Sarah Ortiz was our real estate agent a few years ago when we bought our house. She not only showed us a lot of houses, but showed us only houses that fit our criteria and found them QUICKLY. She was easily accessible by phone and very responsive to our needs and wants. We are currently in the same house she found for us and we could not be happier. I definitely recommend Sarah Ortiz as a real estate agent for anyone looking to buy or sell a home. You will not be disappointed.

I have found WSR Management and Ana, to be proactive and responsive to the needs of Rancho Meadows property owners in Temecula. They, along with the HOA Board of Directors have made significant improvements to the complex and help improve it's comfort, esthetics and value.

WSR has dealt well with problem owners and tenants, in order to comply with the HOA rules, to make Ranch Meadows a good environment to live and own. Thank you for the good hard work that you do.

It's interesting that most of the people who have left negative comments about this company, are actual tenants that had to work with them. People leaving positive reviews, are either employees, which seems somewhat pointless, or homeowners.
As a tenant I can honestly say that this company lacks professionalism. They have more excuses as to why they can't fix issues, or just ignore the issues all together.
I would never choose to rent from this company again. The whole experience has been an utter nightmare.

Terrible property management. If I ever needed a question answered they would never get back to me. I would call them multiple times for the same question and if it wasnt answered then and there, there was no way the question would ever get answered.

Scott is the WORST manager. He was impossible to get ahold of. His assistant Doug was at least decent and tried, but at some point Doug was either fired (he shouldnt have been because he was the only decent person there) or realized how terrible this place was and left. Doug was replaced by some lady who was even more useless than Scott if that was even possible. It got to a point where I had to document dates, times and log conversations so I could reference back to the exact things I said to get a question answered. Even that didn't work.

It was a terrible experience. We had an officer show up at our door telling us we had too many people living in one house, but we were all on the lease. We tried to ask Scott and no one ever got back to us about if we were living there illegally, so we lived in constant fear of getting kicked out.

A neighbor threatened to call the police on us because we parked in the street to get us towed (in complete accordance to the street signs). We tried to ask Scott if there was any city laws or lease reasons or some reason we couldn't park there. He never got back to us, so we lived in constant uncertainty that our cars would get towed.

When things broke in the house from wear and tear (covered free of charge to us through the lease) it took weeks to get someone out through a service request. We lived without a kitchen sink for a month because they wouldn't send someone, and we weren't allowed to find our own because they didn't have a reimbursement policy set up either.

I also asked in advance for a receipt for the work done that we lost money on the deposit from (work they did after we moved out) and they said they would give it to me 3 times, but I never received it.

Honestly if you have a chance to rent with anyone ANYONE else, seize the opportunity. They're honestly awful. They're rude. They don't care about you. They will never get back to you. Scott was the absolute worst. Maybe the rest of WSR is decent but Scott is terrible at his job. I really hope to save someone from the headache of renting with them!!! Or I hope this experience was just us, but if it was, there was too many situations that they just didn't do anything for us that it would be very targeted which is also plain awful.

The worst part is I know the actual owners of the house (which is why I rented here). And they hated them too!!! Every time we had an update from them, we'd share with the home owner and they would be just as annoyed with them as we were. Honestly it's super sad.

Rancho Meadows Association in the past has had several management companies. WSR has been the Board of Directors Management company of choice now for 6 Years. During this time major improvements have taken place, which could not have happened without the assistance of our management team. These improvements have not only improved the community aesthetically, however, I believe it helped increase the value of all of the units as well. I've been working with the people at WSR for many years for different reasons and they've always done a great job and been honest, attentive, and forthright in their communications. They have a great bunch of people and I know many of them personally. I know property managers have to deal with a lot of personalities and its impossible to please everyone, but I've always had a pleasing experience working with them.

Company is very bad about returning phone calls. Not at all aggressive or helpful in finding you a place to rent. Staff could use training in talking to customers.

I've been renting from wsr for over 5 years now and have never had any issue. They are quick to resolve any issue I might have.

As a tenant under WSR and specifically working with Scott Langner, I m happy to say the team s management does it s best to satisfy my everyday needs. Scott and the rest of the team are very communicative, hospitable, and accommodating. Renting is very new to me, so it s great to have the management team reach out to me if I need anything, or constantly remind me that I can contact them if I have any problems housing related and not.

Absolutely terrible property managers. They always hid behind the excuse that the owners wouldn't allow upkeep of the property. They also charged up for damages to the property that were not out fault! Awful awful property managers. STAY AWAY FROM THEIR PROPERTIES. You will be ripped off.

I've been renting from wsr for over 4 years now and I appreciate their prompt willingness to quickly resolve issues that we have had in the past.
Harry was our original go to person who made our dream to rent a beautiful home possible I thank God every day for him!!! FOR where we are as a family that this home brought so much Joy!!

