Overpriced. Home owners association fee is a joke....

Overpriced. Home owners association fee is a joke. Landscape is always over grown. You pay for gardeners you never see. Plus the home owners associations main mission is to get residents' cars towed from parking spots on the property daily without warning. From my experience the only people that benefit from the association fees are those that are on the board. Worst investment ever!!

PMP has been the management company for my HOA in Valencia for many years (3+). I have always had a positive experience as an owner and have worked with them on our HOA committees too. I am in a mom's group and everyone I speak with in our community has great things to say about PMP and their staff. We were with VMG before and they were terrible! What made me finally sit down to write a Google review is that they went out of their way to help me a few weeks back when my gate clicker stopped working and I was locked out of my community (with a baby in the car!!). PMP got me immediate access and even hand delivered a new clicker to my house the same day! I do not know any other management companies that would do that ! I have nothing but great things to say about PMP and their service.

I live in Canyon Park where PMP manages our HOA. They are our second management company and by far the best. Specifically Mikaela Collerd has been amazing. She goes out of her way to ensure any issues that arise are handled quickly and professionally. Know that Mikaela is there if anything happens brings my family a piece of mind that I really appreciate. She consistantly goes above and beyond to make sure that we have the best services and that the HOA is run smoothly. Thank you so much Mikaela!!

This time I called in after mailing in my application and Crystal was a great help. She gave me all the information I needed. It was a great experience! I am on the board of my condo complex and have worked very closely with PMP and most of all Jennifer Flores. She is dedicated, easy to work with, effective and efficient. Through her expertise she has single handily helped us dig ourselves out of a financial ditch so to speak and get us on the right track. We have now budgeted for new roofs, put maintenance plans in place and finally are able to start putting money in the exterior to bring up our property value. She goes above and beyond!

I just want to say how wonderful it has been to work with the professionals at PMP. We have worked closely together on several large HOA community properties together with great results. Most recently we have worked with the community manager Frank Jauregui at the Springtime HOA in Simi Valley to repaint the entire community and again, we have had another successful project go so smoothly from the very start. Frank is a great communicator and pays attention to the detail and really helps get everyone on the same page. He has been nothing short of amazing to work with. Kudos to PMP and Frank Jauregui.

Dishonest, do no return calls, it has been nothing short of a nightmare after this company took over. The owner Brad claims to take these problems seriously but only cares about making money and making the people that pay his check happy.

They fail to realize the homeowners like myself are paying their salary and they need to serve the community.

I think the reviews from all the 1 star says it all. You can't make this stuff up. This company fails to meet their obligation towards the association.

They hang up the phone, put you on long holds hoping you go away. Shady business practice witnessed by multiple neighbors in my community.

She helped to get my fob working and explained how to order another remote. Overall the process was easy and she resolved my issue quickly. I was very satisfied with the customer service I received!

Communication is terrible, the company owner only cares about making money rather than helping the community. I would warn any homeowner management making a decision to use this company to look the other way. Good luck getting anyone to call you back when you call them. They lie about people not being available, call back with a blocked number and that person you asked for a second ago is now available if you give them a different name and address. They try to avoid doing the work they are getting paid to do.

I called in to PMP because I had a slew of issues I needed addressed. I had an issue with my intercom and account. I initially spoke to a customer service representative who was very helpful and then connected me to Crystal who addressed my directory issue with me and even let me test it to make sure I didn t have any further issues. Then she went on to connect me to someone who helped address my account balance questions. This was a perfect example of stellar customer service. Keep it up PMP.

We love PMP, they are absolutely helpful, prompt and go above and beyond to resolve our issues. Whenever we call them with a question, they get us an answer right away. If we need something fixed, they'll create an order and try to get it fixed as soon as possible. While we understand not all things can be resolved right away, we know that they're working to make things better in our community.
Thank you for all your hard work, we are so glad to do business with PMP!

I've had very bad experience with this co. and it's staff.
I had an auto pay for our HOA with previous company before this co took over.
First they lost my ACH form. Then I went to the office, got another form, paid them for two months, but they did not cash my check or took anything out of my account.
I called the office and they told me it is not too late.
After 3 follow up calls and another stop by the site office and talking to Brandon & site Manager Denielle, finally my two months check cleared, but no ACH.
So, for the third time, I stopped by today. Denielle said she can not do anything about $ 100 charges, although she knew I am the only one who has followed up about this issue.
I have also sent emails to Gabriela Mora and Megan Blackburn but nobody has ever got back to me.
The most ridiculous situation and worst management co I have ever heard of.

