Brian Birdy is The Best Property Manager and has the best team! What makes him and his team the best is how knowledgeable and experienced they are. They all have great communication skills and that goes a long way in this business. I recommend him to anyone who needs a Property Manager or Real Estate agent. I would give them 10 stars if I could.

Beyond amazing!! The service received from property manager Barndon Brown is a step above, he goes out his way to ensure we always have the best customer experience. Birdy is the best out there.

Birdy Realty is a veteran owned business and they use it to attract new customers. They offer standard rental services but also serve as a property manager. I can tell you that Birdy Realty is by far the worst property manager in Texas. I have 3 other properties in Texas managed for over 20 years and no other company has given me as many issues as Birdy. Their primary concern is collecting fee's but they do not care about the client who allows them to list their home. Their customer service is the worst and they don't return calls on a timely manner.

If you are in the market for a property manager, I warn you to stay clear of Birdy Realty. There are more reputable realty companies out there. Don't risk your investment to a company who wont take care of it.

During our Property Manger selection process Lorena very responsive to all of the question and concerns we had about renting our home. She took the time to go over the owner manger contract with detail, very professional. Shortly thereafter William their marketing coordinator came to our home to collect information and take pictures to develop a MLS listing. A very knowledgeable and professional individual. We look forward to working with the Birdy Property Management team.

I had an appointment to see a rental property with Michael montalvo, 18 minutes prior to our appointment , he cancels on me ,I'm already there waiting at the property waiting. this was very unprofessional and terrible service. I wish I could give 0 stars for this incident.

Elsa Mueller was excellent. She helped us all the way through when we needed a house to rent. The house was so clean when we moved in all we had to do was move. It is no surprise to me that Birdy Properties has so many outstanding reviews. I did extensive research when looking for a Property Manager for the first time as a renter in July of 2019, and am writing this 5 star review 10 months later very happy that I chose to work with Birdy. I am very impressed with the level of confidence and trust I have in the different teams within Birdy Properties who deal with everything related to renting out my home, but am kept in the loop as necessary. I spend minimal time in dealing with any issues that come up easily over email. If I reach out with a question, it is addressed thoroughly and quickly. Their communication is high, concise, punctual, and direct. They have definitely earned my business for life.

Every month we get our billing statement for the rent and there were some charges on my statement that I didn't recognize or maybe I overlooked that part of the bill. I called Birdy Properties and I spoke with Ceasar. I asked if he could explain what the charge was but he went above and beyond by going over my lease agreement with me again and the charges that are included in my monthly rent. He was not rude. He was professional. He was patient. He answered all of my questions. Overall it was just an awesome customer service experience!

Russell Birdy is an excellent Property Manager. PMI is very responsive and they always pick up the phone when we call. As a local San Antonio based company they give you "White Glove" Service and they have all the technology of the large Property Management firms. They do a great job with Condo and HOA Associations.

I had a very welcoming and informative experience upon interacting with Roland Romo. I heard from a friend that a new home may be available for rent near her & decided to stop by and check out the exterior quickly.
When I drove by I saw someone (Roland) leaving the property & asked him a couple of questions about the location. He gave me some info about the location and suggested I visit the Birdy website to find out more info. He was very welcoming and kind, I look forward to hopefully working with Birdy properties in the future.

They are great about getting you into the rental, great with ease of billing and they all come off a nice genuine people. If you never have a problem with the house you will probably give it a 4-5 star review. However when you have a maintenance issue you will find out where the bad reviews come from. Birdy owns their own maintenance company, they maintenance company comes out and makes the call on if something broke who is responsible, the tenant or the rental company. As you could imagine they will fault the tenant.

The work they do is shotty at best. The home I rented had a very large deck in a big beautiful back yard. It was literally the main reason I chose this home over a few others that were of similar value. After moving in I realized the deck was rotten and unsafe, after stepping on the deck and falling through, cutting my leg up. It took over a year for the deck to be addressed, and only after a DTPA 60 day notice of lawsuit have been served on them. When they came out they removed the deck, left trash all over the yard. Did not replace or repair deck but removed and did not plant any new grass so there is now a large back yard covered in mud. Left large holes in the ground which is very unsafe. I called to complain so they sent someone to clean it up. They did take away the rest of the trash but they used wood chunks to fill in the holes left by the legs of the deck. They wood chunks obviously do not completely fill the holes and it is so unsafe I can not let my kids even play in the back yard now.

