Breakers 889 was a nice home. Walking up and down the steps were an adjustment but after first day it wasn't bad. Moderately decorated and clean with many accommodations. Walking distance to beach. Nice having a pool and dog friendly was great. Towel service not wort it. Next time I would bring my own. Family friendly area and not over crowded or busy. People friendly everywhere you go. Even life guards greet you daily. I would definitely go back on my next vacation.

Dream Home. From the moment we walked into this house we were thrilled. You always hope the house you rent is clean and neat. This house was immaculate and not a bug in sight. The beds were like new, the furniture was like new and the kitchen had everything you needed, if you were a cook...

Rented under Beverley. We were VERY disappointed with our rental of property 650. Our bottom floor bathroom was backed up from day one and property management basically said it was broken the day before we got there on Sunday and would be fixed on Monday, Tuesday or Wednesday never heard anything else from them. Finally we called on Wednesday and was told oh yeah might be Thursday or Friday. They showed up on Friday and after doing whatever we were told we couldn't use it because it hadn't been sanitized not to mention the entire downstairs where the pool table and things were could not be used because of the odor from Sunday until Friday afternoon. In addition we we're told the house had cornhole boards so we didn't bring ours needless to say none were to be found. I wish this site allowed picture to be added because I would show you pictures of the ceiling basically falling down in the kitchen and den and a rusted out burn barrel in the corner of the backyard that we had to make sure the kids didn't get near. We had to purchase a grill to cook out on because the one in the backyard was rusted out and being held up by a board. Basically this house is a mess and definitely not worth the $4000 rental price.
In response to Eric Lemmon's review, The house was in my name both times we rented it. The first time was under a different rental company. What he stated is correct. Plus, the shower doors were almost all broken. I completed a survey and never received a response.
After a great experience renting from Seaside Realty two years ago - there's no comparison - we will never work with Joe Lamb Jr. & Associates again! The people at rental facility where we secured our keys (at 4pm on Saturday - no earlier) were rude and disrespectful, which was a sign of things to come.
Our group of 27 in a 12 bedroom house (#647: Safe Harbor) was thrilled to get settled by the pool in our house...until we realized that more than half of the chaise lounges and adirondack chairs were broken and we had a total of 7 usable chairs (3 chaise lounges, 4 adirondacks). In a 12 bedroom house, this is just unacceptable. Later that night, we discovered that a number of the wooden adirondack chairs on the upper decks were falling apart and unsafe to sit in. I called immediately and two days later, we had a few replacement adirondack chairs and a notification that we would not be getting any replacement chaise lounges. 3 chaise lounges for 27 people? Seriously? I submitted a written reimbursement request to Kim, their property manager, and she never responded to me but we did get replacement chaise lounges five days into our vacation as a result.
After dinner that night (Saturday), we started the dishwasher and water immediately started running onto the floor. I called once again to leave a voicemail and alert them that the gasket on the side was broken, and and we were able to fit most of the dishes into the alternate dishwasher. Finally on Monday some kids came out to "repair" it - they diagnosed that we needed a new gasket (yes, I already let you know that...) and said they'd need to come back with a replacement part. By the following Saturday we still only had one working dishwasher in the kitchen - better than none, but certainly not the level of service I'd expect when we were paying more than $15,000 for this house.
The house was decorated in decor from the Dollar Store (literally - some still had tags on it) and the kitchen was outfitted with items from tag sales (the blender had a $3 price tag on it from a tag sale and looked like it was from the 1970's). The comforters were not high quality, and one of the outdoor showers had water pressure that can best be described as a trickle.
If you are looking for a top notch vacation rental, this is not the house for you and Joe Lamb Jr. & Associates does not provide the level of service you deserve.
Pretty good rental company. We've used them close to 10 times. Sometimes they can even arrange extra days by getting in touch with the owners and getting discounts - ask about it. The staff is really nice and responsive, but if you get here too late, they can be closed, so call ahead if you arrive to the OBX later than 5pm!
It was my first time to the OBX and even though the weather was bad, the house was great! I stayed in #25 for a work retreat and it was very clean and welcoming. I enjoyed how it had a pool table as well. Looking forward to coming back and hopefully enjoying better weather.
Tried for over a week leaving messages to get a return call about an item I left behind and was told multiple times I would get a return call and never did. Very unprofessional and I will never rent from them again. Their reply says they checked on it and no report was filed. See attached picture with confirmation of report filed on website 10 days before the reply. Also left 2 messages with Patrick Lamb to no avail. Terrible customer service to call me a liar instead of trying to resolve the problem
Rented a house for a week through Joe Lamb and the place was completely unacceptable. There was a black substance on the ceiling of 4 different rooms. We immediately called to see what could be done and were told to wait for a 'mold remediation' company to come out. They told a family of 8 people, including a 7 month infant to "just wait outside" for up to an hour before some company would come out and inspect the property. In the mean time the office closed and were willing to leave us stranded. The "manager", Jeffrey, did not care one bit that we were now stuck in this situation, with the possibility of mold, and in the middle of a COVID epidemic. The after hours number was a joke and is just an answering service used as a middle man to connect you to a human whenever they feel like returning your call. Someone, other the Jeffrey, did call us back 48 hours after we told them we were going to be stranded with children. Now we have to sue the owner to get our money back but found a much nicer company to deal with and found a house to rent at the last minute. I'll be sure to let everyone know how the offices of Joe Lamb handled the situation. Bottom line, the company doesnt stand behind the properties and quickly tried to distance themselves by making it our problem. Save your money and rent from someone else.