We have been renting from WSR for a few years, recently the home we were in sold and Cordell McDonald went out of his way to locate another property that they managed for us. Have had a wonderful experience with WSR and Cordell specifically. Anything that has come up he is on top of it and is very responsive.. even with the process of the home we were in selling, he was on top of everything and kept us very well informed. Would definitely recommend Cordell and WSR, they are a great company!

Jeffrey W helped me get into my house. He went above and beyond with the repairs that needed to be done, calling all the vendors to come in, making sure everyone was here on a timely manner, came to the house when I couldn t be here. He was very professional and confident. Not pushy or intimidating. He is very personable. I would call on him everyday for my real estate needs.

WSR put my house on the market just a few months ago. They gave me great advice on what to do to help it sale faster. My Real Estate agent, Jenny, from WSR was very kind ,honest and helpful to anyone wanting information about my home. My house was in need of a lot of repair and in spite of my doubts of it ever selling Jenny remained optimistic that would sell. Jenny put a lot of time into selling my house and handled all the paperwork when it sold. Jenny and another agent from WSR also helped me move out some of my furniture. I am very impressed with WSR Real Estate and so appreciate all they did for me.

For your own good and wellbeing, I beg the Riverside community to stay away. Sure they are all sunshine and rainbows when it's time to rent; but their truth rears it's ugly head when it comes time to leave. They say they are men of their word; real stand-up guys. When in truth they are nothing more than lying, cheating business men who care nothing of your patronage or future beyond their pockets. I speak from an unfortunate experience in which I was assured a tenant would take over my lease on the 1st... I was also asked not to fill out a formal notice of leave, since they would "take care of me" and no formal paperwork would be necessary. Come the 10th when I called for my deposit I was informed that the property had not even been reviewed by the leasing agent and therefor the new tenant had not been given the green light to move in. I was in turn CHARGED for 10 days rent, despite the fact that I no longer occupied the property and despite the fact that multiple people were ready and willing to rent and move in on the first. The leasing agent informed me that it should be considered a loss on my end and nothing more could be done. Take it for what you will, but I wouldn't wish this company my worst enemy; to be lied to your face and given false promises just so they can make an buck. My advice? If you don't want to get poisoned, don't get in the snake pit

Ana and WSR have always done a spectacular job managing the Rancho Meadows community. Ana responds to all my emails and correspondences promptly and always follows up as necessary. I definitley feel like the community is in good hands with Ana!

WSR is my HOA property mgt co. Having such bad experience. I have asked for statements and can't receive one. They have a company rain cross collections can't mail statements either. Talked with Jeffery an owner I guess a nd thought things would be resolved and nothing has. Omg so frustrated. I hope my HOA will change mgt company

They don t answer the phone. Every time I ask them to fix something or do something, giving u hard time and not get done plus u need to wait months to get approved . They re just there to steal your money . And I have proves for that my next review I ll post pictures for u guys to know what kind company u deal with

Sarah has been very professional and puts others first. She goes above and beyond with answering questions and assisting us to find the perfect home.

Wsr is a great company to work for as a vendor . Most of all my request are heard and executed by the team hassle free. I like how they trust my judgment and capability to run my pool service for the HOAs they manage without question.

This place is a complete scam artist they are racial they fine you for everything this Ana lady dosbt even know what's going on she's lost in the world told me I was being irrespectful is that a word ? The gardeners are all Mexican they speak no English and the do nothing instead of edging they spray the edge and kill it , blow dirt on the cars then fine you for asking them to stop , the people that they have running the hoa are even worse violate every rule in the book yet fine you and you call this Ana halvavick lady she just laughs at you this place needs to be shut down and really looked into rights they are violating .

Ana is very professional and answered all our questions and concerns.she was very helpful throughout the whole process and made it easy for us . The property was handed to us very clean and on time . It was a pleasure having her as our property manager.

This is a very overdue praise of Ana, property manager at Rancho Meadows. Before Ana took over, the previous manager never returned my calls, despite the urgency of the nature of my messages. Since Ana took over, all of my calls and emails were returned promptly and the appropriate people were immediately dispatched to resolve my issues, particularly during rainy days with a leaky roof. Her professionalism and care are greatly appreciated. Thank you and the HOA for all the great work on the current asphalt project.

Horrible HOA service!! Spoken to Steve, Doug, and Mark. We were gone for a week out of state. Came back to one of our showers backing up. Had it snaked, used industrial drain cleaners and then had no issues. Chose not to use the shower for days anyway since we have another shower. Noticed while NOT using our water in that bathroom that water was coming UP into the shower at random times. Realizing this is not our water we called the HOA again only to be told it isnt their problem. Had to use pots to get the water out of the shower. Cleared that out and again snaked it nothing coming up. Still NOT using our shower for another week. Wake up to a flooded bathroom and hallway!! Ruining our floors!! Shower is filled with soapy dirty water but yet we havent used this shower in a week. So how is that my problem??? How is waking up to someone elses soapy water in my condo my problem? Call emergency line only to be told they don't run this place. They will pass my note along. So if theres an emergency oh well! Extremely unprofessional on such a serious matter!! These Condos are connected like apartments sharing lines ect. The issue should never be over looked!

