I moved in last year July 2016 right after graduat...

I moved in last year July 2016 right after graduating high school. everything was fine the move in went great they immediately got me into my new apartment although it looked like it had been abandoned for a few months because the bathroom was dirty and the sink and shower was clogged with hair. Recently this year roughly around March i left the marquee still paying rent but i left for about 3 months and my room was broken into by one of my other roommates which Katie or the head Security Garud did nothing about but came in and take notes then left us with an email they never reply to. CUSTOMER SERVICE IS HORRIBLE IN THE OFFICE THEY HAVE SO MANY NEW PEOPLE THAT DONT KNOW WHAT THE HELL THEY'RE DOING. the manager katie is VERY RUDE and unprofessional she stays smoking cancer sticks outside of the apartment complexes but doesn't do her job completely. & for some reason they are always watching me now like LAST NIGHT AN incident happened with my friends and because my car is BRIGHT as hell they want to charge me for trespassing but how and i LIVE THERE i literally just payed first months rent. EVERYTHING ABOUT THIS APARTMENT COMPLEX IS UNPROFESSIONAL! it should be shut down completely. because they take care and handle what they wanna take care of. you guys need to be calling the police for all these break ins and unsecured ass locks you guys have on all of these room doors!

Hands down the worst place you can live in no question about it!

Lived at Sterling for one long, dirty, smelly year and that s not figurative but literally the hallways, stairs, elevators all smell of urine and waste, there's graffiti all across random parts of the building, and more. This place is literally just a Overpriced. Dirty hell hole. Trash chutes on every floor of the parking garage. Can't miss them because you can smell them 200 feet away.
The crowd that rents here is notoriously dirty and loud, I wasn't surprised to walk outside and find rotisserie chickens, dirty diapers, beer cans galore littering the hallways and the parking garage and the best part is that every day it gets worse.

The staff here (and I am talking about the Marquee staff not Sterling, because the office always love to clarify even though it s basically the same people) does absolutely nothing to fix any of the problems facing the residents because the office staff is incompetent at best. No one ever answered the phone there (I had to call 16 times to sort out a problem when they lost my check and threatened to evict me and oh yeah later they found that check) and work orders never seem to be submitted on time. But bright side when the work orders are completed, nothing ever gets fixed. After living here for two years now, my desk s keyboard part started to break due to the metal giving out so I called the office to ask if they can fix it or replace it, well a month later they finally did something about it and it was just ripping that part off the desk and calling it a day.

With the cost of your lease, it s totally just a waste; the move theater always smells bad or is broken, the tanning bed alone just looks way to dirty for me to step near, the beautiful pull is just plain dirty because my room faces it and I have seen people throw their trash in there as well as dogs going there to pee, from the other utilities that are said to be covered; the wifi is out at least 1- 2 weeks every other month but magically was out during the whole finals week for my two years here.
So long story short, if you re looking for a place to live anywhere is better, hell I m tempted to live in my car because I just don t feel safe and even after expressing that to the office and asking for additional locks on my door, I was told that was against my lease and agreement.
So if you want to live somewhere where you wake up to parties going on during finals week and drunk people yelling and passing out in the hallways, shootings happening around the building and just getting scammed to pay for stuff you can t even utilize, this is the place for you.

Oh yeah if you drive and you love your car: don't park here. I've seen more accidents happen and more cars get broken into than you can imagine and after expressing that to the new Management team, the property manager says that they have a on staff security team, but if you ever want to see a security team joy riding in the garage, drinking with residents and overall finding every loop hole not to work then yeah, you are in good hands.

