Your new apartment manager at Villa Nova, Britney, is terrible. We are good tenants. We pay our rent on time and have always gotten along with the maint and Staff. Now, they dont return phone calls, they harass the residents, and when you call for maint NOTHING HAPPENS unless you call the emergency line after hours bc the office staff just doesnt care. We had an awesome manager, Kelly, that we all had respect for. She was tough but fair. The office was in working order. Flaherty and Collins randomly fires her and puts this stupid bimbo in here.. Guess what? You already cant fill your apartment complex up and now, ourselves and multiple other neighbors we talk to on a regular basis have plans to leave asap. Thankfully we can leave as early as next month. We arent going to tolerate this kind of harassment. Britney needs to go!

Dakota Ridge charges $10 for a key to gain access to use the "free" amenities

Well I've officially been without my air conditioning for 2 weeks because none of the maintenance team is HVAC certified so my apartment has been 80+ degrees this place is a joke and management doesn't seem to care at all just sitting there collecting a paycheck

The women above us made a noise complaint against us two days after we made a complaint about her dog that she didn t even tell the apartment she had.Abby the manager knocked on our door threaten to evict us, when we never made any noise other than slamming a door that never latvhes. Never asked us our side of the story and gave us a lease violation and then asks us to sign a new lease! And let s not forget our toilet didn t work for 8 days because the pipes froze and they were unable to fix the problem because the apartments have no insulation in the walls! So they cut a hole in the wall so we had to use a blow dryer everyday to get our toilet to work! And if you deny that I still have the texts to prove it. Not only that but how embarrassing is it to knock on our door and say that when my significant other works from home and her boss on video chat hears the entire conversation she had with Abby and even comments that it was out of place and rude of her to even say that. Your website says your award winning? Can I ask for what? Because as I read all the reviews for your company and settlers run I don t see anything award winning at all other than probably making money at our expense and treating us like garbage.

My mother has multiple Sclerosis and lives in The mount Vernon,IN river front property. They had two great managers, they are gone. They now have possibly the worst manager in there. She takes two spots in front of the building because she doesn't want tenants parking there because it blinds her in the office. She goes into my mothers apartment when she is not home, I told my mother to start duct taping the entrances, and if they are broke on closets... well we know who did it. She doesn't give 24 hour notices and is harassing and conducting improper management behavior to all tenants.

I have a friend who hired me to come take pictures at her unit about the mold the apartments has failed to come take care of. This is my second time coming to the Amber Woods apartments to get pictures to submit for a lawsuit. The apartments are definitely NOT keeping up with work orders. This is a newly remodeled unit supposedly but the furnace area is constantly leaking and the floor was full of water that leaks from the furnace. There was mold EVERYWHERE. This resident has also contacted the Board of Health before in the past. I wouldnt recommend anyone to move here. There is so much more wrong with the unit besides this. Everyone in the leasing the office doesn't seem concerned so the next steps have to be taken...

I love the apartment so beautiful quiet the pool is great. Full exercise equipment. Spacious living its awesome all around. 1 draw back is barking dog all day every day.

I just so appreciate the folks at Flaherty and Collins. They are a wonderful Team to work with.

