So happy to be living at the Runnymede Property in North Hollywood. The apartments are spacious, new and very well designed. Greg is our manager and couldn't be more helpful. He really keeps an eye on the place, is quick to call in maintence issues and makes us feel safe. We had a leaky toilet and couldn't find out where it was coming from. Greg figured it out and got our maintence guy in within two days.The property company LBPM is top notch. I appreciate their professionalism and attention to our needs. Renewing the lease soon:)

Elsa Monroy is a phenomenal manager to work with. She quickly processes my invoices and because of that I make LBPM emergency service calls a priority for my company. Thanks Elsa for being so awesome.

Come back! The property management at my townhouse...

Come back! The property management at my townhouse complex has gone down immediately after Our property manager changed over to another company. I called to ask how to pay my bill after the new management, and the woman was very unfriendly right off the bat. We then proceeded to have a fire in the trash chute where we were all evacuated in the early morning and had no idea who to call. We ve have a broken gate to the garage several times, and we ve just noticed a drop in care in general. We have loved working with Greg and because he really cares and loves quickly to handle problems in the building. I am defiantly not happy with this noticeable downgrade.

This company demonstrates fraudulent business practices and puts homeowners at risk. The lease documents provided are not complete and leave out important things like utilities.
Avoid this company, and avoid working with Greg De Rubeis and Hanna Gedy.

I, Nick Vosian, would delightedly write this positive review for Lamice Sabbagh per property management. Sabbagh has provided wonderful service for myself and many others in our apartment complex. As a resident for several years my unit needed repair - immediately clog in bathroom sink, bathroom heater, and garbage disposal were all fixed by Sabbagh. To whom it may concern I would recommend with a 5 star getting the work done.

Quite possibly the most unprofessional and unresponsive company I've ever had to work with. They are the property management company for my condo and I really only call them when I have an urgent issue...they NEVER respond. I have to call and email multiple times before I can get any kind of response and it is never a timely response and rarely ever helpful. LBPM, you can do better for your customers, this is just unacceptable.

Overall I have been incredibly pleased with the experiences I have had with the company, and would absolutely refer them to anyone seeking housing accommodations in the Los Angeles area.

My experiences with LBPM has been minimal due to how amazing my onsite manager Gregory Fuller has been. I will say these 5 stars have solely been earned by him. Our complex is brand new, we are the first to live in the apartments with that came some struggles in the beginning. Greg was very helpful in solving all issues that arose. So a big shoutout to Greg and all of his efforts!

After having so many difficulties with our previous property manager, it has been such a pleasure and a delight sending all of our requests for maintenance attention to LBPM. They get right on task and respond very quickly to emails. What a CHANGE! I especially love working with Julie Cross.

They don t return phone calls and are practically non-existent. They however charge super high HOA fees to enrich themselves, because the fees don t match the amount of things done at all. Who in their clear mind hired them in my HOA in the first place?! They should switch them asap.

I have never dealt with a company like this before. They are the most unprofessional people I have ever dealt with. The agent that I dealt with(Roccio Diaz) was inefficient to her responsibilities. She was very Rude and snippy.She did not remember things that were important She was mad because I asked for paperwork as to my future payments.when i asked she loud rude and abrasive . My son told her that he didnt like that she was being rude. She lied to her superior saying that he yelled at her,because she knew I would complain about it . Which I had previously done. I sat and read my entire lease and she claimed that tings were in the lease that I hadn't read. I signed the lease there and she said that I hadn't signed the entire lease. The worst customer service. I'm not sure why they would allow her to continue working there its bad for the business and the clients they represent....the reviews here claim this is a good company but yelp reviews tell a far different story. It would be a mistake to allow them to manage your property or even rent from them. Your experience will not be Good

In July of 2015 I took over as the President of out HOA. We met with C.O.O Craig Tice of LBPM and were initially impressed with the pricing, contract we developed and his personal assurances of aiding us through the transition. We had some doubts about LBPM based on the reviews, but made the age old mistake of thinking LBPM had to be better than our old management company. We were wrong. In hiring LBPM we also based our decision on the veteran and competent manager Craig wanted to assign, David. We liked David and were assured by him that our account would be handled well. Alas, David suddenly quit LBPM due to compensation issues even before LBPM could schedule our first board meeting. Craig hid this from the board for weeks, and soon assigned the pleasant yet inept Marinel as our manager. Things only got worse from there.....

