Got voicemail when I tried to reach housekeeping, then called reservations (she accidentally hung up on me) and finally got to a manager.....who said they would contact the cleaning service to have someone get back with me.

One hour later, no call.

It's disappointing to drive 2.5 hours and spend thousands of dollars on a rental property to have this stress dropped on you at the beginning of your vacation.

RE:. Your response. Yes...they did arrive and clean....and didn't leave sheets. There were also empty beer cans and earplugs left on the back deck.....it makes one wonder home many corners were cut by the cleaning team.

I realize no one is perfect, but we have come the beach for 44 years (the past 5 with Joe Lamb) and never encountered this problem.

We've stayed at 3 houses since 2008. Each experience was pleasant and enviable. They even were very polite and accommodating when I accidentally left my keys there this year! We can't wait for next year.

This is a great place to spend a family vacation. ...

This is a great place to spend a family vacation. It has a ramp, if unable to do stairs. It also has a handicap bathroom-making it easier to shower. It has plenty of outdoor space with nice comfortable outside furniture, The washer & dryer are downstairs, along with a shower. The pool & hot tub are a definitely plus & the pool area is very clean, There are plenty of TV's- one in each room. If you can't walk to the beach, there is a public beach access close by with a lifeguard, plenty of free parking & a public bathroom. Also, it is in a quiet neighborhood, -great for family. The check-in/out process is easy with keyless entry, although you may have to wait until, near 4 PM to sign in, but you can go to the beach, shop, there is plenty to do. All in all, I recommend this cottage for a fabulous family vacation at the beach.. Our week was beautiful, nothing but sunshine.

We visited OBX for last 2 years & rented same unit twice...unit 193 Bali Hai on Bobby Lee Trail.Location is perfect , close to 3rd street beach access, house is beautiful, clean , comes with everything you need. Close to all stores & activities for the kids but.....the owner shows up ALL the time ...at various different times..I was told that I should appreciate this however when you pay $2300 for a week stay .. I want to relax & not worry if I m being watched or need to be on my best behavior at all times. Makes it hard to unwind when you know he will show up unannounced...he did it last year & again this year...so unfortunately I will find a new unit next year. He is very kind but it s really a bit much !

Do not rent from these guys. My husband and I have given them four months to reply to the emails that we sent on the condition of our $5,300 week rental and all the issues that the home had. We have heard nothing from them so here it goes:

DO NOT RENT!

We are disgusted to say the least about our stay at #321, Louie's Buoy. You guys should be ashamed for renting a property in the condition we received it for $5,300 for the week. We re-booked this house from last year because we loved it and was well cared for. This was not the case in our stay this year.

The home should have never been turned in to us the way it was. Not only was our check-in delayed by 45 minutes because the cleaning people were still there, but the following is a list of all the things that were wrong with the property:

Carpets were dirty. Full of food and smelled like dirty feet. Yes, you offered to shampoo them but that should ve been taken care of BEFORE you turned over the home to us. I didn t come on vacation to deal with administrative issues of a home who s one-week rental is larger than our monthly mortgage payment on our luxury home
Four of the comforters smelled like vomit we had to wash them all
Walls were dirty and looked like they hadn t been painted in years
Bugs including two-inch roaches were found on multiple plants. We were told they were water bugs but there is indeed a cockroach infestation in the home that was not there in 2018
All pool lights were out. Inside the pool and outside which made it difficult to enjoy the pool we paid for at night
Kitchen was depleted of basic things like knives, forks, utensils, etc
Master bedroom bed frame is falling into the bed
Pool area had grass growing all over the concrete and was NEVER cleaned while we were there
The few chairs that were in the pool area were dirty, one was broken and when two replacements were dropped off in the middle of our stay, they weren t unpacked. Just dropped off.

We appreciate that you guys tried to clean and make amends after we arrived but it was too late I wasn t there to make time for you to clean the house. I was there for vacation. At this time, we would like to request a refund of half or more of the rental that we paid for this property otherwise I will report this incident to the BBB, report the real estate company that is advertising the home for sale in those conditions to The North Carolina Association of Realtors and submit this review to every real estate site that I see that home listed for sale.

