The condo building I lived in for 4 years was managed by Maggie Viveiros from FirstService Residential. Maggie is the best! She's super responsive to e-mail, and always deals with issues very promptly and professionally. Maggie also always went out of her way to do me a favour when I needed one. I recently moved out of the building and we miss Maggie and the team! We look forward to stopping by to say hello soon.

It is the worst company ever in the GTA. I was a board of director of condominium corporation and have seen the worst management style ever. The pity is that their senior leaders like Mark Hopkins have no shame by telling lies to their clients. It is obvious that FirstService needs only contracts and will use any cheap tactics to keep the contracts. They would never improve, but only apply bandages. We showed the door to FirstService finally to save our corporation.
The company has no integrity at all. Stay away from this company....

I had a great experience working with First Service, especially with our Property Manager Tiffany Artinian. Tiffany has gone above and beyond to make myself and others feel welcome and cared for. Conversations with her are always helpful and extremely genuine. She is truly a 5 star Property Manager. Intelligent, a great communicator, persistent and reliable.

I could always trust that First Service would answer my emails quickly and notify residents of the latest news. The Minto West Side building was kept very clean from the gym to the hallways by FirstService and I feel the company is a great asset to residential buildings. I have lived at condos managed by other businesses/ property managers and there is no comparison to how wonderful Tiffany and her team has been.

This could possibly the worst property management ...

This could possibly the worst property management service in existence. We have had 6 friends in our building sell their units and move because management was so useless and bad. I would avoid renting or living in any buildings managed by first service.

Security - FS Residential does not take tenant security seriously. We live on th ground floor and there have been multiple break-ins to balconies, stolen items, a full B&E with a condo ransacked. No response from building management to help this issue. Tenants are told to take down privacy and security measures to maintain property value . 50% of all ground floor units in our building are currently for sale due to security issues and lack of action from building management.

Too bad google doesn t have a 0 or negative star review. Annoyed I had to even give one star.

It is obvious that FS residential cuts costs to boost their profit. They charge the buildings exorbitant amounts of money for management and then allocate the absolute bare minimum resources. They have the highest turnover of staff on site. Both front desk positions and building management positions - this creates utter chaos as no one knows any of the processes. (I have had to explain to 5 different staff member where things are in the building or how processes are done - not their fault, poor training from a trash company)

Update - FS Residential responds to 1 star reviews asking to send feedback in an email. Will not make any difference, just an attempt to save-face on a public forum and create the appearance of customer service. 18 months later, 3 different property managers, still dealing with the same problems in the building.

This joke of a company deserves to be on the spot light of a Saturday night life skit. The employees and management are Rude, incompetent & disrespectful. I'd call this company garbage but waste management wouldn't even want to pick up this load.

I approached them politely, I had 1 question, 1 simple, easy, Strait forward question. That even a 10yr old girl could answer and instead I get the epitome of verbal diarrhea.

This is one of the worst property management firms...

This is one of the worst property management firms in Ontario. If you are buying a property that is managed by this firm you should seriously question your decision.
The property managers they assign are incompetent! When you bring pressing issues to their attention they take days to respond if at all and offer no solutions to your problem. The only thing they are good at is making sure your condo fees are paid.
This firm is a joke and I am looking to get rid of my property just so I won t have to deal with these morons anymore!

Got charged $1000 for less than 2 hour drywall painting for a 30 sq ceiling, and telling me this is industry average. I'm assuming we are not living on the Mars? Or maybe the paint was made of gold?
Invoice didn't provide any detail on the cost breakdown, I. e. # hours of labor, material cost etc.
Great job management, inspired me to switch my career to become a construction contractor. In this way maybe I can also make $500 per hour?

I'm already suing them for negligence. Whoever has issues with this company should do the same. If you can't afford a lawyer, sue them on small claims court. Don't let them walk on you.

And hardly any of this is true! The concierge is anything but friendly or helpful. Living in a brand new building and dealing with First Service for just over two months has been an absolute nightmare. Staff are not knowledgeable at all, ignore residents AND guests (on many occasions I have had so many bags in my hands from grocery shopping and needed help opening the door but the concierge has headphones in with their head down at the desk) and responses from the property manager go unanswered.

Making it a point to join the Board of Directors and have this company switched out for another.

