UPDATE, #2: Robert Rinaldi has started working at PLI and appears to be showing some competence and better follow-through with issues (TAX forms were immediately sent/dropped off and also a timely/quality water leak repair job to my ceiling/walls with their subcontractor a few months back). Of course, given the history, I think they now realize they need to stay on top of things or I will take other legal steps. But, here's to a brighter 2019! I am upgrading to TWO stars.
UPDATE: After stopping maintenance payments for 6 months and lots of bullying from the board, management company, attorney, and me holding out for eviction, they dropped the case, including all late and legal fees. Additional, I took them to small claims court for additional $1,000 bonus - and won for my troubles. What a group of incompetent clowns.
Next up: TAX FORMS: I have contacted them for a change of address in 2017, 2018, and now here we are again in 2019! Incredible. I am filing a complaint with the IRS against PLI March 1st if they do not produce my necessary tax form 1098 soon.
So, in summary:
1. PLI does not know how to mediate or enforce house rules - cooperative agreements and will land your cooperative in Landlord-Tenant and/or Small Claims court with legal fees and penalties.
2. PLI also writes memos to the building for property notifications with grade school grammatical errors half the time.
3. PLI cannot manage change of address notifications via fax and email for shareholder tax forms, so my taxes are late and my personal identity information is roaming around my prior address from 3 years ago (when I moved out of the bldg cause of #1).
4. PLI charges shareholders exorbitant application fees for sublets ($500-$1000) - (when I moved out of the bldg cause of #1).
5. No wonder why PLI has a glass barrier and keypad security door at their office separating the customer waiting area from support staff (filled with minority women who have few options but to work for poor wages AND receive little to no on-the-job training and development at PLI while the Amster's take home all of the profits.).
Management company is virtually non-existent for tenant concerns. I have tried for 15 months to contact Robert Stasiak to mitigate a noise issue with people above. You have to stop paying maintenance and incur late fees to get attention, then they fix the problem (or the co-op attorney does), while the cooperative PROFITS from you! Stay away if PLI manages a building you are looking into... and stay away from 60 Broad St W in Fleetwood!!
