They're rubbish. The website is terrible ,they're never coordinated with each of their services and departments , when you have a complaint or need to pay rent theyre rude on the phone and tell you to just do it online . Where sometimes online doesn't even work. Absolutely awful services. Work peoples are lovely and extremly helpful though.

They don't care about their tenants, there's water leaking through the window frame into our baby's room due to years of poor maintenance causing blocked gutters and drain pipes (we checked the bottom of the pipe, bone dry, the next one has water pouring through), water is seeping through the wall and dripping round the window. We've had other leaks similar to this previously and always had to wait ages for someone to attend... when we managed to get through on the phone we were told it wasn't that bad as not much rain is forecast! The wall and floor is already soaked. The other solution was to move the baby into another room!

Awful customer service: If you have an issue with any of the services RHP provide nobody responds to your emails & they cut you off the web chat. If you call they basically hang the phone up on you. Despite paying large monthly rental fees communal gardens etc maintained once a year. Huge lack of communication from RHP unless they are increasing your rent! If you have the pleasure of speaking to Lyn, be prepared for a hostile response unless your situation is life or death

I would strongly avoid purchasing a shared ownership property if RHP are involved.

Rude and uncaring customer service agent!, very disrespectful for no reason - there's a couple who are courteous and will try and help. Repairs are being marked as complete when it is not!!!! This is unacceptable.

Absolutely terrible I have had no adequate or legal ventilation to my property for over 2 years, something they kept holding off. Yesterday, a muis employee removed the smoke alarm from my property, did not replace it. So now, I have no fire safety prevention or precaution the property I rent from them. Disgusting

RHP have Improved, something has changed maybe my review I left (: They paid out big on fixing up my place in the end. took 3 yrs though for them to pull their finger out.

RHP are a shambles & Shameless I pay my rent on time all the time & am in credit with over a months rent even though I pay weekly.
Firstly I moved into a property that had been recently renovated I fully furnish the property I then find out out that the ground floor is covered in asbestos tiles in my front room and my kitchen and my hallway so I then ring up rhp inform them that these are asbestos tiles & they need to remove them at first they tried feeding me lots of excuses not to do anything & because I stood my ground they gave in but still then made me move my furniture out of the front room and pay for it, so that they can remove all the asbestos tiles in the front room after removing the tiles they made no attempt to reinforce the floor with a screed. Simply they put a cheap carpet over the top only to find out that they created a problem which has resulted in a hole in my front room floor (also they carpeted over the asbestos tiles in the hallway and put lino over the tiles in the kitchen) so I phoned them up went through the process again only to be told that I had to pay to remove the carpet & the furniture again & oh yeah you have to pay for this again.
And so I did pay for it again to move all my stuff out of the front room & pull the carpet up & relay it once they had repaired the hole in the floor & move all my stuff in from storage.
The hole in my floor came back again almost a month after they repaired it as you can imagine I was very stressed out by this situation didn't want to call back because I knew they was gonna pass the buck again & make me pay for all the removals of my furniture and carpet and then relay the carpet and put the furniture back in.
So this time I am making a complaint to them & asking to speak to a manager & I have been in contact with a solicitor, Citizens Advice Bureau and the leasehold Advisory Service, I am also looking into talking to the local paper's & my local MP'S.

I have been a RHP tenant for since 2010 after becoming disabled. I previously worked in and managed building trades. RHP is a very average housing association where the average is not very good at all.

The building repairs operatives routinely (occasionally not) cut corners and seem to have no sense of pride in their work (that's a hard way to work). I believe they are not supervised well and encouraged to cut corners for profit. Much of the work I have seen is shoddy and would not be accepted in the private sector. There is also an air of contempt for tenants coming from some of the building supervisors I have met. When I asked one of them if the poor work they had done in my kitchen would have been acceptable in his own home he replied "No, but I do not live in social housing".

To complain or reason with RHP is like trying to converse with a blancmange. There is a line in the film The Shawshank Redemption where the main character says to the warden "how can you be so obtuse?" Anytime I hear that I think of David Done and his team. They get paid the same to go round in circles, evasively passing you round different people. One person in my block has built an extension, erected walk-in sheds and landscaped the communal gardens around her own and encroaching into other peoples areas with no problem. Yet others in the same block are refused permission to install their own rotary washing line. If you press them on this or anything else the responses become evasive or dishonest.