We have used Joe Lamb for the past three years to manage our rental property. I have experience with other management companies in other rentals we have in the Virgin Islands and Southern Outer banks. NONE compare. They are professional, nice, responsive and thorough. You will not be disappointed if you chose Joe Lamb to manage your property.

My family has traveled to the Outer Banks every year for a week vacation for the last 12 years, with family driving in from as far away as New Hampshire each year. This was the first time we have rented through Joe Lamb and I must say this was the most unclean and unhealthy house I have ever stayed in.

Property Name: Cedar Island

We had stopped to purchase groceries before initially going to the house. As soon as I walked into the kitchen I could see crumbs on several of the counter tops. Next, I opened the refrigerator and was appalled by what I saw, it was absolutely disgusting, blood from either meat or seafood that had run from what I am assuming was the shelf it was set on down the back to the bottom of the refrigerator. I did not call the rental office as it was later in day, the rest of my family was arriving and I had food that needed to be refrigerated so cleaned the kitchen myself.
That evening we found several beer bottle caps on the living room floor and a quarter size piece of glass in the upstairs hallway. The next morning, I went to get in the shower and was again disgusted with the shower curtain that was so moldy I would not use it. This time I did call and someone came out and replaced the curtain in one bathroom and tried to clean the one in the other bathroom as they said it could not be replaced (pictures attached). There was also sand and what looked like grass pieces on top of the washer and dryer so it was very apparent they were not wiped down.
One day the air conditioner stopped working so I called and someone came out and fixed the issue, there was a drainage pipe stopped up. I was okay with this as I know mechanical issues happen. What I saw in this house could never be attributed to anything but negligence in cleaning.
The website states "To allow for the extra time it will take to provide a safe vacation rental property we are asking guests to vacate properties by 9:00 am of their scheduled departure date and in-coming guests will not be allowed to check-in until 5:00 pm of their scheduled arrival date". It was very obvious that extra time was not taken due to COVID-19 to ensure the house was cleaned thoroughly as stated.

We rented a house from Joe Lamb 3 months ago. There was no mention of any Beach Erosion Project going on at the time and I just looked on the Joe Lamb site and there still is NO mention of it. We are set to start renting the house in 2 days (this Saturday) -- a friend of mine who is there this week just told me that they went by the oceanfront home we are renting and due to this project that JOE LAMB still fails to mention on the rental site has restricted the beach access behind the home we are renting which basically yield the rental as no longer beachfront. We called Joe Lamb to inquire about this and he told us that it is the owners responsibility to release info such as this and that they are not responsible in anyway and would not refund any money or help us find a true beachfront replacement. The fact that they hid this information is liable enough but the fact that they take NO responsibility for disclosing this information prior to someone placing a large amount of hard earned money down on a rental but then taking NO responsibility and putting the onus on the home owner (who is paying JOE LAMB to property manage) is downright cowardly.. DO NOT RENT FROM THEM.

The kitchen was well-stocked with everything we could have possibly needed. It really felt like home. Great water pressure, always a plus! The beds were all comfortable and the bedrooms were spacious. For us, we would have preferred having one of the mid-level masters remain a bunk or bunk-duo room as the photos suggested. Our two small kids (ages 2 and 5) absolutely loved the bunk beds on the bottom level but we were not too sure about having them down there overnight alone as they are a bit curious and adventurous. But every family is different and for others, having the bunks only on the bottom level may work best. Still, we really enjoyed this property a lot. We were first timers to the Outer Banks and Bishop II was an excellent home to have for our first experiences there.

Great house! Newly renovated with gorgeous floors, counters, sinks, furnishings and appliances. Two beach accesses close to the house, less then three minutes away. Wonderful ocean views from the front decks. Nice pool in the back. Gas grill and screen porch only add to the fun. Roomy inside and convenient to stores and restaurants. Only bad thing was the WiFi was awful. It was needed for a special needs child. This needs corrected.

We enjoyed our stay at Sunflower. The description and pictures are accurate. The location is great with a nice view of the ocean. The house is spacious and well appointed. The pool is large and was fun for us because the deep end is in the middle so we were able to play pool volleyball. The pool steps were great for our non swimmers to play on. We did bring a 10x10 tent which we set up at that end of the pool as the pool area is sunny all day.

