As a vendor for a property they now manage, I understand the previous property managements shortcomings are not to be held against Elmington, but since they have taken over, I have been told one thing and experiencing another. Nobody is returning voicemails, messages, emails, or anything.
I have been given the runaround and no accountability. My experience so far hadn't been great but I hope it turns around. It is a small community of trusted vendors and contractors and I am sure the reputation they have right now is something that needs to be turned around

Update! My wife put in 9 to 10 hours a day at the office! And another 3 hours at home everynight for a measly 45k a year! This company sucks!!

I both work and live on an EPM property, and have for a year and 3 months now. I can certainly say that this company is so much different than any company I have ever worked for in the past. The management style is completely catered to making sure that we are all successful in our role, but also to help push us to be even better! You can always trust that the company has yours and your residents best interest at heart when it comes to making any decision. We are taught to "Forget the Ordinary" every day we are at work, and we do just that! EPM pulls together to think outside the box on how we can make our residents and owners happy and well taken care of! If you're thinking of joining the EPM team or moving to one of our beautiful communities, you're in for a great road ahead of you!

I lived in one of their complexes from 2016-2018 and it was wonderful. Unfortunately, the other apartment complex I moved into that they own was horrible. I have tried to call Elmington every day and I have received ZERO response. No one will return my call and I have called during the times they claim they are open. If you love cockroaches and zero response from anyone ever then please do invest your money with Elmington!

Recommendation is a NO!! Property Manager doesn't care about tenants safety or the appearance of the property. At Crescent Bluff 2 in Tennessee( Regional Manager Ervin Dickerson never visit property never call back, if he cared things would be better)

Hallways/stairs stains everywhere

Entrance gate stay broken( people drive and walk in at anytime..not safe at all. Resident gate broke( always propped open again people walk through the gate all day and night not safe. Exit gate is open as well no safety at all

Laundry room door is broken

Litter is everywhere I pick litter up on property when I see it( maintenance should do this,but he doesnt)

Crime I see it and hear gunshots but going forward I will be silent on what I see or hear...security is a joke. They hit ignore on phone when calling about concerns.

I don't know how ethical it is for staff to be leaving positive reviews concerning the property at 1818 Church or Elmington PM, your employer. Especially, considering your review, which advises the staff are very reciprocal, responsive and empathetic, when Elimington has not replied to any of my emails. I will start by advising: I am not a disgruntled resident (as I already know the reply to this review will ultimately make me out to be), but rather, I am a highly perturbed resident. I feel as if I'm paying a substantial amount of money to live in an Extended Stay Hotel. A large portion of the property consists of Airbnb. The hosts of said Airbnbs use our amenities as selling points on their host pages. So needless to say the long-term residents' pool and clubroom are completely inaccessible on the weekends. The one day we typically get to use our amenities are on what we residents call: Resident Sundays, when the Airbnb guests are checking out. When we do go to the pool on, let's say, a Saturday, the guests are passing around glass liquor bottles in the pool, popping bottle tops on the sides of the pool. When we report said incidents, we are intimidated by the guests, who then use veiled threats or obscenities towards us, forcing us to leave our amenities, our home, because we no longer feel safe. When we complain, only a text is sent out to the Airbnb hosts warning them to mitigate the situation. A letter was disseminated by a resident to all residents advising of the proper channel to complain about Airbnb nuisances, which is not via the property management, but rather directly to the source- Host Compliance. One of the hosts attempted to intimidate me, by bringing down his "bodyguard", and advised the complex would never sever their relationship, nor would the city, as he pays the city 6% tax and $50k a month to the property. He offered to pay us hush money, then solicited drugs. (To whoever replies to this review): Do not doubt the validity of the content of this review, as it is documented by the front office, or it most certainly should be documented, and was sent directly to Host Compliance. We residents continue to complain about the nuisances, but it falls on deaf ears, as we all know- money talks. By complaining to Host Compliance and Metro City Councilman, Jim Schulman, we can truly cause a sea change. Midtown Nashville is an area that is ripe with gentrification- therefore, the dangers of having your car broken into are high; our soft-top convertible was sliced open. These isolated incidents could be prevented if 1818 Church would have a security guard present as well as locking the gate and outside doors, at all times. 1818 Church has contracted a booting company. Our registered car has been booted twice now, with decal on dash. 1818 Church isn't concerned about taking ownership of these sort of complaints, but would rather have us start an endless battle directly with the booting company. I am supposed to meet with the front desk of 1818 Church to come to a "conclusion", after complaining about certain events, but I already know the conclusion: we residents are expendable, and should treat our complex as short-term leasing, rather than long-term. I will not bore Elimington PM anymore with the quotidian details of a "disgruntled" resident. But I will remain obstinate in advising: if we, my husband and I, are put in danger one more time by an Airbnb host or guest, there will be no mediation, no mitigation... Elmington PM and the Host will be taken through an extensive litigation process.

