I lived at 14420 Kittridge st apt 310, Van Nuys CA 91405 and before that in apt 211 FOR OVER 20 YEARS total. We moved out in April, 2018.
LBPM charged me carpet cleaning fee ( witch is illegal by the way, its normal wear and tear ) and I do have friends still in the building who knows my unit now has all vinyl. Carper was not cleaned, it was replaced by vinyl. Great service?!

Im giving the LBPM (Vanowen st) 5*. I've been living here for two years now and want to say that I'm really happy with this apartment complex. On top of that to have a great Land lord like Denise Klotzman makes things even more golden. There has never been a time where I've tried to reach her and she never responded back or when things needed to be fixed that she never took care of it. She always dose her best to make sure all things work out properly, one way or the other. I really enjoy living here and want to thank you Denise for all your help and positive attitude you've given us and still do. It makes the living situation 10 times more comfortable to stay here :)

I'm giving five stars to Cynthia Ortiz at LBPM. I witnessed her oversee one of our Board meetings and she is firm, knowledgeable and shows care for our condo building. This cannot be an easy job but she handles it with grace.

I don't like the building, but I love my building ...

I don't like the building, but I love my building manager. The building is too old and needs some upgrading, at least to the windows- they're ready to break whenever the next earthquake hits.
Everything else is fine, the current manager, her name is Janet. She is awesome! She's the best the building has had since John. She doesn't complain too much, but she also makes things right when something has to be done. She's a great person and she connects with everyone here.

I m a current resident of Chateau Dearborn for 18 ...

I m a current resident of Chateau Dearborn for 18 months now and I have no complaints. Chateau Dearborn is a nice place to live with tons of restaurants, grocery stores, and other shops within walking distance. Chateau Dearborn is across from CSUN with a police station and a fire station nearby. I feel safe living in the area and even walk my dog at night. The rent is a little high but that is expected living in a nicer part of town and I m so close to number of shops. The property manager is very nice and she live on the premises.

I wanted to have a place to live before moving to California and I choose Chateau Dearborn before looking at the surrounding area. I knew it was a risky move considering all the horror stories I read regarding other apartment complexes. I did a lot of research before choosing Chateau Dearborn. The apartment does have quite hours which is awesome. As a resident, you have your own assigned parking in a gated area. There is a well maintained dog park.

I would love to see a private gym in Chateau Dearborn.

My husband and I moved into 11828 Runnymede in NoHo mid 2018 and our onsite manager Greg Fuller has made our stay exceptional! It is evident he treats all tenants like family, interested in the well being of all of us and quick to address any issues that come up. He is kind and resourceful. With him onsite, you re more than taken care of!

I have lived at Chateau Dearborn for 4 years now. LBPM took over this building shortly before I moved in. I can say, from speaking to my neighbors, the building has been improved dramatically. Our manager always makes sure the property is clean and responds quickly to maintenance requests. She's not intrusive and the building is really quiet, especially for a building next to CSUN. I am enjoying my living experience here.

If I can give a negative review on this management company I will!
This company is neglectful in their duties. Salle does not respond to any emails and Aleya is the most rude management agent! I reported a damage to the roof end of november 2018 and its already mid feb 2019! Our front door is busted! two of my neighbors got their card mugged! and the previous owner caused a property damage and take all the guess parking lock! I might report them to the City's House Code Inspector soon.

Hi I am talking about the property on Kittridge St 14420.apt 307.Managed by Leticia and Carlos.
I have been living here for almost 7 years and it has been a blissful place for me to live.
Care is taken to see that the passages are clean, the decor is maintained and there is no bad behavior that I have noticed from the other tenants.
About this couple they are truly hard working and firm which I do appreciate.I see them doing things themselves and that is why things get done fast. However when I put in my complains in writing, they were instantly taken care of. I have lived elsewhere before and things were not managed like this. They have been very cooperative with me that is because I have never troubled them as there was no need to do so. I will live here as long as I can until and unless there's a situation where I will have to move for reasons of my own.
Thanks to Leticia and Carlos for making it so convenient.

She will force you to submit social security cards, bank statements, and personal identity information over email and insistently forbid you to password protect them. Does LBPM take user data seriously?

Consistent marijuana smell in my apartment which i...

Consistent marijuana smell in my apartment which is supposed to be a non-smoking building. I gave video evidence of smoke coming out of a neighboring apartment window, and the offending tenants were able to convince management that it was incense. Now, a few months later, building management is saying they don't know where the smell is coming from, so all they can do is send a text message to everyone. I'm paying a fortune in rent for a place that smells like a skunk's toilet.

