I have requested a new ac unit after the one I have has been serviced an unheard of number of times only to still come home to a hot apartment. I pay my bills early or on time, so you would think they would be glad to accommodate my requests. When initially signing my lease I was told that they had 24 hour maintenance, it was a quiet community, and that management was customer service oriented. I have a water leak that causes water to leak into the dining area and through the batroom floors. I had to go to home depot to fix my own shower. Management has changed twice, but I am still stepping over guys shooting dice to get to my door and having to wait until drug transactions are completed to gain a parking spot. I thought this would change with the new management team. Still waiting on new leash agreement that was offered 3 months ago. I am ready to start packing up to move rather than suffer through this for 9 more months. I would never recommend someone to live in The Victorian. My son was even attached by a nut job maintenance guy, and he was allowed to keep his job. I should have let him file charges instead of listing to the manager that was here at the time. I try not to be a complaining person, but I have never lived in such a negligent place in my life. I sold my house last year and thought I would rent an apartment for two years before starting over. Worst decision I ever made.

I currently rent a 3 bedroom apartment at Timberlakes. Management showed me the pristine condition show model - telling me my apartment was not available to be seen, I naively believed my apartment would be the same condition. For the price I pay for this apartment, I could have been renting a house instead. This area is crime riddled (homicide 12/19) noisy at all hours of the night, hearing domestic disputes and loud car music. My car was broken into - I told the office and management about it - zero response. Try to get something fixed- took two months for a replacement (another used) dryer that didn t put rust on the clothes. Areas of the apartment need to be desperately renovated, parts of the moulding are falling apart - they just slap some paint on it instead of actually replacing what needs to be. The countertops have been repainted several times , there is peeling paint in my bathtub and sinks - instead of replacing these - they painted them before I moved in- so unsanitary ,I cannot even clean it properly because pieces of the sink and countertop keep flaking off :(
There are finger prints and body hair embedded in the bathroom and kitchen counter tops.
The staff employed are unable to even paint walls correctly- incompetent and lazy.
The electrical outlets in my bathrooms have been non functional for months - when I called for maintenance- a man showed up with no tools or identification- he was unable to communicate because of language barriers- nothing was accomplished.

I have came to the conclusion that this company as a whole needs to be shut down from my personal experiences and based off the reviews the apts las villas is a horrible property and so is alta vista there is no way to contact corporate it just sends you to a general mailbox everytime and no one ever returns your calls to listen to your concern thats why the property managers are willing to do the tenants any kind of way and get away with it constantly i dont see mosaic residential staying around much longer they are slumlords and careless and their losing great tenants because they can not fulfill the simple things in their leases and they lack customer service and good representatives

I want to use the swimming facility. Yes, it is open Monday- Friday but who wants to swim during the hours it s open 9am - 5:30pm which are the hottest times during a day. I was told the hours are to control the number of people using the facility, however, the hours distract use altogether. It s to hot with no shade from sun strokes. Residents should receive rental reparations for facilities not useable. It s not our fault COVID-19 existence. The property owners need to make allowances or hire someone to manage the facility until 7pm daily including weekends.

Completely untrustworthy and corrupt company, they charged me over $1,200 to fix 2 blinds and clean the carpet. I am suing this company for their horrible standards of business practice and never will I ever live in another mosiac property as long as I live. I'd rather be homeless than to be jerked around and manipulated by a bunch of thieves!

Timberwalk apartments. Bugs. Run. Don't stay. Managers no help. Maintenance fixes a pond half the time and still doesnt fix it. Then you get bugged about paying rent and messages saying they will NOT work with you if there are personal issues. But get the gate working and not a memo to anyone and then ask why and they act rude and condesending towards you. It is understood that you may have things to do and to manage but be polite and curteous to your guests/ residents. Then the rent goes up at the end of lease to something that an actual updated and nice place would go for. How do you start at 770 and go to 975 in 6 months.

Mosaic residential stands fully behind their property management staff treating the residents like trash. I contacted mosaic residential from 2/21/2015 to 3/17/2015 by email and vociemails and never got a response about the roach infested apartment i moved into on 2/21/2015.it was only after i contacted BBB and HAA that i was let out of my lease.thank god i had enough faith and i did not unpack my boxes because i knew some way some how i would get to move because i or no one else deserves to pay 1020.00 per month to live in a roach infested apartment. They have a "director of people services" that has not one ounce of a caring spirit for PEOPLE at all. Why have that department if they just sit and look pretty all day and do nothing to help people obtain resolutions to problems they experience at the properties you own?

