Would give them zero star if I can. This company is a rip off, I been a homeowner have two properties under their management for two years, first year everything was ok, second year when they gave me a new manager things started to go south, extremely LACK of COMMUNICATION never got a hold of my manager when needed, tax documents completely filed WRONG make me have to call back and forth many time just for them to get it right, waste my time and money at my accountant to deal with this, when try leave they want me to pay fee when they don t even do their job right, talk to their broker Chris Goodman they make it sound like I want to just get the tenants and leave but in this case I stayed with them for 2 years , and this how they treat their customers? All they care is Money and Money and Volume, don t really care clients what so ever, please make sure you do some research before you commit to this cash grab establishment.

Working with Chris and Brewer & Stratton has been a positive experience. Chris always responds to emails within 24 hours if not sooner. His response to rental issues is immediate. I would recommend Brewer & Stratton to anyone interested in purchasing or renting a home.

Not a good experience, extremely hard to reach any of the property managers or their main office. Fees associated with the lease are pretty high. Not very good with responses to work orders and overall never was given good service when not much is needed in the first place. Lmao

AJ has been very helpful during the stressful time of finding a new place to rent and move. He gets back to us via text, which is my preferred method of communication, and is personable. Thanks AJ!

I rented a Brewer and Stratton property for 3 years. As a tenant, I was very happy with how responsive our property manager was. In any house there is bound to be maintenance issues, especially over a 3 year time frame. Every issue we encountered was handled quickly and courteously. While it can be somewhat more expensive to rent a professionally managed property, you can expect to have some of the same advantages that you would have when renting an apartment, that is quick and professional responses to maintenance issues. The only negative that I have to comment on is the $10 monthly fee for using their online portal to pay rent. But, the good far outweighs that small complaint. I would rent from them again.

The inspector was very nice and courteous. Took note of any and all concerns I had.

New to having a professional management company take care of my rental property, but I just did not have the time or patience for tenant management. A.J. Smith from the team has done a great job of finding great renters and keeping me informed about the property. Brewer and Stratton has got me actually relaxing, not worried about tracking rent, local taxes or repair requests. I get a monthly statement and effortless income.

I hired Brewer and Stratton in January 2020. Their job was to manage my rental home because I live out of town and have a busy life. I trusted them with the responsibility of managing my investment property. I made lots of follow up calls for several months to get information about lease, deposits, late rent. The company offered a "current property market analysis" for new clients that included only one other comparable property. On July 17th, (rent is due on 1st of month) I called to find out the status of my property... New tenants were allowed to move into my property without deposits in place, without signed lease and no rent had been collected yet (by 17th of the month), nor was an eviction notice sent to the tenants. The manager was unaware of any problem with this and I had to fire her (and Brewer and Stratton) at that moment. They lied about collecting and returning deposits to my tenants who had already moved out. I had to reach out to my old tenants to return deposits before they took me to small claims court to refund their deposits.

I would avoid using this company to manage your property. Poor communication, unprofessional, and they angered my tenants and me. The Broker there nor anyone else ever attempted to help, or explain their lapse in management services.

Its a bad Property Company , when they don't check on the Renter and rent to Drug users, and when called them, they say they pay rent and we won't do anything about it. We had to call the police over 50+ on this house. The Police were attempting to take the house from them Property Management Company. Old Renter caused 30,000 dollars in Damage. All calls log with the Phoenix Police. It Seems the Property MGR Company does care about the Community, if they don't listen to the police reports on the people in the house. It all about Money to them

AJ is one of the best property Managers I have met. Very professional and very responsive, he is managing my property for last 3 years.

I loved Brewer and Stratton when we first moved in but now rent is more and more each year. Maintenance is good though. Not sure if they have a lot of broken AC units due to renters neglect but now they're sending air filters to your house and they are going to charge you 20 bucks a month for it; which is outrageously expensive. No body needs to spend 240 dollars a year on air filters. That's insane! Also they don't have a lot of properties to choose from. I wouldn't recommend this company to anyone. It seems to be going down hill.

I've worked with the team at Brewer and Stratton for years. Tracy Wilson is always respoinsive and very helpful. We look forward to many years of working together to help serve the owners and tenants together as a team.

These guys are very helpful and on top of things. I have a few homes with them and theyhave always been ahead of the game with them. They do great work and i recommend them to anyone looking for good property managers.

Very timely service and thorough treatment of a clogged line that would pool dirty water in the kitchen sink while the dishwasher ran.

I was sad when I decided I needed a bigger place and couldn't rent from them anymore. I've already had so many issues with this new company that I never had with brewer and Stratton. We have enjoyed living at this place on 3966 East graphite Road the gentleman inspector they came in today was very polite and was concerned if we had any issues or any concerns and listen to them. He took pictures inside and outside. I was very pleased with his visit.

