I have been a tenant for almost 3 years now and have had nothing but professional and courteous service from Brewer & Stratton. AJ Smith is always very quick to reply to any inquiries I may have. I recently had my annual home inspection and met with Joe who was a pleasure to meet. I plan on moving shortly to a larger home and I will most definitely be using Brewer and Stratton again for my property manager as I have been very pleased with their services. I highly recommend them.

We are very happy with Brewer and Stratton Property Management. AJ Smith, our manager, is always on top of things and responds promptly to my emails. He even replied my emails on his vacation. I would highly recommend AJ to anyone.

Stay away from this PM company if you are a renter. Get every promise in writing, don't take there word for anything. No communication from B&S, your manager goes on vacation too bad no one will help you till he gets back. Worse PM I've signed a lease with in 10+ years. Still waiting after 8 weeks for master bathroom and closet to be repaired.

I like that maintenance always there when needed. Eveythings good about the brewer and stratton work with you but one issuse I had in the past was communication getting hold of my property managment not so easy when needed. When I say not so easy I mean, you have to email the management to even have a conversation with any problems or questions that might take up to couple of days to respond back. Beside the communcations part they are good with their tenants. Thank you.

I have been extremely impressed with how easy Brewer and Stratton Property Management made it for me to view homes. I work crazy hours so I especially appreciated the Rently lockboxes which allowed me to view several properties at my convenience. When I called in to their office for assistance, Meredith was so sweet and helpful! I would definitely recommend Brewer and Stratton Property Management to anyone looking to rent a home!

AJ Smith of Brewer & Stratton has managed our nine Phoenix homes for almost two years. He has done so in a professional manner which is important since we are absentee owners. Our calls to him are returned promptly and he keeps us advised of any tenant applications Unlike our previous property managers (we have had four) he is interested in getting good tenants and not simply renting to anyone. I have found his judgement to be sound. My experience has been that tenants often complain about property managers but we have had no complaints about AJ. Finally, Brewer & Stratton does not add on a lot of extra charges to their bill which other property managers have done. I would definitely recommend him.

His responses, where fast, and was very professional. He made sure to give enough time for anything coming up. Overall a great experience. Great management company.

I am new to landlord business and have been working with Matt Smith for the past 8 months, he has made this very easy process and very pleasant experience. Matt did a great job advertising our property, prescreening tenants and made sure they met our requirements. He promptly responded to all of our questions. First issue our tenants had was with the lock getting stuck on one of the interior doors. We received initial invoice for $200.00 and after contacting Matt he was able to get it down to $146.62. Thank you Matt.

I have been renting from Brewer & Stratton for a little over six months and have had no complaints thus far. They leave you alone, and if there are any HOA issues they are reasonable with their response. The home inspector Joe is very nice and relatable. I would recommend them to anyone.

Brittany Wahl first introduced me to Brewer and Stratton after I had had a few less than satisfactory interactions with another company. I was resistant, but chose to trust her advice and met with Kevin Wilson anyway. He went out of his way to meet me on my time and a location that was very easy for me to get to and we had a really great lunch. We spent the whole time getting to know each other and I felt NO PRESSURE on picking houses or a mortgage rep (which was all I had felt from the other realtor I had been working with). He set me up on the portal to check out houses and discussed timelines for my husband and I to start looking (we were really ahead of the game as I was anxious, but didn't want to be paying out a lease/breaking a lease).
When the weekend came, that we wanted to look at a house Kevin had a prior engagement but hooked us up with his partner, Mary Buchli. Mary was GREAT! I'm pretty... attentive... and had already checked everything out and knew that the second house we looked at was the one, she helped us make an offer and within 30 hours of looking at the house, we were under contract and had an extended COE that didn't require us to pay both our lease and a mortgage. I cannot say enough about how awesome this team is. Mary stayed on top of my mortgage rep who I felt was confused half the time and always seemed to anticipate my needs and questions. She was more than pleasant and really cared. You'll miss out if you don't give Brewer and Stratton a try.

