This company will ask you to email Resident Services to appear like there is protocol for handling complaints. No one replies & Corporate redirects your problems to the site. They are not customer oriented & will nickel/dime you. Be prepared to pay high prices for low quality.

DO NOT LIVE AT THEIR PROPERTIES! I moved in 2 years ago and the place was managed by a different company and things were great. However, the new management company "Monarch" is horrible. My lease ended on August 12 and I asked to put in a notice to renew my lease on a prorated month to month to finish out the month until August 31st and they said I would have to pay for the month of September also because you are not allowed to give a 30-day notice for month to month leases until your old lease has expired. (Even though it was currently July 23rd which would have given them more than the 30 days) Basically they will try and screw you over for every dollar they can. STEER CLEAR of this company unless you want them to try and SCAM YOU TOO!
I do not have anything bad to say about the apartment complex. HOWEVER, I have been trying to contact Monarch for 2 weeks and no one ever responds! A simple we are working on your issue would go along way instead of no contact at all!
This place is a joke. They recently bought out our apartment complex and we have had nothing but issues. From October to November we had 5-6 water shut off without any notice. There are constant water pipe breaks which lead to water pouring all over the parking lot and god knows what is getting into our pipes and coming out of our faucets. I noticed mold on my AC unit and called to have maintenance clean it, the office staff told me to take a Clorox wipes to it. When I told her that I'm expecting and not going to touch bleach she said she put in a work order for someone to come out in a few days. When I said no I needed someone over today because this is mold, she got a huge attitude and said well it's your fault for running it when it's below 55 degrees and then said I don't even have to provide AC for you right now because it's winter. I'm not asking for AC I'm asking not to be exposed to mold.
In October 2019 I started working for the company! From day one I have loved this job in and out! I started off as a leasing agent and with great training and an amazing assistant and property manager I was promoted with in 7 months. I have now transferred to a new property as an assistant property manager. I have learned so many new things from the promotion and just being introduced to new people and new ways of doing things. I am beyond thankful for this job and the opportunities it has presented. I plan to make this my life long career choice as there is always room to grow here at Monarch!
This is the worst company ever. Do not rent their properties. My son his friends rented a unit in Newark Ohio (McMillen Woods) so the could go the the Ohio State branch for college. They had a break in in March. Their back sliding door was shattered and property was stolen. We filed a police report immediately and notified the apartment complex. They sent out the maintenance staff that day who did a ply wood board over door. This remained there until July 1. Even though we asked them to repaid. Excuse after excuse. We did not know, You didn t do the proper maintenance request. You didn t file a police report, etc. eventually we had to move the boys out due to safety concerns. They were wasting heat and AC. They are the most unprofessional organization I have ever worked with. The clincher. They sent us a bill for light bulbs that didn t work and dirty drip pans. Seriously???
Moved out of one of their properties at the end of August upon my last walk through I was told my apartment was spotless and that the cleaning crew was going to love me because I cleaned so well and a full refund of my deposit would be issued within 30 days. It s almost December and I ve never received it. The leasing lady states she doesn t know who to contact about my refund I call weekly I ve even submitted a request to talk to someone on Monarch website. This is ridiculous I shouldn t be getting the run around for my own money If I didn t pay my rent they would ve reported me to credit bureaus.
I have tried and tried to get deposit backafter I moved out. They keep telling me it's in the mail. Well it's been "in the mail" twice now. Can't seem to get anything done or my money back.
There office Is in Colorado and the property I'm living at is in ohio. They could care less about the property as long as they get there rent money. Its drug infested and outdated. They have made no attempt to make the renters happy. I myself have cleaned up the front yard because the lack of caring. Rent local so they can see the living conditions they make you stay in
Stayed at westport station in St. Louis , poor service, didn t get us into our unit on time After 2 attempts and amended leases, many maintenance failures some critical and charged us 1k on move out after taking care of the unit for 1.5 years. there was a 75 dollar dent on the metal front door, yep these type of property owners, I d stay away
The detailed review I am currently writing covering the unacceptable conditions and behavior plaguing the Sherwood Apartments property is too vast to fit in the allotment of text available here. But it contains details of children and disabled elderly adults living surround by black mold, crumbling foundations and entire appartment buildings, backed up raw sewage due to over all long term big picture dangerous incompetency and neglect. I am shocked and appalled that anyone would be alright with the abhorrent behavior I have witnessed from the management of this place. I would be ashamed to have any part of the atrocities committed here in the name of being dollar stupid to be dime smart.