First impressions are always important. When the staff at the concierge desk and onsite management are friendly and helpful, it suggests confidence and capability. My experience with the property manager and her staff was always positive and helpful. I never felt like I was an inconvenience and when I would have a question, responses were prompt and concise.

I contacted Raj Bhogal as informed by Alan of Security Advisory Inc. Due to the fact, a visitor keeps recieving parking tickets when I registar them online. Raj Bhogal who is the property manager for Granrock Crescent in Mississauga is the most disrespectful so called professional I have encountered. Raj will pose a question to you, when trying to answer the question Raj will interupt you and inform you he will hang up on you. While you are trying to explain something to Raj he will say I have to go because I have work to do. I informed Raj Bhogal that addressing my issues are part of his job. Raj is extreamely obnoxious and had the audacity to say "can you get it through your thick head?" when I asked him a question pertaining to visitor parking!!! I want to know who RAJ BHOGAL'S boss is? I wish I could rate NO stars because this type of treatment is unacceptable if Raj doesn't like his job or can't handle it he should look for some other type of employment.

She is most prompt in returning calls with answers to questions asked or even advise on how to solve any issues that may arrise . Again always a pleasant and courteous person to speak with.

The worst management company in any of the buildings I have lived. Very slow response, not available when needed. It looks they do not care about the communities living on the buildings they manage. The cleaning services they use are the same quality, very poor. Don't care about the gardening. During covid, it is supposed to increase cleaning, and put sanitizers in building entrances, be strict with mask use and restrict access to strangers. Not of that applied. Never recommend this company.

Compliment to our current property manager, Sylvia Bukovscak!!

Our community "Claridge Gate" has been using FirstService Residential Ontario since it built in 2017 and we have switched with about five Property Managers managing our site. This year Spring, we have Sylvia Bukovscak managing our community and since onboard, she has made so many great differences!! Here are couple of great achievements I would like to highlight and compliment:

1. She and her team switched our waste management from private pick up to City pick up. This change will save huge amount of operating expenses for our community alternatively creates savings for all unit owners and ultimately making our property appreciates in the future!!

2. She proactively step up and deal with issues/incidents in a fast and efficient manner (e.g. violation parking and landscape issues which made our spring contractor more responsive and provided much better services than before)

3. She is organized and has been providing sound/good professional advice in managing our property.

All in all, kudos to you and your team!!
Thank you and keep up with all the good services you are providing to us!!

My family stayed there last time when they came to Canada and they were assisted by Swetha Shanmugham, I hope this is the right name she helped them to see everything up there and was so polite and professional in her work. We were so impressed by her services. She even helped us to book elevators and other services. Overall a great place to stay and chill.

Since I have moved in, they have taken the time to get to know me, they are welcoming and receptive to any questions I have while remaining professional at all times. I have lived in several condominiums in the past and I can confidently say this is the best management team I have experienced! They have really done a good job managing the building during the pandemic.

I just want to commend Stefania Kis for the excellent job she is doing running this condo management office , she is professional, kind and has so much patience with the people here that continue to not observe the condo rules .

She continues to remind people that we all live together and we need to be respectful of others, as I meet and speak to my neighbors they all have expressed good things about her

Here position is tough and she handles it extremely well !

I m the type of person that appreciates professionalism and grace under fire, to many individuals complain about the negative however along with complaints there has to be KUDOS to the good ones

If I could give it 0 stars I would. Very unprofessional company especially Ayan Abdi who didn t communicate properly. She first offers you a job then when you accept it she doesnt even bother contacting you back. She schedules interviews for positions and when you go there another interviewer will be like its no longer available . Very irresponsible, unorganized, and unprofessional. They waste your time and act unbothered about it. They dont treat their workers right or people who would be potentially hired, so how would the guards treat the residents right? As a company if they cannot communicate how will they take care of any site I wonder.

I have worked with first service for 10+ years more specifically with Madalina Giosanu s team in Oakville / GTA.

They have a great list of vendors and a fantastic team of property managers, as life changes we have cycled thru 4+ managers all of which were very capable and professional.

Currently we have Jeff Brown as our manager and myself and the board are extremely pleased with his performance.

While First Service Residential isn t The cheapest property management company around, the adage you get what you pay for strongly applies.

We definitely get full value out of FSR for what we pay for and I would highly recommend them to other condo corporations.