I will be completely honest and upfront with this review. To start things off, the management here is horrible. They lack knowledge every time I ask them a question and they never fallow through with things. They will not help you. They live in this fantasy world where they think everything at Sterling is perfect, when in reality they have never even been through the hallways or garages. Speaking of the hallways and garages, the property is just a dump. It is incredibly dirty and unsuitable for a human to live in. I have actually called the Florida Department of Business and Professional Regulation, and they sent someone out to check the property, but Sterling has still not changed it's hygienic ways. On a daily basis, you will find full garbage bags laying around all throughout the property. Dog feces can be found all over as well. The community restricts pets, except for special cases, but people still bring their dogs onto the property without permission. My roommate is just one example. He has a three month old dog that he got without even getting my approval or Sterling's. Also, theft is a major issue. Sterling supposedly does a background check for every resident, but the crime on property is still incredibly high and vehicles are constatnly being hit and run, including mine last year. I came out to the garage and noticed that my car was slanted and saw sever damage to the back of my vehicle. The police were also unable to help me because I was not in the vehicle at the time. No note was on the car and I had to file an online polite report. The total estimated damage was worth around seven thousand dollars. The accident was more than caused by one of the drunk animals Sterling allows to live here. The place has become a ghetto infested with ghetto minded, loud individuals who think they can do whatever they want. They are the ones who do the stealing, hit other people's cars, allow their dogs to defecate everywhere, and throw their trash all over the place. The place is a joke. Currently, residents are not renewing and every single one of the people I speak to on the Sterling/UCF shuttle hates living there and will be leaving the property in just two weeks! Currently, Sterling is so desperate that they are offering rates as low as $470 a month along with two months free. Unfortunately, some people will be sucked into this. If you are still looking for a place to live, DO NOT LIVE HERE! Also, I know that Sterling management, including Megan Edwards the general manager, is reading this. Megan, you are an incredibly nice person from what I have seen at the times I have spoken to you, but you must turn this all around. I would start by hiring a new maintenance staff. I get tired of seeing Eric not taking his job seriously and just flicking other employees off and doing whatever he wants. It's the little things, Megan. Hire a new staff that will clean and mop the hallways every single day, clean the stairwells and garages every single day, and fix damages throughout the property like broken fans in the hallways or holes in walls. If you have no idea what I am talking about, simple walk through every single hallway, especially the third floor of phase 2 in the front side of the property. I feel cheated with how you guys clean the property. You clean the areas only where future residents take tours. I live right next to the leasing office. You guys only mop and maintain the hallways near the model unit, gym, and computer room. You are just cheating both the current and future residents. Being a business student, you should understand this is simply unethical. Also, I would highly consider talking to Dinerstein and changing the rules about who is allowed to live here. I would consider becoming UCF affiliated and only letting UCF students live on the property, and no one else. ONCE AGAIN, to anyone reading this review, DO NOT LIVE HERE!

I recently had a lovely conversation with a leasing professional Tylin about renewing my lease she was very helpful and informative. The marquee living community is very friendly and clean. I would recommend this community for anybody new to the Orlando city and looking for a place to call home.

Really it's a place of rest for me in between school, but with Wi-fi that hasn't worked in 5 months and exercise equipment thats always broken I couldn't tell you why I'm still here. If I can call out one employee I would have to say Nick Schulte actively has worked with me on making things much more livable and I appreciate that he genuinely seems to care about my situation

I don't know why this place gets such a bad rep, every time I've had an issue the office staff has dealt with it well. My only issues are noise and for me at least it is not that often, maybe someone screaming in the hallway on a friday or saturday night. The apartments are very nice, and the amenities are great. The only other problem is trash being in the halls and trash room, and people setting off the fire alarms but that has to do with some of the idiots that live here. Overall I think its a great place, I've lived here since it opened and have already signed to stay for a 3rd year.

The hallways are always dirty, the elevators are always broken and smell disgusting. There is always poop, pee, garbage or vomit in the hallways. The stairways are even more atrocious. The roommate matching here not only SUCKS, but they couldn't be more wrong or off with it. They've stuck me with young freshmen, who complain about clothes being in the washing machine and/or dryer when I was studying on campus when I had FOUR EXAMS. THE OFFICE HAD THE NERVE TO CALL ME WITH THAT FOOLISHNESS. My roommate didn't even speak with me.

It has taken them multiple times and multiple work orders to completely fix my washing machine. They had to give me 3 different broken ones before they got it correct the final time. I have videos, but Google only allows pictures. There is also no proper ventilation in the apartments. Should you move here, I HIGHLY ADVISE YOU to purchase a dehumidifier. That way if your roommates keep it terribly cold, you don't get sick.

I fixed a discrepancy where I had a visitor stay 4 days, I forgot it was only 3, They're trying to make me pay fees for having my puppy that is ESA Certified. They charged me 700 for an "illegal tenant" living there as well as my ESA animal AFTER I removed both of them from the premises. They don't really listen to what certain people have to say unless they get their parents involved or unless they know you on a personal level.

Now, the security guards also show up to work drunk, or high off of some drugs. Some security guards have sex with tenants in the staircases whilst on duty. Other security guards get high with tenants whilst on duty as well. As opposed to worrying about the tenants themselves (which they are being paid to do.)

I've asked them multiple times to replace my furniture (eg., couches), and they have not done it and they will not do it. They told me that they don't do that, and if they do replace or fix the furniture it is only 2 times yearly.

All of the bad things that you read from the other reviews, are true in my experiences except for the alleged crime that occurs here. The only good reviews that I've read are from the office staff who lives here themselves and the people who are personally friends with office staff members.

There is so much more to complain about them but there just enough space here.

DO NOT move here it may look glamorous online but its a total mess. I've been here for about 3 months I've already had problems with the management. The management is incompetent they NEVER answer the phone. I paid my rent online when it was due, the money was never taken out of my account, I called several times to figure out the problem no answer, then they finally did call me back telling me that they filed an eviction and that I would have to pay a fee of 398 for the eviction plus a 190 late fee. Listen to the reviews I wish I had done the same, trust me there are tons of better student housing places in the area.

