I have lived in a complex for 2 years almost 3 years now. Freeman and Webb have taken over the building since July 2018. I have recently ran into an issue that has caused me to be late on my rent. I begged the property manger to please just give me sometime I had something that was out of my control. She should no compassion towards me and my children. It is cold and the holidays are coming up and I will be facing eviction. I swear this company doesn't care about people. People do have a hard time in life. The one time I am late and can't make a payment I get evicted....

We have lived in our beautiful home for almost two yrs now and LOVE it. They have always treated us resprectfully and taken care of any maintenance issues immediately. With the rising living costs in Nashville I feel blessed to have found a gem that I am proud to call home, can afford, isn't old and dilapidated and has sister apartments all over the area incase I ever have to relocate. This really has been one of my favorite places to live in my 45 yrs

This company has kept residents out of an extremely small complex for an entire year as they grossly mishandle the repairs of tornado damage. Constant false promises, scattered and contradictory updates, and the complete inability to get any meaningful work done over the course of a year. Meanwhile, complexes 10 times the size were able to fix their properties and welcome back residents within months. Inexcusable incompetence from Freeman Webb on this particular endeavor. I would strongly advise against living in or owning a property managed by this company.

Constant Misinformation between Freeman Webb & Hillhurst Apts

Good luck dealing with this place and Freeman Webb as a whole. For half a year I was inquiring about a competitively price duplex. For MONTHS I was told I couldn't see it before applying because "it isn't ready. The mechanic isn't finish cleaning it". All they could provide were suspicious pictures that never showed the entire property, the closets, or even the bathrooms. When Leslie claimed it was finally ready, I set two appts to see the property and BOTH times she didn't tell me until I arrived that it STILL wasn't ready or the mechanic wasn't there to do a tour. And then suddenly.....it was sold. Figures. Today I applied via the website for a 2BR unit on the actual Hillhurst Property, just to find out that the rate that was listed on the website is actually $200 less than the real rate. So I basically wasted my $35 for the app fee. When I called, all Leslie (the front desk lady) had to say was "we don't control the website, you should've spoke to me directly. I'm done with these people. IF you do decide to do business with them, be prepared to deal with inconveniences and constant misinformation. Freeman Webb, you owe me $35.

Unfortunately, this company is extremely unprofessional. While I was away from my apartment on business travel, the toilet malfunctioned and flooded my apartment. They charged me for cleaning up the flood although this was clearly no fault of my own. They kept my deposit and refused to speak with me in a professional and reasonable manner about the charges. I would never allow this property management company to take care of my property - they cut every corner possible, mistreat the residents, and will do anything to decrease their expenses and labor and increase their overall profits. A company that's not considerate of people's wellbeing doesn't deserve to operate in our wonderful city of Nashville.

I made the transition to Freeman Webb a little over 8 months ago. I can honestly say that is was the GREATEST decision I have made in my professional life. #1 the transition in was smooth and welcoming. I was met with open arms and not one person I made contact with wasn t willing to help or assist me in anything I needed. People talk about culture and how it can make a company or break one! The culture at Freeman Webb is nothing less than perfect! It is truly an employee happiness and work life balance company. I have never felt more valued and appreciated not only as an employee but as a human being by any other company I ve worked for. I encourage you to take the time to research and evaluate our company should you be in the market to make a career change and quite honestly change your professional life style. Upon moving in I gave Trilogy five stars. Now they don't deserve the one... I reached out several times concerning an odor in the apartment I was living in around the corner. I was moved a few months after moving in due to the plumbing company needing to remove the old pipes out of the apartment which were of course under the flooring in the living room etc. There is still a letter posted on the window @737 West Canterbury.

The tenants on the first floor, both apartments... moved out weeks after I moved into the building I'm currently in.The lady that was under me was having issues with water pouring into her apartment &plumbing issues.