I HAVE HAD NOTHING BUT BAD EXPERIENCES SINCE I MOVED INTO LAURENZ PLACE. FIRST I GAVE THEM OVER A GRAND TO MOVE IN LAST YEAR AND THEY GAVE MY APARTMENT TO ONE OF THEIR WORKEDS EVEN AFTER I SIGNED THE PAPER WORK. THEN ONCE I MOVED IN THE AC/MAINTENANCE MEN HAD BASICALLY ROBBED ME AND THAT WAS ONLY MY FIRST DAY IN I WENT TO THE OFFICE TO REPORT WHAT HAPPENED AND THEY DID NOTHING ABOUT THEIR WORKERS STEALING MY MONEY. THAT LET ME FURTHER KNOW THAT I COULDN'T COUNT ON THEM ABOUT ANYTHING. ON TOP OF THAT THE BUILDING I LIVE IN LOOKS LIKE I STAY IN THE PROJECTS THERE IS SPRAY PAINT ON THE WALLS AND BURNT GREASE STAINS IN THE CARPET, AS MUCH MONEY I PAY HERE THIS HALLWAY SHOULDN'T LOOK THE WAY IT DOES AND I'VE SAID SOMETHING PLENTY OF TIMES. ONE OF MY MAIN PROBLEMS ARE WHY DOES MOSTLY ALL OF THE EMPLOYEES OF THIS PLACE LIVE ON THE PREMISES, NO WONDER WHY THEY DON'T DO THEIR JOBS OR TAKE IT SERIOUSLY. AND ABOUT THIS NO SMOKING TOLERANCE THIS APARTMENT COMPLEX HAS ALREADY LOST SOME OF THEIR DEDICATED RESIDENTS OVER THIS RULE, WHICH MAKES NO SENSE WHEN 95% OF THE WORLD SMOKES. BUT I'M JUST WONDERING WHAT WILL HAPPEN BECAUSE SO FAR THIS PLACE IS VERY UNPROFESSIONAL AND I CAN'T WAIT TO MOVE.

I live in PepperTree Villas in Fairborn Ohio, the community is run by people who do not care about the apartments or the people who live here. It s trashy, trash everywhere, windows don t seal we have to plastic them in the winter, backs of the building siding is torn off and looking terrible! Do not move into one of these properties they are cheaply made and they don t care about how they look or how they are kept! We have been here for awhile and the old management was much better and would never let this place look this bad!

I ve lived in one the apartment complex for over 6 years. Rent keeps going up and up but nothing gets updated. Cheap carpet that the seems come undone and fall apart. During this time with the virus I missed work and wasn t able to pay rent. I applied for rental assistance and the property wouldn t except it. Instead of letting me get help they send letters that they will work with me on a fair payment plan. If I was out of work and finally got to go back, wouldn t that tell you I don t have extra money right now. Fair payment plan? I already pay over $1000 a month. Billion dollar company and won t let me use the rental assistance so they get their money and I can get caught up. Just fed up with this place.

This company took over out of nowhere about 4 months ago. No notice until rent was due and we couldn't pay it online. In the past 4 months we have had 5 notices of entry... I'm confused about why you need to be in our apartment that often? It getting really close to being an invasion of privacy in my opinion. We are moving out in May. It had never been great here but after 4 years this company has made it to where we don't want to live here anymore. Their manager was rude and disrespectful and the constant need to enter our residence makes it almost feel like we moved back in with our parents. STAY FAR AWAY!

They have an office In Fort Wayne, IN for Renaissance homes and it is the worse. I had a tree from one of their property fall on my property and damage my car. Maintence did come out the next day to remove it. However, I have tried for the last 2 weeks to speak with the property manager at the office in regards to the damages she never answers, she's never in the office and now the mailbox of full so you can't even leave anymore messages. Such horrible services.

If I could give them no stars I would. The office staff is rude and condescending. They took over from another property management company. First thing they did was stick the residents with the back bills of the previous company.

This is an absolutely amazing place to work! Everyone is so nice and helpful and the community is just so positive! Just being with employees at Flaherty & Collins, you can tell that their culture is family friendly. Flaherty and Collins is so amazing when it comes to noticing everyone and letting employees in every department and property know that they are special and important to this company! They are very driven on being a team and wanting to accomplish all of their goals!