i ve reached out to this company many times in regards to the location where I m leasing in Tucson Arizona they have not responded they have not called me back they continue to leave it to the Tucson management which is the biggest concern they have put my family and my children in danger with the dwelling in the living conditions they have now resorted to threats and this agency has done nothing. False advertising about their communities riddled with trash bedbugs
I signed the lease for an apartment on October 19th, 2017 and physically moved in on October 20th, 2017. Prior to signing the lease I had contacted the gas company to have the gas put in my name. The gas company informed me they could not put the gas into my name because the gas was still in the former residents name and the property had to get the gas in their name first before i could get the gas in my name. The office personnel told me that it wouldn't be a problem that i got the gas put in my name a day later than when I signed the lease. At the beginning of the month of December when I prepared to pay my rent I found that I was being charged two separate fees because the gas wasn't in my name for one day (October 19,2017). One fee was for $35 and the other (what is being called a "Vacant Gas Fee") is for an amount of $12.30. I had discussed these fees with the office and the office informed me they couldn't do anything as these fees are applied by the Corporate Office. Later in December the $35 fee had been waived and removed from my account. The $12.30 charge remains. Since I have moved into the apartment I have averaged on a daily usage only $2.13 of charges by the gas company. This renders the $12.30 charge for a single days worth of gas usage, when the apartment was still empty, grossly unfair. Especially since I could not get the gas in my name due to the negligence of the office personnel at the property in which I now reside. The office personnel should have done their due diligence to ensure the utilities were in the properties name prior to renting the apartment to the next leasee. To charge someone fees for something that was completely out of their control is bad business. The refusal to rectify these undue charges is even worse business. At this time I can not recommend that anyone rent an apartment that is being managed by this company. If you do rent from this company then do not sign the lease until you are certain you can get the utilities in your name so as you can help minimize unfair and undue charges and fees.
I moved out of the fox hill apartments last August and have yet to see my security deposit check in the mail. I have contacted the Fox Hills Apartments numerous times and every time they say that they will email the regional manager. After attempting to have this happen on three different occasions, I stumbled into Stephanie Guldy in the office who said she never got a notification about my problem. She gave me her email address and said that she would look into it. Well, that was three months ago and i have not heard anything from her other than accounting is looking it over and that she would contact me the following day. I received her latest email on January 28th, where she stated,"I have the manager and Accounting working on this. They are researching your deposit. They should be following up with me by today." I emailed her back the following day and it is now almost three weeks later and I have yet to hear anything.
I've exhausted all sources to contact in order to actually get my money back, just about the only thing let to do is go to small claims court. However, this is a huge inconvenience over a lousy $400. Overall, I would highly consider moving somewhere that is NOT managed by Monarch Investment.
The building is lovely with unique unit layouts. That s the only positive. The service is third world. The management is argumentative and unwilling to repair anything. They constantly relay on as is per lease. Most companies with any values or ethics restore each unit back to move in ready prior to the renter getting the keys.
Had I read the reviews on here, I would of never moved in. It s been two weeks and it s all down hill. Beautiful property ran by cluesles management who can t grasp luxury or higher end rental demands.

I am a renter of this company. They refuse to even answer the phone or return calls much less put anyone through to any executive in the company. I literally called all morning and its a monday and cant even get anyone to answer the phone

I have worked very closely with Monarch for a number of years now. They are not only an excellent company to work for, they truly care about their property residents. Monarch is constantly striving improve in everything they do.
The management staff in my complex s office is great! They bend over backwards to deliver great service, however corporate and the higher up departments, namely accounting is a joke. I emailed corporate over a week and a half ago and no one has called me back. They tacked on an extra $30 to our rent per month despite what my lease says, never refunded said $30 even though I paid it without hesitation and would correct it later, then tried to charge us a late fee because unbeknownst to us, our bank account blocked transactions such as this. Our office manager was able to wave the late fee, which was great, however the corporate office, after a month still hasn t removed it or refunded the extra $30. Again, I LOVE THE PROPERTY IS LIVE AT AS WELL AS MY ON SITE STAFF, it s higher up offices that need help!
Shocked at how impossible it is to get ahold of someone. They make phones for a reason. Need to get ahold of someone asap. Poor quality service. It amazes me how you people can put outstanding balance on someones credit even if nothing is due. Absolute garbage of a company. Everything was always paid on time. You guys made a problem out of something that doesn t exist. Which doesn t that violate the fair credit reporting act?
I couldn't tell you how the management group itself is, as they have yet to return any of my calls. Brookwood Apartments was initially a great experience, but has quickly turned into a nightmare.
5:04pm - Confirmed apartment was still available and immediately placed my applications and administrative fee, totaling $300.00 for a 05/10 move date.