I don't have the space, nor most readers the time, to go over every single mistake LBPM made over the last six months. Marinel was in over her head, and had personal issues that require her to take inordinate vacation and sick days. I felt like we were playing the proverbial telephone game with LBPM, except I made a point of communicating via e-mail so how they could get things wrong is still is beyond me. Furthermore, to add to the irony they rarely if ever answered the phone or returned member calls. LBPM managed to even send out mailers and information to the wrong addresses and incorrect names in spite of being given an accurate excel spreadsheet. When lights would go out, LBPM seemed incapable of sending out my e-mail list to our light vendor. Whenever I personally intervened and spoke directly with the vendor the problems vanished. Their vaunted Emergency system is a joke. When a light pole was knocked down the vendor they sent out had me cover it with a plastic planter cover and tried to bilk us for $4,000 to fix the light. I contacted another vendor and had it done for $1200. If you can't trust the vendors the management team sends out, that alone is grounds for termination. In January our accountant sent an e-mail requesting ten key documents for tax preperation. Our previous manager always dispatched the required documents within 30 days. When I requested a deadline or a time frame to get our accountant the tax documents Craig personally told me we don't pay his company enough for that level of service, nor does he do deadlines. Really? Our accountant was so disgusted by the process that he no longer will work with us and the taxes were literally sent out on the final day, April 17th.

The specific criteria we put into our contract regarding maintanence and projects were never followed. We would request bids for four projects and months later only one project would have a bid for us to vote on. I don't tolerate fools or incompetents. Property management is not complicated albeit it requires attention to detail and time. Board politics even with an ideal board often delay terminations and swift resolutions. The rest of the board soon came to dislike LB and found them inept, however as President I bore the burden of dealing with them and thus they were shielded from most of the incompetence. Eventually we fired LBPM and the transition is now as complicated in dealing with them when they managed us. In closing avoid LBPM like the plague. Beware them.

We have been doing business with LBPM for some time now. During this time, we have found them to extremely responsive in all aspects for property management and accounting. We don't usually give 5 stars, but LBPM deserves it!

This review is for Gabriela, property manager at 130 S. Flores St. in Los Angeles. I have lived at this building for 6 years and truly love my apartment. I have never had such a great apt manager, as Gabriela. She is always quick to come when something needs to be fixed and is always in a great mood. Recently with the crazy LA rains, my unit had a leak in several places. First leak in the 6 years I've been here. Gabriela did everything she could to help control the leak, and ultimately it was fixed permanently. The guy she hired to repair some water damage on my way was extremely professional. His name was Efrem, I think?? He did a great job. Gabriela has set the bar very high for building managers! I don't think I'll ever have someone as good as she is, in another property. She is a great asset to LBPM.

This review is for the Victor Manor property at 880 Victor Ave. I have been a tenant at this building for the past 3 years, I live in Apt. #4.
The landlord, Linda Richardson, is doing an excellent job maintaining the upkeep of this building. She responds timely to maintenance requests and handles herself professionally each time I have to interact with her. She has a friendly and pleasant demeanor and is always willing to put in extra effort to solve problems that arise.

Worst comoany. Hearteless, liers, thives, ignorant, unresponcive, rude, fashists, unhelpfull, manipulating homeowners. Blame all the external building issues on homeownerss till exposed in theit lies. Finaly we kiked them out from building 19350 Sherman Way and all the bulding is happy.

