I own a condo-office at 1 Hurontario Street in Mississauga managed by Alex Dudko. I am beyond impressed with his service, willingness to help, find solutions and do it in a timely manner. Nothing seems to faze him as he always seems to be in control. His staff are great too. It's a busy building with a lot of moving parts.

The worst company.

The worst company.

We received a package at the beginning of the month. We were never notified of it. When the person who dropped it off asked if we received a package a few days later, we contacted FirstService and asked them if they could help us locate it. They said it went missing and that they would replace the package.

WEEKS went by and we heard nothing from FirstService even though we followed up more than a dozen times (email and phone). They switched over to a new property management company and did not provide the new company with this information so the new company could help us close this case.

After contacting FirstService, they told us it's not there problem.

This is NOT the first issue we've had with FirstService. But it is one of the worst.

They sent an electrician to change a neighbors bulb, the guy stayed there for 15 minutes literally taking a light bulb out..going back again after one week to put a new one in. And they want to back-charge me a fee of 650$.
Even I called the electrician myself, he mentioned to me that it only costed him 150$ per service. And they don't want to review the invoice.
Property manager is telling me that this is the best he can and either I pay or they will keep back-charging me with interest, and that no residents like the $ and they do not pay and he faces this everyday...Didn't even think that, this is for a reason!!
Tell me how can I be safe and secure with a management like that!!

Chauvinist, ignorant, sexist company to work for. 2012 I meet with Nathan Brown GM at the time with Simera. Simera was the former company and was bought out by 1st Service, Mr. Brown was managing The Marlyn Munroe buildings Hwy 10 and Burnhamthorpe. I arranged an interview for an assistant manager position and I have over 30 years in management and building maintenance. But unfortunately I wasn t good looking enough and exact quote from Mr. Brown Sorry, but you re not good looking enough to bring in the hot Chick s to the office like the security guard I want to hire Amco, 1st Service and human right did nothing after I complained, because I guess it s because I m a white male. Oh and not good looking enough according to Mr. Nathan Brown. Who is married man and hired the security guard with no experience and no help from my condo organization AMCO and 1st didn t care at all. Guess they like sexist GM s like Nathan Brown

Absolutely terrible to deal with....unprofessional...

Absolutely terrible to deal with....unprofessional, issue do not get resolved at all. No one ever responds to messages or emails. They put the ownership on homeowners for brake in into cars in underground parking, which no one monitors and door is always open. Now the locks to our basement and garage are not working and we have been trying for 4 days to have the issue fixed and still nothing. Called multiple times, left messages, no one came to even try to resolve the issue. Garbage is always full because there isn t enough bins and they are not emptied fast enough for the amount of people who live on propery. Constant noise complaints that never get addressed or even acknowledged. Zero maintenance is done on the property, garbage everywhere, we have mice and rats running through the hallways and outside the amount of emails that everyone sends out is unbelievable and no responses at all. However maintenance fee gets collected on regular basis without a fail.

We move in last month to the rocket and have no id...

We move in last month to the rocket and have no idea what a new building is like and so many documents to fill. So stressful on top of moving. We are so happy Sam is here. She took so much time to help me with every step and every form needed. She go above and beyond just listen and remember to check with me if everything ok and help me with elevator and all my question. She also make sure everyone wears mask and areas are clean. Thank you sam and management.

This is the worst property management company I ha...

This is the worst property management company I have ever had to deal with (and I was an FSV shareholder). Our condo hit temperatures of 37C+ for two weeks in July and another week in August. They sent out companies for repairs that were no-shows, unqualified or incompetent and indicated everything will be billed back to our unit. They do not respond to concerns yet charge almost 70 cents per square foot per month for a building in Toronto that has no amenities whatsoever, no utilities are included (other than water) and the building is in need of repairs. Communication to owners is non-existent and dealing with their property managers is frustrating.

In all the years I've owned Condos (many), you are very hard pressed to find a Property Manager like Johnny! Smiling, saying Hello and generally being pleasant and accompanding in a timely manner are just some of the traits that I have personally noticed. He's professional, honest and will find a solution to any problem I've had, and quickly! Johnny is one of a kind and I hope First Service treats him the way he has at least treated me! Best of Luck Johnny as I've sold my units on The Donway! Veronica

FirstService Residential has been the managing tea...

FirstService Residential has been the managing team in our condos for some time. Durning that time we have had only the utmost quality from the manager assigned to our building. Jeff has worked tirelessly to provided the residents with fast and efficient service. He has utilized his vast expertise and network of contacts to provide great value on upgrades, repair projects and day to service contracts that have allowed us to keep the buildings current and exceptionally well maintained. Under his leadership we have never incurred any special assessments, which is a testament to his attention to detail and ability to suggest solutions to potential future issues. We are very lucky to have him as our manager and by extension, FirstService Residential as our property management partner.

