I moved last year to one there unit it's was so dirty and roaches everywhere the hallways smell really bad they don't clean and they don't fixed anything I called and emailed them and they don't respond back there full of crap see don't rent from this people they scumbag and scammer's everyone in there office are full of BS they have additude I had to go in there office because they where not answering any of my calls or email I have pictures and videos of all the dirty agarbage they have

The worst place i ever rented..They don't give a Dam!! You have to call them 100times and they still don't come..Hate i Signed a 1year lease..Can't wait to Get the Hell out!!

Tim is extremely unprofessional hung up me yelled at me when all I want is a pass for my family to visit. Said he couldn t do anything when there are tenets with 4 plus cars with passes even some that don t even live in King Arthur. Wants me instead to chase the maintenance guy everytime for a visitors pass leaving a $50 deposit each time and he always wanted me to show proof of my car accident that my car was totaled. What is that. !? That s who you treat customers ?! Don t rent here

I really don t like how long it takes for issues to be addressed with this company. Just like you want your rent on time, I would like for the problems that I m experiencing to be handled in a timely fashion. There are other issues with their units like rodents that get over looked as well. I love my unit but can longer live in it anymore due to the other tenants. They re always leaving the doors open which is a safety concern.

Moved in about a month ago to roaches that I was not informed of. I have to fight for parking at my own apartment because no one ever enforces the parking chart, oh wait we don't even have one. When you call you get an answering machine and never a call back. It's auful. I'm currently in the process of filing a law suite one month in....

Worst Rental Company in the world! They re not good at maintenance at all! They ll let your apartment flood and build up mold and still won t do anything

I had nothing but troubles with this company. When we moved in they never mentioned about parking stickers and parking rules. My car was towed couple times from the parking lot. I never saw our landlord and it is impossible to reach the office directly you can only leave a message for them and hope that they will call back(I leave here almost 3 years,nobody ever called me back). The neighborhood is unsave,shooting and murders all the time. The prices are cheaper than average,but you are paying for what you're getting. STAY AWAY!!!!

I worked with Robert for two weeks looking for apartments. He reminded me often about putting down the non refundable move in fee to hold the unit.(Thank GOD I did not) After deciding to rent a unit I went to the Oak Park office where I was told the unit price I was given was wrong. Robert is new and gave you the wrong rent price. I was very disgusted to say the least. Here I am with a cashiers check ready to move in. No apology just a do you want it or not? I was super inconvenienced. Janko does bad business.

This is one of the worse rental agencies I have ever worked with. Some of their places may be nice looking and cheap but beware. The cheaper the unit is, the less they plan to help you, the nicer it looks, the more problems that are covered up in the units. Their unprofessional-ism is always in question with many of their renters. I recommend to whomever plans on renting to talk to the actual tenants on the properties. They have so much more horror stories to tell. I don't understand how their operation is still functioning, just beware.

Ha! You all should take a look at their reviews on yelp. Plus, I added a review of my own. They don't even deserve a star. How pathetic and unbelievable. If I were a member of that company, I would be so embarrassed. It's a shame how they treat their tenants. No one (in their right mind) wants to pay rent for rodents, and roaches residing with them. No one wants mice and roaches as roommates, lol. Not unless the individual is not a clean person, and doesn't care. Ridiculous... It's obvious they don't care (Janko), smh. The rent is way too high to live with mice infestations. And the property management is terrible! They do not respond to maintenance requests in a timely manner AT ALL! The place where I stay has people with dogs that keep the building smelling like dog feces as well. I am so disappointed in myself for not reading the reviews and investing where I live before I rented from this place.

Do not rent from Janko Properties!! In the winter they have the heat (which they don't turn on till the end of November) on timers so it goes off in the middle of the night even when it was -30 out. Our apartment was so cold we were wearing layers inside. We called repeatedly, almost every day telling them it was freezing and that we have a young child. They ignored out calls while probally sitting in their well heated homes. It wasn't until we threatened to not pay rent that they stopped turning off the heat at night.

Everything with them is a battle, they took a month to fix our door that wouldn't lock. We went three months without a working oven. They do nothing about the rat and mouse infestations that seems to be a problem in multiple buildings! Getting ahold of them is impossible. When you call you get an answering service operator with a horrible attitude. They are heartless slumlords who rent out rat and mouse infested apartments to unsuspecting families. They are heartless evil slumlords.

