Do not use Cushman & Wakefield NorthMarq parking located downtown Omaha attached to Woodmen Parking. They have designed their contract and procedures to steal money after you have terminated your parking agreement. Billed me for extra month because they refused to accept Woodmen's notification of termination of parking and instead waited to contact me after their next billing cycle began. If you are forced to use their parking garage I recommend crossing out that section of the contract before signing.

I lived in a townhouse that was managed by the Lund Company. Our lease expired December 2018 and then we were consider to be on a month to month lease and by state law are only required to give a 30 day notice. We informed them a month before vacating the property that we would be moving and we were advised to just send an email in which we did. At this time they did not have a permanent property manager in the office and you were lucky to catch someone in there and when someone was in there it was not consistent and they were just fill ins for that day. Come a week after vacating the property I receive an email asking if I d like to sign a new lease and I told them I had already moved out and they apologized and said they would update their records. At that time they moved me out of the system and charged me for that week and water/sewer charges (significantly more then the whole time we lived there). To top that off they immediately sent the amount to collections. I tried to reason with them to no success and as it was a time pressing matter to avoid the debit affecting my credit score I didn t have much time. They did remove a late fee on their end and told me they would update the collection agency with the new amount and they neglected to do so. I ended up paying the higher balance due to them not doing their job. I overplayed $75 and I have tried contacting the person I was dealing with in regards to reimbursement of my rightfully owed $75, several times with no response. Granted $75 is not much, but the fact that I had to pay several hundred dollars to them in the first place because they did not update their system, it makes it much more frustrating. I would highly recommend avoiding this company.

This has been the ABSOLUTE worst company I have ever dealt with. Nobody seems to care that some of their properties don t provide conditions that one would expect. Constant broken locks on entrance doors, plumbing and electrical issues. Their damage reimbursement includes lightbulbs they had to replace after I changed them 3 times in 1 year of living in an apartment. I lived with a shower that didn t work properly for the whole time. Even after having the maintenance crew in there several times and a plumber. So many issues that we just got tired of reporting them and having the unqualified maintenance person come into our apartment for the 15th time. I would never recommend Lund Company to my worst enemy. This sounds dramatic but I could continue about the neighbors that broke the noise rules on a nightly basis for months. I had taken video recordings of the noise even called the police multiple times. All the Lund Co said was that their hands were tied . Worst company ever

Renting a property in Omaha. The front office staff is so disrespectful. I've been waiting 2 weeks for a new furnace filter, which they rescheduled on me twice without any notice. Still waiting. Bet you $5 nobody shows up for this new appointment.

Also: needles, domestic abusers, liquor bottles under the stairs, aggressive dogs and broken washing machines. That's what you will find at this property.

If I could give them 0 stars I would. My experience with this company has been absolutely terrible. When you call corporate to file a complaint they don't call you back when you leave a voicemail. So far, each year the temperatures rise my A/C craps out and they could care less that I have 2 dogs and my 1.5 year old son inside a hot apartment. When they do fix it they do the bare minimum and it craps out again in a couple months.

Lund is now forcing all residents to pay $10 a month for the worst renters insurance I have every heard of. Basically the renter has to pay the first $250 of a claim and the insurance will pay for the next $500. I already have renters insurance for around $100/year with a $500 deductible that covers $300,000 in liability and $40,000 in personal property. The Lund insurance is a rip off and a scam, and a slap in the face to residents that already have a renters insurance policy. The Lund insurance policy can not be waived.

The office staff NEVER answers the phone. I had to go to the office myself about my sink overflowing for the 2nd time. With the sink overflowing, the cabinet below the sink was ruined. There was water stained and the bottom cabinet board was sunk in. Maintenance showed up without telling me and all they did was put another used board over the old one! Last but not least is the manager at the complex is extremely rude & they don't care about their tenants.

Never before in my life have I experienced a worse company. If it says Lund Co , run far, far away! My apartment was poorly renovated, they kept jacking up the rent, the staff were rude... Overall it was the worst customer service I ve ever experienced.