Piles of rubbish, broken chest of drawers, car tyre, etc. sat for many months in the small communal car park. After around 7 months I asked why it had not been removed despite allegedly having a visiting caretaking/grounds/gardening staff and RHP housing staff visiting on multiple occasions. The response was 'we rely upon tenants to report these issues'. If it was at the entrance to their nice modern offices in Teddington, CEO David Done would make sure it was gone pretty quickly.

I have just found out why for the last seven years I have been unable to control the temperature of the hot water or radiators in my property. Because their unsupervised contractor fitted an overpowered boiler which cannot downscale its output to a smaller property. I am told not to hold my breath that RHP will do anything about it - because it is still only a seven year old boiler. The boiler was installed without anticorrosive additive. When a bathroom radiator needed replacing I asked if they could put one with a bit more output. They put one in with four times the output of the previous. Anyone want a sauna, let me know.

They have gardeners that every year piled soil against the bottom of boundary wooden fencing and when I emailed RHP to point out this would cause rot over time someone knocked on my door rather irate saying I should have brought the matter up with him and not RHP. Of course someone continued doing it annually and the fence has now rotted away at the bottom.

The above represents about 5% of my negative experience with RHP.

In their first 10 years of a probationary period as a housing association RHP employees had their photos and job titles displayed on their website. Although often ineffective, you did at least know the individual to contact and to keep contacting. Since their probationary period (as a housing association) has ended, RHP has withdrawn to hide behind a website and a single customer service email address. No visible dedicated housing officers. You'll likely get a different person every time you try to follow up about the same thing. You probably will not know their job title or what their responsibility or competence is. RHP exists for and is increasingly built around the comfort and convenience of David Done and his team and not tenants (nor the tradesmen/manual workers). They appear to be primarily concerned with their public image, their self reported performance statistics and HR appeal - as long as the frontage looks okay to the outside world the residents remain incidental.

How about RHP fixing and updating the dated Sky Disc, I asked over 2 years ago and 2 Months ago as well to update the Disc so that we can reduce our Sky Subscription but was denied that its not in budget.
But they have decided to add Cable lines in the last few Days when we already have Cable installed in the Flats.
Why not update the Sky Disc etc instead of introducing Cable again. How is this cost effective.
Had surveys done of the old pipes, heating systems and Water tanks, old Kitchen and Toilet, rusted windows, damp walls, freezing Flats. Very sad cannot not have a shower as there is no water pressure. If 1 family has a bath, than we have to wait nearly a couple of hours for the tank to fill and heat up.

Any ideas of when these are going to be updated.

Worst experience ever with RHP. They make things so bad. If you are in a position to buy a place and its ex-council from RHP they are the most useless Freeholder /Landlord as they let the tenants do whatever they like, and most of all they do not advice anything simply. In fact they make things worse with tentants and leaseholders ! Seriously considering reporting to the UK ombudsman! Yes they are that bad.

Terrible , they don't deal with problems they make them. whole range of problems with RHP it would take me all day to list the faults.. should never have been privatised to this nasty cooperation, Lacking in the moral department, human rights is not considered, discrimination rife, harassment seems there forte, no matter how bad it gets, they will semi ignore all your letters with a half arse response if at all,. and then one day replay as if they hadn't heard of you, after 2 years of constant complaints living in misery they some how have no clue who you are or what your on about, even though evidence to the contrary is available. I have numerous threats and nothing positive at all., and generally feel id be better off under nazi controlled Germany.

My partner who lives on farm road in hanworth has had an ongoing leak within her property for over 2 months. There is water dripping from the ceiling in the bathroom, the hall and in the airing cupboard. This has caused the carpet to be soaked, wallpaper ruined in hall and kitchen, airing cupboard shelves all rotted an mouldy and the bedroom above the window also noe has mould due to the leak. Not to mention water dripping through the light fixture in the bathroom, very safe!. All of this has been reported and complained about by my partner to RHP over the last month and a half. On one occasion a Lisa who worked for RHP ( was asked last name and told she is the only Lisa who works in this department) told my oartner that it was a waste of RHPs time to send someone to the property. No one has come from RHP to even enter the flat! They fob her off with "we are in the process of investingating and finding the problem". The problem is there is a leak find it stop it and repair the damage. I find the service disgusting, they still want full rent for a mouldy leaking flat. If you are considering renting a property owned by RHP bare in mind any problems resulting in damage to the property or issues with your health from this damage will be ignored and swept under the rug. Im sure if she lived in one of the more affluent areas of the borough she would be treated differently and the simple problem would be resolved. RHP cannot detect and fix a leak over 2 months, a plumber and a builder could in maybe 2 days. We have all the damage documented and have pictures, the water is dripping now as i write this complaint. RHP have been useless and due to this my partner has to live in a damp, mouldy un-safe property. Stear clear! Look elsewhere for property rental or housing within the area

