The apartments are incredibly well-priced, and in a great location (especially if you re a student)! Furthermore, the Schulhof office liaisons are absolutely the nicest people, and more than willing to assist tenants with any questions or concerns. I would highly suggest working with them, especially if you are a student and/or a first-time apartment owner.
Lived here for over a year and the apartment is fine but the service in the main office was extremely rude. Expected better.

I've lived in multiple buildings owned by Schulhof and have had a great experience. The office is very friendly and helpful when issues occur. Building managers are also very responsive to your requests. They own lots of different buildings around Marquette, of all sizes and price ranges! Highly recommend to those looking for a place to live!
I have had a great experience so far with Schulhof Properties. From the start, when I contacted them about availabilities and tours, they were efficient and responded to any questions I had very quick and efficient. From then on, applying for the lease and signing the lease has been easy and quick. The faculty have made everything very accessible and been excellent about contacting me and answering any questions I've had.
I have had a great experience living in Campus Place. I had a few problems with my bathroom ceiling leaking and my kitchen sink dripping, but maintance responded quickly and fixed the problems within 24 hours of my call and were able to replace my sink and patch the ceiling without any hassle.

This company will go through every possible step to avoid helping it s tenants and has let mice exist in their buildings over the course of multiple leases. Just because the tenants are primarily college students doesn t mean that they can take advantage of them and charge high rents while failing to meet any of their obligations. Schulof does this because they know that college students either don t have the money or knowledge to advocate for themselves and hold the company accountable for failing to provide adequate services.

We are Marquette parents, as well as having an adult son who sublet from Schulhof. We had a misunderstanding regarding security deposit/sublet fee that was cleared up by the owner. We appreciate the attentiveness to customer satisfaction. The location on 15th Street has excellent security and is right on the Marquette campus. It was clean and quiet. There is parking available, no a/c so you will want to purchase a standing unit (windows are sliders side to side.) This building is an excellent alternative to dorms, the studio is much larger than a dorm room.
I would like to review for bell view terrace . It's a beautiful building very well maintained, apartments are also really good and spacious. Managers and property management are really good and quick.
Maryland court offers a very large space for a very reasonable price. Although the property is older and requires minor upkeep here and there it is an overall good place to live near Marquette's campus.

The lady answering the phone was rude and cut me off several times and when I asked for a showing she told me to just look on craigslist and to call her back. She never even tried to listen to me. I'm surprised they even have people renting from them.

When I was new to Milwaukee and Marquette University, I looked at about 20+ near the University and East side. A Schulhof rep took me around to many properties and was super nice. Schulhof Properties stood out as very clean and organized, so I knew this was a great place to live. Their pricing was the best for near-campus housing, (including utilities), and I selected to live just steps away from MU at Campus East. Office experience and maintenance help was reasonable. I would highly recommend Schulhof Properties, as they offer the best near-campus housing experience and value.
My light wasn't working in my bathroom, and a maintenance worker came the very same day to check on it. I was very pleased with the service!

I've had somewhat of a mixed experience at 2101A. I think the main issue is lack of communication between myself and my roommates with our landlord. We recently have been given a 5 day notice to terminate a breach of our lease. To my understanding, all of the complaints we received were regarding us violating the quiet hours policy. We all personally feel that a simple text or call is all it would take for us to be quieter whenever these complaints happen. Instead there have been times where our property manager will contact our parents about our behavior instead of just going straight to us. I personally was not living here during the summer, and to this day have never met, seen, or talked to our property manager. I think a huge improvement would be better lines of communication between tenets and landlord. Other than that, everything else has been fine. Utilities have worked and I can't think of any other major issues.
The Ardmore has been a great place to live in. People are friendly, the staff is really helpful, and the building is always kept clean. Whenever I have had any trouble with fixing anything at my apartment, the Ardmore staff have always been quick to fix the issue. The location is very convenient too. It is close to both Sendiks, Walgreens, a few fast food restaurants, and Caffs and Murphs.
It was a fairly good experience. The apartments aren't amazing, but they were good for my situation. It was nice not to have to worry about water and heat, but rent was fairly expensive for my "modest" salary haha. It was, overall, a positive experience.
Apartment buildings are very nice and the people are very nice to work with. They always respond quickly and are very helpful.
After leasing with them for 2 years, I m lowering their rating. There is absolutely horrible poor response from management. In addition, those who do not directly deal with tenants on a day to day basis are rude and unsympathetic towards our requests. Schulhof will do anything they can to delay calls and save themselves money even though tenants pay high rent and parking lot fees. Especially in the winter. They will threaten to ticket and tow your car if not removed from your lot to be plowed, then they will not plow it. Leaving you stranded and unable to leave for work, internships, and other obligations. If you want to pay a lot and not have your basic needs and rights met as a tenant, go ahead and stay with them. Otherwise I suggest looking elsewhere.
In addition, they bribe you to give them a huge rating on Google and other websites upon lease signing in exchange for a couple hundred bucks off your first months lease. NOT WORTH IT.

