Tracey Naughton at Guaranteed Rate provided us a HARP refinance that saves us hundreds of dollars a month. It was a bit complicated because of our special situation but she kept digging until she found the right solution for us. Definitely see Tracey if you are looking to refinance. She has access to the right markets and will find a solution if one is not immediately available.

I did a refinance with guaranteed rate and was very pleased with the whole transaction. My loan officer did a really good job at not bothering me much with calls and we closed pretty quick. Get loan officer rich mcglaughlin if you can find him. Very easy to deal with. Will use again if needed.
If I could give negative stars I would. What an absurd business. I went through pretty much the entire refinance process to find out they can't refinance my home. First of all the mortgage "specialst", as they call themselves, was next to impossible to get ahold of. I notified him from the very beginning that my home was a modular, he said oh that's not a problem at all. I signed and sent back all of the paperwork in an extremely timely fashion, I made a deposit and provided this joke of a company all of my personal information. This morning I was notified that the rep I was dealing with was no longer with the company and that my refi would be handled by another individual. We were set to close June 1 and I was told that shouldn't be a problem. I then receive a phone call that they cannot process my refi due to my home being a modular. Are you freaking kidding me!!!! I made this clear from the get go, gave them everything they asked for as quickly as humanly possible and I get an "oops! We're sorry". Sorry doesn't cut it. I am furious and will never never never recommend Guaranteed Rate to anyone!!! I feel like a fool and hope that no one I know ever has to deal with this company.

Bought my 1st home with them. They made it all happen and let me know everything I needed. They always sent everything and double checked with me throughout the whole process. Also worked great with my realtor.
District Manager Jim does not return phone calls - typical case of discrimination and in professionalism. Avoid this company at all costs as their bait and switch approach is unethical.... also contacted corporate office - both Christopher Pennant and Cameron S were useless at resolving - further, Cameron hung up when asked why he would send a contact request to a department that previously did not respond and expect a different outcome...
I started off with Michael Curtin. He did nothing but gave us the round around and said we had no cost on this and no cost on this which was a lie. He was terrible at communicating and took forever to give us any answers and he seemed like he didn t know any thing. Our friend recommended him and it was a terrible experience at our first purchase of our home. At the end we had James help us. He answered our phone calls and emails and was decent enough to help with some credit at the end.
I worked specifically with Eduardo Acevedo who never gave up no matter what obstacle suddenly appeared. He was attentive, knowledgeable and always,always pleasant and with a good sense of humor. It was a rather bumpy ride for reasons not altogether clear, but he persisted and the refinance went through- after 3 months! I'm sure that time period is an anomaly, but it all worked out in the end and my mortgage payment is $200 LESS than I was previously paying - that's a good chunk of change, in my opinion!
Karol Grzesiak at Guaranteed Rate is the worst. Any company that does not fire him is not to be trusted. I wouldn t trust this guy to flip my hamburgers at McDonalds. He needs a job busting rocks with a sledgehammer far away from me and mine where he can cause no damage. Worthless company. Losers.
On May 9, 2020 I began my REFI/Cash Out with Stephanie Glover. Application was completed by May 10. After 4 months and 2 weeks I closed, but not until I went through hell with them. I chose them because of the glowing reviews of great service, always in communication with the client. All of that is false. The first two weeks went great, then SILENCE. I had to leave untold VM and EM to get any response. And I find out that Stephanie had been promoted and my loan was reassigned, and it fell between the cracks. OK, fine, now we're back on track. But then the same thing happened again. In late May I was given pre-closing docs. And then SILENCE. I ended going to the Director of Online Lending and that then things happened in fits and starts. The rate lock was extended so many times I lost count. I got requests for new statements, because the old ones were out of date, not one, but twice. Three times we had to get payoff amounts, again due to delays after delays. By now it was after Labor Day wouldn't come close to describe how I feel right now. Again I had a short series of emails with the Director of Online Lending and in his final email he wrote "I am attempting to assist you. The response I have given you is what I have been given. Moving forward please communicate with your loan officer." Now I'm furious and I pulled out all stops. I went on LinkedIn and connected with their CEO and other executives. Then I went on their corporate website and I emailed most of the Executive Committee. I received a response with in 45 minutes, action in less than 2 hours. And we closed 4 days later.