Elmington Property Management is a great company! I have worked for the company for about 3 Years now and have been so welcomed by all who I have come into contact with! Everyone has been so nice and very helpful, I am very thankful for my experience with the company so far!

I lived at a property of Elmington's and it was NOT SAFE because of the workers! I lived at Elevation Homewood in Birmingham, and it is one of the worst places to live, and if you want to live in a safe, secure area, do NOT live here. I recently lived here for almost a full year, and throughout that year the staff was continuously changing, the office would rarely ever answer phone calls and return your voicemails, and worse of all, they gave away my apartment keys to people not working with the property and without my permission. Nearing the end of my lease I was slowly moving out and one day when we returned to gather some of our belongings, the front door was left unlocked, the lights were left on, the back door was wide open, and our belongings were stolen. We tried to contact the office once they opened but no surprise, Trenese, the office manager, decided not to show up for work that day. We ended up talking to maintenance and he said he knew exactly what we were talking about and that the painters took our stuff because they were given permission. This is appalling! Our lease was not up, we did not give permission to anyone to do this, and we were not given a notice that someone would be entering our apartment like our contract stated. I reached out to corporate and got only one email back from Delaney asking for my contact information and then she never contacted me nor returned any of my later emails. Tim, the regional manager, contacted me about a week later stating this was an inconvenience and they would issue me a gift card for what was stolen. No, this is ILLEGAL, and shocking, we are about a month and a half away from this situation and I have still not received this gift card for their illegal actions. So, I cannot iterate enough, DO NOT LIVE WITH ANY ELMINGTON PROPERTY IF YOU WANT A SAFE ENVIORNMENT.

I have lived in 2 different apartments run by Elmington Properties over the last few years and honestly some of the staff, who work the offices at these apartments, are very rude and disrespectful to the residents that live there. They have the worst attitudes ever. Elmington Properties Management Group itself is great at what they do and they work hard to make these apartments look better and they get things done BUT the staff they hire to run the apartment offices really need to be educated on how to give good customer service without being rude to the residents that live there. They should learn to be respectful and considerate of others. You don't have to be rude and disrespectful to the residents to handle situations or get your point across. More residents would have more respect and understanding on situations that arise if they were talked to in a professional and kind manner.

I have been working for Elmington for 3 years. I am very proud to say that Jacob's Crossing have Great Team management. We all work well together. Renee Ainsworth and Tina Patterson are awesome bosses. The service men, Rene' and I all work well together. I am at 100% occupancy and I have already finished some of my leases for next year and it is a few days too early for me to do my leases that starts in April. Keep up the Good work Team Elmington!!!! NOVO Donelson Apartment s are very nice! Great value! Great location! Great amenities! We Love our new apartment. So much so we got new bedroom furniture for both bedrooms, and some new accessories to complement the unit and reflect our personalities. With it being a new place there are some kinks but that happens everywhere. Management has been very kind and helpful when needed.

Someone was KILLED today in our apartment complex I called the main office because I am now concerned about my safety and the person who picked up the phone purposely hung up the phone in my face as I was asking a question. Absolutely unprofessional and disgraceful behavior from this management.

