college students deserve and have a right to privacy as well. They don t seem to acknowledge that what so ever. Construction has been going on for over a year and it s really loud in the mornings. REALLY thin walls. I ve never had a bug problem and the included utilities are nice as well as being right across campus but there s too many cons. If you need maintenance,they just come into your room whenever they get a chance and i personally like to know when someone is coming in my personal space. Other than all that it s not the worst and people saying it s ghetto are lying. It s just unorganized and unprofessional.

I have never taken the time to write out a review in my life but I want to SAVE people from making the same mistake as me. DO NOT move to sterling!!! RUN AWAY! The model looks nice but don't be fooled, sure its a convenient location to campus but there are other apartment complexes where you get what you pay for. My roommate and I got ROBBED and thank got nothing happened to my roommate because her boyfriend was there but he got in our apartment because the gate was unlocked and ALWAYS is. Security is HORRIBLE! When my roommate went back to the apartment to clean her things out she heard a girl screaming for help, she told the staff and they said so casually 'oh ya we heard we'll take care of it' by that point it was probably too late. There have been sexual assaults in the parking garage and even in the halls. I have seen blood in the halls and the stair cases, even crap. Cars are constantly being robbed and hit because it is chaotic in the parking garage. The place is disgustingly dirty. I always hear constant complaints of things (stoves, sinks, lights, fans and toilets) not working. Also the staff is horrible especially MEGAN EDWARDS she is the worst representative i have ever seen. Literally completely rude, so there is no luck resolving any issues, she just smiles and tells you some lie to get rid of you. My mom had to threaten to sue so that they finally fixed the gate. Nearly everyone I have met that lives there has been desperately looking for someone to sublease their apartment. DO NOT MOVE INTO STERLING . YOU WILL REGRET IT

So far I've been living at the marquee for two semesters and I have to say I love it here. The entire management is kind, helpful, and dedicated to providing a great experience to their residents. The community events are engaging and there's constant chances for you to learn something new, win prizes, and make friends. Shout out to Michelle, Morgan, and Mary for always helping out!

First of all, let me start out by saying I haven't had anything dramatically bad happen to me here. Like, no rent lost, car broken into, maintenance issues, horrible staff service, etc. I just want to write about the overall experience. This place looks nice online and even on the outside and in the offices in person, but don't let that fool you. Pay close attention if you visit this place.
PROS:
Close to school and many great things in the area.
Shuttle service.
Lots of get togethers and parties.
The pools are fun and have grills.
You can lock up your room in the apartments if you want extra protection of your things.
CONS:
The #1 thing is safety. There have been a few reports of attacks (including sexual) in the parking garages.
Very expensive. (They are actually lowering the cost some, probably because they are losing residents).
SO dirty. The hallways are littered and nasty, stairways smell like pee 24/7, elevators are gross, parking garages littered, etc.
It's loud. I don't even mind partying, I party as well, but people here will be raging at 5am on a Tuesday during finals week really?
Parking can be a pain. I live on the first floor, and sometimes have to park up on the fourth floor.
Silverfish problem. If you don't know what these are, look them up. All my roommates and many people I know in both buildings have these in their apartments. They are nocturnal and usually found in bathrooms and kitchens. They're everywhere. It's so disgusting.
Staff. I've actually only had friendly encounters with them, but unfortunately most of them are young and don't know what they are doing, especially in a place with so many residents.
Rules aren't enforced really. They say it's no smoking, but I've seen some staff smoking. I've seen people with pets, people parking where they shouldn't, etc.
The whole going green thing. It's a nice concept, but a pain to live in. The lights are pretty dim, the carpets never seem clean, and the washers and dryers are small and my clothes never smell as clean as they should, if that makes sense.
Internet. Extremely slow connection. My boyfriend (a total tech. nerd) did a test on it, and was shocked with how BAD it was, lol.
Walls are very thin. A lot of apartment complexes are like this, but these are so thin I feel bad making noise in my own apartment sometimes.
Driving. People in the garages are reckless and stupid. I can't tell you how many times I've almost been hit.
Trash situation. There isn't enough space for all the residents to put their trash bags in the shoot. It's a horrible setup.
Alarms go off in the halls, not too much, but enough to get on your nerves.
Amenities. A lot of them don't work, like treadmills, computers, etc.
Space. These apartments are SO small for the price. As a college student I know it's normal too pay too much for too little, lol, but here it's just ridiculous.

With all that stated I would highly suggest you look elsewhere. I'm a very positive person, but I don't like living here. I'm not miserable, but I can't wait to move once my lease is up. Hope this helps.

The complex is good about cleaning up messes and responding to concerns quickly. The staff also always seems to genuinely care about issues you might have and do their best to resolve it.

