If your looking for a great landlord than Kris Maas, with Maas Properties is the place for you. I have rented from many different landlords and Maas is the one I would go back to in a heartbeat. She keeps her places maintained and doesnt have a problem getting things fixed. Wish more landlords would be like her.
DO NOT RENT FROM THIS PERSON. Highly unprofessional. Has a full voicemail box most of the time, have never had a phone call answered. Rarely responds to texts unless it involves her getting money. Had a problem with someting in the house and was told to fix it myself. Moved out and havent gotten a deposit back wont get a response of when I will be getting it. Doesnt actually have an office. It's never open and I'm pretty sure she lives in there. Terrible "company". -1 out of 10. Do not recommend
I have been with maas for a year now im happy where I am at. My place is a good size and decent rent amount! In the year ive been there ive had no problems with kris. She replies in a timely manner and makes me feel comfortable and happy. I feel like if i have a problem when it does happen she would be helpful!
Believe the reviews folks. Do not rent from Kris Maas. I had to take her to small claims court to get my deposit back. It was the same scenario as many of the other reviews. "Check must be lost in the mail." Then when I finally get it she wrote the check to another name and tried to charge me for supposed "damages" that were actually routine maintenance. In the end, I didn't give up, took her to court and was awarded my deposit plus filing and service fees.
I just finished renting a home through Maas for a year and a half and I have to say that my experience with Kris was far different then most of the reviews I have read. She was very polite and easy to communicate with. Most of the communication was through text messaging which was my preferred method as it's easy and convenient as I work full time. I only had a couple issues with the home and Kris got ahold of the owner right away who came over and replaced the water heater. My neighbors were the only trouble makers and difficult people in my whole experience when renting the home from Maas. It was an adorable home right next to the college, elementary school and just 6 mins from the hospital for me. The only reason for leaving the home was that the owners decided to sell the home. Otherwise I would have stayed there indefinitely.
If you are a property owner and value your property, DO NOT allow Kris Maas to manage your property. We recently terminated our contract with Ms. Maas due to unprofessionalism, late or no rent payments, and a multitude of other issues. Our house currently needs repairs to the tune of $10K for it even to be considered rentable. We are a military family and entrusted the care and maintenance of our house in her in our absence and now our home is in utter disarray.
Extremely difficult to get a hold of, and if we were ever lucky enough to get a hold of Kris. She was very short and rude over the phone. very disappointing.

Never give bad reviews but I made an exception for this. The apartment had mold along the base boards, there was always issues we had with apartment, overall bad management.
Kris Maas is still advertising properties she is no longer managing, collecting application fees , she is withholding tenants rent from owners , and refusing to Transfer deposits, after she has already been fired , she is the worse kind of scum there is , avoid her at all cost ....... she is guilty of fraud and lawyers are working on removing her from her ability to steal from anyone else ......
The experience i had with mass property's was horible! The apartment i rented from them flooded on more then one occasion and the carpet had mold from that. I brought this to thier attention and asked that something be done like the carpet be replaced and the floor to be sealed. And Kris Maas told me that the did not have a carpet replacement buget and they would not replace the carpet and that all they could do was nutralize the mold. I quickly found a new place to live. I will NEVER rent from maas property again and i advise other not to as well.

