It is exactly what you would expect from a rental company that rents primarily to college students. There was no clean up or check through between the tenant prior to my move in and me (which was evident by the former tenants things still being in the closet and nails and hooks being on the wall). When property managers are also students, it leads to parties and poor in unit management. Parking is horrendous (but it is Milwaukee). However, they seem to fix problems when they come about, and the buildings are maintained. They are good for what they do, but as a rental company for anyone outside of college, be prepared for it. Karen, who works at the front desk is very organized and does a good job, but you can imagine having to deal with college kids all day, she is very testy and can be short and come off as rude, but I never felt she was intentionally being that way. You get what you pay for with Schulhof, not a dollar more, or less.
Schulhof Property Management's buildings are a great place to live. If you are attending Marquette, all of the properties are located right next to campus and are within walking distance to anywhere at school. It is also another perk that rent is typically less expensive than some of the other options in the area. If you have a problem with your apartment, the staff at Schulhof will respond to your call promptly and will address the issue. I would recommend anyone attending Marquette to consider using Schulhof Property Management.

I love where I live. For the price, it's very clean and safe. My neighbors are great and everyone pretty much keeps to themselves. My refrigerator makes strange noises at times and my bathroom door creaks creepily but those are my only complaints. Otherwise, I hope to live here for a long time!
I live in the 531 Building and I absolutely love it! It's a nice, quiet building with 16 studio apartments, so I always feel like I can study and get work done here. As a graduate student, I like the fact that I am not disturbed by a lot of noise or people. The building is also in a great location; I'm only 3 block walk to campus every morning! Also, I'm never afraid to walk home by myself at night, as the area is very quiet back here. Overall, I think this is a great place to live, and I just re-upped my lease for another year!
The showing was okay and the rental process is fine. I have not moved into the apartment yet, so I have no idea of the condition of the premises or the responsiveness of service following the signing.
Schulhof is AMAZING. They are very responsive to the few maintenance issues we have had, and they are very understanding people. They treat you with respect and are always on top of things! I would sign with them all over again.
Always friendly staff, willingness to work with clients , only negative thing is that I wished that they were open until after 4 PM on most days and had the capability to do online rent pay.
So far, we are pleased. Aside from a few minor things, that have been addressed. We are looking forward to the next year.

Despite some trouble I had throughout the year with management, the place itself was quite nice. Jimmy Schulhof is a man that cares about his tenants, even if the people working for him don't act like they do most of the time. After writing a poor review, Mr. Schulhof himself called me to see what could be done to remedy my situation. The fact that he did left me realizing I had not been fair in my previous review. I would recommend them to anyone looking for an affordable place to live with relatively spacious accommodations for the price.

I was quickly contacted after asking about a potential lease for Campus Court. The building is fantastically maintained and the units are very big for one bedrooms. Easily the best value for one bedrooms on Marquette's campus.

I love living at the Janola because it is the perfect environment for studying. I can't hear my neighbors which makes it prefect for studying any time of time of the day. The management is quick to respond and are very organized. It's a perfect first apartment!

The leasing office was very responsive about setting up an apartment tour and any questions that we had about the unit. Everyone we talked to was very friendly and happy to help! The place is also great for the price. I have had no complaints throughout the process of signing a lease.

I live in the centro location. I have really enjoyed the size of my apartment and all the amenities that have been offered. Its a great location on campus. For the price, it's very clean and safe. My neighbors are great and everyone pretty much keeps to themselves. The kitchen is all new and very nice, lots of fridge space. There have been moments where strange people have been in our stair well, but the building managers are always there to help. That being said the managers and the front office seem to have poor communication with one another. This leads to some confusion between tenants and the building owner. The price of laundry/the amount of washers and driers for the amount of tenants is frustrating. Need more laundry space!!