I live at 150 Sudbury street, and the super there is useless and unprofessional. We had two men come into our unit UNANNOUNCED to check the fire alarms. First of all my partner was sleeping, my dog was barking his head off and they had a key to just walk in. The Super said there was a notice on the elevator door? Um? That is not a fair warning. The tenant should KNOW that you are entering their home. My dog could of bit someone thinking it s an INTRUDER. The super s name was George Todorovic. He lied and said he sent an email out, both me and my partner did not receive any email about this matter, and we know he has our emails because just last week he sent out one about the water shut down.

Before there is any more issues this should be noted and resolved.

My husband and I live in a building managed by FirstService Residential. We feel fortunate that the building is managed in a very professional manner. We appreciate the talent and hard work of the concierge team, and Shaista in particular. Shaista is highly professional, dedicated and poised in all of her interactions. Shaista skillfully manages the front desk, and I always feel warmly welcomed when she greets me in the lobby.

STEFANIA KIS the Site Administrator. At 4800 hwy 7, avenue on 7.
Not only did she attend my emails with a quick and accurate response, she helped my beyond what she referred me to do.
She has helped me deal with a few issues , and every time her work and diligence has always been accurate.

I would give this review a one star if that was an option. WORST MANAGMENT COMPANY IN THE INDUSTRY!!!!! They are incompetent, unprofessional and completely useless. Our building has gone through about 8 managers. You would think after the first 5 it s a clue this company is a joke. I had hope when the board was developed but nothing has changed. FSR employees such as front desk personnel, cleaning staff and managers are the most useless individuals. They don t like to work and are so disorganized. I have not met one FSR employee with a brain. Absolutely nothing gets resolved we might as well save the corporation s money and have no manager in my building. I m actually surprised the building is still in tact after this horrendous managment. AVOID THIS MANAGEMNET COMPANY!!!!

This is how this company works:

This is how this company works:

1) It acquires new buildings directly from the builder. Which don't require extensive amount of work. Meaning lots of unused founds for them to steal.

2) Promises the builder a fair share of the contracts.

3) Works on the builder's interest when it comes to the Tarion repairs. Meaning doesn't force the builder to complete the repairs during Tarion but waits for Tarion to expire and then completes the repairs with the corporations funds and still hires the builder to perform the work.

4) Picks and choses corrupt board members in order to continue stealing from the corporation undisturbed.

5) Hires security guards as Property Managers in order to use them as tools and hold them personally responsible when their fradulente activities are discovered.

6) They hold the building hostage for the first 5 years of its life. After draining the buildings founds and as soon as the real maintenance work is required in the building they leave.

If you have this company in your building do some digging. Start with your Board Of Directors.

I am extremely disappointed with FirstService Resi...

I am extremely disappointed with FirstService Residential. I called Patricia Parrish on Friday June 5th to notify her that the garage intercom was broken, and additionally to ask if she was the person I needed to speak to for a replacement FOB, as mine was stolen.

She was polite and informed me that since we rent the unit, our landlord would need to provide written confirmation that we are the tenants. She let me know that someone would be on site to fix the garage Monday or Tuesday, and she would contact me at that time to drop off the FOB.

I had our landlord confirm our tenancy, but never heard from Patricia on Monday or Tuesday, and the intercom was still broken. In order to get into the garage, I had to wait for another resident to allow me in.

I called on Wednesday June 10th to confirm she received the landlords email. She did not answer so I left a voicemail. I never heard back, so I called her again the next day. This is when she proceeds to tell me that legally, our landlord needs to provide the cheque and pickup the FOB. Not only did her instructions completely change, she never took the time to follow up with me to tell me she was wrong about how to get the new FOB.

I have lived in other rentals before, and have gone through similar scenarios.... not only was Patricia extremely rude but she lacked remorse and never acknowledged that she gave incorrect instructions, and additionally never recognized that this might be inconvenient and unsafe for us.

It is now Monday June 15th, almost two weeks from my original conversation. Patricia has set a time to drop off the FOB to the landlord at our rental address, she is 15 minutes late, again no apology is issued.

This review is for 9 Bogert Avenue, North York. Although I don t live in the building, I ve had the problem of my packages being incorrectly delivered to that building numerous times. I ve been to that building to look for my packages and the only concierge that seems to handle this issue with care is the morning person Laksh.
He s the first concierge I ve encountered that seems to treat non-residents the same way, with respect and care.
I d like to thank him for always looking out for me and others when delivery companies make mistakes!

These guys are scam artists, they are negligible and have not been keeping up with the books. They have not paid the municipality for water metering and landscaping in months. We are starting to find out that there COULD BE fraud being done and I will be filing a complaint with the Durham regional police and the media. The moment this goes to CP24 or CityTv our issues will move faster, sad that it has to come to this since our board has been emailing them for months. THEY ARE SLOW AND HAVE NOT BEEN DOING THEIR JOB FOR MONTHS.

