As a long time board member, of YRSCC 1144, I continue to be satisfied, with the Property management team, namely Olta and Sal. They have shown a genuine interest in the well being of the property and residents and have shown professionalism when navigating through challenging situations. As their knowledge of the property grows, so has their ability to guide board of directors through our tasks and responsibilities. Also, Ada Clarke who is Executive Regional Director, has been valuable in the transition and training of this new management team.

This company should be called WORST Service Residential. I live at the Waterclub Condominium (8 York st/208 Queens quay). I live here for 6 years.

Zero customer service or privacy in the building

- Untrained, incompetent, unprofessional and racist front desk security guards. Very rude, loud-mouthed and abusive to our family and to other residents. They always gossip, harass and bad mouthing residents and guests. Making it hell for us to live in the building where there is no privacy.
- The front desk security received two parcels for me and they never notified me. When the sender notified me, I checked with the front desk security, and the security guards don t know anything about them and no record of them each time.
- Always, when asking for my mail or parcel, they take long time to locate any item as they are unorganized and as they are busy gossiping and joking about residents.
- Security guards smoke right by the back entrance of the building, which is very disgusting.
- No safety. Allowing people to go upstairs while they shouldn t be allowed. Many times, Random people knocking our door.
- Many times, I saw the front desk security unattended as they go smoke or go to the convenience store etc

All these incidents are done by senior security guards as they set an example of unprofessionalism to the new security guards. YOU CAN DO WHATEVER YOU WANT, THERE ARE NO MANAGEMENT.

This behavior usually happens While the building manager is not available in the evening or weekends. When the security guards are unsupervised, they become really wild.

We notified the property management multiple time, and the security guards keeps having the same unprofessional behavior.

Those security guards get their kicks by harassing and intimidating residents and think that their little uniforms (which I paid for) shields them from liability.

We pay for them to make our lives hell.

We will be voting to kick this company out. They are a waste of money and space. DO NOT VOTE TO LET THESE PEOPLE MANAGE YOUR BUILDING!!!

This company has the most unprofessional managemen...

This company has the most unprofessional management in Mississauga, who lack general knowledge of their regulations and cannot provide simple answers to residents. I have had to go through 6 different people to find the information I needed. I have had to pay extra fees. This corporation is only good enough to take your money and do not provide the services they are supposed to. The common areas of the neighbourhood is not even taken care of for the fees we pay as "common element fees".!!!! all they want is to get your money somehow
I dont want to go more details because I know it won't make any difference for this company but all I can say for those who is dealing or will deal with this company just be careful this is not the right one .

Would give zero stars if I could. Absolutely terrible service. Zero care for hospitality, allowed third party into rented guest sweet for maintenance and is now trying to charge us for a lost maintenance key. Office hours literally vary based on their moods and they could not care less about it. Sad excuse for a service .

I would like you to know how very much I appreciate Johnny Kim as an Assistant Property Manager. I am an original owner at 75 The Donway W and as you well know we've had a former experience with First Service, this being our second time around. Johnny has made all the difference in the world. He continually communicates on a need-to-know basis critical information that makes living here so much easier when issues arise. He immediately responds to requests for assistance. His focus on customer service is exceptional and as you can tell from my note I'm absolutely delighted to have him working with us. Thank you Johnny for all that you do for us.

We have contacted property managers and regional managers who have claimed "The issue is being taken care of" which isn't true! Nobody likes to return calls, emails or anything for that matter. THIS IS A HEALTH ISSUE! WE SHOULD NOT BE ABLE TO SMELL ANYTHING FROM OUR NEIGHBOURS...WE SMELL FOOD! SMOKE! AND GAS FROM HIS GARAGE!! MY WIFE IS PREGNANT AND THIS IS UNACCEPTABLE!

I've worked with First Service Residential as long as they have been our property managers. They are first rate. When we have a problem the full-time property manager looks after quickly and efficiently the property manager cannot fix it or it concerns the manager the Area Manager gets action. Their value-added services have been extremely helpful, including the energy audits. During this difficult time dealing with Covid issues their guidance to the board has been invaluable. A first-rate organization. Highly recommend them. I am the President of our condo board.

Had problems with water leakage in the suite and the management office did not respond for full 5 business days since the submission of the incident report. Had to activate the urgent phone line to get the investigation process started. The company should not make this claim that this is a "leading company" for property management. This is misleading and false advertisement.