This company is a slum company!! They're trying to charge me utilities and I'm not even living there!!! we have already taken it to the news and we are also speaking with a lawyer because they charged us a full month's rent because they lost the proof that we said that we are moving out because they kept switching management. they lie about fixing things I sent in three work requests and they only fixed one but they responded back saying it was completed I have the proof and the videos. I have all the proof except the exact day that was emailed after trying to contact the apartments because of my work schedule to get the email address because the one I sent out was in error not correct email address. I do not think it's right because of their negligence that we get charged for not even living somewhere!! beware of this company the apartments I moved from used to be called birchcrest apartments which are now oak Creek apartments which have flooded every year except the last year that we lived there and they don't even have it documented. if that doesn't say how negligent they are I don't know what does because of something that serious happens on a property and more than one person's apartment flood I would be documenting it. I do not even recommend this having one star I do not recommend anyone going through this company unless you are desperate. also when we were moving in an area that had no no parking sign had the loading and unloading stripes like all other places and they had my van towed seeing that it was filled with boxes we were inside for a very short amount of time before he told us they lied to us and said that they would back us saying we should not have been towed and then lied to our faces and said they did not say that. I am not disgruntled I am not angry I'm in shock and I don't want anyone else to have to go through this the treatment of this company is the worst treatment I have ever had renting or living anywhere ever from any state country to even Nebraska they're the worst company I have ever went through.

These people are very rude. They enter your home whenever they want! Cant even reset the alarm when they shut it off. Home alarms are set for a reason! They entered my home and shut off the alarm and I was gone for the next 3 days with my home unprotected! They have installed a sensor on the heater and ac to run at a certain temperature. A temperature of their choice and expect you to live at their comfort and you still pay the electricity bill. Should be able to control my own temp in my home! I pay the bill not them. There where in my apartment 3 times in one week with no notifications! This company only wants your money and your privacy! The dont care about the residents! They should really learn what manners are and teach their employees those manners.i place a call to their corporate office and ask to talk with someone about this. Still waiting on this phone call for over a month! I would never recommend this company to anyone looking for a place to rent!

What is NOT reasonable is closing the office for 5 days then having the audacity to add a late fee when they finally reopen. What an interesting way to leverage more money out of your tenants.

If I could rate lower I would. This complex and the management is nothing but trashy and rude. Several times I have had issues with billing and being over charged for everything. They make you pay amenities your not able to use whether it be that they dont fill the pool or the office is almost never open to use the gym. Management adds all water and trash bills then distributes them "evenly" amongst all residents. If forced to choose between living here again and living on the streets I will be under the passover.

Apparently the Lund Company does not care about it's residents. Residents who pay rent on time for amenities and services that are not provided. I was misled from day one after signing a year long lease for one of their town homes. I cannot express how disappointed and frustrated I am with the Lund Company. Zero stars all the way around. My air wasn't working properly and since the property I'm at cannot keep staff on site someone else came from another property to "fix" it. Below are pictures of what they did to my AC. They cut the duct work, ran a garden hose in it and it is currently draining into my basement. As of today 7/17/19 the only pool is not open. For 7 weeks now I've been told it would open in 4 days. In 4 days, in 4 days. Here we are facing the hottest days yet of summer and no pool. I work too hard to pay these people for this shotty service and amenities.

A week ago I received the below response from unnamed Business Manager for Lund. It was basically a fluff and lie. Disgusting.

Lund does not care about its tenants. My garage was backed into by my neighbor. It s taken 22 days to get it fixed and they are refusing to reimburse me for the 22 days my garage has been unusable. Customer service department is a joke. They will refuse to help you, and are impossible to get ahold of. Do yourself a favor and do not live at a Lund property.

Rented an apartment in a Lund Co property for over 3 years. Property used to be great, but now is nowhere I would even think about living. Despite what you are told at lease signing, tenants leave trash on patios, bags of garbage in halls, open and empty liquor bottles in boxes in halls, pet waste EVERYWHERE, and cars parked behind tenants garages so they are not accessible. When the most recent set of office employees was contacted, nothing was done. I was told one day well someone is here looking at a place I can t handle a complaint and give them a bad impression, you have your place just be patient. Called customer care and was brushed off there as well. Clearly do not care about tenants. Will not rent from a Lund Property again.

