I was there when these half built cheap homes were being built, I was the 3rd buyer thinking and hoping that we picked a good community, been there now for four years within two years I have seen people moving out not sure why... We have this one particular house on my street at least 7 families has moved in and out another family moved in last night 03/11/24 leave for work this morning there is a deep freezer sitting in the middle of their yard there has been many complaints on this address to the FIELDSTONE OFFICE... WITH NO ACTION TAKEN YOU CALL THE OFFICE THEY ARE RUDE AND WITHOUT ASKING THEY THROW YOU INTO VOICEMAIL FIRST TREY NOW JAMES LET'S SEE WHO RETURNS A CALL....SO MY OTHER QUESTIONS IS THIS OFFICE WENT UP ON THE HOA DUES SO WHERE IS THIS MONEY GOING?????? NOT GATED NO SECURITY NO POOL NO PARK!!! REALLY SO THE ONE'S THAT SIT ON THE BOARD ARE Y'ALL AFRAID TO GIVE THE OFFENDERS CITATIONS?? MANY OF US HAS LOSS CONFIDENCE AND CERTAINLY TRUST IN YOUR OFFICE AND YOUR HOA AND NEVER MIND ON THE CUSTOMER SERVICE THAT'S AT 00000!!!! AGAIN THE ORIGINAL HOMEOWNERS WE WILL NOT BE QUITE,.

Curtis Barrineau helped us with our HOA approval f...

Curtis Barrineau helped us with our HOA approval forms and then with the process to gain approval to replace much of our pine straw with stone for our landscaping. He was courteous and helpful, and we were able to gain approval in only a couple of weeks.

I have read the recent reviews below and it seems maybe just have the wrong manager. Melanie never responds to emails or voicemails. The one time I was able to speak to her she was very rude and condescending. I looked her up on the Georgia Real Estate website and found she doesn t even have an active license which is actually illegal in Georgia. If the Real Estate commission finds out I imagine the owner/broker of the company will not enjoy the fine associated with this violation.

As an HOA President, I am very happy with the job that Fieldstone is doing for us. The reason we stayed with this company after our builder control turnover, was our portfolio manager Christina Tomlinson. She has been super helpful with this tough transition. Her guidance and knowledge have been invaluable and I just can't say enough good things about her. I think the key to our successful working relationship has been good communication.

I am a director for my Home Owners Association and have worked with Ally Venable for nearly four years. By far, she is the best Association Manager that has worked with our community. Ally is truly a gem and an asset. She embodies highly-desired and valuable qualities in an Association Manager, knowledge and experience. Indeed, Ally possess a wealth of experience and an excellent working knowledge of covenant-based community operations. She draws upon this knowledge and experience to advise us from a perspective that consistently helps our community navigate decisions for the best. In addition to highly-sought qualities of knowledge and experience, Ally is one of the friendliest and kindest souls that I have ever met. Despite this kindness, she is direct and honest regarding vital decisions for our Association. Her kindness does not impair focus on the business of providing high-quality service. Knowing her to be kind and direct informs our directors that her advice always comes from a place of genuine concern.

Our Home Owners Association has changed for the better by working with Ally Venable. As a director and homeowner, my only concern is that awareness of the quality of her work will spread to elevate her career options in response. Requested a proposal two weeks ago. Received this reply, "Thank you for your interest in Fieldstone. Your email has been forwarded to management." (from RD.) Then nothing . If they don't respond when you try to hire them, how likely is it that they will after? Glad I found out ahead of time.

I just wanted to take a moment and give some feedback on a recent experience. Ally Venable is the current manager of my neighborhood. She has always been great at responding to my questions and concerns. Most recently I had a huge issue with our landscaping company. I had requested some maintenance be done in my yard and had nothing happen for two months. Ally got involved and was able to get everything completed within a couple of days. Thank you Ally!!

My family and I moved into our subdivision a littl...