Update: thanks for your response Jill, but I did not mention my property address anywhere how were you able to determine that our condo Corp is up to date? We have been dealing with property manager and thus far has been neglegent in responses and handling the issue.

very poor customer care service.............

I have requested for status certificate. paid $100 plus $40 administration fee on top. after 7 days where I felt it's delayed I contacted customer service. a lady named Anna answered the phone where we found status certificate not made ready and no one knew what is its status.

she put me on hold after, then hanged up the phone and didn't follow up. I recalled 2 more times and after going again and again I was informed that It will be delivered it the last minute of their commitment period. absolutely not trustworthy.

I wish I could give this company 0 stars, I worked as security guard at 2480 prince Micheal drive. First of all, the site has the worst supervisor I have ever seen in my career. The supervisor has unreal expectations for everything and does not train guards. The next day the new guards are suppose to be alone on site and if they are not trained at all by Raymond, how are they suppose to perform? Why is management paying the new guards for training hours when they are not getting trained by Raymond? that is not how business is done!. All the guards here are learning from mistakes and not by the supervisor. He treats all the guards like a dictatorship and takes advantage of his of his position. When any guard makes a mistake on site, instead of showing the guards how it's done properly, he threatens you to complain to the management . He creates a toxic environment for everyone to work at, In the span of working here 4 months I have seen over 10 guards leave the site because of raymond.

I wouldn't hire FS Residential to manage a shed. The level of unresponsiveness and incompetence is really something that needs to be witnessed to be believed. The condo I live in has flooded multiple times and while they can't be blamed on FS, the handling of them certainly can be. It has been just over year since the last flood and they have yet to finalize repairs in our unit. The first contractor they hired caused so much damage they need to be fired and now everything is on hold while FS figures out their insurance. We finally gave up and made the repairs ourselves. The elevators break down on a revolving basis and despite the building not being two years old half of the floor numbers have fallen out and been written in with marker. In the service elevator the P5 button fell out and someone replaced it with a second P1 button...it's now been like that for 4 months. These are but a few examples. If you're looking into a condo, make sure FS residential is not your property management.

I couldn t even get my record of employment, I got the run around on the phone and when I went in I was told to wait for an hour just to be told no one is around to help me. Male mangers are sexist, racist, and rude. I will never consider to work With first service ever again because they don t put no one first but their own interest.

The FSR team is great - the property manager at 35 Wabash and has consistently been working hard to respond to and resolve issues and is very hard-working. She is often on-site in the evenings and on weekends to handle a variety of items. She is very professional and courteous and responds to our needs. Well done!

The people at field support like Rebecca Singh and Simon Binsal get annoyed when you ask for help and put on a fake personality when they ask you to do something. Working for the company is terrible. Management does not want to deal with any problems at all.

I am the owner at 128 Fairview Mall Drive (Connect Condo) where First Service Residential helped us manage the building. I can't say the company was always good in providing property management. Previously, it was very upsetting. The big change happened when they send Carol Wang to manage our condo after much complaints from multiple owners. Carol Wang, I can't thank her enough from day 1. She showed what a PROFESSIONAL manager with great work attitude is. She is the role model of million managers out there. She always exceeded our expectation by providing superb service to us i.e. prompt response to issues (immediate if she could), courteous and respectful manners, patience and always helpful. I have never met her but from our email communication in the past one year, she has impressed me, a 20-year condo owner in multiple condos that were managed by Menkes, Dell and Times Management. Please don't let her quit ! I warn you. I will hire her if she quits! Excellence is in her DNA.

Horrible management staff in the EXPO building on Highway 7! It takes them forever to call you back or they don't call you back at all. The lady manager (new - blonde hair smoker - LISA) act like she owns the building. Condescending when speaking with residents! The one before her was the middle eastern looking man was the worst manager I have ever encountered! Extremely unprofessional! One male Indian security guard kicked my family out of the pool like he owned the pool as well. He was like "You need to leave now, its pass 10 PM, go check the sign outside yourself, so you know next time!". P.S. please send these so-called managers to a "customer service workshops"!!!!
Also, why do we need to pay in advance in deposits for the billiard room/library/table tennis room? You should ask your security guard to do their patrol or inspection more often when people are there instead of them just on their cellphone doing nothing! My family was one of the first residents in this building and we never acted like savages! DO YOUR JOB! Fix the yoga room! It's been out of service for more than 6 months!

As owner of 75 The Donway West, our Property Manager Johnny Kim was very responsive to go out of his way and fix a couple issues. These issues stemmed from the original installer of the appliances, but Johnny was helpful in getting the tenant up and running again with the replacement hose, before the issue got worse.

My tenant notified me of an incident that occurred...

