I own a condo in San Francisco and was considering whether I wanted to lease or sell. I reached out to Structure Properties and Corey was very quick to respond and educated me on the pros and cons involved in both scenarios. While we ultimately decided to sell the condo, I cannot begin to express how appreciative I am that I didn t feel that I was being pushed into leasing for the benefit of the company, but was helped and educated instead. Structure will be my go to for any future leasings simply because Corey made feel so comfortable and helped. Thank you!

This company took over control of my lease when th...

This company took over control of my lease when the property I was renting was sold to a new owner. They have done a terrible job managing the property. Our trash stopped getting picked up for almost a MONTH before they started paying the bill. Today my water was just shut off because they also weren't paying the bill. Both utilities are supposed to be covered by my lease agreement. Be very careful about this company. I would not recommend them.

It's not often that you get a landlord that not only cares about their tenants but acts fast and gets it done right the first time around. Drew, our property manager is fast to address issues. Alex was very responsive and had a fix for whatever popped up within a day. There are several restaurants and grocery stores within walking distance. Really enjoyed living there

Any company which is capable of evicting a property manager and demanding he and his family vacate the premises by the end of the month just when the property manager's kid is about to receive a bone marrow transplant deserves this kind of rating.

Just recently moved out off the Outer Richmond location. Would not recommend renting a unit in this building. Property management have contractors entering unit without proper notice. Besides, they pretty much ignore your complaints/requests or don t resolve timely and effectively.

After the previous review, the director reached out and appologized for my experience. I appreciate that the company does care about the customers and try hard to make the customer relationship positive since it is a very important aspect for their growth and integrity. Currently I'm happy with my stay.

I'm not surprised by all the negative ratings this company is receiving. This leasing agent, Leslie Burnley that I've been in contact with, always avoids answering any rent related questions. Takes forever to get her response that always directs me to long paperworks and she doesn't do any job with customer supports. I don't know exactly what all of her responsibilities are but If she's getting paid for her job as a leasing agent, I'm expecting more than just "look at all the documents we sent you". Seriously? I'm asking questions because I took my time reviewing papers that aren't giving me enough clarifications. It's very unprofessional and inconsiderate. If you are that busy, then at least give me different POC so I can get better support and clarifications. This company definitely needs to work on better customer supports.

Sort by lowest ratings for this place and you'll find a common theme - many, many comments about their poor communication and unwillingness to respond to issues, as well as them scamming you out of money from your security deposit. This was my experience as well, as nearly every single interaction I had with the company was frustrating.

The most egregious is being charged with a $1200 "Paint and cleaning" fee upon moving out, and since it was taken from our security deposit there's not much we can do to reclaim that money. Nothing in the lease mentioned paying for cleaning upon moving out - the only thing we had in the entire apartment that could've required repair is a TV wall mount, which surely does not amount to $1200 worth of repairs. So basically they stole this money from us, but did it in a way that's hard to fight. This is in line with some of the other reviews about this company scamming people in the past. And back to my point about poor communication, they simply ignored my emails asking for more details on where the $1200 charge even came from.

Another similarly ridiculous blunder was when we first moved in, and received an $800 utilities charge from PG&E for the first 3 days.. after receiving a response with very little help from Structure Properties, I had to spend a few hours on the phone with PG&E to figure out what was going on. Turns out, our street address (2881 Mission St) was registered with PG&E as the address of the bakery next door (2883 Mission St), so we were being charged for the heating & electricity of a bakery which is why the charge was so high. PG&E basically said that Structure Properties never bothered to correct the address change from a few years back. Eventually I worked it out with PG&E and had them sort the charges out, but I had to do it all by myself to fix the error caused by the leasing company. And yet again, Structure ignored my several followup emails asking them to address the address issue with PG&E.

Basically, this company will be extremely slow to respond (or just outright ignore) any problems you have that don't concern them. They may help you if you're locked out, but if there's an actual issue that will end up costing them money, they'll probably just ignore you.