5:11pm - Received an e-mail stating someone beat me to it and the apartment is no longer available. Immediately called and they advised there was a miscommunication with the staff, therefore the agent wasn't aware when we spoke that the other applicant placed their fees an hour before I had.
Unfortunately we have zero flexibility on our move date and need a 2BD/2BA, as it's easier for roommates. I was offered either a different floor plan or a move date of 06/07, neither of which work for us.
Although we would not have applied with the understanding that it was off of the market and this was the fault of the office staff, they are refusing to refund our $300.00 (since it states online it is non-refundable -- again, it wouldn't have been submitted to begin with.) Seems as though they have misled, robbed and trapped us and don't even have the decency to return our calls.
Amazing company!! Worked here for several months now and by far the best company I ve ever worked for! Very professional! Management truly cares for their employees! Love coming to work every day!
Do not rent from ANY of these properties. They will not fix any basic issue, they are completely senile corporate pansies with a lot of your money yet absolutely no respect given back.
Monarch Investment and Management recently bought the apartment complex I have lived in since 2015, The Villages At General Grant. Yesterday, May 4, I was given a letter stating that if I sign a new lease by May 15 (in eleven days), my rent increase would be just 15$. If I sign by May 31, it would be 20$. And, if I wait until after May 31, "renewal rates are subject to additional increase." It doesn't specify how much. Also, my lease doesn't end until July 16. I feel this is unfair and unethical. I feel pressured into staying here. I understand rent goes up, but why is it tiered like this? Why can't it just be a set amount and we all move on from there? I have really enjoyed my time here and don't want to move, however I just don't think I can rent from a shady company. I have been a renter for eleven years and I have never seen this before. I suggest everyone stay away from Monarch owned properties.
HORRIBLE.... unprofessional. If you have any concerns or problems with the property you are residing at, you can forget about speaking to any office worker at Monarch. Every time you call it tell you to leave a voicemail, you leave the voicemail and No one reaches back..But once you pay your rent on the 3rd you get a letter on your door and a memo from monarch.SMH. (rent is due on the 1st and late on and after the 2nd, which makes not one bit of sense. The way it was originally was perfect. Due on the 1st late after the 2nd.) but no one is ever available to voice concerns or complaints. Worst company ever!
I started working for Monarch Investment 3 weeks ago. I must say given the circumstances with covid-19 i feel really safe knowing that monarch has every employees interest at heart. Here at the Cleveland properties we are taking every precaution necessary to ensure not only that the employees are safe but also our tenants. I am so grateful to have become part of the Monarch Family.

If I could leave ZERO stars I would!!!! This company is horrible and made off with $233 for a background check and admin fees...changed our moved in date 4 times, had two different stories for everything. The person living in the unit we were to move into was still living in the unit until three days prior to our move-in date. We were told 3/27 then it was 3/28 then bounced to 4/2 and finally after my complaints they compromised saying our remodeled unit would be ready on 3/30. By this time I had already packed 95% of our home in Louisiana and located new tenants for the property so we were ready to leave plus I had job interviews already scheduled. My husband obtained keys to the property and was asked to complete a list of what was wrong with the home...there wasn't anything right with the property. The tub was filthy, painting was not complete, sawdust on floors and huge holes in the panels under the cabinets. This was to have been a completely remodeled unit costing almost $1000 a month. He turned the keys back into the office and broke the lease immediately!!!! The leasing manager and the regional manager have been nothing but rude about us moving into the property mind you we make extremely decent money and had no problem finding another property but due to the negligence of the property we moved to Abilene in a state of homelessness with our 9 yr old daughter and 2 service animals. We ended up having to cancel electric and insurance we were forced to purchase prior to move-in as well as obtain all new services for a new address as well as down payments and deposits. I had already prepaid on the rent as I was also asked to do and now here it is 10 days later and I have got nothing back from them and the money is being sent to our old address where we no longer reside. I spoke to the regional manager who knew we know longer live there however she chose to FedEX the refund check to my previous address and now I am fighting to get it corrected. HORRIBLE COMPANY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! BEWARE!!!!!!!!!!!
Would have given them 0 stars if I could. Do not do business with this company or any of its properties. I paid them a $200 hold on an apartment the 3rd week of March 2018, I had a gut feeling that I didn't want to do business with them. Therefore I cancelled my hold within the required 72hrs. I have emailed, and called since the 1st of April. Every time someone says either your check will be cut on Monday and mailed to you or per their own email someone will call me back asap. Not one time have they called. It is now the 9th of May and will be seeking legal advice. I still have not received my deposit. This company has no business ethics, they are thieves that take advantage of people that live pay check to pay check. Give them your money and you may never see it again. Run far away from this management company.

