As a property owner, I can attest to the professional level in which Sunnyside Property Management, manages our rental units. In my experience they treat both the tenant and property owner as customers, always striking a balance as to what is in the best interest of all parties. They thoroughly vet all applicants to ensure the best tenants are found to occupy our units. Some applicants may not like that level of scrutiny, but as a property owner, it is imperative to find tenants that can reliably pay their rent, coexist with neighbors and treat the units with a reasonable level of respect. I highly recommend Sunnyside Property Management if you are looking for a competent, professional and experience management company in the Boulder area.

We have had an excellent experience with this rental company. My husband and I, 4 kids and 3 dogs, recently rented a 4 bedroom home in North boulder, the carpet is a little old and the yard is basically weeds and dirt, which actually suits my family just fine. We felt very welcome, which has not been our experience with other rental companies the second you say you have 3 dogs they want nothing more to do with you, not only did they accept our 3 dogs but they do not charge pet rent and only charged us a minimal additional security deposit for them. Thank you for not discriminating against our 4 legged family members.

If you want more accurate reviews of this company please check out yelp under filtered. Im usually not one to write reviews but my experience with Sunnyside way so beyond abhorrent that I just need to warn everyone and anyone to NOT RENT FROM THIS COMPANY. This is without a doubt THE WORST PROPERTY MANAGEMENT COMPANY I have ever dealt with in my 5 years of living in Boulder. Where do I even begin. Lets start with the maintenance man who is told by Sunnyside that he's allowed to enter your property even when no one is home. I came home on more than one occasion to him just in my house (with no one else home), one time with his 2 kids and one time with dog. When I called Sunnyside about this issue they basically had no response to this and said it was writted in our lease. Next, I lived in a bedroom downstairs, where it gets a lot cooler in the winter compared to upstairs. I realized that I didnt even have a thermostat to control the heat and when I called to inquire about how to adjust the heat they informed me that my thermostat was located in the studio next door to me (there were several units in this property). So basically they expected me to knock on my neighbors door everytime I wanted to turn the heat on. It wasnt until I threatened to sue and had my lawyer write a letter that they finally put a thermostat in my room. After living in this property for the year my roommates and I got the place professionally cleaned for 300$. However when we got our securty deposit back, it was only about 10% of what we orginally put down. They subtracted RIDICULOUS charges for painting (about $1300) and for cleaning about ($400) even though we had already got the place cleaned. My personal security deposit was $1600 and I got $500 back. PLEASE DO NOT RENT FROM SUNNYSIDE. They are honestly all a bunch of scam artists who takes thousands of dollars from their renters.

Dreadful person in charge Peter is he the owner? He's a creep who would stop by to I don't know why he'd be there but he'd watch me fold my laundry for what seemed like hours. Fortunately whenever I see this name come up on Zillow the house is a dump. I rented a decent house although these morons were unable to read the plain language describing worn out carpet, broken toilet seats, badly painted deck from when I moved in and thought I managed that in 2 years. They cut down what I planted in front - the only thing that would grow in the spot and painted the walls "this is run by a disgusting landlord white" to make all fingerprints show up.

As a landlord, I'm really happy with Sunnyside. I've been working with them for over 10 years now, and during that time, my properties have never been vacant for more than a few days. They've always found me competitive prices whenever I need maintenance or repairs, and they're very responsive when I have questions or requests.

I know most of the reviews here are from tenants, and there's only so much I can comment from that side. I've never rented from Sunnyside, and I'll admit I'm a pretty hands-off landlord. But I can say that in the last few years of statements that I have available, Sunnyside never withheld a large chunk of any of my tenants' security deposits. Sure, there are some cleaning fees, but nothing like what these other reviewers are suggesting.

Sunnyside also showed compassion for one of my tenants after the 2013 flood. One of my apartments got hit hard, causing a lot of damage to the apartment and to my tenant's property. One of the first things Peter brought up was that it would be really helpful to my tenant if I let her out of her lease for no charge (since her long-term housing options were a lot better than the short-term ones). I was happy to do it, and Sunnyside lost out on fees they would have otherwise collected. That certainly doesn't sound like the greedy penny-pinchers other reviewers describe.