It took this management team more than 2 years to repair and reopen a pool shared by a condo residence. Further it has taken them nearly 2 months to get a single elevator repaired while the other working elevator is often used for moving and therefore hard to access or inaccessible. Bare minimum seems to be done in regards to the residence they are managing.

FirstService Residential has been a great partner to us and truly understands the essence of customer service. Our property manager (Nataliia Kosovskykh) is to-the-point, knowledgeable, and involves the board as needed to address any questions/concerns as it pertains to our development. I would highly recommend this organization.

The property management at 2 & 6 Sonic Condos are terrible, first off they turned off the cooling and turned on the heating right before a heat wave, it's almost as if they didn't bother to look at the weather forecast before making this switch.

Also, the elevators here are extremely unreliable and no form of notice or timeline was communicated by the property management, he can often be seen smoking and leaving work at 3pm, I see you Ram, you're lazy and incompetent.

Dear Jill, the guy who respond to all those worst reviews, you seem to be helpless with your company except responding for those bad reviews on this page. I said this because i didn't see any improvement on the reviews.
The problem is deep rooted mainly due to your incompetent employees who are not responsive to refine services to deliver at least average (forget exceptional) customer services. Your staffs at each site work hard to set thousands pocket rules and regulations which would disappoint residents all the time.
Your mission statement is to deliver exceptional service and solutions when you are actually deliver worst customers service and create a problem to residents on every site you operate.

Samit and Reza are professional, responsive, knowledgeable, receptive and efficient. Our complex is in great hands and very efficiently managed. Trying to keep the population which matches that of a small town satisfied is no easy task, the range of matters they deal with on a daily basis is daunting.

The concierge service, managed by Braden, is courteous, keeping the flow of visitors, deliveries and residents well-served while keeping the complex secure.

The superintendent,Greg, somehow rides herd on myriad building systems keeping us well-supplied with water, heat and power. He always seems calm, cool and collected while addressing the complicated maintenance and inevitable breakdowns.

Our cleaners always greet us with a smile while keeping the building clean despite the actions of some residents In discarding boxes and garbage in places they know they should not.

In summary, it takes teamwork to keep so many people happy and the First Service Team does a great job of providing that team.

Worst !!!!!
Their employee, are the most non-responsible employee I've ever seen. It is from booking elevator for 3 different movings at the same time, not setting up pre-authorize payment for condo fee after 3 months and missing document, to not fixing elevator issues. Their accountant
ARCHANA VAGHELA doesn't have a basic knowledge of condo management, not organized, not helpful on Emails and rude on the phone and unlike some replies to the reviews, JILL is not responding to any of the issues.

Property managers don t always get the best review...

Property managers don t always get the best reviews as people only contact them when there s an issue. Raj Bhogal, our property manager, has been wonderful to our community. He always responds, he is up front about things, and will try to help when he can. When I email him for questions, he has been quick to answer and has been very pleasant. First residential has even offered us deals on internet services, and most importantly, we have had minimal increases in our yearly maintenance fees. I have been very pleased.

The most unprofessional services ever! They managed our building (a new condo) and as my unit heat died (while on warranty) they just wanted to bill me. The unit was still under warranty and these people were forcing me to first agree to payment. Then after they got fired from our condo, they are now sending us (all previous residents) spam emails.

Our Corporation The Mark at 9560 Markham Road had the management contract with FirstService which was cancelled few months ago. Our board told that FirstService property manager Nishi Sidhu was supervising the property manager of our condo but she attempted to malign one board of director via email and text messages against another one.
Instead of fighting, our board was sane enough to ask for the explanation from her in a board meeting in March 2020 where she apologized. The board, following this unethical practice, canceled the management contract.
Thanks to the board for saving the corporation from FirstService like company with such property managers.

Having had 13 years of experience with First Service in several locations I can only say that this has been a great experience beyond my original expectations. I have dealt with others as well that did not come close to the responsiveness and caring attitude and dedication by their staff and management to serve the community in the best interest of the owners/occupants at all times. Their management expertise allows our board members to be an approval body based on their solid well researched recommendations both operationally as well as financially. Please keep up the good work!!!!

BEWARE! I recently purchased a condo at 400 Adelai...