Harbor Lake Apts in Waukegan Illinois was damaged and tenants were told by Mgmt to vacate, no electric, no gas, emergency lights inoperable, basement (shown on ABC) had 9 plus feet of water. Laundry facility (in basement) still not accessible or operating. Management will not prorate tenant evacuation. We are contacting our attorney, City of Waukegan Mayor and building inspector, possibly WFD for safety infractions. On site Manager was rude and would not give her supervisor s contact info.
I am a resident as well as an employee at one of their properties, and this is my 2nd property for both in the company. One thing I've learned is that they actually care. Monarch is tirelessly working to improve their properties, which means constant upgrades to homes and amenities.
Maintenance is fully trained & every property has emergency maintenance, so you are never left hanging. Covid was an especially weird time for the maintenance department, but they handled it well! Communication with residents was great and work orders were maintained.
The same is true on the employee end. There is a ridiculous amount of training, and for the most part you'll find positive leaders that want to help you advance. With that being said, there's always room for growth. If you're in the multi-housing industry, Monarch will help you get where you want to go, and they'll help you have fun while you do it. I'm so grateful my first boss took a chance on me. Even when days aren't perfect, this is the best company I've worked for.
Believe the reviews from the residents! It was by reading these reviews that I knew what to expect when they purchased the property I live at. They found the most unprofessional people to handle customer service. People who've lived here for years are moving out. And make sure you read that lease. They make it extra long but make sure you read EVERY page!
For the past 2 years I've lived at one of the properties I have gotten kn by knees and begged for serious things such as leaks to be fixed. Management has ignored my emails my phone calls and lied to my face av pi it putting work orders in We have a leak ? Takes a month for someone to even come check in it and another week to get it 'fixed' Once I contacted corporate asking for help to get things fixed I get a letter on my door the next day stating in NOW not being given the option to renew my lease. Obviously because I tried to push getting repairs done. Its landlord retaliation which is illegal so well see how this goes .
Late fee with Camelot Apartments in Saginaw Michigan, for "non-sufficient funds" when I paid online with the payment "cafe", the money was clearly in my account until I withdrew it to get a cashiers check...and it's also crazy how they comment on the good reviews and not one word on the bad ones or reviews that have complaints....how awesome is that. I've emailed, called, left messages and nothing. And why do you have to pay $100 dollars to do a payment plan???

This is my recommendation for their Van Buren Village in Dayton, Ohio. Do NOT move in. This is the WORST apartment I've ever lived in. My apartment building is INFESTED with FLEAS. There was a used needle and a bra laying outside of my apartment door on the very first day. Here is a list of all the problems I can think of off the top of my head: 1. No one even bothered to clean the inside of our apartment before we moved in. 2. There were photos, hair and hair nets, and dead bugs in the window sills all left over from the previous renter. 3. There were spots on the kitchen floor that were near black from dirt. 4. We have a toilet leak that has been looked at twice now but it still isn't fixed. 5. There was dirt or mold or black something covering both doors' sills when we moved in. 6. I swear each apartments' sqft-age gets smaller every time someone moves out because they just glob paint on everything and call it clean. 7. Whoever they had reseal the basement floor decided to break everyone's storage latch and not put it back together. 8. The parking lots are terribly lit, making it easy to miss my own turn, not to mention that it has most definitely attributed to the stealing of catalytic converters. 9. FLEAS EVERYWHERE I could point out problems with the staff here all day and we seem to find new problems everyday. We took photos of everything and have exchanged emails with the office staff to notify them but the maintenance staff is does not seem to fully fix any problems. We do all that we can to fix our own problems now and if they fix anything then we are surprised.
Again, I stress, do NOT move in here. Basically, everything bad that others have said is at least close to true. I think the next thing I will do is buy a lead-based-paint testing kit because I suspect another issue for us waiting under all these layers of paint...
