Prudential Midlands Real Estate Review

We have 2 properties listed with Midlands. We love them! When we were deciding who to list our first property with we decided on Midlands for a couple of reasons, but the main one was we were tenants in one of their properties. So we know first hand how they treat their tenants. They have always been prompt whenever we needed anything and have gone out of their way to help find tenants for our properties.

Four days and three phone calls later, I learned that the owner wanted us to have a co-signer. They had known about this issue since the day before, but hadn't bothered to inform us. We had to call them to get this information. They claimed to have been out of the office the entire week, yet by some unknown miracle someone requested our rental history. It is hard to be out of the office and request information from a landlord. We were told that the application process would take only a day at the worst, obviously not. I found the whole process (including the fact that later I found the same property listed by a different realtor) to be more than a little unprofessional. It is no wonder the property has sat vacant for nearly 8 months.

Everyone at Midlands Real Estate was so attentive and kind. They welcomed us from out of state, virtually showed us a home we didn't step foot into until our move in date, and embraced our many questions with kindness. They were great in helping us communicate with the property owners and we will definitely refer them as a Real Estate company of choice to our friends and family. You will enjoy your experience with Midlands Real Estate!

Absolutely horrible. Very unprofessional. Do not work with this company, they will squeeze every penny out of you as they can, just to put it back into their pocket. They mark up every price for themselves, and it's very unimaginable. You can look up the renting/selling price of a house and they add unreasonable prices and fees.

We leased a home from these folks for about a year and they couldn't have been more accommodating, we are a military family and needed to get out of our lease a little early, they helped us any way that they could. I would definitely recommend this rental company for military families.

Tony Cliffords is hands down the most amazing realtor out there. He listened to our needs and wants and hit the nail right on the head. The very first house he showed us was literally our dream home. Our realtor was amazing. Tony Cliffords is his name and I would give the guy a 10 if I could, but the star system only allows 5. He was absolutely amazing. Went above and beyond, worked around our schedule, and was always looking out for our best interests. It didn't feel like he was just trying to get paid. This was our first home and he made it an amazing experience.

I'ved used Midlands to manage my Bellevue property for 9 years and always recommend them to others looking for a property manager with a professional team and NO DRAMA! K.C. has a fantastic team that always takes care of the both the property owner and the renter!

KC Bethel, Barbara LaPorte, and the rest of the team at Midlands were wonderful! We moved from out of state and they were extremely flexible about our schedule, making themselves available whenever we could be in town. KC walked us through the whole process, which was very reassuring, being first time home buyers. Everyone in the office was friendly and there was always someone available to assist us. We love our new home and we would recommend Midlands to anyone looking to purchase a home in the area.

My wife and I rented from Midlands for about 3 yrs. I would find another company if you plan on using Midlands or until at least there is new management. Some of the people that work in the office were ok but others werent. KC really doesn't care unless it's to benefit her. After the tornado last year she acted like we were annoying her when we were trying to tell her what was going on. We tried talking to her about a couple of rental properties to get into at the same price we were paying while we were in a hotel but her position was if it wasn't good for her then why should she do it. Then she acted like she was doing us a favor by giving us our deposit back. Things were ok with the house we rented but if something needed to be fixed then it was done as cheap as possible and wouldn't be fixed right so you would have the same problem constantly. We needed a hot water heater for about a year and it never gor fixed. Until someone else takes over the company that can do people right then you are taking a risk. You don't have to believe me but if KC is still running the company or has a say you will find out.

We have lived in a home managed by Midland for almost 2 years and at about 1 1/2 years in we learned the owners wanted to sell. We had to decide whether to buy this house or move. After doing a lot of research ourselves, we decided to stay in this home and went through the rather daunting process of being a first time home buyer. We had a great experience with both Midlands and our banker. We are thrilled with this home and this area and so are our dogs!

I rented from Midlands and they where great at taking care of things that came up and had it done right! Thanks to Dave the maintenance manager! When I went to buy my own place I also went through them. I would recommend KC Bethel! She took the time to explain the details and get answers to my questions throughout the whole home buying process!

Most recently, I worked with KC on the sale of my home in Bellevue. Not living in the area was a concern, but she eased our minds and the whole process went very smoothly. Her advice throughout was crucial to make it a success. Previous to that sale, we rented the property out for many years. JoAnn, Dave, and staff were always helpful and just generally great to work with. Would recommend to anyone for buying, selling, renting or renting out a home.

