Horrible customer. I ve been going back and forth with the property manager for my BOD s contact information as well as a supervisor in the office to no avail. They blatantly lied and said they didn t get information from me when one, I have the forms from them on their letter head in my possession, and I never would have received that document from them had I not given the information amd two, I have a confirmation. It s been so stressful so I just gave up. BBB and news entities really need to look into these businesses.

Rapid response, listened intently, very supportive with great customer service. Bill Didden, our community's association manager, had a far superior response to our condo community's needs. We're lucky to have him.
You guys definitely have favorites in your homeownership. It is a shame and a disgrace that you have not honored ALL of your homeowners fairly and impartially. I will be petitioning the neighbors to get you dismissed from you duties since you perform them so poorly.
TO be totally, 100% honest, I believe Summit did an outstanding job in overseeing that our asphalt job was done and correct. The fact that plenty of notice was given was spectacular and didn't inconvenience me not one bit. Great Professionalism.
Does not abide by the bylaws/ccrs! Picks and chooses whom they want to deal with in the communities. Formulates friendships with ineffective BoD members and contractors. Not fair to all of their customers! Probably will never return your emails or phone calls. Very poor ran company in general
More like Slum it Management. You get free heat in the summer and free A/C in the winter. The "community manager" will never return your calls and they take their sweet time repairing anything. We had the washers and dryers replaced in our building and all but 1 broke within the first 2 weeks. They are still broken and don't seem to be getting fixed anytime soon. Avoid doing business with these crooks at all cost.
I'm a homeowner who lives across the street from one of SMS's properties, and have contacted Haura at SMS several times over the past couple of years to report the existence of broken fence rails. Each time SMS has responded promptly to my report, and has sent someone out the very next day to repair the damaged rails. I consider this to be exemplary service, made even more impressive by the fact that I'm not one of their residents!
Great to have a live person who is helpful and responsive answering the phone. The customer service rep, was courteous and respectful and was a huge help with my questions. As a new homeowner, that has lived in associations before, this is a refreshing change. Kudos to Summit.
Working with the team at Summit Management Services has been great. I worked closely with Nicole Malki and team, and the attention and service received was prompt and well done. I highly recommend working with Summit for all of your HOA and related needs.

Your knowledge and ability to budget has allowed us to turn this once poor, run-down community into a place where people want to live. Getting Summit on board as our Management Company was the first phase of making this happen and then getting you as our Property Manager has allowed our little community to flourish. I Like nothing about this establishment. Horrible snow response. Absurd late fees and attorney fees. Horrible yard keep up. Playground is a mess and dangerous to kids. Trash cans are broken. As of now, After the heavy snowfall nobody has been able to move their cars. No plowing for the Lakecrest community
If you would like a property management company that will respond timely and protect your investment, look elsewhere. The community manager wouldn't respond to the issue until the President June Jackson went over to them. There has been water intrusion issues for over 2 weeks, and the property manager still has not shown up to look assess the damage/fix the problem. I implore potential clients to seek management elsewhere, unless you are okay with a management firm that will sure decrease your value.
I wanted to thank Summit for the last 9 months with Summit Management has been an incredible. We love Rhonda and appreciate her knowledge, professionalism, organization, personality and quick response to our community. After 9 years of being ignored by other management companies, it is amazing how far we have come in 9 months! Thank you!
Summit Management has made great changes over the last coupe months at Sligo. We have different managers but recent service has been a big change. Finally a rodent service for the building has been done after so long of an issue. I was able to communicate with the office and Haura Marafie easily and fast, She is always very helpful.thank you summit management for resolving long over due issues.
I loves me some Summit Management, I been with the management company for 7 years. They re the most professional management company I have worked along side of. Their staff is very professional, their guidance on HOA matters are on point. Being under their management has brought our association along way. I m proud to be apart of the Summit Management team.
