If could give this a 0 or negative review I would! I ended up renting them from in late 2018 to2020 and it was the worst. They were my only option for me at the time so I had no choice.

Just if you could rent from someone s else do it. Don t go with them! IT WILL BE A MISTAKE. Don t risk it!

Some of it I could understand wasn t there fault entirely, like for instance my horrible neighbors that i have complained to them about (smoking, noise, etc) and they just gave us a passive aggressive note that did nothing.

But when i had a maintenance request, they never got back to me. When I called, they said they didn t have a request, which I know filled out, so over the phone I made a new request again, but no one showed up again, so I called again and they said they didn t have a request for me! Like come on three request and nothing and they still had to call me again to clarify things! Or how about it took months for them to come and fix the apartment complex washer and dryer no matter how much we called and complained and ask for updates on it.

When i did a viewing it was still dirty even though they claimed they were going to get it professionally cleansed big lie that was. when I moved in I still had to do deep cleaning. when I moved out I knew I had to clean it good and I did. But they had the audacity to say it wasn t until even though I knew I took my time and I Even fixed things that had been broken. When I moved out and they did their inspection they had written everything is dirty and lied on that paper saying things I painstaking clean was dirty. I could understand the blinds being dusty, that was my bad I forgot about them because I didn t use them I had curtain so i didn t think twice above them, but for them to state other thing were dirty was a straight up lie. I had moved to a completely different city when they told me of the so called dirty apartment and that they had to hire someone else to clean. I agreed and said to send me a receipt of the labor. It wasn t as bad, less than $80 but they had a bogus excuse and charged over 80% of my deposit for a cleaning fee even though again it was less than $80 to clean the dirty apartment.

Look the costumer service was horrible. I don t how many time no one answered the phone or just put me hold and no one answered again and just straight up hung up on me.

They make up excuses to take a majority of your money. They raised my rent at the beginning of the month than couple month later raise the CAMs to get even more money and than raise the CAMs aging months later.

Not to mention, when I first moved in I had to pay my own electricity totally fine but the thing was, I couldnt understand why it was so high, like hundreds of dollars for a studio with just me living there. And I literally used that place to sleep because I had school from 8-2pm and work from 3-11:30pm. All my appliance, except my fridge and my wifi was plugged in all the time everything else was unplugged until I used it and quickly unplugged when done. So for months I paid these high bill. I called my electricity company multiple times until they finally sent a serviceman months laters while I was away but guess what, turns out my meter was connects to all these other things for the whole apartment complex that s why I had high bill no matter what I did! When I called them to tell what happened they treated me horrible and said I was lying but I didn t back down. They finally said I was right and they would pay for my electricity. But what about all the bills I had already paid, I gave them copies of my bill and wanted some kind of compensation for it but nothing. That was hundreds of dollar never refunded.

Also when they did there yearly first inspection, they have to by law notify in advance of them entering your apartment, but multiple times i didn t receive noticed by mail until after they had done the inspection - this was later handled but it took a year and half before this actually changed.
And I have a lot more horrible things to say but I would be already to long.

Worst property management I've ever been through. Do not recommend! They are god awfully rude, place was not cleaned when I moved in, then they charge me for things that were like this when I moved in. Ridiculous. My upstairs neighbors said I was the 3rd tenant in the apartment within one year because of how horrible it was.

Absolutely dispicable! Took them 3 weeks to fix my shower.... because they forgot to come back! My oven never worked the entire time I was there but was afraid to request a maintenance call just to be unable to cook for God knows how long. I missed several days of work because they wouldn't have the duplex parking lot shoveled. They said they didn't have to because its gravel. Good to know. Also couldn't get to the trash can on several occasions due to flooding. This of course they claim is not their fault. The sun shines under the front door, and they try telling me that it was weatherized.

Faith, has horrible customer service! She is extremely rude and disrespectful. I was calling to give them money and she couldn't even be civil. That judgemental attitude is beyond comparison. I just can't believe a company can stay in business like this.

My apartment through rainbow had been broken into multiple times and when asked to change the locks, first they gave us the wrong kind of locks and charged us for them and then they made us pay to replace the incorrect locks that they put in. The company is always very rude when speaking to us over the phone though we have made all the adjustments and payments they've asked for. NEVER STAY AT RAINBOW it's a waste of your time and money

We didn't have any problems with them until we tried moving out, they kept saying the oven wasn't clean even though it looked shinier than when we moved in, they charged us a cleaning fee of $250 just for the oven! Never rent from here, it isn't worth the hassle.

