I've been utilizing this company to manage my two properties for two years. They've done a great job. I especially appreciate my property manager Chris Goodman. He's friendly, diligent and thorough. It's been a pleasure working with him.

Aj has been great to work with. He got our place rented out within a couple of days. He has been easy to communicate with.

I looked at one of their properties and really liked it so, I followed up with paying the fees to put in an application. I never heard anything back from them so I sent an email and when I called to do a follow up, I couldn't even get in touch with a human.

We have been renting a house through Brewer & Stratton now for 2 and a half years and have been pleased with the service. I especially enjoy dealing with Meredith Chapman at the front desk when I bring my payment. She is very professional yet personal at the same time! Keep up the good work!

Even if you are qualified according to their posted criteria and the first application for days, they will still hold your application until they find something that they believe looks better. Do not bother applying for a home unless you make 5 times the monthly rent with an 800 credit score. Then, you MAY get that home. Also, communication from leasing agent is HORRID. Do not apply if you are someone who likes to stay informed.

I would also like to state that the stated response from the management team is not a sincere one in any way. In fact, I would like to invite you to view the other 1 star reviews so that you can see that this company cares so little about customer service, that they use the same recycled response to many 1 stars instead of striving to correct the situation. The number provided is just the main line number. This response offers no resolution.

Best property management group around! We have been using them for 4 years now and still loving them!! Super fast at finding the best tenants around!

I work with Tracy Wilson as a sub-contractor with Brewer & Stratton. She does a wonderful job keeping me up-to-date on the status of jobs that we are working on for her company!

Brewer & Stratton is a great company and working with Aj has been a pleasure.

Same as a previous review they deny based on credit before you can even have a cosigner come into the equation but then they tell you the odds are against you at that point because so many others have applied. So do they just rack in the money on application fees from many people they are definitely going to deny. The application should do a soft screen before you apply to show you your odds and how many are applying to see if the gamble is even worth it. Seems almost like a lotto when everyone has to pay 55$ but only one person will get in. I went and checked out other properties but they wanted to take another 55$ although my information would not have changed in 5 minutes. On top of that they require a deposit to look at a property in the end you lose a lot of money if you're not selected.

AJ has been a pleasure to work with. The rental market is crazy right now, so it was nice to work with an honest and friendly person. Quick to respond and get things done. We are loving our new home!

I highly recommend AJ Smith to be your home owner-manager. I was looking for a manager who has full responsibility and response to our question as quickly as possible. Work efficiency is our top priority since we live out of state. We had an awful experience with our previous manager who did not like to respond to us, answered any phone call for over a week, and she/he with a very cold attitude, all of these things making us he/she even not care about our property. We had no idea about what to do for the next step until I request to change PM to AJ. AJ helps us find a qualified tenant and make us feel he cares about the homeowner's feeling and property. We believe not all of the property managers have the same as the positive attitude as AJ. Before you want to hire a PM, please do some research and read some customer reviews. That would help to find an ideal PM.

Mary Buchli is an amazing realtor! She goes above and beyond for her clients. We love Mary and would recommend her to anyone. She is very dedicated and makes you feel like you are her only client.

Had a great experience with Chris and his team at Brewer & Stratton. I live out of state and was looking to rent my condo. They made the experience painless. They were able to secure several applicants for me to choose from as well as facilitate having my condo re-keyed and other small issues that I then didn't have to deal with.

Joe the inspector was very professional and arrived promptly at our appointment time which was 8 am. We went into each room and he asked if we had any concerns. Joe listened to what we had to say and said he would pass the information along to the property manager. Joe provided excellent customer service.

I like that my agent is just am email away. Responds in minutes. Home inspections are completed and staff asks about any issues I am having with the residence. It's amazing to have the great staff looking out for the needs of its tenants!

Recently, Brewer & Stratton scheduled their annual home inspection for the house I'm renting. Joe O'Connell, from Brewer & Stratton, conducted the inspection. Upon completing the inspection, Mr. O'Connell asked if I would participate in a survey, via email, rating my experience of the inspection.
I received an email from Brewer & Stratton, not a survey about the inspection, but if I would recommend them to "Family & Friends". Let's save that review for another day.
This is a review of the home inspection conducted by Joe O'Connell. I'm a production manager at a fabrication shop. Because of my work load, I had to re-schedule the inspection. Twice! Joe was very understanding.
The day of the inspection, Joe was on time, conducted himself in a casual, but professional manor, shared insight to resolve "repair" issues.
I rate Mr. O'Connell at 5 Stars. Go Joe!

I WOULD recommend this company to my WORST ENEMY. We had very few adequate experiences with them, so much so that we chose to pay two months rent to break our lease with them. We lived in the house for exactly one year and when we moved in, had brand new carpeting. When we left it was in the same condition, however they charged us $650 for carpet cleaning and repairs. I work in property management and have charged a max of $250 for carpet dyeing, treatment etc... on top of that they are charging us for garage door damage and patio door replacement, all of which are wrongful charges. I know how move out statements work and I can 100% honestly say they are thieves and will charge you for all you are worth when you move out of one of their rentals. We talked to the home owners more then the management company, the owner has a similar opinion of the company.

I've been doing business with Brewer and Stratton Property Management since 2000 and have always found them to be honest and straightforward. A blessing in this business!! AJ in particular has been a great help in numerous rental property challenges.

We rarely have any issues with this property management company. They are quick to adjust/fix any mistakes they make. Most of the time quick to respond to work orders. I highly recommend this company.

We found him to be responsive to our questions - there were many as we were first time rental property owners. They seem to be very well organized and know what both renters and rental owners are expecting in a transaction. I've had multiple service requests over the last 2 years, including emergency AC requests that were serviced after hours. The maintenance staff is always amazing.