We moved out in May and our refund of our deposit was conveniently lost so they were resending a check in June. We have documentation via email and text stating that it was resent in June. Fast forward to mid July and we still had not received any refund. Now our calls to the property are being screened/ignored and we ve asked twice via the corporate office for a regional manager over Davenport Condominiums to call us back. Which we were told they would and have heard nothing in three weeks. Absolutely the worst experience ever. While we were happy with our time at the property this has tainted our whole image of the company. I work in property management myself and will be looking into ways to report this company as a whole if we do not hear back next week.

When we donate to a good cause the company then turns around and helps its employees. I am a contractor for one of elmingtons property's. The company I work for has not been paid in over 3 months. I let it slide for the first couple months because there were job shifts in upper management and I gave them the benefit of the doubt that they were doing everything they could. Then they started lying to our faces. Telling us they cut a check and we would receive it next week. The next week comes around, "oh, somebody screwed up. You'll get the check next week." The next week comes around, and no check. That's happened over and over for the past 2 months.
If anyone reading this has some advice or insight on how to proceed with this situation in order to receive our money, please let me know something. It will be greatly appreciated.

ABSOLUTELY HORRIBLE. It is a nightmare living on a property managed by them. My kitchen has been flooding for a week straight and the maintenance men keep coming in and making it worse. I begged for a plumber but heard the maintenance man on the phone with the plumbing company and they refused to come out because Elmington owes them 5000 dollars and will not pay. Where does our rent money go to? The problem in my kitchen has gotten increasingly worse and now the hot water tab will not produce any water. So I have no access to hot water, a sink, or my kitchen floor. Which is rotting and beginning to sink in. I just left a neighbor s who wanted to show me her damage and I swear her apartment was like a dank, swampy cave. The air quality was so bad I felt like I was choking. I ve contacted code enforcement and the health department.

I have been at one of their properties in Birmingham, AL since Mid March 2019 and its not a good place. Maintenance people are very nice and do what they can for only a few workers. So they get a 3.5. The complex Mgr is not very understanding with tenants that are in my building and are these tenants are Awful. There is one unit that has much younger guys, then the rest of us and really don't care about our quiet time, or even just to be kind and considerate. I say this because I had a run in with one of the 3 young guys, that live in my building, I have complained about him and his roommates on several occasions and their music playing EVERY SINGLE DAY THEY COME HOME, they sit in their cars for at LEAST 10 min. with the music so loud that I can hear it in my home in four different rooms. Now at times its at 11AM and other times its at 1030-11PM, I have asked the complex Mgr. to speak with them, but it still goes on. ALSO, one of the young guys I had words with and he came to my apt. and had an up close yelling in my face, swearing at me, calling me names and also lunged at me to grab my phone because I was recording him. I did call the curtesy Officer as we are told, but nothing was done to him because he did not grab ME but still He was nasty to me with his yelling, swearing at me and calling me names (not kind ones), he ALSO GOT AWAY WITH THIS FROM THE MGMT. AND I HAD A RECORDING OF IT. So, I am stuck now because I can't move due to the cash flow AND I don't want to move because I have just moved in as of Mid March 2019. I do feel threatened by this tenant that obviously the complex will NOT DO ANYTHING TO HIM OR THE OTHERS THAT LIVE IN THIS ONE APT. (3 of them) Its just awful for me, a single women, nearly 60 has to deal with this kind of person(s), behavior, disrespect, and inconsideration, I PAY RENT TOO AND PLENTY HIGH RENT. I am in total awe that nothing is done to them except for a TALKING TO....what is wrong with this Mgmt company and the complex Mgr. How awful...I wish I could move, But like I said I don't have that kind of money laying around. The complex Mgr. offer to let me get out of my lease, and I told them, "why should I move, why don't you say that to them? Why don't you tell them to move? They are the problem, NOT ME!!". I'm quiet and very considerate to my other neighbors, but these guys...ARE JUST AWFUL. And I blame the Property Mgmt. and the complex Mgr. for letting these guys do whatever they want...THAT IS JUST WRONG. EVERYONE IN THIS BUILDING KNOWS THAT THIS UNIT IS A PROBLEM, BUT STILL, NOTHING IS DONE TO THEM. I WONDER IF THEY ARE RELATIVES OR SOMETHING OF THE PROPERTY MGMT COMPANY OR THE COMPLEX MGR. AND what really get my goat, If I would do any of this... I would have been kicked out long ago, this is why I am so upset. They are rewarding these guys and that one in particular, for bad behavior. Its just awful, especially when I have to stay now and can't move yet....I am sort of scared also about my car that sits out or my Apt. since they all know where I live. I sometimes think I should have gotten a legal resp. for this because nothing was ever done and now I am the one feeling scared. SO, DON'T RENT FROM THEM. I JUST HOPE I CAN MOVE OUT NEXT SPRING.