When I went to the marquee I was intimated. It was my first time apartment shopping alone. But all the friendly faces changed that. Mary helped me first showing me how to do the lease signing process and even gave me a tour. After some complications Michelle was able to help me fix some problems with the lease. This entire staff will have your back. The overall process was very fun and easy, something I didnt expect. I highly recommend at least looking into the marquee, you wont regret it.

The management and sales staff are Not honest. On different occasions they have promised one thing and they have done something else. They told us we would get one month free of rent and then they said they read the leasing agreement incorrectly. They advertised on their portal that all payment methods are free then a week after we signed the contract, they changed the agreement. Whatever they tell you make sure you have it in writing.

If you move in make sure you scan the form used to report damages and give them the copy because they WILL "lose" the form and charge you for the damages already present, that they have no intentions of fixing at that, when you move out. Other than this, no cap & convenient if you don't have car (close to ucf).

This place is disgusting. I literally just saw about 17 spiders that had made the entrance of the elevators their personal home. There are spider webs absolutely everywhere and I feel so itchy all over even typing this remembering all of the spiders bodies. DO YOU GUYS NOT CLEAN? I don't even live here, I was visiting a friend and I must say WTF. I would never live here and it looks it's very clear that there is no maintenance whatsoever. The building structures are beautiful so from a far you'd think this place is great. Just come inside, park anywhere and walk around given that there's ZERO security measures from strangers coming into the area. I mean WOW lol, I have never been more grateful to live at my apartment. I DON'T RECOMMEND THIS PLACE unless you're okay with bugs everywhere. I am most certainly not and I don't care if this is the place with the cheapest rent. I'll pay hundreds more a month to not see over 10 ALIVE and more than 10 DEAD bugs every time you go to the elevator. HELL NO gtfo :))))))

This is worst place! There is a lots of problem. I certainly don`t recommend this place. I cannot receive my credit and debit cards, my health insurance car, and my social security card, I`ve talked with post office, they told me they delivered these things to the Marquee, but my mailbox is still empty! (about one month) The management never give me a good response regarding this issue and just told me that, use other people mailing address since, this is a routine problem here.
Another really important problem, the move in date was Aug 19, and the move out date is July 31. We paid a full month rent only for 2 weeks! It is fraud! Worst place for living!!!! Full of daily problems too.

Great location for school, terrible staff quality. Office staff lost my rent once and expected me to pay for it, the AC breaks all the time with slow response from maintenance staff (took 3 days to do a temporary fix), the hallways are always littered, residents can be loud at night. I highly recommend looking for other student apartments because the price isn't worth it. 1/2 mile of blood trails and damage through the complex, and security didn't ask a single question. You are not safe nor treated as a resident.

I like it here. I'm renewing. My signal sucks sometimes but I just use wifi calling and I'm good. There hasn't been a moment that I personally felt unsafe and there's a million security guards before the sun even fully goes down so I have no issues. I love my roommates. We planned to live together so yea. It's really not as bad as everyone makes it seem by.

Don't even bother trying to call the office because they never pick up. If you leave a message, they'll never return it. It's not a safe place to live. There's no type of security here. Just an all around bad place to live!!

I ve had the greatest experience with living at the marquee. The staff is beyond nice and very helpful. The marquee also has great prices for all that is offered while living here. They have an amazing pool area, the gym is nice, and the apartment itself is awesome. I would definitely recommend that if you re looking for somewhere to stay please come to the marquee.

Electricity and water are already included in rent which is nice. The location is great. It's directly across the street from UCF and only a few miles away from a Walmart.
Bad:
-On more than a couple occasions they "accidentally" entered the wrong room. It makes me scared to even leave my stuff there anymore.
-There is also a huge cockroach problem with the drains. Sugar ants are also within the walls.
-They even called to give me a warning to clean the apartment when it was the people who moved out that made the mess. Maintenance is supposed to clean up after them, not me.

WOW ... no really WOW. I can't believe UCF would a...