I have rented from Rainbow for a couple different locations, and all of their staff has always been friendly and helpful! If I had an issue, they would send someone over ASAP. And I have never had a problem with them not returning my calls, fixing an issue, or trying to 'cheat' me out of my deposit. Fair and friendly company!

Amazing staff! Melissa and Paulette are the two I interact with the most! Every time I have a problem or concern they address it right away! All my maintenance issues have been handled in a timely manor! Ed the maintenance man came out 6/29/18 he fixed not only the problem that I had but several others I did not know I had. I had a leak from a pipe so now not only do I get to save money on my water bill, but the owner of the house will not have a problem with the water leaking into the foundation of the house!!! As everyone should no leaking water causes problems and damages! Way to go Rainbow!!!!

THE WORST company in existence. ABSOLUTE NIGHTMARE. Signed on a duplex and then they realized they'd already rented it out. Found another, got the keys, got there, surprise, wrong keys! Instead of sending someone over, they had me re-pack my vehicle and drive back across town. The carpets smelled like urine and clearly had not been cleaned, though they charge for carpet cleaning upon moving out. Was charged for unexplained damages. Took the entire 30 days to return what was left of my deposit. 3 months after moving out I found the electricity was still in my name. Called to figure out why they had not put them back in yours and the extremely rude Audrey informed me they can't, continuously undermined me, and told me the owner has to put them back in their name. So what does a management company do? In the case of this establishment, nothing. I have never spoken with a more asinine individual in my life.

This company does anything BUT manage properties. It takes them ages to respond to and/or fix issues brought up to them. They also let the weeds take over at their units because they never mow. I had to threaten legal action to get them to perform any sort of maintenance this year. You'd figure that being as they are a "property management" company, they'd actually proactively manage these places. They don't. They simply take your money and tell you better luck next time.

Attention all Veterans seeking employment at Rainbow Property. I filled out a job application, went in for a interview and waited. Had to call 3-times myself before I was told I did not get the job. When I moved out of my apartment it was cleaner than when I arrived and I requested to be there when they walked through and never told me they then proceeded to charge a $400 cleaning fee with an additional $200 labor fee and another $200 fee for maintenance parts and let me remind you there was nothing broken in the house what this company did to me was border line criminal. What ever you do do not rent from this company.

If you want to get anything done- go into the office. They are extremely rude over the phone, and not helpful at all. They're somewhat rude in the office as well, but will at least help you get your stuff done. I moved to Billings a few weeks ago, and had a very hard time with this company. They are unorganized and do not communicate well with the on-site property managers. I did end up renting an apartment through this company- no thanks to the office. Seriously, it was like pulling teeth to get my lease signed. Anyway, I had lived in my apartment about a week, and ran into the on-site manager (who is very nice)- he told me the apartment complex is leaving Rainbow and going through a new company. I guess they had issues as well! Very glad to get away from Rainbow and their rude, unorganized crap.

LOL reading everyone's reviews! So many of you had similar experiences to mine. It's almost funny to me how such a bad company can still be in business. If you are looking at renting, reading this and have other options- choose something else! This company is no good. The reviews don't lie.

I fully regret not reading these reviews prior to submitting $60 to process two applications. Believe the reviews! Reaching anyone at the office, especially Nina, is a challenge. We had filled out our apps by hand, but not being in town, were told to take pictures to send in an email. When I called to retrieve the email, that is not conveniently located on their website, I was advised to download a fill and sign app. To me this was brilliant, much more professional looking, but indeed tedious. To be honest, I did receive a call in a timely manner, regarding the applications. However, she had an issue. Previously my boy friend and I were each living with not so responsible roommates. Unknowing to us, even if a payment ledger reflects YOUR name as an "on time" paying tenant, it is no help. Regardless if you did your duty and paid rent when it was due, your former, possibly lazy roommate, is just as important in the decision making for rainbow property management. We had our ducks in a row, made a trip specifically to look at their properties, had a co-signer on board if needed, and even offered to pay the deposit and three months rent before move in. None of which was enough. Therefore, as ridiculous as it may sound, it could be possible that rainbow property management may only be interested in some prospects application fees. To conclude my rant, I hope this helps you make the right decision

They have been so understanding, got into a situation where I had to relocate and they ve been nothing but assistive. They have really helped me and if they couldn t they were honest about it and provided alternate solutions. Really nice and professional people, greatly appreciative of them.

