I am new to renting homes as an investor. Having Texas Renters makes this so much easier for me. Not sure I could do this without them given my random travel schedule. It's fully worth the fee both for the management and the accounting. Makes doing taxes easier as well. I have reccomended several people to them.

Promptly after this review, I will be taking my claim to the better business bureau. This company does not abide by the Texas Property Codes. It seems as though I will be having to hire a lawyer to get my deposit back. The home we rented was taken care of. They are trying to keep almost $2,000 for false claims of damage and steam cleaning which is normal wear and tear. Avoid this company at all costs. The five star reviews are incentives for lying about the service received from them. Do not use this crooked company to lease your home and do not lease a home through them if you're looking.

I have a few properties managed by Texas Renters. There was a problem with the AC at one of those properties. Texas Renters called me, and I contacted my favorite AC vendor, Cool Care, and they took care of the problem. When the work was done, Aria with Texas Renters called me again to let me know the work was done and the tenant was happy. Thank you Texas Renters.

Early Sunday morning (12:30am) I was awakened from a leak in the ceiling. I contacted the after hours number. Left information on what was going on and waited for a call back. Shortly thereafter I was contacted by text from Natalie. She asked me some more Shortly questions and then attempted to call some plumbers. She wasn't getting a call back and she was concerned that I would have to stay up all night watching it. She texted me some suggestions and told me she would start calling around 6 to find a plumber. As promised she contacted me at 6 to see how I was doing and to let me know she was contacting the plumbers. She finally got someone and told them to contact me to let me know they were on the way. In the end she got a great contractor. They fixed the leak and the hole so we were up and running within 5 hours. But I appreciated her constantly following up to see how I was; how the repairs were coming and whether I was pleased to the plumbers work. Thanks to Natalie!!

I live in a rented town home through Texas Renters...

I live in a rented town home through Texas Renters. Around 8 pm My A/C went out so I hurried and called their emergency maintenance. I explained to them the issue and that I had 2 month old baby so the sooner the better. They reassured me that maintenance would be out to fix it. They kept in contact with me through out the evening and notified me when maintenance was on his way and checked in after it was fixed. By 10 pm my A/C was back on! Jessica was extremely polite and seemed just as concerned as I was! She even kept checking on my baby. Best customer service I've ever had hands down.

AWFUL! Can't ever get their crap together. Unorganized, charge for the craziest things. There are a couple of ladies in the office that are very helpful but overall horrible experience EVERY SINGLE MONTH since we've had to deal with them. Luckily the owner of our house was able to fix things but thankfully we're moving!

I give Every client 100% of all my efforts! I'm certainly not a Realtor that looks at compensation for me. I always put my client first. Pretty SAD to find out this company pays it's buyers Realtor almost half of what other brokers pay. I still work the same, not sure why they have the right to cut my paycheck. I will Pray from now on that my client chooses a different broker.
Otherwise, took a bit too long for my client to hear from the broker and I wasn't included in any correspondence prior to them being accepted. My client wasn't very impressed with that either.
Also thought it against the law to offer $$ for reviews....I will not be asking for my $25 Thank you anyway!

Great Professional Customer Service Support: I had a question and a concern, I called the office, Manuel Garcia answered my call, took all my information with great patience, said he will look into right away and follow up with me. He return my call in a short time with all information and explained whom he talk to and what was said. All my questions and concerns were answered. I really appreciate the rapid follow up from Manuel, enjoyed talking to him, he provided great customer service and great support.

Currently renting a townhouse through Texas Renters and have had issue with unwanted pest. Taj helped me working with the owner in getting a vendor out to take of the issue. Although she no longer needs to be in the loop of the work, she still told me to reach out to her no matter what if I need help. I really like that she is willing to help even if she no longer has to.