If they do any repairs and deem you responsible, they will bill you an outrageous amount and even if you dispute it they take that bill out of the rent money and serve you eviction papers if you do not pay the bill while in dispute. The "dispute" is you reply in writing and you get an email from one of the many people with the last name of Birdy telling you they have determined you are responsible. They are truly a terrible company to do business with.

Fast, friendly technicians, and great customer service from Andrea & Jessica.. The quality of work done to fix things in the home was low but as the person renting for a one year I was pleased. If I was the home owner, I would not be satisfied with the work done in the home. It was cheep and a quick fix. Overall we were satisfied.

Had the great pleasure of utilizing the services of Birdy Properties and can not complain of anything, no headaches. Whenever I needed to speak to a member of the team I always had someone there to help me with any issues of the rental home. I would recommend Birdy Properties to anyone looking for a rental home.

Came faster then usaul and fixed everything in one day

Very unprofessional property management because they clearly lied by emailing me and saying that a listing was no longer available when it was, after I canceled a viewing twice due to some family issues. It's not my fault that I was unable to attend a showing but at least I had the decency to cancel in a timely manner. I wrote to see if the listing would be removed but I received no response. I'm glad that I didn't rent from this company when I had the chance on another property because the property off of Babcock was considered "move in ready" yet wreaked of mildew and mold and it was obvious that the carpet was either improperly cleaned or not cleaned at all. The cabinets in the kitchen were also barely hanging on.

Birdy Property Management is one of the role model companies for property managers nationwide. They've been in business a long time and are at the leading edge of efficiency and industry knowledge. If you are in the San Antonio area and looking for a company that will preserve the value of your rental property and take the hassle out of being a landlord, you'd be hard pressed to find a better fit than Birdy.

I have known Brian and his team for over 2 years and they run a very professional business. I know them to be very responsive to their owners. They have a fiduciary responsibility to the owner and they take that seriously.

Please listen to all the bad reviews....this is the worse rental property and they are scammers! They are so bad I even took the time to get my real estate license and yep....they are completely out of line with their practices. Please...please...please...save yourself the hassle and take note of all the bad reviews!

My husband and I tried for over 3 weeks to make contact with this company. We have sent messages, schedule to view requests, even offered to apply if someone, anyone, would contact us. I am to believe they are not interested in leasing the property we were interested in. We have left phone numbers and email addresses with zero response. Not even a sorry it's off market. Guess business for them is just too good to have the time to contact anyone.

Our search continues but I assure you, if Birdy Properties is listed as management we will not be interested.

I contacted through several rental agencies and tried to call but I suppose the answering service was busy. This left me with a negative feeling about dealing with this office. If I needed maintenance would I ever be contacted? Since we attempted from July till just last week, August 20th, we have found other properties more than happy to assist us. We recently purchased a home in San Antonio using Birdy Properties as our Realtor. We are in our 31st home in nearly 40 years having used many agents; both listing and selling. Gregg Birdie is by far the best agent that we have ever had! He was attentive, focused, professional and courteous. I told him when I first met him that I wasn't interested in one agent because they would not be able to keep up with me. He ask for a chance and I was wrong! Gregg was ahead of me every step of the way. I am SOLD on Birdie Properties, they are my Realtor for life.

In 2012 we needed to replace our water heater. Birdy Maintenance picked it up from Lowe's and also installed it. They did a professional job and we have not had any problems with the water heater since.

Originally called this company becasue I am also prior Military and loved what this company stood for and how they started. Once I called I was blown away by how quick and attentive Lorena answered my every question. I am currently still in the market for an investment home but I can say without a doubt I have found my Property Management Company.