They never turn up for repairs and when they do they create more of a mess requiring another repairs person, they book gas safety checks never show then send a letter demanding access to your property and threating court action. They never respond to emails and ignore you, yet they expect you to pay for a substandard property and maintain it for them! Awful housing service avoid if possible.

RHP has become bad joke amongst tenants. Swanky office but no consideration for tenants. I cannot believe some of the stories I hear from tenants. The tenants can no longer speak to anyone on the phone... they have to live chat via their website.

This place is run for the staff to have a nice place to work, is now profit driven and neglects its tenants. Terrible organisation.

I am a caretaker for the east team and I was cleaning block 10-17 brick farm close on Thursday morning. I had a tenant who had a delivery of 5 large boxes of furniture. The delivery driver wouldn't take her furniture up to the flat for her and she was on her own in the flat. I decided that I would help her by carrying the boxes up to the flat for her. She was very grateful and offered me a nice cuppa as a reward for going the extra mile. Rhp really is a great place to work. Us caretakers are always willing to go the extra mile to improve satisfaction within our customers. :)

About fencing blown down by the wind .it was on line chat and was told they would not replace fencing but would come out and take the fencing away waited in nobody came so went online to find out why and was told it was a miscommunication in other words was given the wrong details .

Disgusting , RHP have not tended to any need or serious concerns for myself or daughter, refused to remove permanent graffiti of front of my house, whole place is falling apart. You report and email head offices and they don't reply or when they do it's with a reply that's taken 2 seconds with no thought or consideration in it, mould in my daughters room and nobody has come to investigate still. Had to pull up carpet in hallway and stairs due to mould growing underneath , deffo was a mistake leave Hounslow now council for this H/A , they do not put there tennants first , no matter how much rent you pay

I have been trying to get RHP's to clean their own land in Twickenham for the last 3 months. They have not cleaned that land for more than 10 years.
I am very disappointed by the service that I have received as it showed lack of care and appreciation for their own land. The slow response process via email is also unacceptable, and when I give them a call, the relevant people are never around or have no update for me. It is so difficult to get any useful information and I can't imagine how long it will take for RHP to action things.

Do not bother dealing with them, involved me with a flat where I succeeded on a mortgage offer but which fell though after it didn't have EWS1 form as they had a B2 rating.
Middlesex court and Rhodes court, keep away from these as your mortgage will be declined since they dont meet safety requirements.

I am so glad i actually took the time coming on here to read all the reviews because i literally thought it was just me going through hell and back with this association. If I could give a review below 1 I would there not even worth the 1 star. They have been the worst people to deal with, I am at the moment looking at taking things further because with all these reviews i dont know how they are getting away with what they are doing and the way they are treating tenants. They take forever to get back to you even more they dont get back to you you have to contact them time and time again because they ignore you. However if you owe them anything, they are so quick to jump down your throat. any good review left on here is definitely them writing them. It would be good to get some of the unhappy tenants together to take things further and for some action to be taken, i am defiantly looking in to this. I could write a review for days but ive wasted enough of my time so far on complaining its time to take things seriously and see what help we can get.

Every time you call to report a repair in communal area mostly take weeks or months for the repair to be completed.
The front line workers are being trained to be very defensive-and they never direct you to a duty officer or the line manager.
I have asked in few times to talk to them I am always told they are off duty there are in the meeting, there are having their lunch etc.
Our front door has been out of order for 3 weeks now when i phoned for an update today I have been told the supervisor is off untill next week as the quote being given by their contractors need to be approved by her/him.
Is there nobody else to deal with the matter?
Its nightmare to deal with RHP for anything.
I am very very disappointed and let down again.
I feel like they dont care at all about their customers welfare.

