Poor quality, poor value, not professional, not responsive. The signature in their email say service that exceeds expectations which is laughable. It should say service that is consistently bad enough to make you cry. I could not get in touch with them for months to correct a payment issue. Whenever I did was was only after filing consumer protection complaints. the representative was so upset at me wanting an explanation she tried to end the call without taking my payment I had to grovel to get her to do it. and even though that did get resolved they would not delete my record of late payments and here we are in December and they have no record of me paying them this month even though my bank has verified the payment was sent. There s a reason they have multiple pending lawsuits.

Terrible customer service. Zero. I cannot believe my loan servicing company sold our loan to them. I won't mention who that is, but it is awful. Find out if your loan is going to be sold to this company before you go into anything.

The worst..my lender selected them I imagine because they are the cheapest servicer. Online is terrible and only 2 months into this loan. They charge way over what the property tax is. Lawsuit I guess is the only route

It takes at least 10 minutes to get a carbon based...

It takes at least 10 minutes to get a carbon based life form on the phone and usually requires a follow up because a change or request was not performed properly by the CS rep.
Even through the website, the request for help takes a week before you get a response.
Too much time and effort on my part to accomplish something that seems very easy on their part.

I cannot reach a human being in the Loss Mitigation department. I submitted paperwork to get off of the COVID-19 forbearance and apply for a loan modification. I cannot get to anyone to check on the status of my documents or even respond to my emails. I have been in the mortgage servicing industry for 16 years and cannot fathom how it is this difficult to get a hold of someone.

I would give this company a zero stars if that was possible. We have been working with them since September on one issue. We call all the time since they are have no communication skills. Every person you talk to tells you a different story. You can also call multiple times in a row and get a new version of what needs done every time. I would be humiliated to have my name attached to this company.

I would leave zero stars if possible. Three weeks of calling and emailing and all I am told is that I will have to just wait indefinitely for them to locate my "missing" payment and call me. I'll be working on my CFPB and BBB complaint tonight.

Terrible, incompetent company. I've been completely frustrated since my mortgage was sold to Loancare. The very first month I made payment to them by mailing in a check which went through and the money was withdrawn from my bank. Later that month, however, I began to receive calls from Loancare asking me to make my monthly payment. They had taken the money I sent them but never credited the payment to my account. Two months later I'm still trying to get them to take action and credit me the payment I made. I've called customer service multiple times and have submitted emails with proof of my payment on multiple occasions as well. Every action I take is met with zero action on their end. Every phone call with customer service goes exactly the same way and they ask me to submit proof via email. I was told that their cash department had received my emails and was conducting research into my case and that I would be notified of their results by a certain date. That date came around and I received no emails and no phone calls from Loancare. I had to call them again to try and find out if they'd conducted their "research" and had credited me the payment yet but just found out that no action had been taken on their end. I asked one of the representatives I talked to how to avoid issues like this in the future and she told me to not pay by check because apparently Loancare is too incompetent to keep track of its mail. Instead they prefer you make payments by phone which comes with an extra 13 dollar fee (which they did not inform me of when I made the next month's payment by phone). I hate Loancare for wasting my time and stealing my money.

I've had my loan with Loancare since December and I haven't had any issues with them. Even the customer service I received when I've called in has been great. I'm actually very pleased with their service.

The fumbled loan assumption for me pretty badly. The whole process took months, and ultimately they rejected me for not sending information that they had not requested, rather than simply requesting it. They clearly have zero interest in customer satisfaction. Ultimately it had a pretty nasty effect on my finances, right in the middle of the pandemic.

If you end up on LoanCare, my advice would be to refinance with a lender that guards its brand with good customer service, who will not sell your loan off to a faceless, bare-bones loan servicer. If you wait until a need arises, it'll be too late, and you'll end up like me.