My family and I moved into our subdivision a little over a year ago. We have not had the same experience thus far as other happy homeowners with this HOA. When we closed on our home, we received no welcoming packet letting us know who Fieldstone was, or what they were about. My first interaction came when we received a letter in the mail, a month or two after we moved in, informing us that if we owe PO Solutions, we need to pay them by a certain date. My husband and I were so confused and had to talk to neighbors to figure out what was going on. They too were just as confused as we were, but we all began figuring things out. Although things were getting figured out they were getting figured out the hard way. My neighbors were getting fines and letters for doing things to their homes without permission. This was occurring because at closing and shortly after no one received any welcoming letter informing us of the covenants. We had people new to becoming homeowners and was unaware of how HOA works. To cut out all the confusion amongst everyone we asked for a meeting with our HOA manager so we can all get an understanding of the many questions that we needed answers to. We had a meeting in which I didn t attend but my husband went to represent our family. There questions got answered and everyone left with a little better understanding of Fieldstones expectations. There, our president and other members were voted on and we were told a letter would be sent out informing us of who they are and what are their roles in our phase was. This was in December and that hasn t happened yet. Another instance, In February everyone was suppose to have their Christmas light down. We took our lights down the day after Christmas but still received a fine of $175.00. We emailed our manager to get an explanation as to why we were fined, along with a picture of how our home looked. They told us they would exterminate the fine, but other neighbors still had their lights up. We were left in a state of confusion once more because our neighbor s lights had nothing to do with our home and the fine we received. I could understand if our home got mixed up with our neighbor s, but even in that event, an apology wasn t even offered. We also had issues with neighbors not complying to the covenants. We explained the issue to our manager, and was told things would be handled to a certain degree on their end. Months later, we came back to inform HOA that the issue is still occurring and was told there was nothing further that could be done. My husband and I pushed back a little because we are reading the covenants and interpreting it one way but are being told something totally different. We tried to call the office, instead we only get the messaging system. I understand everyone is busy but we are paying owners and feel we are getting brushed off. So far, communication with this organization, in our opinion, is subpar.

I've had a few interactions with Ally Venable sinc...

I've had a few interactions with Ally Venable since we moved in to our new neighborhood. She has assisted me on matters such as booking of the clubhouse, planting of trees in my yard and obtaining gate clickers for the school bus drivers. Each time Ally was super quick to respond (even when she was out of the office she delegated the job to a colleague so that I wouldn't have to wait). She is always professional, helpful and eager to resolve the matter quickly for the residents. It is not an easy job when you are constantly trying to resolve people's problems but Ally always does it graciously and I'm very pleased that we have her as our community manager. Great job, Ally!

My experience with Ally and Fieldstone has been extremely positive. Ally, in particular, was understanding and thoughtful. She was willing to provide a solution to "meet in the middle," and I cannot be more grateful. This customer service is a stark contrast to my previous HOA and I would highly recommend. The entire team has been open and easy to communicate with.

After having no resolution trying to handle this on my own, I then contacted her to explain the situation. She was kind, sympathetic and willing to go the distance for me. I'm happy to say, I believe her quick response to the situation and willingness to get a hold of the Landlord...that day...it worked. Thank you, Jennifer.

She helped me in my Deck Extension request submission by suggesting what to put in the request package. I am still awaiting my approval notice, but she keeps me informed about the status. Best experience I have ever had with a management company. Christina T. was spectacular to work with. I will not get into specifics of the interaction other than to say that she was incredibly prompt with her responses (many times receiving emails back in the evening because I know she was trying to make sure she was taking care of folks). I know her job is a thankless one because she deals with folks that sometimes are asking for things that she has to be a part of saying no to..but I have found that if you have your ducks in a row that the process if painless. I don't do a ton of reviews but want to recognize excellent service when I see it. Thanks again Christina for making moving into our probable home for the next 20 years a great experience!

12/31- Update: After writing this review I was contacted promptly and the issues was revolved within 1 week after being expedited.

11/30/2019: I am editing my previous review of Fieldstone Association Management; particularly Janelle Jonas Henderson. In the past, Janelle has been responsive to my inquiries and emails; however, on a most recent request for modification Janelle has been unresponsive for months. I have emailed and called Janelle since September requesting updates. I have even asked for a simple email back acknowledging receipt of my emails with still no response. I once called the office to speak to someone else and was told Janelle was the only person I could speak to, advised she was online and put me through to her line but she did not answer nor return my voicemail. This is unacceptable; especially to ignore a customers email for months. Poor customer service.