We spent the first several days of our vacation waiting for maintenance and the cleaning crew getting the house in the shape it should have been to begin with. This included trash left on the floor, the master bedroom had a broken bed that was not usable, stove not working properly, surfaces and windows dirty in the main living space, a floor register broken in the middle of a bedroom, toilets not flushing, and multiple other small miscellaneous odds and ends that need repaired. The excuse we received when we did finally get in touch a day or two later was that 'it's the end of the season'. We will never use them again! I do not wish to disclose the name in the reservation as it was not my own. The address of the beach house was 2121 South Virginia Dare.
Our experience renting with this company was great! Everything from booking to questions before our trip and checkout was easy and without issue. Everyone was super helpful and friendly. We will absolutely be using this company again in the future.
Definitely not worth what we paid, considering there was a filthy closet space with heating units that were covered in dirt and a hole in the wall, unsealed, around the shower unit. Best of all! Cockroaches, BIG ONES, on the top floor nonetheless! When we contacted the building supervisor we were told that the Outer Banks has a problem with "palmetto bugs" and "they are everywhere". After a quick Google search, I found that "palmetto bug" is just a fancy name for cockroach. I would think carefully about renting here, especially on the top floor since a room full of "palmetto bugs" cut our family vacation in half. I understand that a room could have spiders, mosquitos, ants, etc, but these are cockroaches, that carry germs and can infect food and personal property.
Currently, still waiting for "owner" to contact us about getting reimbursed for 1/2 the vacation we didn't have. Like I mentioned, I would think very carefully before renting here since we saw "palmetto bugs" all around the property.
We have stayed with Joe Lamb a few times without any problems but this last September we had an experience that will cause us to use other realty companies from here on out. When we arrived at our condo the kids were excited about the projector screen! So we were turning it on and moments later it fell from the ceiling and broke. We called maintenance as soon as it happened. While waiting, we noticed that the projector was installed on the ceiling with quarter inch screws so it was a matter of time before it fell. The maintenance man arrived and agreed that it wasn t installed right but tried to get us to say we were messing with it to cause it to fall so that the inurence company would cover it. He also left all the live wires hanging from the ceiling, we had to tape them up out of the way ourselves. After talking with the maintenance man we found out it was just a buddy of the homeowner and that the homeowner was the one to install the projector the week prior to us being there. We had a phone call from joe lamb asking for more detail of what happened so we told them. After that we did not hear anything about it. I called a month or so after our vacation to check on our security deposit and was told it could take up to 60 days to receive it back in the mail. She told me to be on the lookout in a few weeks. After waiting another month I called back and was told that our deposit was being held and that we may be responsible the rest of the bill for the new projector and installation. The lady I spoke with asked for a written explanation of what happened that day to have during the dispute, so I sent her one and again didn t hear another word about it. We are now in January so I emailed checking on where this whole dispute was at and after a few emails and a couple weeks we were emailed a copy of the bill and a statement saying they were keeping our security deposit and that the homeowner agreed to pay the remaining bill! Odds are we wouldn t have heard a thing about this whole situation if we wouldn t have put forth the effort to email and call numerous times. This is very unfair to us. We are very honest people and if this had happened due to our negligence then we would 100% take responsibility and not have a problem paying for it. But that is not at all the case. We were very patient with them and told them exactly what happened, with pictures, from day one. This is not our fault and we are being treated like it is.
Great properties with the perfect accommodations for our group. Each property we used was clean and well appointed. More than enough parking, easy access to the beach, a beautiful pool and other great amenities. Can't wait to return!
2nd year there and looking forward to 3rd. Excellent location and a beautiful comfortable oceanfront home-nicely furnished with comfortable beds and plenty of space to enjoy. Love the gazebo!
Horrible experience this year for the first time after renting from Joe Lamb for the last 10 years, twice a year. Their new computer system messed things up several times, the maintenance department argued with me about requests we made instead of just fixing them, and the rental we were in had a broken pool gate, stuffing falling out of the furniture, and a fridge that leaked all over the floor, which caused several falls by little kids on hard tile. We will not be going with Joe Lamb again any time soon.
My family and I have been booking rentals through Joe Lamb Jr and Associates for several years now and have never been disappointed! We just left our rental on the OBX this morning and we were able to put in a request to book the same property for next summer already. Anytime we ve had a housekeeping request , a maintenance request or even a simple question our needs were met promptly. We ve been vacationing on the Outer Banks for 9 years and we love it! We stayed in H-5 (Holmes) at the Homestead owned by the Austin family and we had a glorious week. The house is big enough for our family of four but small enough to give that cozy beach cottage feeling. Beautiful ocean views and a gorgeous porch overlooking the beach. Thank you Joe Lamb Jr and Associates for being so accommodating to our needs! See you next summer!
For the amount of money made on all the properties, they could do u better. Couches were dirty with no pillows, no soap or toilet paper provided, the refrigerator does not keep things cool & our trash cans were completely full upon arrival.