I have found RHP to be the most inept and disorganised company i have dealt with. I have a large hole due to rotten floorboards which was reported nearly 7 weeks ago. Since then i have visited there office 3 times and contacted them on numerous occasions but have not received any answers or any such action from them.They promised to refund the cost i had to pay for an independent survey and arrange for the repairs to be carried out . I am now looking to take legal action against them

Very rude & arrogant person called Edgar that I have had dealings with over the phone & online on several occasions.
I am currently without Gas, I had a routine gas check on Thursday morning my gas was turned off as there is a small leak (there actually isn t I was informed by an emergency gas person from another company who wasn t authorised to turn my gas back on ) I was told no one can come back until Monday afternoon to turn it back on or investigate the leak. When I suggested that was quite a long time to be without hot water he laughed, I said I m glad you think it s funny & he said normally it would be 30 days so basically you re lucky you only had to wait 4 days.
Terrible customer service, they make mistakes all the time with appointments they don t turn up to or changing appointments without informing me.

Wishing there was a zero star to rate this company so in order to do this review I had to click on 1 star.

The company's meme to 'live life easier with RHP' couldn't be more further from the truth. In the 21st century you probably expect a housing association like RHP, of which has a very lavish, modern looking exterior to their official premises to be able to deal with all sort of things out of the blue such as asbestos ridden properties in an appropriate manner and always put the tenant/s first, treated to high standards of quality care and monitor any other disrepairs within a reasonable time frame, however sadly it's never been the case. There are so many imperfections it's simply spellbinding and shocking to not make of public interest.

In 1990 under the leadership of John Prescott most people would of known that the use and installation of asbestos based materials was banned in the UK and around the world as seen in the media. It doesn't take a genius to work out how to handle homes with asbestos. According to the health and safety website HSE they indicated that if your living with asbestos in your home to proceed with caution, it poses an extremely dangerous risk to people's health, such as the build up of various cancers if breathing in disturbed asbestos fibres, stating no amount is safe . They also make it clear to remind you it is the landlords responsibility to let you know if it's asbestos in your property and if it's been disturbed. The idea of living in a property with asbestos ridden and damp on the walls in every corner of the rooms being an asthmatic and other medical conditions sickens me to the core. What's more, to be forced to live in the same property whilst removal of asbestos and other repair works is carried out the same time no information given. Including no response from RHP as a duty of care to clarify the work involved, asbestos safety report and/or damp and mould inspection feedback.

The thought of bringing this to the other tenants was out of order say the least. Imagine leaving a vulnerable tenant alone in the dark suffering from blackouts due to poor ventilation and bad condensation at a inhabitable property , neglecting for three months constantly ignoring them. Its really odd being a lot of effort has gone into updating their new online website complete comparison. Not to mention cancellation of repairs when logged numerous of times or emails sent asking typical questions to their customer services. Pushed and pulled to different advisors on the live web chat.

The company is forever sending out letters notifying tenants of final rent arrears and continuing to increase the amount of monies owed to them threatening and harassing over legal action when not even living at the property. The more it continues to ignore a tenant, carry out necessary disrepairs, negligence and pressure behaviour, the more tenants will rise up fighting for justice.

The bigger picture of this is if it continues, sooner or later the truth will come out. Don't put your head in the sand if you are going through a rough time, keep strong. I recommend not signing any contracts with RHP and if already done so try to get it cancelled in line with t and c ( find free legal aid ) and to go to another landlord. RHP are in not reputable or reliable. They make living life harder. Avoid, Avoid, Avoid.

I have lived in my flat for 20 years I have looked after the property well and my garden is tidy and I have upgraded it well. Yet RHP do not respect me and never turn up on time for repairs or not at all. I was told in June by their surveyor that my kitchen is due for an upgrade.I was given false hope. When I contacted them I was told they would not be upgrading my kitchen till 2028 . The plaster is coming of the walls the cupboards are worst for wear the tiled are falling off and the flooring is coming away. My kitchen was upgraded in 2002 . I found the phone staff not very well informed and sometimes not very polite especially on the chat line. I cant believe the repairs they expect me to do myself I was never trained as a plumber or plaster ,or painter . I had to phone them 3 times last week as the lighting on the stairs wasn't coming on till 6.30pm and it was dark and dangerous on the stairs. They asked the caretaker to set the timer he couldn't even do that right he set it for 6pm. They had to send him back to set it for 4,30pm. Taking to account that we put the clocks back in two weeks. Sometime I think they have no common sense.