BEWARE! I recently purchased a condo at 400 Adelaide st E (Ivory Condo) and this property management company has made my life a nightmare. My bedroom was damaged by a leak coming from an upstairs unit and is currently unusable as there is no floor and a sickening degree of dust due to the uncompleted work. I have a history of asthma and have already gotten sick from the cold and dust in my room.

I have followed up with management several times, yet there is no firm timeline as to when the work will be completed. The previous property manager did not respond to me, nor the regional director. I even got my lawyer involved and they ignored her too. Now they have a new property manager who is trying to pick up the missing pieces left by the previous one. Something went wrong with the last contractor's paperwork and now they hired a whole new contracting company to fix my room. Now I have to wait even longer for them to figure out what to do with the mess.

They don't even post the contact information of the Board of Directors; you have to send the property manager a letter in order to 'contact' them. It's like living in an Orwellian condo where you just have to abide by their timeline and rules. All in all, horrible experience so far after living here for almost 3 months AND having an inspection done before I bought the place.

If I have to wait an unreasonable amount of time again I will be sure to take further legal action. If anyone living at Ivory has also had a similar experience (I know there are more damaged units) please let me know! Maybe if we join together they'll actually do something about this...

We have been here since day one and when we had a major Leak issue last year Jeff was there for us every second. He's professional, knowledgeable ,good listener and gets the job done efficiently.
Jeff is a great property manager.!!!!

I'm at 9500 Markham Road, and many owners here have issues with the Property Manager.

For me personally, all inquiries sent to the property manager are ignored. This include issues I had in the past with the hot water and also an arbitrary billing that was mistakenly addressed to me.

My issues only become resolved after complaints were filed and by the intervention of the property manager's boss.

Many other residents have similar stories of impropriety and shady dealings made by the property manager. She's very unprofessional and rude when you talk to her; more training or a reassignment is needed.

Carol Wang is our property manager at our condo complex at coneflower in North York. First Service residential has provided the complex with excellent resources and responses to our problems immediately.
I have found that Carol is very knowledgeable and experienced in her role as Property manager. The unit owners have all commented in her attention to their complaints or enquires. She gets back to everyone promptly.

We've been with FSR since they first entered the Canadian market and are extremely happy with their service. Nothing is perfect and this is an exceptionally difficult business but as a condo president I can honestly say not only has our PM been excellent for the past 8 years in keeping us on track, but FSR has supported our battles with everyone from the Ontario Energy Board to Toronto Hydro and numerous vendors. They truly believe in the communities they serve and I wouldn't hesitate to recommend them. Additionally, if you read the reviews below, most are critical of what is a board or developer's responsibility not a Property Management company. It's misplaced blame.

I live on 5220 dundas street. Worst property management company in Canada possibly. Building doesn't have enough parking spaces built and this fantastic management refuses to give parking payments to its own residents to park on the visitor parking. Any owner who has more than 1 car is basically screwed. I confronted the property manager in person to ask for a solution I was was responded with "should have thought about two parking spots when you got the unit". The best part is, even when I got the unit they didn't have any parking places available FOR ME TO PURCHASE. Residents are getting fined over and over again($47) and this management has not done anything at all. To anyone reading this, run fast don't look back.

Horrible and intrusive management
*UPDATE*
This management is so horrible that they threaten my family with taking us to court if we didn't get rid of our second pet.. meanwhile Everyone on the block has 2+ dogs ... since we are the only family of colour with 2 dogs ofcourse we were targeted ! Don't move here unless you want an overpriced small unit and managers who watch YOUR EVERY MOVE

I moved into 220 Forum Drive back in 2015, and found the staff to be quite knowledgable and very helpful. Particularly the Property Manager from FS at time Raj Bhogal who knew the building inside and out. The concierge were also very mature and assisted where ever needed as well. I am confident FS will continue to put there best efforts forth.

Just recently purchased a unit managed by First Service. The concierge doesn't accept deliveries and won't even let the delivery drivers leave the package at the door or the desk. Their maintenance fees also don't cover anything.

I have received the gold star service here in Markham. Upper Village One.
The security and management treat me with white glove.
I have never felt more cared for and very safe. I am a very happy person.
Even our mayor was pleased for this First Service Residential. Keep up the great work,,Team work makes the dream work.

Possibly the worst management company I ve ever de...