First time ever renting I got bed bug so bad I was in and out of the emergency room at least 3 times a week then when evicted over the bed bugs that was there when I moved in I had the owner inspected the place and he was very happy how clean it was had to fit for my deposit then I rented my second place from them and they evicted me because I was walking around at 10pm and neighbors downstairs complained we scrubbed the place and hired a cleaning service and left it in far shape with 1 very small hole in the bedroom wall and a broken door knob to The kitchen and they wanted 700 more on top of the 420 deposit over this 2 thing log story short I d rather be homeless then ever rent from rpm

I spent 2 years with Rainbow at the Brookshire apartments. When we moved in, I had some concerns with our place. I took pictures just as a safety net. I spoke to Paulette and she reassured me that she would put them on file. Throughout my time living here, management was responsive and professional. They usual got back to us with maintenance within one week. Anytime I had questions about rent, they always took the time and walked me through it. When we moved out we followed the cleaning check list and had them do the carpet. We got most of our deposit back. Thank you everyone at rainbow for making this experience positive!

I don't spend a lot of time rating places, unless it was utterly outstanding, or terribly mismanaged. Unfortunately, Rainbow Property Management is trying to scam one of their tenants who just moved out. Not only was the apartment thoroughly cleaned by myself and the tenant, but the inspector who signed off on it stated it was cleaner than when she moved in.

Rainbow has recently accused the tenant of not cleaning and they are threatening to keep the deposit.

Was lied to on multiple occasions and they kept the security deposit (which was very high) despite an apartment that was cleaned multiple times with chemicals and followed the directions to remove EVERYTHING except what their directions said to leave. I was promised that they would look at the apartment with me prior to moving out (they did not), they promised it would be clean enough when I expressed my doubts (I have seen the other poor reviews). In short, a terribly run and dishonest business, you are forewarned. Hope that they treat you better than they did me!

So my wife and I recently moved out of a home managed by RPM. We followed the entire checklist provided by them. Replaced every single lightbulb. Even the ones in the basement that were not installed when we moved in. I vacuumed the entire house. Upstairs was immaculate. The two inspectors even said so. I did not hire a crew to clean the carpet as I didn't have time or want to deal with that at the time. So I told the inspector to have Rainbow hire a company and deduct it from the security deposit. No problem moving out. I bought a house. I informed RPM of my updated address over the phone to the head office and in person with the inspector. I just received a bill from them dated the 10th of February stating 10 days from thst date any balance must be paid. They will turn it over to credit services 13 days after the 10th. Today is the 24th and I just received the letter in the mail. RPM is the literal worst management company in Billings. We had a repair technician from RPM try to enter our house with no warning while my wife was in the shower and I was at work. Their excuse was he was at the wrong house. If you must rent from RPM do not expect anything back. Do not expect them to fix anything. Set your expectations to zero because you will still be disappointed. Their phone system is outdated and their mailbox is full so good luck trying to ever leave a message for them.

Rainbow property is the most professional, well organized, courteous property management companies I have ever done business with. I've tried other companies that were so disorganized I just walked out. Rainbow's staff have always responded to any problem I have had immediately. I highly recommend them.

I had the same experience as most of the reviews, except that I did do due diligence prior to move in and throughout the time I lived there. I took pictures and HD video of every single thing that was broken, dirty, Etc. I turned in the letter listing all of these things within the time window, per the lease instructions. I left the unit cleaner than I found it, as it was absolutely filthy upon move-in.

I did everything to the letter, per the lease agreement, on time and documented with HD video and photos of everything that I speak of; beginning, middle & end. I responded to the letter stating that I would only be receiving $30 from my deposit due to cleaning charges and being charged for the things that I had already told them were broken when I moved in.

I called to schedule a walk-through prior to leaving however they did the walk-through without me and stated that I had never requested to be present which is not true and is recorded in my call history and personal notes.

Upon receiving notice that I would only be getting $30 of my deposit back I downloaded the paperwork from the Yellowstone County website to formally ask the landlord for the deposit back. I filled it out in detail and requested that we reopen and look at this closer.

The response came sometime later from Stephanie stating that we had not been charged for things that were supposed to be charged to the landlord, which is not true because the list of repairs was separated into landlord costs and tenant costs, yet the full amount of repairs was deducted from my deposit.

I have the paperwork, the video, and the proof to state my case... it seemed so very convenient that the amount taken from my deposit, combined with the prorated rental charges for the month added up to what the rent would have been for the whole month.