The property was nice, but if you're planning on leasing for any longer than a year or two, I strongly advise you to consider if it's worth leasing from a company with such poor customer service. I guarantee there are plenty of other companies that will actually deal with issues that you encounter, and you should weigh in customer service heavily when choosing a leasing company. If I could go back in time, I would've chosen a different property for sure just to save the frustration of being scammed and ignored.

We've used Structure Properties for years to manage our 3 unit apartment building in the Richmond District of San Francisco. Lawrence Kennedy has been my property manager and he advised me everything from the acquisition, legal matters, the refinance, and eventually the disposition. He even helped me arrange a 1031 exchange.

Never had any issues with my apartment or the staff. Had little interaction, but when I needed any maintenance issues handled it was always handled in a timely manner. There was an issue with my deposit refund being mailed to the wrong address, Shawna was quick to reissue and my refund arrived 4 days after I sent the initial email. Quick and professional. The only reason I moved out was because I relocated to Texas for my job. I loved every part of my apartment and location.

This company is never available to take a call whe...

This company is never available to take a call when there is an issue in the building. People have been stealing mail, and the office manager goes missing for a couple hours at a time, once if not twice a day. They also keep taking away vital services - like having compost bins, or a reliable night manager with keys in case you get locked out. Not only does the night manager not have access to keys anymore, and the company not take any responsibility, but the day manager says somehow they "misplaced" the backup key that was in the office for my place and then badgered me until I went out and made a new one for them. If I don't give them 1 star, it's because they have at least recognized their lack of services and not raised rents, until now.

Updating after three years of living with Structure -

I'd rate zero stars if I could absolutely incompetent management (besides Corey). A miserable experience. I had a rough time under my lease arrangement and got little to zero assistance with multiple inquiries about an unsafe living situation.

I'd recommend steering clear of this group, and especially the utility share company (livable) that they partner with. They essentially trap you into a utility agreement based on consumption of the ENTIRE building.

I live at the B Street Apartments in Hayward and dealing with these property managers was relatively painless throughout the move-in process. The people themselves are very helpful and always available if needed.

However, the apartment complex was renovated from a very old building so the process of getting all the amenities and construction completed has taken longer than over half of my current 1 year lease.

After moving in around May 2019, a number of basic features weren't ready for any residents even though it seemed the building had already been fully leased out. This included the following:

- Entire building wasn't internet ready until the end of August 2019
- UPS and FedEx deliveries weren't able to access the building until the video doorbell was installed the following month
- Entire building was unable to receive basic USPS mail and had to pick up mail from post offices directly for a couple months
- Construction on the roof is literally still ongoing daily in February 2020 and it's impossible to mask the sound from my unit

It's difficult to place blame on the property managers if these issues were out of their control, but as a resident these are pretty basic requirements of an apartment complex. Outside of the ongoing construction, the units themselves are nicely remodeled and I expect my experience to improve as these issues are finally solved.

I moved in five months ago to the Pine Street location managed by Structure Properties. There're too many issues in this building with element of surprises :( First I discovered there's no coaxial cable connection throughout the whole residential units which left me with no choice but to give up high speed Comcast for AT&T instead; the management staff didn't bother to repair multiple broken electric cooktops in the residence kitchen until a month and half later after urgent written requests made from tenants; too many elderly people knowingly violates the non-smoking policy and smoke all the way from their units to the hallways and bathrooms. The building management has done nothing to remedy the health concerns from other tenants; my latest distressful experience was an unexpected power outage caused by a building-wide smoke detector inspection occurred yesterday. I discovered this after I returned home from work. Apparently the person who conducted the inspection in my unit didn't bother to report the power surge incident. I reached out to the after hour emergency line with many times in the past, but was told by the dispatcher that this property is no longer managed by Structure Properties. Subsequently, I learned that many circuits in my unit are not even wired correctly as they should. I end up spending a super uncomfortable night in my room in complete darkness. The building management was condescending, arrogant, and acted like they were doing me a favor to show up and fix the electrical issue even though this is not my problem. They said it will take another four days before all broken outlets in my room can be repaired, and have my normal routine back. The owner's management staff was unapologetic given the level of undue distress and inconvenience they've caused me :( I was told by the asset manager they have done their the best to put me out of this misery and I didn't even appreciate their courtesy. Hmm, I wonder how he actually perceived this to be helpful to remedy the situation. I'm giving a two star for now, but if the management is not happy with my rating I have no problem to give a one star on my next review. It all comes down to performance and attitude.