Not able to select zero stars. Their "customer service representative" was very apathetic while informing me that losing a key is not a maintenance emergency on a Friday night and that I could take it up with the office on Monday. I don't take much with me when walking my dog. I searched through half a mile of grass for an hour and a half. When I asked if I should sleep on the sidewalk all weekend she told me that was "up to me". Most locksmiths won't open a door without proof of possession and payment. She asked about my second key. If I had that it would have been lost too. Apartments don't exactly have hide-a-key spots outside the door. She refused to reach out to maintenance. She also refused to let me speak to a super. Thanks Nicole!!

Terrible company. No one knows anything about anything. Rented one of their properties and left a few months ago-terminated my lease. Property manager is telling prospective rentals that call about my history and telling them I was evicted. Been trying for days to figure out who to pay my remaining balance off to. Referred to a collection agency by that same manager and they have absolutely no record of it. Meanwhile I cant rent anywhere else until this is paid. Guess they dont want my money.

Lund took over my apartment complex and I can t wait until my lease is up. The office staff NEVER answers the phone and I don t think they listen to their messages. I called about my sink overflowing and left a message. I also put in a work order online. When maintenance showed up they asked why I didn t call right away. I told them I did and he said they only had my online work order. I have had items delivered to the office - they don t call to let you know your items were delivered and they don t answer the phone so you can ask. And even if you show up to the office - most of the time - they re not even in the office.

But since we had Mgr we have now I have had my home entered , without notice and without knocking 3 times, last time being a carpet cleaning company named Pinnacle. Who had keys , My neighbors have them on security cameras as well as entering without warning I worry about our safety , last time our 6 mo grandson was sick not only exposing them but exposing us in our own home, we pay alot money here to be scared to live behind our locked doors, and Lund and Vue staff , dont care

If I could give them less than 1 star, I would. This company is a bunch of crooks. I've been having problems with the property manager charging me late fees when I wasn't late... I left them a voicemail yesterday, but they have yet to call me back and get this taken care of. Cowards left me an eviction notice trying to charge me late fees that I did NOT accrue. This company is a joke. I even emailed corporate and they haven't called me either. They should probably make sure they're CORRECT before they send someone an EVICTION notice... Kind of extreme if you ask me. I have been a loyal resident for about 5 years now...but I am strongly considering leaving when my lease is up because of this garbage. And I will NEVER live at another Lund property again after this.

My girlfriend recently signed a lease for an apartment that had been freshly remodeled with new appliances, carpet, and bathroom fixtures. It s small but cute and seemed affordable. About a week later we were moving her things in and noticed a roach on the kitchen counter (a live one). Ok, no big deal, they had informed my girlfriend they were spraying for pests earlier that week. As we continued unpacking it became clear that this apartment had a roach infestation. There was over 30 live roaches (that we saw) in the span of fifteen minutes after we noticed the first one. They are in every room, from the floor to the ceiling. The more I looked around it was obvious there was roach droppings and dirt on the floors and walls as well.

This is a freshly remodeled apartment, my girlfriend hasn t even stood inside it s walls for more than a total of one hour and it s completely unlivable. The management states they will spray weekly and hope this takes care of the problem. That doesn t change the fact that she paid for this months rent and she can t even live there. Not to mention the shady business practice of allowing someone to sign a lease for an apartment with an active roach infestation.

Renting from huntington park apartments and the lund company accounting department cashed a $1080 check but LOST it and misplaced it from my leasing account. Bank cleared and cashed the check by the LUND company and they are investigating it BUT they decided to evict me because of failed payment that THE LUND COMPANY lost. They are thief's and liars. Never rent or buy from this criminal organization. If not solved a lawsuit will suffice for the trama and hardship this has endured

Not sure about this company says they have new management but we moved in 6 8 of 18 and my buddy has lived at another complex in des Moines Iowa we both have had roaches since move in and now a mouse not sure what pest control they use but ain't good well see one star for now

I can only speak for my experience about the Lund Company from staying at the property they own call The Landings in Bellevue, Nebraska. The management they have at this location is the worst. They are uncooperative and incompetent. We are a military family and they were completely not understanding about our needs. I suggest you steer clear of supporting this company and give your money to a company that truly cares about how to meet the needs of the client.