At Bloom Park Towns, the disposal units in the Garbage Room are loose from the wall and I injured my hand as it slammed onto.my hand when I opened it. Also they do not properly care for my walkway which is prone to icing over in the winter, and becomes slippery and dangerous.

Poor service and poor communication from rep. He came to our board meeting and made promises and failed right away when I contacted him. I had to follow up each time to get a response, and then when I was promised to have my suite viewed, he failed to show up or communicate that he wasn't going to arrive..

I want to give a 5 star review to Mehdi Dashti as this man went ABOVE and BEYOND to help me with a cut that I had on my finger. He put the bandage on, gave me instructions on home remedies and even recommended which hospital to go to. I was absolutely shocked at how much of a good human being this guy was! Wow. The world needs more Mehdis!!!

Possibly the worst condo management I have ever had. They do not inform you if there will be people entering your condo. There is zero communication with this company and the residents. There is essentially no use in even having condo management if you're going to hire them.

Worst company ever!!. The A.c has not been working for almost 3 weeks now and they clearly dont care and not doing anything about it for the residents at 215 queen street east .Elena schneider the regional manager is not even answering back my calls or e-mail. This company is a real joke. There is animals and elder people living in this building ,this company clearly dont even care about them..also this is one of the hottest summer of 2016 with tempurature reaching 35 degree.

As for condominium property management...this company is the worst. They single handedly ruined the Absolute towers community in Mississauaga after taking it over from a previous company (who did a fantastic job). Their onsite staff are a bunch of incompetent procrastinators. They are the worst customer services and solution providers I've had the displeasure of enduring. Wash their hands clean of everything and coerce the owners into paying ridiculous fees. Glad these clowns are leaving. Pack your bags, leave and don't ever come back! If you've just purchased a condominium, then your first task of your board as well as yourself (owner) is to begin the the process of ostracizing them. Don't ever living in a condominium managed by this #pathetic company. They will bring you property valve down! #Garbage

I've had the great pleasure of working with the FS...

I've had the great pleasure of working with the FS Residential team under Jeff Webb (Maiser O., Saad M., Alka C.) and we've had much success in implementing safe and successful measures in our building.

I'd like to thank our Property Management team, as we endured a tough challenge of navigating through the COVID-19 global pandemic.

Kudos to Saad and Alka for their leadership, recommendations and work efforts throughout the year, but particularly the past 6 months, where they have encountered many new challenges, never presented before, such as the opening of our rooftop terrace, a strong recommendation of physical distances in our common element amenities and a smooth successful implementation with no major issues encountered. To say it was easy would be a complete understatement, but I think the Board Members would join me in commending them on a job well done and we are looking forward to much greater things happening in our community to come.

I also recognize Saad and Alka's mentors: Redi, Aji and Daniel who have offered their incredible support and guidance over the past years and months.

FirstService's supporting Head Office team, including Suneel in Environmental Risk & Sustainability, Security Audits and Front Desk Operations support have been incredibly helpful. Even though Accounts Receivable isn't the best news for us owners, Archana has been great and prompt.

I am looking forward to much continued partnerships in our FirstService communities in my condo community, across the city and the province.

I worked for them for 3 years, terrible company , - vacation pay is paid out every pay....and so i couldn't even get decent vacation - especially their area managers who mistreat employees and nobody want to work on improvements ...at end of 3rd year , i was getting just 50 cent over minimum wage ....

My family lives in a condo that is managed by FirstService Residential. From 2008 until September 2018, our property manager at Tuscany Gates was Raj Bhogal. Raj was very attentive to our needs, questions, concerns and demands and made himself available, quite literally, at all hours of any day (including weekends). Raj is professional, experienced and very knowledgeable. We found him to be transparent and honest and did his very best to work with us to address whatever matter.

She continually goes above and beyond to provide; punctual, detailed and expertice assistance to our community. As a first time board we have really leaned on Sylvia to guide us through some very unique situations we have faced. I would highly recommend both FirstService and Sylvia if you are looking for a sound property management company.

