I'm happy with this hotel. It could be better. The room furnishings are a bit out of date. The TVs need to be replaced with flat screens. The staff is friendly, breakfast is pretty good, and the hotel bar is not bad at all. It's a great location if you can use the underground tunnels to reach your destination as well, such as FNTS. It is rather pricey though and is usually booked.

When we arrived, they checked us into a dirty room. The shorter lady with dark hair was very nice about setting us up with a different room. The other blonde lady was incredibly mean when anyone in our party had any questions while the other lady was very nice.

Slow service, 2011 and no wifi in rooms??????? Avoid this place. 19 inch tv, where is the HDTV? I felt like I was living in 1992. Also, no fridge in the room. The money you spend to stay here can be better spent else where.

I usually don't post reviews but feel that this is important to note. I made reservations through Priceline which I love, trust, and always book through. Called the hotel to have an earlier check in than 3 pm and was rudely told that there would be an extra $25 charge for early check-in. I explained why they are the only Hilton hotel to charge an extra fee for early check-in when I have stayed at Hampton Suites, Embassy Suites, Hilton Gardens, and Hilton Downtown...all owned by Hilton and have never been charged extra for early check-in. Then the same lady manager at the front desk was rude and argumentative with me, the paying customer, and proceeded to tell me that most all other hotels charge extra for which I told her she was wrong. Then charged an extra fee to park in their parking garage and was then told the pool is closed because of Covid, which none of the other Hilton hotels have their pools closed. The customer service was very poor, maybe she is having a bad day, however not an excuse to treat a paying customer rudely, plus wasn't wearing a mask! Then get settled in the room they assigned me and there is dust literally all over everything, so I know they didn't thoroughly clean which is a bit unsettling! Needless to say this is the first and last time I stay at the Double Tree! Customer beware!!! Wouldn't recommend!!

Went to this hotel for an evening professional event. Great views of the city. We had an amazing event, and the staff was a crucial part of making it happen. This was a very elegant and professional hotel. I recommend it.

Customer service at it's best! It was simple courtesy by the staff that is lacking at many hotels. Plus, when checking in they gave us a warm cookie and more importantly rooms were clean and soft mattresses.

Very cold and smelly rooms that definitely needs lots of updating! Shower required a special trick to work after calling the front desk. The parking ramp exit required a credit card for payment, but said no credit card on the display & would not work. Everyone exiting the ramp had to call the help desk in order to get let out! And then on top of that they did make sure & charge your room for the nightly parking cost! I have stayed at a lot of hotels but this was my worst experience. Very unsatisfying and we will not be staying there again.

Beautiful facility and super friendly staff. It is located on the edge of downtown, but still in walking distance to tons of restraunts and bars. They even have a driver that will take you anywhere local for free.

Rooms are your typical Double tree layout nothing fancy and no fridge.

My biggest complaint is breakfast cost. 17$ for the breakfast buffet is a little crazy. Do yourself a favor and skip this expensive buffet and walk .25 miles to The Diner a small mom and pop breakfast joint.

The Good: Conveniently located a short drive from the airport, and has a shuttle. I only stayed one short evening here, but the place was quiet and clean. There is a nice restaurant in the lobby and has some great food. I had a sound night's sleep.

I did not have prior reservations but it seemed that was ok because there was not many cars in the ramp... so I asked the desk receptionist if they had a room and they did. (I had to ask how to get to my room... where I should park...etc the help got frustrated with me asking for instructions) The bed was comfortable but found out the next morning the water didn t turn on in the shower! I needed to get to my appointment so I went to check out and told the lady at the desk that the water didn t turn on and she said o we ve been having problems with some of our showers for the water to turn on. Really!!! So my thoughts in thinking back to my check-in and feeling like I was dirt on the desk receptionist s shoes why they put me in the room that the shower didn t work?!! They had an empty hotel- no one was around or in the parking ramp. And if the morning receptionist knew that the shower had problems wouldn t you think the night one knew it also?!! Very disappointed.