I have been using WSR Sales and Management and am very happy with them managing my rental properties. They are responsive and have great customer service.

Kiara Gaytan was very helpful, polite and made my entire situation very easy! My grandmother passed away and her HOA payments were not made and the house was put into a lien. Kiara did everything for me to help my situation. She handled the HOA and lien payments in one phone call. I had left a voicemail for another lady regarding a lamppost issue and hadn t heard back for over a month! She was able to get me the answer in about a minute! She emailed me all the paperwork even with a breakdown of charges and highlighted and labeled them to make it easy to read! I truly appreciate her assistance during this stressful situation, she made it comfortable and worry free!

Over the past 25 years, I've owned several rental properties in Riverside county, mainly in the Moreno Valley area. In that time period, I've used several different property management companies (4) to handle my investments, much to my dismay and dissatisfaction. There was always something lacking in these PM companies.

Then I discovered WSR, who in my previous experiences , exceeded my expectations by far. No other local PM company compares or comes close! My only regret was not discovering WSR Property Management very early on. Rented a home in a nice Riverside neighborhood from these guys. Our landlord Jenny was an absolute pleasure from signing the lease to turning in our keys, addressing our every need and making sure we always received prompt service when something was amiss. WSR was the most painless renting experience of my life; we were sad to leave for LA!

WSR serves as property management company for Sunset Ridge Townhomes in Riverside, where I reside. Because we have three other automobiles in our household, I have been forced to park my old Town & Country van in the common area, where there are plenty of empty parking spaces. There are no signs prohibiting such parking. After more than a year, and without notice to me, my van disappeared. WSR had ordered it towed for "illegal" parking. For most of the past year, WSR has known who the van belongs to and what my address within the complex is. Yet they gave me no notice. They claimed the van had been parked in the same space for more than 96 hours, and that it was "inoperable". In fact, I drove the van out of the complex the day before it was taken, and was gone about two hours, as shown on security cameras. Nevertheless, WSR refuses to return my van unless I pay the towing bill. I have no choice but to sue WSR and its agents for fraudulent business practices.

We live 2,000 miles from the house we are renting out, and it is good to have a reliable company like WSR taking care of things. They found a good tenant, and have taken care of problems as they cropped up -- and there were quite a few the first year.
My only complaint is that when I signed on with them I was about to give them the names and contact info for the water, power, gas, and garbage companies, and the agent assured me that they didn't need it, they knew it all and would give the tenant the contact information for the utilities.
Over the next couple of months I continued getting water & garbage bills, and found out that the tenant had been given names of companies which did not operate in that neighborhood. I think she finally got the correct info from one of the neighbors. Basically, she was on her own finding this stuff out, although this should have been part of WSR's job.
Except for that hassle at the very beginning, I have been very happy with their service.

I have rented from from WSR for 10 yrs... for approx..8 of those yrs Mr. Cordell McDonald has been my contact and property manager...He is professional...friendly...and promptly tended to any repairs or issues we had with the property...I only moved because I bought a home out of state.. I've lived at Beale for the past 5 months, and I think it's great!Beautiful Bay Bridge views from many apartments like mine, nice amenities, friendly staff members, and a great, walk able location.I do work for UR, but I have the choice to live anywhere that I'd like, and I choose Beale.They're also planning upgrades to all of their public spaces and amenities, so that's exciting to look forward to!

I wanted to express my gratitude to our current property manager Tyler Hatch. Over the years I have been working with him he has done a good job of communing issues and project updates with us. He has been an intrical part in the completion of a number of major improvements, such roofing replacement, sealing of streets, and paint all the units at our complex. All of these projects have gone off without any issues. He continues to work with us to improve the condition of our complex.

Sarah was a life saver. We were relocating from out of state and she was so helpful in assisting us with getting a place secured prior to moving. I'm not sure what I would have done without her.

I tried to rent & even do the renovations with my own materials as a deposit on a place that has sat empty for five years. Richard denied even hearing my proposal and said "
it's easier for him to let it sit and be a tax write-off" as apposed to helping out a single dad trying to keep his head above water.