WOW & THANK YOU!! That is all I can say when it comes to Guaranteed Rate and the fantastic people that helped put my family into our 2nd home. I purchased my 1st home 2.5 years ago & recently sold it and purchased another one and the process was just as easy and seamless as the first time with Guaranteed Rate. Teddy Kon & his team are truly rockstar professionals at their job and not only are they efficient and very responsive but they are friendly and addressed every question or concern I had. Big shout out to Kaye Urban & Taylor Jackson who assisted in my closing. From the moment I wanted to buy, they made the process quick, efficient and were fully transparent with every aspect and detail. Whether your 1st home or 5th home, this team at Guaranteed Rate are the best at what they do and are truly customer service focused!
Karol Grzesiak of Guaranteed Rate evidently does not understand the concept of time. He either lies about when he will respond to you or breaks his promises. I can only assume that the entire company is the same. He really let me down.
I got a good rate better than the bank gave me. The Sam Sharp and his team (Chicago) were very competent. Sam explained to me all the requirements and process that will happen. They also helped me get the 7.5K Welcome Home Illinois assistance. They are very professional and very efficient. From short sale approval to closing took less than a month. The closing day took about 2 hrs from paper signing and funding. I have been recommending them.
Generally good service from a friendly team. They have the experience to seek out the best possible rates, and advise on when to engage them. However, if your mortgage is subsequently sold to another financial institution, then you lose the rapport that Guaranteed Rate tries to build during the process.
6th biggest mortgage company in the country and Chicago is its home! I wouldn t get a mortgage anywhere else. Lowest rates, and the most amazing customer service by a group of vibrant, sharp, positive people. The online technology here also makes the process WORLDS better than dealing with a bank. The negative reviews were clearly written by disgruntled ex-employees. Lol
We were put in contact with Kristine at Guaranteed Rate. I would not only not recommend her and therefore Guaranteed Rate, but I would actively petition people not to use her. Kristine makes a great first impression and makes everything seem possible, but her attention to detail, knowledge, service and attitude is lacking at best.
On many occasions she made mistakes with out mortgage and not once owned up or apologised.
Kristine has one prime concern, herself. If you have the misfortune of working with her, make sure it is for as simple a task as possible. But you re best off staying well clear
Having just announced the release of their Digital Mortgage, GuaranteedRate is on the cutting edge of the mortgage industry!
Their business model is based upon volume. The people I interacted with were pleasant but often took an inordinate amount of time to respond to any queries. They were unable to secure a loan which I personally was approved for because they sell their loans to other banks (Chase). This caused incredible stress because we were unable to close within the contracted time and therefore caused me additional delay and extra cost. If you have a small straightforward mortgage transaction, they may be able to help but for anything which is a little more complex, look elsewhere. You will definitely be frustrated if your loan runs into any bumps. Unfortunately their process is slow, cumbersome and needs improvement.
As a Realtor, working with Joe Caltabiano of Guaranteed Rate is always a delight. He's amazing at his job, and it shows - nothing slips through the cracks. Ever.
With this guy, there's no cracks through which anything can even fall, metaphorically speaking.
Stay away. They used my escrow funds and paid the wrong property taxes with it and can't resolve it. Awful customer service!
Very easy to use website. The loan process is pretty easy to understand and get the funding you need.
Aweful experience in terms of service, follow-up and overall experience. I would not recommend to anyone (at least the Louisville KY office). My loan was submitted on May 25 and I was told by my loan mgr Daniel Dunlop that I should expect a closing in 30-days. It's August 22 and I still haven't closed. Worse part is it takes on average 3-days for anyone there to follow-up to my phone call. My loan mgr Daniel Dunlop stopped working with me because he said he wasn't making enough money from my loan and was pulled off, this was after weeks of not hearing from anyone to find out what was going on with my loan. I finally called the corporate office in Chicago when no one was calling me back. They had Freddy Western the branch manager call me and his follow-up is worse than Daniel's. They may advertise a low APR but it comes at a big price and is just now worth it.
