Early March 2019: Approved for an apartment at Citation Club for $1,351/month; paid $500 security deposit, $60 application fee, and $100 administrative fee. Scheduled to take residence April 15.



April 15: Inform Citation Club I won t be moving in. They are cooperative, but I forfeit my $660. Legally, that s their right and I am in no state of mind to care about money.

June 2: After two-months staying with family after the tragedy I feel a need to move on. I visit Fairmont Park, like it, and again go through the app process. The apartment was for $1,211/month and I paid $400 security deposit, $60 application fee, and $100 administrative fee.

June 4: Told my application was rejected; when asked why was told they d look into it.

June 6: still no response as to why I followed up with an email. No response.

June 8: Another email, no response.

June 10: Another email where I copied an address found on Beztak website. Responded to saying they d look into it.

June 11: My credit card credited the $400 security deposit.

June 14: Finally told my app was rejected because of poor credit (despite my Citation Club app approved for $140 more a month).

June 14: I notice the same apartment going for $190 more than they quoted me.

Draw your own conclusions.

I ve since been approved elsewhere with no issue. Beztak s letterhead says Excellent - Ethical - Effective . Given that I ve paid them $820 since March and never spent a night at one of their facilities , I d have to disagree. I ll give them two stars instead of one because the apartments did seem nice...if only I ever got to use them.

This is a truly evil company. I am currently living in The Reserve at Sharon Woods and my wife and I had a gun man stating he was sent by my neighbor threaten us at our door in broad daylight. The company has told me that despite the credible threat to our safety, the clear police report, and the blatant correlational evidence that it was an random act of terror against us and that we must pay 3 months rent to leave the apartment or we must continue living there. They did not ask about my safety, they did not say they had spoken to or would evict our downstairs neighbor, and they did not offer any protection to us. My wife is terrified to return home and the company does not care if we are harmed by being financially forced to reside there. We live in fear each day. This complex is like hell and Beztak will not do anything to change or to release or protect us.

I have had on going issues since the property was taken over by Beztak. Since June 10th,2019 myself and two children have been living an apartment that has a leak and odor inside. I was told that I would be moving units and each time it s time for me to move, there is no communication until I go to the rent office. The community is short staffed and I understand that, however I should not have my children or myself living still in this apartment. I call, I get no answer some times or if I do it is days to a week later. If someone doesn t get back to me ASAP, there will be legal action taken!

BEZTAC does not take care of things that need to be taken care of like holes in your ceiling water dripping down your wall into your TV we didn't have heat for 2 weeks when it was really cold in December do you think they would have maybe brought heaters out or compensated us at that time with what they should be doing nope they didn't they suck big time soon as I'm financially able to get out of here I'm out I will not sign another lease another thing they charge each and every resident the same freaking amount for water I'm paying exactly what other people are paying and they have five people in their family I am by myself I don't use not even close to half the water they use every person is paying the exact same amount doesn't make sense

Please don t move into a Betzak property! I live at Aldingbrooke and they are the absolute worst! Maintenance is unable to properly fix issues wrong in their apartments or townhouses. You can call over and over and they will not do anything to try to compensate you for your inconvenience based on problems in your apartment.

These people took over in the apartments I live in about 3/15/29 and I've had several dealings with the office staff with little to no activity. I had a hole cut in my ceiling in my bathroom because the upstairs apartment tub leaks and it was like that until I threatened to call the board of health. The ceiling was fixed 6 weeks after it was cut and that was about 2 weeks ago and it still hasn't been painted but I believe the leak still isn't repaired!!

I am handicapped and asked for an extra parking spot because there was 3 of us fighting for one spot. Now that there's 2 spots, the other 2 handicap people I never see anymore but it doesnt matter because tenants that arent handicapped park in the spots and I've complained AT LEAST 5 times in the 2 and a half months that Beztak has been the management company and NOTHING gets done. I end up having to park in front of other buildings because of this and I've had it. I'm gonna call the management company headquarters next. If that doesnt do anything then I will talk to an attorney about getting out of my lease because this is just outright ridiculous!!

Owner, dont tell me to talk to the office staff either because your so called office staff hasn't done anything after multiple complaints directly to them

This is the worst place that I have ever lived I my entire life. The staff doesn't answer phone calls or emails. I have even emailed corporate and got no response. I caution anyone thinking about moving into a Beztak property to reconsider. The company only cares about making a buck. They will take your money but have little interest in addressing any concerns that you have. My ac unit goes out every week and my unit is extremely hot. I went into the office to voice my opinion and the manager hid in the office and had a lack of interest in my issue. If you move into a beztak property you will regret it. It will be the worst experience of your life. I don't even know how they are still in business. The company doesn't care about whether the property conditions are suitable for its tenants.

