If you choose to rent from Rainbow, which I would strongly advise against, absolutely do your own due diligence before moving in. Fully document everything, take pictures of the property before and after, document all conversations with them and have all supporting evidence for future needs.

UPDATE:
after having some disagreement over final costs regarding deposits and repairs, the owner of Rainbow was willing to work with me and we both agreed upon a mutual decision that left both parties satisfied.