I've been filing complaints the past two years. A plumbing company replaced the pipes in the downstairs apartments as well as in the backyard. However the smell was still awful! I had to ask management to come smell. When Zack walked into the building he opened the closet door inside the building... close to the entrance... he discovered the lid was missing off of a pipe and that is were the odor was coming from. He stated he would have the lid replaced. It still does not have one.
Last evening I noticed the carpet is wet once coming into the building and it still is today. The odor is unexplainable... The pipes behind my toilet were replaced in June. The pipes, whatever is in between the ceiling and all is exposed! There are spiders...insects coming through the opening and my family and I have been getting bit by the insects. The exterminator was sent out a few weeks ago. It did not help, I had to call again as it is not working due to the opening in the wall. I have a child and this opening should not be! It's been well over six weeks!

Water has been coming through one of the windows. I reported ever since last summer. Maintenance drilled three holes in the metal frame on the storm window and stated the holes will stop the water from getting through the windows. They also stated there should have been holes in the frame. Why aren't holes in all of the storm windows? When the floor gets wet it takes days to dry. My family and I moved the sofa as it gets wet as well and placed the table in the area to avoid walking on the floor. With it taking days water squishes when we walk on the floor. Of course this causes mold and mildew and an unbearable smell. Kim the manager only want to test moisture levels and never stated the floor, which is coming up will be replaced. As far as the windows are concerned I always have to clean them due to the moisture that sits on the window( mold). It really happens while cooking, showering and during the winter while using the heat. One would think they would replace the windows. The roof has something going on as I have issues concerning two of the areas in the apartment. When I mentioned this to the manager she asked if it was leaking! I do not want the ceilings to start leaking! It's always some smart remark or management trying to get around the problem! She stated it is always a new issue. If they were proactive it would not be as bad with everything coming up back to back. I'm quite certain management is fully aware of things that need updating or resolved. Zack
in particular as he's been with the company for years.
Also there should be a record of maintenance request etc. I suggested she become! proactive I've called sooo many times I can't keep track. The manager stated there wasn't work orders in the system several times. I sent numerous emails to her as well as Zack. Initially they were responding. I've submitted request via the portal as she instructed as her staff are not setting up maintenance request as should! She said first come first knowing I've been sending request I've also contacted Freeman Web. I've left voicemails with Zack's boss etc. Update... I received an email that the wall behind the toilet will be repaired on Wednesday. How about the other requests?
Once you're in it's downhill. Unless lucked up on a decent unit. Their only concern is rent and prospective tenants.
Freeman Webb needs to do better!

Never rent at a property managed by Freeman Webb. A really despicable company. I've always rented and have never had so many problems until I moved into a complex managed by them. The offices at the complexes are managed by some very rude, unprofessional and greedy people I've ever encountered anywhere. The district managers are difficult to even get in contact with and not helpful when they finally do answer the phone. Avoid them at all costs.

Evil management!

Evil management!

They threatened to evict a nice, caring lady from their senior-housing in Old Hickory, Tennessee because she was feeding stray cats on the outskirts of the property.
She wasn't hurting anyone!
She wasn't leaving a mess!
Our elders need things to look forward to, and things that make them feel useful and loved the same as anyone else.

Shame on your heartless, bully management!

Numerous fake 5 star self reviews apparently posted by properties they manage, family members etc. Obviously this is unethical to review yourself. Corporate ignores and does not acknowledge email complaints, yet addresses some of them. Serious issues are not proactively noticed by "professionally managed" staff/management. Fire Marshall came out and removed 4-5 gasoline containers from balconies/patios AFTER I asked for patio inspections which is inexcusable! Fire Marshall also ordered firewood removed from a stairway after management ignored complaints. Hopefully the apartment fire down the street is a wake up call!
Dangerous breed animals are on the property despite stating they are not allowed. I was walking/exercising one day, and a worker on the property started literally chasing me down, following me yelling at me. Had to call 911. He told police the "Thought I was scoping his truck out" Very dangerous situation, corporate ignored and he was back on the property working the next day. The city of Nashville should be grateful this man did not get elected as mayor!

My son had to leave his apartment before his lease ended to attend a different college. I was told we would have to pay through the end of his lease. Imagine my surprise when I received a check in the mail reimbursing me for 3 weeks worth of rent because they were able to rent the apartment early. They could have kept that money - we would have never known! Very fair and honest company.

Been a resident at a Freeman Webb managed property...