I have now lived at Watersong Villas for close to a year now which is owned/managed by Mosaic Residential. I have been disgusted with the customer service that I have received from the leasing office. At first the leasing office is welcoming and will promise the world to get you to sign the lease. When I signed my lease I was told the apartment was in the progress of renovation (to look like all the pictures you view on the website) Well after 10 and a half months I would say 75% of it was completed. The maintenance staff is honestly awesome I have no complaints about them directly but it seems hard to do your job when the leasing managers decide what is priority and what isn't and occasionally forget to pass the message on. It honestly feels like a completely different apartment complex from the day I toured it. It seems like they don't understand the meaning of customer service or the meaning of respecting the needs of tenets.

I moved in Cottages of Cypresswood on a 6 month lease October 2015 while my house was being sold. The security gates have been closed at night a total of 20 days since then. Gates are wide open all day every day. Maybe half of the outside security lights are working and have requested repair or replacement many times. On the 3rd property management staff since Oct and they all blame the problems on previous management. Many tenants are rude. Staff is useless and condescending. They have rented my parking spot to another tenant and still haven't corrected it 2 weeks later. There are 3 pedophiles living here as of last month. Groups of young men wander the complex at night, noisy and unruly. Trash and old clothes stuffed behind A/C systems. Certain tenants are allowed to break leases with no consequences. STAY AWAY FROM THIS PROPERTY!!!!!!

I live in a Mosaic property in Webster,Tx called Clearlake Falls Apartments. They were damaged very badly by hurricane Harvey! To the point where ceilings caved in and lots of water entered the units! I moved in just a few days before Harvey hit. Water came in through my ceiling, flooded my living room and came up through my kitchen floor. I paid rent last month because they started construction a few days after the storm was over. It seems like soon as all the rent was collected the trucks working on our units left! It's been 3weeks since they have been to our apts. The contractors cut out the walls, tore up the floors and left us like that! I was 8months pregnant when the storm hit. I gave birth 5weeks early due to stress. I called the corperate number the front office gave me and left 10 voicemails with no response! I have been to my leasing office numerous times through out the month to let them know my new born is coming home from the NICU and the brown stains in my ceiling where the water came in keeps getting darker, water is still coming up from my kitchen floor and the insulation dust is floating around my house and is not only unlivable for my premi to come home to but also my 1, 6 and 10 year old also. The women in the office (Crystal and Angie) seem unbothered and keep saying there is nothing they can do but we will be evicted if we don't pay rent! This can't be legal! They are not giving a reduction or extension on rent! They say to stay upstairs! If I just stay up stairs I'm only using half my apt sooooo. Please stay far away! They care more about money then the safety of not only their tenents but children as well!

Hate to give them one star. Do not ever rent from Mosaic they are awful. Vikki Yost, the regional director of Timberlakes at Atascocita, is beyond rude. Transferred to another unit on March 10 and killed numerous bed bugs that night. Instead of trying to fix the situation she was rude and threatened me to move my clothes from my other unit. Asked if I could hire my own pest control company before I moved my clothes so they wouldn't mess up and she said no. She is a rude hag and I can't wait to meet her. They are gonna to pay for everything I lost and the bites my child got from the bed bugs. Stay far away or you will regret it. Her name once again is Vikki Yost and she needs to be fired!!!!!!

If there was a way to leave zero stars, I would. If you're considering living in one of their properties, RUN...don't walk...RUN anywhere else you can. Just when I think it can't be worse, it is. Currently, at my complex, they are leveling buildings and if you happen to be in one, you're told move to another apartment or get out. No help with moving, and a whopping $300 of the rent. And, if you expect anyone to return a phone call or email, don't hold your breath. You will turn blue and die before anyone helps you. I'm counting the days until I can leave.

I have been contacting Mosaic Residential about an ongoing matter I ve encountered at my current apartment. (The Parq on the Blvd.)
On June 18, 2019 my roommates and I submitted our 60 day notice to a female named Alexis.
A whole month later July 18,2019 it was brought to our attention that our 60 day notice was lost and the leasing office could not find it. I was reassured that they will contact Alexis and that our move out day will remain August 17.
August 1st I walked in the leasing office and I was told they still could not find our 60 day notice. Instead we would have to redo a 60 day notice and extend our lease for another 60 days. To my understandings they were BARLEY contacting Alexis. (Mind you, she doesn t work at the leasing office, she works at another sister property and was just filling in for that shift)
Mosaic Relations, if you can please understand why this is very upsetting and purely UNFAIR to my roommates and I and please get back to my emails and phone calls I would greatly appreciate it. I m pretty sure you would like to hear how disorganize one of your properties management is!!!!!

