I lived at a property of Elmington's and it was NOT SAFE because of the workers! I lived at Elevation Homewood in Birmingham, and it is one of the worst places to live, and if you want to live in a safe, secure area, do NOT live here. I recently lived here for almost a full year, and throughout that year the staff was continuously changing, the office would rarely ever answer phone calls and return your voicemails, and worse of all, they gave away my apartment keys to people not working with the property and without my permission. Nearing the end of my lease I was slowly moving out and one day when we returned to gather some of our belongings, the front door was left unlocked, the lights were left on, the back door was wide open, and our belongings were stolen. We tried to contact the office once they opened but no surprise, Trenese, the office manager, decided not to show up for work that day. We ended up talking to maintenance and he said he knew exactly what we were talking about and that the painters took our stuff because they were given permission. This is appalling! Our lease was not up, we did not give permission to anyone to do this, and we were not given a notice that someone would be entering our apartment like our contract stated. I reached out to corporate and got only one email back from Delaney asking for my contact information and then she never contacted me nor returned any of my later emails. Tim, the regional manager, contacted me about a week later stating this was an inconvenience and they would issue me a gift card for what was stolen. No, this is ILLEGAL, and shocking, we are about a month and a half away from this situation and I have still not received this gift card for their illegal actions. So, I cannot iterate enough, DO NOT LIVE WITH ANY ELMINGTON PROPERTY IF YOU WANT A SAFE ENVIORNMENT.

I've called and left several messages for a few directors in the area that I'm needing help with and no call back. Each time I call the receptionist transfers me to a different extension. I've waiting weeks for a call back on 4 different messages I've left and being in customer service that's not a good impression. I've at my current property for 8 years and now we are under Elmington. I was wanting to move to a different property under Elmington but I can't get anyone to call me back to get the proper steps I need to take.
I have been with EPM for 13 months and have gained a ton of experience. I worked for several Regional Managers when I was a floating Community Director helping out at different properties and they have been super supportive each time. They have great advancement opportunities so there is always room for growth!
Here at the sound apartments the people in the office are extremely rude which has caused me to have an anxiety attack . I will allow 5 more biz days but if not reached out I will seek an attorney for this matter . It s no way they will get away with talking to me like that . They say everything was recorded I can t wait till they are pulled so you can see how those ladies in the office conducted themselves ! Please reach out thanks .
This is the ABSOLUTE WORST property management company I ve ever been under. Ive had the same maintenance problems for the past six months. I ve put in numerous request to get these issues resolved but nothing has happened. The door frame on my front door is broken as well as my sliding door, my bathroom sink is RUN WATER, my kitchen sink gets clogged up and the garbage disposal doesn t work. My dish washer isn t working either. The light fixture in my bedroom closet is broken and out of place. The ceiling fan in the living room doesn t work either. The draws in the bathroom are off track and hanging. I ve contacted the maintenance people within the complex about these issues as well that the corporate office. Everyone s phone goes straight to voicemail and you never receive a call back. However, the front desk girl answers her phone. She will ask what the issue is and claims to forward it over to the Vice President of the company with a promise that he will return your call by 3 pm. If he doesn t then she tells you to call back. Once you call back you are sent to voicemail. This company claims to offer extraordinary but it is far from that. This is beyond terrible customer service. How can you tell your current and future residents to forget the ordinary and expect extraordinary when you ignore them, don t care about their problem within your community and most importantly do not communicate with them.
I am a huge advocate of first impressions. This company who understandably manages different properties should manage their people better. I recently relocated to Nashville for a new job with my family. I was essentially promised priority of processing my app at the Hermitage flat location and provided over and beyond what was asked for. I was told a 3rd party dept-Compliance would process everything and I could move in the next week. I made the commute and was told my app could not be processed because they do not utilize the work number due to the company eating the bill for the service.This is the sole way my company (Amazon)will verify employment I literally provided a wage verification letter outlining everything that would qualify me and was still denied. I called the management company itself to escalate and was told there was very little that could be done but to wait for this unknown party(Compliance) to process and get back to the property manager and then to me? I was lead to believe something and punished for it because I am not familiar with the way things work. Shady business to say the least. I have had a horrible experience and don t recommended this to anyone. Welcome to Nashville I guess....