But for the past 2 years I have worked with AJ Smith, my account manager at Brewer & Stratton and slowly come to recognize the quality of service they provide is a notch above the competition in AZ. Going on my 3rd year now I have had no hiccups or issues whatsoever with AJ or Brewer & Stratton. Monthly payments are on time, and AJ responds to all of my inquiries within a reasonable time. I bought some Phoenix area properties in 2002, and when BSPM took over the management of them I didn't quite know what to expect. But I got an end to having to guess at what was happening with my properties! AJ has been on top of things the whole time, keeping me informed and offering wise counsel as situations develop. He is reachable and reliable, which to me are qualities to be treasured.

Brewer & Stratton is the best Property Mang. Company, I ever worked with, I rented out my property through them last year, since then they have been very responsible and proactive in their approach. Though I don't have references through them earlier, I purely selected the company based on the fantastic customer feedback and reviews what they have across the social media. They truly live up to their reviews and our expectations. Their documentation through the complete process is perfect. They track all the receipts and the expenses, be it monthly rent or the work orders, they send you the statement. Their charges are very reasonable which is very well appreciated. Their employees are very friendly and cooperative, I'm fortunate enough to have the best one in the lot - Kayla Addington. She follows through my property very closely and makes sure I'm being informed about the condition of the property or any other transactions associated with it. Thanks Kayla once again for what all you do. I feel my house is really safe in your hands. Kudos....!!!!

Horrible! Cocky rude people! If you forget to pay your rent on time $150 late fee regarles of how long you've been with them!

I have been renting from BSPM for 3 years now and by far its been my best experience. I know that usually PM companies get a bad wrap for being impersonal but I can't say that for them, especially AJ. I email him and he responds within 2 hours always. All my issues have been resolved. My perception for PMs has changed that's for sure. USE THEM!

Disappointing experience. Primary skill appears to be only in writing letters, not actually DOING anything. Under their oversight the tenants destroyed landscaping. HOA communication was more informative than this so-called mgmt firm. This is NOT a professional management company.

Their website is easy to maneuver and makes it easy to make your rent payment and put in maintenance requests. If we had an issue, they didn t hesitate to get us taken care of!! Chris Goodman of Brewer and Stratton Property Management LLC has been impeccable with respect to managing my condo. I recently moved in to a condo and he was on top of things from the beginning. I had a string of bad luck with shower heads not working, garbage disposal break, dryer knob broke and microwave went into a power failure mode. Chris was very helpful in scheduling various vendors through warranty as quickly as possible and he is so easy to contact through email. I highly recommend this company.

DO NOT USE THEM. Took weeks to get replys from our representative. They charged us for preexisting damage to the house. We hired a professional cleaning service and they hired an additional service after, to keep our deposit. 11/10 Recommend you use anyone else. Invitation homes is an amazing alternative.

Ive never rented through a rental company until moving to AZ. From the beginning Brewer and Stratton and their staff have been helpful and always courteous.
This will be our 3rd year renting with them and they are still great. If there's ever an issue they are quick to remedy it and make it as simple a process for us as possible.
The staff have always been friendly and helpful. I would continue to rent from them and then hopefully use them when we are finally ready to buy as well.

We have enjoyed living in the home we rent through Brewer and Stratton! Very rarely do we have maintenance issues, but when we do, they make it easy to file a maintenance request either by contacting AJ directly or submitting a request through the tenant portal. We just recently had the home inspected by Joe who was polite and friendly. I would recommend them to anyone looking for a rental property!!

They are the best management company we have ever worked with. Anytme there is an issue with something they respond and fix the problem very promptly I was impressed.

Can't afford to have them manage my rental property. They charge $550 for replacing a toilet while the handyman found by myself only charge me $150. Also they charge me $1700 for replacing a garage door while the garage door guy found from internet only charge me $1100.

Quick processing, great follow up, fast responsive maintenance. Really good management company. Glad to recommend them to help possible tenants or owners in need of a management company.

Janna has been managing my property directly or indirectly for about 12 years...she has been doing a highly professional job.
All this without even a single face to face meeting.
The only improvement I would suggest to Janna is improvong reaponse time to email communications.

I like that I only have the one property for rent, but the tenants and I both get the advantage of being part of a larger agency. Example, when the air conditioner went out the tenants were able to call someone and have it serviced right away. I was out of town and only had to approve the service, which was a reasonable price and promptly dealt with.

My husband and I were doing a big remodel on our home, adding almost double our square footage. The team at Brewer Stratton was wonderful in helping us navigate through the process, assisting in helping us find the right contractors at the right price to get the job done. Tracy was helpful, detail oriented, quick in responding and pleasant to interact with. I cannot say enough great things. Tracy at the Brewer Stratton company was a relief to a hectic process.

I was dissatisfied with my old management company so I made the switch to Brewer and Stratton. It was not an easy moving seven rentals over to new company but Chris at B and S worked very hard to make it as painless as possible. I'm glad I made the switch.

We just completed a cross country move from Pennsylvania and any obstacle we encountered was handed quickly by AJ! He made a difficult move much less stressful! If we had a question about absolutely anything about the property he answered us right away and was always pleasant and professional!! I cannot recommend him highly enough!