I lived in another state and they helped me get my house back on the rental market . They are truly the most dishonest company I know . I put about 9000 dollars into it . I literally had to replace everything they invoices me for , screen door , knobs , they put in a over head microwave in that never worked , replaced my shower heads with little 6 dollar shower heads , fixed 1/2the tile and not all of it when I even had the extra tile , dishwasher supposedly purchased a new one which was broken when I moved back within. A year . Sealed the windows with this awful uneven material. Shame on this company . So if you are out of town and aren t here to see the work they are doing . Please go with another company

Matt did a great job helping us transition from one rental property to another with Brewer and Stratton. He is always quick to respond to any questions I have. From my experience, Brewer and Stratton is the best in the valley.

Kayla Addington is both professional, friendly, and obviously driven to be so. She's incredibly focused and very helpful to my situation. Very glad I worked with Kayla, and I can say I used her services in Phoenix and Payson!

If you are a tenant run away from this company they will remodel the house the house with your budget. Their property prices are very high with that when you leave they will even charge you for the next month expenses including utilities and HOA. They have charged me after I left for trimming trees and landscaping after a month. Any problem in the house you talk to them about it will be put on their list on your budget after you leave. Even the quality for the houses are horrible. However, If you own the house, this is the best company your would use. they will suck the money from the lender for themselves and might give you a little piece of their awarded money and by the way they ask people always mostly the owners to give a good recommendations and reviews about their company.

We had such a positive experience with Kayla. I found my family member a delightful property rental through Kayla Addington who also sold me my home.

I had to request several times from the office to have someone come out to fix the light fixture in the kitchen. However, once I was put in contact with John, the repair man, he came out assessed the situation, got the parts and fixed the light. John even took the time to address another problem with a door lock and fixed that, too! He was very professional, knowledgeable and efficient!

Great experience with AJ in renting my home. He was quick to answer any questions I had and the overall process wasn't stressful.

First time have Brewer and Stratton manage the property for us. AJ Smith is my property manager. He is on top of everything, taking care of all the repair and maitenantce. He is very responsive especailly on email. usually I can get a response from him within an hour. He takes very good care of tenant's needs. With AJ's help, we don't need to worry about anything.

I was working with Janna Welch as I was looking for a new home in Gilbert. From the moment I emailed her for information, there was poor communication, very slow response times, and I just felt I was an annoyance instead of a potential customer. I submitted an application, paid the fees, and then waited....and waited...she asked me for verification on a few things, I emailed back immediately with what she needed, and at the end of the day, asked her to call me. Nothing. Next day, I called in, and left a voicemail. Nothing. Left a message with whoever answers the phones, nothing. I am relocating from out of state, so I flew in for 24 hours, asked for an update, nothing. I got to the house, and had troubles getting in. I emailed her, she emailed back saying I should be able to get in, but offered no help or support (another company called themselves, and got me in). I let her know I loved the house, got in, etc...that was on a Friday afternoon. I got so nervous about my time crunch and not hearing anything , I decided I needed to go with another home. I applied Sat, got the approval Monday morning. I waited to see if Janna would ever get back to me, and she never did. So, I emailed her today asking for an update and she informed me the owner didn't accept my application. I don't know if this is a reflection on Janna alone, or the company, but in dealing with 3 other property management companies over the last few weeks, hands down, this was a horrible experience.

Brewer & Stratton has taken care of my rental home for almost a year. I am a landlord with a thousand and one questions and like quick replies via email. All of my questions are answered, in detail, and very quickly! Chris Goodman and Kevin Wilson are fabulous!! My experience for having Brewer & Stratton Property Management handle my rental house in AZ for the last 4 years was excellent especially with Matthew Smith as my property manager! He responded all my requests and questions I asked promptly even over the weekend or late at night when I didn't expect to get his answers. He's also helping out reduce out of pocket expenses as much as possible. He is the best property manager I ever had. I will definitely recommend Brewer and Stratton to anyone who are looking for excellent services in renting out your properties in AZ.