UPDATE:
I will say that I've been pleasantly surprised. The marijuana smell has gone away for the past 3 months. Unfortunately, I was not aware if it was because of some action by building management or if the offending person left or had some lifestyle change. It has just come to light that management did confirm that people were smoking in the building and have taken steps to remedy, and the steps have been effective thus far. I likely won't post further after this, so here is a summary of the pros and cons:
Cons:
-It was only in response to these reviews that my issue was eventually taken seriously. Going through the usual channels didn't result in anything. That's tough to get over.
-Communication still continues to be an issue in that I had no idea that action was taken and continued to dread coming home for fear of discovering the smell again.

Pros:
-Management seems to have taken this issue to heart. They seem to have changed how they respond to issues and the repeated dismissive responses I initially received seem to be something they are rooting out. Assuming that continues, then LBPM is worth considering.
-They've changes their standard operating procedures for identifying and remedying some of the other issues I was having because of my feedback.
-I'm cautiously optimistic that they might have some good people now in the right places in management so that they have the ability to do right by their tenants.

Non-responsive. If you are prepared to be frustrated. Not able to reach property mgmt representative or anyone else, this is the company. You can leave many messages via email or voice mail. They will respond when they feel like it. Which is almost never.

This property management company repeatedly claime...

This property management company repeatedly claimed that we did not pay our HOA dues when, in fact, we did. Their organization and management style is piss poor. They also tried to impose a late fee even after we proved (having to get the bank proof that the funds went to their company) they received the funds. They also completely ignored the HOA boards reasonable requests. It got so bad, the board voted to remove them from serving our condo unit. On the way out, during the transitions from LBPM to Allstate property management (which so far is MUCH better), more admin and money problems occurred and they basically dropped off the map and did nothing to assist in the transition phase of services. Crystal, in particular, does not care and is very unprofessional.

AVOID them at all cost.

Victoria Gaskins has been an exceptional manager of my building. She goes above and beyond to make sure every tenant is comfortable and happy. Whenever I need something Victoria answers me immediately and takes care of things right away. I was only going to live in this building for a year or so but because of my positive experience with Victoria I have lived here for almost four years and don t plan on leaving anytime soon. By far the best manager I ve ever had.

So far, I have been very impressed with my experience. Gabriela's care and attention appears as a game-changer and a high bar for any other property managers anywhere. She wants to help and make things easy and that feels like such a blessing.

My apartment is becoming my home and I am so delighted and honored to have such a beautiful space. I have owned property and plan to treat the space as if I own it.

I had to leave for 2 weeks and am so sad to be missing time at my new space. Cannot wait to get back!!!

LBPM does the accounting for a property where I was a tenant. They did not return my security deposit within the legal 21 days, and I got the run around from them for a couple weeks, trying to get ahold of someone on the phone. They claim to not receive voicemails I left. They also blamed my delayed security deposit return on their system going down for over seven days. I still haven't received the check and am trying to wait it out so I don't have to go to small claims court. Any company that blames illegal behavior on technology gets no respect from me. They offer no sympathy or remorse, just continuing to ignore calls and voicemails.

The worst management company EVER!!! How can they manage properties, if they can't even manage to return phone calls. Their phone system is set up so that you cannot speak to a live person, and you are forced to leave a message. I have left several messages, and have simply been ignored. I would never use this company!!!

If you own a property and are thinking about going with LBPM do yourself a favor and look elsewhere. They simply will not care about your tenants and cause major headaches for you. The team is unresponsive and always looks for the easiest way out without truly solving problems.

If you're a tenant and thinking about renting from someone who uses LBPM as their property manager get ready to be ignored or have problems solved at a snails pace.

DO NOT USE LBPM! THEY ARE THE ABSOLUTE WORST!! I own a property that they manage. They do not return phone calls. I currently have an urgent matter, my tenant's car is trapped in the underground garage and he cannot get to work. I left 5 voicemails this morning at 9am and it is now 5:30pm; I still have NOT heard back. I had to pay for my tenant's Uber so he could get to and from work. The HOA budget is also missing money and it is impossible to get a straight answer from them!!! Don't trust them! They are horrible!!! Every time I call our building manager, he is on vacation! I cannot stress it enough! DO NOT hire them! They also have many horrible reviews. Do your homework, don't hire LBPM! You will be sorry if you do.

This HOA is beyond unprofessional. They don't respond to calls, emails, and or messages. They ignore problems so that they don't need to spend money on roofs and other wear and tear items concerning the condos they manage. Yet, they expect payment of HOA fees immediately and if you are late, they proceed to file foreclosure.

Not to mention the crime that occurs on their properties. They take no precautions of having cameras , a neighborhood watch, security, or anything!