Vendors Beware. We have been waiting for payment on contract work that had been completed months ago. The managers tell us there is a 30 day pay out on invoices. We submitted our invoices in October 2019, we are still waiting for payment. There are several other contractors having the same issues with this company, at least, in Columbus, Ohio area. Continuous waiting for payment from this company has cost us good sub-contractors and is ruining our reputation in the community. Dealing with Beztek has been the most stressful process our small family business has dealt with. We constantly have to wait and extraordinary amount of time for payment there should be a law against this.

Worst management and very rude staff and Worst in handling service requests and they will not address your service requests in time and they make to raise emergency calls for same so that they make extra money by charging it. Better to avoid the lease at Beztak properties.

I wish I could give a negative star rating. Hands down the absolutely worst property management company I have ever leased from. Staff is horrible, inconsistent, bad attitudes, and could care less about their tenants. Not to mention, they can't keep a staff more than a few weeks at a time for any position. They go around posting notes on everyone's doors saying that a mandatory and non-negotiable $25 additional fee will be charged to everyone's rent every month for "Valet trash convenience", when you still have to take your own trash to the dumpster. When Ledic still owned my complex, I loved it. Since Beztak has taken over, it has been nothing but one constant headache and nightmare. I have had to get an attorney involved just to get my rent paid. My lease can't end soon enough, so I can get as far away from this company as possible!

Edit: Beztak co. Does not answer their phone and The Loop on Greenfield, when they do answer, they do nothing.

Numerous issues at Citation Place Apartments. How does it take 2 years to repair a leak in the same spot? In addition to that, had leaks in other areas as well. You guys like to respond with "please contact us Cheyenne."
However, management does not respond to complaints. They just close your order. This is the most recent leak from yesterday. Someone from corporate needs to deal with this.

Update: 8/29, still have a leak. No one answers the phone at corporate or returns calls, specifically Daniel Klein.

Disorganized management. The grass has not been cut at this property in weeks, and in some places the weeds and grass are almost a foot high. No maintenance staff, either, apparently. Trash and litter everywhere. These guys recently took over here, but the "transition period" is no excuse for the current condition of the property. When Towne Properties management took over two years ago, they were ready to go, with a full maintenance staff and landscaping crew lined up BEFORE they got here.

Horrendous company. Please know that the responses to these reviews are as far as they will ever go to try to make things right. They will try to trick you into renting with them by appearing civil and when you sign the lease they will do everything they can to squeeze money out of you. Do not rent with this company and ignore the BS response they attempt to place below this.

WHAT A DIFFERENCE A YEAR MAKES!

As much as it pains me to make a negative comment concerning the community where I currently reside, Sage Luxury Apartments, Phoenix Arizona it has become clear that the Beztak Properties have made the decision to speak out necessary. An original post for Sage Luxury Apartments identifying the once beautiful, thriving, and well-maintained community as excellent cannot be said today. This is "Not" the case today, November 22, 2016.

In mid-September 2016 a new form of "Air Freshener" was installed in the office, community center, restrooms, and gym, which is so strong it has made a resident sick enough to be hospitalized for 3.5 day's. The resident made a recommendation of reducing the intensity of the air freshener that contains Sage Essential Oils, which the resident is highly allergic to. The counter recommendation by Beztak, the Regional Manager, and the Property Manager has consisted of two options. One is to allow the staff to deliver everything to the resident at the apartment. For example, packages, personal mail, and maintenance requests. The rent would be picked up by the staff at the each month. The resident would have to stay home waiting for one of the Beztak Employees to deliver the mail, pick-up rent, and deliver packages at their convenience. This would prevent the resident, from carrying out any personal business outside of the Sage Luxury Apartments.

The recommendation cannot be fulfilled as promised because the staff cannot provide the resident's with timely notices that are required by law such as Lease Renewal Notices, Lease Agreements, information concerning repairs to plumbing, and walk through Inspection Notices. When a Notice of Inspection is received the inspections never take place. Again, preventing the residents from taking care of personal business. If Beztak employees are not capable of performing the normal duties that are required, how can anyone consider an offer to deliver everything to the door on a daily basis realistic or practical? If the staff is unable to locate, properly file, or produce a copy of a Lease Agreement over the course of eight months with requests for the document made several times a week with only excuses delivered, how can it be expected that the promise to deliver the mail each day would be fulfilled?

What would happen if a piece of mail were dropped or lost in the process of delivering the mail to the resident? Would the resident who is sickened by an air freshener that is pungent enough to be identified outside of the building, be responsible for the lost of damaged mail? Why would Beztak make a recommendation that cannot be fulfilled? If the rent is due by 3rd of each month, would there be late fees tacked on at a cost of $50.00 per day? Who would be responsible if the rent payment were lost or destroyed while en route to the office?