We have rented through Joe Lamb multiple times and it's always been smooth and easy! We have had very few issues with the rentals, but when we have had concerns, they have been quickly addressed. It's my "go to" rental agency for OBX vacations!
Our family has rented from Joe Lamb Jr for many years and have always experienced outstanding service. For the past several years, we have rented the same cottage in South Nags Head. It is always extremely clean when we check in and with no maintenance problems. One day, a couple weeks ago, we have a lot of northeast wind and our driveway was completely covered in sand. My husband called Joe Lamb Jr and within an hour, there was a crew there with equipment to clean the driveway. Now that's good service! If the time comes that we require a larger cottage, we would look no further than Joe Lamb Jr.
Absolutely stunning property filled with gorgeous decorations! Plenty of room for big families! Pool area and deck furniture are great quality and very nice for relaxing!!! Pool area is a great size and plenty of room!!!! I HIGHLY recommend this house.

Our rental property is managed by Joe Lamb and we couldn't be happier. Our home stays rented and our guests receive excellent treatment from the staff. They are the third management company to represent our home; 3's the charm.
We rented Brigadune on 09/27/2020. The house was nasty! The windows were so dirty you could not see out of them! The air vents had black mold and dust on them. The shower curtain had black mold and mildew on the bottom of it. The toilets had paper on them indicating that they had been cleaned, but when you lifted the seat there were urine stains that look like they had been there for quite a while. Thank heavens we took cleaning supplies with us. It was very obvious that the unit had not been cleaned for quite a while. They had one job to do and blew it! Renters beware!
Please don't make the mistake of leaving anything behind because you will not get it back. I know they are not responsible for things being forgotten or left behind but it's the cleaning people or inspectors job to pick up forgotten items and turn them into the office is what I thought. Well this did not happen for us. Which only means someone stole our things. Will not rent from Joe Lamb ever again!
Property 306 is ok. Joe Lamb jr customer service is terrible. Going on night 2 without a single pillow for my family. Customer service repeatedly tells me they will follow up and never do and are even rude with me when I call. How are pillows not an essential in a rental property? Now they paint me as bad guy when they all fail to act as if they care. Horrible rental company that doesnt deserve your money during a pandemic.
Great family home, The Kiwi! The house was outfitted for family of all ages and sizes! Good dining room table for 10 people to enjoy dinner. We didn't get to use the outdoor areas like the great porch that you could see the ocean from or the pool and game room downstairs, but they were great amenities none the less! Just know you will get your stairs workout in during the stay! But really a great house! Joe Lamb & Associates were easy to work with, and had a great listing of pet friendly homes which was a must for me and my Lab.
My wife and I worked with Shelley and our experience was excellent. She is a straight shooter, very available, never pushy, and hard working. We're holding on to her card for any future purchases.
Booking with Joe Lamb was super easy online however they mention that they are cleaning more for COVID, so check in is later and check out is earlier, this is completely UNTRUE. We got to our house early a little after 4:30p and figured we would walk to the beach to kill a few mins before opening the door at 5p. The cleaning crew had just arrived and hadn't even started by almost 4:45p. There were only 2 people and I do feel bad for them as I know the situation is not their fault. However, please tell me how basically 1 person (the other was cleaning up outside the back some of the time) can clean a 2 floor, 6 bedroom, 3 full bathroom house with 2 full kitchens in less then 30minutes. It was so gross when we went in, I swept and a ton of dead bugs were just in the kitchen. I understand bugs happen but for them to have just "cleaned", it was appalling. There were pills and food chunks on the floor in an area that would easily be picked up by a normal vacuuming, if it was vacuumed correctly. A dirty shirt balled up behind a pillow found by my 3 year old was also a bit gross. I could go on and on but will stop here.
They apparently don't have the man power through the cleaning company to clean a house "regularly" let alone "more throughly" due to COVID. If you are worried about cleanliness, especially at this house (Rightmyer)- I would rethink your rental. I did call and report, while I was there and the maintenance fixed a few things the day before we left, after I called multiple times and I only got a "I am sorry" for the lack of cleanliness when I called and an apology that they are short on cleaning staff.
I love the OuterBanks and have stayed in houses down there my entire life and have never felt so happy to pack up a house and leave because I felt disgusted every moment that I was in the house, mainly the bottom dwelling of the unit.
I wanted to give this home more stars but---When choosing an extended family vacation home we have 3 requirements. The pool must be rectangular ( for pool volleyball ), 2 ice makers as there are 14 adults and an elevator for my parents who are 86 and 90 years old and cannot do steps. This home met the requirements online when I rented, but failed at 2 out of 3 when we actually used the home. There were no lights in the elevator, so my parents had to carry a flashlight that my brother had in his car in order to see what buttons to push. The kitchen refrigerator ice maker did not work and leaked a flood into the kitchen and bedroom right below it, along with damaging food in the lowest drawer. There were no bath towels ( yes I did pay for them) . The towels were delivered later that day-- but no bath mats. The bottom floor had a musty smell. There was no wine opener. There were only 14 tall water glasses--so a trip to the store fixed both those problems. The dining area seats 22 people and there were only 4 dinner salad bowls....The good things about this home are the location--short walking distance to Tortugas and the grocery stores and the size and setup of the gathering area on the top floor was wonderful for my family to enjoy playing games and just being together. I am grateful for my family.