I have had a couple different mortgage companies and this is by far the worse. My loan was sold to them a couple months ago and they waited 2 months to send me a welcome letter or anything stating that I had a loan with them. After I had to do my home work and found out it was them then I started making my payments. I have ALWAYS paid my house payment on the 15th of each month. Well a couple months into it and they started charging me $20 late fee after 10 days of the month. I refi'd to get rid of them and now they wont send my escrow check after 10 business days like they stated in writing . GET RID OF THEM FAST IF YOU CAN.

Absolutely worst, worst automated phone system. Cannot reach anyone. Freedom mortgage gave me several different numbers to call to speak with someone at loancare but the same automated system is activated and there's no way around speaking to anyone directly.

DO NOT go through Lakeview LoanCare, especially if...

DO NOT go through Lakeview LoanCare, especially if your focus is a mortgage. They re so unprofessional. I DONT EVEN WANT TO GIVE THEM ONE STAR..HOW ABOUT -5.

Reasoning:
1. feel like they hire whomever because half of them don t know what to say, or what step to take. Oh uh I don t know, let me ask I ll transfer you, so someone can answer that < finally gets answer after 5 rounds of this. Transfer isn t even what they do, which leads me to
2. So, hey, good luck getting on the phone with them because they send you through a 5yr long automated system. Sometimes they don t even give you the option that you need, forcing you to press 00000, only to get someone in another department that can t answer apparently, so they put you through the same process and next thing you know, you re blowin out next years birthday candles....I swear they make you chase your tail.
3. They ve falsely marked my credit multiple times.
4. There is never a consistent answer. Sometimes I call twice, just to ensure I got the correct information, and sometimes I get an opposite response.
5. They say one thing, and do the other. If I ask for a confirmation email of what has been done, they say they ll send it, but never do. I ve been told they ll put in a dispute, but they never do.
6. Untrustworthy company. One time they charged me an extra $35 and I asked them why, but he said oh bc this and that, then told on himself by saying but that only adds up to $25 anyways..hmm and then goes I ll connect you to a manager, THEN HANGS UP. So I call the next day, and this other guy goes we don t charge $35 fees and I said that s exactly why I m here. Do you see on my account where it possibly could have come from? and he says yeah, no, there s no reason you should have been charged a fee at all, then after I basically go in circles and trick him into admitting what needed to be done and what was wrong, he pretends we ve lost service!!!!

F THIS COMPANY. They ll be getting a call from my lawyer quicker than they screw over their customers.

I know that the people that have a good experience rarely leave a solid review but Roxanne at Loancare was amazing. All i ever wanted from customer service, she delivered. Don't give the sad trolls the attention they crave. The bad reviews come from idiots.

horrendous company. refuses to help with anything and everyone gives you a different answer then says the other person was wrong. managers never call back and refuse to pick up the phones. they have royally screwed us since taking over our mortgage and we've had to suffer the consequences.. also side note they bought our mortgage from our primary mortgage company we had no idea or say until it was done with. their website never works for me and apparently scheduling auto payments is a massive issue for them. they want you to fail with them i swear. also they mess up pulling your mortgage every time. we havent even had them a year and we've had probably six issues with this already. DISASTER.

Five months to be able to log into their system to pay monthly mortgage. Notified then my insurance renewal was coming up. Was told they make payment in April even though policy expires March 30th. Insurance was cancelled on April 1st. Three phone calls later told it was paid on April 1st. Received two letters from Loan Care LLC telling me I let my property insurance expire and I needed to pay it or they would get a policy which might be much more costly. CLLED again and for the third time told all Supervisors were in a meeting. They would get back to me within three days. 120 days later and three requests and still no phone call. Most incompetent business I ever dealt with. Reported to BBB and to Attorney General Fraud Division since it looks like they pay late on their 600,000 loans any bill due even though money is available in Escrow to make interest money illegally.

Worst company ever. Phone system will make you want to tear your hair out. Was on hold for the 3rd time this month going round and round on their phone system for 17 minutes. Finally hung up with no solution. I have sent 3 emails. The two times I did talk to customer service they had conflicting information. Currently my issue is not resolved and if someone replies to email your company i will scream. Someone needs to call and have valid information. WORST COMPANY EVER. I never write reviews either. I would give them no stars if I could.

