At first they did a good job. They original person that was working with us was good. But then we got a new realtor and she was totally incompetent. I'm not going to name any names but she told the owner of the apartment we were living in that we had moved out, when in actuality it was people from another apartment in the complex that she was dealing with that had moved. Took forever to respond to our inquiries. We moved out because of her.
Colton from Brewer & Stratton Property Management came to do the annual inspection on my house rental and I was very pleased with him. He was professionally dressed and very nice and respectful. He showed up on time did his job in a timely manner.

I haven t even signed a lease yet and I already feel this is going to be a nightmare! I have at least tried to be in contact for weeks and probably gotten a response 3x and one was about putting money down. I am supposed to sign this week and don t have a lease so I can t connect services and I already set up disconnection for where I m at so I m probably going to be stuck with no water all weekend at both places with 3 minor kids I m almost to the point of taking my loss (loosing $1600) and going elsewhere

Chris Goodman has always been very professional, answered honestly any and all concerns we had about our properties. He has been very great to work with. This is not our first management company either - we have had others that downright lied to us and we wanted honest people to work with!
We have been hit with added expenses here and there, such as $100 non compliance fee for renters insurance which we have, also latefees every month but do to good paperwork after 9 months of hassle they have removed. They are bery slow to do repairs in fact I still have 2 repairs that are months old I'm waiting to have fixed. A broken window & a leaky toilet. I would never use them agai
I don't really like that you HAVE to pay a fee to pay online, because they send out the statement three days before it's due. I like to mail in my check and like having a paper trail and don't want to pay extra fees. Other than that, no complaints really

As a first time renter using a property management company had me extremely nervous. We first tried to rent withought the help of a PM and failed miserably. Matt S. our fantastic PM helped us to find the most lit home we could have ever dreamed of. Matt was helpful and even showed me some dope new hat company to check out. He has got to be by far 100% Grade A the most fleek Lambo I have ever delt with. He ain t no fake news. If ESPN rated top all time property management inspectors he would be The G.O.A.T. Fo sho! As a contractor that has done work for may different PM companies Brewer Stratton is by far the best to deal with. They give you the "correct" info unlike other companies and I never have to wait for payment. They are very organized and and on top of things. Wonderful doing business with you guys. I found Brewer and Stratton while looking up reviews on a different agency and I am really glad I found them! They have been great to work with from the rental property search, the application process, the approval and best of all the management. Any issues that have come up have been quickly handled and resolved. (Even when there was an HOA notice about my garbage can out too long their email regarding it was nice!) Every person I have had to work with has been really friendly and helpful - both within their company and the contractors they used. I will be more than happy to use them again and have already recommend them to other renters and for property management!
I am working with Janna Welch and my experience has been Awesome. She takes care of my property in cleaning, identifying tenants and any other ad-hoc requests. I was initially worried in hanging over my property but after working with her I am relaxed and know that my property is in good hands. The property manager was slow to get back to us through e-mail or through phone calls throughout the lease. He would rarely answer his phone and would let it go to voice mail though he was in the office. When moving in issues that were brought up were never addressed until move out in which our security deposit was taken from to fix the previous tenants damages. i will not do business though this company again.
I am very satisfied with the maintenance men of Brewer and Stratton. Ive rented with this property managment company for 3 years. Though i haven't needed many repairs, when i do the maintenance men are very friendly and efficient in any repairs that need to be made. Five stars :)

AJ Smith of Brewer & Stratton Property Management Company has my recommendation. He has managed two rental properties of mine very well over the past couple of years. (In addition, the company has helped me to resolve an unexpected issue with the AZ Dept of Revenue). I have experience with several other property management companies. No one property manager is perfect, but AJ and the staff at Brewer & Statton have done a great job for me.
This company sits on multiple applications per property in order to collect non-refundable fees before deciding to float one over to the home owner. Look for private renters, even if it means surfing through scams on Craigslist. Property management companies will fee you to death. I'm looking forward to the inevitable housing bubble burst when these snakes bottom out.

We had the pleasure to work with AJ from Brewer and Stratton as our property manager. He kept us well informed and was quick to turn around any needed maintenance, as well as obtaining new tenant in a very short period.
I am a very distant property owner, and Brewer and Stratton are very good at maintaining my property for me. I get monthly reporting, so I know what my financials look like, and all of the tenant issues (if there are any, I really don't know) are taken care of for me. On the rare occasion that there is a maintenance issue, the matter is handled smartly, and they inform me of the impact before anything is carried out. They've even been flexible on the rare occasion I have a request. They do a fine job of managing the property for me as I live overseas (truly absentee owner).
So far Brewer and Stratton have been painless to work with. Jana is very helpful and responds quickly to my emails and phone calls. Meredith is super friendly every time I go in the office to drop my rent off. Overall, I enjoy working with them!