Moving in and living at the Marquee was easy for my son and me as a parent. Moving out, with the understanding that COVID-19 drove everyone out, was another. I actually called to inform the management that my son would not be returning or renewing his lease. I also advised we would be paying out the remainder of the contract and that they had our permission and if they wanted in writing to access the unit anytime before the end as he and his roommate had already moved out. Well, they were hard charging, threatening, using words like "skipping". I took a great deal of time, patience and repetition to reiterate WE ARE PAYING OUT THE FULL CONTRACT! We also advised that keys were lost and to charge us. This was three months ago. They called two days ago about the keys. I again reminded them they just need to bill it and that I had checked the portal every time we paid the monthly contract lease amount and had not yet seen it. Today brought an email with invoice attached and advising they were suspending their collection turnover but that if we did not comply when things returned to normal, we would be referred to collections. I calmly suggested they review Florida and Uniform Commercial codes. The heavy handedness during a pandemic which affected everyone with a client who stated from the outset they would pay out the agreement as we understand they are running a business with employees that need to be paid, was just plain unprofessional and stupid! They caused stress and aggravation where there didn't need to be any and left a real sour taste. Lessons learned, contractor beware!

As a parent paying for this apartment I am completely appalled by the lack of professionalism exhibited throughout the past 10 months our college student has been residing in Sterling Central. Had I known going into the community the revolving door of office staff I might have been alerted to the issues within the housing. The continued lack of caring for resident safety, disdain while asking a question about security, and utter disregard of a question about a resident being towed in error is inexcusable. I am not at all surprised to read the previous and continuous negative reviews for this community and urge anyone to take them very seriously. Given the cost of each apartment in full one would expect true management and supervision of the property rather than the complete hands off "it'll be okay" behavior exhibited by the property manager, the only one who has been in her position longer than 6 months. The tour is amazing and the model apartment is beautiful but the reality is in stark contrast. The understanding that most residents are college students whose parents pay the bill is brought up during leasing conversation yet no mention of when paying online the bill is $19.95 more each month, i.e, $480 each year. New management with a committment to change in residential management is greatly needed at this particular property. I look forward to our last payment to this entity and will be sure not to sign with any branch of Sterling Central again.

So many reasons why I hate this place. 1, there is ALWAYS feces or vomit in any given area of this place. 2, it's made of trash... you will never be able to get away from the trash. 3, I have this theory that management is actually a bunch of 3 year olds stacked together pretending to do work... everyone is incompetent. They have lost my actual honest to god lease and didn't even know I was a tenant for awhile. On 4 seperate occasions they have lost my rent check. Twice they've lost a package that came through the mail. As well as deleting my renewed lease from the system. Last but not least they messed up the move out process for me too. I paid the relet fee, they lost the check or just didn't want to apply it because god knows why. They sent the outstanding charges letter to the wrong email after I told them that wasn't the right one 4 times. They didn't send me an actual in the mail letter because "papers are bad for the environment". So the only notice I had of outstanding fees was from the debt collector who called me 4 months after I moved out. Also, if you are unfortunate enough to live here always have them take a photo copy of your rent check and sign/date it because they don't give receipts. They do electronic receipts, which means if they lose the check before they send you a receipt you're screwed. 4, everything is broken forever and you will have to deal with that. 5, don't ask to get anything fixed. It takes a month for them to realize you sent in a service request and then another month to actually come do it. And when they "fix" it, they don't actually fix it. And if you ask them to fix it so many times they'll blame you and make you pay for it. 6, there's a huge probability that you'll get robbed/shot/raped. So carry pepper spray or something. 7, your roommates will either be druggies or psychos. I have had the misfortune of both. And unless you call the cops on them a few times you will not be able to switch apartments for free. 8, don't ride the elevators you will die, don't take the stairs you will get robbed, just live on the bottom floor or jump from the balcony to get down. There's no safe way to descend here. 9, parking is so much fun. You either follow in the guy that goes 2 miles an hour and takes 3 days to find a parking spot. Or you get the bat out of hell who just wants to go fast. Either way you don't get out of this place without having the back end of your car hit a few times. And never in your wildest dreams will you be able to find a spot on your floor. I hope to dissuade you from buying into this place, because I know you'll say it's not that bad but trust me, it is. You might think I'm exaggerating, honestly I'm not. This is one of the worst places I have ever lived. But good luck.
Oh one more thing, my roommate was sleeping with a security guard. If you think they're there to help you think again. The security is more likely to help rob you then keep you from being robbed.

It s an amazing place to spend your days as a student. There isn t a better place to be at, its location is very convenient if you re a Knight, because campuse is right there and they offer shuttle services. Few blocks down you can find so many great places to eat. At the Marquee you won t have an excuse to miss leg day or have trouble in finding a quiet place to study, because there s a gym and study rooms. The staff at the Marquee also go out of their way to make their residents feel welcomed and cared for by hosting fun events like taco Tuesday and Sundae Monday. I absolutely love my apartment.

After one year's time of living there, there are definitely some problems. After seeing many, many other housing choices, they all had problems also. The biggest problem I see: 1) safety concerns. This can be made better by not going out after dark or going with another person.
2)The other major problem is air quality. They definitely never change out their air filters. If you have breathing problems please know this and buy air filters to change out yourself.
The location is probably one of the best locations and they have their own dedicated bus which is very helpful.