The second, option would consist of the cancellation of a 3rd year lease. On the surface the offer sounds valid. The reality of simply picking up unexpectedly and moving for an individual who is disabled, suffering the ill effects of an allergy attack, asthma attack, as well as other physical disabilities is not realistic. The resident would have to pay someone to pack everything and move it to a new location. There are the costs associated with renting a new apartment, i.e., deposits, administration fees, pet fees, pet deposits, background checks, and costs associated with transferring all of the utilities. These costs could easily run as high as $3,000.00.

The question concerning the reasonable accommodation remains the same. How reasonable is it to install an Air Freshener into an area where every resident has the ability to conduct business with the exception of the one person who is allergic to the "Newly installed, Industrial Strength Air Freshener?

What once was a 5-Star Rating for Beztak and Sage is less than a nano second of a rating. Beztak is getting a 1-Star rating only because there is nothing lower. That is sad!

I have lived at the property for approximately one year and ever since the middle of November my apartment had a raw sewage smell. I worked diligently with the apartment manager to alleviate the problem and after 6 to 7 weeks we partially eliminated the problem. I initially thought the smell was gone but it's coming back.During all of this I refused to pay the water and sewage bill since my residence smelled like sewage. I received an e-mail from the assistant manager Sarah stating that I had a balance of 100 dollars that I owed immediately this balance was from a late water bill fee that the manager said I would not be responsible for. I was given a 50 dollar credit and a 50 dollar gift card I guess they felt that was sufficient for all of my problems that shows how much they value me as a tenant.The manager and assistant manager never seems to be on the same page.

During the covid-19 pandemic you really see how The company treats their employees. My husband works for one of their properties, he s supposed to be on call for emergencies ONLY! Instead he s working full work weeks. He s going in and out of occupied units and flipping units for move ins. Two of his co-workers might have the virus now. I have tried numerous times to get a hold of the property manager to discuss this issue. My husband says the property manager is in the office but I never get a call back. But not only is this the current issue, residents can t use the dumpsters because non-residents dump big truck loads of trash! There are no cameras to catch them so no charges can be filed. Be careful when you re walking with your children, there are cars that speed consistently down the Community roads, I believe speed limit signs AND speed bumps are a must! I can t forget! Don t put any valuables in your basement because they flood! I have standing water in mine every time it rains! But guess what? I can t get a hold of the property manager to address the problem! Husband says the gutters are part of the reason but he can t talk the property manager into getting gutter people out to help resolve the problem! Now let s talk about the pool, not only has it been sitting for years untouched, the fence is leaning and wires are hanging out of a small box in the back of the pool OUTSIDE of the fence. I m not sure if they are live or not but can be vary dangerous to kids! The pool is filled with nasty, stinky, stale, swamp water! It s a mosquito breeding ground! Tiles are falling off and the pool deck is literally falling apart! I have more complaints but would much rather talk to a CORPORATE office employee to address them! I called corporate office once already but never got a call back.

I ve been trying to get in contact with BEZTAK regarding Concord Towers. They are paying the property manager and employees that work in the office to show up whenever they want. I waited a few hours yesterday afternoon for someone to call me back regarding my urgent packages that are locked inside the office but no one did. I came this morning when they were supposed to open and no one is here. It s 1 hour and 44 minutes past open and still no one is working. There are other residents or residents-to-be also waiting on the office to open since 9am. How do these people have jobs?????

Beztak Properties has BAD Business Practices.
Do not submit an application unless you are certain you qualify. Otherwise you have to do battle with them for your refundable $125 administration fee & $400 hold deposit. It's November 5th & I'm still waiting for the return of the refundable $125 administration fees, submitted on Oct 8th. The application was denied on Oct 10 and I never received any notice of denial.
Stephanie, the account manager, has repeatedly told me the check is in the mail. Either someone in corporate office is intentionality lying to her or she is just lying to me.
It took over 2 weeks & constant calling to get the $400 to hold the apartment back & then they failed to include the refundable administration fee. My money should have automatically been refunded when my application was denied. As a senior citizen with health issues I shouldn't have to hound a big property management company for my little bit of money.

I live in Muirwood Apt, FH. It's a nice place no doubt. stuffs are cordial too.
But pretty much costly(over priced) w.r.t. locality's average rental cost for a modest apt complex. More over, the most painful aspect is, in the first year(at the time of lease signing) you will get a good deal(right price!) but when you renew the lease you will observe that they have increased the rent beyond a rational gap.e.g. an increment of $30-40/month is acceptable but not $70-90. New customers have to be cautious about it.
Rest everything is good about Muirwood Apt. I shall recommend it as a place to stay.