WOW ... no really WOW. I can't believe UCF would allow this management to continue. I've been around rental properties for years and this place is a dump. Move in day was set for Aug 17. The word was out. Signs everywhere "Welcome", "Park Here", " The Line forms here have your I.D. ready and rent check ready!".But that is where it stopped. We were all excited for our sons 1st apt. Surprise, the apt was NEVER cleaned or checked BEFORE the new tenant moved in. We were at The Marque 2 weeks before parent/student orientation. We were told that someone was still in the apt that was assigned to my son and they showed us the model. It was clean and perfect. That's a 180-degree difference too was rental agent stated. "Before you move in, we will fix anything that needs to be repaired and clean and shampoo the carpet. They lied-period. We were expecting to do some lite cleaning, but not 3hrs of scrubbing- I mean my wife had to get down on hands knees and try to clean the badly stained, smelly, burned, totally HAIR covered carpet and never vacuumed the carpet, why? When I went downstairs to the office to see if could barrow housekeepings vacuum, behind the rental agent, were stacked, hundreds of sheets paper stacked, not just on her desk but also around her desk and on the floor of "OOPS " sheets. She promptly handed me one and me to tell my son to fill it and they would "get to it".yeah right. I asked to see the manager. She got the manager on the phone and the rental agent told me the manager was too busy to be bothered- really? We couldn't move him any earlier, took off from work, drove 3hrs, rent a hotel so we could get an early start, waited over an hour to get the apt key (even though we had already paid the rent early). I would not even let a homeless person move in apt like this. They did finally send someone to vacuum the bedroom- only vacuum. It was obvious that this management didn't do anything to the apt's prior to new tenants moving in( i.e. cleaning, fixing what was broken in the apt). If the tenant or tenants had a problem, have the tenant fill out the "oops" form. So to recap, the kitchen wasn't, cleaned kitchen floor wasn't mopped. The kitchen drawers had liquid damage in them. The 1 bedroom carpet, just gross. The living room ( this place is only 519 sq ft) floor not mopped. furniture never wiped down -gross. The cable box didn't even connect to the wall or the tv! The only bathroom in the apt had hair, liquid damage to the bathroom drawers and the hanging cabinet in the bathroom was falling apart. The shower head leaks and sprays water out of the shower and on to the floor and wall of the bathroom. For that "OOPs" form, well NONE of what turned in has been fixed yet. Prior to this review, I tried to get in contact with corporate management in TX. no reply- guess they are to busy too!. oh and we found a penny in garbage disposal- it was heads up!

**update**
wonders never cease. Right in the middle of midterms, this placed decided to move tenants around as the apartments are "renovated". Just remember this is NOT UCF place. This is a real-world apartment complex, that's poorly run. We had to stop our lives to accommodate the lease agreement, not the tenant. The newly renovated apt. wasn't cleaned after construction. Even the plastic wrappings weren't removed completely. The floor had dirt all over from the workers. And to boot, the balcony was inaccessible because they were still putting up the facade was still being work on, drilling banging and painting, workers sound as if they were IN the apt. Management had posted signs on the door and windows "don't open doors or windows still under construction ". The visitor parking is on the roof, who knows if the cameras are working and what good are they, they only record AFTER the fact. The construction crews are allowed to leave doors to garage jammed open ALL the time, even the weekend when these doors are supposed to be closed and locked. The gate to the garage was stuck open. yeah, feel safe?

I think overall it s a good place to live. Very nice staff (at least the few who I ve interacted with) willing to help you in any way they can. I ve lived here for 2 months and the only thing that I m not happy about at all is the air conditioning system they have. Our A/C has stopped working 15 times already and every time it got fixed the problem came back. The last time it stop working, it broke down and stopped functioning completely all together. With this Florida weather, right now (as of October 3, 2017) we re living in an oven, my room feels like a sauna. The maintenance team brought two portable air conditioners and put them in the living room and one of them just sends out hot air. There has been very poor communication between the maintenance team and us as residents in that they don t keep us posted on what s happening, what s their plan or when are they planning on getting the problem fixed once and for all. They told us that this is the ONLY apartment in the entire apartment complex that has this particular problem. A few things they could definitely improve is the cleanness of the place. The first floor of the parking garage is very dirty, and there s a lot of trash just lying around. The hallways sometimes have trash and bodily fluids. Like in all places, there s always people who are constantly smoking weed and personally I don t like that, I don t know if it s just me but I get huge headaches because of it. Walls are thin, I constantly find myself up in the middle of the night because the person who lives upstairs, steps like he/she is jumping; it s very annoying. My main issue so far is the situation with the A/C.

I've lived here for two years because rent was cheap but now they've raised it and it's no longer worth living here. Rooms are small. Management comes into your apartment whenever they want. If they feel that your apartment is not up to par with their standard of clean, they threatened you with fines and eviction notices. If your roommate breaks some rule and they don't know who did it, they threatened everyone with fines and eviction notices. When it's moving out time, (get ready for a major headache) they expect the room the same as it was when you moved in. You have to paint the walls (gotta buy your own paint) and make sure there are no stains on the carpet, or they'll CHARGE YOU, even tho they have a cleaning company that clean all the carpets anyway. Make sure you fill out the paper they give you at the beginning about documenting all the broken stuff in your room when you first move in. They look for whatever reason to charge you extra. Scammers.
Some good things are that there are no caps, very close to campus, and cameras everywhere that work. Honestly, check out all the other off-campus housings before selecting the Marquee. They even share your personal information on google reviews lol.

Either paid for the students acting as housing experts in the front office are posting... terrible place, should treat tenants here better since they are students but instead, they are taken advantage of. If you're looking into moving here, please just take the REAL reviews into consideration.

This place gets a bad name that it really doesn't deserve. The apartments are nice, the staff is always friendly, maintenance is quick, rent is affordable and includes ALL utilities. The management team does all they can to keep the property looking nice- when it doesn't, it's absolutely caused by other residents having no regard for other people (and not a lack of effort by the staff).