My tenant notified me of an incident that occurred last night in the under ground parking of 3865 Major MacKenzie Dr W. Most cars were broken into and one was stolen according to my tenant. The thieves even made off with some remotes for the garage door. This is very concerning for the safety of the residents in the building. The police cannot track the vandals/thieves because there are no cameras on-site.

I wrote an email a while back questioning the extremely high maintenance fees ($750+ for lack of security, lack of amenities, bare minimum landscaping, etc.) and received a half baked response on where the funds were being spent.

As an owner, I expect much better from this property management company.

This is the worst management company I had to deal with. I had moved to my property for 6 months so far and requested to setup the buzzer they have not done yet. I sent many emails and called the property manager (Zahra), she promised me to get the buzzer set up but nothing happens. Now, she does not reply my emails and I cannot reach out to her by the Customer Call. Worst company ever!

Like many reviews, if you have the ability to choose a condo that is not run by Firstservice Residential or are on the board, please do look for other companies. Sadly they are quite unprofessional, from my experience on the board, with how the company itself is structured there is very little oversight from senior staff members. They do not care or are too busy to care, which may lead to very poor levels of management. Our condo sadly has had many outstanding issues, poorly run budgets, and possibly funds which were not accounted for. To avoid issues as a tenant or as current board member I would definitely have a look else where.

This review is specific to Sam Egan & concierge at Rocket condos. I have full confidence in Sam's dedication to helping the residents as we settle in & navigate what is still a construction zone - lol. Sam's demeanor calming, warm while remaining professional. The concierge have been kind & flexible when I've had to deal with delayed furniture deliveries. I was not expecting to have a helpful management team based on correspondence with the Customer Relations Director - there's a lot of room for improvement there.
I hope that Sam, her team & residents can work together to keep the Rocket a beautiful & safe place to live.

Mio is professional, personable, super friendly and he has great memory. I met him once and he remembers my name. He has made my move in super easy and feel very comfortable in the new environment.

No one ever replies, someone has taken our private parking spot and property manager has yet to respond . Escalated various issues over a course of 6 months and no one has ever called or emailed back. Break and enters, License plate theft and broken garage never attended to or fixed. Each time we call and report a problem to head office they tell us we have escalated and have to be patient. It s been frustrating to have these people as property management, I feel like our money is being thrown into the garbage as they manage nothing!

Hoping this review can get some attention from upper management as your staff is doing nothing to assist.

I really cannot imagine a less attentive property ...

I really cannot imagine a less attentive property management company. Our door buzzer has been out for 4 months in the last year and our property manager is impossible to get a hold of and only responds when escalated to by his manager. Trying to get this looked into via the customer service line is comically byzantine. Once you call in you need to select 5 different options after listening to at least two nearly identical menus you reach someone. It feels designed to keep you from getting help. Even the responses to comments here are boiler plate. It's a service industry and their service is uncommonly bad

UPDATE I followed the instructions on my review response and emailed. I have still heard nothing and revised my review down to a single star. If I could give less I would.

Our condo in core downtown Toronto is managed by Jenna Lawson from FirstService residential.
She does an AMAZING job in our building. Jenna is a professional property manager who pays attention to all details in our building and always goes beyond and above to deliver a great customer service.
She is super responsive and cares about the building like you would think she lives here too!

I would like to also recognize Shaista (Front Desk Security also from FirstService residential). Shaista is super reliable, diligent and respectful. We are lucky to have both Jenna and Shaista here in Smarthouse condo!!

The Property Manager at 9560 Markham Road (initials P. S.) has the worse social and communication skills.
My story begins in October when my husband and I moved in with our dog to this dog friendly condominium. We noticed that the building didn't have a waste bin in place on the outside of the building for all of the residents convenience and on November 2018 we requested the PM to place a garbage bin outside. The PM at that moment gave us some nonsense excuse but we decide to trust her. This PM got removed from this location (and words here among the concierge staff were that she was not doing a good job) and a new one took over. My husband and I went down to the office and spoke our concerns which wasn't only about the waste bin but the cleaner attitude towards us (harassing, following us to our floor etc) to the new and current PM. She went on and on giving us the same excuses we heard before. The next day the cleaner approached my husband and yelled at him: "do not complain about me again". I mean, how did he know we complaint about him?
Anyways, a interim PM sent all residents an email saying that dog poop bag have to go in the garbage room. One morning, I went inside the garbage room and left my dog poop bag over the Green bin (up to this point I was being nice and always lifting the bin lid and placing the bag inside) and the cleaner came out to harass me because I wasn't allowed in the room. After speaking with the PM she agreed to leave a small bin for me inside the garbage room so I can dispose the poop bag and not having to bring the bag with me up in the elevator and throwing on my floor garbage chute.
One day this room door was locked. The next day was locked again. And again and again. My husband questioned the PM why was that happening and she told him that we could ask the security to open the door for us. She came up to my unit and I recorded her saying that. 3 days after that, the security denied access to the room and said that the PM never comunicated with them this agreement. She sent an email in the same day backtracking on her word. When we replied back questioning her the reasoning behind that, she simply can't answer.