I have called several times with concerns I have about my apartment complex (Hidden Creek in Columbus, Ohio) and have yet to get a response or a hold of anyone. I have called in regards to management never being in the office during business hours. I was unable to fill my laundry card today to do laundry due to no one being here when the office hours are 9am to 6pm. I even had maintenance call the property manager, Alex several times to see when the office would be open to no avail.

With the experience I've had so far, if I could give 0 stars, I would. This company has had almost a full week (3/7/18 - 3/12/18) to fix our bathtub that WILL NOT DRAIN and they have sent maintenance people to do the job, but all they do is pour in drain cleaner and leave. No one has been in our office, we can not reach maintenance, or anyone higher up. If this is the quality of service I am to expect, I will be seeking elsewhere to live.

More than 1 month without AC in Muirwood apartments (Beztak property), the staff is rude, they don't care about you needs and there is not customer service spirit,. I tried to contact beztak properties directly and the extension assigned for residents is never available.
Last response in a call with the assistant property manager in Muirwood was: below 85F the AC is a luxury.

The complex has a problem with bedbugs and the person in the office says they don't pay for exterminators because and I quote, " the only way you get them is bringing them in on your clothes." I am calling the state health department and if that doesn't work I will call to stations and newspapers. This is a health hazard and should be taken care of immediately.

These apartments (Muirwood) are actually very nice...

These apartments (Muirwood) are actually very nice and the grounds are beautiful. I lived there for a few years and really loved it... until I had things that were broke. It can take weeks to get appliances fixed and whenever I called about a maintenance issue I was given the run around. The dishwasher never worked the entire time that we lived there, even though I reported it SEVERAL times. We literally just gave up. I don t think we would have been as frustrated if we weren t paying SOO much in rent. They go up significantly every year so beware.

Beztak is a great company with competitive salaries and benefits. Upper management believes in work life balance, and a family feel is throughout the company. Amazing growth opportunities, and overall great culture. I would recommend to family and friends.

The poor reviews for this company are unfortunatel...

The poor reviews for this company are unfortunately terribly accurate. To say this property management company is an absolute train wreck is a complete understatement. I loved where I lived until Beztak took over the property from Roundtree. There's no follow through with service request after multiple attempts. I've had a leak in my bathroom sink for nearly 2 months now which I've been unable to use during this time. Maintenance initially came out and stated a plumber would need to come out for the repair and this has yet to be resolved. My oven has also been out with no follow through either. Unfortunately this isn't the only problem I've had with them. They have also held onto a rent check and didn't cash it until midway through the month along with other tenants rent payments.

I have now reached out 5 times within these 2 months without any type of resolution/response and due to this, I plan on vacating the property ASAP. A lease renewal was sent increasing the prices for more than the place is even worth, and I refuse to pay a higher price for not having house hold essentials work. They don't provide proper 24 hour notice when entering a unit and in some cases with multiple neighbors, they have entered their unit without any notification whatsoever. Avoid renting from any complex with Beztak as the property management company.

I ve lived here for almost 4 years. We were grateful to move to such a nice area. The complex offered a discounted rate on some units due to an agreement with the government and some funding they receive. This is what we were told . Therefore they went by my disability income. However in 2018 after a new property manager came in. I was told my 12 month lease would have to be renewed before the 12 months were up and they also increased my rent. This was illegal to force me to sign a new lease before my current lease was up. When given the new lease it was only for 6 months and at the end of the 6 months my rent was increased yet again. At the end it went back to the traditional 12 month lease. However 2 months before renewal which was June 2020 during this pandemic they increased my rent yet again. I called Daniel Klein at the headquarters several times to no avail, requesting information on my supposed HUD lease. He never returned my calls. Daniel had Gina the property manager finally call me. She stated that my rent went up according to HUD guidelines for the year. And that the property isn t a HUD property but they offer these rates based on their agreement stemming from loans they receive etc. She stated that they didn t increase the rent to what they actually could ve. They considered residents who have been here a while. Why did they offer me a HUD rate upon moving in and I explained that I m on disability, upon signing my lease I was told my income had to be three times my rent. Which is no longer the case.
Also when i call the office for concerns they screen the calls and pick and choose when to answer. I ve emailed Gina on several occasions and she doesn t respond. I have to call to attempt to reach her. When they do answer she is always in a meeting or busy. The last time I emailed Gina on June 23, 2020 about my refrigerator freezing my produce. Which has already been serviced twice because it quit working both times. Brandon In maintenance stated that if I had problems again it would need to be replaced . I never got a response from Gina. I then called the office on July 13, 2020 and was told Gina would get back with me. She never did. Then yesterday maintenance came to my door unannounced no appointment and stated they were sent to look at my refrigerator. I wasn t dressed or expecting them.
I ve been afraid to write a review because I ve heard this company is unethical and have been known to retaliate. But I m fed up with struggling to pay rent when I was misled when I moved in. And I m tired of the disregard and disrespect by Management when I have an issue. I informed Gina last year around October that I had seen a rat going up the stairs. She said pest control would be out. They never came. Last month a rat got into the apartment below me. I seen it again in the breezeway along with a hole in the wall. I emailed Gina. A few days later someone knocks at my door unannounced stating that he was pest control. I explained to him it wasn t in my apartment, I had seen one and there is a hole in the wall between the steps. He said he would put down something to get rid of the rat and then return to seal the hole. This has been over a month. The hole is still there.
The new maintenance manager is a kid with no knowledge and an abrasive demeanor. The first time he came to my place was last summer 2019, my air conditioning was leaking in the apartment below me. This happened twice. He was rude and nasty. I asked him if they were going to dry out the walls to avoid mold and mildew. He said it would be fine and they probably would just paint the apartment below. Now my hall closet which is on the same wall as the AC smells like mildew and mold. Later he came to fix my washer and asked me why it wouldn t open. He had started the washer and the lid was locked. The light indicated Lid locked . That day I asked him to put on shoe coverings he outright laughed in my face after I explained to him that I have health issues and didn t want germs on my carpet. I ve had appointments in the past and no one ever came.