Good luck with this company!!! You do not know if Kris Maas will pick you out to MESS WITH... We left the house in good working condition (better than It was) as we always do with all the rentals we have had in years past and we have good references from all of them.
We had to contact Kris Maas after more than a month we DID NOT HEAR ANYTHING from her about our deposit, and she started creating problems like big clog in pipes and snow removal and she said she would refund us in 3 more days. TWO MORE WEEKS passed by without a word or refund from her, so we contacted a LAWYER, and immediately she sent out our full refund because she knew we would take her to the COURT. If what she was saying was true, why wouldn t she take the fee for the clogged pipes and refund us the rest of our deposit??? She was trying to keep the whole deposit.
She also made us pay for the whole month (31 days) but she made us give her the keys 4 DAYS BEFORE the month ends (on 27th), and put other tenants the SAME DAY you gave her the keys, so she is getting DOUBLE PAY for those 4 days! That means $120 ($30/day) x 2 tenants = $240 she is gaining for 4 days.
She also charges TOO MUCH for the old and mediocre properties and she takes advantage because there are not many houses out there for rent. Because of all this, she is very unprofessional.
BE CAREFUL with this lady, we suggest you to do a detailed video inspection all throughout the house and outside checking out lights, water and sewer and your refund should be returned to you immediately after this inspection,
If you know you left the house in very good condition and have proof of it, DO NOT BE AFRAID to take her to court if you have to. If you let this individual keep your deposit you will lose your deposit, prefer to pay a Lawyer but do NOT LET KRIS MAAS KEEP YOUR MONEY WITH HER LIES.
Extremely unprofessional. She never answers her phone, and is never at her office. Which appearently she is living in. She told me she was available for a viewing, so I did the online process for the viewing, called to confirm, showed up to the property, and she never showed. She ignored my calls, and texted me to tell me she was booked. I am not sure how she ever rents to anyone. I feel for the owners of the properties because she poorly represents them.
In the beginning of the process Maas appeared to be a well committed company, had fast and friendly communication. Soon after rental applications were turned in the tone changed. Hardly any communication unless it was the applicants pestering Maas, house showings had pet urine soaked carpets that were "professionally cleaned", houses were far from rental ready as they were terribly dirty and broken down. Maas had our applications for three weeks, "waiting on rental referances". After contacting all our referances to see what the delay was, they sent fax confirmations over showing Mass had referances submitted. Faxes showed exact replication of the form submitted. After asking Mass once more about this, we were told they hadn't been submitted. Both landlords resubmitted the referances, but zero communication from Maas. I would highly discourage renters from looking into this company, nothing but an unprofessional run-around. Military be wary of this company, some comments made during showings were very unprofessional. Should have reviewed the comments before submitting an application to this company. As a former property manager this is the most disappointing company I've delt with.
Our experience has been great. We got a beautiful property in a great neighborhood and were able to move in quickly. Our landlord is easily reachable and very helpful. Definitely our best renting experience in Great Falls. Thank you!

Kris has been a great landlord, she has been nothing but helpful when issues arise with the house, and has worked with us multiple times when we are in a bind. She is understanding and easy to get along with. She seems to care about her tenants as well. I got a new job, and explained that we would be a few days late on rent due to differing pay dates. I got a congratulations on the new job rather than "I need my money now" I am a happy tenant.
SO unprofessional! She sent my personal phone number to another customer! Her reasoning was because we were talking about the same house! I'm LUCKY that it was my roommate but she didn't know that at the time she sent it. She only communicates through text and never answers phone calls. We even went to the office during business hours and the doors were locked and it looked like she was living in her office.
I have been renting from MAAS for over a year now and I highly recommend them! I was notified of my approval in a very timely matter and was able to move in quickly. Every time I have tried to reach Kris she has always responded in a timely manner.She has been very accommodating to me and my family and I have never had any problems. The property I am currently renting is very nice and in great condition!
I fully re-iterate what everyone else has written... Maas Property Management is the most un-professional business I have ever used in any location I've ever lived. I am a property owner and Maas was the only agency willing to "manage" my house out in Simms. That was the last positive experience I had. She took extra money every month for "extra travel", but maybe visited the property 5 times in the 5 or so years she managed it. She always keeps multiple months worth of rent with excuses about when tenants leave like my rental money was her personal savings account. Besides my tenants always having no positive words about dealing with her from their side, the worst was when I found new tenants, sent them to Kris to apply and she tried to convince them to rent a different house!!! Oh my f@#$% god. Really?
Basically, she's incredibly rude to both owner and tenants. She "forgets" payments. She holds what monthly rental income she does pay as long as she possibly can. And she has basically stolen two months of my recent rental income and refuses to return my calls with anything but excuses. How can a person loose their phone for an entire month?

