They are AMAZING! They have been super kind and professional. Melissa took her time and patience helping me get into the perfect place! I absolutely love my little apartment it is clean and well maintained. I had a small maintenance issue within the first few days and they were so very good with it! David fixed the issue plus extra to make sure it wouldn't happen again! Definitely recommend Rainbow property management if you are looking for reasonable rent, fair rent and friendly professional staff!

Rainbow property will screw you over. I have rented from them 3 different times and this last time was the worst. I disputed the claims for "damages" and they never called me back. They woudn't tell me what the damages were all for either. When I went in there, one of the managers Terry, introduced herself as "the lady who won't return your calls" And then told me it is what it is, and thats all she would say. I have filed a lawsuit and have a court date next month. They are crooks. They sent people to fix a leak that flooded my livingroom 2 months after and they showed up without notice, they sent people to enter my property without authorization, they weren't even Rainbow affiliated.
Worst experience ever!!!!! They make up things to keep your deposit. The place was in better condition when I left than when I moved in. Read the reviews, they are scammers!!!!!!!
Absolutely the worst property management company in the state of Montana. Application process took over a month. When we had a issue with our drains I had to call 5 times and leave 4 voicemails to get a repair person to come out..........They STILL have not come out and our problem was over 8 months ago. When we moved out they charged us for repairs that were from other renters. I encourage everyone to not allow the rainbow monopoly to stay alive in Billings. I only give them one star because I can't give them negative stars

Do not rent from them, all they are trying to do is gather all the application fees they can get in a week or two and then find a "suitable" tenant. Worst property management I have dealt with by a LANDSLIDE.
This company is awful to work with. They promised when I moved in a year ago they would replace the carpets. Still hasnt been replaced. In a studio apartment was $400 then they raised it too $500! Absolutely insane. Then I get a notice in the mail for late a fees. $140 worth of late fees. I've turned my rent in on time. I will never rent from these people again and I won't recommend then to friends or loved ones.
These people are a joke they are overpriced for awful dirty nasty apartments which they don't clean themselves so they are disgusting when you move in. They never give deposits back according to everyone who has ever rented through them. And the cleaning stipulations for moving out are ridiculous seeing to the fact that the do absolutely nothing on their own to clean anything. For example when I moved into my apartment there was stains all over walls and the ceiling the windows were covered in dust as well as any surface that was not in direct line of site it was a complete dump. Also the price for said complete dump was outrageous to start with and got raised to an even more outrageous price. So in all if you want to have a filthy overpriced apartment in which you do not even get to control your own heat then they are great and I wish you well
Overall, Rainbow Property Management was a pleasure to work with. The staff was very friendly and professional. Paulette was extremely helpful with maintenance requests and very understanding with other concerns that popped up. Stephanie was very considerate when it came to our deposit and move-out charges. After reviewing some of the move-out charges with her she was able to get us a full refund! Document (in writing and pictures) the condition of your rental when you first move in... this will make the move-out process 100 times easier! The only challenge with this property management company was viewing the properties before renting. They only had one time (Saturday morning) to do this and we kept getting bumped off the list, despite getting to the office right when they opened, because they "didn't have keys." Get there early and know exactly what properties you want to view!! Other than this, we were very satisfied with Rainbow Property Management.
I have had a terrible experience with these guys. When I moved into the residence it was not all that clean and had all sorts of minor damages. For example, there were holes in the walls, stains on the concrete, towel racks falling down, and window blinds chewed up by the previous owners pets. I documented all of this and even took pictures. However, upon moving out they charged me for these things even though I had it documented and discussed the issue with them. The blinds were replaced at 45 dollars a piece, which was also ridiculous considering they were cheap Walmart blinds that were nothing close to that price. Not to mention that I had nothing to do with their damage. I was also charged 5 dollars for dog poop in the yard, which was almost certainly from the dog living next door to me.
