NOTICE-This is not a 5 star rating by an employee of the "Executive" Towers, any of its sister properties (The Brick Lofts, La Salle or Commodore Perry). This an actual review from a previous tenant, not an inaccurate and misleading representation (as all of the pictures and online descriptions posted on behalf of the property and Monarch Investment Group are).
I will try to be brief as I mention the countless shortcomings of the Monarch Investment Group and "Executive" Towers. Upon moving into the apartment during their "first month free rent" special, the apartment was not move in ready as promised. The carpet in the bedroom was stained around where a bed used to be, there was no hot water in the bathroom sink, the lightbulb above the stove was out and (the biggest problem) the bathtub would not properly drain. I had to stand in dirty water to take a shower. This drainage problem spanned for a period of weeks, with 2 unsuccessful maitenance attempts before it was actually fixed. As if providing a month's free rent excuses pure incompetence! The community room had worn out furniture, which was eventually replaced. Another problem, which is not apparent when initially viewing the property as prospective tenants enter the building from the front lot, is that there is very minimal pavement in the back lot (where the majority of the tenant parking is located) that is intact-it is filled with massive potholes-some of which measure 2.5 feet long. During my one year of residency rumors of this issue being addressed with an actual notice of its impending repair was posted in the elevator. However, the hopes of these repairs occurring quickly diminished as a subsequent notice notifying tenants that no such repairs would take place. Then there is the laundry room, which constantly smelled akin to raw sewage with a vending machine that had a snippy notice on it placed by property management that it would no longer produce change. There was a two to three week period during which the community room was closed due to a BED BUG INFESTATION. There was a tenant on the lower level that left water running, emphasizing an unaddressed plumbing issue that caused the majority of the ceiling in the lobby to collapse and intolerable odors of mold to permeate the entryway that were resolved two weeks later. There are water leakage issues throughout the building, with water damaged walls on the Penthouse level. There are numerous issues of vandalism in the area, and my car tire was slashed in the rear tenant parking lot towards the beginning of my lease-causing me to miss work. Yet another problem were the "included services" of heating and air conditioning, which never properly functioned causing several tenants to threaten rent escrow. The building is far from sound proof, as arguments from the street level and other tenants interrupted my sleep quite frequently-causing me to call the police on over a dozen occasions, I would hear shopping carts rattling through my hallway at 3am almost every other night, the tenant above me's insanely loud wake up alarm at 4am, and the tenants on the 12 floor's parties and loud music-which caused me to call the police on a few more occasions. Then, there was the banging sounds from garbage collection in the front lot at about 4:20am every week. Every now and then a tenant would cause the fire alarms to go off throughout the entire building, waking everyone up and summoning emergency personnel that made the alarms cease roughly 30 minutes later. The condo that I am currently staying at charges $5 for a replacement laundry card, whereas the "Executive" Towers among other inflated penalties and fees charges $25 per replacement card issued.
I purchased a new car towards the end of my tenancy and while I had it parked in the front lot, someone committed a hit and run with damage estimates around $700.
So, needless to say you're better off not living here or paying these inflated prices! Included by "Executive" Towers definition is synonymous with HIGHLY PROBLEMATIC! Beware of Monarch.