I was served with a violation notice. The notice referenced the wrong section of the CC&Rs. I called to follow-up on the violation and the representative made false accusations, with no proof. A week later, she apologized for citing the wrong section and went on to cite yet another wrong section, and then another wrong section. It took more than a month for them to tell me which section I was violating.

It gets even worse, I submitted an architectural application and they told me it was defective. I followed up and never heard back from them. Its been over a month and still no response regarding my application.

Other issues include delays in forwarding emails to the board, unaddressed questions, and generally unprofessional behavior. In summary, a total Mickey Mouse operation.

After I posted my review on another site, a representative called me and said they forgot to call to let me know my architectural application was approved. After all that, they had the audacity to ask me to remove my review. The sheer nerve is astounding!

Both Joy Wei and Darlene Desales, the General Manager and Assistant Manager at 360 at South Bay have been fantastic in getting me set up as a new homeowner and welcoming me into the community. They have been super responsive in helping me resolve my issues and are super efficient in what they do. Also very knowledgeable about every aspect of this wonderful community. 360 at South Bay is very lucky to have such competent and caring folks represent them. Thanks to both Joy and Darlene for helping and caring for the community.

For decades our HOA has been accostumed to personal, timely and caring service by a well respected local management company. To our misfortune, an hysterical and ignorant threesome (who made up a majority) decided they knew more than the professionals and without notice fired our old management co. and hired PMP. They were dazzled by the promises, not considering that PMP doesn't even have an office in our city.; our representative is fifty miles away. PMP is not familiar with local vendors, city or county codes or laws. They are ill equipped to serve our community in any kind of meaningful way. It is, to those of us who recognize the problems, a nightmare. Now, two of the troublesome threesome are no longeer on the board, and we are left with this portfolio company which can't possibly provide the service to which we were accustomed. There is no substitute for good local business relations.

This property management company has very poor customer care!!! I wish I can fire them and hire other pros that does jobs more diligently, friendly, and without mistakes. This is not the first home that I lived in with an association. I agree with other reviewer regarding charging late charges one after another trying to collect small fees. I finally got fed up and filed for auto debit and they went quiet. Their math is weird. Like if you are late 1 month and don't pay off late fees they will call it late again.. so your late charge accrues like credit cart interest....

After I moved into the community, it's gated, they demanded that I do landscapes by certain date. Our community is not even half filled, sold... the other half is still dirt...who the hell does landscape during rain.. its been raining past month and more on the way...all of sudden they send me hearing notice to appear during board meeting. I filled out paperwork and sent in why I couldn't make it and in 4 days later they charge $50 saying I am in violation....and continue to charge fees until I get the landscape done.... I am little confused as why they would make home owner, me, feel so furious and ticked off.. I hope this memo finds lot of home owners and I recommend being very cautious when conducting business with them.. because they really don't care..

p.s..this is my first online complaint ever!!!! I usually don't complain...

I called in to ask some questions about the new entry system being put in the community and was helped by a woman name Crystal. She followed through on sending me all the documents needed and even confirmed that I received my remote. The customer service here was A-1.

I have a condo unit that is tied into the doctors office below. I need the water shut off to do some plumbing. In the past the association would pay the overtime due to the unique plumbing on my unit. PMP Management has decided on their own that now units such as mine have to pay the overtime for the plumbing to be done at night so the businesses below will not be inconvenienced.
I feel their change of accepted business practices is not a good way to treat their customers.

My first experience with PMP was with a lovely lady named Jenn Flores. She's guided me through their design review process; oh me, oh my has it been special! Jenn is a woman of her word - she says what she means and means what she says. Her communication and attention to detail are superb.

Won t send someone out to service a fire alarm on outside common area until the authorized homeowner emails the community manager. Sounds like a BS excuse to put off actually working. Called twice and requested service for a beeping fire alarm for 3 weeks now, but they need more information . Anyone who isn t hard of hearing can come to the address and hear the beeping. Such a simple task should have been completed within a day or two. Annual budget shows they receive over 100k a year in management fees from where I live and they can t even change a damn battery...imagine the liability should there be a fire....