It is near impossible to get ahold of anyone at the place too. I always had to leave a message and never got a call back for a week or so. I was charged 450 of my 600 dollar security deposit to fix all of these pre-existing damages. Absolutely illegal, but how does a guy moving out of state fight this sort of thing? Somebody needs to get a lawyer and take care of these guys! I would be willing to bet if you walked into that apartment right now, the blinds haven't been replaced, the holes in the walls are still there, etc. Crooked SOBs!!! I've never had a problem with a property management company doing this to me. I'm very disappointed.
I am unsure why things went so terribly for others or why this company is rated so lowly. When I needed a place to stay I looked into the Mountainview Apartments in Red Lodge. Peggy was very kind and willing to work with me and regardless of all the hoops and paperwork she was with me every step of the way despite the volume of calls from summertime folks looking for a place to live. In spite of this virus, they work hard to help people. I was recently ushered in to the apartments in Red Lodge and encountered no problems. I would recommend this company if the tenant has the time and the willingness to follow along with all of the rules. There are quite a few, but it is to ensure the quality of the living community. I cannot thank them enough for all their help!
Never returned several c as ll to rent or look at homes to consider. Requested contact through their marketplace and zumper listings. Nothing, nada, zilch. Already leased a nice home and still haven't hear from them. Maybe they 'passed over the rainbow'.. RIP.
No matter how good you think the place is... Don't! Our security alarm went off that we were promised was not active. It was a Saturday and we had to deal with the alarm all Saturday and Sunday because Rainbow didn't feel the need to answer their "emergency" phone number. Worst, most unprofessional company ever.
The absolute worst. We hand carried our rent check to their office on the afternoon of the 5th of the month. It was not late, but we recently received a bill for $125 late fee. When we called to dispute the charge we were told they don't believe us and refuse to remove the charge.
Rainbow Property Management has been GREAT to me and my young family. They rented to us with less than ideal credit, they were responsive to our maintenance calls, and they were fair in regards to our deposit when we moved out. We couldn't ask for better treatment. Thank you, Rainbow!
I visited the Western Towers to see a unit. And at first I was pretty skeptical about the building however, learning that it was ran by Rainbow Property Management is what made me even more on edge. It was dated but definitely a place I would call home. I talked to the manager there named Denise and she was super informative, welcoming and overall brought this really positive vibe to the place. Which was a plus because you dont really get that professionalism anymore.
I have rented from Rainbow Property Management for about 3 years now. I have very good experiences with them. When I call in a work order if they are backed up the office staff will explain that it might be a few day (because my work order was not an emergency) but that they would get to it. Over all I am very pleased with their service, maintenance and the over all property I rent.
Do not even bother applying to this property management!! They are the worst. The lady was 20 minutes late to the rental showing and I've heard others say that's a regular thing. So unprofessional. I have called every single morning and multiple times a day to speak to Nina and she is never available. I leave messages and she doesn't return them. When I'm finally able to speak to her she says she will get back to me with information but never calls. All the ladies you speak to on the phone are very unfriendly as well. They just want the application fee money and then take forever to work on the actual applications. I ended up going to Olympic Village through IRE and had the BEST experience. Olympic Village got my application done in one day and assured me they would take care of everything. Olympic Village always answers the phone and gets back to you in a timely manner AND they were short staffed at the time. Olympic village was also so professional and organized and provided a complete folder with all the different documents you would need.
The most horid company I have ever worked with. I have some of the funniest lies that I got along with my deposit check. I paid 1400 to move in and I got 661. When I moved out. With a long list of rediculous things they say happened along with normal wear and tear. Little do they know I have before and after pictures!!!! Along with me calling and calling to get things fixed and it never happened. I would never let these gold digging people rent out a property if I owned it, nor will I ever recommend or rent from them EVER AGAIN!!!