I had a not so pleasant experience with this company renting an apartment in Nob Hill and paying a mint for it (over market price). I would not recommend renting a property with them or letting them manage any of my properties. They take money out of your bank account without giving you a 24hr notice. Watch out for their prorated BS. If you sign a 12 month lease, you should pay for 12 months and no more. They also sent me our security check in the wrong amount that I had to contact them to fix.

They also take forever to fix things in your house even though they communicate with you fast making you think they are dealing with your problems but in reality they are taking their sweet time until you remind them that they still haven't fixed whatever is broken. Kind of funny since they have a whole team dedicated to this. (They tried to fix our door knobs multiple times. I kept saying they should replace them but they refused to and we even got a girl locked in a bathroom for 3 hours!!!).

Update - their accounting team did call me after they realized they had made an error with the security deposit check and now they are sending me a check to correct their error. In addition they are refunding me for the their mistake in their prorating calculation and said that their prorating process is aligned with how the rest of the market works and they know that it does not make sense from a tenants perspective, but they are going to update their policies to make sure leasing tenants are more aware of it.

Structure was such a great property manager for our 13 unit building - never more obvious than when new owners switched to a new management company. You can file your maintenance requests on line, and the response time is great. In addition to our building manager, the company had at least one other person coordinating repairs and services for the building. You can also pay your rent online, and divide from multiple accounts. They provided a tenant reference for me when I needed to execute a commercial lease, and worked with me during a family emergency when my rent was a couple of days late. Jeff and Corey run a great team!

I live in their B Street Downtown Hayward apartment. All the cars in the parking lot get broken into almost every weekend.

I emailed Structure Properties management and demanded an answer but to no avail.

The apartment manager doesn't care. Structured Properties doesn't care. Sent them emails and demand an answer and never got any response back.

They knew break ins are common, but they ignore emails from the tenants. Several tenants sent emails to Ryan Gilbert, COO of Structured Properties but all have been ignored.

These guys get it! I try to be as low maintenance as I can. I can't imagine how difficult it is dealing with people in this city. I'm a hands-on kind of guy and try to take care of the day to day. I had my car broken into a few weeks back and Drew helped me work with SFPD to find the thieves. The cameras outside our building caught the car they were dropped off in and my car was recovered 3 days later.

Lived in the B street Apartments for about a year. Alex was the absolute best! Very responsive and easy to get a hold of. The property is conveniently located next to the Hayward BART station, Lucky's grocery store, multiple shops/restaurants along B st, and the movie theater. Very happy with my time there.

I have stayed at 325 Sutter quite a few times and had an absolute great experience. Danny was always so helpful through the leasing process and stay, especially if any problems arose. It's been really great for my short term projects in the city for a few months at a time and have really appreciated the flexibility. Thank You so much for your customer service!

My wife and I really enjoyed living at the B street location apartment and were very sad we had to leave due to personal issues with the COVID-19 pandemic. The landlord was always very quick with his responses we ever had to reach out to him, but most of what we needed was on the website if we had any questions, repair requests or to pay rent. It was very affordable but a very nice apartment, and right around everything we needed and never needed a car to get around to go shopping, or to get to work since bart was less than a 10 minute walk away.