I stay at the Capital Estates, after moving in December 20th, I have paid over $3k to the place in down payment, rent, and all that. I have had bubbling toilets that tend to want to over flow, no water pressure, and was told since I was moving in the 20th, and get paid on the 5th, that this first month there would be no late fees to help me out. Instead no maintenance was done, late fees of $160 have been placed on me, a lock out for late fees with no three day notice, and when trying to get a hold of Mosaic to help in the situation, no one ever answers the phone or gets back in touch with me after 25 messages in a two day period. My partner and I have a child together and she rides the bus, she had to stand out in the cold till the lock was changed back and told they were going to keep locking us out. Again they did this without the three day notice and have gone back on all they said in the beginning and told me I never told them of the issues. They are lyers and cheats and as soon as my lease is up, I am out of there, Maybe even sooner if I find somewhere better and can pay the break fee.

I moved into Woodstone Manor in February and I have had B.S every since. The apartment manager puts in bogus work orders to send in maintenance to take pictures in your apartment. She has been trying to stick me with all kinds of fees since I moved in, my toilet won't flush until after 4 tries, my dishwasher is spitting up dirty water on my dishes, my breaker keeps tripping and I can't keep hot water everyday, cock roaches keep coming up through the tubs drain, I didn't get any of these appliances nor kitchen like Amenaties and my kitchen is the most important part my home to me! I don't know what personal information of mine they may have gotten their hands on. I don't feel comfortable in THEIR apt!

As a result of the recent flooding I asked for some additional time (7 days) to pay my rent without penalty because I had not received my check since the USPS has suspended mail delivery. You would think a Houston based company would have some compassion for a situation beyond our control but the almighty dollar is king at Mosaic. I would not have even given them one star if there had been that option. Stay away.

Rented an apartment with my mother we paid our rent on time once our lease was up we moved to a different apartment at the time they offered a 6 month and a 12 month lease my changed apartment date was May 24 2018 which would mean my lease would be up in May 24 2019 we moved once our lease was up because my work moved to a different side of town we rented a trailer home for about a year and once my work assignment was up we tried to move back into Pineforest Place Apartment my mother went to the office applied and was told we got approved so she took deposits and first month rent to them 45 mins after dropping all that off we get a call telling up we weren't approved and that we had a broken lease from the previous management company so as I stated our change apartment number date was May 24 2018 but our lease stated that or lease ending date was August 19 2019 that's a 15 month lease I've called Mosaic several times with no answer now me and my mother are forced to live with family until this is resolved

Run from all things Mosaic Properties! They could truly give a thought less about any of the residents. You will never get a call back from them, doesn't matter how many times you try. All they want is to collect your money and you shut up and deal with their b.s. These people are criminals and should came down on as so.

2/14/16 They have changed management and staff again and everything in this post is just as true now as it was then. They have since closed down their website and believe i am on the watch for the next website so I may warn others on it as i have this one. Ladies in the office promise the moon and stars and once your out of their the promises are quickly forgotten.

7/2015 I want to make sure the reviews on this place are as current as possible and will hopefully help others in their search for an apartment. Like the other reviewer, if I could give zero stars I would.

This place is horrible!!! Run for the hills, live in a box or under a bridge, save yourself from this headache of a place. Walls are completely cracked, we have work orders that are over 2 months old that we are in the office every 2 weeks following up on. Apparently they have a limited budget for work orders (which I have never heard of) and we NEVER seem to be in the budget. Even the smallest work order seems to take MONTHS to repair. The gate does not and has not every worked. The walls are extremely thin and you will hear EVERYTHING in the apartment on both sides AND below you as if they are in the same room as you. The hot water is rarely hot, management let us know "just don't take a shower during peak hours" what are peak hours you ask? From 5 PM to 10 PM. Little ridiculous. And don't bother complaining to management, they either lie to get you out the door or tell you their is nothing they can do to help. To Top that off don't waste your time calling/ emailing/ faxing/ texting/ paging the management company because you will never get a response and the voicemail is ALWAYS full (mosaic management, anything they own I would run from). UPS, FED EX, DHL, and Postal Service for some reason refuses to deliver your packages and refuses to give any kind of notice that they have arrived. The apartment complex won't let you know if you have anything in the office, their reasoning is "it's not our job". The pool stays closed when it should be opened, told us "we can't get the chemicals right". LOTS of pitbulls, boxers. etc. Dog POOP is every where and other tenants refuse to leash their animals when they are outside. Again, you speak to management about it all you get is "what do you want us to do about it". I found out today when someone was signing their lease that if they feel that you owe them money, they have a clause in the lease that they can come into your apartment at any time and take whatever they want that they feel is as of the same value as what they are owed and in no way have to notify you. (Yes I told the person signing to run for the hills). They change people in the office like people change underwear so there is no telling who you will ever talk to.