I worked for this company as a Property Manager and was fired after not even a year. If you like getting yelled at on a daily morning basis and told how incompetent you are then this is the job for you. Since I was fired they have fired 2 more. It's all about the reports! Trying to lease-up the building, answer endless phone calls, do the marketing, give tours, do the billing, appease the residents, etc....too much work for one person. I was brought in at lease up which is very difficult in the first place. I was doing 5 peoples work yet being paid pathetic wages. Yet I was expected to do more! My truck was damaged on site during construction yet the company refused to fix the damages. But, the real kicker was when I broke my nose at the corporate office and I had to have reconstructive surgery as well. Was told by my regional to "just get over it" ...apparently she's never had to deal with a broken nose and the extreme pain one goes through. Not long after the "breaking of the nose" ordeal I am fired? Hmmmm.???
Oh and don't upset the application process department or they will make it damn near impossible to get any one approved. What should be approved in a few days turns into months. Then you have to calm the prospects down when they are just trying to find a place to live.
I am beyond relieved not working for this company where drinking beers on Friday is the most important thing on their minds.
They do have a few good people that work for them and I miss seeing them but working for fake snobby corporate is not for me. I have been gainfully employed with a small town business as their Office/Tenant Manager since a week after being fired with Flaherty & Collins and I cringe when I have flashbacks at the way I was treated.

Amazing customer service and beautiful properties. Not 5 star review because of their decision to sign a utilities contract with Nationwide Energy Partners, a company with 1 star customer reviews across the board. Having residents pay twice the price of utilities when compared to nearby complexes was a bad decision. Expected some due diligence before locking in an awful utility provider.

Bad management group period. I reached out to them about their mismanagement and illegal dealings of the M Club management in Castleton and have not been able to get a response. Must be too busy or not care

The lack of leadership, education, and training not only by the property manager and assistant property manager but also by the regional, namely A****A.

They are all entwined in a VERY clicky group. If you do not fit into their group, forget about anything else. Not only do they LIE for each other they will LIE against you.

Upper management and lower management smokes weed together ON PROPERTY while DRIVING a vehicle. Very unsafe for residents.

Employees in this click engage with residents in inappropriate behaviors. So much in fact, that one upper management employee had to be switched out with another at a different property. They hire their personal family members and let them get away with anything and everything.

The regional will push for her employees to win awards... not because they deserve them but because it makes her look good. Lame.

Stay away from the Fort Wayne area properties.

I live in new construction in Fort Wayne. Bonterra Apartments. We moved in January 4, 2019 and noticed the master bedroom closet was wet. After months of not being able to fully utilize the property, the leak is fixed. But, the apartment is still incomplete. Needs new carpet. Now, I m expected to pay full rent after a concession of 500 even tho the apartment still isn t in full working order. This is really poor business.

I've been working here for about 2 months now and I love coming into work everyday and the company is a good company to work for. All the residents are nice and take care of there apartments.

I had the pleasure of working with Tammy King. She gave me the best presentation ever from getting my information to showing the apartment. She was very knowledgeable of the community and its amenities! She was sweet and just answered and addressed every concern I had. You guys have a star working for you!!! Anyone looking for an apartment at the Riverwood location ask for Tammy King!

These people only care about money, not the people giving them the money.

They try to make it as loud and noisy as early in the mornings as possible to run out their LOYAL tentants. Pretty sure thats illegal..... but anyways,
(Example: 8 am they have mowers outside of my windowS every friday KNOWING 4.5 MILLION PEOPLE ARE LAID OFF RIGHT NOW AND ARE HOME. Their own office people dont even get here until 9. We have people LEAF BLOWING OUTSIDE OF OUR FRONT DOORS AT 9 AM. Do they care that half of us arent working right now and are sleeping then? No. Sure dont).

They are going to start rennovations sometime next year or the end of this year and up the prices here to match the rest of the area (big mistake). And havent told anyone any of this yet. I only know because of the people I am associated with.

Ive also noticed they make IMPORTANT CHANGES WITHOUT TELLING THE PEOPLE WHOS LIVES IT ALTERS!!!
(Example: they took over and did not tell anyone they could not pay their rent automatically and theyd have to write a check instead. My 70+ year old neighbor thought she paid but never did because they never told her!!!!)

A guy who works for them, Derrick (tall light skin with veneer looking teeth) has the WORST attitude problem. He doesnt know diddly squat either. And if you ask him a legitimate question, his answer is "WELL IM CORPORATE".
Pretty sure the correct and ethical way to handle a situation that you know nothing about would be, "im sorry. I do not have an answer for that but i will figure it out and get back to you."
Instead of constantly repeating himself "iTs In ThE cOnTrAcT". Not someone you want representing the new company here.