Applied for muirewood aprtments in june. Lady gave printout with wrong apartment address and told that I'll be notified within 2-3 days if there is any issue with my application. I gave notice to my current apartment and got email after 2 weeks that the apartment that I applied is no longer available. They won't refund my application fee and also no status on my security deposit that they took along with application since last 20 days.

12/20/19: I've been at my apartment for over a yea...

12/20/19: I've been at my apartment for over a year, Beztak took over just recently. The new property manager is young, rude, and impossible to get a hold of. I have an exterminating issue that she is taking her good old time to take care of so I am currently paying out of pocket to get this taken care of to keep my daughter and I safe. If I would have known this company was taking over our apartment complex, in no way would I have renewed my lease.

EDIT: After leaving this review, I called (no call back) and e-mailed (no email back) the Corporate Office, the property manager called me to get the exterminator out that day (this was 2 weeks ago). I still have yet to hear back from the Corporate Office and I have not had anyone call me back to schedule treatment. I also have had a maintenance issue with a leak in my storage unit that I reported to the property manager. I have yet to have anyone call me back to take a look at the leak.

1/7/20: Contacted the Corporate office twice with zero response. Both times left voicemails for Daniel Klein.

I have since moved out of the apartment but lived there for a year... which is to long. And I ll get to that. But the most disturbing thing is neither me nor my roommate has received our security deposit since moving out 2 months ago. When we called on it we were answered with the check was cut but never sent because we didn t have a forwarding address . Lies. We have documentation of giving them our forwarding addresses. Last Wednesday they said a new check had been cut, and was being mailed. A week later, and still no check. Even with the holiday, I did not move that far, the check should have been here. I have also called corporate multiple times over the past week regarding this issue with no answer. Terrible, terrible customer service. When we lived there, it took them 6 calls to our apartment for them to finally get us a new furnace. Mind you, it was winter at the time, and we had to wait 3 days with no heat (they didn t even give us a space heater) for the new furnace to come. We also had a spider problem in the apartment during the warm months. I guess they expect us to just accept that we re not going to fight for our 1260$ security deposit. That is not the case. DO Not attempt to rent an apartment through this company, they are THIEVES!!! I paid an application fee plus a $100 holding fee, which was refundable if the application was denied. I have called Gina, who works in the leasing office at Abington Village in Columbus, Ohio, everyday for almost a month, trying to get my money back, and she will not return my calls. I have also called and emailed Daniel Kline, who handles the residential leasing from their corporate office, and am not getting a response. I called the Better Business Bureau to file a complaint and was told that they have other complaints for this very same issue. Shame on you Beztak for stealing from people who right now are struggling because of COVID. DO NOT TRY TO GET AN APARTMENT THROUGH THEM UNLESS YOU HAVE $100 TO THROW AWAY

I have yet to receive my security deposit back or any correspondence regarding it. I will be filing a lawsuit first thing in the morning regarding this matter.

I d honestly give a zero if at all possible. This company has bought the complex which I live in. Maybe we re two months in..... and so far I ve received multiple notices ( the first being 03/28) stating my lease is up and gives me literally days to sign a new lease with their company. However, I am currently in a lease that doesn t expire until 2020. Address the issue with office personnel only to be told , System error, disregard. Only to receive another. No apologies are offered.... only excuses. While cleaning crews were hired to clean hallways weekly now vs the previously once a month, the grass has yet to have been touched. The few encounters I have had with office staff left me uneasy.... poor representation. Asked for corporate office phone number only to be told they weren t allowed to give that information!?!? Then given the wrong name of the company. Called corporate with concerns over these notices only to be given a voicemail. Left a message TWO weeks ago and still no response. Needless to say , I will not re-sign a lease with this company and strongly suggest anyone who may be looking to , may want to simply read the reviews before deciding.