Terrace Garden Townhomes are shat! The manger Jill will scream and curse at you. If you call in a work order : "What work order; you never called one in"
When LUND first took over it was getting better until Jills' friend/Neighbor lied and harassed the manger that was fixing things.
LUND doesn't care about you; just your money and referrals.
Jill will lie to get you to move in. She was here when we moved in and we has 4 pages of shat wrong on move-in day. To which she refused to ever fix and then was moved to an other property.
LUND obviously doesn't care who they have working for them at all.

If I could give a lower rating I would. I called at 11:48 AM to have someone come out and help shovel and plow. Was told I d get a phone call and someone to come out. It is now 4:31 PM and nothing. When it snows there is no pretreat or anyone to take care of the parking lots. It is insanity. With how much I ve paid in rent and deposits I think they could do better. It s been all residents helping each other every time. Btw I live at the Chateau in Bellevue.

I have contacted these guys many times when my apartment managers were not addressing/did not have enough support to address big issues. The big thing was the dog waste buildup. It took 6+ months for someone to clean up the yard. The yard was so horrid I had to walk my dog off the property. I contacted both the apartment and you guys many times before it was finally cleaned up . No one followed up with me even though I told them it is not getting done ever. The smell was horrible and imagine the nausea I had when I would occasionally track it into my apartment. I felt lied to and disrespected. The trash area at Willow Creek piles yards beyond the actual bin. There are tons of couches and bags of trash just rotting outside for months.
Willow creek cant seem to keep anyone there for long. Lots of turnover. DJ is awesome though.
Something needs to change, pooprints is a great company that needs to be administered in your apartment life and you guys need to be willing to follow up with problems and not just promise things that wont happen. I am generally a very easy to please person but this was bad.

Rented one of their apartments. Moved out and 4 years later when doing a credit report found out I was sent to collections for an unpaid bill to them that I had never been notified of. Their excuse was they must have changed something at that time that I never got notified. Not a very professional company if they can only come up with excuses and not take responsibility.

awful people that run the business. i don t even want to give them one star. they ve charged us for so much stuff that we didn t even know that they can even explain why we re getting charged. didn t have a gym for over 6 months because they couldn t figure out the key fobs plus lots of drugs in the buildings lol and i m not saying weed because i support weed but lots of other drugs.

If you wanna be robbed and blackmailed to look bad in the court eyes, rent with them. They will get the job done. I will NEVER recommend a Lund company property to anyone in Omaha. This is a slum landlord, but in a corporate setting.

(Background) - I believe I was wrongfully/fraudule...

(Background) - I believe I was wrongfully/fraudulently billed AND billed out of bad faith upon move out of an apt. I was originally billed $155 for damage I knew I caused. But then I get a revised bill a full month later for "damage" left in my bathtub which I had tried to fix but never requested in writing ( its unfortunate I didn't think this would haunt me at move out). The "damage" was caused because a hole that should have been caulked shut was sealed with cardboard instead. It was like the material you send posters in though the mail. It deteriorated after months of showering, leaving a hole where it once was. This hole is supposed to be there and is built into the tub but needs some sort of sealant to prevent water from getting in. I was looking for answers to questions I had about why I was paying for a new tub when this hole is supposed to be there, it just needs to be sealed (10 minutes and $10 is what it would take).

I just had the most unpleasant experience with Tyler and Mary (last names unknown) who work at the location off 102nd and Pacific. I asked them questions about a revised bill I got for over $300 more than I was originally told. When I was on the phone with Tyler he said " you just have to pay I don't know what else to tell you." I reply ok I will, can you just answer why I couldn't be sent one accurate bill. Things were heated but definitely not to the point of anyone yelling and swearing and I was hung up on and told he would not look into it. I asked my current roommate/ girlfriend to go in and inquire to see if she could get a better answer. She talks with Mary who is almost yelling at her on why she shouldn't even be in the building right now because she was not on the lease. She is a current Lund resident who also had questions about our new place. I work the same hours that this place is open so I can't go myself, and thought this would be a good medium because she knew all the details already and is resident with the Lund Company.