My boyfriend chose this place in March, because of the location ,and the advertise price of $580 for a studio. The first red flag is when he went to sign the lease, and the price on the lease was $100 more then advertised. Angela (manager) claimed the price increase was because they were giving us a renovated apartment. We ignored that and just moved in anyway, because I just moved back down here from Washington state(note after water sewer , pest control , tax etc the rent is $731 for a studio . After moving in ,the second red flag was immediate! the pictures advertised for their Renovated apartment was not the unit we received. The pictures they have online are white countertops, the unit they gave me had black. Third ,the pipe underneath the sink in the bathroom leaked all over the floor when we would take showers (ruining the only toilet paper I had at the beginning of the toilet paper crisis ) I was using Kleenex for weeks because of this. I Called the office and they claimed they put in a work order for it to get repaired. The office said it would be a few days.Fourth thing was and outlet near my dishwasher did not work( STILL BROKEN), and the dishwasher also leaked everywhere , when I used it. Fifth thing was my air conditioning did not work either, and I reported that as well. The sixth issue was my garbage disposal did not work, but luckily I was able to figure that out. Everything that was wrong was written on the list they give you for discrepancies. We turned that in as well ,and called for two months about these issues. Every time they would say there wasn t a work order ,but they would put one in ! Even though though I was calling almost every week. These issues did not get fixed until mid July! I suffered the first part of the summer in heat, couldn t use my bathroom sink ,or my dishwasher. Also they don t care about the tenants. They hire these ranky dank contractors to do Renovations in these empty units, and they don t even bother to open the windows for when they use strong paints and epoxy. My whole apartment smelled like chemicals for two days , TWICE ! Also my water heater caught on fire after their air conditioning man came to fix my ac unit. I had a bag in there ,but didn t have it by the water heater. I had it in front of the ac unit , which you will see when you open the door to that room. I guess instead of taking it out the room the guy just pushed it in front of the water heater , causing it to catch on fire when I took a shower , because the water heaters are gas. I went a week with no hot water, and when they removed the old water heater ,and dumped it outside. The water was full of rust , so that probably was the original water heater from when they built this place. The windows are old and janky as well. Also At the end of august my garbage disposal stop working again! I called and reported it , and same story about the work order. I just so happen to be late on my rent for the first time! I only owe $81, but their still charging me a late fee. They said that my broken garbage disposal that is partially clogging my sink and preventing me from being able to use the dishwasher, is not a reason for them to waive the late fee. You would think that after all the issues , and slow maintenance, they would be willing to waive a late fee, at least once especially during a pandemic. Not to mention I had to ask again about when someone would be coming to fix my garbage disposal, and she says they have to order it , and that They don t keep those in stock , mind you no one called me to update me about this. Also you have to call several times or leave several voicemails before they even answer the office phone. This apartment complex is terrible, I do not recommend! If I could give a zero rating I would, I can t wait until this lease is up. DO NOT MOVE HERE! They are quick to get their money and they could care less about if your happy here, or if everything in your unit works . I m pretty sure no one checked my unit .
Update (7/30/2020): Still have not heard from anyone at Elmington Property Management after sending two emails to knelson@elmingtonpm.com. Makes me think that the replies are just to help offset bad reviews to help it seem like the owner cares. If it were true, then why haven't I been contacted. I live in apartment 5B. I've asked the new management team for the Regional Manager Duwanna to call me and she won't. We've been lied to by Duwanna. She told us our August rent would be $28 due to credits for the problems we were going through. Well that was a lie. I can't recommend renting from any of their communities.
Update (7/24/2020): I have emailed knelson and have not received any reply from knelson or management. I'm still waiting. I don't believe anyone cares at Elmington Property Management, else I would have heard from management by now. Prove me wrong and maybe I'd change my review. However, at this moment in time, I can't and will not recommend this property to anyone. Customer service is lacking and no one calls me back after I've left messages with corporate office. All calls are going straight to voicemail.
We are renting from their property in Oklahoma City. We have called them and they seemed to care at first; however, when we called back to find out about getting things fixed, their attitude has changed to we have let property management know. They don't care to help tenants. Here is my review of the property we are currently at: Worst placed we've ever rented from. Do not rent from these people. They show you one apartment and then when you come to sign your lease and move in, you are given an apartment with multiple problem and looks nothing like you were shown. The first four days we had water leaks in the kitchen and bathroom. We notified them. They said everyday that they were going to have someone come out and fix the problem. It took 4 days for a plumber to come out and another few days more to have someone clean part of the carpet. We have mold in the apartment now and can't get the landlord to do anything. We have other issues which they haven't taken care of. Management and corporate management don't care. For the last few weeks no one has been in the office to help take care of the issues. They fired the previous property manager named Tyler, who lied to us and our neighbors. The property has trash littered all around it. The laundry room is closed. There are several apartments that are empty and broken into. They have squatters on the property. They supposedly have security for the property but you never see them. The breezeway lights are out on most hallways. The lighting is very poor here. Maintenance is only one person named Bo. He doesn't do a very good job and doesn't know how to fix the AC. He walks around all day doing nothing. I don't know how this acceptable. Avoid if you can and if you rent, you rent at your own risk; because, at the moment they aren't doing anything for anyone. Don't understand how they don't care about their tenants.