And I can tell no one read my review because they told me to email the company.

My Loan was sold to Loancare, it wasn't my decision to go with them. After few months of non-responsiveness, worst customer service and thankfully super low mortgage rates, I decided to refinance and go with someone else. However, Loan care deliberately delayed the processing of our Pay Off wire from the title company, charged us extra 18 days of interest, and used the payoff money for this so that the payoff is short and it has to go back and gets re-processed. All in all, we got overcharged about $1400, we can't get a hold of anyone to discuss it with, and they won't return our emails to management in the Payoff department to discuss this matter.

DO NOT GO WITH LOANCARE, and If your mortgage broker is choosing this for you, DO NOT GO WITH THAT MORTGAGE BROKER EITHER as they will be screwing up their clients in the long-term.

WHILE OTHER COMPANY'S ARE BEING FLEXIBLE WITH THEIR CUSTOMERS AND WORKING WITH THEM DUE TO HURRICANE IRMA, LOANCARE (funny they even have CARE in the name) is not offering anything but to forbearance your loan in which you have to pay the loan in full when the forbearance is over. HOW IS PAYING BACK 3 MONTHS OF MORTGAGE GOING TO HELP ME IN THIS TIME OF NEED. AND EVERY CUSTOMER SERVICE PERSON I HAVE SPOKEN TO SEEMS TO HAVE AN ATTITUDE AS IF I'M BOTHERING THEM FOR CALLING. I had a tax issue that wasn t my fault my house wasn t assessed properly so my mortgage jumped $500 & I got behind but luckily I was able to get caught up until everything was corrected, but other then that the staff was nothing but the best to me... I haven't really had any issues with lawn Care yet however I'm really surprised to see a lot of bad reviews. The only thing I can say is it's a little frustrating if you have a question and you need to call. Every time when I call there is like a 5-10 minutes to go through the automated system to get connected to a person and that's very frustrating.

The most incompetent people I have dealt with! A simple request for a payoff has turned into a nightmare. Not only did I make about 15 calls in a matter of 4 days to request a payoff statement for a closing. I kept getting the run around as to why it had not been generated, after several requests I needed it by a certain day, I received a document for someone else's loan. A violation of someone else's privacy! I still have not received my document and now my closing has to be changed because of their lack of competency! The worst company eirher!

I called in May to get the exact payment amount for my mortgage payment. I made the payment and thought everything was okay. I called today, and the rep stated my payment was 10 cents short, and that's why my information was being reported late to the credit bureaus. Them reporting late to the credit bureaus has affected my lively hood and credit score.

If you can avoid doing business with this company, please do. We are already living through a pandemic. I DID NOT HAVE A GREAT CUSTOMER EXPERIENCE AT ALL

Date: 8/21/220 - Its two weeks and no one has called or followed up via email in regards to my concerns. I have to dispute with the credit bureaus for 10 cent which was Loan-care fault. SMH

It took a year to get one request done, and now that I m finally trying to move my loan away from them, it is taking all hell to get a payoff letter, that SHOULD be something I could access from their website immediately. Warning: in my experience they do not hire "independent"/third-party appraisers for appraisals and BPOs. Tried to drop PMI due to local property value increases in Denver metro area and structural improvements to property totaling $22,378 (according to their own BPO). Their own BPO used local comps to adjust the "subject price" of my house to be $505-518K, well above what was needed to achieve <80% LTV and drop PMI. However, the BPO agent Mr. Dare of Home Smart Realty LLC here in South Denver arbitrarily assigned a BPO of 480k, well below the comps used and exactly 10k less than the value needed to drop PMI. I filed a complaint with the Consumer Financial Protection Bureau CFPB and LoanCare responded with a perfunctory and irrelevant letter stating that they already provided "detailed" explanations.
Very frustrating experience, and I'd recommend if applying for PMI removal to insist upon hiring an appraiser that you both agree in advance upon.