Friends apartment is flooding they dug a hole outside of her apartment. Never handled anything. She now has mold in her apartment, when she reported that she was concerned about it and that her son has asthma she was told by the manager "every time you walk outside there is mold, he will be fine".. That's just the short version of that ridiculousness.

I have lived in several apartments and NEVER had the issues I have in this place. RUN RUN RUN!!

Mosaic just took over Baybrook Village in April 2015. They ONLY repair what will make your apartment "habitable" by law. NOTHING more. You write service requests, and they just mark them as completed. You call the leasing office, and they promise to send someone but never do. We have had issues since changing apartments, right when they took over in April,.... Mold, clogged vents, toilet leakages coming out of the wall. We can't put toilet paper in the toilet because the toilets do not have enough pressure. The trash situation is a joke! Trash piles up around the ONE dumpster that serves 4 city blocks and then it blows around with the wind. This place is disgusting!

Horrible maintenance - I moved out and left apartment spotless - and took pictures- now they are trying to charge me a cleaning fee- they are saying things like stains on oven pans - REALLY??? those oven pans are 6 dollars a piece - no one spot of trash to be removed - they are trying to charge hundreds for cleaning and trash removal and rent when I paid them in full when I left the keys-they get you by saying if you do not pay - they will report you to credit bureau -and then you can never rent again-it's a scam - make sure you check your apartment and make sure Mosaic does not own-

I can t get a hold of ANYONE. If you try to call the number listed for mosaic you will get sent to a messaging service. And NO ONE returns your call. (Shrug emoticon) I guess they want to rely on social media to get any input from their communities they recently took on to manage. Not thrilled with the office staff in our community (Seville). The first week I met them I was TOTALLY SHOCKED. Because I had no idea our old management company was no longer going to be there. The answer I received regarding my shock (because NO one alerted me....) was we put out fliers but it was windy that day (Facepalm emoticon) on more then 1 occasion I came in with questions and the new gentleman doesn t really have the info I ever need. And doesn t really want to help me with it. Today was my last straw because the dang soda machine ate my money so I thought hey maybe they can help me figure this out. Nope. I don t have the number. I just needed a hey perhaps calling the number on the machine might work (which I finally thought of on my way back to my apartment $1 shorted) yes I know their names but perhaps management could help with 1)better training on new hires 2)making sure residents get the notices ESPECIALLY the important ones

I live in Lexington at Champion. I reached out to someone in corporate by email because the office management will hang up in your face. I was emailing a Karen Riley back and forth and then she just stopped responding, So unprofessional. Run from this property management company.They will throw charges on you at move out for normal wear an tear on an apartment after you have lived there for 3 years. Do not sign a lease until you see the apartment, because it will be dirty.I have never been a trouble tenant always paid my rent in time, transfered to a bigger place. I hope it was worth loosing a good tenant behind 400.00. They charged my debit card for someone else renters insurance and knew they made a mistake but no one gave me the common respect to call and let me know. Run for the hills and find somewhere else.

I had to move into an apartment almost overnight. The only thing available was at Trailwood Village Apartments. It was nice walking into the leasing office with picture perfect landscaping out front, the office itself and the staged unit by the office. When I moved into my unit last January, a nightmare began. If I could leave a non-star rating, it would be too much. The squalor of this place is something one has to see with their own eyes. I had bedbugs and fleas that took weeks to get rid of, but they are still coming thru the joints of the ceilings. The grounds need a major cleaning that would take money of course. Whoever the own is, is lining his pockets and not putting a dime into this place. There NO screens in any of the windows, including the sliding door. Everything is 40 years old. The residents are nasty...they throw their open garbage by the dumpster instead of in the dumpster...what do you expect from drug addicts and dealers? I think if someone from the Health Department would come in for inspection, they would be close down...the two pools get green with slime and then get padlocked for over a week now...This is worse then anything I have ever seen in my life...it is like living in the worst Getto.