As the major stakeholder adjacent to their site I have found them to be honorable and honest partners and look forward to working with them to finally get Cleveland Heights back on a level competitive playing field with all of our neighboring inner ring suburbs

I currently live in the Dakota Ridge complex and everything seems fine except for the fact that the exercise room has had a broken Elliptical machine for the past 8 months. I have been requesting it be repaired since the day it broke and since that is the only machine I can use for my workouts. I have knee issues and cannot use any other machine due to the impact. I have been given several different reasons for the extended period for getting the machine repaired and was told 3 weeks ago that a new machine will be installed. The old machine is still in the exercise room and still no new machine. Can you please tell me when a new machine will be installed?

I have had several issues with my apartment complex and staff working on site. Wendy from Flaherty & Collins was able to step in and take care of me and my family. They provided resolutions and an expected timeline of when those resolutions would be completed by. Unfortunately Flaherty & Collins no longer manages my property which is incredibly unfortunate however my family and I have decided that when our lease is up we are going to apply to one of their properties again. I really liked that they didn't just "Hear" my complaints. They "Listened" and they "Sympathized". They weren't just this cold corporate company they actually had heart in their words.

Our property is terrible since Flaherty & Collins took over. Complains are never taken care of, property is dirty and our rent went up $100 the past year. Can't wait to move!

This is the most unprofessional company I have ever worked for. The first 2 month's I was employed by this company a copy of my Social Security Card and Drivers License were left placed on top of a stack of papers next to the shredder for anyone to view. Completely unacceptable. Upper management is very clique and disciplines their employees in front of the whole staff. Not only as a former employee, but also a current resident of a Flaherty & Collins property please stay far away!

I live in the Hoffman Hotel in South Bend, iN. This property is owned by Flaherty and Collins. The property manager there, Tami Chin, is awful. Whenever I have come to her with s maintenance issue, she has blown me off or told me it s my fault. This was the last straw though- I was alone in my apartment, door locked, and was using the restroom. While busy, someone let themselves in and dropped off a package. I am very disturbed by that! Tami also would not change my locks after I got robbed last year. She waited until I returned from vacation across the country to do it, thereby allowing the robbers to return and take more. I love my apartment but Tami has to go!

Excellent knowledge of affordable and market rate projects.

Our apartment wasn't even finished when they moved us in. Constant smells of sewer gas coming into our rooms, nothing got fixed as we requested. The building had a 2 floor leak after it rained. No security on site to protect residence and no certified maintenance crew to fix anything. I complained about the loud noise, smoking in the other apts and the 1 manager said, "that's apts for you." It was a Senior living residence. Was so happy to have moved out, never again.

I live at Woods Edge and have had basically no AC all summer. They have had maintenance come about 7 times and it has never done anything. Today it is 87 in our apartment. I recommend no one moves here unless they get people who can actually fix things in here. It's ridiculous to have the same temperature as outside when we pay to have the apartment and all the amenities yet we can even bare to stay in the apartment.

I have left messages for corporate to call me but yet no one has. The issues I am having are so serious and no one seems to give a dam. When I received 2 letters and ask about them the office lady laughed and giggled! This is a joke to them. Unbelievable!

They cashed my July rent check on November 28th. I now have $0 in my bank account and rent due again in 2 days. When I went into the office they told me it was my fault for not noticing. Thanks Flaherty and Collins!

Flaherty and Collins are working with my city to build an atrocious project. During public meetings they have been condescending and stubborn about acknowledging citizen concerns. They are out of touch with the character of the neighborhood and plan a cookie cutter variation of all their other buildings. They have gradually cheapened the building materials. They are extorting government money. They are master marketers and a poor excuse for a developer

Axis apartments in downtown Indianapolis are excellent! The staff is very accomodating, responsive and helpful, amenities are wonderful with a beautiful pool, dog wash room, several grills and outdoor patio spaces, and the location is convenient to the canal as well as restaurants and shops on Mass Ave. Highly recommend Flaherty & Collins properties!