I will NEVER EVER buy a condo that they are managing AGAIN!!

I reside in a property managed by LBPM. I have been dealing with issues that significantly breach the implied warranty of habitability of my unit since well into last year (broken windows, lack of heating, plumbing issues, etc.). It is now February and none of the issues cited by the city inspector have yet to be addressed. I now have to force LBPM to address these very serious issues in court. There are quite literally hundreds of property management companies that do business in the area. Word of advice, stay as far away from this company as possible and simply look elsewhere. You'll thank your lucky stars that you did.

Update: The horrible property management company known as LB Property Management has officially been FIRED by the property owner of the apartment complex. Needless to say, the terrible terrible company known as LBPM will most certainly NOT be missed, by anyone. Their tenure as property management of the building didn t even last all of 6 months when the property owner decided to officially get rid of them. Good riddance to a terrible company!

My company has been a tenant in a building managed...

My company has been a tenant in a building managed by LBPM for the last 2 years.

The building manager is Judy L., who we have found to be very pleasant and easy to work with. She is detailed and thorough and addresses our inquiries in a timely manor.

Last summer, we had some issues with the Air Conditioning not working properly, but Judy handled it. In general, we've found that when we have maintenance issues to report, she has always been responsive. Very reassuring that someone is there to help when needed.

They weren't the cheapest company out there, but I do think their rents are priced fairly -- particularly for the additional amenities we get with the building. The cost is well worth it, as they are experienced and seem to know how to handle any issues that come up.

Thanks for all you do.... My team and I appreciate not having the stress and headache that comes with trying to manage your own building. Especially when it is not our area of expertise! :)

LBPM has held my HOA hostage, operating it through a figurehead Board President that lives off-site and is hands off. They expect all communication and decisions to go through LBPM, yet they do nothing. I moved in in August of last year, with a list full of actionable things that the inspectors told us had to be fixed urgently. We are talking health and safety things like major fire hazards and rats. Even though I have every expectation of paying for these repairs and services that fall on my property, LBPM blocks the work and contractors from accessing common areas like the roof to fix a hole in the roof and electrical junction boxes with exposed wires. I now have a broken HVAC system, and a newborn in my house and LBPM is blocking our HOA board President from giving permission to the contractor to go on the roof and fix my HVAC. I have been dealing with these issues since August of last year and LBPM refuses phone calls and emails.
This company also blocks the release of public records and withholds matters of records like financial statements, meeting notes and more. I have counted more than 20 violations of California Civil Code and the Davis Sterling Act. They also have levied special assessments amounting to Almost a thousand dollars, without holding a meeting, allowing the Board to vote or allowing the due process which California code mandates. I have filed numerous disputes through their own channels and they do not respond.
For more than seven months I have made them aware of severe issues that could cause fire and issues that are allowing the constant access of rats into the property, yet they do nothing. Had I known that these slum lords would be holding my HOA hostage I would have never moved in here. It was something I could put up with when it was just my wife and I, but now that we have a baby the risk is frightening.
I recommend everyone stay away from this irresponsible and greedy company.

I currently live at an lbpm property. I m giving a review for any potential renters. I ve been at one of the properties for a year. This is my report, they haven t fixed the washer and dryer for over 2-3 months. I ve saw rats running around and they raised the rent by $100 during all of this. Also, I ve been trying to get a problem fixed for 10 months while I ve lived there. Not worth the money and management 10 out of 12 months has been the worst I ve ever experienced. So broken things, problems, rats running around while they raised the rent. Don t recommend at all.

Do not hire LBPM, LBPM manages our building in the San Fernando Valley area. I am one of the owners of the townhouses in said building. LBPM is very unprofessional, you will hardly ever get a response from them in regards to repairs, invoicing, inaccurate charges etc.. Small repairs that should take a couple days to complete take weeks. Their invoicing and accounting is shoddy at best, the HOA invoices they send ; when they actually send them to the correct address, are never accurate. 90% of the time we the owners of the properties find ourselves contacting maintenance companies and scheduling work to be done where it should be something the property management handles.

Avoid at all cost.

My HOA had been contracted with LBPM for nearly 20 years. The last couple of years have taken a steep turn downhill- so much so we had the leave. Invoices going unnoticed, some apparently rejected without our knowledge and unpaid. They have ruined our relationship with vendors. We referred our owners to them for assistance with individual units and each on has fired them due to poor experiences. As someone mentioned before Salle, head of their HOA dept, rarely responds and when she does it no less then four days later. Very unprofessional. Seek assistance elsewhere.

Where to begin!