THIS IS BY FAR THE WORST COMPANY EVER!!!!!!!! In the apartment building I was living in when i first moved in Janko didnt own them it was owned by a company called Peak Properties and they were terrific they always returned my calls right away and most of the time came to fix something the day i requested. I was only with them for about 6 months when Janko bought our building. thats when my hell started. I continuously asked for 5 months to sign a lease with them and I never did. I shouldve took that as a sign but I didnt. I wanted to sign a lease because i didnt want to just be randomly kicked out of my apartment but I'll tell you that later. When I first moved in my rent was only $500 for a one bedroom in Cicero!!!! It was a deal of the century. BUt as soon as Janko took over they immediatley went on on the rent to $575. Which wasnt bad so i was ok with it. 2 months later they sent us another notice that it woould be going up to $625. at that point i started looking for somewhere else to stay. They then sent us a notice about parking (They gave us a sticker for our car window as well) in the back of the building. I ignored it because it didnt concern me because i never parked in the back of the building. They very next day I walked outside to find my car gone. It had been towed!! I went to the rental agency and told them to call the tow company and have them release it to me because i did nothing wrong and wasnt parked in the back of the building. they then told me that they dont know why i was towed and theres nothing they could do. I told them that the rent would not be in full because i had to pay $300 to get my car back. About 2 months later I found another apartment so I was moving the day I was done moving the SHERIFF came and served me evictions papers for the month i didnt pay in full. I went to court and their lawyer said as long as i moved out they would go forth with the eviction. I explained to her i was already moved out and gave her the keys to the apartment. They threw the case out and i washed my hands of them. THEY ARE LIARS SLUM LORDS AND THE WORST OF THE WORST NEVER RENT FROM THEM EVER!!!!

Worst proper management company ever. Do not do business with these people. They will tell you that the apartment is available just to get you to apply then tell you that the apartment is off the market. Again do NOT do business with these people.

Do not waste your time they have you apply for a credit check and don t respond you have to chase them down to get a response... it s a clear yes you have the apartment or no you do not meet the qualifications every time you reach out to them the agent who is responsible for the background checks is never available how is that possible when she s one of the key source to helping the realtor get tenants Very unprofessional

The worst property management company out here they dont take proper care of their property i have squirrels living in my walls and they are eating their way inside and they still haven't fixed what needs to be fixed they dont do preventative Maintenance just the worst ever

They are horrible you can never speak to some one direct it's always a 24 hour answering service who don't know nothing. They never come out to fix things in a timing matter.... DON'T EVER RENT FROM THEM TRUST ME YOU WILL REGRET IT

DO NOT RENT FROM JANKO PROPERTY, I MOVED IN 4/1 AND I STILL HAVE TWO BROKEN WINDOWS THAT HAVE NOT BEEN FIXED, THEY SAID I DO NOT HAVE CENTRAL HEATING AND AIR BUT I DO NOT HAVE A RADIATOR EITHER( that was fine) UNTIL I FOUND OUT THAT I DO NOT HAVE A LINE TO EVEN PUT IN A WINDOW UNIT FOR THEM TO THINK THAT THIS ENTIRE BUILDING COULD SURVIVE THE SUMMER MONTHS WITH NO CENTRAL AIR I MEAN AT LEAST A WINDOW UNIT IS TERRIBLE ESPECIALLY IF THE AMOUNT OF RENT THEU CHARGE THEY DO NOT RESPOND EITHER NEVER RENT FROM THEM

DO NOT RENT FROM JANKY PROPERTIES!! Janko actually bought out my original management company. Things have been downhill since. Me and my kids were locked out of our apartment for over 24 hours. I called maintenance and left numerous messages with no reply within the first 24 hours. When I finally got a reply there was a total lack of urgency and compassion. They simply did not care about my situation.

They are by far the worst rental properties we have ever rented from. We basically been here only about 2 months and ever since its been nothing but hell trying to get maintenance to come out to take care of issues at our place that we are already going through. Things that should of already been taken cared of before moving in. Upon that the tenants in the building are very loud and one tenant pounds on doors and ask for money and making living very uncomfortable. All I have to say is do your homework and we regret that we didn't before hand but a lesson well learned. We called inspectors and we taken note on everything already, including pics. For the amount of rent we pay, this is quite absurd.

I've never in my life have experienced business in such the way that Janko does business. Just plain janky! They're just another property management company that is getting rich off of the less fortunate. "Slum lords" is an under statement! All I gotta say IS REPORT THEIR ASSESSMENT TO THE CITY!!!

U can't never get Janko properties to be there when u need to talk to management.Ive been trying to reach someone to let the gas people in the basement, to make sure imI paying gas for my unit.Because the people told me l don't leave in my unit anymore.Hows that love been here for almost a year.Something got mess up with the trnant just moved in under me.Nobody showed up to open the basement.All they care about is their rent.This the second time.Im calling somebody to see about this!!!