Been a resident at a Freeman Webb managed property for over 25 years. Paid monthly rent on time every time. Keep the unit spotless. Am a single income household. The apartment community is undergoing renovation. My current lease expires June 16, 2016. Rent on my 850 sq foot unit will go from $837.00 (water included) a month to $1030.00 not including water and electric. I gave official notice on April 6 that I will not be renewing and will be moved out by June 16, 2016. I am expected to pay full rent til then.
This morning I had, without prior notice, construction workers tearing the railing off my 3rd floor balcony and nailing my patio door shut. Most of the neighboring units in my building are also undergoing this process, if not full blown tear downs.
I have a problem with being charged full rents when Management is clearly indicating/pressuring residents to clear out sooner than they want by commencing rehab work on occupied units.
I placed calls to The Knolls Apartments site manager and to Freeman Webb Company, Realtors. I have not gotten any answers nor any indication of caring from either. Where are working class lower middle income folks suppose to go when EVERYBODY is catering to the new money pouring into the "It" town of Nashville and rents have skyrocketed. Use to be folks would give up space and elect to rent for affordability. Now rents are as high as house notes and for a heck of a lot less square footage. It appears living small has become "chic" and comes with a hefty price. Affordable housing is not affordable here in Davidson county for me, yet I'm a 30 year federal housing employee, single income household ($50,000 a year approx.) and live well within my means (no debt) and I feel hopeless about housing needs for hard working folks trying to keep a roof over their heads. Makes one feel cynical. Price the Little Man out of Davidson County. Make the minimum wage worker who cleans the toilets and cleans the rooms and cooks your food at the fancy hotels/convention centers have to spend money on commuting to their job. Part of THE PLAN, make Davidson County a haven of HAVES.

This company is threatening to evict an elderly woman from her apartment for feeding stray cats, even though there are private and government efforts underway to have them properly cared for. Also, if you comment about this on their Facebook page, they immediately take the comment down; not a very good sign for anyone who wants to do business with a responsible corporation.

I lived at a property managed by Freeman Webb from...

I lived at a property managed by Freeman Webb from 2014-2019. I would never recommend living there based not on the community or apartments themselves, but because of Freeman Webb's poor management of the property. I would not recommend leasing from this company or doing business with them.

Every year I came to renew my lease there was a new property manager (screams high turnover, you may not even want to work here). One year they required me to move into a newly remodeled apartment and the day before my roommate and I were to move in, I went to get the keys for the new place and they had leased the apartment out to a new tenant! My roommate and I had packed up all our belongings in anticipation for the move just to find out Freeman Webb staff couldn t properly operate their software and gave away the unit THEY were forcing us to move into.

Last but not least, the reason I left. Every night for the last two months of my time at the property, from January-February of 2019 my apartment was not kept in a habitable state as set out by Tennessee state law. There was a knocking noise occurring behind my shower every night that could be heard from every room. This noise woke me up several times a night and Freeman Webb staff did the bare minimum to get the issue resolved. I told them that the issue only occurred at night and early morning, I sent them a video of the issue and a video of how to reproduce the issue. At one point they sent a plumber in the afternoon when the issue could not be reproduced. I also told them that I was available in the evenings and weekends to coordinate the resolution of this issue. I was only kept in the loop on one occasion by Bart Coker, who told me when the plumber was coming. On all other occasions when I was told that repairs were being made, Tashiana Armistad never once kept me in the loop after telling me she would. On the many occasions that maintenance allegedly came to check out the issue, never once was I contacted to help reproduce the issue during the hours that I stated the issue was occurring and that I was available. On all occasions I had to reach out to Tashiana to find out that maintenance had already came and I had been waiting around thinking the issue was moving towards a resolution for days when it was not.

At the end of the day I ended up having to end my lease so that I could sleep at night, costing me thousands of dollars and a damaged relationship with my employer from showing up to work after being kept up all night. If you are considering leasing a property managed by Freeman Webb because you're trying to save money to purchase a home, don't because you'll end up having to pay like I did. And of course, as was custom with dealing with Freeman Webb, when I ended my lease they told me they would mail me an invoice and documents pertaining the termination of my lease. The documents and invoice were never mailed to me and when I called to find out why they never sent the documents I learned that they had sold the property and I had nobody left to communicate with.