Texas Renters LLC is a company of evil crooks who don't even pretend to care about treating their tenants with respect. I'm not going to go into detail, as other reviews indicate this company will retaliate and try to intimidate you if you leave a bad review. But trust me, you don't want to get involved with this shady outfit. They'll screw you and cheat you out of money every chance they get. They hire crackerjack companies to do repairs, poorly and ineffectively, I guess because they don't want to pay a legitimate company to do proper work. The house I'm renting looked OK at first glance, but with every day it becomes more apparent that the house is falling apart with major problems.

All you have to do is look right here on Google Reviews at the company's curt, rude responses to tenant's reviews to see that they don't have the foggiest clue about good customer service. They even publish their rude, insulting review responses right here for the whole world to see! So just imagine what kind of abuse they pull behind closed doors.

Every time another repair has to be done, the owner Sam Upchurch sends you an auto-email saying if you have any issues, reply to the message and he'll deal with it. You can reply till the cows come home - he'll never answer like he said he would because he doesn't care a bit about you, just about the MONEY.

This company deserves to fail. Hopefully one day a big class action lawsuit about their many egregious abuses takes them down.

They have been so awesome with getting everything fixed within the first week of moving in. the home needed a stove and a hot water tank they had them both delivered and installed within a matter of days. I love my home and I love how easy the rental process was and not to mention the fast response time from everyone on the team my emails were always answered within a few hours. I will be a long time renter with this company.

Pay attention to the reviews people! I have called and emailed to schedule an appointment to view one of their homes listed that is vacant. I have cash on hand ready to get things moving. No one has gotten back to me!? I ve have never had to chase an agent to give them my business/money. This is crazy! I feel bad for the actual owner of the house who is losing money because these people never follow up. I called all of the numbers they have listed and the same girl answered asking me for my name, number then she tells me the agent is on another call or in a meeting and that someone will call me back. Which hasn t happened after 3 days of me calling. If this is a glimpse of how they manage tenants then this headache isn t worth my time

I called, my legal name is Ileana Alvarez and I even told the girl that answered the phone that I was gonna write a review and to tell the agent that never got back to me to call me back. She supposedly took my information every single time I ve called and said the agent was going to get back to me. (Which never happened) I even told her is there any one else that can help me. She said no. Even after I voiced my mind about the lack of service and my feeling for writing a negative review about my experience, no one has gotten back to me.

The house listed is still there. I was only trying to get help viewing it to see the size of the master bedroom to apply immediately and pay deposit and first months rent.

You respond faster to your reviews than your employees answer the phone or emails. I would love to update my review if I can get the help I need. Anyway you can help me. I appreciate it.

I've been a tenant at one of Texas Renters rentals for a little over 3 years now. Recently, I had an urgent maintenance issue that I submitted a repair request late last Friday evening thinking they'd at least address it by Monday morning. But no! Erin, with Texas Renters, called me first thing Saturday morning! As shocked as I was to have someone call me during the weekend regarding a maintenance request, I was extremely grateful! And to make things even better, they sent someone out to repair the issue within a couple hours! The vendor they sent was extremely professional and quick! Then, Erin even called me afterwards to ensure that the issue had been resolved and that I was satisfied! Thank you Texas Renters!! And thank you Erin!!

Great customer service is a MUST! I have never called customer service and been treated disrespectfully or in a negative way. They are always nice and professional. If they don't have the answer at that moment, I can rest assured that they will call back with the answer for me. In 3 yrs I can honestly say that renting this property through TR was a great choice for us!