My experience with BS is very similar to that of the negative reviewers here. In fact I'd be willing to bet that the positive reviews are fake and that BS pays a company to generate them. I got approved because I have good credit and a good job and good rental history but I had to hound them to give me an answer. After I was approved they informed me that they mis-read my typed application and they wanted to charge me to change the move in date even though it was their error. I like the location of the property I am renting a would probably stay here for years but this BS company keeps gouging me for every nickel they can so am looking to buy a place even though I'd rather rent.

I ALWAYS HAVE GREAT INSPECTION DAYS. HE IS PROMT AND DOES HIS JOB WELL. I'VE BEEN WITH BREWER 15 PLUS YEARS AND DON'T PLAN ON GOING ANYWHERE ELSE. THEY TAKE CARE OF YOU AND TREAT YOU LIKE FAMILY

We rented a home with Brewer & Stratton in 2016 and had nothing but problems from the start. To begin the home was in Foreclosure when rented to us and continued to be in a state of foreclosure off and on the entire 2.5 years we lived here, talk about stressful. During most of that time there was no law to protect tenants to carry out their lease like is in place now. The property manager assigned to us Janna, frequently did not reply to our emails regaurding issues until we called and emailed multiple times or called her superior. We were unable to use our kitchen sink for weeks and went without a dishwasher for months. We were never informed when the owner made decisions NOT to make repairs which was almost all the time. I understand the owner has to give the okay to repair the home but Brewer and Stratton was well aware that the owner was difficult and unwilling to care for his property and they choose to continue having him as one of their clients at the expense of the renter. I highly recomend NOT to rent Brewer & Stratton properties or rent from Ali Raza based on my family's personal experience. We lived at E Tonto Dr. in Gilbert. The last straw is we requested to pick up our deposit /deposition and the request was completely ignored on purpose by Janna and mailed instead causing it to be returned. Also, it is currently in Foreclosure AGAIN and to my knowledge the owner has now taken over the property. I'd consider myself a nice person but there is no more nice or understanding in me for Brewer and Stratton or Ali Raza.

I could easily mail in my payment each month but I actually enjoy walking into the office, grabbing a piece of candy and being greeted every time with a nice Meredith Chapman smile. Over the years I have had a few maintenance issues which have always been taken care of by Meredith in a timely, professional manner. Manager Chris Goodman is also on top of his game. He knows the business and knows how to get things done quickly. Brewer & Stratton have put together a good team. Keep up the good work.

I've had my property in Gilbert, AZ for 10 years and have had excellent service from Brewer and Stratton Property Management. Even with the best PM an eviction can happen. BSPM handled my tenants eviction with speedily and kept me informed through out the progress. Over the past few years I've been working with Matthew Smith. He is on top of emergency repairs, HOA complaints and is always prompt in responding to my email inquires.

Brewer Stratton is fantastic for an investor like myself. I have used them for several years. They take care of my property and my tenant professionally. The communication between the property manager and I is efficient and effective. The part that Ii appreciate the most is that when there are repairs needed on the home, which inevitably there is, they let me know what is needed and do not gouge on costs. Brewer-Stratton is fantastic.

We just completely some maintenance issues and there was very little impact to my tenant and I appreciate that.

I can not begin to explain how unsatisfied I am with the unprofessionalism of AJ Smith. I sent an email inquiring about a rental property Brewer and Stratton had listed. We have a German Shepherd and this listing said Dogs Allowed but there are restricted dog breeds so I wanted to inquire about that list and make sure German Shepherds were not on that list. He did respond stating that they are not on the list and we should be fine, but that there is no backyard. We went and looked at this place in person so we are fully aware there is no backyard but that there is a park right behind this rental for us to walk our dog frequently. He seemed very concerned that we would be leaving our dog inside all day and that it would potentially tear up the inside of the rental and he would have to ask the owner what their thoughts were. First off, the listing should say small dogs allowed if this is such a concern for bigger dogs tearing up the property. Secondly, it is none of this persons business how many hours the dog is inside and what we do with our animal. The entire house is made up of 85% tile which I can t see a untrained dog tearing up in the first place but my dog is trained, that s beside the point. Basically long story short AJ made us potential renters feel like an annoyance rather than feeling welcome. I would not recommend this company.