We rented Ocean House from Joe LambJr and associates September 22-29, 2018. The rental process was very simple and each person in our group was able to apply their own payment directly to the rental company which made it simple for the ones planning this trip. The house was beautiful and clean upon our arrival. Everyone in our group of 20 loved the house. All said how comfortable their beds were. The pool and hot tub were nice and clean upon our arrival. Very easy access to the beach. The kitchen was well stocked for our cooking needs. We had a bug problem our first day and immediate action was taken by the maintenance department which remedied the problem, which we are grateful for. We would definitely recommend this house and rental company again.

Check in was at 4:00 cleaning crew showed up at 3:45 because other crew decided not to show up for work. Was 5-5:30 before we got in . Day two septic backs up into bathtubs and everything. I would rate zero if it were available! Please consider other rental agencies for your family vacation. Very unprofessional and will get extra money however they can. I visited a friend who rented house number 861 "wash house" on joe lambs site. I stopped by with my family and dog just to say hello because we were at a campground nearby. I was made aware that this was not a pet friendly house so we kept the dog with us outside and NEVER took took the dog in the house. The pool cleaner came by and saw the dog out by the pool area where we were at outside. Within one hour we had a visit from an associate from Joe Lamb jr & associates. He had an eviction letter in his hand and told my friend and family they had 4 hours to vacate the property and they would not get their money back. The eviction paperwork said the dog was in the house and in the pool. This was absolutely untrue in every way... the dog never entered the house or pool. After begging the agent not to evict thier family, he said that he would speak to the owner. The end result was a $500 dollar fine and I had to bring proof to the office that I was staying at a nearby campground with my dog. I understand that I we made a mistake by having the dog on the property but the way it was handled was absurd and nearly ruined several vacations due to threats of eviction. No warning was given and the situation wasn't even investigated by Joe Lamb & associates. They took the mis-information of the pool company and went full speed to go for eviction. I called several other agencies in the area and all of them agreed that Joe lamb & associates handled this inappropriately in every way. This was the perfect definition of extortion! !!!!

Rented a property from this realtor last week. Incredibly affordable home within two minutes from the beach, but the house was filthy upon arrival. Check in was at 5pm, supposedly allowing the cleaners to thoroughly clean and disinfect due to Covid. Dirty counters, filthy, dusty tv console, cereal on the floor, old, rancid coffee in keureg reservoir, unwashed bed coverings and bath mats hidden under the beds made for a very disappointing week.

After two botched trips to the outer banks I had all but given up on finding a decent vacation rental in the outer banks. My (now) father in law booked us a house in Kitty Hawk for our honeymoon. The house was impeccably clean, well appointed for a rental (you can tell the owners take great pride in the house), everything was exactly as described to us. Of course the houses do not come with toilet paper, paper towels, etc; but I have never seen any that do. I am positive that if they did someone would accuse them off buying cheap toilet paper. The staff was incredibly friendly when I called Friday to ask about getting keys Saturday after hours. We will be returning here for years to come.

I've only been working with Joe Lamb Jr. & Associates for a short time but the first thing that comes to my mind when I think of this company is family and tradition. The overwhelming good spirit of all of the individuals that make up this fantastic team really shines through in all that they do ! The Outer Banks is such a tight knit community and it's so great to be apart of a company that plays such a big role in that community!

My family stayed at 076 No worries and we loved the house but not the large cockroaches. We saw a few here and there (flying cockroaches) so it wasn't terrible at first. We just killed them with the fly swatters they had at the home. Then Friday night, they all came out it seemed, one on the kitchen counter (Yuck!), two in my 3 year olds room (he totally freaked out), one on the couch in the main living area, etc. We knew there is no way we would be able to sleep knowing that there were cockroaches wandering around, so we packed up our bags and left at 9 pm that night and drove 7 hours home. It was tough but it was worth laying in our bed knowing that we weren't sleeping with cockroaches. The next morning, I called maintenance and Joe Jr lambs and realty and told them about the roach problem and the leaking tub in the hall bath. The house didn't seem like it was cleaned well, there was some kind of gummy candy stuck to the carpet on the side of the dresser in the kids bunk bed room, empty water bottle under one of the beds, misc toys and trash under the dressers. We found all this when we were looking for the cockroaches. We found their hiding spot, they're hiding in the fireplace. Apparently according to maintenance, they are wood cockroaches. But a roach is a roach to me. We will definitely not be staying here next year and hopefully I'll pick a home that doesn't have cockroaches.