We experienced a lightning strike while on vacation in the Outer Banks. Joe Lamb, Jr. and his maintenance team were very quick to respond to the fact that all the electronics in the rental house had been disabled. They were in the house fixing everything as soon as the fire department said it was save to return to the rental house. Despite the fireworks from Mother Nature, we had a wonderful vacation.
The house we stayed in was exactly as advertised and the rental process was effortless. Any questions we had were answered in a very short time. The keyless entry made things even easier. Would highly reccommend booking a vacation with them.
Our beach rental had everything we needed and more. This is a great setup for families. The beach house was clean, well appointed, and in a great location. We will definitely be back!
Fantastic experience at this Joe Lamb managed property, Hurry Sunrise at Nag's Head, NC 03-10OCT. Great house and great location that is secluded but also close to great amenities and restaurants and things to do.
We were very disappointed in our stay. We stayed in Caribbean Breeze. We had stayed in this house 2yrs ealier, when the property was managed by Outer Banks Blue and completely loved the house. The house had been completely neglected. All of the sliding doors were almost impossible to open because of sand build up. The hot tub wouldn't work. We killed several Black Widow spiders near the tiki bar. We had a check in time of 4, but the crew was still in the house when we arrived. Didnt get full access until around 5:45, then there were swept of "piles" of dirt left in the kitchen. The wooden walk-way to the beach was in mass disrepair. (I noticed they have replaced it) Now, I know most of these issues falls on the home owner and can't blame the realty company. My issue with Joe Lamb is that we really wanted this house, because of our previous stay, so we booked early without rates being released. We thought the price seemed a little high, but it had been 2yrs since we stayed. Well, we have already booked a different house for this year, but decided to look up Caribbean Breeze just out of curiousity. Our same week as last year is still available for a total of $3459.37 after all fees and insurance. Last year we paid $4008 for SAME WEEK. I highly doubt the price went down, so only conclusion is that we were "priced jacked" for pre-booking before rates came out. Appearantly, according to your response.....when WE rent a 10 bedroom house, no one besides the name on the contract is allowed to have an opinion.
We had an excellent stay at SeaSuns # 295 - as it is a very nice home with great amenities but the outside decks need updating as there were several dozen raised nails (we borrowed a hammer from some local friends to hammer back in) and the decking needed replacing as it was a splinter hazard - we wore footwear around except when in the pool but the pool is surrounded by the PT decking....
I have rented from Joe Lamb Jr. for multiple years and everything has always gone as plan or with great service to fix the problem. One year, construction on a house was not completed as expected. Joe Lamb was able to find me a suitable replacement in short order that still fulfilled all our my family and friends needs. I have found them to be quick to respond and to manage paperwork in a timely manner. In short, I have had multiple renting experiences with Joe Lamb Jr. and every one of them has been positive.
As 5-year partner with Joe Lamb for our rental property in Kill Devil Hills, we have always experienced the diligence and respect combined with knowledge of the community that far surpasses our expectations.

First time dealing with this outfit - on our trip to OBX last year we finally realized that Joe Lamb Jr manages the largest selection of properties we are looking for (oceanfront in Kitty Hawk). Making reservation and payments went off without a hitch. Hitches started two days before the trip was set to begin. On the way to work I got a phone call from one of the associates that the property we rented recently suffered some vaguely described calamity, and was not available. Was told a voicemail was left to the same effect the day before, couldn't find it. Point #1: if all communications so far were electronic - near-permanent record, easily identifiable, can be checked at one's convenience - why voicemail now? Anybody ever got any comprehensible message via voicemail?.. A decision was made to look for an available substitute. I spent next couple of hours checking out properties still available for rent on two days notice, the list of potentials from the agency arrived in about the same time. This being pre-season a suitable substitute - albeit in KDH, not Kitty Hawk - was found. New rental agreement and financial settlement were handled before the weekend, electronically. Point #2: I was offered a free linen service (smth like 80-90$ value) in compensation of my pain and suffering (declined). Upon arrival I was greeted promptly, issued a set of keys to the house, a complimentary insulated bag with a roll of toilet paper (useful) and JLJr T-shirt clearly designed to induce color-blindness (not useful), and directions to the house which sent us through a part of NC12/Beach Road closed off the day before. Due to the Atlantic ocean chomping off a large chunk of the northbound lane. After we eventually got to the house I called Joe Lamb Jr to tell them not to send anybody else through that part of the road. I was told by the very same person who gave me the directions that they a) knew about it, b) apologized for the inconvenience, and c) hoped that in a couple of days the "clean-up" would be completed (for the record, the road was still being repaired a week later). Point #3: not sharing relevant and actionable information about the road closure. Point #4: sharing non-information about the potential time-table of "clean-up". To sum up: selection of rental properties=excellent rental paperwork=adequate real-time, boots-on-the-ground type information=not so much.