Unethical practice, poor service, crappy product, and exaggerated prices- all in one convenient location! How does one describe a person like Kris Mass? I doubt there's any way to do so without sounding utterly spiteful, but then anyone with the misfortune of having been one of her tenants has reason to be. The majority of properties Kris Maas manages look like vectors for various strains of hepatitus, she blames tenents for any and all property issues (as repars cut into her profits), contrives of ways to charge tenants additional amounts in imaginative ways, and alltogether engages in business practices whose legality is at best questionable, but if dealing with passive-aggressive people willing to do anything to get your money in their bank account is for you, an enjoyable activity; look no further for you rental needs. If however, you're a sane person and decide Maas might not be the best decision for you..., well that pretty much sucks, as the near monopoly Maas has on the Great Falls rental market doesn't leave you with many options. Have a lawyer ready and question everything she does.

Kris Maas is nearly impossible to contact by phone. She will answer text messages or email when it is convenient for her.
Kris Maas follows the golden rule; SHE has the gold so SHE makes the rules. She is very difficult to deal with and does nothing to provide customer service for her tenants.
Kris Maas is very slow to respond to repair issues. Our dishwasher went weeks in need of repair.
Kris Maas does not pay a lot of attention to the condition of her apartments when you move in. When you move out, she goes over the place in great detail. This results in her "finding" issues that are not on the condition work sheet when you moved in. Do not expect to get your full deposit back even if you leave the place as you found it.
When you move out, she expects you to be out of the place three days before the end of the month. She also expects you to pay the FULL month's rent, even though you are REQUIRED to be out the three days that you paid for. This results in you paying $90 or more ($30/day) and having to arrange for another place to stay.
Kris Maas made us lie to the utility company so she can avoid a fee.
Summary: If you must rent from Maas Properties, prepare yourself for an unpleasant experience.
We found a beautiful rental with the help of Kris. After moving in, there were a couple of unforseen issues which she handled very promptly and professionally. We have used rental agencies throughout the country and she is by far the best I have ever dealt with. Her communication and professionalism can't be beat.
I have lived under Maas Property for almost 6 months now and I cannot complain! Kris is very good at communicating with me if I have a problem and always gets things done. The moving in process was very quick so I was really impressed with that. I definitely would recommend Maas Properties to anyone!