I can not give this company not even a star. They are ungodly just right down crooks. I would not rent from these people if they where the last on earth. Please whoever starts a lawsuit against this company I will join any day. And for all of you home owners you better think twice about who you are really dealing with no matter if you are paying them for selling or paying them to manage your home Please DO NOT CHOOSE THIS ONE. Toward Texas Renters you are lying the conditions of the house what really you spot painted the house. You made the walls have different colors. You stole our deposit money to repaint the house you spot painted. And not only that you never fixed anything without us paying you first. I have before and after pictures myself and will guarantee if God is my witness I will win in court. And one last thing the carpet was filthy. You called someone out to clean it but that did no good that is the reason for us not moving in on the day we where suppose to. You never fixed the gate at the back. They proceeded to attach an $8000 charge to my account on 6/8/2020 and sent another pay rent or quit property. I am not paying $8475, I did nothing wrong but ask that they allow showings to occur from 5pm on weekdays and 12 pm on weekends during a pandemic and with an immunocompromised child. They are harassing me and causing me undue stress.
I have asked Sam Upchurch for the owners name and either a PO Box or street address...He gave me the name and the address in which I reside(d). I advised him that I do not need public records, but an actual address that would enable communication via mail (this is the law, btw). He advised me that I signed the lease that states I cannot contact the owner, in doing so I would be fined $500. I then advised him that when the lease agreement is in contradiction with the law, the law supersedes said agreement. I requested this information on 6/9/2020.

On 6/10/2020 I requested close out information as well as a walkthrough time. No response from them.

Unbeknownst to me, they then filed an eviction against me on 6/12/2020...although my lease expires 6/23/2020 and I have paid the appropriate rent from 6/1-6/23. I found out about this while looking at public records, concerning my current divorce, on or around 6/16/2020. They claim that I refused to leave the home. Yes, I refused to leave when they sent that first pay rent or quit...I refused to leave because rent was paid for until 6/23. I did move out on 6/23, per our lease end date. In fact, when this entire thing started, I wanted to move out before June 1st. However, I felt maybe I was over reacting...even considering all they had already done...I felt if I were to leave they would come after me for breaking the lease. So I stayed, only to be sued as a form of retaliation...for speaking up, for posting my original review.

The eviction is based on arbitrary fees they have added to my account. I do need to add that they have found a new tenant as I have left the home for showings. With that being said, the home is in tip top form, if it were not, no one would agree to move in...

I am attaching this review because I feel it is the honest and truthful thing to do. If this company could do this to me after 3 years of no issue, treat me so callously during a life threatening pandemic, they could do anything to anyone. That is what I truly feel. Now, if they did not want me to stay past my lease agreement on a month to month basis, I understand, that is their right...I still have the ability to ask...the only thing they could do to me is say no. That is how I looked at it.

I have hired an attorney to deal with this matter, save yourself the hassle in having to deal with this entity. Also, if you're looking for the real reviews...they are on Yelp. Most of the reviews on google are those who have received a $25 gift card, I have even seen one from an employee...Manuel Garcia. Yelp reviewers are truthful about their experiences with this company.

On October 29th I put in a work order through the Texas Renters website. Not too long after I received a call from Zahra confirming the work order and informed me that everything will be taking care of the same day between 1pm and 3 and that she will give me a call 30 to 40 minutes before the technician arrived. She did exactly that. She was very professional and consistent from the very beginning. I've been at this residents for 2 1/2 years and never received efficient fast service like this when I put in a work order. Thank you so much Zhara

She was patient and made sure she got an understanding of the details. I placed the call on New Year s Eve and a contractor was at my house on the 2nd of January. I can speak as a renter and for the property owner...

I can speak as a renter and for the property owner when I say this is a terrible company. We paid on time every time and we were quite patient when it came to things being repaired. Nothing was ever repaired on time(dishwasher, washing machine, fridge over 3 years). We notified them three months ahead of time that we were moving to Seattle, we told them we would pay rent and keep the lights on for the duration of our lease even though we would be moving out a month early. We pay our debts fair and square. We asked for a walk through before we left but they refused to give us one saying we would need to return at the end of our lease if we wanted one. We thought this was ridiculous and wrote a bad review of them on yelp and google. The owner of Texas renters then called and threatened us with legal action(lies) if we didn't take it down. We took the reviews down because we just wanted to move with no problems. We weren't going to fly back across the country for the walk through, but we cleaned the house well and took pictures, no damage outside of normal wear and tear.

Two months later we get emails saying the wood floors were ruined, but they couldn't tell us how or why or when they were ruined. Not even the cause. They were absolutely fine when we left. Still have no clue what happened. Since they didn't do their due diligence in assuring we had renters insurance, we had none, they tried to come after us for the damaged floor. However we had a paper trail, pictures and videos showing how we left the home. They did keep our deposit.