We arrived early morning 6/21/2020 to have a full day on the beach around 11am we seen a vehicle there at the house because we parked across the street at beach access we figured it was the cleaning crew.around 330 we decided to pack up and try the house since it was close to time and drop some fishing gear off instead of packing everything back in the truck .Upon coming back to the home around 345-4 I tried the key code which didn't work so we figured it wouldn't work till 5. A employee of joe and lamb pulled in and stated he was just checking the home to see if the cleaning crew had been there. My thoughts were why would the cleaning crew wait till 4 to clean a 3 story house especially since the check in and out times were changed for the covid for taking extra cleaning measures. So the employee told me it was fine to drop the fishing gear off there until we went to grab a bite to eat and he reminded me check in was not until 5 which the people across the street were able to go in at 4 because they told us there key code worked early and it was joe and lamb also. We unloaded the items under the house in the parking area out of the way and waited on the rest of our party to arrive. At 4:12 p:m the cleaning crew arrived which was 2 woman. I figured well we arent gonna be able to check in on time because there is no way they would have that big of a house cleaned in 45 mins to covid standards. Before the other half of our party arrived so we could all go eat together the cleaning crew was finished at 4:53 I just couldn't believe it! There is no way they cleaned the home to covid-19 standards I went in before I let anyone else and used my own cleaning supplies to sanitize everything, the floors had not been mopped or the carpet vacuumed very well. I searched the home for a vacuum and there were 2 handheld ones which didn't work. We unpacked and hoped that's all the issues we had and just order in food that night because it took a while to clean the home.. well that wasn't the case the hot tub wouldn't heat and only one jet worked and it looked like it was falling apart ,boards were broke on the walkway to the pool and my brother actually cut his foot on a nail where the board was broke, I ended up covering the nails up with a big flat seashell ,the grass was overgrown at the pool area until I think Thursday someone came and cut it the lounge chairs around the pool are weathered bad to the point you are afraid to sit in them, one lounge was actually broke and we didn't realize it and my sister and law was sitting in it and it just gave way with her back and she lacked about a inch hitting her head on the fence and a nail coming through the fence. The dryer vent hadn't been cleaned in quite sometime picture posted below of the mess my mom cleaned out of it because we couldnt figure out why it wouldn't dry..The grills were filthy we couldnt even use them..and the wire brush provided to clean them was horrible. The people who were in the home before us I assume had a tv box put in between the 2 trash cans at the road the trash men didn't pick it up and threw it back on the lawn. I hope this review helps someone else out.. the home was life is good in kitty hawk which location wise was great close to beach access but looks in pictures are very deceiving I've rented with Joe and lamb multiple times this has to be my worse experience I should have known it would be bad because in the beginning I didn't if every one was going to be able to go and my job had me on travel restrictions I contacted Joe and lamb they told me to contact the owner which I didn't and I never got a response.. when you pay over $4000 u expect alot better than this I have pictures if u would like to see. It wont let me post.
Absolutely beautiful home !!! Rented house for Thanksgiving Plenty of room. Our family has been going to the OBX for 23 years and rented many houses and this is the CLEANEST house we have ever stayed in, although i wish they had screens on the windows
We just got home yesterday. We stayed in SeaStar. This house was beautiful and very clean. This house felt very family oriented and beautiful decorated for the beach. The pool area was large and had plenty of outdoor furniture for all of us in the house. The kitchen had everything we needed for the week and more. It was a wonderful vacation for our family. We will rent this house again. This house is very well maintained and updated. Joe Lamb has never disappoonted us in 8 years!
Regarding 797: Cross Keys Cottage, there is so much to love about this rental unit... Great decor and quality furnishings, plenty of cookware, dinnerware, and glassware. Two refrigerators. Two dishwashers. Stand-alone ice-maker! Came equipped with virtually every small appliance that you might need. Loved the ocean view from the kitchen and the huge kitchen table. We really enjoyed the pool and spa and the proximity to the beach. Pool table was a lot of fun when we couldn't be outside. The elevator was a lifesaver getting our heavy coolers and suitcases upstairs. Loved the attention to detail, the gas grill even had a spare propane tank. And the location (MP17) was nice, only 1/2 mile from Jennette's Pier. We did have a snafu regarding full trash cans outside, but Joe Lamb took care of that quickly. All in all, a wonderful cottage in a great location.

First, the staff at Joe Lamb Jr. is very responsive. Anytime an issue is reported it is handled quickly, usually same day when possible. They are good at communicating with us and will try 4 different phone numbers plus email until they get ahold of of us. Recently, they went above and beyond and retrieved an item we left in the owner's locked closet and personally took it to a UPS location to overnight it to us.
The manager is an expert at reading the rental market and adjusting rental rates to keep our property fully rented from mid-March through Thanksgiving and even Christmas and New Years. He has also made some suggestions which have made the property more rentable, such as offering linen service and no security deposit (renter's insurance instead.)
We have been with Joe Lamb Jr. for 7 years and are very satisfied with the level of service they provide to the owners. Most of the negative reviews posted on this site are due to owner's neglect, not Joe Lamb's neglect. If you as an owner will take responsibility for your property, we guarantee you will love Joe Lamb Jr. as your property manager.
We rent from Joe Lamb Jr and Associates every year and they are very accommodating and pleasant to do business with. They always do what they can to get us into our house early and are very helpful if you ever have any issues. Great selection of houses and great rates. Have used several other companies in the past but will only rent from Joe Lamb Jr. now.