So, my sister was deployed and moved, leaving her house in the hands of Midlands; first mistake. The new tenant TRASHED the place, and the property mangers did NOTHING about it!
My Mom was finally able to take over the rent/lease after the tenant moved out and went to assess the damage. Even though I wasn't there, I know the house very well, so I can easily picture what is messed up inside and out. *note* I'm ghost-writing this for someone who doesn't have computer access..
Let's just say the girl who accompanied my Mom from Midlands was less than responsible. The initial report filed by them about cleaning and repairs basically said that the carpets were "Professionally cleaned" and they would put in new locks and light bulbs. ..in a house that has the front steps separating from the landing [all concrete], the banister leading upstairs removed and a hinge from it removed and used as a handle for an also broken kitchen drawer, broken and rusted toilet with a cracked tank, broken tiles in the bathroom, grass so high only an industrial mulch-er could get through it; and lightbulbs are the issue?! Oh! and the $1400 interior painting was the only priority to them. The paint is fine. and the "professional" carpet cleaning? Why afterwards did a full canister of dirt come up and the filter get clogged from only a medium sized dining and living room then?

The agent also tried lying to her face. When shown the furnace and the filter that my Mom bought for my sister years ago, the agent tried saying they got a contract with some new guys who put it in this month - the date on the filter in front of them said 06-2011, not 10-2014, as the agent stated.

Long story short; lazy liars who do nothing but sit and collect rent and try to put a cartoon Band-Aid on a severed arm of a problem.

I also had an negative adatude from the receptionist behind the desk as well as several bogus charges for late payments and missing light bulbs so they wouldn't have to return my deposit after eight years.

Midlands real estate has been amazing to work with. They help me purchase my first ever home and they helped me sell it when we were ready to move. They never hurry you on any step of the way and are always giving great advice to help you along the way. We will definitely miss the staff here.

KC did an excellent job selling our house. There are very few brokers or realtors I will recommend, but KC has my confidence.

KC and her team have managed a rental property for 4 years and handled the recent sale of said property. While managing the rental, they were quick to handle any difficulties with renters, maintenance, and repairs. I was an absentee seller, and the home sold in four, yes four, days at nearly my asking price. If you're looking to rent or sell Midlands is an excellent choice.
I have read the negative reviews and am curious as to the whole story. As my Italian grandmother used to say, "No matter how thin your slice the ham, there is always two sides."

Great experience working with Midlands Real Estate. Promptly answers calls or got back to us quickly. They went out of their way to meet our needs. We worked with quite a few agencies while looking for a rental on such short notice and Midlands by far gave us the most enjoyable experience.

I have rented a property out through Midlands since 2013. Recently, I had a chance to look into selling the property.

While I ultimately decided to continue utilizing the house as a rental, I thoroughly enjoyed the opportunity to work with KC Bethel. She was prompt and proactive in every aspect of getting my getting the house marketed. She had an extensive list of top-notch contractors that she was able to employ to excellent effect. She was highly knowledgeable about the market. And most impressively, she was a personal delight to correspond with (we live in the east coast).

When I again decide to pursue selling this property, I will gladly look to KC for help.

A few years ago, we were in need of a rental home - quickly. We just happened upon Midlands Real Estate, and we were forever grateful that we did. We sat with KC for quite some time, she ended up showing us a rental, and we applied immediately The home actually was right next door to KC's. At first, we were a little nervous about that part, but you would never have known she was the property manager. She was just a wonderful neighbor. I forgot the part about the fact that we had 2 big dogs and in spite of that, she helped us get into the house. Fast forward to 2015. We are needing to rent again. We have added difficulties this time that we did not have before. The person I called was of course KC. My rent checks come in on time every month via electronic transfer; repairs are handled quickly and efficiently, and their commission is very reasonable. Very poor company, no real sense of trust building between renters and property managers (for rentals). Renting process is somewhat of a scam as well, a large pool of people go to a non-personalized showing, everybody pays a lot of money for app fees, meanwhile they are full aware that only one party will be selected. I think renting on a first come first approved basis is essential in building trust with renters, nobody wants beat around with games like this when they are looking for a home. Units were not in the greatest condition either, I opted with a much better conditioned unit just blocks away for a similar price.

Melissa Baxter from Midlands Realty helped us buy our first house! I used various sites (Zillow, Homes, Realtor, etc) to pick out houses my wife and I would be interested in, and she coordinated house viewings for all of them. She was very patient with us and answered all of our questions. Melissa and her husband are both former military, so she was able to relate to the challenges that we faced when we first arrived to Offutt. She gave us good POCs for financing, insurance, local utilities, etc... we had such a wonderful experience with her as our realtor. We definitely would recommend her to folks who are in the market for a house close to Offutt AFB!

K.C. did a great job getting my property sold. The process was extremely easy and K.C. really made the entire process hassle free. She is definitely an expert on investment properties in the Sarpy County area!