After all this I got a hold of Valerie who was very nice and professional the entire time and she was able to answer my questions, even though things were probably more heated in our convo than mine and Tyler's. Also Tyler had lied to Valerie about what we talked about in our conversation. He told her I admitted I caused the damage I was being billed for when I had only ever said it was due to poor craftsmanship.

Tyler and Mary how you treat people needs to change. Regardless of any situation you or I might have, it is not acceptable to make someone cry who is just trying to get their questions answered. Thank you Valerie for answering my questions still mad about the bill though.

TL;DR : DO NOT RENT FROM THE LUND COMPANY. They lie to protect their own.

Would rate lower but it wouldnt let me, switched jobs and was 5 days late on rent due to my pay date changing. Please note that I have NEVER been late on rent. As a landlord myself I knew I would be paying late fees, Friday I receive notice in the mail that my lease would be terminated 3 days from receipt. Thinking that would be on Monday I called them and asked if it could wait until Friday when I get paid. Nope. Now I have to embarrassingly ask family members for money. Reread the letter, states it was hand delivered 3 days ago. Thinking it was a typo as I only received the mailed notice, I call them again to make sure we are on the same page that Monday would be day 3. Nope. Day 3 is today and its after 5 I cant even go to the bank. Even though the notice was NOT hand delivered to me otherwise I would have been calling them then. But no "the property manager wouldnt just not deliver it". Humans make mistakes and obviously she made one. Dont ever rent from the Lund Company. My final option is to show up with cash on Monday morning before she "sends everything over to the attorneys". The fact that this company cant understand that sometimes life happens and refuses to work with them is sickening. I'm sure I'll get some bs comment that they're sending my rating to "customer service". Maybe they should actually act and train their employees to have empathy. But seeing the many other 1 star reviews I'm sure they won't be changing anything. If just one person sees this and changes their mind on renting from them I will be satisfied.

The wheaten place apartments are nice inside, but in the hallways other residents damage the property and get food everywhere in the hallways. The management that runs all the apartments as of like wheanten are the WORST!!!!!!! They don't fix any problems or concerns that you have they just keep telling you that they will get your concerns under control, and nothing changes!!! There just not very nice at all. I would not recommend any one to live at these apartments!!!! The people are rude and disgusting!!!! Very unsatisfied!!!!!!!!

AVOID renting any apartment from the Lund Company at all costs! It is not worth the cheaper rent. The management staff is horrible, the management at the Fairway apartment complex that is owned by the Lund Company, is horrible. My apartment flooded 6 times due to rain, and they refused to do a permanent fix for it. Said it "wasn't in the budget". On top of that, every time it rains, a pool of water forms outside my door, and I have to try and jump quite far to get over it, or wade through it. Safety hazard, but Fairway doesn't care. I've contacted them multiple times about that issue, and they won't do anything.
My thermostat was broken for 5 months, until after many emails and complaints, they finally fixed it.
Bottom line, avoid Fairway at all costs. The property manager, Megan, only cares about saving the complex money, and will not help with any fixes with issues you may have unless you basically threaten that they are violating the Nebraska state renting statutes, which I had to do in order to get them to actually fix anything.
I cannot wait to no longer live here - do yourself the favor and look elsewhere!

I absolutely Love living at The Vue apartments in Bellevue, which is a Lund Property. The staff in the office on-site and in the corporate office are all very helpful and easy to work with. They take very good care of their properties and residents.

I'm here to add to Lund's expansive list of 1 star reviews. I rented in their City View apartments about 5 or 6 years ago, one of the first apartments I ever lived in as a young adult. A month or so after living there, my roommate and I started experiencing pest infestations in our unit, and vagrants sleeping in the stairwells. After bringing this issue up with them, they acknowledged it but did nothing to resolve our issues. So, feeling trapped, we broke the lease and abandoned the disgusting place. Now, some years have passed since then. But it seems like current tenants are STILL experiencing the same issues. Just read the reviews! Being older and in a much better position in life now, I decided to try renting from one of their newer more luxury residencies, but after reading current reviews, I have decided to retract my deposit from them. They not only have the lowest rating on Google as far as property management companies go, but they ALSO have a 1 out of 5 rating on the BBB website.