I used Birdy Properties as a property for two years. The leasing experience went fairly smoothly for me and payments were always on time. The Birdy staff is always very prompt in dealing with any issues that may arise. The single most important thing that I feel could improve Birdy Properties as a company is better customer service. The staff is very helpful when they are available but unfortunately they are frequently unavailable during business hours when calling the office. Also the cost of maintenance through Birdy Properties is quite pricey. I never used Birdy Properties for maintenance issues. Because I think customer service is critical in any business, I would give the leasing section at Birdy Properties a rating.

Matthew in the sales section was absolutely fantastic. He was always available when I called and he replied to emails very swiftly. He gave me great advise on things to address before I put my home on the market. Matthew priced my property very aggressively and I received two offers for full asking price within one day of listing. I closed on my property in less that 30 days. Things couldn't have gone more smoothly. I would give the sales section at Birdy Properties a rating. I would highly recommend Birdy's sales team.

We receive e-mails and or phone calls on a regular basis when necessary regarding any property issues.

They have been easy to work with, fair in their assessment of any issues with the property or tenants and are quick to respond to our tenants needs.

I can t be honor enough to have all my properties managed by Birdy vacation rental. David has such a deep passion for his job. I honesty didn t know what I was getting myself into but he reassure me that it ll be ok. Sure enough after my property went live it got a booking the next day!!! I will definitely recommend them! Horrible managing company. They will not return your security deposit. They will blame and charge you for damage that was already done prior to you moving in. Management is poor and unwilling to speak to you when you have any complaints.

BOTTOM LINE: DO NOT RENT WITH THEM

I have been with BIRDY property for almost 2 years now. There maintenance department is extremely high priced! They are not competitive with industry standards. And they have this priority list that no matter what the owner wants they shove it down your throat and make you pay for it! Not a good way to do business specially if they claim to be military friendly and or prior service themselves. I can t wait for my contract to end to get my house back and get out of that dictatorship.

As a homeowner we ve had an excellent experience with Birdy. This was our first property and we moved overseas. Laura and the maintenance team have been nothing short of exceptional! The day before our tenants moved the AC went out it was a nightmare for them and for us. They stayed on it and saw it through every step of the way until the issue was resolved. We re grateful to be working with such a great team, it gives me confidence that my home is well cared for. I will say had the maintenance team not been so exceptional I would have given them a 4 star simply because the team that actually listed the property/found the tenant/and signed the lease (after inspection and photos) was less than stellar. They didn t communicate unless I reached out and asked them what was going on, they also seemed like they didn t communicate with the other teams because they would tell me they were waiting on something and I d have to inform them it was completed days ago by maintenance/photos/etc. That was honestly my only negative and they still had my property rented quickly. Everything else from my very first experience with Lorena walking me through every step of the way to the incredible maintenance team has been wonderful!

The team at PMI is top notch. They are a genuine bunch and know their stuff. Brian is heavily involved in the NARPM community which says a lot about his company s passion for property management. If you are looking for a rental, choose Property Management Inc.!

Birdy properties is an excellent choice for property management everyone is really responsive, I like having a bilingual representative in every department who can talk to me in Spanish. As an owner I am really happy I went with this choice.

I can see how this company is great for home owners, but not as great for renters. We tried to dispute several items like a dirty air filter and a spider web in the corner. The air filter was changed less than 30 days before move out (the date is even on the filter in the picture). Additionally, they force you to use one of two specific cleaning companies and I trusted that the cleaning company cleaned to the level expected by Birdy, so I find the charges unfair. They sent a response charge stands for the items. I m not sure why there is a chance for mediation... it seems none of our disputes were considered. Additionally, we had to move out of state due to military orders so we were not afforded the opportunity to use any of the states tools to resolve this in person.

Poor Customer Service, unprofessional and unorganized. They took over lease from our landlord 2 months before lease expired. They send lease renewals then voided them on 3 different occasions. Owner and Jessica were back and forth about renewing lease until Jessica told owner they would not be doing business with her if she renewed lease. The owner being intimidated by her decided not to renew our lease. Very Unprofessional!

I recently spoke with Sherry Portslene (not sure how to spell it) to talk about the status of of our account and to see if our payment had cleared. She was so nice, personable, and knowledgeable. She put me at ease and I walked away knowing exactly what I needed to know.