I reached out to PMP for help with my old remote to access my community. It turned out that my community had updated the gate system and I was entitled to two new ones. The person I spoke with Crystal was very helpful and made sure to relay all needed information to help get me my remotes as soon as possible. Overall it was a good experience. I m glad to know that if I ever need to reach out in future that they have good customer service.

So pleased with the folks over at PMP LLC! They manage our condo properties at Canyon Park Carriage. They hire the best pros to take care of all the maintenance of our properties. I had a problem with a leak from my unit going into my neighbors unit. They were able to diagnose it immediately and limit the damage to both our properties. For this, I'm very grateful. Thank you to Mikaela, Karlin, Wendy and the whole team for excellent service!

PMP has worked for our HOA for 3 years and after making the switch from the former management, we could not be happier. They are the consummate professionals, extremely knowledgable, and personable beyond expectations. The support staff in Valencia and the onsite management team deal with issues immediately, providing resident response times on questions or concerns in 24 hours or less. We feel like we're their only client.
I highly recommend PMP to any community looking to upgrade their property management.

First of all, when I just opened my account with t...

First of all, when I just opened my account with this management, I had to run to the office 3 times to get my ACH debit successfully set up, because they lost my forms! Second of all, outrageous charge for transfer/closing the account. They charge you $296 for both the master HOA and the pool HOA, which comes to almost $600 of upfront fee, to simply release a few documents that are needed in escrow. Another $500 on top of that has to be paid to do "the actual transfer". Oh, for anything they can rip you off of, you have to pay an extra $50 for a new fob despite the old one works perfectly. So that comes to a total of $1150 for them to make a few magic clicks in their system to transfer my account over to the next owner. Thirdly, they are still charging HOA off my bank account after the escrow is closed! I have requested for cancellation in email a few times and tried to get a hold of someone that I can talk to, no one responded to me!!! Their escrow department never replies emails. Phone calls directly go to voice mail and they NEVER return your call. The least professional management I've ever seen!

Highly suspect whoever gives them a 5-star review on this page was hired by them, since the reviews are either 5 stars or 1 star, doesn't seem to be real. Only the 1-star comments are telling what the real experience is like with them. Wish I could give a ZERO star.

I live in Idaho and have property management company who I use, I'm very disappointed in them, they are rude on the phone, they give excuses after excuses and no nothing ever is handle properly or professionally.

I am so happy to tell you the last month i have been caring for my father here in Valencia California. I had to contact PMP management a couple times to handle issues with Dad's property. PMP Management has been professional, courteous, friendly, and helpful.

I can't say enough about them I would highly recommend them to anyone looking for an excellent management company. Please consider them for top customer service. They are an asset to the community and they set the bar high for all the rest. Thank you.

Joy manages the community where I live, 360 South Bay, and provides excellent service, expert resource and has incredible 'know-how' to help residents and remedy any issues that surface. I am also an active Realtor in the community, and feel very confident when introducing Joy to new residents who have purchased in the community, that she will take care of them and help them feel comfortable in acclimating to the community! I have dealt with their customer service department and they have been very good about always following up and getting me the information I need. It was a great thing that PMP took over managing our HOA.

I own a condo managed by PMP and they have always been great to work with. Recently the retail restaurant on the first floor (our condo is above retail) had a sewer backup, which caused a really messy (and gross) flood in the underground parking garage. I contacted their afterhours service and the manager returned my message within minutes, and had the emergency vendor on-site within the hour to contain the mess and begin cleanup. They notified all of the residents via e-mail blast and kept us all informed throughout the weekend with progress updates.
I attend Board Meetings regularly and think that often residents do not understand the roles and responsibilities of management vs the Board of Directors. I have nothing but positive feedback regarding PMP and their employees. I would recommend them.

This is our new HOA Management Company. They are bureaucratic and unresponsive. They only communicate by email and don't return phone calls. If there is a way to complicate things - they will do it. Beyond disappointed since our community switched to PMP.
Phone calls are never answered and rarely returned.
Emails to Courtney, Jared, or general staff remain unanswered.
Communication between employees is poor, resulting in several avenues of ineffective communication, phone tag, inefficiency, and confusion.
Only their LA office is staffed, poorly.
There seems to be little to no effort or remorse for their inability to provide the service they ve been hired to provide.