I have been at settlers run apartment 2016 my bathroom is nothing but mold they chang the toilet seal but that's not working I have had two floors put in as of today April 12 it's still bad I don't unstand why they can't fix it right on so over this

I was interviewing for a leasing position there with Jaime. I was excited for the opportunity. Our interview went well. She had said the property managers would call me that week for a second interview at the 360 property.

I know I was slightly overqualified because of my past experiences/careers. However I was looking for something different at this point.

I tried falling up with Jaime the next week. I asked her to please call me and let me know either way. I never heard from her again. It's not that they didn't hire me.

However if your going to call yourself a professional and represent a big company. Aleast follow up with the applicant. Don't tell me that everything went well. Then tell me I'm going to get a phone call from the property managers. Then ignore my phone call and text.

It says a lot about that business or certain people who represent that business. Everything happens for reason though.

This company does not care about the residents. I really regret signing my lease!!! The customer service is very poor, property manager is very rude and not concerned... Horrible Horrible Horrible!!! I will not be recommending or referring anyone to rent from here!!!

Put things on my rental that was absolutely wrong 4yrs after I moved out and when they were now under new management. Horrible people then now respond when you call the corporate office

I moved on the property located at St. Elizabeth East in Washington,DC - worst mistake of my life!! The Management is poor, the property floods constantly, they got plumbing issues, problems with rodents and insects.. there s no real security.. My apartment was entered several times without my permission and the manager Ms. Gaye didn t even act concerned.. This isn t a good place to live if your single. I wouldn t suggest this property to anyone.. Try William C Smith.. they re very professional and care about they re residents

This property company simply does not care about tenants. All the bad reviews are hurting them already, but this still does not raise an alarm for them. One common voice is how incompetent and unresponsive the staff are. As far as I am aware of, they hire the min number of staff members at a property. For a apartment complex that have 300+ units, 2 people in the leasing office plus 1 maintenance staff is clearly not a viable solution, do your math please.

This is one of worst property rental companies out there. Their buildings look nice because they invest a lot in making the common areas look good, but the management is very poor, rude and unprofessional.

People don t leave jobs, they leave toxic work cultures. I learned that is Flaherty and Collins culture 1st hand.

Very poor customer service from this property management group. They refuse to accept responsibility for the poor performance of their local property managers and do not respond to resident complaints.

The Flats in fishers, only gave the property manager 1 star for no stars wasn't an option. Rude, doesn't know much about the property at all . Couldn't answer any questions with any certainty?. Africa needs training in customer service.

Where do I start!? First moving in to The Residence it was awesome! The whole staff & maintenance was amazing. I got a dog in 2016 of June & Staff again allowed my dog walker up every day, anytime of day, however, this all changed in 2017! For some reason, the dog walker had to start getting permission from the office staff to come to my apartment, which made it difficult for them & me, if staff not there, my dog not walked. NOT Pet-Friendly all of a sudden. I asked staff about this & response was we don't have to allow a dog walker, well, you have this whole time I have had the dog, but suddenly now the dog walker not allowed. I decide to give 60 day notice! Again, they want to charge me two months worth of rent & 60 day notice...whatever, but now they will NOT (period) allow the dog walker. I threw a fit, they had me put in writing the dog walker allowed! Again, none of this in 2016 or the first five months of 2017, again why the change!? The icing on the cake, I contact staff for my move out & the use of the freight elevator & get reply, we only can let you use the elevator between these hours...really! The view from my apartment amazing, maintenance amazing, but everything else SUCKS! No heart, no compassion, way to expensive for what you get. Location is awesome, but the apartments on River Road are amazing too & you don't have to share your pool with a hotel!

They own the building my apartment is in. I've lived here 2 years and we've had 5 different managers. The building hasn't had a manager for over three weeks. When I called the home office I didn't get any help.

We currently rent apartments at Axis in Indianapolis and cannot say enough great things about the team you have running the property! Devin is amazing and communicative about any changes, issues, or events that come up!