I've only ever dealt with AJ but he's out for your money. He tried getting me to pay more money than was needed for the remainder of my lease. Then after the lease is paid off I get contacted about a "remainder balance" for a month that I didn't stay in the house. He doesn't like talking on the phone so everything is thru email. I'm so prepared if it needs to be taken to court. I'm glad I don't have to deal with these people anymore.

B&S has managed a rental for me, and then later helped me to sell it. I am particularly impressed with Kevin Wilson, the agent who managed the sale of my home. Super great communicator, great follow-through. I live out of state, so he handled everything from the normal paperwork to staging the home. This is a good outfit!

The MOST incompetent property management company I have ever worked with. Every interaction I have ever had with AJ, I was made to feel insignificant and as an inconvenience. He wouldn't bother returning calls and emails until I felt so uncomfortable reaching out, I had to ask for assistance from a trusted friend who had to go to AJ's boss to even get a response. In addition to the awful experiences with AJ I've had to suffer through, it is now October 24th, a total of 18 days since moving out and haven't received my deposit, and surprise surprise, AJ could care less to reach out and update me in any way. I have now reached out twice to ask for an update and ensure they have my new address. Their policy is to have sent out the deposit check within 14 business days of move out. I urge you to think twice about going through this horrific company who has no regard of their tenants.

******UPDATE******. I have to update because I find it so comical that within 5 minutes of posting my review, AJ emails me telling me he doesn't appreciate my review. 1. I only get a response when I publically bring to light the disrespectful way he handles business, and 2. Shall I create a list of all the things I don't appreciate, AJ?? Then they have the audacity to try and charge me $125 for ONE garage door clicker. Mind you, that can be replaced for $10. And did ONE single person over the entire months' span reach out to ask if I still had it and could return it? You guessed it! Absolutely not. Even though last week I spoke with someone in the office and asked for an update, and was told she had no information to give me. I immediately drove out of my way to return the clicker and would have done so long ago if anyone had the courtesy of letting me know I would be overcharged so grossly. My concerns fell upon deaf ears while in the office, and it is clear the lack of care this company has for its tenants.

Dallin did a great job fixing everything we needed!! Such a nice guy and really informative as to how to prevent these issues in the future. He was attentive to all of our problems and made sure to double check everything before he left. He s not bad looking either. Thanks Dallin!!

We have had an excellent experience with Ms Janna Welch. She has been managing our rental property since 2008.
Janna is wonderful to work with. She is patient and responsive addressing all issues we have had as a landlord. The tenants she had screened and selected for us all have been great. On scale of 1 to 5, Janna deserves a 10.

Being a homeowner with several properties I needed to find a company that I could trust to do as they say. Brewer and Stratton is that company. They treat every property as though it is their personal property. I am now on the other side looking for a property to rent. Very few companies you speak to the owner directly, when I recently called I spoke with Mr. Brewer. I was not passed off but immediately assisted with all of my questions. I am now in contact with a Mr. Smith and let me just say the companies customer service is without equal. Mr. Smith has called me several times and always gives me information and answers questions I did not know to ask. They are going out of there way to find me a house in the school district of my children and with in a budget I can keep. As I mentioned earlier this is an amazing company, that treats you more as a friend then a client.

I worked with B&S for the past 6 years and I have nothing but great things to say about the way my properties were managed by AJ and how the sales were handlled by Kevin Wilson when I decided to sell. Kevin assisted with renovations advise, staging and great nogociation on my behalf. He was always on top of the paperwork to ensure that the transactions are closed on time and with no surprises. Absolute joke - this company not only charges your rent they also charge the landlord a management fee and a 3% management fee to the tenant. Talk about usurious...non-refundable pet deposits??? They would charge a non-refundable kid deposit if they could. Kids are more wear and tear on a unit than most pets. ABSOLUTE JOKE OF A COMPANY!