I ve lived at Kellogg cove apartments since august of 2018. Initially I loved the property however they have a less than favorable office staff currently employed. In January of this year the office called the police on me, and the property manager falsified information in the incident report. She stated she asked me to leave the office which she never did. She stated I was being threatening and aggressive however I was sitting down while the property manager and another associate stood over me and proceeded to raise their voices while interjecting belittling dialogue to me. I raised this concern to the corporate level and the rep was very rude, she defended her employees so much that she belittled and demeaned anything that I attempted to say. Instead of an apology I was told I m not going to fire my employee though I never asked her too and she said the only thing that I ll do for you is let you out of your lease I wish they understood how far an apology would go. As a black man calling the police can be a death sentence and to do it unjustly even though I have a witness recount of the matters. If you are looking into Beztak Properties for a living situation please think again. They don t value people, and show biased and prejudice towards minorities

I'm not sure what to think about beztak yet but i can tell you their 1st impression is not good. They took over as owners of my complex on a Tuesday. No heads up or anythin. Just a note on the door about being new owners. On Friday they had all the trash dumpsters removed. Now with their being about 100 units in the complex and it being the 1st of the month, you know, people moving in and out, i figured they would realize that people throw stuff away. Now i have3 bags of trash on my front porch which the animals have started to get at. Not sure the thinkning behind this but people got trash BEZTAX, where you want it. UPDATE. Actually the dumpsters were removed friday at around 12 o'clock noon. And not replaced til monday. I guess our opinions in a couple hours are different.

My son and daughter in law rented from this monster they losted there job's because of covid-19 so they can't pay there rent so they told the office they told corporate they said well they still have to pay $4800 for breaking their lease plus keeping their deposit in the middle of a pandemic because for some reason they feel like they don't need that deposit back to live on great going big company I guess you need that deposit more than they do because they're not working and they have two small children to feed nice going this is very greedy and I'm pretty sure you don't need that money

This was a very frustrating and disappointing experience this company stole money from me and will not return it. I applied for an apartment at The Loop On Greenfield and I paid a 50 and 100 dollar deposit. Unfortunately I did not get the apartment. That was fine things like that happen. Now as discussed if I was denied they keep you re $50 deposit but they are supposed to return your $100 deposit. The gentleman at the location already had me sign the money order out to the apartment building which meant the bank would not cash it anymore. He then told me to bring the money order back and I would receive a check in the mail. The company doesn t even have any knowledge of this situation.its been over three months. I tried to talk to the manager at the Loop Venice And she was very rude. She stated she could not help me and basically hung up in my face. I would not recommend this place to anyone they were very unprofessional, rude and they steal your money. Beware.

They took over my townhouse community and it's been downhill since. They doubleld the pet fees, say i can live with my boyfriend unless my name is on the lease but won't put my name on the lease unless my application is approved but won't run my application because i know i have a very low credit score, they got rid of the recycling which was a huge draw for the complex, and instead of upgrading the wood siding from the 80s on the actual homes the are remodeling the clubhouse/office which was remodeled around 2012 and was actually very beautiful.

I live at the Cypress Park Apartment s in Columbus,Ms, I ve lived there since March of this year, since I ve been staying there I ve had problems with my air and now it just doesn t work at all! I ve put numerous service request in and even emergency request with no resolution at all, the on site management office and maintenance shouldn t even be working because they served no purpose at all! I ve spent hundreds of dollars on getting HVAC companies to service my own unit, and I ve even told the office what the technician said was wrong with the unit but they don t care, I ve spent money on window units for my apartment myself because as hot as it is I couldn t depend on them and I have a daughter that s 9 months pregnant, as of now they will hear from my lawyer because I have started a legal lawsuit because this is ridiculous how they treat their tenants! I wish I knew what I know now Because I wouldn t have never moved here

We live at Cascade Falls Apartments in Akron, OH. During COVID19 we are living in an apartment full of mold for going on a month now and they refuse to properly mitigate the mold that is on the drywall of my 6 yr old daughters closet. They have sent several people to look at it but have done nothing but rip out the wet drywall on the ceiling from the water leak. We are unable to use this bathroom. We have called, we have emailed the office repeatedly. We emailed corporate and begged them to help our family, they did not bother responding. We are desperate for assistance and are left with the last option of having to contact the health department to help our family as they have waited 5 days with no response and no help. We bought a home mold test and it is rampant with mold.