Country club Apts has had at least four or five managers in the last year. My daughter and I have been here for almost two years now however my biggest concerns are the roaches that I still see even after the people have exterminated, the fact when ever I call no one calls me back, I have gone into the office to talk about the ridiculous late fees and the utility bills. I was told by every manager in the office since Mosaic took over in 2018 that they would help. My rent fluctuates every month since October of 2018 and I am not able to keep up with this increase every month. I have tried to get help with this matter to see if I could possibly pay utility bill at a later date in the month but no answer so far. When I got my income taxes I had to pay for almost 500.00 dollars in late fees. When I went to get help for this and I was told by Ms. Brenda manager at Country Club Apts. that she would talk to corporate to see what could be done about the fees but no response. I cant lose my home we will be in the street. I am a single mom and my paycheck falls on the 5th of the month so more late fees. When I pay online the 23.00 fee is ridiculous. I am trying to keep up but I am fighting a loosing battle. When I get the rent invoice each month I am scared to open it. I am so concerned about the fact that I have gotten no help when I have asked for it. I really need someone to help with this matter. Very concerned tenant!!! I feel like the company is just out for money. This is ridiculous every other month there is a different manager. I can't ever get a correct answer about my utility bill. It seems to just keep getting higher every month. No one person that works 8 hours a day uses 70 dollars worth of water and gas. I am very unhappy here now. Please Mosaic if you care about the people who live in your apartment complexes help us understand why can't get some help with late fees and utility bills. My bill is what people are paying living in houses. This a is a real problem. When you take over a complex you are supposed to improve not make things worse.

Got a written contract from the previous manager stating that I can move and no one wants to honor it. They rather see you homeless then help you. They full of BS

I moved in to my apartment complex in March 2013, ...

I moved in to my apartment complex in March 2013, choosing it over about a dozen others for a number of reasons. At the time, Riverstone was the owner/manager of the property, everything looked wonderful and -- more importantly -- everything worked. I happily signed a second lease a year later, I believe that was right around the time Mosaic took over. They proceeded to just coast on their well-oiled machine while failing to keep up with the "oiling," and as a result everything slowly degraded.

We used to have an awesome on-site maintenance guy, we knew each others names and if I ever had an issue I just told him and he took care of it next-day. He left a long time ago telling me the pay was terrible. Makes sense given that I can't even call the maintenance crews of the last ~3 years a joke, because that would be an insult to jokes. This culminated in them failing to fix my a/c three times back in May, the last of which it broke while I was out of town; I walked in at 1:00am Sunday night / Monday morning totally exhausted and it was hotter inside than outside, so I finally gave up and bought a pair of window units.

The treadmill and pectoral fly machines broke back in the spring, as did the hot tub heater, where I shut off the gas line after smelling a leak and seeing an error on the screen -- and was promptly berated by the manager at the time when I reported it, for stopping a potential explosion. All are still non-functional. About 80% of the garage light fixtures, which illuminate the parking lot and are about at face level (read: painfully easy to change) had burnt-out bulbs; I put in one of my own spares near my car so I had light at night and it was the only one in sight from that location that illuminated at night. We had a new manager every 3-4 weeks so they really didn't have any motivation to care. In all this time that no maintenance was getting done, my rent increased by about $300/month since I moved in, because *blahblah*marketconditions*blahblah*

The new management company took care of those lights, along with a car that had been abandoned for months in the visitor parking lot, but my experience with Mosaic has left to the point where I would choose homelessness over living in one of their properties ever again. I'm moving out of the apartment and in to a house very soon and feel really sorry for those who have to clean up the massive mess Mosaic left behind.

They manage like slum lords The property is not safe and never clean. management going home knowing that residents don't have hot water.

The investor came in with plenty of money putting it in the wrong place, i.e putting up a entrance gate that has never close and is an eyesore to the property and choosing the wrong management company, the management company is only as good as the staff onsite.
they are not deserving of one star.

I absolutely love the property I'm at. Ironwood has been really great to me and my family. The manager Kayleigh has been amazing. Anything that needs to be taken care of is attended to right away. Maintenance is also on point. Haven't had any problems. And the property is well maintained. I love the Mosaic company and the staff members here at Ironwood. Thank you so much.
