I lived at The Marquee from January to July 2019. The unit I was in was a sublease from a woman whose contact info I got from the front office. The office kept a list of all residents who wanted to sublease their apartment, which I thought was really cool considering that's probably the easiest way to find a place. I haven't seen any other complex do that. The process was super easy and was done within a few days. I had a great stay at Marquee. I lived in phase 2 which is the newer side of the complex. I've seen phase 1 units as well and the only differences I noticed were renovations like cabinets and floors. I paid $700 (in a 4x4) a month including utilities (no cap), plus $11.95 for renter's insurance. This price is one of the lowest you'll find in the area, especially within such proximity to campus. I didn't see one cockroach in the entire 7 months I was there, which is so rare in Florida. Granted, we had a very very clean apartment. We never had any incessant issues with bugs; the only time was a gnat problem which was caused by rotting potatoes (my bad), but they cleared up once the mess was taken care of. The hallways are pretty clean for the place being student housing. I never saw any puke (thank GOD) in the hallways, which seems to be a common occurrence at other places like Plaza or UH. There isn't a lot of partying on the premises, at least none that I've heard. The two pools, one in each phase, are super beautiful and are never crowded. There are two study rooms, a computer lab with a free printer (phase 2 printer was broken for months btw, had to go to phase 1), an aerobics room, and a gym in EACH phase (so four study rooms, etc). Weight lifting area in phase 2 that overlooks the pool. Residents park in a garage and parking spots are not assigned. 99% of the time I found spots right by my apartment, the other 1% I had to park on a higher level which isn't a hassle. Visitors park up top where there's a phenomenal view of downtown to the west, campus to the east, and lush green trees everywhere else. There is a trash chute on the first 4 floors of the garage which makes cleaning up super easy. I only had to request maintenance once, and they showed up the next day to fix the problem. My experience with the staff was always very pleasant and they seem to care about the residents. The Marquee is a five minute (if that) shuttle ride to UCF. A lot of people also walk and ride bikes/scooters/longboards to campus. The property is walking distance to the local bar and a few shopping plazas. I never had an issue with safety in the area. You really can't beat the location. I honestly don't know why Marquee has so many bad reviews because I really loved it! It gets four stars because I feel like I have to be really blown away to give five stars. But in student apartments, you won't be blown away. In my opinion, Marquee is the best place to live near UCF. Great location, friendly and helpful staff, relatively affordable prices, minimal partying, and a beautiful property. I moved out because I wanted to find other people to live with (I'd consider myself pretty quiet and clean but my roommates were on a different level), I wanted new experiences, and my room was right by Alafaya where loud cars just love to zoom by. Other than those loud cars, the city noise is pretty nice. It won't be heard in most of the units, mine just happened to be close to the main road. Anyway, don't believe all the negative reviews. I had a great stay at Marquee.