I have lived in the Patrician for about 7 months and I can tell you it s been probably one of the worst experiences I have had as a living situation. Our property manager gets calls from one of the other rentees almost constantly. Trying to frame us for noise complaints-even when we aren t playing music. Even when we have played music it cannot he heard outside our door. Basically we are targeted simply because we are college students and the other rentee seems to have nothing better to do. Basically we have been harassed by the people and the property management threatening to evict us, turning off our power, and avoiding us when our issues exist. Most recently the tipping point was today. When my property was stolen within the building meaning another rentee had stolen property. Isn t there background checks? how can this be allowed? Anyway I call the property manager and get voicemail. I have never been so mad in my life. Although the only good thing that really earns the star for the review is the plumber/mechanic the guy is great and has helped us so much with our issues. Everyone else don t count on it and don t be surprised if they try to stiff you out of rent check ( saying it s stolen ) happened to my roommate. Never signing a lease with these people again.

Living with Schulhof has been a great experience! We have had no significant issues, and they are always willing to work for a timely solution to any minor problems we have had. The buildings are kept up nicely, and very spacious. I would definitely recommend signing with Schilhof.
I liked that they were fast is responding to what I was looking for and I liked how they took the time to show me a couple different apartments on my time.
The units for the apartment building I looked at don't look the look best, but it is affordable and livable. The washing machines in my apartment building only accept quarters, which is fine but I wish told this beforehand. They only accept checks and money orders, which I dislike. Also, if possible, ask to to see the unit you will be moving into before signing the lease because some units may look slightly different. However, some pros are they are very responsive and quickly make repairs.

On multiple occasions they tried to give my parking spot away although my assigned spot number was written in my lease. I returned from work to find another car parking in my spot and was asked to park on the street or take a different spot. When I asked to see my lease, I could see where someone in the office had crossed out my parking spot information.
There was a month where I handed my rent check in to the office in person and then received multiple phone calls days later that I needed to pay rent plus a $50 late fee. The office is so unorganized that they lost a check I put in their employees hand.
Security deposit was not returned on time after move out and the person I spoke to on the phone was extremely rude. Any time you try to contact the office they are so rude and treat you like you are the problem.
I knew other tenants of theirs who were promised parking spots and then last minute told parking was no longer available and left them scrambling to find other parking on campus.
A friend of mine turned in his lease renewal to the office, and then weeks later had people stopping by to tour his apartment because Schulhof had lost his lease renewal and was showing his apartment.
Unfortunately they own many of the buildings around the Marquette campus so there aren't many options. They incentivize people to leave positive google reviews by giving them rent credit, so be wary if you choose to live in one of their properties.

Overall was a good experience for the both of us. The employees were very helpful and clarified any topics which needed clarification. So far I have a good experience with Schulof. When I moved in, my apartment was a mess but when I called management about it, they were apologetic and willing to fix the problem right away. Karen is a super nice lady who is willing to talk you through any questions and guide you to the right source (i.e. getting things fixed).

My time in the Schulhof apartments has been a good one. They are very accommodating and are willing to work with you. The apartment was mostly move in ready with only minor improvements needed after the lease date. The only issue I have had was with maintenance requests submitted. There was no timeline given in which the task would be completed and when It was done, the work area was left a mess and I received no notification before or after the request was completed. Seems like a major lack of communication on their end.
Overall, my experience with Schulhof has been great. I previously live in Maryland Court and just signed a lease to live in Janola. The staff is friendly and is always quick to respond to calls and emails. I had very few issues living at my previous apartment. Any issue or maintaince request was always handled in a timely manner.
The tours could easily be fit into my schedule. The associates were friendly and tried to find a place that would be suit my needs. They were also very helpful and answered any questions that I had.

Schulhof has been a great company to work with and they do keep their apartments in great condition for their tenants. Maintenance is very good at fixing things if need be.
Leased with them for 3 years in two different buildings. Upon move in for both buildings the apartments were not cleaned as promised and one even still had the old tenants furniture in it. Throughout my leases issues were resolved but it often took a while and multiple calls to get maintenance to do it. The parking lot behind the building was NEVER plowed. On one occasion my water was black over a weekend. I called the emergency line and they told me this wasn t an emergency and to contact the office at the end of the weekend. I understand they typical house students, but this isn t okay.
Been here for 5 years! Great apt and management. Only issues have been informing me before someone is entering my apartment (should be 24 hrs before but sometimes day of or not at all); otherwise fixing issues is pretty quick and managers are live-in which is nice!
Best apartment on campus. Very close to library. So warm in the winter! Nice landlord. Strongly recommended!