The staff at the marquee are awesome!! They help right away with any of my problems and responds very quickly! They really make sure that you leave satisfied. There were a couple of times that I needed help with a situation and there was one who really looked out, Javon, and he made sure I left satisfied with my problems! The workers here are very patient and caring.

I despise this place with a passion. from the vomit covered hallways to the rampant crime, this place needs to be shut down. the management is disturbingly unhelpful to any of your needs (besides collecting your rent). don't even bother voicing your concern about your safety or work order issues because they will ignore it. They are very arrogant and completely unhelpful. security treats the residents like convicts because they assume you're up to no good if you're walking at 1am. the apartments are alright. shitty furniture and the walls get will get filthy just by looking at them because of the shitty absorbent paint they use. half of the doors are broken so anyone can get into the property without using the key fob. takes forever to get in the garage because they take 3 minutes getting the info from visiting guests trying to park. HATE IT! AWEFUL!

They call it furnished but there are just some garbage inside the house not furniture! Living in the street is better than marquee!

The Marquee is a really nice place to live regardi...

The Marquee is a really nice place to live regarding closeness to the University and just a comfortable living space . I ve experience nothing but the best from the employees here at the Marquee . Move in was smooth regarding the fact that I signed my lease extremely late and they re always lending a helping hand . When it comes to living accommodations I assumed they asked all these questions when signing the lease to place you accordingly . Nevertheless i got used to my roommates and everything turned out pretty sweet . The office staff are always prompt and strive to give the best service . They (The Marquee) also reward you for being in good academic standings . They hide events and try make the college experience very interesting for its members and they do a great job at that. Apart from the noise everyday whether it s the frat houses or construction , The Marquee is a great place to live once you get the right room . I have no complaints about anything being dirty when I arrived and I always kept my section of things cleaned.

Living at The Marquee was nothing but a pleasant e...

Living at The Marquee was nothing but a pleasant experience. The staff were very helpful. People talk about crimes that have happened at this apartment complex, but these are really crimes that can happen at any apartment complex (Campus Crossings, anyone?). They have plenty of fun events like pool parties, taco night, and they give free waffles on Wednesdays. I was never a victim of any of the crimes I was warned about before living at The Marquee. You too will not have to worry about it as long as you're not in a gang, don't do drugs, and don't do anything else stupid. Follow these simple steps and you'll be fine.

The best part of it for me was the fact that it's literally across the street from UCF. All you have to do is walk a crosswalk and you're on campus.

Also there are four different swimming pools, and the interiors are very nice. The room I got here was much nicer than any of the dorms I had in my first two years of going to UCF.

Overall, I highly recommend choosing The Marquee. Take advantage of their specials to get a deal on the rent.

So I'm going to give a fair and honest review. I'm not going to over exaggerate or anything. For the price it's an ok place. You won't find the perfect apartment near UCF it doesn't exist. You just have to pick out your preference on what you can and cannot handle. Management in my opinion was great. In person... when you go up and state a problem they WILL address it accordingly. On the phone... not so much. No caps on anything it's a steady price. Maintenance is quick to respond as well. May have to call them a often though to get something working correctly. But they DO respond. But... this place attracts the WRONG people shoot outs, roommates that prefer to do nothing but smoke weed all day everyday, if you're there for productive people... forget it. It attracts just bum people. Also they have a big roach problem. I am a clean individual I clean up after myself with pinesol and a rag after eating and I can't go use the bathroom at night without seeing 3 giant roaches just hanging out. It's disgusting and yes I woken up my roommates with my screams before. The gym is not good. It's ok not anything to rave about. Parking is decent. No break ins but they drive in the garage like it's a race track and not a parking garage. Walls are pretty thin I hear everything. My main issue unto why it's two stars is because they need to improve roommate matching and the vibe in there is horrible.

Honestly, the five star reviews are either fake or paid for. This place is disgusting, management is horrid and random, unjustifiable charges will be applied to your account. Just reading some of the responses to the reviews on here give you a snippet of how they are. The Marquee never takes responsibility! Corporate should come down and clean house because there is nothing but kids playing dress up at this complex!

Your vehicle will be towed!! Many guests accidentally park in the "wrong" parking space only to look for their car later and it has disappeared! A towing company actively searches out these vehicles and tow them without any warning and hold the car hostage until the owner find their way there and pays a fortunate to get it back. There are not enough signs posted to warn of this. Apparently guests have to be sure to park in only "V" spots. At least UCF only gives a ticket - but the Marquee has them hauled away. Towing, without any warning, is quite extreme (especially when it has been there a short while), especially for cash strapped students. Be warned.

