One of the smartest things we ever did was to use Smart Choice Realty to sell our house. It sold in one week and we were very happy with the entire experience. I admit to being hesitant at first over the flat fee aspect, and when I understood how much money we stood to save I thought there was probably some catch at some point. But I was wrong - there is no catch at all and the service we received from Samara and team was incredible.
Samara sat down and took time to explain the process of selling our home, helped us stage it - and because we were in a rush she had our house on the market within 48 hours of the initial meeting, and the pictures she put on the internet for our posting were phenomenal. When we decided to move closer to family, we had the tough choice of who to call to sell our home. We were recommended to Samara and Smart Choice by our lender, Michael Martin (Martin Mortgage Group) with Fairway Independent Mortgage Corp, so we knew had to be great. We weren't disappointed. She did a complete walk through of our house, told us what to focus on fixing and how to stage our house for showings. When we got our home listed we had an offer in 24 hours on a Saturday morning. Samara recommended letting the weekend finish before making the jump and she was right. By Sunday night, we had 6 offers on our home! No open house required, just simple showings of our home. The entire process was pain free. Her closing coordinator, Lisa, helped us deal with sellers who were requesting more than we could handle and never made us feel like we were a hassle and understood we were only trying to make the best choice for our family. In the end we were able to make one best for everyone involved. We had a quick and painless closing and in a few weeks after closing, Smart Choice followed up to be sure were settling into our new home nicely. Smart Choice was the best choice we've made. We bought a house and quickly outgrew it - too quickly. We knew we would lose money because of the quick turnaround, but we couldn't stay in the at house even a few more months. Looking for options, we found Smart Choice and thought we'd go for it. Since we were buying and selling, Samara and Mark Davison came out to the house to talk to us about our plans for selling and buying. We knew the house needed to be tip-top shape and already had plans to fix certain items. Samara was excellent about telling us exactly what she thought we should do to get the place sold. The professional photos turned out great. Samara worked with us to get the place listed while we were on a 4 day vacation. This allowed lots of showings with no kids or dogs to contend with. We sold it in 3 days and had multiple offers. I don't think we could have gotten a better sale price - and we saved thousands of dollars by listing with Smart Choice. We ended up NOT losing money despite the quick re-sell and tons of money we put into the house! Amazing! There were a few occasions where I wished for a tad bit more email communication, but honestly, I think that was mostly out of my own anxiety regarding selling the house. Samara is fantastic! Full service selling services including MLS listing at less than 30% of the full price realtors. Most discount brokers list you and then you never hear from them again. Smart Choice treats you as well as any full service realtor, helps you stage your house, take pictures, installs a lock box, sign in the yard, the whole deal. They also coordinate showiings like any other realtor. They've helped me sell two houses now, and I've saved almost $20K. What could be better than that?

As a seller, this was the way to go. Samara and Lisa were outstanding in every way. From the listing appointment through closing they provided excellent service. They took great photos, were very response when contacted, and facilitated a sale and signed contract within days. Bottom line: We saved a lot of money and were 100% satisfied.
Finally a real estate agent that's keeping up with technology and charges reasonably instead of gouging you using an outdated business model. Samara and Jessica were meticulous and did everything an agent that charges you a percentage would do but did it for a reasonable flat fee. Hope to see more agents adopt this model in the future.
USING SMART CHOICE REALTY IS NOT A SMART CHOICE!
I am posting this complaint to help all future real estate buyers and sellers avoid the stress and incompetence that I experienced with Smart Choice Realty. As I prepared to sell my home, I interviewed three different real estate companies to represent the sale. During that selection process I met Angie Bagley of Smart Choice and was impressed with her knowledge and professionalism. I selected Smart Choice to sell my home for me because of Angie.
Just prior to putting up the for sale sign, I got a call form Samara Presley, owner of Smart Choice Realty, to let me know Angie was no longer part of the sales team and that she would be coordinating the sale process. The phone call from Samara was the beginning of the nightmare for me. My house was listed on the MLS on !0/26/18 and the first showing was 10/29/18. I had more than13 showings that day but never got a phone call from my broker. I had over 45 showings of my home prior to 11/17/18 and never heard a word from my agent. I later found out that she was on vacation. She did not return my calls and was absolutely no help during the showing process or the negotiations for the repair list that came from the home inspections. All she did was call to discuss the two contracts that had been presented. Samara was out of touch and unsupportive at the most critical times of the sales process. In fact, to this day, I have never met Samara Presley in person. What kind of agent acts like that?
The story gets worse. It seems that Samara Presley did not want to be bothered with the sale of my home. Someone, perhaps Samara, gave my phone number to the buyer s agent Jenny Hensley, and told her to call me directly. Jenny called me several times to discuss the deal and the punch list items from the inspection. I have never heard of such a thing! In fact, I believe it violates several real estate laws. It is also unethical. The situation was so bad that the closing attorney apologized to me for the behavior of the Samara Presley and Smart Choice. I have discussed the issue with a real estate attorney who recommended I speak to a well-known real estate expert who teaches real estate classes and knows the finest details of the law. Thankfully, I know this person and I am meeting with him later this month to further discuss this case.
My strongest recommendation to you is DO NOT USE SMART CHOICE REALTY TO BUY OR SELL A HOUSE. I urge you to read the other reviews about SMART CHOICE and you will see that mine is not the first time that Samara Presley has ignored her clients and failed to return phone calls at critical times.