I would just like to take the time to thank Sean Taylor and Brett from 155Redpath for taking care of our building so well during the COVID-19 pandemic. They have put the best interests of the residents forward when dealing with deliveries and guests. They were both very friendly, helpful, and attentive when I first moved earlier this year answering all of my questions at all times of the day. I have regularly seen both of them still working hard late after hours until 10 at night they are both great.

INCOMPETENT COMPANY! on 11 Bogert avenue: 3 times (wed, fri, sat) in a week fire alarms? we have a great improvement from our once a week record here on fire alarm! Make it a daily thing for a new breaking record will you? if you cant take care of this thing please do residents a favor QUIT MANAGING this building. No power last thursday, break in issue, elevators/doors problem, smoke & garbage odour and the list continue.

Even City Of Toronto complained about them. Said the property management company was notified weeks ago about water shut off...residents were not!

Phone staff for the emergency line are definitely not as rude as the on site staff. However, they cannot do nothing except to try to reach the property manager for you, which defeats the purpose of this emergency call as the property managers are NEVER in the office.

On site staff are rude (those property officers are the WORST you can have) - impolite and inefficient.

Their staff are NOT WILLING TO SOLVE THE PROBLEM WITH YOU/ FOR YOU - they are there to deny you every rights you have as a tenant of your own property.

For people/ companies who are looking for a property management company, DO NOT GO TO FSR. DO NOT! By the way, I am from parkside village in mississauga.

This could very easily be the worst property management company ever. I am visiting my wife who resides in 55 East Liberty, because of the COVID19 situation, I am stuck in the country and can't travel home, hence I had ordered few things to help setup a workstation but the security guards at 55 East Liberty St shoutout to "Arhan" security supervisor won't accept my packages since I am not lease. I asked him how to add myself as a tenant so that I can receive packages to which he did not have a clear understanding of the process and kept returning the packages instead. Security guards are ignorant, unprofessional and non-cooperative. Instead of helping the tenants in tough times they make life more difficult

Dealing with the property management team in Mississauga Parkside Village has been very frustrating and disappointing. It has been very difficult to get hold of them, they never answered phone calls, and never called me back. We emailed back and forth for 50 times (with different people getting involved too), still hasn't had the matter resolved. You could be thinking, it must be a big issue, no it was just a fob replacement! Doesn't it take 10 minutes to do? No, it took 15 days, and I still did not receive the fob!! Their service does not justify the maintenance fees we pay.

This abusive, loud-mouthed, and lying guardsman/security guard at Absolute gateway entrance on July 30, 2015 at 8:30pm, preventing young realtor from showing the units unless said realtor wrote down her lic. plate and all the units she was inspecting, and when she pointedly asked him since when this rule, his gander went up and he demanded she leave the property, used foul language, and took the extra step of coming out of his gatehouse and stood in front of her car, further preventing her from leaving the property.When I later approached him for his company's name and number, his voice raised up refusing and he shut his window on my face. He opened it again to threaten a call to the police, I said OK, he shut the window and reinforced the lock on it again. Then he opened it up again and tells me to leave the property and she would NEVER be allowed in. I told him she is working, just like he is, and he cannot prevent a licensed agent from practicing her work, in Ontario. Then he goes on his radio and tells someone that there is a gang of abusers with her!!! So he now accuses a mild-mannered elderly man as an abuser! The reason I was there was because he practically threatened and actually abused a young working woman, and that abuse should not be permitted!

I have been working at 9500 Markham Road, UV1 for more than 4 years now...my experience with the staff and property manager is extraordinary...I never think of them as co workers... they are more like family to me especially Nishi Sudhu...she threats residents and staff like her own....she went above and beyond to take care of everyone during this most difficult time and I know she can do it all over again if she have to...The security AJ and his team are the best...I would like to take this opportunity to thank thses guys for being a part of their team...

I'm over at one of the new condos at Yonge & Eglin...

I'm over at one of the new condos at Yonge & Eglinton and so far, Henry the assistant property manager, has been extremely helpful. He has gotten back to my emails within a day, is very reassuring, doesn't make false promises and generally makes me feel like I'm taken care of for when I move in. There are a lot of different people involved in running a building like that and Henry is definitely one of the best!