Worst property management I have so far in one of their property and worst apartment policies if you get any issues.
Their model apartments are pretty good but the actually apartment is not even close to it.
Make sure you check apartment before you sign a lease. Once you sign the lease, you won't be able to do anything. I have noise issue here but helpless here other than waiting for 1 more month until they fix flooring wood.

Im currently rating 1 star for there location Etowah Village in Cartersville. I don't live there but a friend does, she received a notice that violates Ga state laws and federal state laws. I have also filed a grievance with the GA housing authority for there illegal activity and shared a copy of the notice the complex sent out.

Allow me to educate you on GA law which there is also a tenant handbook available online tenants know your rights.

You CAN NOT enter an apt when ever you want unless there is an emergency

You CAN NOT search said apartment you are not law enforcement.

You CAN NOT tell someone they cam not have a legal item in there apt this one expecially breaks federal law and state law.

I have also taken this to a local lawyer and have advised other tenants of there rights and how they are being broken I have advised them on how this is IILLEGAL.

Please don't live here they don't pay out there vendors it's been 2 going on 3 months without any payout.they owe over 9,000 if they treat there vendors thus way I can imagine how they treat there tenants.i have been doing business with beztak for almost a year and only received 3 checks this makes NO Sense! There isn't anyone too talk to at the office or corporate office they don't care this is a joke .please save yourself the trouble I wish I did ! Almost hundred dollars every month with no excuse when the average bill for the average household in Michigan is about 30 dollars in the winter and about 70 in the summer but this is an apartment complex. Taking advantage of residents and I know I have lived here thirteen years. Please someone explain what is going on.

I interviewed with this company and was more than qualified for the position. After the interview, I never got an email or letter or anything stating that they chose another candidate. I had sent a thank you email for the interview and never got a response. I left a telephone message to Rebecca with no return call. I interviewed with both Rebecca and Sunny and got the impression that Rebecca was making haha innuendos to Sunny as she was interviewing me. What a completely unprofessional company and after reading all of the reviews here, I'm glad I wasn't chosen for the position. They very clearly could care less about the residents on their properties and that is a HUGE concern to me as a property manager for another company/community now. Just an unanswered prayer and blessing in disguise.

Beztax has just taken over one of our properties in Bedford ohio. I've been a resident here for 10 years and is has changed drastically in a matter of months. It's seems as if they don't about who they allow to move on they properties, it's trash every where and now it seems to be drug trafficking! Maintenance is horrible now I called them about a bowel movement in both of my bathroom from the apt upstairs. I called over an hour ago and still no service it's all kind of germs and covid19 can be on the bowels. And the staff or management doesn't care at all. I will be calling the corporate office to see about and reprimand. Sorry the property is completely changed.

They rigged it instead of fixing it....i would give them less than one star if I could.. maintenance is horrible... One of the worst costumer services I ve ever dealt with. If you value your time and money, do not move into any of the properties owned by this company.

I currently am a resident at one of their properties and their office staff is completely negligent, incompetent, and incapable of providing any sort of acceptable costumer service. They have zero respect for their residents and seem to have little value for building a solid relationship with tenants.

Worst place I have ever lived at. Maintenance doesn't answer the emergency calls. Other tenants break everything in site. For the first 2 months we didn't even have trash pick up. People had their cars towed because of managements failure to inform tenants of work being done. Very unprofessional and all they care about is making money. Tenants mean nothing!

I work in Detroit through the week (commute home on the weekends) and have an apartment rented at Saddle Creek Apartments in Novi. During the Covid Quarantine, I am back at my home location. I received an email notifying me that the apartment complex will be conducting parking lot maintenance this week and all cars will need to be moved from the parking lot or they will be towed at the residents expense. I called the Saddle Creek office to notify them I am still out of State during the quarantine and have no one locally that could move the car. I'm fine with them towing the vehicle to perform their work if that is what they want to do, but I am not paying a towing fee. The lady I spoke to in the Saddle Creek office was extremely rude about it, saying, "Well, that's our policy so we'll just tow it and bill you later." I protested and she became even more hostile and when I asked to speak to a supervisor, she hung up on me. This is unreasonable. I have had nothing but frustration with this complex since I moved there. Customer service is sub-par, maintenance is sub-par, quality of the apartment is sub-par, and I am highly disappointed with the management of the property.

I already left a review of the property I live at but figured I would warn more people. This is the worst place I ever lived. I cannot wait to get out of is this disgusting place. My dog could manage properties better than you. Waiting over 6 weeks for basic maintenance request. And when I tried to contact you directly because going through the property management here is pointless the extension for residents is not connected to anything. I m looking into getting a lawyer and getting the code enforcers to investigate.