If it comes to it, my wife and I would be happy to go back and live here again. Plus this was the first apartment we ever stayed at where we actually got our security deposit back! I've dealt with plenty of landlords that try and pocket it, but we just received our check in the mail.

Shout out to Tyler Moore for being a great Property Manager. He s super prompt on responding and taking care of anything I needed. I lived in my apartment for 6 years and Structure Properties was a great property management company for my building. Anything that would arise they would fix right away. The move in / out was very easy and painless. Tyler helped me the whole step of the way when I was moving out.

The B street apartments are in a convenient locati...

The B street apartments are in a convenient location right in the heart of downtown Hayward. You can walk out of your unit and find local restaurants, bars, grocery stores and even walk 2 blocks to Bart. The downtown area Has definitely improved over the year that I live there. There is lots of development happening at the moment. so it s a up and comer.

I had a great experience at the new studio units.
High ceilings, natural light and our own private patio.
When I moved in there was a concern for security but that was resolved once we addressed it with management (Alexander). Management was great and very responsive when needed.
I will definitely recommend these apartment units to family and friends.

Do not rent an apartment with this property management company. Period.

Structure Properties has changed their name a few times to cover up their scammy treatment of tenants. They promise you whatever they need to promise and deliver on almost nothing.

We were told that our bath tub would be reglazed before moving in. When I asked to see it before we started to make the move, the agent said "Mary, I understand your concern but I assure you it will be taken care of."

A week later, we moved in and our bathtub was still in really bad shape. When we asked for the management property to fix it (as they had promised), they sent someone to "clean" it. We asked, again, when they would reglaze the tub. They replied that, because it wasn't a safety concern, they weren't intending to reglaze it. They finally gave in and sent someone. It cost exactly $500....a fraction of our monthly rent. But hours of begging.

To be clear, we would not have signed the lease if it weren't for the fact that they had promised to reglaze the tub so this was a big deal.

Fast forward to today. Our lobby is never clean, has huge carpet stains, and regularly smells like dogs (we were told dogs weren't even allowed in the building but everyone seems to own one - we love dogs but the smell gets horrible!).

We pay market-rate rent for an apartment that is adorable on the inside....but it's embarrassing bringing friends over because the lobby, stairs and halls are so bad. Yes, it's rent controlled but we're not paying low rent.

When I asked when they planned to clean it, they said they'd send my request to the owner. This means they don't even consider themselves responsible for this one basic task.

Ready for the last part? We pay crazy building fees to cover water, trash and common area cleaning. We were told everyone did....and then I learned that actually it's just new tenants.

Save yourself the trouble and find a better spot.

While Structure Properties did quote us incorrectly for utilities bills when moving in (quoted at $40 and bill is regularly ~$100), I will say that they have been an above board rental company, which is hard to find in San Francisco. They follow rules regarding reasonable accomodations.
In particular, Building Manager Craig at The Monastery is responsive, skilled, and does amazing work. He shows incredible attention to equity and safety, the two core matters that I find most crucial in a living space.
Craig has gone above and beyond the call of duty at the Monastery. The resident base appreciates his friendly attitude and more than anything his dedication to the building s upkeep, issues of safety, and making the Monastery a pleasant and welcoming place to live.

I lived at the B Street apartments in Hayward for a year and my time was well received. Alex was the manager at my location and was always available and very responsive, even if it was some late night text of a random question that had nothing to do with the property lol. There were a few break-in when COVID hit due to kids around the area out of school and work but its sad to say it was expected. I didn't have any parking issues for the first 9 months until then and I had at least one vehicle in the parking lot at all times. The facility is very nice and convenient with shopping and restaurants in the same building!

I recently moved out of a property managed by Structure Properties when I relocated to Los Angeles. During my time as a tenant they were responsive to my maintenance requests and the Resident Manager, Melissa, was even available when I locked myself out at 10pm. Our apartment building was always clean and it felt really safe to live there. If I hadn't moved to Los Angeles, I would definitely have stayed in a Structure Properties Building.