House was ok, needed repairs. The deck was unstable, my daughter (125pds) sit in one of the outside chairs and it crumbled (old and sun damage). The kitchen was small but cute. There was something biting everyone but we aren't sure if it was outside or inside. It was terrible and wondered if maybe it was bedbugs. The ocean (isn't Joe Lambs fault) was full of seaweed, not sure what's going on but in the 25 yrs we have been going we have never seen it like this. You couldn't really get in the water because of it. TV in main room was fuzzy, master bedroom was clearer. We never got the dishwasher to work, maybe user error? There is no access to the beach from the deck, you have to walk around and down a walkway. We had a good time even with the minor flaws and small problems .
Very unprofessional on how they handled our situation. Joe Lamb Jr realtor company evicted us because we had one parent and kids who were unrelated to the person who signed and the company didn t like that. They are a scam who are all in for the money and don t care about the people who are in the house. I will never rent from this company again because they are a disgrace in the OBX who don t value your contract of renting.
Had a great time staying at a house right on the beach for a work retreat! Really great location, loved the layout of the house, and everything was very clean and in working condition. Can't wait to get back to the OBX!
During September, we stayed at the Terrill (#656) and it was wonderful! We last rented the property in 2017 when it then became unavailable. We always had a soft spot for the house and location so were elated to see it for rent again. The house has had many updates, fresh paint throughout; new bathroom fixtures; two new sofas and new porch railing. Thankfully, the new layout of furniture allowed us to socially distance ourselves, which made our family time even more special. While visiting, we saw the hatching of sea turtles with the assistance of N.E.S.T. volunteers, and just a few houses away. We hated that the hurricanes left the water surges at dangerous heights and no swimming was allowed. Also, the shoreline was narrow and there was a lot of debris from the winds and waves. Yet, we still felt fortunate to be able to enjoy the porch and the freedom from Covid lockdown. An unfortunate dropping of my reservation meant that 3 days before vacation I discovered we had no place to go. I completed the online reservation weeks ago, input my payment and the screen showed I was good to go. Having made arrangements I relaxed and put it out of my mind. This week when I called to check a detail I was told that my reservation was dropped because of non payment. At the very least they could have sent an email asking if I still wanted the property. I am very disappointed. Also I am pretty computer savvy and had complete confidence that I was reserved. I believe it was a glitch in their system or a mistake on their part. I will have difficulty trusting their process again.
The place was far over priced for what we paid, and didn t include any basics such as linens Or any decent kitchen items. The shower curtain is thin paper and about 1 foot too short, allowing water to soak the bathroom floor. The house wasn t properly cleaned and dirt and dust visible on the bathroom floor and around beds. No broom or dustpan to sweep and trash can lid that won t close. We tried to make pizza only to buy them and attempt to turn on oven, and find out it wasn t working. We reached out to the agency and didn t hear anything back. You can find much better places with better quality and management for a better price. Don t waste your money or time for a poor experience.
We spent the week in the Miramar property in Nags Head. This was our first time booking with Joe Lamb Jr. and Associates. This was also our first time away from home since January and given the strict COVID procedures our family tries to follow, we were a little nervous.
While I m sure cleaning crews and properties may differ, upon arrival we found a VERY clean home. We also found comfort in the COVID policies Joe Lamb Jr. and Associate has implemented- such as no late/early check-in/outs and also the removal of throw pillows, rugs and accessories. We were traveling with three children ages 1, 7 and 9- so they touch everything!
During our stay we watched guests come and go from the properties around us (managed by companies other than Joe Lamb); we saw barely 2hrs worth of time between renters at some homes and very minimal time spent by cleaning crews from other management companies.
Thank you Joe Lamb Jr. and Associates for providing a safe and clean home for our extended family to enjoy! We found a vacation together this year was even more necessary than usual!
Joe Lamb Jr advertises on The Outer Banks Today. This web news posts very hateful speech toward non resident home owners and visitors. Think twice before using them.
I rented Moonstruck in Nags Head for a family vacation. The home accommodated our 6 adults and 5 children very comfortably. The 3 king bedrooms were great for myself and my 2 married children. My single daughter used the queen and the children were in the two other bedrooms. This allowed everyone to get a good night's sleep. (Hooray!)
The home was spotless and comfortably furnished. All the appliances were in working order. No creaky floors or squeaky doors, very solid. The elevator did come in handy for lugging in & out luggage and groceries. Great views from the 2nd & 3rd floor decks. The large kitchen dining table seated all 11 of us comfortably with room to spare. The pool and hot tub were clean and fully functional. Easy access to the beach via the wooden walkway that has a nice viewing platform. The beach was surprisingly sparsely occupied. I suppose this is due to the limited public access in the area, although Jennette's Pier is only .4 miles away.
Only a couple of miles south of the Rte 64 causeway, the home is easy to get to, but separated from the dense commercial area. So, you have peace and quiet, while restaurants, etc. are a short drive away, including Manteo.
A couple of things that would have made things a little better: 1) When sending the entry code for check-in, it would have been nice if the message said to enter the # sign before the numerical code. Thankfully, my son figured this out while we were all standing in front of the door; 2) I had to call the rental agent to get the wifi password. It would have been nice if this was posted in the kitchen next to other postings. Minor inconveniences, granted, but easy to fix and further enhance an otherwise positive experience.
I highly recommend Moonstruck for any large group/family vacation. If my family returns, we would certainly consider renting this home again.