We have worked with Sunnyside Property Management for many years and have enjoyed it. They have a very professional team of people that work through the issues effectively and communicate thoroughly with us.

The company was relatively slow to fix amenities and the house was relatively old and not renovated recently. Finally, they withheld most of our security deposit for reasons not explained in the statement provided. When we tried to reach them over the phone (the Accounting department) to inquire about more information they were not responsive and hung the phone on us as quickly as possible. Not great service.

So glad to be done dealing with Sunnyside Property Management. In person dealings at the office are always cordial. I'm sure you know, but they will take whatever they can from your security deposit for usual wear and tear since they don't care enough to actually maintain their units between tenets. After discussing my moving out of the unit early, as a new tenet was looking to move in early. I discussed the option of having prorated rent for the last month since I wouldn't be living in the unit for the full duration of a month. It was agreed from both parties the lasts month rent was to be prorated for a lesser amount, but when the last months bill came around it was for the full month's amount. If you are in a position where you are forced to work with Sunnyside, consider anything over 50% of your security deposit back as a "gift". That nasty tub liner/stopper that disgusted you when you moved in? You get to buy the next tenet a new one! They ask for no handiwork to be done on one's unit, then charge you for loose screws... When the storage unit for the apartments flooded it took a couple days for any response or action to be taken. All in all, yeah they'll put a roof over your head, but don't expect much past that.

This place is absolutely terrible. They tack things onto your bill each month that you shouldn't be paying for. Had a graffiti charge on our bill for 3 months after talking to them and them saying "don't worry, you won't be charged for that". Also took them 2 weeks to send out someone to fix the garbage disposal that broke on itself yet we were charged for it. Oh, and don't forget that it costs your building over $100 a month for Western Trash Services to pickup the trash once a week. They have a person that also goes around and spends 10 minutes "cleaning up the property" for another $140 a month! Absolutely ridiculous and terrible service. I would rather walk on broken glass than rent from these people again.

I am warning anyone who is thinking about renting a property with this HORRIBLE, FRAUDULENT business SUNNYSIDE MANAGEMENT COMPANY. The owner Peter and the leasing agent Barbara run an unethical business. I was ignored by them after repeated phone calls and emails about a 25 plus year old washer/dryer that I was expected to use. I notified the Louisville Fire Department that my faulty dryer was smelling like it was burning. They arrived and told me that I was living in UNSAFE conditions and to leave the premises and that warranted breaking my lease. I broke the lease and have everything documented and communicated with them (Peter Ramos). They tried to fix this unsafe appliance and would not replace it with a new one...........UNTIL.......I moved out and they KEPT my 1600.00 security deposit.!!!!!!! AND they have added bogus and exaggerated fees to what they say that... I OWE THEM !!
I am reporting them to the DENVER POST, THE BETTER BUSINESS BUREAU, and the COLORADO STATE ATTORNEY GENERAL FOR CONSUMER PROTECTION.

Susie, who answers the maintenance calls, is quite possibly the rudest person I have ever spoken with. We phoned Sunnyside to ask a few questions and was treated with unkindness, Susie was condescending and even purposefully talked slow to us. She even said If you would just let me finish when we asked her a question. I will never used the property management company and will be sure to warn anyone we know about how we were treated by Susie.

Sunnyside Property management, the owner Peter and the manager Barbara are the most unprofessional, unethical people I have ever been associated with. My Fiance and I signed over our lease a few months ago and we have been dealing with their poor business practices ever since. The last month my fiance and I were living in our apt on Garfield Ave in Lousiville, our oven stopped working. We contacted management multiple times through phone calls and emails to get it fixed. It took THREE WEEKS. By the third week we were in the middle of moving and trying to sublease our apt. The old stove (from the 70s) was left directly in front of our door for several days as I was trying to show the apt. Multiple possible renters declined because of the odd smell that was emitting from the oven. I kept contacting Sunnyside but nobody would speak with me. Earlier this year and late last year our heat went out. The lowest reading in our apt was 46 degrees at one point. On the first occasion, we did not have heat for more THAN A WEEK in sub zero temperatures. Again everyday I tried to contact sunnyside and everytime I spoke with them they dismissed my issue. The 2nd time our heat was only broken for 5 days (again sub zero temps) but still, I had to take off time from work to see to it that the heat was fixed.