I live at grandridge and I have to say this place is an absolute joke every time I've needed something g fixed it takes weeks to months for them to do a half ass job their way of fixing the air was to close vents thru out the apartment and now the people next to me had a major bed bug infestation that traveled to my apartment and I have to be responsible for the bill not to mention all their bed bug infested furniture is thrown out by the trash right next to my garage asked them to have it moved and they have ignored all calls this is one nasty place and they don't care as long as you pay them and believe me they charge you for everything I have to get out of this place

I am a tenant with the City View property located on 22nd and St. Mary's and have been patient with the building and the management staff up until this point. The Lund Company's management of this build sounds like the following: stepping over and through weekly instances of human feces and bodily fluids in the stairwells; animal excrement throughout the entire building, especially in the elevators; elevators that will not run reliably; management staff that fail to communicate when your hot water will be turned off; management staff that lose packages they claim to be reliable recipients of; broken washers and dryers; fire alarms being pulled in the middle of the night without there being an emergency; rodent, bug, and roach infestation; and, above all, NEGLIGENCE.

This management company does not care about their properties nor the people living in them. A glorified slum company is what the Lund Company is to Omaha, Nebraska.

If you would like to experience living in a building where nothing is cared for and security is a joke, live in City View Apartments!!

This management company does not care about it's residents!! The following is a copy of an email that I have sent 3 times regarding a truly traumatic experience that took place in my apartment 2 days ago and they have not responded. THEY ARE THE WORSE and now I have to live in fear waiting for the next incident. I am a senior citizen living alone, and should not have to be afraid to go to sleep at night. I do not feel safe here.

Since I moved into this apartment, I have complained more than once about maintenance entering my apartment without notice (the last time it happened, they said they "forgot" to send the usual notification via email and that they would start placing notices on the apartment doors). I explained at that time that was not a practical solution because everyone is not in and out of their apartments on a daily basis. Why not just be responsible enough to REMEMBER to send the notification via email which has been working all these years. Sure enough, I was awakened this morning with a maintenance man INSIDE my apartment and looking into my bedroom, and he made sure to take another look before leaving. Presumably to apologize, but still The room to the furnace precedes my bedroom door. There was absolutely no reason why he had to look into my bedroom either time. I was scared to death.

He says he knocked which I did not hear. My purse was sitting open in the living room area and I was in my bed in a very vulnerable position. NO WOMAN should have to experience this, and I am writing to DEMAND that they return to electronic notification of their intent to enter (there is no reason why they can t use both notification methods). I would like a response to this message addressing how you intend to rectify this situation. I should not have to feel unsafe in my own apartment. What if I had been coming out of the shower or in some equally vulnerable situation. The safety and security of your residents should be paramount at all times and Lund should make every effort to avoid situations like this. It is simply not acceptable and the desired resolution is that we are provided with electronic notification in addition to the notice on the door within a reasonable time frame which I believe is 24 hours in Nebraska. That means that a notice at 6 pm on a Monday is not sufficient notice for a Tuesday entry unless it s after 6pm which violates the law of entry during business hours.
I look forward to a timely response to my concerns.

Update: Called the number as requested, was sent to voice mail and left a message
8/24 update: I was contacted by a Lund representative who looked into my concerns and was able to get the leasing office here on site to agree to issuing electronic notifications as well as door notices prior to entry into apartments for maintenance purposes. Unable to determine if this issue has actually been resolved until the next scheduled maintenance visit.

7/24/19 and still waiting for the only pool on the property to open. If I had a dollar for every time I was told it would be open in 4 days, I would have enough to buy a pass to the water park. Zero stars for the Lund Company and staff.

The worst company in the world I moved out because they switched management and they are trying to charge my 2 minor kids. Per hippa laws and minor laws they cannot sue children. I caanot believe this I am doing a class action suit against deceptive collection agency practice.

Outdated units, but rent sure isn't. Annual rent increases with no updates to the unit done, any repairs are minimal and it's like pulling teeth to get it done. Most of my issues are still not addressed after a year because Lund wont pay to propererly fix it. Pool is hardly open. Parking is scarce. Maintenance guy is awesome but works for a company that cares less about him or the property. I have yet to hear one positive thing about this company. Rightfully so. Dont waste your time or money. I lived here when it was privately owned and came back to rent not realizing it's gone downhill so quickly. We've already put in our 60 day notice.