I've only been in their property for 1 month and already want to move. Very unprofessional, does not make proper repairs.

The worst of worst! Take heed from all the comments because they are true! I too had to clean my apartment upon move in (never sign the lease at the office until you see they've cleaned it before you move in)...didn't have a mailbox or bell system.

I was without a working stove for an entire month because they never replaced it, I had to purchase another myself and I took it out my rent! They had the nerve to tell me I couldn't do that, but I know my tenant rights!

So unorganized too! I've been a suffering tenant for the past 5 months, not once have I received a rent receipt!

Take our advice and not put yourself through the agony. I wish I was warned!

I so regret signing a lease with this management company. They NEVER return phone calls, I've only been there for 3 weeks and I am totally regretting my move. I love the apartment although for what they are charging suck because there is NO storage and they got over on me towards the down payment. They have yet to complete my repairs from the list that I provided them and now I am at the point of just walking away and letting the court decide. NEVER rent anything from them. They want your money but will provide "Suck" service!!!

Avoid at all costs! My husband and I lived in one of their Northlake units for a year, 2014-2015. The apartment itself was subpar, at best, with shoddy construction. Dealing with Janko was an absolute nightmare; they are a horrible company to rent from and it is evident that they are nothing more than slumlords. Save yourself the headache, aggravation, and your money--do NOT rent from Janko.

Oh i had problem after problem with this company. First my place was so cold in the winter my gas bill was a 1000 dollars. I had to small children and i kept telling them we was freezing in that apartment. We all had to sleep in the same room with a heater. They did nothing. When they did come they patched up a few spots which did nothing. One day I m laying in my bed and a mice was crawling up my curtains. I broke my lease with them threatening to take them to court. Because with children under the age of 8 living in that type of place will result them into paying me back. The landlord was very rude and nasty with me but i didn t give two fly *****. I just wanted out of that apartment.

I feel sorry for anyone who rent from these so called property managers. All they care about is money. My apt. flooded six times with sewer and human feces and the did absolutely nothing about it. I couldn't get a hold of no one and had to *67 Tim just to get him to answer and still did nothing about it, he just want to know when I was gonna have their rent. I had to fight with the flooding all day from morning til night. It was horrible!! They put the 'S' in SLUM and should be called Janky Management. My advise, (DO NOT RENT FROM A GUY NAME TIM!!!!!!!!)

If I could give them no stars I would I lived at 87 & Escanaba they are horrible management they only answered the phone around the first when they knew the rent was due . The property came with rats ... I told them about it They did nuffin to get rid of them My tub was clogged and backed up that's right my tub I had to go to my cousin to shower and give kids a bath until they took there sweet time to fix it then water heater stop working they nv call me back After 2weeks I finally I had to get an outside contractor to fix it ... they were supposed to take it off my rent never happen
I had a broken window for two months before I could finally get them to fix it (I mind it was in kids room and it was winter ) then there was a gas leak in whole building they would've never known if I didn't call the gas company ( I called the gas company because I was moving)
Everyone moved off the property and I can on for days bout them now they're trying to basically give it away with no move-in fee no security deposit no 1st month rent just signed moving papers ....if you do be ready for slum lords never rent from them

Please do not rent from these liars. Moved into an apartment in Berwyn. 24th and Clarence the woman who showed the apartment Jenny the low life trash that she is said it was quiet with no problems. Come to find out they rent to section 8. I know in this day and age we are all hard up for cash. However I don't feel bad for people who choose to live off the government and not work. Long story short had to hear the welfare mother above me get her butt kicked every day and night. Then came the gang of teens who took over the laundry room wrote gang graffiti and smoked marijuana on a daily basis. Who by the way do not even live on the property. Me being a woman with a one year old I chose not to contact police because they seen what apartment I came out of daily. Sorry just don't need those problems. Couldn't use my bathroom for five days. Finally was given the phone number to R.J the property manager. He told me to buy a cheap plunger and he will take it off rent. Management let themselves in thinking I was not there not even a knock just walked right in. They placed mouse traps secretly then when I found them with mice on it. I tried explaining to R.J that this is dangerous to have a one year old and have mice. He politely hung up on me I called back and he said I'm very busy thank you and hung up again. Moral or the story stay away they will never answer ur calls u have to place a work order which I think just goes ignored. They are the epitome of slum lords. I have all the pictures I need if they decide to take me to court because I am breaking the lease.