Ally Venable was assigned by Fieldstone to manage my neighborhood's HOA. I was recently having challenges with a neighbor not abiding by our covenants that was directly impacting me. Per my neighborhood's guidelines, we are to contact Fieldstone so they can manage situations like this. Ally was very good to deal with - - she was always very professional always responsive, ultimatlt resulting in timely resolution to a problem that could have been contentious.

Unlike the dozen or so other property management companies I have interacted with and received lackluster response, Curtis Barrineau and Fieldstone Management has set the bar for how folks should be treated. He has responded promptly and actually resolved issues. He has been unfailingly polite. He has researched matters that were unique. He communicates thoroughly, answering not only the question you asked but anticipating what your follow-up questions may be so you have all the information on a single email instead of a string of back and forth responses. He has depth in the topics commonly encountered by home owner associations and clearly takes pride in what he does. It has been a very satisfying experience.

So far, this company has taken over management of our neighborhood from CMA. apparently they sent out a welcome letter (I don't recall it), followed by a blanket billing for annual dues, including re-invoicing everyone who already paid. They state they notified us to tell them if we paid and to prove it so they would not have billed us again. Um, seems like that is not the residents' job. They did call me back same day (today), but the way this has started seems pretty poorly planned to me.

First....WOW!!!! I cannot say enough about the support and direction of our management Team and the one at the helm....Melanie Ondruska. We are a new(ish) community, trying to do life and community together and we could not have a better partnership. Melanie is on-point, very knowledgeable, and the pinnacle of a professional! Take note....the bar has been raised; expectations are high; no one compares. I challenge you to pick up the phone and talk to her, you'll get the same warmth and earnest feeling we got. This management company is by far the worst so cal...

This management company is by far the worst so called organization I have ever dealt with when it comes to communication. I have received several notices since Jan stating that our HOA payment by debt card was returned to our bank. Which our bank or ourselves have any record of. Been trying to contact Curtis Barrineau by phone, since the letters keep coming from him. He will not return any phone calls, but for some reason only responds to emails. Not sure who he thinks has the time to sit in front of a computer waiting on his response. Piss poor example of how you treat customers. Its a shame this is who Guilford Forest subdivision decided to allow to handle our HOA. Don't deserve a 1 star rating

Cook was our community manager, He is really nice person, helped as much as he can and answer all our questions with more information. he responds quickly and solved so many problems and some of them really needed an immediate response and he was always there to help whenever we need him

My experience with Fieldstone.

I have been involved in my community association for several years now, as volunteer, and now as HOA President of Nichols View Subdivision in Suwanee. Honestly, for the first few years, we were not receiving the support we expected, for that, I can relate to some of the low ratings posted here. The lack of communication and prompt response to our inquiries was an issue.

However, earlier this year, management has made a drastic improvement, and it started by hiring the right people/property managers. Our community was blessed to have been assigned Ally Venable as our property manager. Ally has been fantastic since day one. It's like night and day in comparison with previous rep handling our community. Our community is very satisfied with Fieldstone and specially Ally for her commitment to be on top of all projects and quickly helping us solve issues we faced. Ally has demonstrated true professionalism and customer service to the highest level. She has even answered our email during after hours although we don't expect that from her.

Keep up the good service Fieldstone and Ally.

When I moved into my TH I was divorced, scared, nervous, and didn t know anyone. Curtis from Firldstone came out to my home, welcomed me to the community, gave me a copy of the bi laws and all of the remotes and fauna I would need and said if I needed anything to just call. I have been here three years now and he has helped me with so many circumstances within our community. I know being managed for some is a difficult rule book to follow especially where it comes to money but Curtis at fireldstone has really made me feel at home. I live in a community that is being managed by Fieldstone Association. We have a front gate that is in need of repair but Fieldstone has neglected the issue for several weeks. Since then, the homeowners have made multiple attempts to reach the assigned Property Manager. To add to the issue, there have been over 3 crime related events (break ins, car theft) that have occurred in the subdivision as a direct result of the gates being left wide open in a two week period. Very disappointed in the lack of urgency from Fieldstone.

After being our HOA Management Company for three y...

After being our HOA Management Company for three years, they left our HOA in a mess. Having just been appointed to the board, the incompetence has become known to me, and they left our community in a bad place that will have to be rectified by a new Management Company. Everything from not collecting delinquent HOA fees, to not paying bills and incurring late fees for the HOA at the end of our contract.
