I'm a realtor in need of some HOA info. on a house I'm listing and I had a chance to speak with the property manager (Lee Jackson) in hopes to gather all the information I needed. Although he had most of the information on hand that I needed, some of the fees etc... were recently revised and hadn't been given to him yet. Lee went out of his way to get me the numbers that I needed which was most appreciated. It's nice dealing with someone who has such positive and helpful attitude!

Our onsite property manager, Kenneth Hair, is simply fantastic. As a homeowner and a Board member for over 15 years, I know how important this thankless position is to the HOA. These individuals are borderline idiots - they charged late fees for monthly recurring dues based on a 'delayed' payment date that they set-up without me being able to change. They of course don't get back promptly to my inquiries and refuse to accept responsibility for their mistake. Highly unprofessional.
We (a small loft) switched to Access Management Group over a year ago, and the switch has been life altering! We didn't know how poorly we were being treated by our current management company. Things are getting fixed that were supposed to fixed years ago, and invoices are being questioned to see if services are being performed. In this process we are saving money and preventing future problems from neglect. I have to give a shout out to Matthew Silvas. He has performed above and beyond to get second opinions, bids, and quotes on our elevator and pool, amongst other things. He has a wealth of knowledge for local companies, laws, and connections to get things done. Thank you so much Matthew and Access Management Group.
Kim Kissiah has authorized fining me for $25/day for not having pine straw/mulch. This property management group fines and harasses homeowners for just having property. There is not a month that goes by where I do not get 2 or 3 letters from Access Management Group. I live in Carriage Oaks Division in Marietta GA. I believe this group to be unprofessional, uncaring and insensitive. Had I known of the harassment I would have received by the Access Management Group, I would not have bought property in this community because every time I get a letter from the property manager of Access Management Group, my blood pressure spikes. These frequent letters cause a great deal of stress! -Steve Johnson
AMG is fantastic. I am so impressed with their professional, timely and helpful assistance to any question or concern I've had since buying my condo in Buckhead (particularly Kent). Having owned multiple condo units in other cities and dealing with horrible property management companies, I can say that there is a staggering difference between a good and bad property mgt service. AMG has been amazing!
Access Management and Ahshanti handle the operations of the community where I live whose residents behave and operate in a very dysfunctional way to say the least. She has kept her professionalism at all times. She is direct and to the point; even in meetings during which she is been treated poorly by residents and some members of previous HOA boards. I have great respect for her and her work ethic. She also does her best to answer any questions I might have even though she is not at the community on a full time basis.
Slow to respond and lacking enthusiasm, Access Management is dependable only in their ability to not impress. As a resident/owner within a community they manage, I have personally experienced their lackluster performance on multiple occasions. Previous community management companies I've dealt with have not been perfect, but my goodness, they put this group to shame.

Lee Jackson has gone above and beyond each time to find the information my client or potential buyers have required. He is also very patient and professional. This company is a joke. They try to make my ghetto neighborhood high end. It's full of trashy people, the screens on their windows are all busted out and hanging out. Mailboxes hanging off and or taped on. I got a violation in the mail for a part of my blind being broken, I have cats who play at the window. People park their cars on the street when there is no parking spray painted all over. The electrical boxes are hanging off the houses. I also have to pay $156 dollars a month for an HOA with them and all they take care of is lawn care and water. I can do my own lawn care and water for $50 a month. If you are moving into a neighborhood who is governed by Access management do not move there.

We have been using Access Management for years at our subdivision. Stephanie Munn is our primary contact person, and she is plain simple awesome at this! She is responsive, involved, and responsible for the well-being of our community. In the four years that I have lived here, I have never heard any neighbor complain about either Stephanie, or Access Management. These guys get stuff done, and the way they handle things (e.g. requests for property alterations) keeps us assured our property values are being kept in high regard.