I have been getting the runaround from Stephanie ever since. When I call to talk to Stephanie, they ask my name and address of the unit, then tell me that Stephanie is on a call and can't speak to me at the moment; I can either leave a voice mail that will never be answered or have Patty give her a handwritten message. I have never been called back.

They say that the important documents that I turned in do not exist, yet, they somehow managed to cash each of the rent checks that accompanied them. I even OVERPAID on my rent each month, and my rent was never late.

It was filthy when I moved in and clean when I moved out. They never even fixed the broken oven door or shower drain that didn't drain the entire time I lived there.

The blinds were broken in many windows, so I replaced them bc they only cost about $3 each at Walmart and I like privacy. They were things I had told them were broken when I moved in but I figured, what the heck, it's only a little bit of money to fix the problem. Imagine my surprise upon receiving a bill for broken window blind replacements, to the tune of $40 each! I drove by the unit because it was still vacant, and the only new blinds are the ones I bought and replaced myself.

They even had the balls to do the walk-through without me, didn't notify me, and did not send me a list of cleaning requirements to get the deposit back. I only found that list because I went back for a few last things and saw the list left on the counter. I was pissed but I had a feeling things were going to become difficult with them, so I did every single thing on that list, despite the fact that I never got to move into the house as clean as I was forced to leave it. I then gave them another letter, stating that everything on the list was completed.

While trying to sort this out, they said that they didn't receive my letter of cleaning completion and that the house had been re-inspected (again, without any notice to me despite my requests to be present at any walk-through) and that none of the things on the list had been done... but guess what?! I documented that as well.

They've found a loophole for stealing deposits, by saying that the charges are for cleaning and damages. Class action lawsuit, anyone?

Will never rent from rainbow properties again. Was dirty when we moved in but we cleaned the place spotless and only got half of our deposit back after moving out and they made a bunch of stuff up that they never mentioned durning the walk through with us. Had horrible experiences with all of the staff in the office and could barely get in contact with anyone. We lived on the first floor and had a leak in our bathroom ceiling above the toilet for months and they came once to fix the problem but it never got fixed, so we called weekly after that to get it fixed and then before moving out they said they never had any record of us calling or making any work orders to get the bathroom fixed, the maintenance staff themselves told me not to rent through them again because even the workers know how terrible the company is. Any time we had a problem, the office lady Paulette who was the only one we ever talked to acted like it was an inconvenience to call about the things that kept breaking that they promised to fix in the rental agreement. This property management company doesn t even deserve one star, they do not deserve to be in business people should never rent from them if they want a positive experience with renting.

I have to left the messages to the others lady that I need to talk to Nina today pls call me back. Finally take 3 days to able to speak to her. I am done with this Rainbow Property. They are unprofessional. They just collect the money for the application fee. Don't waste your money here. Worst rental company in billings.

We were skeptical about renting from rainbow with all of the bad reviews and word of mouth complaints about the company. However, so far we have no complaints other then the response times of requests (over 2 months and still not fixed) Paulette is by far the best employee they have. She has helped us expedite our concerns and is very friendly and professional. Thanks Paulette!

Wow. Thats all i got to say is WOW! Thought this management was going to be great to rent under, but we are not threw a full month. I see a reoccurrence with the property's being dirty and them saying they will be cleaning them. Which they don't. On other review's I've read on google. Why does this company even existing if it's this bad with its renter's. There should be a management change within the property management itself. If you're looking to rent property under this management before warned. Haven't been with them long and already running into issue's with the lease.

We rented a newer town home, that didn't anything other than minor flaws and signs of use. Pictures were taken of any issue we found before we moved in and documented. I was a bit skeptical only because I had seen all of the negative reviews and for that reason I was extra cautious. We had nothing but an awesome experience. The one time that we needed to submit a work order, the issue was taken care of within 3 days. While we were tenants, we kept the house clean and organized, and simply did our best to be good stewards of the place that we were renting. When we moved out, we were meticulous in cleaning the place from top to bottom. We made sure to remind them of the photos that showed previous wear and tear and made note that we had not done any damage to the town home. As a result, we received our deposit back in full, along with a thank you letter for taking good care of our place. The staff was nothing but friendly throughout our entire stay and I have no complaints.

The only thing that I would offer as an area of improvement was to wash the exterior of the windows upstairs. Due to rules and regulations, we were not allowed to use a ladder in order to get up on the roof. Because the company never came to clean the exterior of the windows that we didn't have access to, they became very dirty over the time we were there.

