Managed by known shysters. Rental rates are going to plummet with all the AirBnB's coming back into the inventory now. DO NOT RENT FROM THESE CROOKS. I lived in one of their apartment buildings for 5 years. It's the property at 2845 Broadway in Boulder. It was built in 1966 and the unit had original appliances, worn carpet, and chipped/faded interior paint.
At no time during my 5 years did they ever visit the unit for any preventative maintenance. Not once. Ever.
Upon move-out, they took my entire security deposit, charging me $1330, for a unit in far better condition than when I found it. Included in the bill was a host of items that would be considered routine wear and tear for someone who lived there 1 year, let alone 5.
They charged me for new smoke detectors despite video evidence demonstrating that they were all in place when I moved out.
They charged me for new outlet plate covers. The originals were fine.
They charged me to re-caulk the shower, although it is widely known that 5 years is about the maximum life for shower caulk.
They charged me to install a set of blinds that was so poorly installed the first place, that they could not be reattached without drilling new holes, after I cleaned them for my move-out.
To be clear, I washed all of the blinds, all of the screens, all of the window tracks, and all of the walls, all of the trim (base and case).
They charged me for a new toilet seat. What? Granted it was from the 90s probably, but it still worked perfectly fine.
Most egregiously, I got hit with a $600 painting bill that 100% falls under wear and tear to any reasonable observer.
I expected to be charged a cleaning and carpet cleaning fee, and I expected they would try to couch some of their routine maintenance into my move-out, but to charge me $1330 is so brazenly fraudulent that I decided to write a review.
As a property owner, Sunnyside will actively ignore necessary and preventative maintenance and then gouge your tenants to cover those costs.
As a renter, you should avoid them with extreme prejudice. They will hand over a shoddy property in disrepair and then take 100% of your security deposit upon move-out.

Unethical, unprofessional, and love stacking additional fees on you. They are not a client-first company, and suck the money out of college students. Do not waste your time with these people, it is truly a shame how they treat their clients.

I looked at an apartment last spring with Sunnyside and the carpet was worn and dirty, I rented it anyway because it was cheap, but when I moved in it had brand new carpet and some other new things so I was very happy and surprised. The only bad thing is it has single pane windows and I m afraid I m wasting money on heat because I spend a lot of time in my apartment.

My wife and I found ourselves in a situation where we needed a place to live quickly we looked at a condo in the morning and by 1pm that same day we had keys and started moving in, it was fast and easy and they were ok that we have a cat, as of now they seem great, I will update this if anything changes.

I just got back my security deposit from a place I rented from them for a year. They kept over half of it to pay for routine wear and tear, 50 dollars a clip for replacing batteries (that I had replaced before I left). I've deal with some annoying landlords before, but the degree to which I got shafted on my deposit definitely soured what would have a been a "they're fine" 3 star review to 1 star instantly. Also, they billed me for two lock changes (though I only had 1 lock on my door), so there's just a lot of weird sketchiness to how they handled this.

I will never rent from them again.

had a good experience from Sunnyside while renting the property. Upon moving out, was charged outrageous sum of money for cleaning. We spent over 8 hours cleaning a tiny apartment, then they turned around and charged us for 17 hours of cleaning. My dispute got nowhere with them, even after providing photos.

These guys are the rudest people I've met in Boulder and do really poor business. I tried very hard to hold off from slamming them but now three months into living there I called up today to try to pay the rent with their online system (three days early mind you, AND trying to give them money) and the phone calls are still met with indignant tones, short bitter questions, and piercing rudeness. I'm asking the landlord to drop them. I don't want to sign another piece of paper with them, and would probably rather move then deal with them again. They're just too jaded from working with all college rentals. They can't handle adults and normal business.

If you would have asked me to rate Sunnyside after my first month renting from them I would have given them a solid one star. Then when we needed to break our lease and move out early I prepared myself for a battle expecting to get the same service I did from when we moved in 8 months earlier. I started the process with working with Cody. He changed my view of Sunnyside and made the entire process of early termination easy yet expensive. We have not received our security deposit yet (as I know other reviews say this is the worst part), but will update this posting once we have received it. Though after speaking with Cody I am confident we will get a sufficient portion of our deposit back.