I wish I could give less than zero stars. When we began the rental process, we still lived in California. It took over a month for them to finally get the ball rolling so we finally signed our lease the day we got back into town. When we moved out, we cleaned the place but not spotless because we had heard from others and knew we weren t going to get our deposit back anyways. A couple weeks later and we got a BILL from rainbow. Asking for almost $300 AFTER them taking our security deposit. I made countless calls to the office to speak with someone about this bill and never got an answer nor a call back. After trying at least 10 times to call, I received a letter in the mail being told that the bill we got had been sent to collections. After numerous calls after that letter, I still have not heard anything back. DO NOT rent from these guys. They care about their money and that s all. Terribly upset this is how my first renting experience went. I wouldn t suggest them to anyone.
They charge crazy amounts of fees on their filthy properties accusing their tenants for any fault. This is how they run their business. Avoid at all cost!
Was not impressed with this office. 1st call just rang and rang, 2nd call rang twice then to voicemail. Decided to show up at the office and check on 2 properties. Asked very simple questions like pets, deposits, utilities ect. They couldn't answer any of them stated they would "need to call the owner" I said fine gave my info and left. It's been over a month never got a call back ended up renting with someone else.
Knew going into it that rainbow was a sketchy business to deal with. Spent over 6 months at one of their heights locations. Had a neighbor who s giant dog kept charging and knocking people over. When we filed complaints to rainbow they did nothing. After several complaints from me and other tenants we talked to police and then rainbow gave us a disturbing the peace violation. Went 3 months without ac that was supposed to be included and then 2 months without heat. They gave me 1 space heater for the entire apartment. Got carbon monoxide poisoning after they tried fixing the heater themselves. Maintenance and other workers would come into my apartment with no notice. It s been well over 30 days since I moved out and they won t answer phone calls or send me any information regarding my deposit.
I have had maintance problems from the day that I have moved in. Called and emailed the complaints multiple times. They have not yet came out to fix them. Fix them myself with no cost to me. Apt. was not clean when moved in, and is cleaner now when I am moving out. Getting charged for not cleaning properly. This is the worst company ever. I would have given zero stars if that rating was there.
I rented through rainbow and never had an issue! Paulette and misty were super helpful especially after i moved out! There were a few bumps when I moved out but we discussed it all and I got my full refund back. I documented everything with the office and they had record of it all! I would definitely rent from them again!
Very bad. Make you pay the app fee but does barely any of the foot work. I pretty much did their job for them. Never call you back! Basicly lost the cash for the app fee and found a place myself off craiglist. If your planning on going threw this place might as well save your money and do the job yourself. Rainbow sucks!
I would not recommend renting from Rainbow Property Management. After I spent hours deep cleaning the apartment and following the (very extensive) requirements listed on the move-out instructions to the best of my ability, and completed the walk-through with no concerns given by the inspector, they skimmed a few hundred dollars off my deposit for "maintenance items." If you want your deposit back, do not rent from Rainbow.
samuel ct apartment/duplexes we have a huge hole in the bedroom ceiling from a leaking roof. the ceiling is falling in, we reported it several times. its been 6 mths now and they still have done nothing. the water bill goes from $30 to $100 back to $60 up to $90 down to $15 back up to $70 a month. we have the same routine every month, its not like all of a sudden i started taking 5 showers a day. its a joke, they just charge whatever they want. im taking RPM to small claims court. DO NOT RENT FROM RPM YOU WILL REGRET IT!!!

Wish I could give zero stars. I didn't even get to rent with them. I met the agent to view an apartment, within 12 hours they rented it to someone else. I told the agent I wanted it and would complete and send in the application fee and application. When I called to find out my next steps, they said "oh, we rented that". Who the F does that?? Oh, Rainbow Property Management, I guess.
Interesting development occurred to me while searching for a studio. I went through the application process, got approved, then was told the place I wanted, I couldn't have. No explanation, "You can have any place, just not that place." No further explanation. Plus my credit score went down 3 points.
We had been looking to rent an apartment and we set up an appointment to view one and another man showed up we did not know saying he was waiting as well for an apartment showing with rainbow at the same place. We waited for 2 hours no one showed up no one answered the phone at rainbow to show us or help us at the appointment they made. Very unprofessional.