I thought I had left my prescription sunglasses ($250) behind as we left on a Saturday. I called the office and left a message at around 7am. The office opened at 9am. At 10am I got a call back. I found this to be great service as Saturday mornings are what I assume to be their busiest times. Dealing with one pair of sunglasses while they are trying to get lots of places cleaned and ready for the next wave of guests was not likely a high priority! That they called to see what they could do was great. (Note: I had already found the sunglasses when they called back so I do not know what they were going to do...I just appreciated the call so quickly).
This is our third time using Joe Lamb and they will be our first choice next year!
We love Joe Lamb Jr rental agency. We always rent labor day week and have had nothing but positive experiences. The staff is extremely helpful. I am getting ready to call them for next year rental!!! I would not use any other rental agency.
This home had everything we needed and we really enjoyed it very much. It was spacious, clean, and had all the amenities for a wonderful Thanksgiving vacation. The elevator was a blessing.
My Family stayed in 487-Lucky Stella in late August. We had a Fabulous time! and it was our babies first vacation! the house was great. It had views of the ocean, the walk to the beach was not bad at all and a easy walk to one of our favorite places (Brew Thru). We enjoyed the pool it was very nice. I have worked in vacation rentals and I really loved the app! We had just a little tub drain problem that I reported through the app and the maintenance was on it! the first time they came the baby was asleep in the room that has the drain problem. I told them not to worry about it but they came back the next day to handle! The maintenance deserves a 5 star for the app and how prompt they where! Our Family will defiantly rent again with Joe Lamb Jr.
I talked with my son about a beach vacation for my three children and 4 year old grandson. Was my treat and let him figure out where. He recommended the OBX and I agreed but stated it must have a private heated pool , only way I would go. He chose Koa s Reef June 6-13. They told us $200 to have the pool heated, we said ok. We arrived and went straight to the pool, it was very cold. Checked the heater and the breaker was turned off. We turned the breaker on and it gave an LP code but it did not trip the breaker. So we didn t swim. Decided to cook dinner, stove didn t work. Went to Lowe s and bought a charcoal grill to cook dinner. Went to use one of the bathrooms and toilet wouldn t flush, valve was shut off. Turned it on and found out why, it wouldn t shut off. We called Joe Lamb Jr and they had no idea the heater wasn t working? After 3 more calls they said a part needed replaced , not sure if we can fix it. They did repair the stove. Later in the week I called and got the run around and said due to Covid they couldn t fix the heater. I asked to talk to management and was told that s not possible. Gave me an email address to send to management and they might get back with me. I sent an email stating the issues and asked for a reply or phone call. No response. Waited a week sent a second email stating if no response in two days I would a review. They finally sent a response to my son stating they sent my second email to the owner. It stated none of the issues though. We have heard nothing from the owner so I now write the review. We actually liked the house and probably would have rented again knowing things happen with rentals. However when there is no compassion or professionalism you go another direction. They obviously have no regard for customer satisfaction. For $5,000 I could have taken my family to a lot of places to swim with my grandson, which didn t happen with Joe Lamb Jr
We rented Sand pebble and my Family has been going to the outer banks for years, first time renting with joe lamb Though. With Covid a late check in would make you think the house would be spotless! When we arrived, crumbs on the floor, ginormous dust bunnies under bed with a pair of socks and belt under bed, used coffee grounds in the coffee maker, basement smelled of mildew. The pictures online did not match the outlook of the house when we arrived. We were very dissatisfied with the cleanliness of the house. We did call and they said they would contact The cleaners to send someone out, but we could not be there. Well after driving 10+ hours, and using our own sanitizing/cleaning supplies that wasn t going to happen.
The home we stayed in was rented by my daughter and son-in-law. It was the Beach Bungalow #97, and was quaint, cozy and comfortable.
However, from the time we arrived the icemaker didn't work and the dishwasher didn't have power, thus was not usable. Not crucial items but inconvenient when you're on vacation. We called the office and left a message. (They are only open from 9-5) We didn't hear anything until the afternoon of the following day. The message said only that " The owner has been notified". Then we had a rainstorm come through and water came pouring into the laundry area. We put a bucket under it to catch it and called again to report the leak. No response. We tried 3 more calls and spoke to someone but still nothing. We have been renting in the OBX for over 30 years and have always dealt with responsive real estate companies. Unfortunately, I cannot say the same for Joe Lamb. I hope someone has inspected and fixed the leak above the dryer with a tropical storm on the way!
GREAT STAFF! Understands the guest point of view and takes pride in step by step communication. Family tradition at its best, wouldn't recommend any other company!
Just returned from a great week at Nags Head. We stayed at Seasuns #295. Our family was disappointed in the service provided. Upon arrival on Saturday, the clothes dryer was not working. It was not repaired until Wednesday. At that time a part had to be ordered, and a pair of pliers was required to operate the dryer control. The pool filter was not working. The repairman did arrive quickly and checked twice thereafter. The cleanliness was not up to the usual standards that we have seen in the past. The sliding doors were very hard to open and close. The kitchen was well supplied with all that we needed. The location was excellent.
We have been vacationing in the Outer Banks since I was a child. As an adult, I now organize my own vacations for the family. Can t go wrong with JLJ! Make sure to book early to get the perfect rental home for your trip!