My son & his girlfriend live at the Grand Reserve at Geist and the manager is horrible. They are young and not experienced st dealing with someone who completely disregards their maintenance requests. The trash is piled up outside the dumpster. The biggest thing now is that the pool isn't open on time. This is ridiculous for what they pay. No excuses. The manager needs to be replaced!
I probably left ten to fifteen voicemails and only got one call back. When a Dominique called back she was very unprofessional, she even hung up in my face! This company DOES NOT care about the tenants nor the condition of the apartments at Charter Oak.
I live in one of their properties they are very slow about responding to you when you ve made a call to them for repairs. They never respond to their voicemails or emails that you send them. The properties think that there s no smoking inside your apartment or outside of the apartment, I m OK with that but they also state you cannot smoke in your vehicle. Cool, And they also state that you can only have patio furniture on your balcony and it must be clean but they will come to you in StateThat you are not allowed to have a cooler sitting on your porch or you will receive a fine for that I think they are being very petty grandson has a little tykes big wheel nothing big it Has to be removed from the porch or I will receive a fine. When you call In To place a work order no wind speaks English well at all. I hate it here
I live at Laurel Valley Apartments in Mount Juliet, TN and I love this place! The apt manager, Danielle, is the friendliest one I ve ever had in all of my years of renting, and the whole complex is really well upkept and taken care of!
I live in one of Elmington's properties and their management is definitely lacking. It's July 4th and the pool has STILL not opened for the season at my apartments. The communication around the issue has been almost non-existent except to be brushed off by the on-site property manager. I highly recommend avoiding any Elmington property.
Update: Since posting I have been in communication with the on-site manager who has at least appeared open and receptive to feedback. That being said, the issue has been acknowledged, but still not resolved. With less than half of Elmington's "pool season" left, I'm highly disappointed that Elmington does not invest in their properties as much as they appear to on the surface.
This is the worse company ever I put in a 30 notice and moved out. I couldn't catch anyone at the office to do a walk threw. Called both properties Cane Creek and Crockett Place for a week straight.The manager Ikesha Mackey knew I was gone in still kept me in there system and got me owing a balance of more then $1500. That's very lowdown that was my 1st apartment in I paid my bills . I also was trying to email the regional and vice regional in the month of November about the situation as well. But that was the incorrect email. But I still have proof. Ikesha Mackey ,her maintenance team and the plumbers came in my apartment while I was sick and under doctor care before. But the couldn't come in after I put in my 30 notice in moved out. You would really let a person go months without paying rent. I called in left messages for regional she never contacted me back.
This group is the epitome of unprofessionalism. They will lie and twist words and tell you anything to make you walk away. I addressed concerns to every accessible level of management and was met with only further resistance to acknowledge my problems, and at some points blatant lies regarding how the business operates. When I raised concerns about their facilitation of AirBnB rentals in violation of local laws, I was told we do not rent to AirBnB companies when AirBnB hosts have filed documentation with the city proving the management s authorization of these short term rental listings in the buildings. When a resident raises legitimate concerns, lying or attempting to twist words is not the solution.
I have tried to get a hold of the regional manager for hickory lake apartments for 2 days with no reply. When I was 18 and still in high school Hickory lake apartments made my mom put me on the lease I had no income because I was still in HIGH SCHOOL. The lady at the apartments told my mom it was just for record that I lived there. My mo lost her job and was evicted. Hickory Lake apartments put this on my credit!!!! I have been told this is against the law by other apartments. I am trying to get me and my son a place to live but cant because of Hickory lake and there untruthful staff.