My dad and husband worked when my dad turned in the invoice the manager told him it would be a month for each invoice to get to elmington and them process it and send a check.[ my dad is a Patient man] so he continued to work but when one and a half months past now going on 2 months he contacted and I have contacted elmington NO ONE CALLS BACK AND NOW WILL NOT ANSWER THE PHONE! They do not care for employees or their families. My dad is a great person. Helps anyone he can and the took advantage of him. Elmington is not good people to trust or work for!

Laurel Valley has been a wonderful place to live. Very quiet and peaceful .They are always looking for new ways to improve the property and they have done a great job of acting on them. I have no complaints except would like to have updated washers and dryers at the leasing office . I would recommend laurel valley to anyone especially if you are a dog owner. Their policy on pets is what sold us on moving into the apartments. Also the apartment manager is super sweet and will take care of you first thing when or if you have an issue .Also the maintenance man is great and works super hard! Rain, snow, or shine he is here EVERY SINGLE DAY he is scheduled . And will help you with whatever you need help with!

Went to apply at one of the locations in Louisville KY. At first they'll treat you nice. But when you get denied they will act really funny. I've been waiting since last week for them to mail my refundable fee from them. I called corporate and some lady named allison never returned my call. Called now and no answer?? Definitely would not recommend this place to anyone.

Worst company ever!!! Do not, i repeat do not work for this company. They tell lies to get u on and once u on, u are responsible for everything on property. They will fire u for asking for help, i was at North grove Apartments and they told me that i had help but when i got on, Gina Cowart is very unprofessional and disrespectful and she will tell lies to get corporate to play in her favor. I had to buy parts out my pocket to complete work orders and was never reimbursed back. She had a guy name Brian that didnt know nothing, i found out from him that he was her bestfriend boyfriend. Whole lot of favoritism, she says its a smoke free property but the new assistant she hired was smoking in the office and she said nothing. I went to lunch and on my way back i told Gina i was calling corporate to see if i can get a lil help because i couldn't paint three four bedroom apartments by hand then punch and do work orders. She called and told lies about me not returning petty cash change and all kind of things. Like how in the hell im supposed to return change when i was spending my own money for parts. They treat they workers like shxx. In 3 months she had 3-5 maintenance men quit or get fired because she dont know how to talk to people. WARNING, DO NOT WORK FOR THEM.

Your company is disgusting. I moved out four months and still haven't received my $250.00 deposit back. Northbrook Apartments changed companies several times when I wad a tenant there. They went through management staff like I change underwear!! Ridgeland is too good for those raggedy and outdated apartments!!

Hermitage flats apartment complex- Management does not provide maintenance with the tools they need to complete the work that needs to be done. They are required to provide their own tools if they need something and then when they do provide their own tools $500 worth of tools when the employees are let go the property manager keeps the tools for herself. Even after a police officer escort she still refuses to give the tools to the officer or the previous employee.

I live in an Elmington property in Hoover it used to be a nice place to stay until I started having issues with the hot water heater above me my air conditioning unit and leaks in my ceiling I had three different issues where water was all over my carpet and my air conditioning unit had to be replaced my carpet was wet three different times mold is in my closet where my air condition is and mold blows out each time are does I asked to be removed from the unit and told by management that I could not be moved they have not made any repairs to remove the mold I have been sick from the mold sever upper respiratory infections and they still have not done anything about it oh but they did send me a late rent notice although didn't leak in my ceiling took place weeks ago they did come out today to start fixing it they don't care about anything but getting money they could care less about the people their illnesses or the repairs the people in the leasing office have no consideration they don't care about you all they want to do is collect the rent