I've been going to OBX since I was a baby....way back in the mid '50s. I've seen a lot of change, but some things remain the same. We love South Nags Head, where the beaches are quieter and less crowded. After the dredging, our beach was HUGE!! Joe Lamb has always offered excellent service for rentals. Only once did we stray......never again! Our rental homes have always been clean and well-tended. Joe Lamb is the way to go!

Surf and Sun is an amazing house. The view takes your breath away. You see the ocean is all its glory. The little gazebo is great for storing your stuff. The beds are comfortable. The decor is beachy and happy. The kitchen has everything you need. We stayed for 3 weeks and I felt I was still finding things in the kitchen up until the last day. We love Joe Lamb and feel like they are so superior to any of the other companies. They have great people working for them that are so helpful. This house is magnificent.

If you are waiting for the text message that your rental property is ready, don't hold your breath .... it NEVER comes. We were waiting in their parking lot with what seemed like hundreds of other frustrated renters who were also waiting for the word. Are all the texts supposed to go at at 4 o'clock ?????

We left word at the office on Sunday about a few things and never heard anything although we were told a maintenance report would be made.

Will NEVER do business with Joe Lamb again .... there are so many other realtors here that are recommended!!!

Last year our checkin was just perfect ... we called when we got to the area ... the house was ready and we checked in. An easy arrangement.

We know check in is 4'oclock. We called this year when we got to the area and were told to wait for the text ... we got to the realtor parking lot around 330 and it was like a mob scene. Everyone was waiting for a text message --- just saying ours never came.

The maintenance issues were minor --- it was the office personnel that said a maintenance report had to be filed and followed up on. I just wanted your office to be aware that there were some broken chairs we found on our arrival and didn't want to be held responsible for them. Also ... several of the TV remotes weren't working and we needed batteries which we purchased on our marketing trip.

My family and I have been visiting the Outer Banks for over 10 years and recently used Joe Lamb, Jr. Realty for our May 2019 vacation. We do not normally use this realty company but decided to get a different house, a house on the beach this time due to a handful of our quests being older and not being able to access the beach.

On May 11, 2019 my sister arrived to the Outer Banks early. She went to the realty office to see if the house was available to rent a day early so that she could get into the home and get things situated for our other guests. She was able to rent the house for the extra night. Once she arrived at the home and toured and looked down to the beach she discovered that, the beach access for the rental home True Friends 022 was completely blocked due to the beach nourishment. (Please see photos). At no time prior to the early check-in or at ANYTIME were we notified as quests that this was taking place. The beach nourishment project literally stored all of their equipment at the location directly at the bottom of the beach access stairs. What a complete and utter disappointment, a disgrace that we were not notified prior to our arrival. (I am completely aware that they beach replenishment is at temporary locations throughout the beach but this area was different. This is where they stored their air conditioned units, equipment, dumpster and piping.) If we were notified our house was in the 10 mile radius while booking we would have chosen a different house. We had multiple guests that were not able to get to the beach at all.

On approximately, May 12th we discovered (after a plumber finally arrived) that there was a pipe under the sink that was not even connected causing us to not be able to clean up or use the dishwashers. It took two calls before a plumber was dispatched and we were able to clean up the mess.

The following are a list of other issues that were reported to the realty company, which caused members of my family to lose precious vacation time to assist, meet and discuss matters with the multiple maintenance that had to come to the home:
-
The Wi-Fi did not work- had to meet with a contractor from the cable company who made necessary repairs by replacing pieces of equipment.

The elevator got stuck between floors- had to call the police and fire department to have them assist in obtaining emergency access to rescue guests from the elevator ; also had to take time to meet with elevator mechanic to repair the elevator. The repairman stated maintenance was not done recently and a backup battery was installed improperly.