It's been a disaster since LoanCare took over servicing of our mortgage from DiTech. I've never had a problem with any other loan servicer in 40 years of paying mortgages. They've taken our money and claimed not to have received it, even after having provided proof from our credit union. I urge everyone who is getting scammed by LoanCare to contact the Consumer Financial Protection Bureau. This company needs to be shut down before they steal more people's money.

LoanCare bought my mortgage from another company. I am trying to make my first payment with them, but can t get through. Their automated system is frontloaded with a lengthy message about forebearance that doesn t relate to me. I have had to listen to the message 4 times just to get to the part where I can enter my loan number. Then, the system doesn t recognize my new loan number (that they provided in a mailing) or my SSN. I also tried to create an account online to pay, but it doesn t recognize my SSN. Of course I can t get a real person on the phone. There are no other numbers to call and the website is not helpful. I m just trying to pay my mortgage!!

Probably one of the worst services I have ever had, avoid this company at all costs. They decided to up and cancel my home insurance out of the blue and then demand that I get home insurance. Home insurance contacts me asking why they haven t been paid. Call mortgage company and they said they will will straighten it all out. 2 weeks later the insurance company is asking for an update. Do yourself a favor a get company that actually does it s job. Oh yeah and good luck with their phone lines.

My husband and I have had terrible service with LoanCare since the start. Not paying our taxes out of our escrow and then it taking a total of 20 phone calls to finally get someone to recognize the mistake. We are trying to refinance with another company and to get a payoff you have to jump through as many hoops. The first few months we had the loan serviced with them I could only pay over the phone and that was a struggle because at the beginning of the month they are so swamped with phone calls they wouldn't take my call. I'm trying to pay you. I don't want to be late with my payments so please take my money! When you can't even have a system that is seamless enough to take a payment imagine what happens when you need anything else from them. 0/10 do not recommend.

Absolutely awful! If I could give negative stars, I would. They ran two Escrow analysis reports two months apart for some reason, then when I called the first time, I was told to call my county to see why they raised taxes twice. I called the county and they said they didn't raise taxes twice and to call LoanCare back to adjust my escrow charge. I called LoanCare back and was told it was LoanCares fault and that second charge will not affect me and to disregard. Now fast forward to the 2nd of the month, I got charged the second fee that the LoanCare rep told me wouldnt happen. Called again in the morning, was put on a 40minute hold, followed by the supervisor telling me he would call back. No call back, and I called back to follow up, the rep who answered said she can't find that supervisors ID that I gave her - which HE told me. and put me back on hold. 4 calls, endless hours, no resolution, and it's time to refinance with a different company.

*UPDATE:* they replied leaving a contact email that I emailed within minutes of them leaving it, and no one ever got back to me. I guess they leave that so that people reading the review feel like things were resolved when they werent.

1 star because there was no negative5 to select. My mortgage was purchased or transferred to to poor excuse of a mortgage company with the poorest customer service as soon as they get all the errors with my mortgage straightened out I'll be looking at refinancing just for a new mortgage company. They entered a "task" in August that hasn't been corrected yet and here it is October with no corrections yet the "supervisor" said "we'll add a grace period and not add a late payment charge"

No-one answers the telephone! You email and no-one responds to that either! Today I received a tax bill from last year saying they didn't pay my property taxes in full from my escrow account and now I owe penalties and interest and have no-one to discuss this with as they DO NOT RESPOND or ANSWER THE PHONE!!! Do not do business with this loan agency if you can avoid it, my loan was sold to them so had no option and now I'm stuck and it's costing me unnecessary money!

All in all, the company was fine, though not extraordinary, when we were paying through them. The online system for auto-pay was adequate. (The website is old and not user friendly but it works). We were never overcharged or had any issues.

I m frustrated, though at their lack of responsiveness and misrepresentation when we paid off the mortgage recently when we refinanced with another company. First, over a week after the loan had been paid off, I had still not received notification from them confirming that fact. I eventually got an email in response to an online inquiry and a letter a few days later. Second, almost three weeks after payoff, I have not yet received my escrow balance (nearly $10K). The website indicated it was refunded to me on May 1. I called on May 14 and was told that a check was mailed on May 12. Why the discrepancy?