I have been at one of their properties in Birmingham, AL since Mid March 2019 and its not a good place. Maintenance people are very nice and do what they can for only a few workers. So they get a 3.5. The complex Mgr is not very understanding with tenants that are in my building and are these tenants are Awful. There is one unit that has much younger guys, then the rest of us and really don't care about our quiet time, or even just to be kind and considerate. I say this because I had a run in with one of the 3 young guys, that live in my building, I have complained about him and his roommates on several occasions and their music playing EVERY SINGLE DAY THEY COME HOME, they sit in their cars for at LEAST 10 min. with the music so loud that I can hear it in my home in four different rooms. Now at times its at 11AM and other times its at 1030-11PM, I have asked the complex Mgr. to speak with them, but it still goes on. ALSO, one of the young guys I had words with and he came to my apt. and had an up close yelling in my face, swearing at me, calling me names and also lunged at me to grab my phone because I was recording him. I did call the curtesy Officer as we are told, but nothing was done to him because he did not grab ME but still He was nasty to me with his yelling, swearing at me and calling me names (not kind ones), he ALSO GOT AWAY WITH THIS FROM THE MGMT. AND I HAD A RECORDING OF IT. So, I am stuck now because I can't move due to the cash flow AND I don't want to move because I have just moved in as of Mid March 2019. I do feel threatened by this tenant that obviously the complex will NOT DO ANYTHING TO HIM OR THE OTHERS THAT LIVE IN THIS ONE APT. (3 of them) Its just awful for me, a single women, nearly 60 has to deal with this kind of person(s), behavior, disrespect, and inconsideration, I PAY RENT TOO AND PLENTY HIGH RENT. I am in total awe that nothing is done to them except for a TALKING TO....what is wrong with this Mgmt company and the complex Mgr. How awful...I wish I could move, But like I said I don't have that kind of money laying around. The complex Mgr. offer to let me get out of my lease, and I told them, "why should I move, why don't you say that to them? Why don't you tell them to move? They are the problem, NOT ME!!". I'm quiet and very considerate to my other neighbors, but these guys...ARE JUST AWFUL. And I blame the Property Mgmt. and the complex Mgr. for letting these guys do whatever they want...THAT IS JUST WRONG. EVERYONE IN THIS BUILDING KNOWS THAT THIS UNIT IS A PROBLEM, BUT STILL, NOTHING IS DONE TO THEM. I WONDER IF THEY ARE RELATIVES OR SOMETHING OF THE PROPERTY MGMT COMPANY OR THE COMPLEX MGR. AND what really get my goat, If I would do any of this... I would have been kicked out long ago, this is why I am so upset. They are rewarding these guys and that one in particular, for bad behavior. Its just awful, especially when I have to stay now and can't move yet....I am sort of scared also about my car that sits out or my Apt. since they all know where I live. I sometimes think I should have gotten a legal resp. for this because nothing was ever done and now I am the one feeling scared. SO, DON'T RENT FROM THEM. I JUST HOPE I CAN MOVE OUT NEXT SPRING.
DO NOT MOVE HERE if you want considerate, understanding professionals managing the property. We have been tenants since December 2018 and started looking for a house this August. We just happened to find the one so we asked to have our lease printed so we would know how much the buy-out would cost. After reading the contract, we were both under the impression that $2080 was due and we needed to be out within 60 days of the notice. Called to confirm and was told not only do we have to pay $2080 but they also want 2 months rent!! I spoke with Shea, the manger on site and explained the situation and asked for an exception since we are buying a home. She said, Everyone is buying a house...can t make an exception. After our conversation ended I called Elmington Property Management s number and was directed to Ashley, the regional manager and once again explained our situation and even offered to pay the $2080, be out by the end of August, AND an extra $500. Her response, No. If you don t pay we would have to turn you into the attorney. So here I am, trying to be a responsible tenant and do as much as I can but because of the lack of respect and consideration, I am writing this review and I will be sharing it on every platform available to me. ALSO, here are some of the things we have encountered while living at an Elmington Property: our maintenance man let himself into our apartment after specific instructions on the work order to NOT ENTER, the car wash doesn t even work, our gated community isn t gated because half the time the gate is wide open!! Why have a gate and charge everyone for a feature that isn t even consistent?! We have never been late on rent and would consider ourselves good, responsible tenants. We have 3 & 1/2 months left on our lease and we were hoping for the same consideration.
I ve lived in SoNa Apartments for over 3 years now, and the past year and a Half have been complaining about a sewage smell coming through the A/C vents.
I both live and work for Elmington. I have worked for other property management companies, but elmington by far treats their employees so much better. Our benefits as well as the stuff we do give back to the community both local and universal. I LOVE the experience I have had being here. I would highly recommend anyone to be apart of our team.

If I could give this place zero I would, you can Never get any response from anyone, message after message, reports after report, still having issues no call backs from corporate office to help resolve issues on top of issues, police call on top of police calls, i have pictures, copies of proof, no one is ever interested, or they have conveniently lost copies given, i could go on but what's the point, this absolutely is the bottom of the barrel for rental property, break in after break in, repairs take multiple repeated requests, I would love to move immediately but can't they get all my money, plus with the damages being done to my vehicle daily costing me on a daily basis, no security, gates have not worked since 2012, I digress, just be warned this place Enclave at Webster Park in Atlanta GA is not where you want to live, believe me

I've lived in Station Lofts for 2 years now. Responses have been very prompt. Property Manager Lyn has been the most helpful. She goes out of her way to resolve any issues and responds very quickly!! I am so grateful and satisfied with her services. Thank you, Lyn for everything you do!
I have been calling the corporate office since September and have yet to receive a return call. I have been emailing different regional managers since September and still no return email even though they answered the read receipt. Now, that speaks volume. It is now February. This is poor management skills from the bottom to the top.