Bathroom toilets- plumber had to fix toilet after it was running constantly.

Hole in wall in family room- The owners had electrical and plumbing work done prior to our stay. Joe Lamb Jr. employees told us it s not their problem when owners don t finish work. Joe Lamb Jr employees aren t required to inspect properties each week. The hole left electric and plumbing exposed. We had kids and 2 dogs with us. 2 breakers had to be reset all week. The electrical panel was labeled wrong from the work that was done so the fire department couldn t even turn off power to the elevator when getting people out.
the septic system alarm went off in the middle of the night ; was reported twice to the realty company and we were told to take navy showers and to limit toilet usage. The repairman said the owner set the septic pump flow rates way down for the winter. The 8 bedroom oceanfront house should be prepared for 8 bedrooms being used in May.

We have been renting houses on the Outer Banks for over 10 years. We have had small maintenance issues with houses that the realtor always resolved without issue. Never have we been lied to and disregarded like we have with Joe Lamb Jr. Be very careful if you chose to rent with them. Do not believe the description of your house because you are not getting what you pay for. There are plenty of other rentals companies to chose from. Joe Lamb Jr. does not operate like the other rental companies.

Joe lamb provided a horrible experience for my vaction. We were evicted for no wrong doing of our contract. We got none of our money back and the next day we saw the home owner decided to stay there. Assuming they decided they wanted to stay that week , so we got evicted. Horrible people to work with. They do not work with you or show compassion they are obviously only money driven . i will never use them again and do not suggest you do.

This is is very nicely appointed and well stocked home. The elevator wasn t working on move in day but was quickly repaired after we reported it. There is not, however, beach access across the road as the pier has clear signage that says there is not. We had to haul our tandem kayak several hundred yards down the road to get it to the beach. Probably wouldn t have rented this house had we known that.

We had a really nice week at this location. The house was very nice and was exactly as the pictures had shown on the website. Love the electronic key entry! Simply driving up and going in without having to check in as well as check out was nice! Our biggest negative was the poor care taken to remove the mounds of sand on the steps leading from the pool to the beach. All adjoining properties from 1 to 4 houses down all had their steps cleared of any sand while ours had approximately 2-3 feet of sand making it very unsteady to try and get to the beach. Lastly, when staying in rental properties, please do as they ask and ensure dishes are cleaned before being put away. We found many cooking pans dirty and drinking glasses that had simply been put away with drink residue in them...which was pretty gross. If you spend this much money on a weekly rental - PLEASE take good care of it and it's belongings.

This was our first time visiting the Outerbanks. Exhausted after a12 hour drive, we were met by member of Joe Lamb s staff at their office. I believe her name is Kim. She was very friendly and helpful. A nice way to begin our vacation. The condo we stayed in was beautiful, with awesome views of the ocean. We thoroughly enjoyed our stay and would definitely use Joe Lamb again! Thanks so much.

We rented Beach Spray at Nags Head. The best part...

We rented Beach Spray at Nags Head. The best part of the place was the private pool and the space the house had in it, but it was very worn. And worn would not be bad if it was clean. We were not able to check in till 5pm and had to leave by 9am for extra covid cleaning. House was not clean...needed vacuuming, carpets were dirty, empty beer bottles found under mattresses in one room, womens underwear were hanging on back of bathroom door. They were going to send house keeping out but we had removed and cleaned ourselves. No compensation was offered since we had kids and did not want cleaners back in to redo what they should have done to begin with. Very frustrating when you pay the money it costs to rent in the summer months.

They have the entire process perfected from meeting with an agent initially and learning how to navigate the website to the process of deciding on a property, signing the rental contract, checking in and checking out. We will always use Joe Lamb, Jr. & Associates when planning a vacation on the OBX.