Predatory practices toward military personnel. Consider yourself warned.

My wife and I rented a house through Midlands Real Estate for two years. When we moved in, the condition of the property was terrible. Greasy hand prints on several walls, stained carpets, broken towel bar, wooden deck that was warped and damaged. The property had clearly not been cleaned or reconditioned after the previous tenants.

In every interaction with Midlands we were treated like a nuisance or a waste of their time. All the responsibilities of home ownership are passed on to the renter, from all the lawn care to changing the furnace filter. We would receive reminder emails to "clean the gutters before the upcoming rainstorm".

To add injury to insult, there is no option for early lease termination unless they find a new tenant to take over the property. We purchased a home 6 months into our second lease. The rental property was cleaned (much cleaner than when we originally moved in) and ready for new tenants on September 1st. They were somehow unable to find a new renter until the lease term ran out at the end of March. New tenants were moved in early April. Our personal efforts to rent the property were met by their requests for us to remove the ads we had posted.

I strongly recommend against using Midlands Real Estate as a renter or a landlord.

This is the best property management company I've dealt with. Fast customer service and they will quickly answer any questions. Dave is the best, friendly and very professional. Any time an appliance went down they had it running within a few days. Would not hesitate to recommend this company.

A couple years ago i gave this company 1 star and I wish I could ve given them 0. Very unprofessional and rude. They are under new management with Dave and he honestly changed my whole view on Midlands. He keeps his word and communication open. Dave and his crew are awesome and honest. Kc Bethel was amazing and so patient with me and my husband! She helped me buy my first house 15 yrs ago and in march she rocked getting my home sold in 1 day. Midlands did an outstanding job selling our rental property house. Midlands transitioned seamlessly from managing it as a rental property (for almost 10 years), getting it ready for market, recommending an attractive price, marketing, then selling it in record time. Here s the timeline: last day as a rental June 30th, coordinating and ensuring extensive contractor work (new carpet, paint, kitchen flooring, countertops, etc) done by mid July, and putting it on the market on July 22nd. Better yet, we received an offer on July 19th (before it went on the market) and closed by early August. Suffice it to say, I was extremely happy with the sale, and even more impressed with how smooth everything went. Kudos to K.C. (our realtor), Dave/JoAnne (our property managers), and the Midlands team!

Our house sold the day it was listed by Midlands Real Estate!
We were out of state and moving to another city at the time, and KC and Kerry had to oversee the entire project, from replacing all the carpet and flooring, to getting prices on little things like appliance repairs. The house had been a rental for seven years and it needed a lot of TLC. These ladies aren't afraid to negotiate for the best contractor prices and they are able to check off every box on a long long list! They were not our original property managers and the house was a mess when they took over. I wish we had hired them before we rented the house.

KC is such an amazing agent and has such an amazing company. I have been working with KC since 2009 for the past 10 years and her customer service and professionalism as been nothing less but stellar. I would refer 10 times over and over. She helped maintain my house, kept very loyal tenants in it and when it was time to sell she made it an extremely easy process. We were listed and sold within 3 months. That does not happen very often especially when the sellers are not even in the same state. Again KC is amazing!!!

We were stationed over seas and had a house here that was managed by another real estate company and they didn't do a very good job, but as soon as we moved our property management over to Midlands Real Estate we were impressed. I have used Midlands Real Estate to both manage my rental property and most recently sell it as well. As a property owner who was living oversea's, I never once had to worry about the management of my home. The communication was always prompt, situations handled quickly (we needed a new roof and they quickly got 3 estimates for us), and the friendly person always at the other end of the phone was so reassuring. When it came time to sell our home just this month, Carrie was awesome and expertly managed the whole process leading to a quick closing!!! I could not recommend them enough!

When I looked at my condo I knew the previous tenants had "trashed" it. When I got the call that I was approved, I told Brianna the condition the condo was in. I asked her if it would be cleaned and she promised it would be. The day I moved in I found that it hadn't been cleaned, painted, and the whole place smelled like dog pee. I called Dave and told him this was completely unacceptable and something needed to be done. Dave was very apologetic, took the blame for it, and worked endlessly to resolve the issues. I moved in on Aug 21st and over the last three weeks Dave has ensured that the carpet was replaced, maintenance issues were all fixed, and it was cleaned. Dave went above and beyond and made sure I was taken care of. Taking ownership for something is huge and he did FANTASIC. I can officially say with some hard work between myself, my family, the team at Midlands, my condo is beautiful and smells great! Dave managed this project with professionalism, respect, empathy, and heartfelt. I cannot say enough about how happy I am that everything worked out! Thank you!