We felt bad for the property owner. We had developed a relationship with him because he would be the one to come and repair things. He got stuck with fixing whatever happened to those floors. His and our troubles were a direct result of Texas Renters poor management, had they insured their renters had insurance, and granted a walk through these problems would not have occurred. And boy were they smug and and rude about it. People pay them to manage their properties and they don't do a good job at it at all. The property owner voiced his frustrations with them often, he felt like they were just middle men that did nothing but take his money and he got little value out of the service.

Worst company to deal with, they don t return phone calls. This is my second house with them but I m really regretting it. The first house we rented- we did exactly what was on the moving checklist. Still charged me almost $1500 and now anytime I try reaching out to the staff or leave a message they NEVER EVER return my call. I don t recommend this company to anyone. The front desk help Ali who was very nice and great at returning calls - they fired her.

I am utterly dissatisfied with the way Texas Renters treated us in a recent application process.

My family and I recently relocated to Houston due to a job change and found a property managed by Texas Renters to rent. We submitted our application for review, meeting all of the standard requirements of credit score, income and background check. In the initial application we were asked a series of question about our pets. We have Cocker Spaniel just over 20 lbs and a house cat. They asked us for breed, color, weight and a few other question. It was fully communicated the information about our pets.

We continued on through two more steps and received an email that stated, "I have received all the documents and everything looks great!". Later in the email they asked us for photos of our pets, which we sent. Up to this point we have every reason to believe that we are on par to get this rental, especially when we are told that "everything looks great". Mind you, this statement was made knowing our pet situation.

We get an email back the following day telling us that owner of the property has rejected our pets and rejected our application, then we find out about the same time they received another application in on the house. We were caught off guard, especially when the previous day "everything was fine", including our pets. The property is also listed as pet friendly. Now everything is not fine. In an attempt to still secure the house, we get a letter from our previous landlord and send a letter ourselves asking to be reconsidered. It took almost 3 days to hear back from them, and they didn't even attempt to contact us. Our realtor had to contact them to confirm that we were not getting the house.

This was such an underhanded move by Texas Renters. Either they didn't know what the owner of their property wanted in a renter and in doing so misrepresented their client or they knew their client did not want pets and intentionally allowed us to apply so they could take our NONREFUNDABLE application fees.

To make matters worse, we are moving 12 hours away from our previous home and after 4 days of looking at homes, we narrowed our search down to 2 homes. This home was one of them. We chose poorly. By the time we found out we could not have this home, the other home was rented. They could have told us from the beginning that we would not get the home due to our pets, but instead Texas Renters chose to waste our time and money and, in doing so, cause us to miss out on the other option for a rental.

Now we are starting from the beginning again, looking for a house having lost almost an entire week of searching because we submitted our initial application on 12/31/14 and received the new of our rejection on Jan 7. When you are looking for a home for your family a weeks delay is unacceptable.

We are so utterly disappointed by our experience with Texas Renters that will never work with them again.

I now have multiple properties with them and plan on adding several more. This is an excellent company to partner with and I highly suggest anyone considering renting a property consider them as the experts you need working with you.

The application process was easy and can be done online. Communication was good. Being it was my first time renting a house, I had several questions as to what was my responsibility vs the landlord and things I needed to get done. It s different than being in an apartment but all my questions and emails were replied to in a timely manner. I was provided a copy of every verification form submitted to kept me in the know of what was good on. Very easy an efficient process.

Texas Renters has provided great property management services. For the services they provide and the costs they charge it s a great deal. They rented our property, arranged everything, represent me during the process, and have all the documentation online in their portal. This has been a great relationship and allows my family to incorporate the rental property in our retirement portfolio. I really appreciate the owner, Sam Upchurch, personally being a part of the process and highly recommend Texas Renters.

Even though Julia is in the marketing department she is willing to be a point of contact for me when I need updates and such. She has great follow through and is very pleasant to deal with.