Since I have been a resident with Brewer and Stratton, I have had maybe two work orders...all have been taken care of in a fast and professional manner (Thank you Matthew Smith!). The office team, specifically Kylie Esler is great as well, I dropped my rent off in the drop box and called today to confirm receipt. Not only was my payment confirmed, but Kylie sent me a ledger receipt within minutes! This may not seem like much, but it is extremely important to me! I have so many other things to think about...glad my property management team isn't one!!

Filled out an application for a rental property, submitted all documents. Waited a week to check with them regarding the status because no one ever contacted me. Was told the homeowner was in the process of making a decision. This response was given 3 times after that. The application was submitted on 6/16, it is now 7/13 and I still have not heard from them, not even a denial email. We ended up just moving on and renting from an apartment complex. Today I see the property is back on the market for rent, I guess that s the denial letter. They definitely need to work on communication.
I have worked closely with Tracy Wilson for over a year now and I find it a pleasure to speak with her and work with her. She always makes the work flow as smoothly as possible she is very sympathetic to both the subcontractors and the tenants and helps to keep the communication open for everyone. I would not recommend this company if you are needing your property managed. I am a renter in one of their properties and the communication is horrible. They take forever to respond to maintenance requests and the rental process is very unorganized.
We work with AJ and have to say he's very easy to deal with. He returns our emails fairly quick and if we have any issues he addresses them in a timely manner. He is very personable which is a plus when you rent. I wasn't thrilled when I moved in to our place. We were told it had been cleaned but it wasn't. Plus the air conditioner was suppose to have been serviced and it didn't even work. AJ was really great and had someone out to fix it right away! When the owners didn't want to replace the dishwasher, AJ made sure we got a brand new one. Dealing with Brewer and Stratton has been a good experiance so we decided to continue renting with them and will most likely renew our lease.

If I can leave this place a 0 star I would. I rented with them for 5 years was never late on rent. I had to break my lease for a opportunity I could not pass up. Not only are they charging me 900.00 to break my lease they are also charging me 2 months rent I dont live there.you only get 75 % of your deposit back. And they kept mine. Kayla the property manager told me quote un quote she had to be careful because they are really good friends with the owner. Really.DO NOT RENT FROM THIS COMPANY DISHONEST!!!!!!!!!!!. I also had to give them a extra $375. Deposit on top of my $1,100. Thay never ever told me the $375.0 was non refundable until I moved out. CROOKS!!!!!!.am I mad yes they really did me wrong. I am also a property manager. When I have a new tenant sign a lease I go over every detail so they understand everything. These people dont so before you sign anything please read all fees . I was lied to from matthew Smith who told me my extra $375.00 would be returned to me. I asked all the right questions when signing the lease and they were very dishonest.
Been in our house a little over a month now and service has been great. Any repairs or anything needed to be fixed the company has taken care usually by the next day. Great customer service and very convienent to pay rent online.

I think this is probably a great management company for landlords, not tenants. From a wrong lease that took a week to receive (after quickly fulfilled our deposit and expectations) to having no real maintenance team or process for handling issues, it s just better to choose an apartment complex. The only times we receive any communication back is after a negative review. So they ll probably reach out now because of this, but there will be no response. We ve given plenty of opportunities to resolve inquiries and issues and they clearly don t care. I was worried when the initial lease took a week to write, but my fears were confirmed the day I picked the keys up at the office and every property manager inside could be heard talking poorly about their tenants. We re fine with a laid back attitude, but in business, you need to have it together and be on top of problems. Again, landlords, this is probably a great setup for you, but tenants, go elsewhere.

Brewer & Stratton has been our property management company for almost 2 years. Now that our lease is about to end we are planning to transition to a month-to-month rental and have been assured no extra paperwork is needed which is a huge plus since we live quite far from the main offices. Out property manager Matthew is great to work with and always responds quickly to even the smallest of questions by phone or email. We just had our yearly inspection and Joe was very friendly and accommodating to my family's schedule, it was also pleasant to be able to have conversation with him during the walk-through. Overall, Brewer & Stratton is a great company to rent through, we are very happy with their service and level of professionalism of all of their employees.

I saw how much better Brewer and Stratton was compared to other companies on a daily basis.