We got our security deposit back recently....-34$. THEY CHARGED US our full deposit for an unnecessary paint job and other repairs. After refuting the charge they are refusing to give us back our full deposit. I've left multiple messages with the front desk for Peter the owner, to call me back to give me an explanation to the charges. They are incompetent, unethical, and a terrible property management company. This is just the half of it...I didn't even go into our issue with mice this past winter because of a crack in our door. Took two weeks to get that fixed...Thanks Barbara and Peter for the terrible experience. Ill definitely be reporting to BBB and possibly taking legal actions if they dont return my 4th call this week

This is the WORST property management service I have ever dealt with! I had a very similar experience as Maggie, but my heat went out in the winter and they gave me the same run around of it not being their business to fix my heat (the man finally sent out to look at it told me it had rusted so bad that no air could pass around the coils and it would have to be replaced). Needless to say it was never replaced and I went a winter with no heat and summer with no A/C. On top of it they tried to charge me for the damage done to closet made by the repairman who diagnosed the problem. They tried to take 3/4 of my deposit for a whole host of unreasonable claims and damages that were noted to be present at the time of moving in. On top of it all they didn't do any of it with a smile! They are the rudest business I have ever dealt with and are only in business because people will always need a place to live and Boulder is a popular location. Please do not rent from these people!!!

PLEASE DO NOT RENT FROM THEM! Very unresponsive to repairs needed in the unit. Just unresponsive to anything that you may require of them, unless they need something from you. When you leave do not plan on getting your deposit, and plan on getting charged extra. Even if you hire people to come in to clean, make sure everything is working, etc they will say they replaced it, repaired it, anything as long as they can charge you.

I have been denied for several apartments from other rental companies(4..., Rent in b...) they always have some excuse why they couldn't rent to me or they approved someone else before me, I am sure it is because I have an large emotional support dog, but there is no way to prove that's the reason. I applied for a cute apartment with sunnyside property's on maxwell that said no pets, but when I told them about my dog, they said no problem and approved me right away! They seem like very honest straight forward people that like dogs!

Every time I put a work order in they responded and worked to fix it very quickly. The property was not maintained to a super high standard but if something was bad enough that I wanted to complain, they would always fix it no questions asked. It has also been super easy to pay rent with their online portal and renew my lease with their online portal. Also, very lenient towards the animal policy.

Very nice company helped us get into a condo quickly, we have a cat so they had us pay an extra pet deposit, we were low on funds so they let us pay $200 instead of the normal $500 and no pet rent!, everywhere we've rented before had pet rent, the last one was $25 a month! When Sunnyside shows you an apartment, they only let small amount of different people go on them also, the other companies don't do this. If it's a good place to rent then there are tons of people looking at the same time, and makes you feel like not even bothering to try to apply. We rented with Sunnyside for one year. The house was an old one and not maintained well. Sunnyside was very difficult to reach for any conversation and did not give us any warnings before entering the premises for "maintenance". None of the maintenance done on the property was requested by us.
We submitted one work order with six serious maintenance issues pertaining to the safety and security of the property. We submitted this work order once a month for 5 months. Not one issue was addressed.
We were also charged 75 dollars for maintenance to illegally enter the premises without warning and change the batteries in a smoke detector.
At move in, the property was in terrible condition. We had to put our own money and time into basic household maintenance that should have been finished before we moved in. This includes replacing door handles, hanging blinds, installing screens on windows, cleaning gutters, and bug bombing the place.

The company and their employees never treated us with respect and were negligent in their duties as property managers the entire lease period. The only thing saving them from a lawsuit is a few rediculous hidden clauses in their 20 page lease.