I'd give them less than one star if it'd let me. I've been in one of their properties for only two weeks and have been cleaning since I arrived. the place was left FILTHY. I've never had bugs before and there are bugs in my kitchen and I'm covered in bites. they gave me the wrong keys to both the laundry room and the mailbox, so my clothes got locked in the washer and my mail is trapped. they are horrible at getting back to their customers, and I plan on telling everyone that will listen not to rent from this company.

PLEASE people take the reviews serious before signing any lease with Janko properties!!! I don't live in their properties but my mother does and they are HORRIBLE! I have to call them at least 3 times before they return my calls. My mom's apartment was really dirty when we first moved her in. I helped her clean it and there was mice droppings inside the kitchen cabinets. Even worse she's allergic to cat hair and there was alot of it in the bedroom closet. It took my mom hours to clean it up since there's carpet in her bedroom closet. I had to stalk the people at the office so they could give my mom her mailbox key which took almost 2 weeks after she moved in. I called my Internet provider to move service and they needed to know where the phone box was and NOBODY in the office knew where it was at. I had to go looking for it everywhere. Not to mention their laundry, boiler and storage rooms are VERY VERY scary even my Internet provider representative that came to connect my service said so himself. Lastly, my mom's garden apartment has been VERY HOT for the past 3 days. My mom is always the one who complains about being cold but not this time. She even had to open her windows and for her to do that, it means it's REALLY hot. Ok, that's not that bad but when the heater pipelines on her ceiling start dripping water and she has to move her furniture from her bedroom and living room AND to top it off it smells like sewer for 3 days and NOBODY at Janko properties returns your calls. That's BULLCRAP!!!! I was at my mom's apartment for less than an hour and I got a headache Bc of the sewer smell. I had to tell my mom to come and sleep at my house because I'm sure that smell isn't healthy. I've called 3 times and no response. I am going to the office in a few hours since they can't return any calls. Please stay far away from this property company. I've taken pictures and videos of everything because I have a feeling we will need it.

Property Management has it's challenges but there has been a significant improvements at Janko. They have a great crew that cares for it''s tenants.

I'm a social worker and I have to work with this company often, they are horrible I know of a whole building that was without heat for almost a week in the dead of winter. Called the department of public health on them everyday until it was fixed.

Horrible been there for 6 months management you can barely get in contact with maintenance man pops up calls private they never finished the apt to begin with lock my back gate so I can't Take out trash heat was not working still don't pipes busted 2 weeks ago dirty apt everything is falling apart no call back no dates or set time chip paint and dirt in the tub that cause the tub to stop up A guy named Rick was trying to sell fire sticks to my baby sitter, he stated that he calls private because his tired of people calling for repairs , They enter your home with out permission , now im being sued but there doing me a big favor cause they are Janky and very unprofessional I guess they want me out so they can finish the apartment lol DON'T NOT I REPEAT DO NOT RENT FROM THESE PEOPLE THEY ARE JANKY FYI ALL THE PEOPLE WHO GAVE IT 5 * or the comment that was suppose to been so good about there properties was a work friend or family member you noticed how it's only 3 or 4 the most smdh

I had the bad experience ever. I won't recommend to anyone. The owner is really inresponsable. The owner all he cares about is collecting rent and nothing else. The place I rented from them is infested of rats and roaches.

Terrible. I live in one of thier properties you cannot get a hold of anyone no landlord no maintenance nothing they give you a number to call maintenance but it's people from out of state that pass the message to maintenance and they won't get it for days. My apartment walls crumbling whole building infested with mice homeless people come and break in our hallway urinating on the floors leave food on the floors do drugs and drinking in the hallway very loud fighting at 3 in the mornings called cops and the "maintenance " number multiple times nobody does anything. Very terrible place to live in oh and they constantly shooting and killing people right in the corner. Never again ever

Janko Properties has no respect and shows very little care in tenant problems. I've never had a mechanical issue that was resolved with fewer than 4 phone calls just to get someone to come out and look at the problem. In fact, I was just hung up on by a woman who had an atrocious attitude. In the future I will not be renting from any of their properties as it is a complete headache dealing with management.

I rented from them 3 years ago, and now I m pregnant with me and my family trying to get a place in Indiana, and all of a sudden I have an eviction out of nowhere. I shouldn t have an eviction, never was aware, never went to court, never received any paperwork whatsoever. Me and the property manager have been calling non stop just to get proof I don t have a balance and NOTHING. No call back, anything. If I get denied for this apartment because of their poor communication skills I m suing. I ve lived in places after them and an eviction was never brung up. I just want to move before my daughter arrives and they can t pick up the phone to answer a question that ll take 30 seconds or less so I can get approved for my place. They were TERRIBLE then and their TERRIBLE now.