UPDATE: While Cody did help a lot and is truly helping to turn Sunnyside around. After receiving our security deposit and challenging it and still receiving just over 50% of our deposit back it is hard for me to give them anything less than a 1 star. I have rented over 10 different properties in and outside of Colorado and this is the first time I have ever got anything less than at least 90% of my security deposit back. We (my wife and 1 year old child) left the property better than how we received it. Documented with photos from when we moved in and still got a insufficient amount returned to us. It seems this company uses its renters and their security deposit strictly as a pay day. This company still has a long way to go to better serve it's residents. Sunnyside cost us almost 5k in moving fees and delay in moving in. I recommend looking elsewhere when choosing to rent in Boulder or surrounding communities.

Let me put it this way: Our apartment was broken into last year, and they made us pay for fixing the damages to the door. That is $350 on top of the stuff I had stolen. They said our renter's insurance should cover it. We didn't have it at the time, but when I did get insurance, they said they would not have paid for damage to the property such as that-- it's in the owner's insurance. Just recently, my check got lost in the mail somehow. I've never had a late payment in 5+ years. They are charging me $60 in late fees, unwilling to budge. I could go on and on about this kind of stuff. I am so bummed the original owner of my apartment died and sold to this company.

I had 2 separate leases with Sunnyside. I was treated like an adult. I held up my portion of the contract and they held up theirs. Do not expect them to handle your business for you, because they won't. They are trying to make money. When I return to Boulder, they will be my first choice for renting. I recommend them for you if you are responsible enough to read before you sign, take pictures before you move in and communicate clearly when you have issues.

Sunnyside is a great leasing company. They go above and beyond in providing the quality service. I have rented from almost every company in boulder and by far Sunnyside has been the best. They are the most knowledgeable out of any company with handling large leases such as fraternity s and sorority s. Sunnyside is extremely proactive in taking care of the renters as well as the owners needs. This is a great team of people.

I ve been renting from Sunnyside for over 6 years and I love my house. They ve been attentive and repair everything that is needed in a timely matter. They just installed new carpeting for our house and it looks fantastic. I highly recommend Sunnyside Properties and I m very happy with my experience.

I was a tenant of Sunnyside for 2 years, and moved out at the end of July 2020. I just received my security deposit which had more than half removed for unnecessary charges. An astronomical cleaning charge after I spent $200 on a deep clean from a local company. A lock change charge after I dropped off keys/parking permits and so on. I am currently waiting to hear back after disputing these charges but have learned from other tenants who moved out around the same time that the same exact situation is happening to them. Do not rent from this company, they are unethical and sleazy. If I could give them 0 Stars I would.

We had a great experience with Sunnyside. We rented a single family home through them for three years. They were communicative when we needed help or had questions, their maintenance crew was friendly and prompt and they did a great job ensuring our pest control, irrigation system, fireplace, and HVAC system were always in working order. When we had plumbing issues from old fixtures, they were quick to restore them to working order. The house was clean and freshly painted when we moved in.

The move in and move out process was thorough and straightforward, they have a great online portal for monthly payments and maintenance requests. Overall, really great leasing company - I would recommend to anyone looking for a thorough but also low-key leasing agent.

It s a good place, no major complaints, great location; neighbors are good (no bad apples) etc... One thing I d like to see, however, is for HOA to give us Cedar Crest parking stickers. I hate when the complex next door uses our parking spaces. I have to park down the street at 2 am! Otherwise, I m a happy tenant.

Been renting from management co's in Boulder for years, they always take most if not all of your security deposit, I just got mine back from sunnyside and they charged me for things, but they gave me the bills and only charged me for stuff I broke and some cleaning and a lock, wasn't to happy about paying for their carpet cleaning company I could have done it much cheaper, but if that's the worst then they're pretty fair and I will definitely rent from them again

This company unfortunately tries to suck all the money out of their tenants and charges for the most ridiculous things, such as a broken sink or leak, things that are out of the control of the people living in the house. They never return calls or emails in a timely fashion, unless they are benefitting and making money from it. Their policies and requirements are nothing like those in the real world and are only trying to take advantage of college students. It's terrible that they have so many properties so that college students are forced to sign leases with them.