A waste bin was finally installed outside and our realtor is the one that sent us an email with the news because the PM can't be bothered to notify the residents that pay average $500 in maintenance fee.

We escalated this situation to the Regional Director but it seems that even Mr. Mucci is on her side. Both of them can't give enough explanation as to why this PM lack profissionalism. It looks like it's a standard procedure to ignore emails sent by residents.
The PM fabricated lies about me and not even an apology was provided.
All this seems trivial matter but when the PM lack competence in doing a simple job, it is something to worry.

Not to mention that the elevator keep breaking. We have 3 elevators but it looks like only 1 work.
We also have papers taped in the elevator wall everyday. It is so ugly and unnecessary.
Also there's always a wet floor sign in the middle of the hallway. Should I remind you that it is a trip hazzard? Will FSR be accountable if anyone trip and break a leg? I don't think so.

You really lack commom knowledge.

First Residential Service provided a great service! Our building is new and full of challenges and yet, the First Residential crew performed wonderfully. Michelle, the property manager was very profesional, she responded to questions and inquiries very quickly, and really cared and advocated for the good of the building and residents. When addressing my concern with a building manager (Leroy Gillingham) I was told that he does not have 2 minutes for everyone's problem and that he dosn't have to even be talking to me. I am an owner, resident, and member of the board of directors of YRSCC 1174 for almost 10 years. At the first response level, the property manager (Dorina Shuke) is a responsible and professional person who is very dedicated to serve the condo corporation. The office of FirstService Residential provides the property manager with all the support she needs to perform her job, and in addition, the upper and senior management often communicates with the board on first instance whenever there are issues that require the board's attention. An example is that the recent Ontario Electricity Rebate, FirstService Residential informed us that through combined efforts and collective actions taken by FirstService Residential's Leadership Team, Support Centre, and some boards and community members, the province received an overwhelming response on the financial impact of the unfair removal of the Ontario Electricity Rebate (OER) subsidy. Mr. Mark Hopkins (president of FirstService Residential) informed us that Minister Greg Rickford had decided to extend the OER for all communities (including condo corporations) until April 30, 2021. Great work FirstService Residential!

2 weeks later we (my girlfriend and I) had our 2nd horrific experience. We called to confirm where we were on the parking rental waiting list. After providing our information and indicating we were in the Phase 2 Tower, Saleem indicated that he was told not to deal with people in the Phase 2 Tower. When we both tried to reason with Saleem, and explain what had happened, he kept cutting us off and refused to help us. We finally got Saleem to check the parking rental waiting list, to see if we were even on the list. We were not. Again, we tried to explain what transpired during our previous visit but Saleem once again interrupted us every time.

It was at this point that I raised my voice, and indicated that I did not want to be interrupted and belittled. I also indicated to Saleem that this was not the first time he had been rude to us / other condo owners. Saleem yelled at us, indicating that his experiences with other condo owners was none of our business. This was incredibly short sighted and disrespectful. As a human being, (never mind as a condo owners who pay for certain services under a condo fee), I deserve to be treated with respect and should not be expected to stand idly by, as other condo owners are mistreated. I also do not wish for any of my visitors/guests to be subjected to such treatment.

Our conversation continued. I indicated to Saleem that either 1 of 2 things occurred: (1) Our name was never added to the parking rental waiting list, or (2) Our name was deleted from the list when he was told not to deal with Phase 2 owners (in which case I suggested a call or email would have been appropriate to let us know). Laughing at my suggesting, Saleem indicated neither of the aforementioned had happened. In his own words, he control the list and does not delete anybody from the list. He did also indicate that another (older and untrained) co-worker of his may have taken our name. Again, belittling his co-worker.

We indicated to Saleem, when (the date) we had booked the elevator and that it was indeed him who took our name for the parking rental waiting list. He looked up our elevator reservation form, and finally agreed that it was indeed him who served us that date, but still did not believe he could have failed to put our name on the list.

Without writing what transpired throughout the rest of our call (yes it went on for much longer, with Saleem s continued interruption and disrespectful behaviour), we finally asked for his Manager s name and contact information.

Saleem provided his Manager s contact information to us, and audaciously implored us to report him.

He then wished us a nice day, and asked us to not ask any further questions so that he too, could have a nice end to his day.

I understand that Empire Communities does not manage the concierge service at the condo, but highly suggest they consider a different property management team (FirstService Residential) in the future. Prospective customers should be aware. I also explore them to address these issues and this employee, with the property management team. I will be contacting them as well.

Finally, I can truly say I am shocked and horrified. I have not moved in yet, and I already fear having to deal with Saleem. Rest assured, I will not cease to address these issues until corrective actions have been taken.