STAY AWAY from investing time into a relationship with LBPM. You will waste far more of your money then any value they can provide. They have staff, Greg De Rubeis Vice President to name one, that will illicitly explain terms, and break those terms with out any good faith to resolve.

Here in Los Angeles there are dozens of property management firms and they must be honorable and competitive to stay afloat. This company surely will be closing soon. You'd better protect yourself and choose elsewhere.

I submitted a bid back in January 8 2016 four weeks after still no response from LBPM, email or phone. I give up with LBPM I'm looking for another HOA. Is 2/22/16 still waiting. They don't answers phone calls or emails.

HORRIFIC COMPANY! This company does not pay their bills on time. After we provide a service (we are in the construction industry: painting, electric, plumbing, landscaping, carpentry), we require payment to our company within 7 days of completion of that service. LBPM takes anywhere from 3 to 6 months to pay their bills and then they refuse to pay past due interest or late charges!!!! We should be paid on the spot however as a courtesy we allow 7 days to receive payment yet they habitually pay 3-6 months past due and make no apologies or amends for it!

Nick Hofmann SPS, is nothing but Top Notch when it comes to service. He is on top of everything. Very accessible on the phone, via email. I have had just a few incidents in my unit, but Nick, an expert and very knowledgeable of his job, he always, has a prompt solutions to the situations. He is very courteous and provides quick information of when and how the situations will be solved. LBPM is the wost property management that a property owner can hire and the worts nightmare for prospect and current tenants. LBPM Property Management staff or vendors discriminate tenants because of their language. Sexual preference, disability, ethnicity etc.

LBPM instead of fixing units rhe need repairs they ignore it and harasses the tenants on other issues. LBPM do not follow or comply with City of Los Angeles Housing Development Department. See a current apartments compex they managed how dirty is.

Maintenance issues are addressed promptly. ACH issues are also resolved with ease. My property manager Oci is very thorough and responsive.

This company is terrible. I have been ignored since I have moved in. I should have taken this as a sign from the beginning when I realized the poor service and communication that came from Noam. Not once has anybody called back and tried to address my concerns. I bet if the rent was late, I would never hear the end of it. This is ridiculous and I would recommend people going elsewhere to find a home. If this is what they call "Award-Winning Management Service", then I hope nobody ever has to deal with it.

Had issue with past due homeowners dues. Went to their office to discuss issue. Surprisingly not very helpful. All they did was read me the numbers on the statement - well I could see that - didn't need it read to me. I explained why a payment was late - not interested in hearing about it. They only record a payment is late, therefore you're charged late fees, even if there is a legitimate why it was late, or if it was due to no fault of your own. No compassion here, unfortunately you're just a number.

The WORST service. They do not return calls, good luck if you have an emergency, they do not perform annual maintenance such as changing out dirty air filters, do not maintain the property grounds and ignore tenant safety concerns. They raise your rent if you have a maintenance request. When I called the emergency line due to it being after hours, their call center had no idea how to pronounce their own company name; twice.
Several tenants and myself, reported the awful dead flowers in the court yard for over two years; and that the sprinkler system was over-flooding the grounds and causing insects. They ignored the issue until half of the building gave notice all at once to move out. Suddenly, we had the building cleaned and new flowers. The building was beautiful when I moved in and as soon as they started managing it; it went down hill.
Also I have been ACH since I moved in over 3 years ago and they accused me of not paying my rent for over a month when they first took over. The payment had cleared the bank 2 days before due date. They asked for a canceled check but I am ACH so there is no canceled check. I sent a bank transaction log but they still argued they wanted a canceled check. What idiots....there is no check if your ACH. I could not get anyone to help resolve the issue at their corporate or the property manager to return phone calls for a month; so I had to pull property records to find who owned my building and call the owner. Within 1 minute, the owner reached out and said, I see you paid and on time. The issue was resolved.
Service to help resolve matters, knowledge of how to manage a property and to communicate is HORRIBLE.
UPDATE: AC has been out for 2 weeks and extreme heat advisory. They canceled the AC replacing the unit several times, playing games. The building is only 10 years old but the AC unit is 21. They knew the AC box was burnt. They knew of the heat advisory this weekend and today but keep changing AC companies. When i spoke to the property manager, Pat Maher, she told me "I have water" or "move" or "find a hotel further out so you can afford it." I have missed work due to no show AC company and then the keep firing the AC company and not fixing it. I pay $2,410 in rent and lived here 3.5 years and she told me I have water like I am a dog......the AC guy that was here that she sent home; heard the conversation. I am not making it up and this company is the WORST. I was a property manager in college for 3 years and would never say this to my tenant. I would have been fired! I have never been late and have been on ACH since I moved in. I make over $100k and not a slum-tenant. I mind my own business and friendly with my neighbors.