Pure lazy and unprofessional just like these other companies coming into Nashville and remodeling these old buildings in Nashville into ugly tiny apartments overpriced for no reason because most of Nashville apartments are old and outdated compared to Houston, Dallas, and Atlanta. These are supposed to be modern. More like really cheap materials with a coat of paint. People are crazy on these prices in Middle TN compared to the rest of TN and now they trying to branch out into Memphis with their companies. Please stop you all are awful. Every business and person all over the world a part of the over priced housing crisis are pure evil!!!

I have now worked under Elmington Property Management for 3 1/2 years and each year just keeps getting better!! I am now an Assistant Manager here at a Chattanooga property. I started out as Leasing Consultant and after two years I was asked to be an Assistant Manager by our Regional. I was so thankful for the growth and that someone believed in me enough too know I would be great at a step up in team leadership! Elmington has always been good to me and believes in people that put hard work and dedication to the test!! We are Family and we continue grow in numbers!! I Have rented from the park trails property in Columbus for 4 years smoke sectors broke oven has not worked in four years back window broken unsafe people getting shot murdered, sometimes security makes more noise than the kids. I just want someone to tell me how to get out of this lease smh and rental staff they don't live and don't care all they want is rent money. And since they always want to put notes on my door everyday I am here with broken stuff I am going to put a note on their door.

Absolute joke of an establishment. TERRIBLE service over the phone. Unwilling to accept money orders for payment after paying every month with money orders for the last year. The only options for paying rent now are subject to additional fees. I find it completely asinine that they expect you to pay a fee, just for paying your rent.

I am blessed with a truly phenomenal Regional Property Manager, an amazing AP Specialist, a smart and organized Accounting team, and an awesome and hard-working onsite team!

Perhaps my favorite part of EPM is their charitable heart and drive. Throughout the year, the company hosts nationwide charity drives/contests and projects. The worst the apartment are in very poor condition costimer service they don't know what that is if you looking for a home believe me you are in the wrong place I have the worst experience ever living in this place
I m here to make a complaint about the manager at Jamestown in Nashville TN who is going to each apartment to ask us about the rent a few weeks before our due date she also requested only money orders and to leave them in the office mail box. A few weeks after she called and told me that and need it go to place where I purchase the money order and to let them know that I lost it, even though we did everything that she told us. I don t know what s going on there she is never at the office we had call numerous time and not heard anything about it.
Today marks one month at my new home sweet home. Elmington has been so great since day one. I'm so grateful for the Elmington team that made my moving process such a seamless experience. Such a great community to be apart of!
I am deeply appalled at this company.The manager of this company dealt me a blow.My husband and I have rented for three full years,no missed payments,no five day notices.We are both disabled seniors.We were kicked out by the new property manager.We were locked in our apartment for five months,with one door sealed shut by maintenance,Vacant apartments in the building were used by vagrants for all types of reasons.I will post pictures and complaints on Facebook,Twitter ,Instagram and etc.I did not get evicted but went to court,because of nonpayment of rent.The manager set me up to get me out of the building.I was the last tenant in the unit.Read your lease before you sign.This company do not hold responsibility for repairs or your safetyThe area is hand infested.Teens are out of control.Look on the back side of the apartments the condition of the property speaks for it's self.Be very cautious.What you hear is not what you see.The new manager is Chicago slick.
Transitioning from a student-housing background for the last 5 1/2 years, Elmington has been a breath of fresh air for me! Everyone that I have personally came into contact with have been nothing such of amazing as well as encouraging. Special thank you to Sashia for being the best regional that I have had to date, as well as Sarah for constantly pushing me to not only meet, but exceed my goals!! Been here for some time now. The property management is green, they clearly have not been in these positions before, the maintenance supervisor also has no clue what they are doing, I know because I have 20 years in the commercial industry maintenance and remodeling and turn key.
When moving in I was actually offered the position of maintenance supervisor but decline when I realized they were rigging it to be an hourly position instead of salary Super position. This is a clear shucking of responsibility and does not work in any model of community living.
In the first year I have collected images and proof of violations ranging from codes inspection failures and management misconduct. I will be posting steadily from here on out to debunk all the lies posted in this review section.
The management constantly begs tenants to clean the common areas because they cannot afford the staff required to do so, there is animal poop everywhere in the halls, trash found everywhere on and in the property, doors smashed in with no repairs, drug deals going on at the side doors where dealers who live there ask their buyers to meet them at the complex, and there are more codes violations than I can count.
The property management also has the poorest communication skills, often shucking their responsibilities off to the tenants because they have no clue. In the beginning there was a lady trying very hard to overcome the facilities shortcomings but they canned her for trying to do too much and replaced her with those who wouldn t dare bother helping. Since the switch of management personnel the property continues to dive head first into a slum.