I am a previous employee .. they never answer the phone if you call to the number given above. I called their payroll department for weeks to get my T4 last year, and she didnt answer my phone and i couldnt file my tax... this year also im keep calling them ... they are not answer still!!!!!!!!!!

I don't know if all condo management companies are...

I don't know if all condo management companies are like this but it certainly seems like it. Filled with incompetent, ambivalent and lazy employees who can't even do the bare minimum. My building tried to introduce a fob system almost a year and a half ago and the system isn't even fully online yet. Instead, I find myself being locked out of my own condo and berated by the security guard occasionally when the fobs decide they need to be reprogrammed. Today was the 5th time I've dealt with this issue and I sent an email to 7 people within the building trying to get it sorted and literally no one replied back to me. I had to call twice to get any sort of response. Only ONE person is able to program fobs in the entire building and he only works during business hours - when everyone who lives in the building is out. WHY?

It doesn't seem to phase anyone that they're failing at their ONLY job which is to serve the residents of the building - I guess maybe they think the less people can enter the building, the less work they'll need to do.

Seriously, low/no response, zero problem solving skills, doing less than the bare minimum with any issues or questions brought to them. Including head office (which I've reached out to as well thinking escalating it would bring a quicker solution but it was just another dead end).

The management of Minto Westside condos are marvellous. The owners of this condo have already missed many staff that had left the building and are going to miss property manager Alex too. He is a kind, professional, organized, proactive, and talented property manger. Good for First Service Residential to have staff like him.
This condo is a new built High-rise. So many faults fire alarms, but I see how the management takes care of the owners and tenants while confronting this issue. I used to work for construction, and I know how difficult is dealing with these unpredictable construction faults.

Oh great! 9500 Markham Road..... Elevator not working again. Im guessing this one will not get fixed until new year? i mean 2 of 3 were down in late summer and we had to wait over a month.
it is November 16th today...... lets see how long this elevator is down for.

they have time to plan parties and art events but no time to manage building?

i really hope this is sorted soon.
its not like they wave fees so where is the money going?

Would like to know exactly what the property manager here does besides give people a hard time. It is amazing that they still have this job. Property managers are usually very busy however i see this one just chilling and yelling at the concierge from time to time in front of residents. Very unprofessional

Over the last year I've been serving as a board member for my common elements condo association. First Service had already been chosen as our management company before I joined the board, but it was apparent from the beginning that the relationship was good. In the time since I've been on the board I've found that working with First Service and specifically with Nataliia has been a real pleasure. I can't speak to the corporate side, but with respect to Nataliia specifically she's shown that she's very knowledgeable as well as willing and capable of explaining any questions we've ever had. Everything is done in a timely manner and I've very much enjoyed my first year as a director which is in no small part due to her. As well, when deciding how long of a contract to resign with First Service, I was strongly in favour of signing the longer deal because we all worked very well together and I wanted to ensure that was for the long term. I'm very happy to continue working with First Service and would recommend their services!

My experience with the FirstService team at the Rocket Condo in North York has been absolutely fantastic!!

Sam and Maggie have been friendly, attentive , and very helpful in getting me organized and settled in my new unit. Sam's experience and advice have been especially valuable to manage the transition to the newly finished space.

I am so pleased to have management that is experienced and professional. I expect having them on-site will be a huge benefit to the entire building.

I am shocked at what people write here... It only shows how troubled some condo dwellers actually are, how little they know about their responsibilities as an owner, and how bizarre and unreasonable their expectations are. People have no respect, and it's sad that they lash at those who manage their pride possessions. I think property managers are real troopers and I am not saying all are fantastic, as this is relevant in any industry. I reside in a higrise bldg. managed by First Service and they have been great. Keep up the good work guys!

In May they did a fire inspection that I was away for work when it happened. When I left my smoke detectors were working no problem and today (2.5 months later) I received a notice on my door that I have to pay $300 to fix one of them. I have never touched the smoke detectors in my condo so I'm not sure how they could have been broken except by whoever did the inspection. Not a chance I'm paying for it. Such a bunch of scammers.

Jill - you completely missed the point. My detector wasn't broken before the inspection. It was broken by the inspector. Also, those smoke detectors can be bought at Home Depot for a fraction of the cost. The sr. Manader was supposed to call me back again and never did. You cannot not provide a report or notes on the inspection and expect people to fork out money for something that was never broken until the inspection that happened when I was not home. And the inspection was done at the beginning of May. I was off on medical leave in June and work from home so if it was done in June I would have been home.

This review is specifically for Sam and the staff at The Rocket. We were very frustrated with the elevators and the overall situation and Covid at the beginning. Sam and Tino s warm and helpful composure has always made us feel taken care of. I appreciate the time they take to hear and answer all of my questions and how they worked with me with some delivery conflicts and elevator bookings. I have never had a property manager be so kind and warm responding to my emails right away. My old condo, you would be lucky if you received a response within two weeks. Communication has been quick and easy and we are very great full to have Sam an Tino! Thank you!