I would encourage anyone looking to rent a place from rainbow property to do the same. Take pictures, use full disclosure, and most importantly, TAKE CARE OF THE PLACE YOU RENT.

Like I said, I can only share what our experience was, so take this as you will. That being said, I am confident that there would be much happier renters and better reviews if you take the time to care for the place you rent.

I will be updating as our experience with RPM grows, but apparently all the one star reviews didn t get to work with Denise, the property manager at Western Towers. She spent an HOUR and a half with a mildly clueless 19 year old and answered every question with a smile and yes and.. incredibly helpful.

4 Months in!!: I think it has become clear that your experience with RPM is entirely dependent on: your own ability to keep things clean and to respect the space you are renting OR/AND the individual that manages your specific unit. I can only talk about my experience, and we are still incredibly happy. They have been steadily remodeling Western towers since we ve moved in and it shows; I m a college student in Sheridan who comes back to our apartment on the weekends, and one of my biggest priorities is my girlfriend s safety when I m not here, and having three different locks really helps our piece of mind, because this is Billings.

Our building manager Denise, and the head maintenance guy, Ed, make it a goal to know our names and ask if we ever need anything. We had an issue with our shower and within a few days it was fixed, and while he did that he replaced our light bulbs, which we didn t even ask for.

I have worked with RPM a few times as a professional partnership and I've been really impressed with their application process. Melissa does a great job of working with clients and helping them get through this process and into a home. I couldn't do my job without them. Thank you Melissa!!

I don t personally rent from Rainbow, but I live right next to one of their rentals, which they hardly manage . Their property is constantly a mess, they don t enforce the terms of their lease agreement, and when I emailed to voice my concerns regarding the hundreds (hundreds is an understatement) of cigarette butts in my yard from their tenants *at a smoke free property* they completely ignored my email. As a property manager myself for 5+ years, that is unprofessional to say the least.

I have nothing but good things to say about Rainbow. My family and I moved up to Billings, MT from Idaho and we were so lucky to find a rental management company that took care of their properties. There were a few times during the winter that the furnace didn't work and they had someone to our place within an hour. I couldn't be happier dealing with these people. They currently have a way for people to pay rent online but they fully understand when the system doesn't work well and they are always willing to work with you as long as you stay in communication with them. All they ask is that you treat the properties with respect and pay your bills on time, not to much to ask. I would totally recommend this company to anyone in the area. :)

If I could I would give them a negative 5 stars! I moved to Billings from out of state, I paid $80 for the application fees and picked out multiple properties that I would have liked to do a walkthrough on. After several different emails that I sent to them I was given the excuse that they lost my emails, and then they would never respond to any of my questions. It s been over 3 months since I paid the fees and I have still not heard back from them. They took my money and completely ignored me. I would not recommend this property management to ANYONE, EVER! On top of being a scam they were always very rude when I called or went by the office. I m glad I found someone else to rent from! I

Had the worst experience ever, trying to relocate ...

Had the worst experience ever, trying to relocate worked with them over the phone before arrival. Was approved for a double deposit rental since one of us was moving without a job then went down the list of "available" rentals, sorry can't sign for that one its not ready, sorry that one is also not ready, there where 5 properties we herd that about. We had three days to choose a rental and they wouldn't work with us remotely as well, even offering to pay rent up front and sign lease upon final arrival. No we can't do that, sorry we are inflexible, go with professional property management we have rented from them for a few months now and they are so much more flexible and understanding you will actually get treated like a person.

If I could I would give this Business a 0...and I m going to see about writing a review on better business Bureau... I m actually surprised his business is still in business with all the negative reviews I m seeing They couldn t explain why I was not approved My credit was fine other than Cable companies and I rented from my previous landlord for 12 years and there s nothing on my credit report from that Their point system is a joke! I think when you are denied they just wanna get rid of you instead of help you And you can t rent any of their apartments

When I did my walk thru the lady told me we did awesome at cleaning everything and that it looked so good and even asked me to write a good review about them when I got my deposit back. Funny joke. Didn't get hardly anything back. They had to replace things that weren't even there when we moved in. Charged up the ass for labor and parts and didn't even give us the 24 hours to go back and fix anything even tho she said there wasn't anything that she could see needing fix. I Will NEVER go thru rainbow properties again. Thanks for using my money to replace things that didn't even exist when we moved it