Got an email response via email from AMG. HOAs typically take 2-3 days to respond if I get any response at all. I was pleasantly surprised to get my question answered within less than 3 hours! I email a lot of HOAs in the area to verify information about properties for my clients.
We are a property manager for individual homeowners, we manage numerous condos in the Atlanta area. We manage several in the City Heights & Arbors community currently. Ashanti Shine, the current community manager for those communities, has stood out since we began working together. She is typically quick to respond, too the point and pleasant. When a concern has arisen, she has worked with us to resolve.
The fees charged for setting up new accounts with Access Managment have increased by 226% over the past four years. Supposedly, the amount any management company can charge for a closing letter is set by legislation to be $10. In order to get around that legislation, management companies have found more and more ways of creating a revenue stream off the backs of unsuspecting property owners. Anyone buying a property in a development managed by Access Managment has to pay $230 as a 'new account set up fee'. The company uses a third party vendor to collect the fees for a closing letter. In addition there is a $5 fee charged when one pays the fees by credit card on the website. This is called a 'convenience fee'. Total fee that has to be paid up front in order to get the closing letter is $245!!!!!!!!! That is NOT what the legislature intended when they set the fee at $10. Access Managment is the only vendor that collects payment prior to closing for services that are only valuable IF a closing takes place. No one else gets paid if the closing falls through. It's how the industry works. Why should management companies be the exception to the rule? Why can't they furnish the closing letter and submit an invoice like the rest of the vendors do? All vendors are paid by the closing attorney after the successful completion of the closing. It isn't like the closing can take place and the management company won't get paid! Attorneys feel as if the management company is forcing them to be a collection agency and they don't like it either. On top of the outrageous fees, woe be if the closing letter is needed faster than a week ahead of closing. There is a substantial 'rush fee', too! The folks who work for this company are nice, but the company policies and the increase in fees are simply outrageous. I would not recommend any management company that charges such excessive fees to the members of the associations they represent.
I initially wrote this review about 5 years ago, after we had contracted with Access Management for a couple of years. Within the first year or so, we had the pleasure of working with Kim Kissiah. Then we had the pleasure of working with Brad Thisdale. Brad goes above and beyond while always maintaining professionalism and accessibility. His positive demeanor is apparent whether communicating with homeowners or with the HOA Board of Directors. Through the years, he has remained consistent and attentive. We appreciate all he does and look forward to working with him in the years ahead.
I have been involved with AMG as a homeowner and HOA board member at two subdivisions (Windsor Court and Stanton Court) since 2001. My most recent experience is with Lindsey Malone our Senior Property Manager. I can say that my personal experience and I echo this for our board as well is absolutely positive. Having been on two boards I hear complaints about property management all the time. The reality is that property management firms are blamed and criticized for issues out of their control. Property management companies do not resolve issues between neighbors, they cannot make someone turn their music down, they cannot come come out and re-mow your lawn before a party or fix your roof leak. If we have an issue it is addressed professionally and in a timely manner. Lindsey attends our board meetings and is in constant contact with members of our board and homeowners daily. They bear the brunt of complaints similar to the police who write tickets as they issue warnings to homeowners who operate out of bounds of the covenants. No one likes to get a warning letter. Working with a property management company is a partnership requiring work from both the HOA board and the property management company.
I appreciate people who go above and beyond and Barbara Mercurio did that for us. Her compassion for our situation came across in many ways during our conversation. She helped us resolve our issue in a timely and efficient manner. Thank you for all your hard work and dedication to your job.
I have found Access Mgt and their staff to be professional and 100% committed to educating their communities. In addition they are always available to help anyone wishing to become more educated in HOA. The owners Dick and Sean Ruthven have two key Leaders in David Hill, Bob Powser and the entire Property Management staff. As VP of my Board I have always been able to count on wonderful well directed advice that applies the laws of HOA in Georgia. This is a service I simply could not put a price on.
Access Management has been very thorough and detail oriented, from advising our community regarding suitable contractors, to assisting us with bill reconciliation and overall financial management. David Hill, Director of Management Development, has been particularly responsive and knowledgeable in guiding our self government.