We have been renting twice a year with Joe Lamb JR since 2008. We have rented 7 different houses with them, mostly in Colington Harbor. We just rented #123, which is a little smaller than we usually get, but it was a wonderful rental. Beautiful sound front views, excellent kitchen, and the furnishings are good. Love the screen porch! The only problem we've ever had, was a snafu with a deadbolt. There was nothing wrong with the house but we didn't arrive until 6pm; the house was for sale and someone had shown it and in departing bolted the deadbolt, which we did not have a key for. I put in a call to JL, and within minutes a guy called me back. He told me he was on the other side of the island and said it would probably be 30 minutes as he had to go by the office and get a key. 29 minutes later he showed up and unlocked the door for us. I was happy with the response time! That's the only issue we've ever had. All the ones we've rented have been clean and in good repair, and have fabulous views. Only thing that makes me unhappy now is that one of those houses (#111) is no longer available to rent *sigh* and of course it was my favorite! Husband's favorite one is #657, which we will probably rent in September.

This is a beautiful home with a wonderful pool and fenced in backyard. The furnishings are high quality and the bedrooms are spacious with plenty of storage and closet space. There are bathrooms on each level of the home for convenience. The kitchen is well stocked with all the small appliances you could need. There are beautiful beach themed decorations throughout. This is a great house for children and a small dog. The fenced in yard is piece of mind if you have little ones playing in the backyard. There is plenty of indoor and outdoor seating for everyone. The location of the house is just minutes away from shopping, dining and of course, the beach. This is a great rental home and the owners have done a wonderful job stocking the house with everything you need to have an enjoyable vacation. We can't wait to return!
Luna Sea was very clean and comfortable and the size and layout was a good choice for our group. All appliances worked well and A/C kept house at a comfortable temperature. Would have liked to be able to do outdoor grilling but grill at house was not adequate. Would have liked to have a Webber or something similar provided. For our group Luna Sea was not close enough to beach access. Drove to beach to haul beach chairs, umbrellas, coolers, etc. which was becoming a hassle. Next rental we will gladly pay more to be closer to beach access.
Stayed in Sassy Seagull August 2018. Loved the house! Well maintained. Had everything we needed. Beach area was perfect. Beautiful house! We will rent Sassy Seagull again!
Love this company. They are very responsive and specific about locations of houses and attributes. I just wish there were more dog friendly properties.
Here is my review of 18S-E All Decked Out located at 8701-E S. Old Oregon Inlet Rd.
Disgusting, dirty, run down and full of cockroaches. The wi-fi didn t work, the counters and tables were sticky, the bunk beds were creaky and sounded like they would fall at any moment, and one of the pictures of a bedroom on their website is a room that is locked and unavailable. Another bedroom is actually a bunk bed shoved in the corner of the entrance hallway. Nice false advertising.
We called and emailed on the day cockroaches were discovered and received no response. So we had to make an office visit. They initially offered to move us to a different rental but we would need to pay the difference. However, the owner refused to refund us the remaining days balance so if we wanted to move we would have to pay twice.
They insisted they were taking care of things by sending pest control. When pest control arrived they were familiar with the house and the bug problem as they had been sent out to spray the previous week as well.
Of course I understand cockroaches exist in the world and the recent hurricane probably dragged some extra out of the woodwork. However, we were finding 7-10 A DAY. Also, there were comments in the guest book going back to 2016 about the cockroach problem.
I continued to try to get in touch with Joe Lamb Jr. asking what chemicals the pest control company were spraying inside the house and expressing my displeasure at their lack of customer service. They never again responded. We haven t heard from them since our office visit. They never returned an email or responded to our voicemails.
This honestly ruined our vacation. We were unable to sleep because all the cockroaches would come out at night. My five year old was a pro at spotting them. Luckily she thought it was a fun game but when it came time to close my eyes and try to sleep all I could see in my minds eye were bugs crawling all over me. That does not make for a relaxing vacation at the beach. I am so incredibly disappointed that my once a year holiday was stressful and unenjoyable. And that is all down to Joe Lamb Jr. and the owner of this property.

We rented 4400 Johnston lane. It was a nice home the only issue is that we weren't allowed to get in until 5pm and we had to be out by 9am for "cleaning". When we first arrived there was a cleaner who said there was still blood on the sheet and he had to clean it by spraying it with shout and throwing it back in the closet. Who does that? We called and tried talking to someone about it who just said we paid for the linens not the covers to be cleaned. Idc it's not specified we pay for a clean house and that's disgusting. Then on the last day we are kicked out early for "cleaning" when you want us to wipe down everything, vacuum, and mop. What's the point of arriving late and leaving early if you won't really clean anything. Horrible.
Beautiful home! Perfect for small family. Thought Hurricane Florence was going to cancel our vacation but ended up being best week ever at the OBX. Loved having the 2 decks for different times of day. Thanks for allowing our 2 Chihuahuas. They enjoy their trips to the beach as much as we do!! Hope to return next year.
I have been renting with this company a couple of years now and I love them. They have a great selection of houses and they always have lower rates than other companies. Whenever I have to contact someone, the people are very friendly and easy to work with. Will continue to use this company every year I rent and also recommend to my family and friends.