The biggest and most messed up codes violations are in the parking garage where the stalls were not done to codes and they did not provide enough spots for the units in the building. I have lived here for a year and had two break ins with our vehicle because it s not possible to park in the garage. Over 50% of the cars in the garage are not permitted on the property, and even if the spots were vacant there is still a high risk of having vehicle damage and or getting stuck because they did not use licensed contractors for the garage work. The painting crew also got over on them only doing one coat of paint in the entirety of the complex when TN codes state clearly 1x primer and 2x Color. The paint is bleeding, flashing, and the finish prep and sanding never happened so you can imagine the eye sore.
I have made a list with detailed pictures, issues, and how they constantly handle things the wrong way and have sent them to the local state commission and attorneys to put an end to the Elmington Property Management. We cannot allow this company to continue building sub par units and then staffing with non industry professionals.

I have lived at Spring Hill Townhomes in Lebanon TN for the past 3.5 years. I was truly not prepared for what I had moved my family into when I got there. The first year at this property was really horrible. However when we got a new property manager that really cares, the look and feel of the community changed. Brandy has been a godsend for this community. It is obvious to everyone that she takes her job seriously and is genuine in her concerns over resident issues. I have nothing but good things to say about the positive changes that have happened over the past 2 years. I am happy to say that I now enjoy coming home. Thank you to Elmington for having property managers and maintenance staff like Brandy and Dennis. I do hope that they are given the recognition that they rightly deserve.
I love living here. The staff is on point and always ready to help. The neighbors are very nice and the grounds are always clean. It s a very safe a friendly environment. I am thankful to live in such a great community
DO NOT RENT FROM THIS COMPANY!!! Read the reviews from the tenants, because they are not lying! The only good reviews this company has is from employees!! This company is horrible... I've had a leak in my ceiling since Jan 11th, and they keep giving me excuses on why they haven't fixed it yet! They gave me half off rent for March and that's it.. Instead of giving us half off until they fix it, they want to keep giving me the run around about it. Everyone I talk to including the REGIONAL manager say it's higher up.. I have a hard time believing a REGIONAL manager can't authorize these requests! I can't use half of my apartment so why would I pay the full rent?! I have emailed so many people and nobody responds!! This is absurd!! I'll be contacting code enforcement next..
They are completely ineffective and solely out to take your money. They do nothing to ensure that the property is advertised and only selectively enforce leases. My building is advertised as luxury and there is loud music at all hours, drugs, vomit, unleashed dogs and trash across the property. I have pictures and videos of it all, and yet they do nothing.
I have been blowing these guys up about the money they owe me I guess I'ma have to take them to court I've played nice and give these guy 2x the amount of time they said it would take
Update: still have no got in contact with these people they reply to your review with an email they don't reply to I still don't have my money back I'm so fed up with these people I see the paying court fees now cause I'ma take them to court I'm done dealing with these scammers
I have only worked for Elmington for a short amount of time. During this time, they have exceeded my exceptions & have been a breath of fresh air. I'm excited to see what the future holds with Elmington.
My family and I live at an apartment complex EPM takes care of in Lexington, called Fayette Crossing. It was nice when we moved here almost 2 years ago. Since EPM took over it has gone steadily downhill, and now in order to get any work done in our apartment I have to make low level threats to management. Things like "If you don't come fix this soon, I have pics of ALL the black mold...." They showed up the next day. We mind our own business, don't play music, have never had a party, don't turn our TVs up. We're just a family. I DON'T like being ignored and I'm steadily getting angrier and angrier. My daughter's car got broken into in the parking lot a few months ago! It was locked!! No broken windows or anything. Whoever did it took her wallet out of the glove box (yeah, we know now) and ran up all her cards, and management, while offering assistance, did nothing. Where are the police patrols they told us about when we moved in? 2-3 times a night? Yeah, right. Our pool has been out of commission since before summer, and it's still not fixed. It looks like it's going to be under construction for at least another 6 months. That pool was fine! We swam in it year before last! We had a manager that PROMISED the pool would be open by July 4th. I guess I should've asked what year. I know I sound bitter, and at this point I am. If I wanted to have to make threats, and empty promises, I'd just get married again. I also don't want to pay $10 a month for maintenance insurance. When you live in an apartment that's what you pay rent for. If something happens in another apartment that's on the management. That's the cost of running an apartment complex, or MANY apartment complexes. DON'T try to pass that cost on to your tenants!! You wanted to get into this business! Now suck it up, cupcake, and do your friggin job by taking care of us like you're supposed to! In August the bathroom ceiling in the master bathroom fell into the bathtub, while my daughter was in there taking a shower. I'm just extremely grateful she didn't have my 2 year old grandson with her at the time. It took them nearly 2 weeks to get it fixed, despite repeated calls, none of which were answered. I had to email with veiled threats. All of which I have copies of. I also have my phone records. We have 2 full baths and when you use to tub in one at least 3 inches of water backs up in the other. It takes hours to drain and leaves behind a slime that is very difficult to get off the bottom of the tub. There is also often sand mixed in, which indicates a broken pipe under the building. My daughter took a shower 3 hours ago and there's still water in my tub. Now I like the fact that the employees here leave you alone. (When you don't have a maintenance request, that is) We don't bother anyone and we don't want anyone bothering us. And we will be staying for the foreseeable future. But I'd really like for some major things to be different around here. I mean, really. At least, pick ONE project outside, complete it, THEN move on and work on another. Right now they're working on the parking lot/dumpster area, the pool, the steps by the office, and the grill area. The only problem is, they work on ONE for a few days, then all the workers disappear for about a month. The workers come back for a few days and work on a DIFFERENT area, disappear for about a month, and the cycle continues. From this dissertation, do you start to see the reason for my anger and frustration?