It's hard to even give a star. Live in the Capitol District. Love the apartment and the surrounding neighborhoods. But they hire the least common denominator of property managers. The dog park, even after refurbishment, is a disaster. There is no enforcement of tenants picking up after their dogs. And then the property managers/maintenance people don't pick it up either. If you complain to the management they accuse you of being difficult. Someone on the 11th floor is running a business out of her apartment (and management knows it) and nothing is being done. They depend on the tenants to tell them what spaces they park in. How hard is that to keep track of? And when I post this on social media my name will be mud to the management of this building but it is so frustrating I don't care anymore.

Awful Management, as soon as they bought out the apartments I was living at everything went completely down hill. Would not recommend ever renting from this company. Trying to actually talk to someone from their corporate offices involves never ending transferring , holds and voice messages. If you see managed my the lund company on your next apartment, stay away.

(Owned by Lund)I was told at move in by the reserve at the knolls, by management that no one would enter my apartment for ANY REASON with out a 24 hr notice, I did put in work order but never got confirmation that it would get fixed or if they even received my email, then a maintenance guy just walks on in like he lives there or sum,(my baby sitter just got out of the shower) and maintenance gets bit by my baby sitters dog and then it gets better they tell me they dont need to give me a notice, and says they will be there tomarrow to fix it ,well its 2 days later going on 3, and my shower is still broken and I've called multiple times left voicemails, sent emails and no response, then tell a lady they will be open the next day to sign her lease a.d they close early and dont even tell her, I watched her fight with her little kids and a baby up steps and to the door and no one would open the door they were in there but locked the door and just staring at her threw the window

Like all the other's that have left reviews I have been and continue to be disappointed in The Lund Company. If I ever lease another apartment, It will NEVER be with them. I haven't lived in one of their apartments for over a 14 months. Back in April of 2018 There was a change in Management and my written notice was over looked by the property manager that came on after the previous one was fired. June of 2018 I had all of my stuff moved out, keys were turned in, WALK THROUGH HAPPENED and then I received a bill stating that I owed another month's rent the following month. I took it to my lawyer, he looked over it and advised me that I needed to offer a settlement since my lease stated that I legally was suppose to be there one more month although the property manager told me they would let me out of the lease early. I called corporate. My Lawyer called corporate. They never called us back even though they said they would send me collections if I didn't contact them. I reached out to them via email. I sent them the timeline of events and the conversations I had with management, etc. And instead of calling or emailing me back they sent me a revised bill. I paid that IN FULL and turned it into the leasing office. They deposited the check and all was good, until it wasn't. I received a bill from National Credit Systems offering me 50% off what I owe The Lund Company 14 MONTHS LATER!! This is absolutely insane and I plan on communicating with National Credit Systems Monday!

I live in Annex Apartment owned by the Lund Company. There was about five guys living in an apartment next to me that is still INFESTED with roaches and somehow, the office staff didn't know about it until I moved in 6 months ago. I was the only person that complained about it... So, flash forward, still dealing with it. Wanting to break my lease but they are so frikin concerned about money they don't care! They expect you to give two months notice and then another months rent plus $300. That's bull! Just don't deal with any property from Lund. They are idiots and only care about money... Worst apartment complex I've ever dealt with....