The staff is very helpful and works hard to be as supportive as possible. They were very accommodating, and even though I had a very short time frame to find a housing situation they did a great job. The building is well maintained, and any issues are promptly handled with professionalism.
As a transfer student and first time searching for my own place to live on campus, I was pleased with the service and understanding of my representatives. They did everything they could to keep me within budget and answered all questions I had, even concerns my parents had! Originally, I had only one place in mind but the girl giving the tour at the time even encouraged me to look at another location closer to the academic buildings and it was ultimately the location I chose to live. Denise was also very friendly and super sweet in helping me set up times that were convenient for me for my busy work schedule. The staff is so welcoming and great! Thank you for all your hard work!
EDIT: Spoke with James the owner and we clarified and resolved our issues. He was professional and courteous and apologized for the chaos over a simple issue. He gave a phone number to contact if there is ever another parking issue. Would recommend talking to him if you have any issues so that they can get resolved quicker.
This is probably the WORST experience I have ever had with a renting property. They refuse to uphold their end of the lease and do not respond promptly. Holly also lied and hung up in me when I was trying to ask why they were not upholding their end of a parking lease correctly. I am still waiting to hear back from them so we can resolve this issue. She also tried to make a tenant feel bad about their lack of action to resolve a parking issue clearly stated in the lease. Long story short someone parked in the tenants spot the tenant reached out during after hours to get it resolved and they waited until they were back in the office to email the tenant making the tenant feel bad for wanting the issue resolved. Holly also refused to give the tenant outside office hours/emergency number. Like WHAT? Every tenant should be given that number without them having to ask for it. That number should not be refused to be given out especially when a tenant needs to use that number when trying to deal with a current live issue.
I really hope they haven t taken advantage of their tenants in the past or take advantage of them in the future especially because they know they re college kids who tend to be new to the renting scene. Very disappointed and I expect more from a professional company.
I've had a good experience with Schulhof overall. The Elms has a great atmosphere. There were a few moths that I found, but this may be due to the age of the building. The space in the elms is great.
Schulhof's properties has so much to offer at such an affordable rate. I'm living in the elms and the apartments have so much character and they're right on campus. Definitely sign up for a tour with Erin she's so accommodating and she lives with Schulhof herself so she can really speak for both sides.
As a parent of a college student moving out of state to Milwaukee, I can say without a doubt this management company made the move for my daughter a pleasure. Erin, the leasing agent, made everything simple and easy to do for us, online, sight unseen. The apartment was in a perfect location and is kept up very well.
All the staff have been easy to work with and minor issues have always been handled promptly. When it was time to move out, Denise, another agent couldn't have been better. She communicated constantly and always kept us in the loop. The apartments are secure, and if you pick a building within the Marquette campus perimeter, there are MUPD emergency call phones right there. They cater nicely to students, but we saw a mix of student and permanent renters as well. Everyone was friendly and it was a nice sense of community.
Wouldn't hesitate for a second, to stay in another property of theirs in the future.