Having a background in property management with Essex, I more than understand the chaos that ensues daily and have provided PMP with ample and cordial feedback, as well as time and opportunities to improve/correct their current management style, to no avail.

At the end of the day, you get what you pay for and we as residents end up with the poor customer service so our HOA saves a dollar.

We are now planning to move and submitting a formal complaint to the BBB. Where I might be upset with our community, we understand they were made promises that are not being fulfilled by PMP.

I can not say anything good about this company, Whoever in our homeowners association decided that this company was a good choice to manage things needs to have there head examined...honestly. I find the staff at this company to be rude and most unhelpful, their one and only focus seems to be getting your money. Building and grounds maintenance in our condominium complex has went from ok to absolutely horrible since this company took over. Anyone considering using their services please reconsider. If I could give zero I would. They never resolve any issues. I have brought in my old garage key to exchange it (does not work). They told me I am not authorized to pick up the new keys. The fact that I have the key in my hand that means I am authorized to get the replacement key. The house is under my husbands name, we gave them the authorization as soon as we moved in, however they have misplaced it or did not enter and did not offer any other solution to resolve their mistake. In the past, my experiences with property management companies have left me wanting. Specifically wanting to deal with a staff that understands customer service. After all we are paying a premium in HOA fees. Yesterday I went to see our PMP representative, Darlene Desales, on a couple of items of business. She was professional, friendly and very helpful. I have lived in a community managed by PMP for the past 5 years and have always found their team to be friendly and helpful, much better than our previous management company who would not even answer the phone or return messages.
Last week I had a maintenance concern at our pool and they had the pool maintenance person and janitor out within the hour to address it, which was impressive!
You can tell their team really cares, which in my experience, is rare for property management companies. I would definitely recommend them to other associations.

Subpar experiences time and time again. Sure on the surface, good website with a request portal, on hold messages say all the right things, "..you are important to us.." ".. so we can provide you with most excellent service.." but..no follow through.

I asked for a refund check for over payment of my HOA fees, running a month's positive balance for quite a while. Almost six weeks later after an email that the refund check has been sent, they apparently were still waiting for the last signature from a board member when followed up with a phone call on the missing refund. It's my money get on it !

I haven't been able to service my AC unit for three years as they made unrealistic demands, and extra $200 fee to have someone meet the contractor on site because of an ongoing builder lawsuit. Fast forward to today, after satisfaction of the lawsuit is reached, and they need contractor's insurance info but no one follows through when he sends it. They ask to re send, two more times, even though the original info has been received and acknowledged with a reply but no green light on the request. My two portal messages go unanswered. All these hurdles to fix my broken AC during a heat wave. Covid or no Covid....shame when a company gets too big to truly provide a timely, satisfactory, personalized service.

Shout out to Ernesto for handling my progressively raised voice, frustration filled phone call with the utmost professionalism. I upped the review to 3 but it took lots of back and forth to get there. It shouldn't have.

I'm not sure if my review precipitated a phone call from the owner of the management company with a follow up email, as the review was never mentioned. However, I'm raising my review to 4 stars. When people are reaching out to a management company it's usually to resolve an issue. The communication to resolve that issue should not be a roadblock in and of itself.

Our HOA switched from a good property mgt company to PMP. It appears this was a big mistake. I received a crazy threatening letter from PMP. It made no sense so I asked them to come out here and show what on earth they are talking about. The worst thing is they ignored my request. When I was HOA president our management company was excellent. I did get a form letter that said there is no need to contact PMP when the violation is addressed because the next inspection would show the fix. I thought great, PMP wasting my time is over. But, no, I get a more threatening letter telling me to appear before the HOA board. Included on the letter is a photo of someone else's house. TOTAL INCOMPETENCE.
I request a call from the head of PMP ASAP to resolve this issue. My house attached. WHAT IS THE PROBLEM?

Company is not responsive like others have stated. They do not answer your questions, lie about sending out letters and quickly try to blame the homeowner rather than take responsibility for their shortcomings. Could not be a worse company to deal with.