DO NOT RENT from this management group. This review has one star only because it wouldn't let me post it with a zero. This has become the worst experience I've ever had. The management here is at best, non-existent and inept, at worst incompetent, and indifferent to it's renters. This used to be a nice place to live. They call them luxury apartments but they are not. If you thought paying extra money would provide you with a safe, quiet place to live, you would be wrong. The current management is more concerned with high $$ short leases and turnover. They care nothing about existing residents. The will not address any issues to existing tenants, so you will be paying a fortune to live in a obnoxious community. Basically, you get to pay for their complete lack of judgement or due diligence to background checks. The police are here constantly now. Without proper management, places like this are simply not worth the money. They have absolutely no checks and balances and the place is overrun with bad elements that cause problems for everyone else. The management is all about collecting the $$ and they will let anyone in, which leads to crime, noise and dissatisfied residents. It's really a shame because it wasn't like this before. However they are constantly changing management and what they have now are people that simply there to take your money. It's become a zoo and no one cares. If you think living here and paying the premium price will afford you better living, it simply isn't true. Find a house, rent a condo, do anything but avoid this place. Once you're here, you can't get out without paying a huge price tag. It is in short, a trap in every sense of the word and to be avoided at all costs. I would advise you to listen to the ones that had paid the price already.
The worst business ever! All they do is collect money and do not address problems. The staff they hire is rude and unprofessional. They forget that a management office works for the owners and not the other way around. They do not address matters within a reasonable amount of time. Speak down or over talk you. Owners beware. Always away from the desk and use caller ID to ask ""Did you call the office?" Calling their headquarters is just as bad. Choose someone else to run your condo association.
This property management company is neither timely nor responsive. Our current property manager Dave S. Doesn't seem to care about the community that I reside in. He isn't responsive to my emails about problems that we have. Nor does the President of Summit June. She has even hung up on me in the past. When I called back a minute later she was conveniently out of the office. I saw her later a one of our quarterly board meetings and brought it up and she lied in front of everyone saying that I didn't call back. Dave S. also doesn't pay attention to detail when it comes to important matters. Especially in the meetings when working with our board and other residents. I wish that this company worked more like a business and less like an annoying college roommate. Good luck to anyone else who may have a run in with Summit!
What I really love is that they were and are accessible after hours! I had an inconvenience and the manager on call addressed my emergency VERY quickly to minimize any amount of damage from occurring! Now that's what I call being PROFESSIONAL!
Since our HOA moved to Summit Management, I have never felt more confident that things were getting done right and in a timely manor. Our Rep Nicole Malki is doing an amazing job and responds quickly when any issues arise... great communication!
If only they had a zero star option. All they want is your money and have no compassion or understanding for homeowners. There's a reason why they put people in charge making $8 an hour for this job. It's a shame how no one cares about people anymore.
Our condo association switched to Summit 2 years ago and we are delighted with the service we receive. They go over an d above our expectations on everything we ask of them. Their response time is almost immediate and their management of the sub contractors we use is excellent. They ave saved us money on every project and their accounting system and reports are extremely helpful. They are very profession and friendly and I recommend them highly.
We changed to SMS about 2 years ago, and you can definitely tell! Nicole Malki is our property manager and she likes to get things done. She is prompt and direct to the point, just the way I like it. No need for beating around the bush, just say it. She stays on top of things and since they have taken over, our community is headed back to the condition it was in prior to our last management company. I don't remember them ever doing requesting inspections, which was not the normal. Now that we require them some have pushed back, but the point is to maintain the buildings and units to decrease probability of issues arising from lack of upkeep! Thank you Nicole for actually caring... ..it shows in ALL that you try to get done on behalf of the Homeowners. We appreciate it!
Thank you! Summit immediately responded to a late night emergency and mobilized to take corrective action before any serious damage occurred. They have always been responsive and have been an asset to our Association.
This is in reference to my boyfriends condominium issues at Greenbelt Village in Maryland:
We have had a poor experience thus far with Summit Management at Greenbelt Village condominiums. I have specifically only interacted with Ms. Princess Winston the past 5 months. I have had rodents in my attic and a hole in the siding that I discovered after moving in 5 months ago, and after many MANY back and forth emails and phone calls with Ms. Winston who responds very late or sometimes not at all has left me with many issues that are unresolved. My first email concerning the removal of the animals in addition to repairing the siding on my unit was sent on the 29th of December, 2017. There is a hole in the siding approximately 5 inches in diameter located directly under the corner of the roof, just outside the screened in patio.
I have since waited for any type of follow up Summit Management, which I did not receive. I contacted Ms. Winston by telephone and by email over a course of 5 months, many with photographs of the animals point of entry and a request for a plan of action from the management's office. Since then two different pest control companies have come by, often without warning or confirming an appointment, and have both stated they wouldn't be able to access the entry point for the rodents. When I attempt to report this information back to Ms. Winston, I either get no response or vague inaction.