I'm writing this to say just how kind Sunnyside Property Management has been to me... I was possibly going to rent an apartment with them. I decided to take it and signed a lease. My circumstances changed and I was no longer able to take the unit. They could've charged me and made the process horrible, but they were extremely kind and gave me grace. They let me out of it with no charge. I've been on the phone with multiple people over the past few days... all have been very understanding and worked hard to get me answers. Their maintenance crew is told to get out as quickly as possible so they don t even clean up their messes when they do finally get around to fixing something. Absolutely horrible response times. Extremely difficult to work with. Incredibly rude and unnacommidating staff. They strictly look at you as a pile of cash. You are subhuman to them. Stay away! Just moved out of a super clean 2 bedroom apartment and lost $900 of the damage deposit to ridiculous and unnecessary work from contractors. Throughout the year spent in the apartment, we were repeatedly given financially threatening letters from Sunnyside based on the irresponsible and damaging behaviors of the students surrounding us. We also spent the first 3 months battling extra charges on our bill because they lost our paperwork for our utilities changeover. Sunnyside is a terrible company and only cares about profits, not your experience living in their properties. Will never even consider renting from them again.

Sunnyside property management is an awful company to work with. Do yourself a favor and never rent from them. They will do everything they can to keep your security deposit. If you must rent from them take pictures of everything when you move in and move out be meticulous, there is no reasoning with these people. The office staff are rude and incompetent. We paid $2400/month for a house that is badly in need of all new appliances and a kitchen remodel. We had to tolerate the place being shown for 2 months without it being rented because they were asking far too much for rent. We hadn t rented in years, we are clean and handy and made the place nicer than when we moved in. They ll even take the cost of mailing the deposit out of your deposit!

Not very professional and apparently only 3 people working the phones. Be very careful about deadlines as they slow pay discounts. Only return calls or emails after deadlines to ask for more money and documents to be signed. On the East Coast we call them CHISELERS!
They overcharge for cleaning and good luck with returning deposits of 2 months. Asking for 2020-21 rent deposits after Governor issues lease forbearance is absurd.
Many people have learned their lease(s) were voided for higher rental rates during their finals week in May.
Feel free to reach out to me and see others that experienced similar issues.

Would give 0 stars if I could. I cleaned this place top to bottom and still had unexpected charges onto my security deposit. Charged for the replacement of window screens that were literally never touched by us and were in the SAME CONDITION when we started our lease. It's like the check-in condition form didn't even matter and you have to be a mind reader to figure out what they are gonna replace next. they will USE YOUR SECURITY DEPOSIT AS A PIGGY BANK TO UPDATE/REPLACE THINGS THAT DEGRADE AS THE YEARS GO ON. The lease says they will take carpet cleaning out, so that's fine, but the other charges were absurd. I've lived in Boulder 6 years now with various rental options, and this experience with Sunnyside has been the best. Might be worth noting I'm now working here instead of a uni student. The apartment is fabulous & the complex has a great pool + rent is really reasonable (for Boulder prices). Maintenance requests are completed within 2-3 days tops.

Last month I was so extatic for my lease to be up and get my deposit check (which took over two months).I lived with three other people and rather than giving us each separate checks for our security deposit, they put us all in one check. One of my roommates moved and couldn't come to the bank to cash it, because all four of us listed on the check had to be there. So I called sunny side and asked if they could send us separate checks, they literally lied and said it was "against the law". When I argued that it obviously wasn't, they said each of us could pay 25$ to get separate checks and we would each have to write them a letter approving separate checks. I told them I wasn't gonna pay an extra amount of money to get my own money back. The lady I was on the phone with discussing this yells at me to "shush". I was so appalled I asked her if she actually just sushed me. She said "I'm trying to think but you won't stop talking". Everyone that works there is so evil and will do whatever they can to get your money. Absolutely terrible company and I hope people stop renting from them, seriously not worth it.