We have rented from Joe Lamb in the past and the houses were great. This year the house was absolutely awful. Cox Cottage #028 was dirty, well filthy actually, with peeling and chipping paint. The showers were molded and the walls were spotted and stained. The half bath didn't even have a light fixture and wires were hanging from the wall. Smoke alarm on upper level had no battery and when it was inspected, it didn't even work. Vents were covered with dust and the front door was filthy, as was the siding. Most appliances were old and in terrible shape. Kitchen was ill-equipped and pans were so dirty and burnt that they had to be lined with foil in order to use them. We wasted a beach day in the house with the electrician, cleaning crew, repair men, and exterminator to visit house and do repairs. While these folks were sent immediately to the house when we complained at the Office, the house was in such bad repair and so dirty, that it would have taken days to actually clean it. We endured the week, but were not happy. We were told that it was really the owner's problem, but our check went to the realtor NOT the owner, and they should have known this property was in such bad shape. Asked for some compensation and this was immediately stone-walled. NEVER AGAIN!!!!!

When it came to the booking and reservations, Joe Lamb Jr. & Associates were so easy to deal with. I mean it was seamless.

The issues we had were with the cleaning. One of our folks found some underwear left behind. Another found the part under the rim of the toilet was black and nasty. The lady who came to clean it later was very polite but you can tell she was not pleased with the work left for her.

The pool man came by and put in chemicals, but never cleaned the pool. There was a lot of sand on day one. TBH I never called about it.

The good:
The location cannot be beat. I love this area. You are so close to everything. I was kind of concerned about being next to the public beach, but it was great and there were no issues. The parking was plentiful for us with two minivans, a large SUV, two cars, and a smaller SUV. If people visit, there is room to park behind others, but overflow can park at the beach access.

The beds were comfortable. Hot water was plentiful. Loved having two stoves, microwaves, and dishwashers in the kitchen. It made cooking for our group a lot easier.

There are two walk in showers which was helpful for our elderly guests. The house is not wheelchair accessible, but the accessibility was great for those who were not as easily mobile as others.

The not so good:
The house needs some updating. The pool is falling apart. The ice machine and the water/ice dispenser on the refrigerator did not work well. The toilets are slow to flush. Some of the sinks are slow to drain. We had to call for maintenance on one because it was backed up. The downstairs toilet is loose.

The room with the twin beds had a musty smell. The beds are squeaky.

Suggestions:
More cereal bowls would be good along with dish towels. Or let people know to bring their own dish towels.

Linens need to be updated. There were holes in some of the comforters.

I know this is a greater expense, but a walkway to the beach would be great. I think not having one prevented some of our folks from going down to enjoy the beach. However, it is obvious when you look at the rental pictures that there is no walkway, so no one should be surprised by that.

I want to start by saying that, unlike some other reviews we've read, our experience with this AGENCY was great. We have been coming to the Outer Banks yearly, sometimes more often, since the early 1990's, but this is our first experience with Joe Lamb. We rented Marvin Gardens in south Nags Head for a family Thanksgiving weekend. When we arrived three of the four amenities for which we chose this house were unavailable. The pool table was operational. The gas logs and hot tub were not, and there was a huge dune blocking access to the beach.

We were disappointed, to say the least. I have had hip replacement surgery and one of our party had a knee surgery earlier in November. We needed an easy passage to the beach, and the home's photos showing a beautiful walkway influenced our decision to rent it.

I'm very pleased to say that the gas logs and hot tub were fixed on Sunday, which was great. The dune, of course, is not fixable, but the photos and website need to reflect that there is NO BEACH ACCESS if you are handicapped. The owner of this property very much needs to build a new walkway over the dune as many of the neighboring houses have done. The dune itself is being degraded by people clambering over it, and the photographs showing the beach access are misleading in the worst way. The dune has been there so long, there are established stands of sea grass on top of it.

Since it was November, we were not as inconvenienced as we might have been, but had this been a summer rental . . . Change the photos or fix the walkway, please.

Have been renting with Joe Lamb for 4 years now. We always have a great vacation and have never had a problem with any of the staff. I even was a couple days late on the down payment once and the woman gave me until the end of the day to pay it instead of taking the rental away from me. I love the house we continue to rent and would never consider renting from anyone else.

Just returned from a week at Nags Head; stayed in #352 Sandpiper. Found the house to be clean and comfortable. All the televisions worked perfectly! The staff at Joe Lamb Jr. realtors were efficient from the time I signed the contract to the easy key drop off. The only issue we had was that the trash was not picked up the entire week. The containers were very full.
All in all, it was a great week.