In response to your reply: first of all there would be no liability issues that we couldn't have ironed out through a contract. Second of all my family and myself have been in the trade of construction for over three generations and do very nice work no matter what aspect of the trade. Third, the owner was never contacted with my proposal I know for a fact because I never even got to finish what I was saying before I was rudely cut off. From what I have gathered and seen with my own eyes and this is just speculation. The last time wrs went into this type of arrangement with someone on this property they got dooped and that party left the place the way it looks now so with the bad taste in your mouth you voud to not let it happen again. Understandable but I am not them and this proposal is completely different.
Something that Richard mentioned to me on the phone about the place needing $15,000 worth of repairs that kind of stuck in my head so I went ahead and went on the Home Depot website and added up everything that I can possibly think of even including a new washer and dryer, water heater, sinks, faucets, the enchilada. The total came out to just under $4700.00 so I guess they are going to charge the owner $10,000 in labor. For something that I would do just to move in to the place, with comparable materials that I mostly have on hand...

As Cleaning vendors we have been working with WSR a little over 4 years now. Their top priority has always been taking care of Tenants, Property owners and their Vendors. WSR always provides the highest standard in properties and top customer service.
We frequently get to interact with many of their Property owners and very often we hear their satisfaction with WSR services all around.

Very professional, very dedicated, and willing to go the extra mile to make sure you are taken care of.

All I can say is WOW THEY ARE HORRIBLE!!! Woke up this morning to running water coming down on my brand new car from drain pipes under the condos. I went to the tenant above and they are getting water from the upstairs tenant and are not even using water in that shower. They also said that they have already informed WSR for over 2 weeks about this issue. I call them and spoke with Mark myself and his answer is "I'll forward the message...." Wow dude.... you are a go getter! She even had the maintenance guy call Steve yesterday and he said it was not their problem

I live in Villa mesa grande, and for months I have been trying to reach out to WSR to deal with some very basic hoa complaints. Tenants upstairs smoke like chimneys, and its a non smoking property. Nobody shows up to the monthly hoa meetings and frankly it seems like nobody at WSR cares about us. I have a pregnant wife, and we have people smoking us out! I cant leave my windows open more than 5 minutes! I bought the condo because it was non-smoking, and yet wsr does nothing to address my problems! I call, leave angry messages at their headquarters, and I'm very close to going out of my own way to complain in person. WSR, you suck. Why don't you have the hoa board meetings? I've been trying to go for months, and nothing! Who runs our hoa???
Update: the property manager assigned to our HOA simply disappeared. We moved to another property manager, MOIST, and they are fantastic.

Can't say enough about Sarah Ortiz. Sarah managed our property in Riverside, CA for the last 7 or 8 years and helped us through disasters (tenants damaging our property, massive roof leaks where she arranged the entire re-roofing and related repairs), then she helped us to sell our property in a very difficult family situation. Sarah's perseverance, patience, professionalism, wisdom, and guidance helped us through all the trials and tribulations of renting our property and eventually selling it. Thank you so much, Sarah! Couldn't have gotten through this without you.

My husband and I recently made our first move to a new home together. Scott Langner helped us step by step, explained the process and made sure we felt comfortable. There was a slight hiccup in our first week in the home, I texted Scott on a Sunday, and he got right backed to me and the problem was fixed that same day. And it was even Super Bowl Sunday! I m beyond happy with WSR real estate, and very happy with how Scott has helped us.

Unfortunately, our experience with WSR has been horrible. We are renting a nice home in a well sought after residential neighborhood. The home has had some issues over the year we have been here, but yet the company's approach to handling such issues is lackadaisical. If they decide to fix issues, it takes months.
My husband and I take pride in the properties we rent, and like to keep them up. But the company has other ideas in mind. They don't care if things start to fall apart, and do shoddy repair work. I happen to prefer to be home when work is to be done, but yet I am met with attitudes from the employees as if I am putting them out by asking for a time frame.
I have been spoken to and treated quite poorly by the CEO/Owner Eric Ekstrom. He even goes so far that on 2 occasions now he has threatened to try to cancel our rental agreement. Once he actually stated it over the phone, the second time was stated via email. To quote him "Mike will be contacting you regarding dissolution of the lease. This is clearly not working out for either of us and I believe it is in everyone's best interest that we part ways."
He also made it clear he would not be preforming any maintenance on the home unless it is for habitability issues. "I have instructed Mike to NOT perform any repairs on the property unless needed for habitability, health or safety."
All of our issues with the property fall under these categories, for example, rotted mildew or mold under the caulking in the shower and around the base of the shower, shaky stair bannisters, a water heater that has needed to be repaired twice in one year, and which the gas company and a plumber stated needed to be replaced.
He has also stated he is best friends with the owner of the property, and I feel he has his friends finances in mind, more so than keeping the property well maintained.
Unless you are willing to deal with unprofessional service, I would look else where.

We are new to this property management as tenants and I can say I am so thankful to have found them. Sarah Ortiz is my property manager and she has been attentive and replies within the same day to any inquiries. I feel so thrilled to embark on this new journey with them as we have had our share of nightmare rental managers. I d highly recommend my property manager and this office to anyone looking for a new home !