Possibly the worst management company I ve ever dealt with. We pay too much to live at 5 Michael Power Place to be treated with such a lack of respect from our building management. Our building manager is never around, and when there s an emergency she s no where to be found. We ve had fire alarms going off all weekend because of faulty mechanical issues, leaving elevators down for hours and pets and seniors to fend for themselves. Disgusting. Moving out soon as we cannot put up with this unprofessional company any more. Perfect area to live but the lack lustre management company makes this place a dive. Run far and fast from them.

I ve been in SmartHouse since it was built. As a member of the board, I m happy to say that our PM and several of the concierge staff are excellent. It hasn t always been the case but since Jenna, Waqar and Shaista have been with us, the building has been well managed, safer and cleaner. They re a key reason why we continue to be happy with FSR.

Horrible company. Their property managers are very unprofessional, as is the staff in their main office. Sent many complaints without as much as courtesy email or call. Property manager will ignore emails and calls when it suits them and don't want to deal with tenants.

Moving into a new condo often presents many problems associated with the build, new operations etc. However, Sam and Maggie have been extremely helpful and welcoming. They made the moving experience very easy for us and have supported every inquiry we ve had. They are very friendly, understanding and professional and I would highly recommend that others follow suit in the high standards they ve set. This is the standard many condo management teams have been missing and I m glad Sam and Maggie are managing the team here.

Our Property Manager "Michelle K" is Brilliant!! Responsive, Professional and always willing to help. There is No "onsite" property management office in our condo and it makes no difference because the service is that good.
I have dealt with many management companies, and I have never had a manager respond to my communications so quickly; within a couple of hours or less usually. Regardless of the issue big or small it is always resolved in a timely and professional manner. Michelle runs a tight ship and I highly recommend!

This is a review for the manager of the Rain and S...

This is a review for the manager of the Rain and Senses Condo, whose name has been mentioned by another reviewer before. I am stating this because I believe there are condos out there with capable management from this company. But judging by what I've read, it is few and far between. And this one is definitely not one of them.

I have no doubt that FSR is a good employer, who are so good to their employees that they are willing to overlook their incompetence that makes them unsuitable for the job. This manager in particular, was very unresponsive to issues presented to her. When followed up, she openly stated that she "had no time to review this particular issue", because she was dealing with "more urgent matters". Her words were of arrogance and contempt. There was no professionalism and lacks basic courtesy and respect. In addition, she lacks basic understanding of the rules she was in charge of enforcing. As such, she would wrongfully harass and punish people who are following the rules. It was precisely the case with me. When being disputed, she threw Condo Act in my face and questioned my ability to follow the rules, to which I responded that my problem was not with following the rules, but with following them and still being harassed and punished. I have not heard back from her yet.

To me, the rule was straightforward, I had clear evidence to prove my innocence, when asked to provide evidence for my violation, she couldn't, and somehow that's my fault? I can't fathom this logic, maybe someone from the head office can help me, if you are still responding to reviews.

I agree with the previous review that she should no longer be allowed to manage the building, give the amount of abuse and manipulation she has done, and is capable of doing.

In short, if you wants to be treated like prisoners in your own home, and being talked down by the people who you've paid to provide service to you, then you cannot go wrong with this company. But if you want the comfort of your home and capable management, avoid them like plagues.

Perhaps the worst property manager service I have ever had the displeasure of dealing with. Now that is saying something something considering I have lived in some very poorly looked after properties in some very poor cities around the world. At least in those places they tried to resolve the issue, not ignoring my calls, messages and emails.

They have no intention of ever fixing anything in your property. You are on your own from day 1.

Sean Taylor was my point of contact at 155 Redpath. He is the smuggest, most arrogant person I have ever met. Stay away from him and stay away from these guys if you suspect they are the property managers for your perspective place.

An absolute gang of pirates. I hope you loose your contracts with all the properties you manage.

She is always professional, responsive, and dealt with business the way it should be done. Love it. We had issues with the builder and through her relentless followup and escalation, we got it solved at the end. Thanks Michelle. Looking forward to be under your care again in the new building.

Very horrible customer service and extremely rude management team. Expo city is a disaster because of them. Nothing gets fixed or replaced. Condo got flooded back in Jan and still not resolved. Back in August there was a pool leak causing damage as well. The yoga room to still not fixed. Overall just a complete joke of a company. STAY AWAYYYY!!!!