Not sure what the issue is with these people. Was contacted by one of their employees and discussed a refinance. The guy was supposed to call me back later that day and he was an hour late calling so i missed his call. I called him back and had to leave a message, twice, and now I havent heard anything for 2 days. They claim to treat disabled veterans especially well and have great respect for all veterans but if this is the way they do customer service then dont bother.
Wouldn't use them.. Big company, nice people, but VERY unorganized and unprofessional.. I had an approval for $150,000 for over a month and was searching for homes, found one, bid on it, only to find out the whole time that they "messed up" and could not give me a loan at all.. Spent an entire month shopping and looking at homes for absolutely no reason.. Use Quicken Loans or anyone else..
Totally inept and unresponsive. Refi a few years ago with GR was easy and professional. Returned for investment mortgage. It was complicated so they sat on it. Blew agreed to closing date and caused a contract default and penalties. GR didn t care they had been working on this for 45+ days. Underwriter was a tool when I spoke to him. Switched to local lender who got it done and closed in 11days. GR is too big to care. Never again.
Horrible company! I would never recommend to anybody. No follow up, no returned phone calls. Stay away from them!

Karol Grzesiak from Guaranteed Rate REALLY let me down. Don t believe the fake positive reviews found on the corporate website. I left negative feedback there also and it was not included. Horrible company (now I sound like Donald Trump but it truly is a horrible company if it continues to employ Karol). Fire him and then come back and ask for my business. Lies and broken promises. I expect phony excuses next.
Said we were approved several times then when it went to the underwriter it was rejected. Cost me $1500 for absolutely nothing. Horrible customer service.
Horrendous customer service. Repeatedly had to communicate my preferences for loan terms. Closing documents contained multiple errors which I caught and corrected through multiple revisions, including on the date of closing which could have resulted in signing incorrect documents or failure to close. Never received a copy of my closing documents and cannot get anyone to send me a copy. Help from the assigned team was non-existent after closing the sale of the loan. Customer service also directed me to leave a survey after my most recent phone call and when the survey started, the automated response said they could not accept my feedback and hung up, presumably to avoid feedback given the representative could tell I was frustrated. Have no intention of being a repeat customer again. Would leave 0 stars if possible
It Started out good with these guys, seem to be on top of things. Every time I called John Berger he had to ask me about my income and assets over and over again. Every time I called, which I did most of the calling, it felt like I was going through the application process every time. He said that he would always have to check with his lending partners and I would never hear anything back. had a lot of discussions and emails But no results. I would not recommend these guys.
The main reason my husband and I did a streamline refi is to get away from Freedom Mortgage and I was told by Rebecca Trovitch VP of Mortgage Lending that it would never get transferred to Freedom Mortgage because Guraranteed Rate didn't deal with Freedom. Now we get a letter in the mail saying our loan got transferred to Freedom when I could of stay with them and got the loan at a cheaper rate. Also to do a streamline you don't pull credit reports and you don't ask for bank statements but yet Rebecca did ask for them and the only reason I gave them to her is because we NO longer wanted Freedom as our mortgage lender. So now I have an appointment on Monday to talk to my attorney I an not going to let this go !!!
The worst!!!!! Natasha "Vice President" Very irresponsible very unprofessional asked for bank statements numerous of times and all for nothing took them 4 months to make a decision and all to come down to a denial
Just closed on my condo today! As a first time home buyer, I could have not asked for a better experience. Michael Cain and his team ensured on-time delivery despite some minor hiccups in the process. Michael was always available via phone or text for any and all questions that I had. They made sure they informed me immediately of any issues or any additional documentation that they needed to make sure that underwriting went smoothly. I highly recommend not only Guaranteed Rate but Michael Cain for anyone looking to purchase a home! I thank them all for their work and am very thankful!
They really did us a disservice. They delayed our recast for 10 weeks, until they could sell the mortgage. Then we had to start the process all over with the new bank. What should have been simple turned into a 5 month ordeal. I would avoid them if at all possible.