One of the worst property management companies out their. No communication unless it becomes convenient for them. Matthew ( one of their managers ) likes to play games with tenants, VERY unprofessional ! They send out novice repair people at best.....I had a water leak inside my wall on the second level of my house that took several days to fix because the first couple of people they sent out didn't have a clue and looked like absolute slobs, When they finally showed up. One guy stunk so bad that my little one commented on him . We were forced to shut the water off during this time, ( i had 5 kids taking baths out of pots and pans ) . They actually lost my rent payment and had I not had receipts they were going to charge me late fees on my $1200.00 rent that they had ! I paid my rent here for 2 years without missing a payment and they treat us like crap. If you see the name Brewer and stratton Property management on the for rent sign RUN !

Communication is key for me, and they do a great job keeping me up to date, and following up on any outstanding issues or concerns that we have. They set the standard for all other PMs that we work with out of state! They do a fantastic job. Thanks Brewer&Stratton!

Don't even waste your money on applying.
During the application process, prior to them denying me for something that I had NO IDEA ABOUT, Matt Smith interrogated me on the phone about EVERY ASPECT of my life. Even issues from over 6 years ago. I have excellent rental history and my credit is 100% on time payments. After having to explain myself and being put through a microscope, I got a DOCUSIGN email that said my application had been denied. I HONESTLY believe they are collecting money for application fees KNOWING that they are going to deny the application from the beginning. I don't trust this company.

My wife and i worked with Mary B. to buy our house she did the most amazing job and always went above and beyond. She helped make our house a home! Thank you for everything!

I went and viewed a condo over a weekend and I went online and applied hoping someone would contact me as soon as possible .When you apply it makes you pay for a credit check . After I applied I called and left a voicemail asking for someone to please respond as soon as possible .I needed a home .I called monday 3 times and was unable to reach anyone .I left a voicemail each time .I finally found another number and called that one. The lady I spoke with said there were other applications on the home before mine but sent me to the voicemail again. I yet again left another message. I explained I know I didn't make 3 times the monthly rent but had more than enough to pay for an entire year and that I also had a cosigner .I explained I knew there were other people that applied as well but I was told I was going to lose my $50 for the credit check .I am a single mom on a limited income and then I got a text later that day saying they received my application and asked if I had any other source of income. I replied and told them the same thing .I have enough money to pay an entire year and and also a cosigner .I never got a response back and i even called again .I'm very upset I paid for a credit check . I knew I needed to apply as quickly as possible since it was within my price range. No one cared to return my call or had the decency to even text me back .I ended up getting an apartment because I can't be homeless with my two children .I'm not a complainer but this is bad business and not a great way to start off with a new client .

I currently have three properties managed under Brewer & Stratton and Kayla Addington is my property manager. Kayla is attentive, detailed and responsive and goes beyond the call to add value added services such as inspecting a prospective property and giving me her personal opinion based on their experience and born-and-raised Arizona roots. Recently, she even saved me the cost on a new refrigerator when the freezer broke down after she noticed that I had bought a refrigerator just six months ago and although the warranty had just expired, she called the company and was able to get a replacement for free with an additional one month warranty. As an investor who owns 26 properties in eleven U.S. states and Japan, I appreciate the attentiveness and capabilities of good property managers, such as Kayla, that I have found at Brewer & Stratton.

The company managed my rental and, when the time came, handled the house sale. They were great on all accounts. I never had to worry about the house or the tenants. They took care of inspections and repairs.

Selling the house was easy and effortless (on my part). Kevin (in-house realtor) took care of everything and made suggestions to get more visibility and a better look to the property for the listing photos.

If I ever have rental property in AZ in the future, I won't hesitate to use Brewer and Stratton.

I can't say enough nice things about Brewer and Stratton, particularly our property manager, Matthew Smith. Matthew has been wonderful and has gone over and beyond to help us find a house when we were moving from Colorado to Arizona. When an issue arose with the first house we were supposed to rent, he immediately worked to find us an alternative that would work for our family. He kept in contact with us through the whole process and was able to find us a wonderful house within 2 weeks of our move date. I have so much gratitude for how quickly Matthew took care of everything and how professional he was through it all. I would highly recommend him to anyone looking to rent a house. :)

Let me start off by saying that at first glance, everything starts off great. The move in process was fantastic, and easy. Once we moved in however, everything went down hill. Our fridge broke when we moved in and it toke 2 months to fix!! 2 months! They came out three times to fix it, and both time were specialty parts . They didn t notice that there were two parts broken and didn t take the time to keep in touch with us. Then our air conditioning broke. They were quick to send someone out, but again, it toke two trips to figure out what was wrong with it!!! We ve only been in this house for 5 months, and I m nervous for the rest. In addition, we ve had to pay to get parts fixed, and no reinbursement or anything like that. I doubt we ll be renting from them in the future.

Highly recommend Brewer & Stratton. Easy to work with and any time I have had a question or concern, Matt Smith has been right there with an answer regardless of day/night or holiday weekend. Great job and keep up the good work

I am a tenant, and can tell you then property magnet assigned to my property (Chris) is very professional, responsive and diligent. Being able to pay rent online and make maintenance requests on line is extremely convenient and makes everything move faster.

I have had a couple minor issues, Elizabeth has always been very quick to respond and things were fixed promptly!

Overall a pretty decent company. They don't bother you. The best part is the turnaround time for maintenance requests & the quality work of the maintenance men. Pretty friendly guys & they're always on time.

Relocating during a very difficult time has been extremely stressful. Throughout the whole process, Janna Welch has been amazing! Super responsive from the moment I first showed interest in the property. Moving from out of state into the competitive Phoenix market was worrisome, but Janna was always there to let me know what steps to take and the status of my lease agreement. She went above and beyond on so many levels and I am eternally grateful!