They only schedule showings the day of so I couldn't plan my trip and set up showings ahead of time when moving to town. When I called the day of to schedule a showing, the receptionist picked up and forwarded me to the scheduling person which just went to voicemail. I left a message, still did the showing and even though it went well they still gave me the runaround that it wasn't ready (even though it had been clearly cleaned out) and they needed to review my application again, despite previously saying that I was approved for any property.
I am glad I found a different rental and could only imagine how difficult this company would be to rent from.
The most unprofessional business I ve ever dealt with. I m shocked they haven t been shut down yet for fraud. They will not only keep your deposit, but will send you an additional bill under false pretenses. Also, added 20 a month to my rent mid-lease because someone s dog was pooping on the lawn. I always cleaned up after him! Found out later he had added that amount to everyone who had a pet in the complex. They re con artists.
My wonderful private landlord sold their property to a person who chose to use this company. So far very disappointing. They do not seem to know what they are doing, not to mention they never answer the phone. So sad, i bet the property goes to Sh%! real quick.

If you want to get everything done- go into the office. They are extremely kind over the phone, and very helpful. They're somewhat busy in the office as well, but will always help you get your stuff done. I moved to Billings a few weeks ago, and had a very easy time with this company. They are completely organized and communicate well with the on-site property managers. I did end up renting an apartment through this company, thanks to the office. Seriously, it was a breeze to get my lease signed. Anyway, I had lived in my apartment about a week, and ran into the on-site manager (who never answers the phone)- he told me he was very grateful that he worked with Rainbow and said they had always provided the best support. I recommend this company to anyone looking for a rental property in the near future. Almost everything can be done on-line except the showing and lease signing.
Was told by Rainbow that the unit we were interested in was not ready and still needed cleaned. So they ran the credit on a different address they had avaialble on Monday. On Wednesday when we inquired about the deposit they requested for the different unit, they told us they had already given the place we wanted to someone else. WE WOULD HAVE NOT BOTHERED WITH THE $70 APPLICATION FEE OR THE PROCESS IF WE HAD BEEN TOLD THE TRUTH. We were told we were the first to look at it and it needed to be cleaned first. We got bait and switched. Horrible liars of a company.
Rainbow Property Management has been managing my property for over a year. I have found them to be professional, prompt, courteous and caring. They have taken an active role in managing my property, including repairs and maintenance before during and after it was rented. . . above and beyond the call of duty! I have no complaints! And I couldn't be happier or more relieved as I live out of state. Thanks Rainbow! You all are great!
Terrible service. The house showing was late almost over 20 minutes. This company is racking up their $$$ from application fees. Each adult applicant had to pay $30.00 but when asked about status of the application, we got the run around and kept being sent to the voice mail and the response was other than friendly.
We would not recommend this company to anyone unless they want to have the same terrible experience as we did.
Worst place to rent from. One person says one thing another the other. My deposit was 975 and I ended up owing the agency 542.00 dollars. They expect you to go the trough the entire unit and take pictures. I honestly feel that this this company back channels it's self just to not give you the deposit or help in any way.
Applied for a small place with them and was told because of job and rental history they would not rent to me. Been at my job 5 years and rented my place for almost 9 years now....ok
I had a really positive experience. My only reason for not giving 5 stars is because the approval process took a few days which made me anxious but everything else has been fine. They are quick to respond to my maintenance issues and if I call in the morning I don't have trouble reaching the front desk. I plan to rent from them for a while I am pleased with my property and their service.
Unprofessional! This company offers a wide variety of rentals, so I can see how they deal with a wide variety of clients from all soial/economic classes, by that shouldn't allow them to be unprofessional in their dealings. It's almost impossible to deal with anyone in this office via email, and if you are lucky enough to leave a voicemail good luck getting a return call. I can certainly say they served the purpose of finding a cheap, month to month rental when I first arrived in town, but I am,happy to say that I won't have to deal with them in the future. If you don't mind spending your time tracking down, and following up with the people you are doing business with, give them a shot. But if you value your time and want to be treated like a "client" look elsewhere.