I have had better phone etiquette from children. Tried to send in a request, no one got back to me. Tried to respond to the ad through text, got a clearly copy/paste response. When I noted that we had sent in multiple requests, and no one had contacted us, she got huffy and inpatient. She said everyone with request had been contacted. Well, there is no message in my inbox lady do you want my business or not? Kris was rude, short and obviously lacking basic business sense. Someone needs to teach this woman how to properly run a business. Will not be giving her my money. Read the reviews people, they are spot on.
Liar and a thief. Said security deposit was in the mail for 3 months. When finally cornered she decided to charge for false damages. Said excessive water was used. Its hard to excessive water when youre deployed in the desert. Believe all the reviews you read about. You will not get your deposit back, she uses it for her personal income.
I've rented from Maas Property going on a year now and every time I needed "anything" she was right back to me and the problems were dealt with within an acceptable amount of time. Communication has always been top notch and she is a pleasure to work with. She's even looked out for other renters on the same property, making sure they would be a good fit for each other. I wouldn't hesitate to rent/lease from Kris Maas again in the future.
Maas properties can be very difficult to communicate with which becomes very frustrating. Additionally, I think they lack attention to detail in the process of restoring a property to it's previous glory when a tenant departs. I'd be mildly surprised if they defended the accusations listed in these reviews, but absolutely amazed if they actually tried to find a common ground with their consumers to improve their relations. I will not be recommending them, nor using them and have heard of much better options in Great Falls.
I have never written any review for any place, product etc however I feel strong about this one. First of my family and I came to Montana on orders for the military and as far as being contacted on the place we wanted kris was helpful. We had three dogs and a cat so finding a place was hard. We were not charged a pet deposit but were charged 50$ per pet equalling out to 200 extra a month which from my understanding didn't go towards anything except her pocket. Reason I say this is because we still paid a deposit. Contacting her was a pain I had emailed and called and the only way she would ever respond was by text message. One of our dogs had to be out down and in order to get another one she had to meet the dog first and approve it and couldn't be under a year old. We had issues with our washer running extremely slow and she had no clue how to fix it and told is it was fine. When moving in she miss read our propane tank resulting in a 400 charge after spending almost 4000 just to move in. Again over the course of the year we never could get a hold of her and she was never in her office. We had to slide the rent money under her door which I was never comfortable with. The one time she was in her office she spoke strongly to me for not having an appointment. When we moved out we have her the 30 notice as required and was never contacted about what was required and again had to slide the keys under the door. As others have said you are required to move out three days prior to the end of the month. The 30 days following the lease termination we never heard anything about our deposit. I emailed her and again no response. I had to send her a letter stating that she had violated montana code and had forfeited the deposit and was required to return it to me within 14 days. One week passed and she texted me saying she had sent it but must not have been received by me. But she said she would send it within the week. Almost a week gone by and I had to text her about it but was still not sent. Finally the following week she sent it to us after being told she would be taken to court. I have rented many places and this was by far the worst. If for any reason you can help not Renting from her please don't you will be much happier.
I have only been renting from MAAS for a short time, but it's surely so far so good! Kristine was more than friendly and very efficient at getting my roommates and I into a place within a week of viewing the property! She is always available for communication day or night and really makes you feel like you are her top priority. I am currently moving out of my place for unrelated reasons but Kris has been wonderful and totally open to me finding a new tenant to take over my lease. I would recommend Maas Property management to anyone looking for affordable housing with great management.
I wish I would have listened to all the other reviews before renting from Kris. We lived in a unit for over a year, always paid rent on time. She would never do any maintenance on our property or fix broken things. Never answers her phone weather it s text or a phone call unless it involves you giving her money. We fought for a long time to get our security deposit back and then still only received part of it only to fight her some more for things she legally had to tell us to take any money from our deposit. Wish I would I have listened to the other reviews saying she did this! Stay far away from Kris Maas!
I have thoroughly enjoyed my time renting from MAAS Properties, Kris is a wonderful landlord and is so easy to communicate with. She is quick in responding and quick to find a solution to whatever dilemma you may be having. I would recommend her above anyone else to anyone looking for a rental in Great Falls!
I have been renting from Kris Maas since 2014. From the first contact, she has been professional and friendly. I was in a situation that I needed to move in right away and it was only a matter of a few days from the time I viewed the property to having a signed lease and moving in. I have since moved to a different property, also with Kris, and she made that transition quick and easy. On the rare occasion of a maintenance request, she has responded immediately and had the repair person on site and the repair made right away. I would highly recommend her to anyone looking for a hassle free, positive rental experience.

I'm amazed that this company is still in business. Kris Maas is the most unprofessional person I've ever talked to. I should probably thank her for being so rude, otherwise I would not have looked at her low review rating on Google. It's surprising to me that the military hasn't had Maas Properties blacklisted yet. There is no way that anyone doing business with this company would give it 5 stars (unless they're being payed).
Unreliable, untrustworthy and lacks basic communication/common courtesy skills. Like other reviews have stated, Kris Maas is infuriating to deal with. My husband and I own a home in Great Falls and Kris is our property manager (we're a military family.) Every month for the past 3 years, Kris deposits our money a week to 10 days past when our contract states she will deposit our rent. Every month she has some ridiculous excuse, the check got lost in the mail, she wrote the wrong name on the check, the bank messed up etc. I wish we could go back in time and sign with a different property manager.
I've had a great experience renting from Kris Maas she's very polite and professional . The times we've had a problem with something breaking down in the house I've contacted Kris and she has got back to me in a timely manner and things get fixed.
I would recommend Kris to friends.
DO NOT USE!!!! Kris Maas is the worst business person on the face of the planet. You will regret ever doing business with her. I PROMISE! I own a home in great falls and it has been a nightmare with Maas. I will be terminating my contract the first chance i get. If you read all other reviews its not hard to believe. Im in the military and i will def be telling everyone i can NOT to use Maas.

Kris Maas has no business being in any type of environment where customer service is expected, because she has none!! No personal skills, just rude, rude and more rude!! She refuses to talk to you until you fill out the application and you pay your $30 per applicant, and even after that she will only deal with you through text message if you are lucky. If you feel you absolutely must try and rent with them, I would suggest you try and get as much info from her as possible before you give her any money or submit rental applications.