This is my second year living at The Marquee, and I could not be happier, which is why I m surprised the complex has received such negative reviews. In the last two years, the only problems I have had included a malfunctioning washer and a TV that wouldn t turn on. Both of these issues were resolved in less than 3 days. When the AC was out in my apartment for a couple of days, The Marquee brought a portable AC unit to my apartment. Every encounter I have had with the staff has been great, and they have always prioritized any issues or concerns I have experienced. Of course, all student living will have cons, but try to remember that it is typically the students causing these problems, rather than the actual apartment complex itself (unless you live at Plaza lol). The Marquee is always kept clean, which includes the hallways, parking garages, and the amenities. I am a pre-med student, so when I was searching for an apartment, my number one priority was finding a place that was relatively quiet enough to allow me to study all day. To this day, I have yet to experience any sort of loud noise or commotion. I truly recommend checking The Marquee out before reading the negative reviews and deciding based off those! :)

No privacy. Walls are thin. You hear everything. Parking is a joke. Kids speed in the garage. They towed my moms car because it wasn't parked in the correct area. Oh but it was according to the paperwork my cousins got when they moved in. Still there are no signs in the garage. So if you have any friends or family visit, make sure they park on the very top or the 2nd to last level but only in the uncovered area. If anything needs repaired good luck! It takes forever. They work on there schedule and only inform you right before they come to fix it. Save your money and don't live here.

If I could give this place -100 review, I would. 1 star rating isn't low enough. Save yourself the headache, DO NOT RENT HERE! Unprofessionalism is an understatement! Both the property manager, Morgan Philips, and I signed a lease and they turn around and gave my apartment unit away to somebody else. AFTER I SIGNED THE LEASE! I have NEVER seen that happen in my life. After I gave them personal identifiable information such as my earning statements from my job, this was extremely frustrating and a huge inconvenience. Now I m left with the dilemma of finding somewhere else to live before spring semester at UCF with such little time. The property manager seemed very dismissive about the situation and probably couldn't care less that they make a habit out of scamming people this way. DO NOT LIVE HERE! SAVE YOURSELF NOW BEFORE IT S TOO LATE!!!! YOU'VE BEEN WARNED!!!

Lived here for a year but wished I hadn't. (Without talking about any horrible roommate-personality situation bias) Overall, this place was pretty bad. It was cockroach infested on every floor of every building. In fact, on move in day, my roommate's room (4x4 apartment) had bed bugs so we had to ask them to bomb the place and replace the furniture before we moved in a few days later after the set date. I don't have the photos but maybe if you scroll down you'll see a similar story from their perspective with maybe a few nasty remarks about their roommate. The walls are thin so there is consistent loud, vulgar music blasting with a smell of mold and cigarettes in the hallways because the staff only clean the place once a year after everyone moves out or when you complain about someone's throws up or excrement. This place is cheap, with free printing (if you sign early enough) and you have no caps on anything so you get exactly what you pay for. The staff members are half rude and half nice. But if you do decide to live here.. I recommend living on the 4th floor (highest), get a place away from the pool side in the Second phase and thoroughly check your room for a bug infestation before unpacking as well as buy bug poison.

Katie, the property manager is a sweetheart and she'll be a go to person when you have any questions. Sign a lease now , and be prepared to have a good time here at The Marquee Student Housing.

If you stay too late on campus you can call SEPS and they'll drop you off at the intersection of Marquee which all of the other apartments don't have.
NO ELECTRICITY/WATER CAPACITY AKA NO EXTRA CHARGES which is a problem for other apartment tenants.

TRUST ME when I say this...Sterling is NOISEY. Some idiot has a train horn for his car and always honks it. People here are so disgusting and immature! My place mat was stolen. The parking garage is hell. People swing around the corners and every single time I drive out of there I swear I'm about to get hit. The parking garages are small and I am so tired of going over the speed bumps. Things I have seen while I lived here: dog poop on the stairs, rat poop outside my front door all over the floor, blood all over the stairs and hall ways. The stairs smell SO BAD. And they always have internet problems. And the people who work here don't do anything to solve anything! And of course they don't show you these things when they take you through their tour. I posted pictures for evidence. CAN'T WAIT TO MOVE OUT!

Plus, the carpets are disgusting we ask customer service to change the carpets because they re huge spots and it was never cleaned. Also, the manager is only available on Monday to Friday which sucks because students are moving the whole week before the semester begins. That s not fair. Not at all.

Cons: GHETTO, DIRTY, EVERYTHING, literally everything is broken!
The gate to parking garage broke down most of the time I was there.
Printers barely work.
Trash on hallway all the time.
The elevator is old and really shaky! And it smells like a 50 yo man who takes shower once a month on summer days. Same with the stairs, ugh it smells!
The parking garage is a NIGHTMARE! It is filled with trash, throw up piles, and urines. Kids there drive in the parking garage like there is no tomorrow. They speed!
Kids there are crazy. Our door and my roommate bedroom wall get banged randomly at night. Come on people you are not 6. Too old for that game!
High crime rate! I repeat, HIGH CRIME RATE! Shooting, fighting, robbery, ... Securities are for decoration and all they do is hanging out chilling on the bench with the managers and staffs. The bedroom in the apartment next to my roommate's bedroom kept banging on her wall and when she banged it back, they banged it back too. Even when my roommate stops and reported to the security, they banged on the wall randomly at night from time to time. My other roommate couldn't study or sleep because of the music from the apartment upstairs. We reported them so many times that the security actually had to do something. They promised us its gonna be anonymous but I guess the people upstairs figure it out and they sent us a note written on the paper Marquee sent them asking them to quiet down. We don't think we are that picky or hard to please tenants since we all hear convos from the managers, staffs, or people from our windows early in the morning and we are totally fine with that. The managers and staffs are unbelievably rude and unprofessional. They are so not helpful.