Ms. Winston responded the day after, stating that she would contact the company Economy, another pest control company. After speaking with a representative from Economy, the representative stated that they too would be unable to repair the hole and trap the animal.
Overall, this entire situation had been incredibly frustrating, cumbersome, and futile as Summit Management has been unable to come to a resolution for my concerns. Their responses (or lack thereof) are wholly inadequate. Summit Management should have handled all the issues mentioned above in less than a week. That is the entire point of a management company.
The lack of response/follow-through from Summit Management after 5 months of inaction leads me to believe that these issues are unimportant to Ms. Winston and Summit Management, and although I can appreciate a level of prioritization when dealing with condominium/tenant issues, and I can also understand they may have other priorities, it is absolutely ridiculous that this has taken so long. As a new homeowner and member of your company s HOA, I m not impressed.
I am seriously concerned about potential damage to the frame, insulation, wiring, drywall, ceiling, etc. of the home, and this should be yours and Summit Management s serious concern as well. After more than 5 months of the attic being exposed to the elements, and having an unknown number of squirrels (possibly rodents/birds) nesting, birthing, chewing and defecating in the attic, it seems very likely that the condition of the attic will increasingly deteriorate.
Can't get assessment information online, so there's no way to tell exactly how much you owe. Every month I overpay because I have no idea how much I owe. When you call they transfer you to another department that goes straight to voice mail, even though it's during business hours. I've been divorced for 5 years and had my title and mortgage redone, and yet they refuse to take my ex husband's name off the account. Terrible customer service. There really isn't anything good that can be said about this company.
I'm afraid I'm going to have to change my review because things have gone downhill with increasing speed in the last year and a half. Communication issues persist, whether it is the request website being down or not getting a reply from a building manager on major problems - like consistently beeping and damaged smoke alarms in common areas. We are incredibly dissatisfied in the lack of movement and general lack of any sense of urgency in this company. We can't wait to be done with them.

My husband and I own a condo in Takoma Park that we bought before the crash and the building still has not recovered. Our jobs took us elsewhere, so we are reluctant landlords trying to do the best we can. When issues come up, like a leaky ceiling, how do we know if it's up to us or the person upstairs to take a look? Maria coordinates this effectively. She has an excellent understanding of the property and the laws that govern the condo association and she works directly with the board to solve problems. It's important to remember to use the request form on the website for the fastest responses. Sometimes we wonder how Maria does all that she does - she manages 11 properties! - but in any case, we're grateful!
I have one thing to say, is poor customer service quality. The community manager should learn to be courteous, polite, and punctual, when dealing with clients and homeowners. She lacks proper communication skills when addressing a concern and complaints. As a homeowner, I would have to disagree that this is a good management company.
Summit Management has been fantastic. They are very responsive to the needs of the Community. Maria Farias has been beyond what any past property manager has offered. She is totally aware of everything going on and needs of the Community. I am a Board member and work with Summit on a daily basis. Excellent company. I highly recommend.
Terrible customer service and negligent management that lead to costly damages. They had a dead tree on their property for 2 years and instead of removing it, they simply trimmed the branches over and over again. Eventually, it fell into two residential properties, causing significant damage to both. Thankfully, no one was hurt.
After what seemed like a small lifetime we were finally bailed out of the snow. Huge front loader came in. But kudos to the gentleman in the in the MEAD company truck who came in and saved the day. He lives here and we thank him.
I must say that my interaction with Nicol Malki and other employees of Summit Management Services (SMS) Inc. has been nothing but positive and professional. Of particular note was my inquiry to obtain referrals for routine service to my condo and without fail, Ms. Malki provided timely feedback that allowed me to make informed decisions to maintain upkeep if my condo. Additionally, when I advised her of issues occurring on the property, she did the necessary research and took action that lead to the resolution of issues and for this, I am forever grateful. All and all, I am been very pleased with the services provided by Ms. Malki and the team at SMS Inc. Keep up the good work! Felicia P.
Our manager Tershia Knight is awesome and she is very dedicated to her client. Any problem we have she is dedicated to resolving it quickly. She keeps you updated on all situations concerning the owners and property. She is a pleasure to work with.
Mailboxes broken for more than FOUR months. In fact, a mail person was almost injured because Summit did not place notice on broken boxes-- exposing owners to liability!! Summit unresponsive and even RUDE. All four buildings in the complex have a secure front door. My building door was broken and promises a new door never materialized. Again exposing owners and tenants to danger and liability. After months of a broken front door, a quick fix was made.