Good evening,
I was looking in a way to Thank our Property Manager at "The Vineyards", Olta and me and my husband along with my parents think this is the best way of really Thanking her and her staff. I would like to say Thank You for her hard work, her patience in dealing with all our angry residents that don't understand the Condo rules and living!!! We are having a garage membrane replacement done and this lady has parked in the street and walked to work for months I swear just to give her staff parking to the elderly and people in need. Talking about going above and beyond, always there to help. Any complaints that us or our parents have had 310,330 always responsive assisted and always kept her professionalism . We had a different Manager for 7 years that we have been living here at least but there is no comparison with our current manager Olta, We had Concerns for the previous manager which I prefer not to mention in this review. I see all the reviews and its sad because I think its the Manager that matters more than the Company. We will write to the Directors and Thank them for bringing her into our community. I really hope that FirstService does recognize their good employees. I hope she never leaves, she is really liked in our community for everything that she does. Sincerely from "The Vineyards"

Highly unprofessional and unethical company. cheating clients, telling lies, poor management style, worst cleaners and worst security. Heard in my condominium about the cheap internal politics among area manager, cleaning staff and security. cleaners are seen swearing in and passing unethical comments. Complaining to manager means no result.
FirstService has no shame at all. FirstService only aims at contracts by licking the board of directors.

Its a breath of fresh air dealing with Sam and the staff at our condo. She s attentive, personable and takes the time to orient you. The staff is professional and keeps the condo clean despite being a construction zone. I am always seeing Patricia and Tino cleaning and helping. Sam makes herself available and has answered all of our queries, and we ve had many! Thank you Sam and team! We have never had caring Property managers. We just moved in and met everyone but we re glad we have them!

I m a resident, owner and on the board of TSCC 2473. I have never worked with such a dedicated property management company in First Service Residential and in particular a property manager (Maggie V) in all my years living and owning multiple condos in Toronto. I ve also been a board member at a couple other condos I lived in and nothing compares to the professionalism, care, responsiveness and overall commitment that I see in first service Residential. Maggie V is a true professional and treats our building as if she was an owner or a resident. Thanks to the FSR team and Maggie in particular for running such a tight ship. A property management company is only as good as the property manager assigned and I must say, that we have the best in the business.

The Black Lady with Red Curly hair Receptionist in the front door of 11 Bogert Ave is incredibly rude. few times contact with her. Not a single time being polite. No greeting is fine, but how she has bad attitude everytime One time in the Morning I tried to get my package, since the delivery said the package was delivered. she told me there is no package for me without even checking the lockers or drawer. WTH?? The same day but in night time I went again. The Other receptionist found the package for me from the very front of the locker. He was very polite and willing to help. Everytime I go out he says bye to us. However, I don't understand how that lady can be that rude. Everytime I meet her, she never look at me and always use questioning and rude tone. Excuse me, are you trying to treat the the resident like that all the time? You make me feel like I'm the receptionist and you are the resident. SHOW SOME RESPECT!!!!!!!!!!!!!!!!!
Ps. My roommate, my boyfriend were both treated rudely by her EVERY SINGLE TIME. Geez

I live in a condo downtown Toronto managed by Maggie and her stellar team at FirstService Residential and I cannot say enough good things about them. Rapid problem solvers who always go the extra mile for residents, owners and visitors. The place is well taken care of with every detail taken into consideration. Thanks to them, this building feels more like a community and I couldn't be happier to live here.

Two nights ago I went to get some things out of my locker and found that someone had cut my lock, replaced it, and stored their stuff there. I ve been in communication with the Property Manager, Djordje Todorovic, trying to get answers.

Now, every locker room has its own key, which is only given out by Mr. Todorovic s office after confirming ownership. His office also maintains a spreadsheet matching storage lockers with residential units.

Despite this, Mr. Todorovic is unable to explain why I wasn t contacted if a dispute over this locker arose and can't provide any information as to who is currently using my locker.
It seems extremely unlikely that another resident would be able to even gain access to the locker room, let alone have the confidence to cut someone else s lock, without contacting the Property Manager first.

More worryingly, when I asked who had approved my lock being cut, Mr. Todorovic responded that if you are confident that the noted locker belongs to you then you shall take a position [sic] of this locker. The locker is treated the same way as your unit or parking spot. Property management has no authority whatsoever on the locker access.

Mr. Todorovic has shown ZERO CONCERN for the private property of the owners in the building. In fact, while claiming to have no authority over the lockers he suggests I take possession of a disputed locker if I am confident that it belongs to me. It's likely that whoever cut my lock and took possession of my locker and belongings was told the same thing, since this is not the first time this has happened to me in this building.