Do not rent at any of these properties if you are looking for a decent unit. Once Monarch took over the property my family and I have resided in for years everything went downhill. From poorly kept grounds, shotty, cheap repairs all around, dirty hallways, increasing prices, weird additional charges, and RUDE, negligent property office staff Monarch has no regard for their residents, only the returns for their shareholders. The property management lies about when and what repairs are going to be made. They are more concerned with cost savings and earning monthly bonuses than their residents health and rights. After an accident in a separate unit caused by another tenant, my family members and some of our neighbors became ill in the days that followed. The on-site maintenance man informed us repeatedly our unit was not safe to stay in and hazardous to our health. Since we were closer to the source of the accident he recommended we stay elsewhere until repairs were made. After making several complaints and requests (via phone, in-person, web) to resolve the issue property management woman ordered him to do a makeshift repair job so she wouldn t lose her bonus. Maintenance was upset with the office girls as the repair they ordered would ve put us in danger and possibly cost me and my children our health or lives. Needless to say repairs still haven t been made even though management told us in person they were going to be made two weeks ago. The unit is still hazardous and has caused illness within our family. We have spent more than 14 of the last 19 days off the property at family and friends homes due to office staff negligence and disregard for my family s and neighbors health. I cannot emphasize the stress and inconvenience this has caused for me and my children. Temperatures have dipped below freezing and my family and I cannot stay in the unit due to no heat and hazardous air quality. Several members of the renters association in our city recommend we seek legal services as what they are doing is disturbing and more than likely illegal. I wish I spoke other languages so I could warn the foreign population not to stay here as they may not realize the nightmare they are about to encounter. The property I reside at targets immigrants and lower income families who will be compliant and may not know their rights so they can continue with their unethical and legally questionable practices. This is not the first issue we ve had with management and repairs but it has never affected our health or kept us out of our home for this long. Just an FYI- if you live on the property and there s a costly repair that is THEIR responsibility the staff s bonus will come before your needs. It s sad but true. They earn incentives for not fixing and maintaining the property, cost-saving . Several contractors in our area know this company and property and will advise anyone to avoid it. After reading the reviews it seems like it s more than just my property but a majority of Monarchs Investment properties.
I have lived at a property Monarch Investment and Management Group owns for 1 year and I love my apartment. Maintenance is great and quickly fixes any issues I may have. I highly recommend living at one of their properties.
This review addresses the McMillen Woods New Manager and New Regional Manager. In a few short weeks they have brought our home and community here in Ohio out of a very dark hole where we never thought it we would see such good management again. Thank you to all of those who have made this possible.

Rented an apartment in Texas in November 2018. Am soooooo sorry that I even bothered with this property. I am a person of second chances however and the other side of the coin type of thing. I would like to describe on here what is going on: Palo Duro Place either has poooooor management and as such, Monarch investments is clueless or this is indeed a direct reflection of how this place does business. The website states,"awesome black appliances." My stove works when it wants and that is only after putting in many work orders. I have to cook on an incline and the burner goes out while I am still cooking on it. There are all sorts of things falling apart in the apartment but why bother saying anything if nothing will be fixed and I will be given some excuse about "parts needing to be ordered from a company." I was charged in December 2018 the amount of $5 for bug spraying but did not receive spraying in that month at all. When I inquired as to the discrepancy to the manager she was very vague and confusing in her response. When you rent here you are given a worksheet with tons of prices that you will be charged upon moving out for things that are "wrong" with the apartment. That list is the reason I keep up with reporting repairs that need to be made. That list is also why I believe they do not repair things so that they can keep our deposits. I do send emails to the manager and never receive any responses. I emailed a julie lyons but have yet to hear from her either. The crime in this area has gone through a huge upspike here recently and it is so unsafe. Was told that there would be an onsite officer living somewhere but I doubt it. Am looking to get out as soon as possible. People in Amarillo look down on us for living in these apartments because they say they are roach infested and just plain "disgusting." They make us feel bad for living here like we are disgusting. Is it the management or what? Will see.
Whoever rents an apartment from monarch investments group is destined to loose hundreds if not thousands of dollars. Be sure that they not only will lure you into run down apartments with multiple hidden damages and health hazards such as mold and asbestos but in the end they will also take you security deposit.
They will later blame the damages, that you weren t able to discover in the 5 minute walk through, on you and will try to get you to sign the rental agreement without having seen the apartment before. After signing the rental agreement they will not give you a copy of it thus leaving you without anything in your hand to read up in.
They will repeatedly claim your payments didn t go through and charge you hundreds of dollars of late payment fees.
Recently received a bill for 342.50 for "Vacant electric" because it seems like we went over our 70 dollar electric cap at the Palo Duro Place apartments but I moved in in November of last year and was never even once told that I went over. I thought that the usage of my electric was staying under the 70 dollars and was just comfortable in that knowledge. Now I come to find out that we have that huge bill and that we are going to be required to pay it. Heather says that corporate made mistakes, Julie Lyons says it was the electric company who I am on hold with, and no one is telling the real truth. All I know is that now they tacked it on all together and we are responsible for it. I would have loved to know the first month that it happened so I would have lowered my usage instead of being told now after February passed and we used the heater all winter. I feel sick and stressed and would rather live on the streets than put up with this treatment any further. I am so sorry that I trusted this place. I do not have the 1500 required to cut the lease short but boy do I wish I did. I hate living here and everyday that is cold due to the poor insulation they have and we are miserable now as I am afraid to use the heater because I am not sure how much I am going to go over.
