Camillo Properties was a below average experience....

Camillo Properties was a below average experience. Moving in was pretty easy. Moving out was kind of challenging. They are completely monetarily motivated. I understand that this is the goal of business but they have zero interaction with you even when you have a problem. They are hands off even before Covid - 19 hit. Lol. They are quick to identify problems but when you have an issue you get resistance.

EXAMPLE: I left my trash container by the road on a Tuesday and they identified that I had left the trash container on Wednesday. They send me a violation notification saying i have created an infraction and they tell me I need to send pics to prove that I have placed the container in my backyard. This is awesome to have standards like this even if they got the days messed up and the sanitation truck was delayed and placed notices that they would come on Wednesday instead of Tuesday. I think being proactive and clean is awesome. I responded immediately and sent them pics that I corrected the infraction.

HOWEVER

When the washing machine was malfunctioned I place a work order in on a Thursday. They never respond And then 2 weeks later. I tell them that I have never used the dish washer and that it is leaking water and that I competed a work order and would have appreciated some assistance. I asked them to call me but they felt more comfortable speaking to me via email. After 3 weeks have passed of playing tag via email they tell me they are gonna get me a new dish washer. I tell them that I don t need a new dish washer I just want you to send someone out here to stop the leak on the floor since I have never used the dish washer.

I understand that it s not an emergency but speak to me like I am a person and not in the rudest manner possible. It should not take 3 weeks for small problems like this and if it does then let me know so I will be up to date. I had to keep contacting them for them to finally respond.

My point they will contact you and expect results but please do not do the same with these people. Lol

They will charge you a cleaning fee even if you annotate with video and on the move in inspection sheet how dirty their place is. I will never understand for the life of me why they charge the tenants before me a cleaning fee but I moved in with dirty dirty dirty walls and paint on the floor and areas that just were not kept nicely.

All in All They don t seem to be bad people but they are not a company that I would recommend. I paid my rent on time but they really made me feel a little sad when they made me feel like a dollar sign and not a human with a family. They focus on the money although they will talk like they care about you.

1. MAKE THEM CLEAN! My recommendation when you move in make them clean the place or they will tell you to just clean the place yourself with a cleaner and they can reimburse you as long as it s not over 150$ lol They will say the same thing if you find insects and things like that in the dirty house that they are supposed to have cleaned.
2. TALK TO THE NEIGHBORS! I recommend talking to the neighbors. This company has a lot of negative reviews bc they just don t have good customer service skills after you rent from them. You are just a dollar sign. Talk to the neighbors in the neighborhood if you can. They mostly speak bad about Camillo Properties but the neighborhood of Lexington was located close to all the greatness Sugarland has to offer.