My lease ends by Feb.29th. I called and visited the leasing office for about two months to know the procedure to put in a notice to vacate and every time they noted down my information and promised a call back and they never did. They did not bother sending out an email or anything . I finally got hold of the service co ordinator and asked them to connect me to the business office as I have to move out within 10days and they finally called me and asked me to pay the penality of two months due to insufficient days of notice. I went to the business office and spoke to the property manager and finance manager, they were really rude and they claimed them that they sent me an email with instructions. I pulled out my email and even asked them to pull out the email which they sent to me. They did not have any and they are not ready to listen to anything .They were not ready to admit that there is a miscommunication on their end. I received a copy of lease agreement which they had at the time I put in my notice to vacate and to my surprise the lease document which I had at tge time of signing the lease( which they sent me in email and I signed) had a full months security deposit on it where as the copy they provided me had $400 as security deposit. They strike out the security deposit after I signed the lease.I am planning to file a lawsuit on the community. I tried to reach out to beztak properties but no one responded.

I do not like writing reviews that are negative, but sometimes and unfortunately, we have to deal with people in the world that just aren't going to do the right things by others. Beztak is a property management company that i started doing business with about 3 months ago. They are aware of what they are doing and the games they are playing with peoples money. This is an issue that has to deal with the corporate office. Beztak property managers does not have say so over payables. But the property managers are aware that this company does not pay bills. They are being instructed to continue to get vendors. So it is very much a game that they are playing. These people are literally not paying anyone, meanwhile they are cheating minority people. They are also using minority people to take on the frontline defense of the corporate office. At this point I am starting to feel that this is what they do to operate their business, is using small vendors to complete work and is getting away with not paying them. Sad to say, but i have spoken with at least 4 others that this is happening to with this company. Months have gone by and they have no answers ad when you call corporate its they are sending out an email to the regional and his boss. lalala.. this company knows exactly whats going on. The reason that Beztak isn't able to get any extermination services or plumbing is because they don't pay their vendors or bills. Sad to say after they stop paying me all they are doing is contacting another vendor and then doing the same thing to them This is terrible. Its sad that a property management company is not only taking from residents, and potential residents. But they are also taking from minority companies as well. This shall be reported. And Beztak needs to be dealt with.

Formerly this used to be Eastland Village Apartments ever since this company has taken over they made us all have to take out a 50,000 liability insurance for the apartment that the trip part about is if someone slips and Falls outside your problem if somebody falls in the hallway your problem I have never heard of this idiot thought process but I guess you sitting up trying to be greedy you do things like that then the next thing we had to pay a water bill a trash removal bill and a sewage bill mind you we don't have any meters the estimating how many people live in apartment now i lost my husband in 2018 but do you know he has to pay a water bill because he's the head of the lease even though I took power of attorney papers there to show them how can a dead man pay a bill I told the idiots if I open up his mail it's against the federal law so why you keep on sending things here in my husband's name the other thing is they don't clean the apartments they don't paint the walls they have not come here to investigate to see the problems on this here so my theory is you're just for the money until you can do the apartments the way you want to because you know people are running you're not even renting out Apartments here this has been the most worst experience I've ever had in my 68 Years of Living and I've lived in some Hood places before in my life oh they cut the grass oh they put flowers out there becoming an apartment if anyone cares about their children or they mates or they livelihood please refrain from moving to Eastland Village Apartments thank you very much I don't mean to throw shade on nobody but it's worse than shade this is a cloud hanging over Eastland Village and it's an embarrassment when people walk in and find out how much rent your pain and how you living like weird I might as well go give me a cardboard box and move in that LOL

We Live at Northbrooks Apartment in Ridgeland MS and ever since that Beztak Properties took over, it as been a nightmare.Read the reviews, they are true 100%. when u call the leasing office, no one picks up half the time. I have put in a request to have the staircase light be replace leading to the my apt , as its a hazard and it very dark especially when u coming in at night with a young child . It been a month ! (any accidents cause am sure will be a legal matter) i have put in service request and call the office still not fix.I have Dirt and black particles coming out my central Air, this guy from maintenance came in his bed slippers and sleep where to change a air filter that was already change , when it the coil that needs cleaning. there customer service is sub-par. they are rude and they lie all the time. i was told my rent would not increase if sign before July, only to get a note stating that they are going to increase my rent by $30. call the office to protest it, i was bluntly told to take it or leave it. call corporate NO ANSWER, WHICH THEY NEVER DO. the time lime to move out without any consequences as past. but for sure i will be definitely, move once the new lease expire. Worst customer service experience every. I live in a property managed by Beztak and they will not answer their phones to respond to a property emergency. My appartment was burglarized by another tenant. The lack of effective criminal screening, responsiveness, and communication is down right unsafe.

I would not recommend any property managed by this group.