Very incompetent company. Most of the staff is uninformed and ill equipped to handle basic rental tasks. Frequently lie to tenants, overcharge, and cheap out on major repairs, replacements, etc. Basically abuse the fact that they're located on a college campus.
They are horrible. They're rude & racists. They gave me three different prices for a unit. They have horrible customer service. They lied on their add on Craigslist.
I went to pick up a key for one of my brothers friends and was confused about where to get the key from seeing as there was no front office in the building I was told to go to. I went to the property management office and was talked to very rudely and laughed at by an older woman at the desk. I was only asking where to get this key from and told them that the building manager was expecting me. After being rude and laughing at me and asking unnecessary questions she finally told me that the building manager should be at the apartment complex and that he had the keys. With what I told them, this could have and should have been the very first sentence out of her mouth and there would have been no issue. Very rude service and I m glad I am not the one renting from this management.

I've lived in a Schulhof building for almost three years, and my experience has been really positive! The location is great, and it's well worth being so close to classes if you're a student at Marquette! Management is generally quick to respond to problems and is willing to repair anything needed in the units. I've been really satisfied with management during the time I've lived there!
My only complaints generally have to do with the units, but that's not really a management problem. The buildings are very old, so there are some unexpected "quirks" like the electricity not being able to run a hair dryer and air conditioner unit at the same time. My building also does not have individual unit control over the heating system, so there is virtually no control over the unit temperature. I've been able to work with those things to make myself comfortable, but it did take some experimentation.
Overall I'm really happy with my unit and management.
I've lived in Campus Court which is run by Schulhof for 1 year and am currently in my second year of renting with them. They have very friendly staff in the office and are always happy to answer my questions when I call or stop by. The apartment was clean when I moved in and Schulhof has been great about any maintenance concerns I've had over the past year. I called about my garbage disposal and had someone fixing it the very next day. They go out of their way to try and accommodate you and I would definitely recommend their apartments.
Thus far, the apartment (Celeste) is exactly what I expected. It's a cheap place and the service is sub par. Cigarette burns in the carpet they never took care of, cigarette smoke in the carpet that stained feet for some time after moving in, and tar leaking from the walls. Tar became very apparent while after moving in due to high humidity, since there is no fan in the bathroom. The office staff are helpful, if it's not too much of an inconvenience for them. Maintenance are great, but subject to the behest of a cheap operator.
They also do not do any credit reporting, unless payments are missed, I'm sure.
All in all, you get what you pay for. This is a cheap apartment. It's fine for me while in law school, but people need to be aware of what they are getting into here.

This is a good apartment ! It has a warm and quite environment. More importantly, it is very convenient to Marquette University. In addition, the rent of this apartment is not expensive. What's more, if you have any problems,you can ask for the company or manager!

Schulhof was a terrible company to rent from. When I moved in there was a lot of obvious maintenance issues. There were missing door handles, how do you miss that?! My bathroom sink was both leaking and plugged, I called them right away in the morning and told them that my sink was going to overflow and I was not going to sit in my bathroom shoveling water out all day and they needed to send somebody to fix it that day, which they did not do. They also took weeks to fill non-emergency repairs.
I eventually had tiles falling off in my shower leaving giant holes in my walls and bugs coming out of them.
There was another incident where there was a gas leak in the building and I had to call the energy company and wait for them. Schulhof was no help in this situation either even though it is their building.
Absolute worst company I have ever rented from. Had much better luck the following year with Cedar Square.
Was very quick about responding to emails and showing the premises. However, the deposit for parking is ridiculously high.
Now that Schulhof has hired a new desk receptionist, I ve been really happy with them. They cater to the needs of their tenants and are easy to work with. Rent could be cheaper, after all we are college kids and the prices they charge are a bit much but that s really my only complaint. I would recommend renting from them.

Worst company EVER to deal with! Claimed they lost my notice to vacate, but funny how they cashed the check that was in the same envelope with the notice. Had to pay for extra 2 months rent. And then tried to charge me for carpeting after it was written in my move in agreement that after I would vacate the carpet would be replaced. Awful awful awful people!!