If you are moving from out of state beware! I'm moving from out of state to Texas and needed some flexibility with picking up the keys to the house, but they will not help at all! They are open from 8:30 to 5:30 Monday through Friday. If you can't make those hours then you are SOL!

There are A LOT of renting companies in Texas so don't go with this one!!!!!! I wish I could put no stars, this company has NO idea what they're doing. They will get you in a lease and right when it's up try to snag all of your money up and if you don't pay them for the stuff theyre charging (THATS NOT EVEN ON THE LEASE) they'll try to take your deposit
They tried charging us 100$ for each person we said couldn't view the house (even when were living there full time) it took them two weeks to get it sold, so we did not hurt them in the process of saying no to the request. We get emails from them every day still saying we owe them 1,200 dollars, which is harassment. I would never wish this upon anyone and apparently they do this a lot.
They also never fixed anything they came to fix (which we had to pay 75$ each time to get them to come out) this was a horrible renting experience and I hope no one else will have to go through this

I am a home owner that has started building a rental business. I recently switched management of one of my homes to Texas Renters. Andrea was my leasing agent. She met me at the house prior to make ready immediately after the home became available. She suggested rental rates and she agreed that we should be able to lease quickly based on our agreed upon price. Andrea was professional, timely in her responses and was in general a nice person. The home was leased with a quality tenant 19 days after it went on the market. Note that the property went on the market on New Years day. I was very concerned about trying to rent a property at this time of the year. Thank you Texas Renters.

Communication was clear and concise using the portal and once a technician was assigned he called me to schedule a convenient time for me. Alex was fantastic and did a great job repairing the plumbing issue and the ceiling drywall. I can't even tell there was a water leak. Great job all the way around!!

I've been with Texas Renters for 5 years now and 2 different properties, the staff is very nice and helpful. Whenever I submit a maintenance request, it is addressed immediately, and they continue to follow up with you through completion of the repairs. I have never had any complaint with the company and I highly recommend for your leasing or purchasing needs.

They are our current property management and they have been very helpful. If you explain what s going on and what issues you re having, they ll do what s necessary to help you. We ve been renting through them for a little over a year and I can t say it s been a bad experience. No company is perfect but they ve done their part and helped me with everything I ve asked.

I'm a realtor and found a spot for my clients in one of their properties. When I mentioned I hadn't received my commission, they drove same day to hand deliver the check. I appreciated that much more than they know! They've got great customer service and are always willing to work with you. Highly recommend! Great communication is hard to find.

We have been dealing with them for 2 months. At first they were great and responded to all requests in a timely matter. However, recently we have been dealing with an issue and are constantly being sent to voicemail and not having a person respond to emergency service issues for over 24 hours. Would not recommend this company for any homeowner or rental agency

My boyfriend & I rented a home from this company f...

My boyfriend & I rented a home from this company from 2017-2018. We had many issues. We would receive an email telling us that an inspector was to come out to the house many times after he had already arrived. If you re fresh out of the shower & someone is walking into your house with a key.. you could see how this could become a problem. This also happened with a photographer coming out to photograph the house, they gave us a day (no time) & said they would call to confirm. Never did.
Photographer shows up unannounced.
Prior to this, after month of us living In the home. They decided to then change the locks. Charging us $54 inconvenience fee because we couldn t make it back to the house from work for the locks to be changed. Then stacked on a late fee of a total $335 even when there wasn t a due date. They did take care of the late fee though.
It s like being a stranger in your own home.
I feel like the office overwhelmed & unorganized. Seems like just a few people operate many homes.

Besides being miserable here, I give three stars & not zero because Jamie did give her cell phone number to me to try to help as much as possible & she nearly responded every time. Usually apologizing for whatever the miscommunication was.. super understanding.

I also received my full $1,250 deposit back which is awesome.

I also find it highly unprofessional & disrespectful how they respond back to the negative reviews, posting their tenants personal business on social media.

I just wish I d read these reviews prior to moving.