Here comes the real shady part of dealing with Freeman Webb. It turns out that the property I was living at was sold by Freeman Webb in March 2019. I feel that this was a major factor in how I was treated in January and February 2019. Instead of resolving the issue in my apartment, I feel that Freeman Webb drove me to end my lease so that they could collect the lease termination fee from me before transferring the property over to the new owners. I doubt that my story is the only one as so many other residents were leaving the property on the weekend I moved out, many of them long term residents and neighbors of mine. So, I wouldn t recommend purchasing a property that was managed by Freeman Webb as they ll dump all your tenants before handing over the property and you ll be left to clean up their mess.

No property in Nashville should forbid the residents from feeding community cats, especially a company like Freeman Webb. Be a LEADER in Nashville Mr. Freeman!

Update: response from business is absolutely inacc...

Update: response from business is absolutely inaccurate. We have complained about this issue multiple times, with my significant other going so far as to complain at the office... Where our concerns are seemingly never recorded nor regarded. My SO was practically laughed out of the office on one occasion when reporting numerous bullet casings on the premises! Furthermore, spraying insecticides around the house will do NOTHING about the fact that these roaches are living by the thousands and thousands within the walls of this building. Don't worry about me, though. I have other recourse that I am willing to pursue publicly, honestly, loudly, and to my ethical satisfaction. If you want to argue with ME about the conditions of the place that I reside in - not you - that's fine, but you'll be surprised by how ugly it can get for you, even within my legally and ethically acceptable options. Reply to that, you shameless slum-lord. Not a chance I will alter or remove this review. Keep BS'ing me and I'll keep blowing you out in public because I am in the right and people have a right to know.

I have the unfortunate circumstances of Freeman Webb being the property management company for the Nob Hill Apartments where I reside. Aside from one member of staff, Sean, and a few friendly maintenance personnel, I have to say they are categorically incompetent, out of touch, and unprofessional in their dealings. Though our unit seemed relatively nice upon move-in, we have dealt with many issues. Our biggest concern that I would make others aware of is the insect infestation that became very apparent. While they make a big show of their "pest control", it has done nothing to remedy this issue. When we have pressed the team for some manner of fair and equitable resolution, they do not express any real concern and if anything have tried to point the finger at us. This is ludicrous as we keep a very clean house, and are very conscientious of the ongoing permanent roach problem. This would be a nice community if this company felt any moral or ethical obligation to their tenants' quality of life. They do not. Pursuing this matter through the staff at Nob Hill is clearly a non-starter. The management of both Nob Hill and Freeman Webb should be ashamed.

Paid my final rent for June 1 thru 15, 2016 with a check dated June 2, 2016. Same day, I dropped the check into the Front Office's Drop Box around 2:30-2:45pm. Staff could be seen inside. Today, June 14, 2016, I was contacted by Site Staff informing me my rent was overdue and late fees were incurring. I begged to differ. I am not dishonest nor a liar. The check was apparently mishandled/misplaced by the Front Office. Not to hassle with them, I agreed to write another check and place in USPS mail June 15, 2015. I was told that would be fine. Stopping payment on the first check, however, is costing me a $30.00 bank fee. I would like to see Management reimburse me, as I feel it was no fault of mine. Where's the security camera footage from June 2, 2016 that supposedly records all activity at the Drop Box?????

This company does not care about their residents equally. My undamaged unit from the tornado in a small complex in Germantown Lofts has been held hostage go for over a year while this company works hard to prioritize the HOA president s units & everyone else on the board. It s an extremely small complex & they won t even turn the water on to our unit which has been undamaged for over a year. I ve been paying my monthly dues including water to this company and Jody Boles for over a year while unable to occupy my undamaged unit while Gary Gaston the HOA President for the last 10 years with no term limit gets to finalize his drawings, permits, and combining of his 2 units while collecting insurance & going on the news for sympathy. Once he gets his certificate of occupancy I am hoping I can get my homeless tenant back in his undamaged unit. The month after the tornado I reached out to both Metro Water & NES, and they said we were good to go, but this company withheld electricity and water to our unit for the next year and counting.