And, since this company has sent two FedEx packages to me in the past six weeks trying to convince me to refinance with them, couldn t they send my escrow check via FedEx or at least registered mail?

I suppose that they don t think there s much incentive to treat a customer well after the loan has been paid off. But it is frustrating not to get better customer service in such an important matter

The worst company I have ever worked with in my entire life. This company needs to be raided my the government.

I paid my mortgage on 3/31 and received confirmation that LoanCare received the payment on 4/1. All is well until 4/15 when LoanCare calls and says I have not paid my mortgage. I made another mortgage payment so my credit would not be affected. It is not 5/4 and I have not been credited my money back or have any kind of resolution. Every rep I have talked to (and there has been over 10) has told me they would follow up with me. LoanCare has received official bank statements, official letters from my bank saying the funds were taken out of my account and confirmation that it was received by them, as well as a fax stating all of the above. This company has taken an extra $900 away from my family during a pandemic with ZERO intent to return it. I have lost over 15 hours (every single lunch break since this whole fiasco began) and have nothing to show for it. If you have any choice, DO NOT EVER GO WITH THIS LOAN COMPANY. I will be having to pay an attorney to take escalate this matter.

LoanCare is unethical. They are stealing from innocent people who pay bills on time.

This is the worst business I've seen to date. They don't respond for months, if ever, when you follow the correct channels and request PMI removal. I'm still waiting months later. They routinely fail to bill on the correct dates, and assess bogus fees. They make you wait on their customer service line for 15min-45min just for their representative to hangup on you when you ask for the fees to be removed due to their error. A supervisor is never available. Im doing the right thing and reporting them to the Virginia Beach Better Business Bureau.

This is the worst mortgage company I have ever dealt with. I've been calling everyday FOR A WHOLE MONTH to remind them to pay my property taxes which are now past due. I have opened multiple tickets for a supervisor to call me back. Still nothing.....STAY FAR AWAY!!!!!

The worst company I have ever dealt with. AVOID AT ALL COSTS. We never received our welcome packet. Never received an account number or payment stubs. Repeatedly asked for it, they are just lazy and never sent. They harassed us over the phone about payments, which was the only time we ever heard from them. We insisted we would not keep paying without having a proper welcome packet. Our most recent payment THEY had an error processing twice. We paid on time, but each time their system failed. We called them after seeing it had not posted, and then paid again. Despite this, they decided to report to our credit even though we were trying to pay. I have documentation of all of this. I have emailed twice in the last four days and not heard back. Unless you want to end up in a legal battle over their incompetence, my best advice is avoid like the plague. They have no business working in loan servicing.

I have made 2 online requests for 1098 forms for 2 mortgages that I have with them. No 1098 form has been received. I got the amounts from automated phone system and believe there is a mistake in real estate taxes paid and there is no way to talk to a human to check for error. This is horrific service. I will be sending them a copy of this and my request for 1098 via registered mail tomorrow morning. I have no name to whom I can address the letter. I will also be sending copies to VA Consumer Complaints.

Good luck trying to get in touch with a live person, the endless menus make it impossible, they really don t want to talk to you, do yourself a favor and use with a different Mortgage company. I am in the process of refinancing my loan with Rocket mortgage, the process is simple and you can talk to a live person when you need to.

When the pandemic hit in March 2020, my income started to slow down. In August I was late (for the first time in 20 years) with a mortgage payment, which was partially due as well to the slow down in mail delivery. Online there is a lot of discussion about sending a "goodwill letter" to your lender asking that the late payment not be reported. I sent one and Loancare refused. I then read that you can ask the lender to code the late payment as being affected by a natural disaster so that the negative information doesn't show up. I again asked Loancare and they didn't even bother responding, it's been three months and my credit report still shows the late payment. When I refinanced with them they were given all my information by the old lender, including home owners insurance, yet they force placed insurance coverage on my house despite the fact that I already had homeowner's insurance. This cost my escrow account $2,800.00. When the rates dropped two months ago, I immediately started the process to refinance with another lender and get away from Loancare. I'll be glad to be rid of them soon. In the meantime, they keep sending me letter and emails to refinance with them at their laughable "low" rates - almost a full point higher than what I locked with another lender.