The apartment I rent is clean, well-kept, and quiet. The building manager and maintenance staff handle any requests pretty quickly, and I have a pretty nice set up for not that much money in rent. Sometimes it's hard not being able to control my own heat, but that's only the ever issue! Pretty good overall!

Overall bad experience and would not recommend going with one of their properties.
This is my first time renting with Schulhof Property Management and so far I have been very impressed. The staff has been very helpful and friendly and worked hard to find me a place that was suitable to my needs. I am very satisfied with the apartment I will be living in and am impressed with both the quality of service and the apartments compared with other landlords I have used.

I've had a great experience with Schulhof Property Management. I was very last minute in finding housing before school started and was very stressed about finding something affordable. When I contacted Schulhof they responded immediately, making it possible for me to secure on of the last studio apartments available. They also gave me a discounted monthly rent. So far my living arrangement has worked out great and provides me with all the necessities I need as a student.
Schulhof was very prompt and helpful in assisting me in my apartment search for next year. The leasing agents were very friendly and transparent, which was important to me. I think I will be very happy in Varsity Apartments come this summer.

Beware if you are planning to live at the Ardmore. Within a month or two of moving in I was robbed at knife point in the lobby of the Ardmore and when I called to see if they work put in cameras or if they could do anything the Jeremy told me that I could have been robbed anywhere and that I could get stabbed in the middle of the street tomorrow. So there was nothing they could do. Obviously he is incredibly unprofessional.
Our elevator also was broken for almost 2 months this winter with minimal communication from management. Normally it breaks at least every other week but is usually fixed in a day or two.
Our hallway always smells terrible because our neighbor is a hoarder and Schulhof won't do anything about it.
Nice spacious and comfortable room but was terribly dirty when I moved in. The maitenence staff do handle requests quickly but the plumbing is terrible so keep their number, the sinks are constantly clogging. The cleaning and maintenance staff are super friendly as is Erin.
In summary if you don't mind walking up 8 flights of stairs every day, having your hallway smell disgusting, and want a spacious room then this is the place for you.

The number of things wrong with this company far exceeds the character limit on a google review. How they manage to not have a class action lawsuit against them is beyond me probably because their tenants are primarily college students that don t have the cash or knowledge to get lawyers.
First, security and privacy are non-existent here. I have gotten mass emails from Schulhof with 90+ others copied, so now everyone has each other s information (they need to learn the difference between CC and BCC). In addition, Schulhof randomly sent an old lease agreement for a different tenant to my girlfriend, revealing all sorts of private info of the tenant. We informed them of this mistake, and they claimed the intended tenant, whom we had never met, had sent it to us (even though it was clearly FROM schulhof on the email thread). Two HUGE breaches of tenant privacy, one of which occurs regularly on the mass-emails.
We were not warned of maintenance on the boilers in our building, so at times there would be no hot water because of this. It would last up to 2 days at a time.
The back staircase to our building was the only way they would allow moving out/in. It was extremely dangerous, and the lights and some steps were busted so taking trash out after dark was unsafe as well. They were very protective of the decorative carpeting in the main entryways, enough to enforce fines for moving in/out through there, but showed no effort in protecting the actual units. Anything and everything was painted, including the INSIDE of the drawers/doors, causing them to either stick shut or not close at all. It seems the go-to method of preparing units for new tenants is to apply a couple sloppy coats of white paint EVERYWHERE.
The front office staff were always kind, however everything was terribly unorganized regarding bookkeeping and lease paperwork (at least from our perspective). The maintenance people were also very kind. In the end, we ended up moving out early and are very satisfied at our new place. Best of luck to anyone that decides to rent from Schulhof you ll need it.
I had a great experience with my showings. Everyone that I have talked to here has been very helpful and accommodating. The realtors were very helpful with showing me places that were within my budget and were able to find exactly what I wanted. I am very glad with my decision.
They have been very helpful with the various questions I have had as well as reassuring various concerns I have had. As for their properties they are well kept and close to where I need to be as well as very affordable for students. Overall I have had an excellent experience so far.

People at the office are very friendly and they are willing to help you and fix any issue regarding housing. If you are a MU student, Campus Court may be the good option. It's a 5-minute walk to the Campus!