Selling-Jo Ann was professional, knowledgeable and very patient from the first email that she sent me. Her true knowledge and experience really presented itself after we received an offer on our home. She went above and beyond to get the deal done.
Buying- Tracy was amazing in every way. First of all, she lives about an hour away from us but it was never an issue. She would show us any house that we wanted to see and always showed up prepared with a smile on her face and on time. She was always available to answer questions, do research, provide moral support, or just listen when the process of selling and buying a new home became overwhelming. When we finally found THE house she actually showed it to us on a day that she was supposed to be off. She wrote up the contract and submitted it just minutes before walking out her door for a very important life event. She made a very stressful process fun. Her wit and sense of humor are always on point and you can feel that she actually cares about your family and your future.

We recently used Samara and Smart Choice Realty to sell our house in Raleigh and had a wonderful experience!! By the time a friend recommended them to sell our house, we had already contracted someone to buy a house, or we would have used her for both and taken advantage of their policy of 1% OR $1000, which would have saved us even more money than she already saved us! Prior to meeting with Samara to go over the process with Smart Choice, we were unsure if 1% policy (vs the normal 3% for the Raleigh market) meant that we would be missing out on certain services that come with other realtors, but were pleasantly surprised that Smart Choice provided FULL services. This included consultations, photographs, showings, open house if we wanted it although we opted out, access to an app that tracked showings and offers , negotiations with buyers, closing, and even questions/coordinations with the buyer post closing. Our house had 2 offers, was contingent in 4 days of putting it on the market, and closed within 30 days of the offer. They were receptive to the price we wanted to list it for and had a plan if it didn t get interest at that price, but we ended up accepting with an offer $2500 over list price. We cannot say enough good things about Smart Choice Realty!
You get what you pay for. The second star was for Joann because she was always nice. I have no idea what all these 5 star reviews are talking about. The layout of this company is so bad that you have your own listing agent, then your listing specialist, then a buying agent, then a closing agent, all of the documents you get are from the owner Samara but your not allowed to talk to her because she is "too high up in the company" by the time all is said and done you have no idea who to talk to so we ended up doing just about all the work ourselves. Smart Choice even put us in a situation that since they did not put proper contingencies in our contracts that we literally would have been homeless if our loan didn't go through.
Oh ya, our house appraised for 13k lower than listed and our listing specialist never could get the for sale sheets to accurately show that our house was new construction, the same sheets the appraiser looked at while making the decision.
The horrible stress we were put under will make us never want to move again. I'm glad it's over.
I wrote emails to Samara who is supposed to be in charge and didn't even get a response. I'm also not sure that anyone besides samara is even an actual realtor so it's possible you may never talk to an actual realtor. They call themselves listing agents, not realtors.

Our experience with Smart Choice could not have been better. All personnel conducted themselves in a professional manner and were responsive to all inquiries. This was the best experience in our six previous listings a property for sale and I would not hesitate to list our next sale with this agency.
The cost of doing business (which was thousands less than a traditional realtor) was the first thing that peaked my interest. In our first conversation I learned that all of the particulars of listing (including photography, MLS, signage, fliers, showings, visitor feedback and more) were to be handled. All aspects of the listing were conducted effectively and efficiently.
Our listing resulted in double digit showings on the first day that include five offers. Upon recommendation we requested each of the five offers to come back with their best offer over a 24-hour period. We signed a contract that was $9K over the asking price.
Smart Choice was very helpful in helping iron out the intricacies of a home inspection as well as the appraisal. The closing was conducted without a hitch. All this was completed within just over one month of signing on with Smart Choice.