We just renewed our contract LBPM on our building in Northridge. LBPM has been a rock for us. They have managed the building admirably. Our last Property Management company was a small five man shop and LBPM is much bigger with a bigger team of managers and support staff. If you have an apartment building like ours, you need a company with enough resources to answer issues at any time. LBPM is very responsive compared to the small company we had. LBPM is keeping our tenants happy for the most part. I say most part because you are ALWAYS going to have a small vocal number of unhappy tenants no matter what you do.
LBPM is highly recommended to manage larger apartment buildings like ours.

This review is about Victoria Gaskins, Manager of the Chateau Dearborn Apartments in Northridge, California.

From the very beginning, Victoria has a positive and patient attitude. I'll never forget the very first time that I was looking for an apartment, I was talking to Victoria for about two hours! Reason for this is that this was going to be the first time I have an apartment off campus, and so I was very nervous and cautious and wanted to make sure I felt comfortable with the apartment before signing any paper work. Victoria actually went above and beyond and walked me and my mother through the whole entire leasing process, and she was also very informative, telling me how I should get renters insurance in case of a bad day, something I knew nothing about.

Fast forward, I have been living comfortably in my apartment for about two years now and I couldn't be any more happier! For one Victoria is always readily available to help out if needed and she is also very quick to get things done. I'll never forget I was experiencing problems with my air conditioner in my unit and Victoria had someone out that same day to fix my air conditioner! I always appreciate how she goes the extra mile and how she actually cares for the tenants and to make sure they are in good hands! I have heard some horror stories from a few of my friends who also live off campus in Northridge, but I am blessed to say that I have never had a problem living at Chateau Dearborn and with Victoria as the property manager! I know she is going to accomplish great things in the future!

If there were a negative star I'd select it. There was a burst water pipe that started on the roof at their Hermosa Beach property that affected three condos (4th, 3rd, and 2nd floor). This water breach was due to work from their approved vendor for plumbing, they were to service a boiler on the roof. That vendor turned the water on full blast and left, instead of letting the water slowly re-enter the system. This blew a pipe on the 4th floor and flooded all three units for almost an hour. The association by-laws state when two or more units are damaged that the property management company is to take care of the issue. No one even returned calls or emails for almost two months. The water was shut off by a tenant calling the fire department because LBPM agent didn't return calls or respond (even the emergency number). Bottom line... they didn't admit fault, they didn't handle the repairs, they stuck the owners with paying the damages and awaiting to see if they would be reimbursed or not. Tenants were out for SIX MONTHS. Homeless for SIX MONTHS due to inaction and lack of responsibility by the LBPM property management. Total fail...

This property management sucks! They never return ...

This property management sucks! They never return phone calls even if you call and leave multiple voicemails. And they are extremely quick to take HOA dues but won't answer anyone phone calls or questions. I hope my community gets rid of them and changes to a better property managment company who properly knows how to communicate and call back. We are paying for their paychecks, that's the least they can do.

I've had experience with LBPM as a owner in an HOA, as an HOA board member and helping my mom navigate the dreaded management company experience.

They seem to lack general management knowledge,.
They don't respond to repair requests. They can't remember simple things that should be noted in their files, they're awful.

If you are considering them or using them, run, don't walk, away.

LBPM has the worst customer service and management skills. They don't respond to messages and don't call you back. Talking to managers is useless, you can leave voicemail messages and there is no reply. Go somewhere else!

Horrible, unprofessional, unresponsive and very greedy--currently trying to hijack my security deposit simply by ignoring me. I left the apartment spotless, hired cleaners and everything. There is no way I shouldn't get it back. It's shady behavior pure and simple. Stay away.

I have been living in Chateau Dearborn for sometimes, and I cannot ask for more! I go to a school around here, and the location is just perfect. Also, the on-site manager is amazing at keeping everything organized. She always keeps the building nice and clean making it a pleasant place to live. She is very friendly so I can contact her whenever I have a question or maintenance request without a problem.