WORST MANAGEMENT COMPANY IN THE HISTORY!!!!! DO NOT TRUST THEM EVER! All calls, including the emergency line went directly to VOICE MAIL. I'm having an water emergency with NO ONE to help us whatsoever. Oh and guess what, our condo's roof needs to be fixed and we called just about 20 times and NO ONE is EVER here to help. I don't know what you guys to here, seriously. Going to talk to HOA to find a different management company ASAP.

The website is horrible. It is not allowing me to register my account. I called the support number. The first rep transferred me to a voicemail. I called again to billing support. The billing support rep misspelled my name three times after phonetically giving it to her each time. On top of that, the billing was stated for the 17th and I didn't receive it in the mail until the 28th and the bill is due on the first. This is my first experience with them. Customer service is definitely not their strong suit and if I can through the HOA board will suggest a new property management company.

My onsite management at the Victor Ave bldg is great! She has been very professional, attentive and understanding since I was considering moving into my townhouse. All of my concerns are at least recognized immediately and she follows up when any work has been done. I'm very happy specifically with my onsite manager. Can't say I'm too happy with how long it takes LBPM to respond and execute but my onsite manager is on her part.

Absolutely the worst company I've ever had to deal with to date. Completely negligent and unresponsive to major emergencies. I've personally had been dealing with plumbing issues in my unit that was coming from a leak in the unit above mine, to the point where my ceiling was on the brink of falling through, and requested a plumber to come out as the leak was a HEAVY stream and not even a drip at this point. Of the 30+ times I tried contacting someone over the course of 5 days, I spoke to 6 different people who claimed to be "working on it." I had to chase the plumbing company directly who said that LBPM had not contacted them. It's unbelievable this company is even in business.

Honestly cant believe it... I applied for an apartment and gave him all my info. He said I had great credit and that I would be approved but he said he accepted another application! Then asked me to bid on the apartment! Wanted to know how much I was willing to pay for it... First time trying to rent in LA. I will be having to change all my info to make sure this wasnt just a scam. BE CAREFUL!

I could not be happier that I ended up renting with LBPM during my time in LA.
From the start LBPM was the only company willing to take a chance and rent a place to us, which was a complete blessing. The apartment was gorgeous, I will always remember it fondly, and it was a great price for what was being offered.
Upon moving in we realized there was an issue with bugs and within days of us mentioning it, someone came to spray the apartment. Later on in our stay we had a kitchen sink clog and within a week of us calling about it, it was fixed for us. (Their online maintenance request system is not always functional, just give them a few calls and they will get your repair done!)
Within a few weeks of moving out, we received almost our entire security deposit back, it was actually more than we were expecting - most companies gouge out every dollar they can, but LBPM was completely reasonable!
Hanna and Lamice were a pleasure to work with. This company takes care of their renters, and takes care of what needs to be done. I recommend them to all.
Thanks for being our miracle LBPM, we will never forget it!

The worst property management I ever dealt with!! ...

The worst property management I ever dealt with!! If I can give them zero stars, I would. When I first moved to the property 2 1/2 years and informed them that my name was not on the intercom, I was informed by Crystal that it will take 6 months since they only update the directory twice a year. It was done just a little bit over 7 months. They re generally slow with requests, not responsive to your voicemails. She even mentioned that she manages 21 properties and I have to prioritize the emergencies. If you cannot prioritize what your definition of emergency is, you shouldn t be taking 21 properties to manage. It s a very poor representation. I asked her too about putting a CCTV outside my unit because my package was stolen before, and she told me that I can t because it s a violation of privacy of the other tenants that can be seen walking thru the hallway, or the ones living across my unit.
I paid for a gate clicker almost 3 weeks ago and a duplicate security key thru the website. It clearly states that it will be left at the guard after 20:30. After two visits, it s still not there. I called today and spoke to Carlos. He told me they don t deal with it. I asked about the patio cleaning because they left a note (dated 24th of April) outside my door Friday (4/26) the 26th, informing me that my balcony will be cleaned on the 2nd of May and someone needs to be there for access. I can t leave my house keys to the maintenance guy. I stayed, used my vacation hours from work, only to find out from Carlos that it won t be happening. No prior notice, no apology.
Don t even mention about the failed fire inspection that we, the homeowners have to pay $1000, the pigeons in our balconies, the cockroaches, etc.
They have been fired thank god and have been replaced! The emotional anguish, the financial loss from using my vacation hours from work for any work that needed to be done, is what they can offer you. Nightmare to deal with.