I wish I could give 0 stars. This company is the most discourteous, dishonest, and abusive companies that I have ever had the displeasure of doing business with. They recently acquired our apartment, The Retreat at Woodridge. Since then, our living situation became so unbearable that we ended an almost 4 year tenancy.
Monarch removed basic tenant courtesy when they took over our apartments. Don't order any packages, because they won't inform you when it arrives and will send it back after seven days. Don't plan on using the laundry room, they shut it down for two weeks with less than 24 hour notice. Hope you don't have plans for Christmas Eve, because they schedule maintenance while you are away. The apartments themselves are uncomfortable. There is no parking, the walls are paper thin, and the apartments smell of smoke.
Since our move out, they have only become more dishonest and desperate to take as much money as they can. Our unit was out dated and worn when we moved in and we did as thorough of a walk through checklist as possible. We also left the apartment in better shape than we received it. After moving out, we received a charge for damages of almost $1000, that they refuse to substantiate or negotiate. The charges do not meet local landlord/tenant laws, as they are ignoring normal wear and tear, depreciation, and the original move in checklist. Even the Better Business Bureau has not been able to mediate with this awful company. They are stubborn and greedy and I implore to steer clear.
10/10 would recommend Silvia Jaramillo at the pines at south moor! We were in a pickle of a situation, needed to be in a place right away! She excelled beyond anything I ever expected! Pushed hard and got us applied and same day confirmation on our background! She was so nice I just cant get over how helpful she was! Got us in to our place and will be moving in soon! So very grateful cant thank you enough!
Monarch Investment is an amazing company. Amazing staff and customer service. They have been extremely responsive to work with and their dedication to their communities is apparent. I would highly recommend this company to anyone looking for quality housing.
This is a very SHADY company...trying to dispute some ridiculous move out charges and they sent my account to collections before I could do so...and didn't give the collections company my proper information to contact me.. thank goodness I'm working with a professional realtor to become a homeowner ..I will never do business with a company like this again thanks to the very unprofessional property manager Jacquelyn White they have doing business for them..
Amazing company that truly cares about their employees and residents. During the pandemic, with Covid-19, every person and property in this company went above and beyond! Free meals to residents, supplying essentials when needed, and working with financial hardships due to the lay-off from the pandemic. Aside from the extraordinary passion for their residents, they give the same to their employees. With room for furthering your career, the fantastic training, and the genuine people in corporate and at the community levels, this company is the best that I've worked for. My experience with being an employee, as well as a resident has been amazing since day one.
Received my new lease renewal offer. Monarch wants to add 5 dollars per month for pest control. In much research this is the landlords responsibility. This complex is over run with chipmunks. They have damaged my car and my daughter's to a total of 7 times now. Have starred on my neighbors also. They eat the insulation and also have chewed through wires on my headlights. It will now be close to a thousand dollars. I took matters into my own hands this summer. I bought a trap and caught 26 chipmunks on my own patio. Maintenance has cemented several holes and cracks around my patio. I could go on forever. Here is what it equates to. Under the classification of pests is rodents. A chipmunk is a rodent. They run everywhere on this property. You can go to the office and they will run right in front of you. You have no idea how many things the management have given to me for things to do in order to get rid of them. One is forcing me to park in my garage. Well then I shouldn't have to pay for a garage. They are willing to reduce the amount of my garage rent. But still not a complete solution. We have one neighbor who doesnt close her door and management won't force her to. There are 12 garages in one building and you can access all of them through anyone of them. We had a power issue this past summer. The door was open next to mine so maintenance had him climb over the beams. He did went right over mine and dropped down into his. The pest issues I have had here are with wasps and nests outdoors. Summer of 2018 was really bad. I had an infestation of ants or termites in the bedroom wall. There were a couple thousand that emerged one night. It was so noisy it woke my daughter. Pest control came out but I think it was the following week. You have to be put on the list and they only come out every 2 weeks. There are 264 apartments here which will equate to a total of 15840.00 dollars per year. I have never heard of any landlord making tenants pay monthly. It is the responsibility of the landlord or management company to provide a clean and safe environment. It will be 5 years in February that I have lived here. I am elderly, have a first floor apartment with handicap parking within feet of my apartment. I like it here for several reasons. It is close to everything for me, my friends, church stores, hospital. Management knows I keep my outdoor patio and flower beds kept up. I have sent a letter to property management which they forwarded onto the regional manager. I sent another letter to the regional today. I've been to the office this week. My new lease terms were fairly decent. But when Monarch tried to sneak in a recurring charge for pest control. I have never paid my rent one day late. I pick up trash around the property, sweep up the entrance. The answers that I get from the office is this is what corporate tells me to do. I guess I should give my location. I'm at Burwick Farms.