You see, in 2017 Mr. Todorovic was approached about "a locker" that was occupied. Without even asking which locker, he told the person to go ahead and empty it, if they "believed" it belonged to them. My lock was cut and ALL my belongings were removed. Mr. Todorovic was extremely unhelpful in helping me track down the person who had emptied my locker, despite having their contact info on hand.
Even then, I was only able to recover my belongings because the person who removed them felt bad throwing out someone else s things and stored them in a nearby building. Had they simply listened to Mr. Todorovic, everything in my storage unit would have been thrown out and I would have had no recourse.

Once again Mr. Todorovic has claimed IGNORANCE, ZERO RESPONSIBILITY, and is TOTALLY UNWILLING TO HELP. He has refused to send an email to the residents of my building so that whoever is using my locker can contact me (directly, since he appears to want no part in this matter). His only suggestion was to put my contact info on the locker door, which is absurd since most people don t regularly go to their storage, while he has the ability to reach every owner instantly. I've received emails like this before from his office, so I know it's possible.

He was even unwilling to give me the contact info for the Board Of Directors so that I could ask them for assistance, which is completely inappropriate.

I lost confidence in the Property Manager in 2017, with my first experience having my locker taken over. Back then I added a second lock to my residential unit since Mr. Todorovic's advice was that if it s not a common element, and you believe it s yours, you should simply take it.
Why does his office have a database of owner info, and control access to the locker rooms, if they WON'T LIFT A FINGER in order to prevent property loss?

To tell unit owners that he has no authority over lockers (or parking spots, or residential units) while encouraging them to take possession of someone else s property if they are "confident it s theirs, without first checking his own detailed information, is LAZY, UNPROFESSIONAL and UNETHICAL.

I will not cut someone else s lock and take possession of their belongings without doing my utmost to contact them first. I firmly believe that should also be Mr. Todorovic s position, and am alarmed it is not.

If this has happened to me twice in less than three years I suspect it s a systemic problem that must be addressed.

There use to incessantly be problems with management at the Ivory but it seems ever since Maggie took over it has been smooth sailing. Thanks to the entire team for doing a good job.

Dealing with First Service residential has been one of the most frustrating and aggravating experiences I have ever dealt with.

We moved into a building downtown. After about 2 months we started experiencing hot water issues. Coordinating with the property manager took months and tons of emails before it was eventually resolved. I had to send pictures of water from the tap with a thermometer and contact the builder before we got any responsiveness from First service. It was insane given that anyone could have come into the unit and clearly observed that there was an issue, at any time of the day.

Fast forward to a year later, a professional burglar breaks into our locker. Arguably not really FS fault. However, doors and locks in the building have constantly been broken, sometimes stretching weeks at a time. BUT even that was not the most frustrating part. When we went down to our locker, our belongings were scattered about with our locker wide open. We informed the security guard, to which he replied "oh yeah we already know". By the time we had seen the damage, the door had been fixed and the locksmith had already left. No one had informed us.

I could not believe it! The guard was sitting at the desk, and the property manager had made no attempt to contact us, they just didn't really care. The property manager gave us some insane reason that "she'd be constantly on the phone", but what of the guard? All we would have wanted is a phone call, or a knock on the door to notify us.

ONE week later, similar incident. Our locker was broken into a SECOND time. Lock busted. This time I contacted the property manager. She said she would call me back that evening. Nope. No call back. Nothing. Later saw the security guard who informed me that our locked had NOT been broken into. That was interesting. I guess, we broke the brand new lock (since the last one was just cut off) off and rifled through our belongings.

First service residential is THE WORST property management company I have ever worked with!

The management office and the security at my building at 50 Wellesley St. E. are provided by First Service Residential, and I have to say that it just can NOT be worse. You can rarely find the property managers in their office during their working time, but on your way out the main entrance you can often see them smoking and chatting. Also when you go find them at around 11:00 AM the security will tell you that the property managers are on lunch break, and when you go again by 1:00 PM, they are still on lunch break (how comfortable). Also, when the management office is supposed to be open from 9:00AM to 5:00 PM, I was told by the security that the office is already closed when I went to the office at 4:30 PM. So basically frequent smoke breaks, super extended lunch break and early off work time.