We came for an event during the day so I can't comment on the sleeping rooms. But we weren't even there for 30 min and already I was not impressed. People couldn't use the regular door, the sign said use the revolving door, so we saw several people take full luggage carts through the revolving front door with much difficulty, making it hard for my family to safely enter the hotel. We had to stand outside in the cold waiting while a guy and his cart shuffled through there. One of the other doors by the eating area had a busted handle hanging off of it. Not a little handle, I'm talking the long handle bar that goes across the whole door. It was just hanging there. How did they not notice that and fix it? It was indoors where people must surely walk by it all the time. They had a pitcher of lemony water out in the lobby, giving the impression they care, but not a single employee said hello, or asked if we needed help with anything, or even so much as made eye contact with us. Maybe it's my background in service and management talking here, but that is just creepy. I've never experienced that level of lacking service in a hotel before, or even sketchy motels for that matter. Maybe we just happened to be there on an off day, but I'm not inclined to spend money testing that theory after what I saw when I was there. The impression it left on me is they have lackluster hospitality and don't care enough to make sure the facility is in proper working order. I'm sure there are plenty better places to stay in Omaha. I can think of at least 3 off the top of my head. Places that have smiling friendly employees who look happy to have a job. Places with a working set of doors. I'm not the pickiest guest, but I expect hospitable employees and a working front door at the very least, regardless of the hotel's pricing or reputation.

The only saving grace for this hotel is the staff and food. The most important thing is the ability to sleep and that's just not possible here. The mattresses are approximately 6 inches thick and when I plopped down on it the first time, I went all the way to the box spring. It was not pleasant. I can literally, without exaggeration, pinch the mattress with one hand and make my fingers come together. That is how soft and worthless the mattresses are here. I can feel every spring. Did I walk into a Motel 6?

I tried staying there. I called in 3 times in 2 days. I just still on hold for minutes after I talk to the computer for 2 minutes. I press 0 the last time and talked to a real person. Told her my frustration. She transferred me to someone else and got their voicemail. Guess I will stay elsewhere.

Everything seemed to be great. Our room was spacious, the bed was comfy although the pillows left a lot to be desired.

We thought everything was clean until we noticed a used condom wrapper in the gap between the night stand and wall. Obviously people have sex in hotels, but it's just not pleasant to be reminded of that the morning after sleeping in the same bed. Disgusting.

We went to eat in the bar area at night and while the server was courteous, the service was extremely slow. It took us forever to get food and then even longer to get the bill. Altogether, it took us about two hours.

To top it all off, the Starbucks in the hotel was very limited in selection, so don't be fooled. Not to mention when we were ready to leave around 10 am, there was no one manning the Starbucks, so we just left.

"Pool beautification" lie, the whole hotel is undergoing renovation. Don't plan on getting any sleep. Hammer drills kicking off @ 7 am. Filthy dusty rooms. I was able to draw in the filth on the windows. Usually just one if you're lucky a second of four elevators might be working. And the management has done a great job of asking the staff to act shocked that you were not informed about the major renovation going on before your arrival.

So call to confirm the remodel is complete. Even then I can't guarantee they will be forthcoming.

This would have been a nice stay except for the extremely loud construction. I noticed on their website they said they were undergoing pool renovations so I asked before I arrived if there would be any construction. I was told no and that they were just at the prettying stages of the pool.

My first morning there I was woken up at 7:50am with loud drilling and hammering. We complained and were told it wouldn't start before noon. But also that they were surprised because they were only "prettying things."

The next two days I was woken up before 10am and on Saturday I was woken up at 8:50am by hammering.

What's most frustrating is we constantly told the front desk about this issue and they responded as if they were shocked to hear there was construction going on...BUT IT STILL CONTINUED. Even after they said they would stop it.

I had friends staying on different floors and this noise was happening throughout the hotel. It wasn't the pool. They are completely redoing rooms. It's not a place where you can sleep or get any work done during the day.