I wish zero stars was an option, this would be more appropriate. We have had one of their clients rent the house next to us for the past two years. It has been a complete nightmare. We have had to contact them several times regarding their tenants and the only result they give us is a run-around. If I didn't love my house I would have sold it a long time ago to get away from one of their properties.
My husband and I rented for 7 months through Rainbow. I was hopeful that we would have one of the better experiences I had heard about, but that's not the case. After move out, we were given a list of things we were being charged for past our deposit amount. Granted, we made the mistake of not getting a walk through with someone from Rainbow, nor did we take pictures of the things that were damaged when we moved in. (Learn from us! Take pictures of EVERYTHING!) Several of the items on the list were things that were damaged upon our move in.... Problems with the place included mice coming in through the walls, mold that had been painted over top of, rowdy neighbors, and it was not clean at all when we moved in. I spent a lot of time cleaning it before moving in and we left it cleaner than when we moved in ourselves but were still given cleaning charges. If you do rent through them take pictures, demand a walk through and save every maintenance request you make, and make sure you get everything in writing.
I was jerked around for a week or so trying to get my application processed all the while being asked for more and more information. Still never got an answer on whether or not I was approved or not.
The only reason I gave them 2 stars instead of 1, is because we did get most of our deposit back. However, their maintenance crew, and ladies working their offices completely ruined my experience. Total lack of communication. Their maintenance crew is so under qualified. We had maintenance requests for years that never got done. And the ladies in the offices are some of the most rude people I've ever dealt with.
Absolutely atrocious customer service. I have never met a more incompetent Office Manager. She blatantly told me and encouraged me to take them to small claims court. If I was the owner I would immediately begin looking for a new manager. The legal proceedings that take place will cost rainbow property more than the $1000.00 Dollars i asked to be removed from my credit. I had a roommate die in a unit and did not find him until 3 days later. Upon finding out he was deceased I was told by rainbow that all charges were my responsibility which should have never happened in the first place. We will be seeing each other in court and the 3 years worth of damage to my credit will amount to more than the measly $1000.00 dollars you've tried to take forcefully from me. You will regret not reaching out to me immediately to resolve this issue. I want the actual owner to call or email me. You have 24 hours to reach out before my family that can afford $500.00 an hour lawyers begins legal proceedings. And to the office manager again this has become personal your conduct and professionalism is laughable at best your lack of empathy or understanding will cost you more than your job.
My wife and I lived with rainbow for a few years. We did move from their co. We did get our entire deposit back and even a thank you letter for leaving the property so clean. most of their staff is very easy going and friendly. Their maintenance Dept was my biggest complaint. Very rude most of the time when they had to come over and fix stuff, it was like it was bothersome to do the job. But... Other than that never had a problem.
I rented from this people for for only a little over a month. I had to leave as their was a leak in the bathroom that the company was unable to fix. As a result the people who lived below us starting getting hostile to us. So we asked to be let go of our lease and they agree. However they took all of all security deposit and said on the bill it was for cleaning and repairs. We were there for for a 40 days and they changed us for every little thing they could find. Not only they took all of all deposit they sent us a bill saying we owned even more.
Don't just read my review, the others reviews have been saying this as well this people will steal your deposit, they are telling the truth.
When I moved out I met with an employee to ensure that we left the apt in good condition and cleaned what needed to be cleaned. After that meeting where they said nothing needed to be changed and we would get back the full deposit they deducted $300 from my deposit to make improvements on the place. When I questioned them about it they said Montana Law doesn t require that they tell me about what they will change. I would avoid renting from them if possible.