This was a terrible experience. I will never rent from them again. Laundry room was flooded for a month and nothing was done about it, calls ignored during business hours, no response on maintenance requests. The laundry machine broke down for several weeks, no notice of repairs made. Also, EXPECT TO GET LESS THAN HALF OF YOUR SECURITY DEPOSIT BACK NO MATTER HOW WELL YOU CLEAN WHEN YOU MOVE OUT. The more maintenance requests you make, also expect it be taken from your security deposit. If something goes wrong and it's not your fault, too bad, bill is on you!

I am a professional property manager and I know there are two sides to every story. I have been doing property management for 30 years. I chose Sunnyside after investigating other companies and their reputation and resources.
I have found Sunnyside to be hard working, much better staffed than most competitors and maintaining a favorable attitude towards tenants.

I have worked with other property management firms and it has been a nightmare to be honest. Complete incompetence in some cases. And illegal in some cases too.

I see posts about Sunnyside that are poison and I think these tenants are being unfair. Of course, "the landlord" is always the bad guy. I cannot accept that. Honestly, while there are stellar tenants, many are malcontents and hostile and will not face their responsibility as good citizens and blame the landlord. Not right. -- One complaint I saw called out the landlord for too many showings. How else can a place be rented or sold? Not by intuition. Another complained about check out deductions. I can assure you, if a tenant takes care of a rental, the return of deposit is full or near full less reasonable wear and tear. Property managers do not make money on repairs. It goes to the painters, handymen, carpenters, etc. In fact, it costs the property manager in time and effort.

So, everyone, be fair and believe me, compared to what I have seen, Sunnyside is one of the better shows without ignoring the owner's substantial interest in a valuable asset.

I am a property owner that transitioned over to Sunnyside Property Management when my previous property manager of more than ten years closed shop. I was weary at first and nervous about the transition and how new management would be better or worse. Change right, it makes everyone a little uncomfortable. I am very happy to have Sunnyside manage my rentals. I live out of state and knowing that my properties are well taken care of, managed and maintained is most important to me. During the transition I had a vacancy and Sunnyside answered all my questions and were very responsive and thorough. I highly recommend them.

I had a little bit of a difficult time when I first moved in to the apartment I rented, my tub was clogged and they had to completely tear out the tub and the floor from the basement below to finally fix it, but the guy that was working on it, Bill was very nice and always called before he came, and after 4 days with no shower, its fixed very nicely, they actually credited my account the days of rent that I didn't have use of my shower. I have been a client of Sunnyside for eight years now and have never had a problem. On the contrary, management and staff are always prompt to respond and pro-active in resolving the variety of issues that inevitably arise when dealing with rental properties. As an owner, I have more than once been thankful for the guidance, experience and personal attention that Sunnyside brings to the conduct of its business. Keep up the good work!

Worst rental company in Boulder. Yes worse than four star. In my lease it was stated our security deposit would be returned within 60 days of the move out date. That didn t happen. Then when I came all the way from Denver to pick up my security deposit after they told me I could, they proceeded to say the accountant was busy and couldn t take five minutes to sign my check and I would have to come back later. Also the eccentric older lady with blonde hair has been extremely rude anytime I ve spoke with her over the phone or in person.

Do not believe the positive reviews on this page. Sunnyside is not a fun property manager to deal with -- they are very slow and unfriendly when dealing with repairs. For example, we had a recurring leak (torrent of water) in our studio apartment faucet (ie. we could hear this leak all night from our bed), and it took them over 3 weeks to repair it. The excuse for this was that they needed to order a special new faucet. However, when they did actually repair it, there was no new faucet.... We have also been left with holes in our walls for several weeks due to half repaired plumbing, and been charged several hundred dollars for painting despite huge preexisting cracks and peeling paint (eventually, they did mostly refund this money, though). If you rent from Sunnyside, have fun! I know we are not the only ones with a poor experience since our neighbors were also constantly complaining.