My name is Ethan Plunk and I live in an apartment complex (Mosaic Apartments) managed by Elmington. During the month of September I looked into paying my rent online. I set up my bank and attempted to make a one-time payment. Once I noticed the extra fee I decided not to go through with it and continued paying rent by personal check. I paid my October rent with a check without a problem, but somehow I was charged online for November's rent, when I had never signed up for autopay. After not being on the website for over a month and a half I looked at my account, to my surprise autopay was on. How is it possible for me to be charged for November but not for October if I had somehow setup autopay without knowing. This mishap alone is not why I'm leaving the review though.
After realizing I had been charged online after already paying Novembers rent with a check I attempted to reach out to Elmington in hopes of receiving a refund after the apartment office told me there was no chance I could receive a refund on my personal check. Countless phone calls, voice messages, emails, and a visit to Elmingtons office later and I have still yet to receive any word back, from anyone! I am only leaving this review now because it has been so long that a refund wouldn't even matter becuase the month is almost over. Horrible customer service.
I've worked for Elmington for over a year now and I love this company. They treat their employees well and really care about their residents. Voted one of the Top Work Places by the Tennessean in 2019, and property management company of the year in 2019 by the Chattanooga Apartment Association!
Wish i could give it a negative star!! Been a tenant at willows of springdale for 3 years!! 7 times my ceiling has caved in! 2 bed ruined!! Paint all over my tables mirrors and tv!!! I dont even know who tjr land lord is!! How do u own a property u NEVER tend to or come see its not even in the same state! Ive called health department, the news, legal aid, housing opportunities made equal n even the mayor !! This is unacceptable ive never heard or spoke to the owner they hide behind property managers whom r rude lazy and incompetent !!! City council has even had a meeting about this complex its so bad but half the tenants are illegal so they will NEVER complain guess i just gotta sue this place this complex is worth over 10 million dollars and they dont even have the decency to tend to their tenants needs properly!!! Shut them down!!
Elmington is the best company I have ever worked for!! They care about their employees and helping them succeed. They have great incentives and benefits for employees as well. I love working for a company that makes me grow personally and professionally.

I was told on 6/26/17 we had been approved for an apartment on 7/7/16 we were told that our app needed to be sent back over to regional manager after she supposedly already had overriden and approved it on 6/26/17. We have been assigned a unit and been given the address but no welcome letter. We even visited the office on 6/30/17 to see when was our move in date which they had in the system 7/14/17. Now we are stuck trying to find somewhere to live because we don't know what is going on. I've tried on several occasions to contact the home office in Tennessee but no return call. This really sucks.
Dishonest and greedy. Oh, so you signed a lease with them? Good thing they don't think they have to honor what you both agreed to. That's not illegal at all. What am I referring to you may ask? Oh, just the parking regulations that were signed as part of our lease. Now 9 months into a 12 month lease we find out that instead of issuing parking permits per lease holder as stated in the lease, they are issuing permits per bedroom. This is a problem if you are a couple who live in a one bedroom apartment. So now, as a couple we get one permit to "share", and one of us will have to fight with other visitors over a handful of spots. Yes, we are both on the lease, yet one of us will have to park in visitor parking permanently? At least until we can move out, which at this point can't come soon enough. Clearly this company doesn't care about it's tenants. Parking up to this point hasn't been an issue, there would be plenty of parking for all leaseholder. But, that makes sense and would be the decent and honest thing to do. Which is why they aren't doing it. Did I mention that we are paying $1300 in rent for 750 square feet in the suburbs of Nashville. Rent is set to go up by at least $100 if (laugh out loud) we are to renew. Just a warning about how this management company does business.
On a side note, the staff at our complex in the office and grounds are great. These guys who call all the shots, not so great.