No security, no peace of mind and no service offer...

No security, no peace of mind and no service offered by FS Residential. The property manager of our unit is Zoran Dogavic and he went from being good/ responsive to completely dismissive upon the orders from my home's builder. But they are a whole another story I don't want to get into on this review. 1355 Neilson Rd has the WORST management I have ever seen or heard of. The property has ZERO security. No controlled entry at entrance of residential. No fencing. No cameras. No concierge. No security booth. No 24/hr security officer patrol/ presence. No controlled entry at the common garage and ANYONE can walk or drive right in without a key-- the garage door opens automatically and requires no key or password. It's like a regular non-commercial garage door except it opens as you walk close to it. Once you drive in, there is no where for your guests to ever park because the 7 or so visitor parking spots are ALWAYS filled by tenants that don't own the homes. That's not all, the garage has an entry checkpoint with no guard and the worst part is, that security arm has a key button but doesn't require it. I noticed several tenants waiving their foot on the sensor and it opens right up!! So ANYONE can go into the parking and that's what happens. We have homeless people sleeping down there. My jury can was stolen from my vehicle's rear. Another tenants car window was smashed completely open and his belongings stolen. There is no camera of course so that poor guy never got the people responsible for literally breaking his new car's windows. There are teen boys that come in groups of 20 or more and smoke weed and hang out with other teen girls they are known in the neighbourhood to sex traffic yet we still don't have cameras. And half of these kids carry weapons. The crime rate in this area is incredibly high with a high homicide rate along with theft and break and enters. Yet management has not done anything to secure the residence. They are waiting perhaps until someone gets robbed on our property or killed before they do anything. Some guy was illegally dumping garbage yesterday and I sent an email to the property manager who still hasn't replied. And I HELPED them with catching this person that they had been looking for, for months. When over the phone, I asked the manager why am I paying the highest in property maintenance fees (in comparison to others-- he said talk to the builder). When I asked why my windows have been filthy for nearly two years and still have not been cleaned from the outside-- he said we don't have enough budget to do that, clean it yourself. He asked me to clean windows of a 4 story high home which means to directly put myself in danger. When I asked him to check the electrical issues, leaking issues both by cold air, moisture, light, and sound noise-- he said talk to the builders. This management at FS RESIDENTIAL has done nothing. I am a 16 year Combat Infantry Soldier/ Paratrooper with the Canadian Armed Forces and a Veteran. I also work for the Federal government of Canada. I have NEVER met anyone as disrespectful and lethargic as the staff at FS Residential. If they can do that to me (someone they know is an outstanding Canadian citizen and decorated servicemen of the CAF with enough power in the Canadian system to notify the Prime Minister's office on their actions), I wonder how poorly they treat regular citizens that do not have credentials within Canada. The reviews on here give a telling tale on just how poor and disrespectful the staff at FS Residential is. It is criminal to take money and not provide a service. It is a fraud over $10,000 and falls under the Criminal Code of Canada. I do have a Police Law education background. I sincerely hope the Director or President at FS Residential reaches out to me on an urgent basis. I've had enough with the leaks and issues with my home. I've had enough with the lack of security my fellow homeowners/ neighbours at 1355 Neilson Rd have. We have ZERO peace of mind! This has to stop. 1 Star rating for the aforementioned reasons and much more.

Over the past few years (since I ve owned my condo) First Service Residential as been the property management company.

This is by far one of the most incompetent, unorganized, and unprofessional group of people that I have ever encountered.

Not only did we have repairs delayed for over a year (not exaggerating) due to their lack of attention and inability to organize projects, we also had issues with more than one of the property managers after the first manage was taken off of the protfolio.

We excalated our concerns up to the Regional Director (Toronto East) and he couldn t care less to help us. I met him in person at an annual general meeting and when I asked him a few simple questions he had no clue how to answer and literally backed away from the conversation mid-sentence.

Thankfully our condo board has removed them as our property management company !

Very disappointed with our property management. I've been having issues with our paid bike rack rental for months, and nothing is being addressed. The parking garage is crumbling and leaving debris all over my vehicle on a daily basis. Despite many e-mails to our property managers they STILL DO NOT RESPOND!!!! What are we paying for?

They took over management of Bloom Park Towns in March 2018 and have not dealt with any issues on the property. There are dead plants and dead grass all over the property, including 4 on my patio. Why are we paying maintenance fees if landscaping and maintenance is not being done??

The worst property management company I ever have seen so far. They do no cooperate and constantly lie. When they have nothing to say they just ignore you. The building I live in is very poorly maintained. It supposed to be a new just built condominium on 98 Lillian street Toronto ON, but because of FSR the building looks like a 50 years dump hole. I would really re-consider renting or buying a property if it is being maintained by FSR.

