As much as I would like to give the building and C and R 4-5 stars, my moving out experience was very disappointing . I have never been treated in such a money-hungry, draconian manner by a landlord in 16 years, 3 different states as a renter either residentially or commercially.
Some family circumstance changed and I was offered a lovely job out of state to be close again to them. I had to break my lease 3 whole months early. I offered them 6 weeks notice about this. Prior to that point I had a flawless rental record with them. No late payments. No complaints about me of any kind (of which I was aware). C and R informed me that their standard 1 months rent x 1.5 lease-break fee would apply. They also tried to cite the Fair Housing laws around here as to why they could not make an exception. I am fairly certain those laws primarily pertain to avoiding discrimination by race, gender, sexual orientation, etc. however I won t profess to being an expert.
I then had a friend who, like me, is an educated professional, steadily employed, and probably overqualified to take over my lease. He sent them an email saying he wanted to do as much. C and R then said to me that it is their policy not to allow people to take over someone s lease and that they were happy to put him in my place but it would be under a new lease. Therefore, they still get to charge me the 1150 dollar fee that is supposed to help them mitigate their loss for my breaking a fixed-term lease early. They continued to cite fair housing rules as to why they wouldn t make an exception to their policy . Regarding having someone take over my lease or subletting my apartment, my lease simply says that it is not allowed unless they agree to it with which to begin. Clearly, then, this isn t a matter of fair housing . It is a matter of their wanting to shark me out of the 1150 fee no matter what I do to mitigate the reason for the fee in the first place. Of course, they were still happy to have a spoon-fed, qualified renter referred to occupy my unit.
It is really sad to see a business treat a renter so poorly when I was clearly making good faith effort to try to mitigate their loss.
Sherissa, the apartment manager at Footprint NW is wonderful. She deserves nothing but a huge compliment for how professional, sharp and responsive she is. Also, everything about my renting experience up to moving out was great. Beautiful new building, interesting micro-studio experience, decent price given what you get and the location.
Please do not sign a fixed-term lease with these folks. Certainly do not expect them to treat you decently even if you are making good faith efforts to handle things if you have to break a lease 3 months early. Also be wary of assuming they will be fair and logical in exceptional circumstances. I have not encountered anything else about the building, the lease, or the company that causes any concern but this issue is pretty alarming.