Secondly, regarding the security guards, because they use sticky notes to notify you about your mail delivery, and it is too often for them to miss people. More seriously, they literally lets anyone into the building ( and unfortunately our building does not have a floor based fob security, one can basically press any floor when another person in the elevator uses their fob). Lastly, it s the securities manor to the mail delivery, I didn t expect them to kick the boxes around and when one of the box blocked the security s way he literally just kicked it and sweared at it. Horrible experiences. To add on, I tried calling the customer service phone number of First Service Residential, they picked up and I told them that I want to file a complaint, they literally just simply hanged up on me.

One of the main reasons I left my rental suite at 155 Redpath (Toronto) was the management company of the building which was First Service Residential it s definitely the worst I ever seen.. a one year old building looks like 15 years old.. I don t think they even deserve a 1 star.
I don t know about other building they are running, but I really feel sorry for whom ever paid a $ to invest in 155-Redpath building because of the management there.

So far I've had a horrible experience at Expo because of them. My elevator that I booked was taken away from me mid move even though it was still between my booked hours. The worst part is no one had enough respect to come and tell me this was happening. They just took it away during my booked ours and did not notify me. Very unprofessional and not a good first impression.

It's a shame, that Ive been made to leave my condo due to water damage, none of which is FS Residential's fault of course. In time, no doubt all will be fixed... I just didn't anticipate half a year or more due to confusion of the contractors and who is supposed to be doing what.

It's coming up on six months, with conflicting stories from the property manager and a regional director who's apparently missing in action. On average, it takes a while for property manager(s) to get back to you for items that are fairly important.

Going forward, I wouldn't recommend this company.

Horribly managed over at 9500 markham rd. Why are security just letting any person in when they knock on door? Not sure what kind of security that is....
Lately there have been groups of younger people just biking around lot and in garage. That isnt safe people are just trying to park their vehicles. The kids are always harassing people that go in and leave building.funny thing is security is just lounging around. What are they there for? Are condo fees in place to pay the guards to just walk around on their phones???
Please address this.

Ivory on Adelaide management is horrible. HORRIBLE! Have had 2 bikes stolen parked at the racks provided by the building. Talked to management several times over 2 years, and they promised that they were taking actions. I don't see anything has happened today, except that no one is parking there anymore (nice strategy btw). In the meantime, they won't allow us to take our bikes inside the building to park it on our balconies. I understand that it would cause inconvenience to other residents otherwise, but that's under the condition that our bikes are safe outside. Where are we supposed to put our bikes now? Hang it on our necks everyday? Not to mention that there is so much empty space that could have been used for some bike racks in the front yard, where should be less accessible for bike thieves. Somehow they just prefer it being wasted :)

Very unprofessional managers at the Valhalla Inn condominiums. Poor property management has a direct impact on community and living. Unbelievable they're able to run their business this way. There should be a petition to have FSR removed as the current service provider. There has to be a better management company to take care of the Valhalla Inn community.

Doesnt train the gaurds, expects them to be perfect......, sadete the manager has a long history of yelling at gaurds. The supervisor, Raymond is the managements puppet and loves to prove that hes superior then you. I have no words to describe it, im seriously debating if monkeys can run this place better.

2020 - My husband and I just attended our first virtual AGM after having taken part in these annual meetings personally for the past many years and we were very impressed with the format and those who ran the meeting. As a board member, I am definitely open to having all our AGM s carried out in this manner.
As a long time board member, I continue to be in awe and amazement at the professionalism of our long-standing Property Manager, Dorina Shuke and I have the greatest respect for her knowledge and patience as she continues to guide us through all the tasks that she undertakes each day. I am also greatly appreciative of the assistance and guidance that we, as board members, receive from all FirstService Residential personnel ranging from Ada Clarke, Executive Regional Director, up to and including the President who, along with all those invaluable staff members, are always willing to guide and educate us in the process. Without a doubt, I would recommend FirstService Residential as the only property management team for your condominium community.

2019 - My husband and I have lived at The Richmond in Richmond Hill since 2010 and became acquainted with the staff of Simerra Property Management - now First Service Residential - at the turn-over meeting and immediately we felt that we were going to be in good hands and that feeling has not changed over the years.