Monarch Investment Group acquired Creekside at Taylor Square in Ohio in 2017. I ve been a resident on this property for 6 years, and have noticed a drastic difference since this company took over. The maintenance, landscaping groundskeeping is bare minimum. The large bushes and trees have gone completely neglected, as well as the potholes throughout the community. Potholes emerged the beginning of last winter (2019), and they were not addressed until end of Spring 2020. However, the potholes were poorly patched up which was not sufficient for the extreme damage in the asphalt. Because the correct work was not done, the potholes re-emerged within less than a month. Needless to say, they re still there, completely neglected. The trees near the units and the bushes that line the streets used to be maintained. These have also been neglected, haven t been touched in months. Between the landscaping and damaged roads, the negligence is obvious. The property is raggedy and the tenants are leaving. I see the complaints of the other tenants with Monarchs responses, but nothing is changing for the better. The fact that Monarch refuses to address the issues here, shows their lack of integrity and moral as a business.
I worked this company and this still haven't not paid me. I called the manager, and the home office several times and still no answer. This is a awful place to live. This place will always be a dump. They are just putting lip stick on a pig. So thank you Lisa & Cheryl for being super petty.
DO NOT RENT FROM THIS COMPANY. I rented an apartment from them. Office management is rude, dishonest & unprofessional. Maintenance orders didn't get addressed unless I filed multiple requests, then things didn't get fixed correctly, so I would have to have them come back. No AC last summer during heat advisory & no screens in my windows because they kept refusing to bring me some. They are greedy & do not care about tenants at all!
The fact that this company finds it appropriate to have two brothers run as regional manager & assistant regional manager for an entire region without having any type of interception says it all. DO NOT RENT with this company. Corporate is just fine with how things are run. BELIEVE THAT
Living in Palo Duro place apartments and have reached out the manager about extremely noisy upstairs neighbors but have yet to receive a response or any sort of acknowledgement of receipt of my messages. The situation is steadily getting unlivable and I may have to move out. Also, I complained about the weeds being too long and full of roaches and was given some lame excuse about the mower not being in service. When they finally did cut it, it was left too long so that they will rapidly grow to full length again. That is the way it is always done and as we do not have sidewalk leading up to our apartment, we have to walk through those weeds. It is gross and they sting.
This company purchased my apartment complex in the midst of my lease and I ve had nothing but problems since! The managers at the property I live at are absolutely horrible and extremely rude for any concern you express. They have requested to enter 4 times in 3 months, that s absolutely absurd to put any tenant through that. The last time they didn t even give a full 24 hours notice. The first time they gave themselves a 16 hour window that they can enter in. They treat their residents like they re in a college dorm or something. I ve emailed monarch directly but never got a reply. I will never live at another property owned by monarch after this experience. They turned what was a nice complex to live at into a dump and it continues to get worse.
Monarch just took over our property, as the last owners were horrible, I welcomed the change. Now with reading he reviews I am a little nervous that us residents are still in the same boat as before. As most of the good reviews are from employees not residents. I shall have to wait an see how things go here. I also sometime question on keeping all the staff, as yes they know the property but, sometimes can also be part of the problem. For now I will give a mid way rating until I see more of what goes on here. So far I am not impressed I have had a work order in place since the day they took over, this month. Yes the items are left overs from the last company from when I moved in many months ago. But, not seen any one or had any response on my issues as of yet. Lets see how this plays out. I will edit my review and rating based on what happens.
DO NOT MOVE HERE If I could give them a negative rating I will. This company is HORRIBLE. Sugar Pines and The Knolls Townhomes in Saint Louis, Mo. They are only friendly when it s time to renew leases. Verifying rental history they do not do because they don t want to lose good paying tenants however they DO NOT REPAIR ANYTHING CORRECTLY. I have experienced electrical, flooding, plumbing, leaks, no AC and them not verifying my rental history, which is perfect, when I refused to renew the lease. I was promised a better unit after management FORGOT to verify my rental history which lead to a denial. The unit is worst, AC out all the time and my apartment averages 82-89 degrees daily, day of move in upon entry the unit had a terrible odor due to the damaged carpet, file floor had rips and hole and sewage backup with fecal residue remains. All promises and no action. Contacted the corporate office several times and ALL TALK NO ACTION. All I can say is ***DO NOT MOVE HERE***
I've worked for Monarch for more than 7.5 years and hope to retire with the company. Do we have some challenges? Yep. Who doesn't? But Monarch's a great company that honestly cares about it's employees and properties. We're not just a "management company" we own our properties so we want to take care of them. Is that always easy? Nope.