Maintenance service is ok. Quick and useful. The place is old, everything is broken and so moldy everywhere. I put on work orders like at least 10+ times during the time I stayed there.

And to some of the people who complain that they got charged when moving out because some of the stuffs broken, I guess some part of that is your fault. I mean, my roommates, some of my friends, and I are not the most careful people in the world but when we moved out, none of us got charged with anything.

Just go somewhere else.

Yes management will give you a $10 gift card if you complete surveys and give good google reviews about the property. I have lived here for almost a year and everything thing about this place is disgusting, including the staff. To start with, the office staff has zero experience in customer service! Every time I go into the office it's nothing but dirty looks and disrespectful employees. They are useless and could never help with any issues. The property manager smokes cigarettes where the shuttle waiting area is every morning, afternoon, and evening despite the multiple complaints I have given due to my severe asthma. She and every other employee in this place has zero respect for their tenants. The lights in my kitchen went out and it took 3 days for them to send someone to fix it. I has in the DARK for 3 days. My washer broke and it took 2 months for them to replace it because maintenance kept "fixing" it. If you think that the staff is the only problem with this place you are WRONG. The apartments are disgusting. Hallways are constantly full of garbage (yes garbage, people leave bags of trash everywhere.), there is dog pee & poop in the hallways, and all of the apartments smell musty, and security gates are always broken. Despite the fact that you call the office to report them they are never fixed. Don't be fooled by the tour they give you. They only show you 1 building because they know the second one is despicable. Save yourself the headache and live somewhere. It is not worth the headaches.

I will give this apartment a 2 star for now. Day one was not easy. My son and friends were place in the worst situation in a unit along the main road. The traffic is Not the management fault but taking no noise mitigation action with the unit like sound proofing glass is. After many exchanges of discussion my son was transferred to a better unit . Sad it took getting this upset to make thing happen .Let's hope the experience ahead is positive for son's senior year? I hated to get involved but I was a cosigner on the lease. I wish him a great year and pray he does not experience some of the horrible reviews I am reading. Thank you Katie for getting involved and resolving.

This is not a very nice place to live.
Staff is either very nice or just straight up rude and unhelpful, they are not well informed and give different information depending on who you talk to. Cars here get scratched and hit and no one will answer since they don't have enough security or cameras in the parking lots. It is not a secret that there have been armed robberies at the property. The property is not well maintained. It is dirty and smells around. My ac broke down twice already in less than 6 months.
IF YOU HAVE AN EMOTIONAL SUPPORT ANIMAL BE WARE. They gave me all the wrong paper work to fill out (because their employees are incompetent) after a week of waiting I assumed everything was on the clear since all my paper work was legitimate and brought my dog.
I was shortly contacted by the office and told that I was given the wrong paper work and my dog was not allowed in the property so pretty much I have to get rid of him because of a mistake they made. Very unfair, unprofessional and troubling.

As a parent I suggest you do not consider moving here.
The roommate selection is not what the front office suggests to you when you sign up to live there. Even though they have you fill out a form about your personality, sleeping habits, medical needs, etc. the management puts roommates (plural) into the quad without any notice to the other roommates or consideration for what was noted on the application form (excessive drinking/parties/pets/drugs),
Our daughter has been without a/c 3 separate times within a 1 month period during 90 degree temperatures, been without a washing machine for over 6 weeks, seen cars in the parking lot keyed, no security in areas where the locked entry doors have been busted in and not fixed (for months), and other issues that aren't worth writing about due to space.
I am wondering about the 5 star reviews? Please consider that anyone can make an email account and write a review. We have seen it on TripAdvisor a number of times.
Know where you are living before signing up.
To be fair, we read the reviews and still signed up. We were forewarned but now wonder 'what were we thinking!?!'

They tried to pull one over us and replaced our perfectly functional washer and dryer with older, used, and dirtier models. We were able to get our old ones back, but there is clearly something wrong with their communication with maintenance. The internet goes out constantly and indefinitely. There used to not be a gate in the back and traffic ran smoothly but now there is a gate and it is always closed, residents aren't given a clicker for it, and since the traffic light is only green for a short time, it takes forever to leave the complex at critical hours. The office staff seem to not want to be there as much as I did. I recall renewing the first time along with my other roommates and the staff person sighed and said, "All of you?" The place seems to attract people that trash it all the time. I lived there for two years and I would not recommend this complex to anyone.