If I could rate this place a zero I would. I am very disappointed with the people who work here. I ve been living here since August now and had a few problems but shrugged it off. My car broke down a few weeks ago, in which my mom had to give me her car. With that being said, I live on the second floor and get home pretty late. I do not feel safe parking on the roof of the garage and travel all the way down to my apartment alone. I called the office and they said it was okay to park on my floor after explain the situation. I wake up this morning with my car being towed because it was parked in the wrong spot . I absolutely hate this place and would move out right now if I wanted to. DO NOT LIVE HERE! You will have the worst experiences and the worst headaches ever. Now I have to go pay for my car back with the money I don t have being a college student. If you move here you will hate it. I've never been so unhappy living somewhere. There is bullet holes in the parking garage stairwells, people blare music 24/7 and its so loud that it shakes your apartment. Everybody is disrespectful and dirty. There is always food, vomit or trash all down the hall ways and the staff isnt helpful at all. Worst apartment complex ever. Also my room was never clean when I moved in. There was rabbit poop ALL over my room. They took forever to come clean it. I've tried to be patient with them since I moved in here in August but now I can't handle it. I hope everybody takes the reviews and their score to heart. Also read their FB page if you aren't convinced enough by their reviews.

I've resided here for the majority of my college career and it was the best decision I ever made. The rent prices are some of the lowest in the area for college student specific off-campus apartments. The Marquee has some amazing amenities, such as 4 pools, 2 floor gym with hi-tech equipment, and more. Maintenance gets a A+ for how accurate and fast they are to fixing issues. The Marquee staff is also very nice and helpful. The Marquee hold multiple events for residents each month, such as free breakfast, Taco Tuesdays, trivia nights, game nights, and so much more. One thing I greatly appreciate is the level of security that exists. I feel completely safe whenever I am on the property. The Marquee is the place for college students to live!

Worst place to live in UCF!!! The staff is terrible and the response time to many issues with your apartment will take days to fix. Our apartment was without AC for weeks! The crime at this particular apartment is a NIGHTMARE!! They sell you on the fact cops live there and there is 24 hour security...YEAH RIGHT! I had things stolen from my truck that's locked in a garage. We had shootings right behind the complex. Not once, but twice. We had strong armed robberies multiple times...The doors aren't locked at all times that they tell you in your walk thru. The garage sometimes doesn't close to secure your car. Trash is everywhere in the hallways. THIS PLACE IS A DUMP!!! STAY AWAY!!! For the safety of your kids and personal belongings....FIND SOMETHING ELSE!!! There is a reason it is pretty cheap to live here...it because people only stay here for 1 year and get the heck out of there. YOU HAVE BEEN WARNED!!!

I have had a mixed experience with the Marquee since I moved in. For the positives, the office staff is lovely and the upgraded apartments are very nice and new. Other than that, I cannot recommend living here to anyone. Besides my floors being absolutely disgusting on move in and the constant construction I was not warned about, the management and security at this place has left me feeling ignored, frustrated, and unsafe. When I had an issue with another resident, I contacted the office over concerns about my safety. Instead of empathizing with me and hearing what I had to say, the security officer, Bill, only pointed out what I had done wrong, defended the resident that made me feel unsafe in my own apartment, made ridiculous suggestions about how I could fix this problem on my own, and offered me little except a feeling that I was on my own. 2 weeks later, when I had made adjustments to resolve the issue, I heard from the office again. Once again, the issue was pinned entirely on me and left me feeling unsafe and unwelcome in my own apartment that I pay a lot of money for. Pile that on top of ridiculous answers my roommate and I have received (only phase 2 units get TVs in the living room because in phase 1 they would get destroyed) I am less than impressed with the Marquee.

If I could give this place zero stars I would. The complex is dirty and disgusting at all times. The security is an absolute joke, for example there is a garage gate is open all the time so anyone can slither in because security is only checking license plates and IDs at night. In addition, most of the doors that you "need" a key fob to get in are broken so anyone can get into the building.
When you go to sign your lease they will promise you incentive and such great deals but be warned they will try to rip you off like they did with me and my roommate. They promised both of us gift cards but when it came time to pick it up they had no information about the incentives or where they were and made up some lame excuse as to why we never received it.

It is the dirtiest, worst maintained, and unsafe complex i have been in. There is garbage all over the complex, the key fab security doors do not work because the doors do not close all the way. Don't park your car in the garage, try to hide it- but still chances are, James Morris will probably find it. Stuck outside your hall? Around the corner is an open door. It makes you think to yourself "The fxxks the fob for?" The walls are paper thin, with little taste to offer. At 4am, I feel like I'm at a Lil Toe concert. Only been a few months, it's inspection time, honey. Hide your pets, hide your trees, they want to take your money. They know what they're looking for. The inspection is quick. They'll put the notice under your door. This place sucks-. The customer service in the front office is pathetic. Don't expect adult conversation, you can forget it. Studying at home? Don't even try. Your best bet is outside, forget the WiFi. Don't contact management when the cable is out- they'll tell you to call Spectrum, when you don't have an account. Stick to Netflix, because they don't give a fxxx. If the WiFi is down, you're shxx out of luck. Last but not least, this place is a dump. I hate it almost as much as I hate Trump.