But when you take into account that they don't actually own the property, Sunnyside is doing a great job of playing the middle man, balancing the needs of owner and resident alike. By far the worst rental company I have EVER had. Within the first week they needed come into the apartment 3 times, they constantly seem to need to come into the apartment for showings or other various reasons. Normally this isn't to bad and I expected some showings when I signed the lease. However, this company goes way beyond what can be considered reasonable. I have had to prepare for as many as 4 showings in one week. And this is a constant hassle since many of their properties are in college housing areas and so get shown all year. They show no respect for the tenant what so ever.
Furthermore, there are charges for "lawn service" whom I have never seen, they are also supposed to clear our sidewalks of snow which is never done promptly if at all.
The staff is also unfriendly and unhelpful.

Do NOT rent from SunnySide. I have never had my deposit withheld from a management company in my 15+ years renting and they withheld every single penny. Plus they sent a letter asking for an additional $2K.

Believe me, we left the place spotless. If you rent from them expect the same kind of thing.

I really like my management company, they have always been very nice, we had a squirrel in our attic and they sent someone to set traps, we could hear them getting caught in the traps and he asked if we would call when we heard them and he came right over and freed them outside, I'm so glad they didn't kill the poor things, one was a baby, so cute!, he used cat food in the traps and it worked great, so far I think he got them all, after coming back 4 times! He found where they were getting in and covered the hole, and we have not had any more since.

Sunnyside just recently ( April) became my new landlord and they have worked very hard with me to fix and repair issues that my last landlord left undone. Despite the fact that there have been some snags and delays along the way in dealing with certain issues they have been friendly and done their best to resolve any and all problems as quickly as possible. I have found the staff at Sunnyside to be very nice, friendly and understanding to work with. I have not rented with many management companies in the past but it has been my experience with Sunnyside that they are a good choice if you are looking for rental property.

I beg anyone thinking of moving to one of their properties, to please read the extremely accurate HORRIBLE experiences I, and everyone else, have all had with this garbage pathetic excuse for a leasing company. The other reviews just say it all, and I'd genuinely rather move and start a new job elsewhere if it was between that and having to deal with the disgustingly kept and overpriced properties, and the criminalistic fraudulent sleezbags that you will have to deal with. This property management company could not be more unethical. They make their money by scamming young people (they primarily rent to students) out of their security deposit. It is clear that they decide how much money they want to take from you and then make up charges until it gets to that amount. The security deposit is legally meant to be for any damages the tenants do to the apartment, not for routine maintenance, which the landlord is supposed to pay for. It is illegal for a landlord to take money for routine maintenance out of a security deposit. Despite this, this was our experience with Sunnyside. We will never rent from them again, and encourage you do to the same.

Very happy with my first-time, Boulder pre-leasing experience. Sunnyside Property Management made the leasing process extremely easy for me. Their website is helpful and kept up-to-date with respect to property rentals. The staff I worked with (Laura, Elizabeth and Cody) were professional and knowledgeable. Every time I called with a question, I was able to talk to a live person and they were very helpful. Plus, their entire process (application, lease signing and security deposit) is online and seamless, I couldn't have asked for anything better. Thank you!

Once again, I have been surprised but just how horrible this company is. I recently moved out of my apartment (thank god) and after moving out received my water bill which was 50% higher than any other month during the year. Due to apparent laziness by Sunnyside, all four units in the building are on one meter and then the bill is split four ways. This means the total bill was $80 more than any other month this year. When I call to ask why, I was told it was most likely due to the sprinklers. SUNNYSIDE IS SO CHEAP THEY CAN'T EVEN PAY FOR THE WATER TO WATER THE LAWN!!! I was told there is no way for them to calculate how much water is used by the sprinkler system.. To me this is just pure laziness and stingyness on their part. I will never recommend renting from this company.

Out of all the property management companies in Boulder, Sunnyside is the way to go. I live in a house with 24 other kids, when we have maintenance problems, questions, or anything of the like, they are responded to and solved within a reasonable timeframe. These property management companies manage hundred lenders of properties and even more tenants. It s important that people realize that fact regardless if it s sunnyside or another company because you are not gonna be their number one priority every time you have a problem. But sunnyside unlike other property management companies does a solid job in working their hardest to get your problems taken care of.