This management company raises monthly HOA's. They use any excuse to make increases. They are all about talk and no action.Fails to fix the building, elevators, or enforce rules. The management techniques are unprofessional both offsite and onsite. The concierge is only respectful of people who stand up at the check in counter and gossip with them. This is leadership by Gentry Mosley and Dot Edwards. You really have to experience the horror to understand it. Every meeting, you listen, but know the building is not going to improve.
I never write reviews but this company deserves a negative review. I wish I could rate this sub-par company with zero stars. The people who work for this company are absolutely incompetent and a nightmare to work with. The compliance manager is especially unhelpful and is a huge fail at his job. In our email communication, he literally responded to one of my complaints with "Whatever". I am tempted to name the individual and post his responses to my inquiries here but that just seems like something he would do himself due to the fact that he is unprofessional and incompetent. This company takes our money and does not follow through with its management responsibilities. The bushes in my front yard have not been trimmed in 6 months and I've received multiple false compliance violations in the mail. There are never ending issue with access to the HOA "common area" and the property in our neighborhood is not maintained properly. I completely agree with, "I'd be better off throwing my money in a dumpster fire." If you are an HOA looking for a management company, run away from these people.
Volunteering to serve on a HOA or a community board of any type is certainly not for the faint of heart. It is a thankless job with a chorus of residents constantly informing you about anything and everything that needs attention, repairs, or replacement, all without raising the rates, of course. Therefore, it's absolutely critical that you have a solid team that stands with you and provides the support you need to succeed. That's where the team at Access Management steps up and delivers.
I could not be happier with the quality of service delivered by my property managers Lindsey and Carolyn. I am very detail oriented and run several projects simultaneously and they have never missed a beat or dropped the ball. Emails and phone calls are often returned on the same day. I know they must represent several different properties, but I can honestly say that they treat me as if I am their only customer.
I've worked with Access Management Group for many years, and I have to say I've been extremely satisfied. They are responsive, informative, and eager to assist with any issues we may have. Sign Partners works with residential communities and their management providers throughout the Atlanta metro area. Access Management Group is as responsive and professional as they come, particularly Melissa Cuylear. We have had occasion to notify her of matters not directly related to signs which she had personnel working to correct on the same day. Your community would do well to consider Access Management Group.
I have known Kim Kissiah at AM for years, both as President of the HOA and in work on the Architectural Control Committee. Kim is the consummate professional who goes the extra mile, often addressing problems on nights and weekends. Though she has a sizable portfolio of communities to manage, she always makes us feel like we're the only neighborhood association on her plate.
I have personally worked directly with Fawn Dill, Lara Stegman, and Carol Wilborn over the last few years. This is a straight-shooting bunch who are well-organized and clearly care about the communities they serve.
I am the president of the Princeton Square subdivision here in Cumming, GA and have worked with Lee Jackson for the past 2 years or so. I have had nothing but great response and interaction with him during that time. Lee makes some of the tricky issues that we deal with in our community go smoothly and without issue.
Cannot say enough positive things about Access and about our association manager, Kenneth Hair. He is professional, has the patience of a saint, and successfully manages the diverse needs of our large neighborhood. Very highly recommended!
This company needs to be dissolved immediately. We hired them for property management they gave us Ashanti Shine who is the worst employee our property has ever seen. Since her arrival our property appearance and value has plummeted. She needs to be fired. The only thing this company has managed to do was take hundreds of thousands of dollars from our budget. Keep this "management group" away from your property. These 5 star reviews are definately fake.
Ashanti is great and very attentive to my needs concerning my condo. She literally does the work of 5 people without complaint. Great to have her on my property.

AMG has done a great job for our community. More specifically, Bob Powser who services our account, suggested a committee appreciation party for all of the volunteers for various improvement projects and it was a big hit! He handled all the food and drinks and even added some dimmers to enhance our club house venue and made the night a real success. We plan to make this an annual event and appreciate all that AMG does on behalf of our community.
Our community recently switched over to Access Management, under the care of Lee Jackson. Since the switch, Lee has been nothing but helpful with resolving some inherited issues from our previous management company. He is knowledgeable, reasonable, and has been an absolute pleasure to work with. I greatly look forward to the future years with Access Management and Lee Jackson.