Our room we had reserved got held over by previous occupants so we got upgraded to Presidential Suite for our family of 7. They tried to make it right and make us satisfied which we appreciated.

Pros: Free shuttle within 4 miles. Close to the airport, downtown, and the zoo. Most of the staff is friendly and responsive.

Cons: Everywhere in the hotel is warm during the summer. Our room was over 80 degrees until they came and fixed it. Still requires two fans. Our non-smoking room smells like smoke. The closet doors fall out of the tracks. Bathrooms are small. The whole hotel is in need of a remodel. The pool is closed and didn't tell us at booking. Parking is expensive.

Came here for the New Years Eve party. Got the package deal, which included dinner, room, the party, two drinks and breakfast in the morning.

The good: Great dinner buffet (fresh seafood, prime rib and tons of trimmings), the room was nicely sized with a very large TV and breakfast was great with a cook there making eggs to order and there was a lot of fresh fruit. The party was great as well. There was a great band and a lot of people to celebrate with.

The bad: Barely tepid water in the shower/tub, the parking lot for the hotel was full, the only parking available was the next block over in FNB parking lot and the only hotel spots were on the roof, so it was basically outside, then the hotel charged me twice for parking, which they admitted fault, but I am still waiting to be refunded for the double-charge after three phone calls. I asked about the water and was told they would look into it and never heard from the staff again.

I understand things happen, but when attempts to resolve the situation prove useless, there is obviously something else wrong at this hotel.

It was on the more expensive end of hotels where I've stayed, but you absolutely get what you pay for. Parking is connected to the building, which is great in the winter. Not only is it within walking distance of places like Old Market and the CenturyLink Center, but there's also a complementary shuttle service to all of those places and more. The room itself was what you'd expect; everything was well put together, and there weren't any extraneous charges, like 5 dollar water bottles. All of the coffee/tea/etc. provided was complementary. Overall, it was a really nice experience, and if you plan to spend a good bit of time in downtown Omaha, it is absolutely worth considering.

This hotel has been a nightmare. They ve mischarged me three times. I stayed there two months ago and am still dealing with there billing department saying I didn t pay for my stay when I ve confirmed twice and got a refund twice only to be charged incorrectly a THIRD time. What a nightmare I run a company and I have to change my whole credit card information for everything because this hotel will not stop charging me incorrectly. BEWARNED THIS HOTEL s CUSTOMER SERVICE IS NONEXISTENT. THEY WILL TALK TO YOU LIKE YOU ARE A BOTHER. I VE STAYED AT 70+ HOTELS AND THIS IS THE WORST BASED ON EXPERIENCE.

I visited the DoubleTree for a tech conference. The ballroom was nice, though they didn't have enough seating for everyone in attendance. Though that might have been an issue with the group putting on the conference. The restaurant had a nice breakfast buffet, but seemed a bit expensive.

It is difficult to express out disappointment succinctly. After a month on the road this is the worst hotel we've encountered. Yes, we've mostly stayed in hotels catering to motorists, but for the price the lack of amenities and services is appalling.

On top of no included refrigerator, microwave; parking, breakfast, the condition of the room was disappointing. The window was so dirty it was almost opaque. Many electrical outlets did not work. The air conditioning unit was noisy. Slamming doors and loud footsteps reverberated throughout the building.

Has we not prepaid for our three day stay we would have left the first morning. We gave it one star because zero was not an option.

I have stayed here a few times over 30 years. This hotel is aging a bit. It is outfitted fairly well with beds and linens but the decor and woodwork are old and worn. Chain locks...really?

My wife and I along with her family attended a Murder Mystery dinner the other day at the hotel. We did not stay there, but I can tell you that the lobby was very nice and the ball room was clean and comfortable. The food was delicious and the actors were superb in my opinion. Trust no one at those dinners haha. But the parking garage had lots of parking although tight. The hotel seemed overall like a great place to spend an evening in Omaha.