So no parking downstairs and no storage upstairs. We don't have a parking spot so I guess we can't bike. Waited for 3 years now for the promised "actions". Apparently aside from the increased management fee nothing happened.

Their property manager in Vaughan, Kelly Da Silva is extremely difficult to deal with. I've been emailing her since April 10 to resolve a small garbage issue in the parking lot. She either takes weeks to respond or ignores your emails completely. It is now July and she still hasn't responded to my emails. Unbelievably disappointed in this company as a whole. My friends and parents also live in the building and have all had terribly experiences with this management company. I honestly don't know what they're paid to do. I'm at the point where as a resident, I no longer feel comfortable approaching them with any concerns because I know I will be brushed off and disregarded.

To add to the review below, I too have had 2 horrific experiences with Saleem. I am the owner of a condo in the building, but have not moved in yet. Needless to say, I am concerned with his behaviour and attitude.

On my first visit to the condo to leave a deposit check for the elevator, Saleem not only degraded myself, but a visitor, another condo owner, and the 2 other guests with me.

It began when we first entered. We told Saleem that several days prior, we had booked the elevator in the second phase tower over the phone. For whatever reason, our booking had been made in the first tower. Realistically, an honest mistake. HOWEVER, Saleem proceeded to state that another employee must have taken our reservation. In his words, the other employee was "80 years old, had started working 2 weeks ago but only received training 2 days ago, and was useless". I don't think I need to expand on how disrespectful and unnecessary his comments were.

We continued to resolve the situation, only to be interrupted by Saleem yelling at an individual waiting in the lobby. I understand the concept of security and controlled access, however there was no need to yell at an individual who was by all means not attempting to enter the building and clearly waiting for somebody to come down. The visitor then approached the desk and stated that he was waiting for his sister. Understandably, Saleem asked for his sisters name and unit number. He provided the information but Saleem stated that it was not the name/unit number on record. The visitor was surprised and proceeded to move to the side of the desk where Saleem was, holding out his phone to show Saleem his sisters name and telephone number. Saleem yelled at him to stay behind the front of the desk and that he was not to approach him. Again I don't think I need to expand on how unjustified and belittling Saleems's actions were. HOWEVER it's important to note that a selling point of the condo was a 24/7 CONCIERGE, not a border patrol agent. If security guards are going to perform the functions of the building's concierge, they should be able to perform their work with a certain degree customer service.

With the elevator issue sorted out, we then asked if anybody had advertised any available parking spots for rent. We were informed that there was a waiting list and asked to have my name added to the list. Another condo owner approached the desk at this time. Given that we would still be a while, we had no issue with Saleem attending to her. The other condo owner asked Saleem where her storage unit was. Saleem responded that she had already been told where it was and that she was told several times during that conversation to put it Into her phone [the storage unit number]. His condescending tone continued when he told her that he did not have time to attend such issues. With great frustration and while shaking his head Saleem proceeded to look up the number in his computer, as the condo owner was not leaving [neither would I]. He then gave her the parking unit number. The condo owner was surprised that the storage unit and the parking spot had the same number. This was not the case. Again shaking his head in frustration, Saleem said no that is your parking unit number, clearly not paying attention to the situation at all. After some disrespectful comments , Saleem gave her the storage unit number. Before the condo owner could leave, Saleem told her to put it in her phone as he would not be helping her again. Please keep in mind the condo owner was not yelling or disrespectful. My guests, the condo owner and I, were all in shock throughout this entire experience.

The condo owner left. Saleem continued to be disrespectful, claiming and now laughing that he had no time for such annoying and forgetful people. He asked us if we agreed, and needing to ensure we got on the parking rental waiting list [and still in shock] we said nothing. Eventually we left with our name on the list, or so we thought. See next review for 2nd horrific experience.

The services and attitudes of the concierge at 50 ...

The services and attitudes of the concierge at 50 Wellesley St E are extremely poor, unprofessional, and intolerable. In my experience, they completely dismissed my concerns with the randomly non-functioning microwave and the bathroom exhaust fan in my suite for MONTHS. They only told me to call a repair guy from a third party and did not offer any other aid. Recently, when I went to retrieve a package, the concierge rudely informed me that the name on the shipping address (I used a preferred name) must match the system or that packages will be returned to the sender and that this was a rule. I find this absurd since this is the first time this rule is mentioned since I began living here last year. Most frustratingly, once the concierge had the audacity to tell me that I didn t know what a package was when I confronted them about a miscommunication on their end that caused a bigger incident. A nearby security nearby heard everything but decided to join in this meaningless and time-wasting argument rather than resolving it. Their attitudes are completely unacceptable and they wasted my time while I had an urgent matter to handle. Even when they recognized the miscommunication, in the end, there was no ounce of remorse for their rudeness and inadequate service. Never in my life have I ever experienced services this poor and unethical.