I CONTACTED FIRESIDE VILLAGE APARTMENTS ABOUT AVAILABILITY ON A 2 BDR 1 BATH APT. THEY ADVISED ME THEY ONLY HAD ONE AVAILABLE AND I NEEDED TO PAY THE DEPOSIT ASAP TO HOLD IT. I ASKED THE MANAGER JOHN AS WELL AS THE ASSISTANT COULD I VIEW THE APARTMENT. I WAS ADVISED THEY DIDNT HAVE THAT FLOOR PLAN AVAILABLE TO SEE BECAUSE THE TENANT WAS STILL THERE BUT THEY TOLD ME TO GO ONLINE AND LOOK AT THE PICTURES SO I COULD SEE THE FLOOR PLAN. I ASKED IF THIS WAS THE APARTMENT I WAS GOING TO BE GETTING AND WAS ADVISED YES THE PICS SHOWS THAT FLOOR PLAN , THAT STYLE ARE ALL THE SAME. I WENT ONLINE AN PAID MY DEPOSIT AFTER VIEWING THE APARTMENTS AND WAS ADVISED TO COME IN AFTER AUGUST 10TH TO MOVE IN. UPON ARRIVAL THE APT WAS DISGUSTING! THE HALLWAY WAS OLD AND RAGGEDY, DOORS WERE OLD AND THERE WAS A STALE SMELL IN THE BUILDING. THE APT ITSELF WAS OLD, THE FIREPLACE SCREEN WAS BROKEN, THE BASEBOARDS WERE PAINTED ON, THE CARPET STAINED, THE WINDOWS OLD, AND THE BLINDS WERE ON THE FLOOR, EVEN THE DISHWASHER LOOKED BROKEN. IN SHORT IT LOOKED LIKE THE GHETTO, NOTHING LIKE THE PICTURES. I CALLED AND REQUESTED TO CANCEL THE MOVE AND THAT WAS OK D, THEY REFUSED MY DEPOSIT EVEN AFTER I ADVISED THEY HAD INTENTIONALLY DECEIVED ME. I CONTACTED THE APT AND THE LUND OFFICE AND SETH ADVISED ME THAT HE WAS AWARE THIS HAPPENED BUT THERE WAS NOTHING HE COULD DO. HE STATED THERE WAS A 72 HR RULE TO CANCEL, BUT I ADVISED HIM I DIDNT EVEN GET TO SEE THE APARTMENT AND THEY SAID IT WAS THE ONLY ONE LEFT AND THE PICS ON THE SITE WOULD LET ME SEE IT. THESE PEOPLE ARE CROOKS. I CONATED THE OWNER AND HAVE YET TO RECEIVE ANY REPLY. I ADVISED SETH THE MANAGER OF THE PROPERTY THAT THIS WAS DECEITFUL AND 250.00 IS A LOT TO WASTE ON A APT THAT I WASNT AWARE I WAS GETTING. There is no drop box, no one in the office, during business hours, and no indication as to when they will be back. In the other hand they have no problem taping notes to your door to remind you of quiet hours.

Very unhappy with the Lund company. They recently took over Maxx Properties. Called the cooperate office on Friday and requested a return call and I have yet to hear back from anyone with cooperate in regards to. Previous leak in the closet took 2.5 weeks to fix. I called Friday to report another leak, maintenance came and verified they would be here the following day on Saturday. It is now Monday at 4 pm and I still have yet to hear from maintenance. When you report issues they definitely are not fixed promptly or in a timely manner. You call and request to speak to cooperate and you don't receive a call back. You report that they need to spray due to insects and nothing ever happened regarding pest control, that was a month ago I reported that issue. Communication is not the greatest either. You request furnace filter needs replaced and instead of someone calling and saying it's on back order, they leave it to you to follow up. Overall, not a place I want to raise my children. I transferred apartment units in April after being a tenant for 3 years at the other unit and this unit is very problematic. Issue after issue. I can deal with issues if they are promptly taken care of. Not delayed due to short staff. That is not the tenant's issue to make sure Lund company is fully staffed. You take our money monthly for rent but don't get things taken care of as they should be. Delayed responses to work tickets. I cannot wait until April 2018 when my lease is up. They won't let us break our lease without paying fees but I never signed a lease with Lund. I signed it with Maxx Properties. Tenants were not aware of this change. The way things are handled with this company is ridiculous. I would not recommend these apartments to anyone - Fox Valley.

Business owners BEWARE! I purchased a commercial property that was listed by Justin Riviera of the LUND Company. My intention was to grow my business by moving it into a building that I own rather than rent. I thought that it was standard to tell the realtor what your intentions are. I told him that it was highly confidential and I did not even want my employees to know. Justin told me that his girlfriend owed a salon/spa and wanted talk to my landlord about her renting it. I gave him the contact info thinking that he was doing me a favor.
What he actually did was call all of my competitors. He gave them my confidential info about the move in an effort to collect a commission for renting the space. This is not what I'd expect from a company that specializes in Commercial Real Estate.