To anyone out there considering working for Monarch I highly recommend them. I think we're about 6 times bigger now than when I first came on in 2010 so we're growing, growing, growing...lots of room for advancement!
If you're considering renting from Monarch I recommend that too. Like I said, we own our properties, we're not just a management company who's going to sit back and collect a check. We're genuinely interesting in taking care of our assets and our people (both residents and staff).
This company is shifty. Viewed a property in Toledo, Ohio and was pressured to put down a deposit as I made decision. I was promised it would be promptly returned as long as I made the decision within 72 hours. I made a decision in 24 hours, yet it's been over 5 weeks and not return was made. Local office blames corporate. I have reached out to corporate without any response. Criminals! I plan to find a suit in small claims court. DO NOT DO BUSINESS WITH THESE SHIFTY PEOPLE
I have no real experience with this company. However I saw an ad for a property they handle. So I of course do my research upfront. From what I cancsee here is that hey have a pretty poor rating at a 2.9 and it would be far less if they didn't have their own employees giving them 5 star ratings to offset the terrible 1 star ratings most of their customers seem to be giving them. That tells me all I need to know about this corporate scammer!
I am a current resident who is extremely unhappy living at the Solano Springs apts in Tucson Az. I been living here for about 3 years and I had been very happy until the new manager arrived, Alexis Najera. Manager is extremely rude, shows she doesnt care about her residents and will not work with you at all on any concerns you may have, I recently had some medical issues with my heart and I couldnt work for one week and told her I would be late 4 days if she can work with me, right away she said no to me, which at this point I had to call corp and report it. I refuse at this point to call the office for any issues. I do not recommend anyone to come here and sign a lease, you will not feel at home. The biggest mistake these apts did was transfer the last manager to another community because he was amazing to all of us and made us feel like family. As soon as my lease is up, I am out of here and never do business again with this company!

I live at McMillen Woods in Newark Ohio. My unit constantly smells of marijuana or whatever drug. It comes through both of my bathrooms and laundry room. It seeps out into my bedroom, hallway, and kitchen area. I can barely sleep because of the smell and sometimes have to sleep in the living room. I have contacting management several times because of this via email, maintenance website, phone calls, voicemails to no avail. At one point it stopped for a month, but they are back at it again. I am at my wits end with this. Look, I have NO problem with whomever smokes or does whatever kind of drugs, to each its own. I just don't want to be subject to it and I don't want my guest subject to it either nor my child. I have been a renter all of my life and this is the very first complex that I have ever lived in that is slow with maintenance and with staff that simply ignores request by tenants. I have never broken a lease and have always been a good tenant anywhere I've lived. My first year here was fine. The maintenance has always been slow, but at least I could sleep at night and not smell marijuana in my unit. This second lease has been horrible. PLEASE PLEASE PLEASE someone from management or this investment company please address this. My lease ends on June 9, 2019. I will most certainly be leaving and NEVER rent from you all again. However, if this problem is not addressed so that I can sleep in this apartment I will have to be removed from this lease. I'm getting tired of running the exhaust fans in the bathrooms, and kitchen and laying towels down at the floor in an effort to prevent the smell from coming into the unit. Please help me make the last 7 months of this lease livable.
Imagine in the middle of a pandemic where some people aren t even paying their rent... the ones who are barely making it and trying to pay are now face with hikes in rental cost by more than 50$. I know everyone wants to profit off their business regardless of the world being upside down, but kinda really inconsiderate and cruel to do something like that.
I'm very pleased with this company. Everyone have issues, I do not care what apartment complex you live at. It's about the customer service and friendliness I appreciate. They will try their best to take care of any issues as soon as possible, and very apologetic . Just today I had a very friendly pleasant maintenance guy name Brandon. You can tell he genuinely cares about the tenants and what he does.Took the time to explain what he was doing as well as even taking a extra mile to fix other things that I didn't even get a chance to request yet . I'm a very open minded person and understand nothing's perfect. So I give the Grandridge Apartments staff two thumbs up !!! Thanks for all the great work you guys do !!
I have worked for several companies and Monarch is by far the best. The culture is like no other and you do not feel like you're in a corporate environment. For the first time in my career I am certain this is where I am supposed to be. If you want to work for the best multifamily investment company in the world, come here!