They updated my escrow statement and added $250 a month to our payment. The insurance only went up $150/year. The taxes actually went down $160/year. After spending over an hour between 2 phone calls, I contacted my State Attorney General's office, and they have had multiple call over the past year in my state alone. I have sent them an email and it has been 9 days and no response. Sadly I cannot refinance due to the amazing deal I got when we purchased our home. Good Luck and record and get everything in writing from them, even transcripts of your phone calls.

We've had nothing but issues since they started servicing our loan, starting with insurance issues to escrow issue to inaccurate reporting of a late payment and excessive fees. I just left a detailed, lengthy review with the BBB and have a complaint filed with CFPB. They are incompetent crooks.
And Loancare, don't bother telling me to email you like you have these other reviews. I've already tried to get a resolution with you to no avail, so I will not email you.

Ive been living at my house for three years now and my mortgage has been sold to four different companies with loancarr being the latest. Every mortgage company has been pretty smooth with no issues until the day loancare took over. From the very first day they did an additional escrow payment for my county taxes without checking if my previous mortgage company did. So i received a letter from loancare stating that i now owed them money because my escrow was negative. After several phone calls to loancare they insisted that this was my mistake. I called my previous mortgage company and the county tax department who finally issued a refund check but said it would go to loancare. Fast forward another twobweeka of phonw calla to loan care who had no idea of what i was talking about until ifinally had to track the check number from the county that loancare cashed the check. After a manager finally admitted that they recieved the check they said they were going to issue a refund check to me. Two months now and i finally got the refund check but two days after depositing the check i was told the funds were removed because of a stop payment with loancare. After again multiple phone calls with each agent telling me something different the last one finally said "i dont know why a stop payment was issued" and said a new check would be issued that was last week. I checked google reviews and people said they also have had escrow issues withvthis company. I feel like they have been trying really hard to steal my money and asumed i would not be keeping track of my bank account or escrow.if your somehow end up with this mortgager run away screaming.

I would be glad to rate zero stars if possible. Just like Jason, I refinanced my home to find out the loan was quickly picked up by Loan Care. For over two months, I have been working to correct a mistake with my escrow account created by Loan Care. They ignored the insurance that was included in my escrow payment, issued me a refund with little explanation, and have now raised my monthly payments to nearly what they were before my refinance just 9 months ago. They created a shortage in my escrow account and now require I pay to fix their mistake without any recourse on their behalf. I have spoken with and left messages with no less than 4 separate "supervisors" and no help. Don't sit around waiting for a call from anybody. Only once in the last 2 months has anybody returned a phone call they committed to. They let my home insurance lapse, even after I submitted all the information (which they should've already had from my loan closing disclosure), and I had to pay it out of pocket on the way on our summer vacation.
This company only wants to make problems just eventually go away by ignoring your concerns. I will now just file a claim with the Consumer Finance Protection Bureau. It is clear Loan Care operates with impunity, and they know there is nothing a consumer can do about it.

UPDATE: I finally received the refund check 5 months later. Unfortunately, I was only able to get the company to take action after submitting formal complaints to both the Better Business Bureau (BBB) and Consumer Finance Protection Bureau (CFPB). I would advise not calling LoanCare's customer service and go straight to both the BBB and CFPB if you have an issue.

I am owed an escrow refund check from October 2020. I call once every 3-4 weeks and I'm told the check will be in the mail, but I am still waiting on my money. I am considering getting a lawyer involved for the money I am rightfully owed and that this company is willingly refusing to send out. DO NOT DO BUSINESS WITH THIS COMPANY!