The Marquee is complete and utter trash. From stained tubs to wierd smells this circus has it all. For those looking for a stay here get ready for fees on fees and a "lovely " staff. These employees care only about how much they scam their tenants and are very rude with no human morals when it comes to help. The property manager is the icing on top a business centered mind who will only tell you "sorry my hands are tied" then proceed to tell you that they have to male payments as well as you and then have the audacity to tell you that its your fualt even if its an mess up by them or the employees and what happens more fees than you can ever imagine right in your face. Please read this before trying to apply to tge marquee its not a "lovely " place to rent and stay avoid this parade of a place at all cost . Even the dorms would be better than this place.

With any student housing there's Good and Bad I move in this Fall 2020 from a 4x4 at the pointe to a 2x2 at the marquee.
so the Good
-TVs in all the rooms so no need to bring/buy a TV just need a roku/amazon stick or HDMI cord
- Appliances are fairly new and work very well back at the pointe the stove tops would get too hot and if you wanted medium heat you had to put it on low
- the room are a good size with large bathrooms and walk-in closet
-the balcony is nice and mine is kin of hidden and i love it
-the leasing office people are super helpful, nice, and courteous. I have had very good experience with all of them but especially Chris
-the gym and pools are open also there's 4 pools so you can socially distance
-the office put on a lot of virtual event with great prizes!
-Maintenance responds quickly and are friendly (my bed frame was creaking a bunch and making it hard to sleep and they came in to replace it :))

The Bad
-the living room and bed room space isn't large enough to work out in definitely got to go to their gym
- the gym is conveniently located and so are the pools
-the internet was being wacky but they sent an email saying all those issues should be resolved
- the cabinet space in the kitchen is small my regular sized plates do not fit in the cabinets above the counters
-the washer and dryer are small circular ones and is filled by only my comforter (back at the pointe i could basically fit my whole bed set in the washer and dryer)
-not clean when moving in: so when i moved in there was several issues the floors and carpet were not cleaned, the kitchen stove had some sticky stuff, there was dust all over the fans, and bathtub had black spots. I called the office to have the cleaning people come back and they sent someone from the leasing office and she help to clean up some of the issue but told me the black marks in the tubs was made by a bath matt and that those spots wouldn't come out. I work the turns at Northgate so I'm pretty knowledgeable about what is supposed to clean and what can or can't come out and I knew for a fact those spot could come out so i told her they could and she insisted they wouldn't but would send the cleaning people up, they came and the spots came out.
-I called maintenance because I thought the ceiling had mold that was painted over and they told me that it was just paint spots once again I do quality control at northgate during the turns and I'm certain that's not paint. Its either mold or water damage because every once in awhile i here water dripping from the room above.

Been living here for 2 years, and this place is amazing for the price. I can bike and walk to campus or I can ride the shuttle that takes me straight there. The units have really nice appliances and the upgraded units are even better. They also have good air conditioning, big bedrooms and bathrooms, and the views are amazing. The furniture is really nice and lots of storage space. If you have a problem with bugs, I would pour boric acid powder in every corner and entrance and cabinets. We live in Florida so it doesn t matter how clean your are, there s gonna be bugs. But after that I did that, I didn t see anymore bugs at all.
I had to switch units because they were going to renovate my old one and at first I was annoyed but it was worth it because the upgraded unit is so fancy. The manager met with my requests and put me on the 4th floor which is exactly what I wanted. Maintenance is also great because they fix things right away and they re very nice. The office staff is great, kind, and very understanding. The only problems I ve had are with other residents being inconsiderate because it s all college students but the staff has helped with this. The hallways are clean and there s plenty of parking. And I love how each floor in the parking garage has a bridge to each floor of the apartment buildings. And the staff is always doing giveaways and events which really shows how dedicated they are to their residents! I ve gotten plenty of free stuff from them. They re Roomate matching program works very well. I ve always gotten good roommates who live like me. I really love it here and it s my home :)

Rooms are nice. I have 2 closets and my own bathroom. Best of all the staff is friendly and happily accommodates me. I have Epilepsy and for example at a recent a Halloween party the Haunted House portion had strobe lights. When it was my turn to go they turned the strobe lights off for me. I still had a blast in the Haunted House and could be more grateful for their consideration with other instances as well. Otherwise, I would be left out things.

The residence is usually quiet, parking is not an issue and staff are most helpful. With covid, this place is under capacity so extremely chill and a great haven for studying. Location to campus is perfect as I am no further than a mile from the center of campus so I bike to class. If that's not your style, the bus pulls right up to the leasing office ever 15~20 min to take you on the 10 min drive to campus. Kitchen amenities are great and are well used in my apartment since I love to cook. The pool is great for doing laps and the gym newly renovated. Most units come with a small balcony which is a great space for a morning coffee and get some fresh air.