UPDATE: So this place has been nothing but trouble since moving into my last place. Thank god I don't have to rent from them ever again. However, I just received a notice from collections that they reported me for no payment on a move out fee. When I moved out I received a $200 bill OVER my $400 deposit. Maybe this would be understandable if I rented a house and destroyed the place. Also, isn't the point of a deposit to cover costs for damage at move out? Anyways, It was a tiny studio that it would be impossible to cause $600 worth of damage to if I tried. When I moved in that place was filthy. Dust on everything, dirty carpets, vents full of cigarette butts and cat litter (a no pet/smoking property). I vacuumed out the vents, drawers, cupboards, even the window sills at move out I vacuumed everything wiped everything down, even picked up trash in the commons yard area because I was scared of not receiving my deposit. I did every damn thing on their insane cleaning list and still received a "bill" for a bunch of things that were nasty and broken when I moved in. I say "bill" in quotations because it was a scribbled on note saying how much I supposedly owe them with no actual receipts. The worst part-when I went in asking for actual receipts they told me "the only way you're getting them is with a subpoena from the court." Why would that be? Even when I thought they were screwing me over I still said I would pay it if they just show me what I'm actually paying for and they refused it? This place looks for EVERY way to screw you out of a little more money that they possibly can. Take my advice and run the other way. DO NOT LET THEM SCAM YOU LIKE THEY HAVE DONE TO A MILLION OTHERS!!
Trash company. When I originally went in and had an apartment picked out, I went in to sign the papers and they had rented it to someone else "on accident." They put in me in another apartment in the same complex after that was straightened out. The apartment was filthy upon move in, there's no fan OR plugins in the bathroom-no fan in the bathroom caused the entire ceiling in the bathroom and living room to mold, there's cracks in the ceiling in multiple spots, there is ONE VENT TO HEAT THE ENTIRE APARTMENT. There are multiple vents but heat only comes out of one-and there is no thermostat to even control the heat in my apartment?!?! I had to get space heaters so that I didn't freeze to death and guess what-plugging 2 of those in pops the breaker. The breaker box is so old that when the breaker pops IT BLOWS THE FUSES. Rainbow's solution? They literally went and bought some new fuses and gave me the box of them so if it happens again I get to walk my 9 month pregnant butt down to the basement of the complex (yes the breaker boxes are all in the "laundry room" aka basement-where EVERYONE HAS ACCESS TO THEM) in the dead of winter and risk electrocuting myself. The only good part about this company is the correspondence and politeness of the maintenance crew. They did their best to make things right but there's only so much they can do. HOWEVER, I pay $465 a month to live in a tiny studio + electricity. Rainbow has done NOTHING to make this right. They won't return my calls, discount my rent, even switch me to a different apartment. This is the second property i've rented from them-never had any trouble with the first and have paid my rent on time every single month. THEY ARE AWFUL. DO NOT RENT FROM THEM.
I personally really like the staff at rainbow, the only time i rented from them wasn't a bad experience at all. My only complaint is they didn't go through the move out process, and give me a chance to clean after they inspected, but they were fair about almost everything. If they weren't was my lack of listing it at move in, or taking a picture. I would rent from them again, and definitely anytime over Professional, PPM was a terrible company all the way around.

Do not go through Rainbow Property Management! They told me that the house I was looking to rent had been taken of the list. However, when a friend called inquiring about the property they stated it was still for rent and were only concerned about collecting the application fee. They are horrible slum lords and I wish I would have done my research before dealing with them.
To make a long story short... the downstairs tenant was smoking inside and this company did nothing although we called over and over and over. The wood floor was falling apart and we got splinters walking around. The price was misleading and they made us pay for the utilities of the entire house without telling us. AND THEN, after we moved out and cancelled the utilities they called the utility company and put it back in our name. DO NOT RENT FROM THIS COMPANY! YOU DO NOT WANT TO LEARN YOUR LESSON THE HARD WAY.

My fiance and I were working with Peggy, she made us jump through a bunch of hoops just to be denied during the pandemic. She was very rude and not responsive when it came to returning calls in a timely manner. We left about 6 voicemails before receiving ONE call back. I don't know how they expect to rent any apartments during a pandemic, when no one has jobs, and are expected to make 3x the rent in a LOW INCOME APARTMENT COMPLEX. I do not recommend Rainbow Property "Management" to anyone.