I live At Laurel Valley and my property manager is Danielle. This wonderful lady goes above and beyond to take care of her residents. Danielle is ALWAYS upbeat and friendly. She greets you with a smile always and she is so knowledgeable. She really makes life at Laurel Valley pleasant and peaceful.
They are all about opportunities! I was first introduced to this career field with Elmington and what an experience it has been! I have learned so much and with such a well structured team of leaders and directors we are always pushed to simply... grow!!
This company don't keep the property up this complexes is going down I've been here 10years and I've never seen these apartments look this bad . People leaves there's trash in the breeze way dogs pop every were it's a disgrace.The company needs to do better
I currently work For Elmington Property Management. Over the course of my time here the company culture and health insurance has greatly improved. This company empowers its employees to Think Like an Owner and to be a solution not a problem. I have really enjoyed my time with this company and hope there are many more years.
This is hands down the best company I have worked for. I have the freedom to make decisions for my residents and property that makes sense for us. Besides having the best support team to work with, my supervisors are always encouraging us and motivating us to keep doing things to "think like an owner" and "forget the ordinary". This is hands down an amazing company to work for. Thank you for giving me the opportunity to be a part of such an amazing team!
Wish I would've never moved in the Ashton Hills Apartments in memphis,TN bad all the way around they over charge and don't fix anything keep your money and find something else trust me.
Elmington isn't perfect, but it is an incredible company. It is for the intelligent, passionate, strong willed drivers of our society. It is for the rockstars who are always pushing the limits. Elmington is a sanctuary for those of you who have always felt like the trouble makers: you have consistently taken a stand for what was right and productive and brilliant rather than just accepting the status quo, the lazy coworker, the self centered boss. And at most companies that wasn't appreciated. But at Elmington it is not just appreciated, it is required. By default, that means that Elmington isn't for everyone. We are at the very least controversial, different, special, elite - and we are proud of it.
I'm hoping the corporate office will be able to resolve the issues I've been having with one of their properties, Verse On Bell apartments. There are police everywhere on property constantly - especially at night - because of the amount of crime in the community. There are drug dealers in every building, car jackings happening every night, and the staff in the office have the worst attitudes. Now I typically like to keep a positive attitude, but in my experience it has been a disaster living in one of their communities with the insect problems, shoddy maintence, and rude service. I have health issues and had to wait 3 days over a holiday weekend for my AC to be repaired because apparently it's not considered an emergency to have your apartment over 100 degrees for 3 days straight in the middle of summer. Despite all of these community wide issues, the leasing office spends their free time attempting to sue residents for looking for roommates online, which they claim to be a lease violation. Horrible customer service. Especially if you have a disability, STAY FAR AWAY FROM THIS COMPANY AND THEIR SCARE TACTICS.

Our company recently merged into Elmington Property Management and was one of the smoothest processes we have under went. The principles of the company are exemplementry and I consider myself fortunate to be working for such an upstanding company. The paid time off is very generous and one of the biggest perks!
I previously worked for Elmington Property Management and it was good. Awesome Regional. My property got taken over by a different company. After several months was rehired but under Elmington Capital Group. Worst mistake ever. Very disrespectful upper management. No class at all. Yes I was terminated so I am bitter, but that does not excuse the way they treat people. It is a revolving door with them. When a small portfolio of 4 properties has averaged about 20 turnovers in a year there is a problem. Everyone can t be worthless. The problem is not the property staff!
Elmington properties are very unprofessional. I went through the process of trying to move into their property and paid my deposit. No apartment was ever prepared for me to move into. I requested my deposit back since I had not moved in, it is now 9 months later and I am still out of my deposit, no apartment,and no one answers phones or return messages. I have left a message with the Memphis regional manager and the complex office manager. I've also emailed and still no response. DO NOT EVER move to their properties.
I both live and work on an Elmington property and would highly recommend it for anyone. This property management is extremely organized, caring and fun to work for. Having support from your management to succeed in your job is such an awesome feeling. Working with my colleagues is like working with family.
Lots to say about Laurel Valley Apartments! I am a first time renter with several issues that were graciously taken into consideration and welcomed by our former manager, Katie. She went above and beyond to help make my move go smoothly. Danielle (our manager) is an exceptionally warm and welcoming individual. I make one phone call and whatever I need is promptly taken care of. Danielle stops to say "hello and how are you" everytime we cross paths while I am out walking my dogs. As to taking care of things, Sammy, is the most patient man. He has helped me with any questions or repairs. Sammy, thank you for not laughing at me when my circuit blew and all I had to do was hit "reset." Your smile said volumes about you! Laurel Valley is to me, is its own small community. My neighbors are the best, actually like family to me. Neighbors I don't know by name wave and say hello! I was blessed to have found Laurel Valley. I recommend anyone considering a move to call/visit Danielle. Danielle and Sammy are simply the best!