Any 5* reviews are obviously RHP writing them themselves. Spent last Christmas with no heating, this Christmas with no running water. No communication from them what so ever. Repairs teams are slow and sometimes do not even turn up. RHP are absolutely useless. Anybody that works for RHP should be ashamed of themselves.

An absolute disgrace. Had an issue with bees nesting in the bedroom of my flat and they took over two weeks to resolve the issue - and most of the time asked me to chase the pest control/council etc, all of which should be their job.

If I could give no stars, I would for Customer services as they are unhelpful most of the time and make assumptions about your situation with often no resolution. There are a couple who are helpful. The cleaning and 'gardening' is very poor. Repairs that are easy are done straight away, but if complicated/costly, they seem to get reported as resolved with no work!
I would like to do gardening but told can't have a shed (which I would pay for and maintain via contract). There is space and it would be in no-ones view. I offered for it to be a communal shed to encourage gardening and reduce social isolation, but no, doing good in community is dismissed. But it's okay for sky dishes, dog fouling, messy garden, gates that don't work, blocked drains ect. The company needs new leadership and a change of culture.

Absolute zero rating. I've had raw sewage backing up into my kitchen for six straight days and RHP are yet to address the issue which affects four other properties in the block and is spilling out into the communal area from a first floor walkway. Continual no shows from their maintenance crew, empty promises and hollow sympathy from their customer service department. Absolutely incompetent. Don't go near them.

Extremely bad and slow service!. I moved in saphyr court in brand new property and within six months there was a leak from toilet and mould started appearing. I don't know what they did to cover up, but the mould has appeared at the same place.
Now they are cutting corners and dibt want to know. It was reported when the property was still under defect period and same place and same problem has started again.
I will have to take a further action now.
They do not even deserve 1 star!.

They bodge jobs and expect tenants to live with it resulting in countless call outs. I've been left with no toilet, no hot water, no central heating and no fire alarms. I have mould, damp and now I have been told I have probably have asbestos in my flat but no appointment booked to investigate further. Their staff are rude, with no empathy for issues tenants are dealing with and they have no skills in customer service whatsoever. I cannot believe a company like this exists in this day and age. I have lived in an rhp property for 4 years now and it has been 4 years of hell. I live here with my 2 year old son. I've developed a respitory condition and anxiety living here and I fear for our health every day. I could write an essay on the negative experiences I have had with rhp and their sheer neglegance. If you can possibly avoid being an rhp tenant that would be my best advise although unfortunately most people living in these places are doing so as they cannot afford to live in a privately rented property. Be prepared to be completely degraded.

For your own mental and physical health.... avoid renting through them and avoid buying a property managed by them as Freeholder. Sold my flat due to pure frustration as RHP where and still are the most incompetent company I have ever had the displeasure of dealing with. AVOID AVOID AVOID.
They lie and ignore you, repair staff never turn up, but they charge you anyway. The Mears contractors they employ to undertake repairs are complete cowboys, if you own your own property my advice is to carry out your own repairs, as they normally end up making matters worse (that's if they turn up at all). They are a complete waste of time, I can't believe they are able to run as a housing association. I'm so thankful I don't have to deal with them anymore.

The staff who you used to be able to talk to were always polite and helpful. However the management are a joke.They do not do what they said they would and then lie to make out it was your fault. Unbelievable. When you contact higher level personnel you are fobbed off with another person who has absolutely no idea what is going on, and when they are proved to be in the wrong they don't even have the decency to apologise.
Whatever happened to Estate Management Officers who you could at least talk to? Now we are faced with online only services which do not work properly and none of the pleasant staff of yesteryear.Come on RHP get your act together and treat your tenants with respect.

Great place to work apparently ! dont see any awards for being a great landlord 20 years of below average service RHP but plenty to spend on above average offices. Useless in dealing with complaints treats tenants with contempt and apathy.

Corruption is bursting out the seems the UN need to get involved with this Gestapo... They are Nasty, They LIE so much its un true, Don't do a thing when you request it, take everything, damage your home steal your stuff, ive been assulted, harassed with knockes at the door at ungodly hours, woken up at 5am by staff and contractors, threats of various nature, including eviction, ive lived here for 30 years and this is my experince of that time with this Company and its getting worst, RHP are the worst thing to ever happen to these homes certainly with the current boss.. such a shame. something must be done soon. its already out of hand..