Moved into an older apt with a different company. Blinds were already yellowing and some window screens were ripped /missing. Got transferred to Rainbow and now they are trying to charge me to replace screens that were never there to begin with! I would give zero stars if possible
I keep forgetting to write this. My boyfriend and I relocated back here in June. I used Rainbow back in 2018 and absolutely loved the place I was in and their customer service. They were super nice in helping me find a place and when I was dealing with a medical issue they were super understanding. Well My boyfriend and I applied for an apartment we really wanted. He had looked at it and we each paid the fee. Did not hear after 3 or 4 business days so I called and was told oh the lady who does it wont be on until Monday. This was like Wednesday or Thursday. Never heard a word from them! We were staying in a hotel and had to scramble to find a place. Thankfully we did. We never heard from then!!! They took our money and that was it. We both didn't have time to fight them but be aware once you give them the application and money hopefully you dont get screwed like we did. It is sad because like I said I had a great experience with them last time.
Good teamwork and friendly staff there. They made sure my apartment was clean and everything was ready and working when I moved in. My apartment complex is well manicured and the buildings are kept clean and neat. I've only required maintenance to fix my screen that was torn out by the storms, and they made sure to take care of it without any issue. Not sure why some people complain and post bad reviews on them when. They have a lot of properties to care for because they are obviously doing a good job. Thanks!
This is the WORST rental agency ever. I only rented from them for a short time, but could not have gotten away any faster. I was an excellent tenant and always paid my rent on time. I left the apartment cleaner than when I found it. However, when I tried to contact them over the past month to talk about the apartment being re-rented, no one is ever around to take my calls and I'm constantly being transferred to someone else who, yet again, can't answer my questions. This is the most unprofessional, disorganized company I have ever worked with.
I've rented from RPM 2 times in my life - I am very responsible and excellent tenant. I paid my rent on time and left both houses cleaner than I found them but seriously...I'd rather staple my head to the carpet than deal with these jerks ever again. They are excellent at giving the run-around and not being accountable for their properties. HORRIBLE COMPANY!
I called in, specifically asked to verify the unit was still available for rent, spoke to two different people, set up a time to view and as I was pulling into the area having driven from Park City area, was advised there was not only a key problem but the unit had already been rented. Apparently they have lack of communication in the office. After having read the previous reviews ( with a well Duh I should of done that first) I am happy I hadn't yet put in an app and paid the fee. Though they did offer that I could look at other properties, there's no way i'll be going thru this management firm in any way. Wasted my time, and cant even get there facts in order in their own office, not a trust worthy start.
I ve rented out one of the properties these guys manage for about 3 years now. The only issues I have experienced was with the previous secretary/assistant, Kat. Which was a misunderstanding and miscommunication on both ends. Otherwise, I ve never had issues with these guys. If I require maintenance, their team is courteous and responsive. They are very quick to fix the issue when they don t need your permission to enter as well. Peggy and Faith are amazing and super helpful when I need billing clarification and help. Online payments and setting up automatic payments with these guys is also convenient. Misty made the leasing signing process easy and quick. I have also learned they are amazing at accommodating any requests or needs of the tenants within reason. My example is my neighbor who is in her late 80s. They removed the tub in her apartment so she can have easy access to her shower. Overall, awesome team.
Set up appointments to see properties they have and show up early and they never show even after calling office and saying " Hey I hear for my appointment and they say they should be there shortly". They wanted my time and my money by in coming into billings. They should respect there clients and potential clients with a little more Respect.
With the covid issue going around I thought some people would have some heart left for people struggling and affected by this. They evicted me when I finally get back to working. My girlfriend is part of the vulnerable population and with no sympathy they threw us out and left scrambling for a new place to live. Keep in mind we also have a 2 year old. Dont rent from this company, they dont care about you. Only your money.
If you choose to rent from Rainbow, which I would strongly advise against, absolutely do your own due diligence before moving in. Fully document everything, take pictures of the property before and after, document all conversations with them and have all supporting evidence for future needs.
UPDATE: after having some disagreement over final costs regarding deposits and repairs, the owner of Rainbow was willing to work with me and we both agreed upon a mutual decision that left both parties satisfied.
