They refused to fix anything, during our whole occupancy. This includes the vent for the oven overhead not being connected. It was just not there and deposited the air into a cupboard. When confronted with this their solution was to simply move the smoke detector. Despite having never made any repairs or improvements our rent increased when it came time to renew the lease. There's also the unreasonable late fee that is charged if you're 1 day late, even if that day is a holiday. Yeah, Happy New Year now here's a $50 charge.
One of the worst companies to rent from. They take total advantage of their clients. Dont bother cleaning when u move out because no matter what u do they will take as much as they can for even normal wear and tear. I won't ever rent through a company like them again. Bring a loyal renter means nothing.
Horrible management company for tenants AND building owners. My neighbors were smoking heavily in their apartment. You could smell it so much in the halls and even into my apartment at times. I called and e-mailed reliant many times and was basically told I am wrong and they are not smoking. I was told they have done walk throughs and did not smell smoke other than from "regular smokers who are smoking on their porch". They said they gave all my complaints to the owner who lived out of state. Well, turns out they flat out lied! The building was listed for sale and when they finally had a buyer, they were able to go into that unit and the unit was destroyed. The guys had been excessively smoking and ruined the walls and carpet. I was told that there is no way anyone would not know that they were smoking in the unit. The owner, who lived out of state, had NO IDEA. He had to remodel part of the unit for the sale and he had the guys immediately removed. He had never received any of my complaints from Reliant.
They lied on the phone about move out charges to get me to hang up. I'd recommend commucating via email for legal purposes.

These are the worst landlords you could possibly imagine. Their business model is essentially to spend nothing on maintenance because they mostly rent to college students with little to no money. Have poor customer service, and don't respond in emergency situations. Would not rent from them.

Find rental properties from 360 Real Estate or Property Managements or anybody else but Reliant. They are criminals.
Called about 2 weeks ago and set up an appointment to view a house with 4 other friends. Called the day of the appointment and they said that we didn't have an appointment (even though I had 2 people with me when I made the appointment that can vouch that the guy said we had one). So we set up an appointment for the next week because that's the only time all 4 of us were free to view it. Got a call today (4 days after we should have had the original appointment) saying that the appointment was cancelled because the house was signed. If I could give a 0 i would. Never going through them for anything again.
Reliant seems like a very fair company. I rented for almost four years from them. They were great about fixing issues. They were on top of their communication and seemed generally well-managed. As with any renting situation, take photos when you move in and when you leave. This will serve as documentation, when a dispute arises when reconciling the security deposit. Ask questions when you initially walk the property and document appropriately, i.e, "When was this carpet installed? When was this painted last?" Will you routinely clean carpets?" As in any legal matter, the party who is most diligent with documentation, has a better outcome. It is beyond easy to snap 100's of photos of paint blemishes, tack holes and carpet stains upon moving in and then reference them when moving out. There are many available resources online if you feel that you have been wronged. But again, my experience has been that this company is very fair. Also, keep in mind that people are way more inclined to write a negative review in attempt to retaliate at a company that has deprived them of money, likely of their own neglect or lack of documentation.

Also was charged over $100.00 for "cleaning" when I moved out but it was cleaner then when I moved in! I would never rent from them again. PATHETIC!
Take pictures of everythinggg these are slumlords who will try to screw you which is sad considering they are just the management company. Karen is the most useless staff person I think I have ever seen literally a 10 year old that transfers calls to people who aren't even in the building....it's like 500 sq ft . Went 8 months without a oven house had no insulAtion whatsoever bats got into house multiple times And rodent infested even if the house was spotless.
The only thing that would be BETTER than renting from Reliant Real Estate Services would to be homeless.
These people run a shady business. Do NOT rent from them. I DO NOT recommend it whatsoever. If no stars was an option they would get it.
They swindle you out of money by charging you unessesary cleaning fees. When sadly you left the place 100 times cleaner then you received it. They will divert ANY problem have. If it is a problem dealing with them, its NOT a problem of theirs. For example, we were FORCED to pay the electric bill for a month we DIDN'T EVEN LIVE THERE. Another example, our neighbor was harrassing us to the point we would NOT stay home, but nothing was done about it and they were politely notified. I stress the word polite. Any questions you have? DONT WORRY they will go unanswered or some how diverted. You will feel RELIEVED TO KNOW that no matter how RELIABLE or loyal you are (polite, always on time for bills, trying NOT to cause a fuss.. even if it's needed) it will not matter. They don't care about you or the place they are renting you.
Conclusion. Aweful place. Wouldn't rent from them again. 0 out of 5.
Don't expect a full deposit back! They will nitpick every little thing they can to take your deposit.. never had so much taken out (it was pretty damn clean too) and rented form 5 different places around lacrosse. BY FAR THE WORST
My son rented an apartment at 2611 Jackson St in La Crosse. It was not as clean as we'd hoped when he moved in, but as a young person on a limited budget he made the best of it. However, as months went by, he noticed mold growing on the bathroom walls and ceiling due to poor venting and on the door that leads to a small balcony. This door was horribly drafty and let light in due to a poor fit in the jam. It was hard to keep the apartment warm during WI cold winters even with plastic on the windows. He kept getting sick during the summer months which we found out could have been due to the large amount of mold in the apartment. Upon moving out several months ago, we were given a very thorough checklist of what to clean. What was expected was NOT AT ALL what was done prior to him moving in. "Wipe clean the underside of the hood of the stove'?!?!? The mess that was under there was one that could in no way have accumulated over the short time he was in that place! I know we left that place looking far better than when he moved in and yet the return on the deposit was not a full return. I know Reliant has newer, nicer places to live than their Jackson St. rental and have heard good things about those. However, this place looks and seems to be run by slumlords instead of people who care about the property and the well-being of the renters there. I was temped to contact the Better Business Bureau about this location as my guess is that they will do nothing about the mold problem other than try to paint over it. I worry for future renters.
I see so many negative reviews for reliant, and I just don't understand. Reliant has been so amazing for us. On multiple occasions I have needed help for maintnence issues, and they always have someone out the day I ask or the next. Once, my kitchen sick was clogged, and I tried to run my dishwasher, and water started spilling out of my dishwasher! I called the emergency maintenance guy (at like 6am) because I was freaking out, and he calmed me down and told me what to do. He came by later that morning and fixed it. They are responsive and effecient, and I love it. I never have to worry if something needs to be fixed, because they always show up to make sure it's alright. Best rental company ever.
Unfortunately, these are landlords that will overcharge on cleaning fees (regardless if you completed their requests)to an absurd extent and have no problem taking advantage of college students. Would highly recommend any other real estate service in the area.
Accidentally wrote out the rent check to Reliant Real Estate instead of La Crosse Rentals LLC. Came in the next day to give them the correct check and they still charged me with a 50 dollar late fee. Greedy bastards. Also how does writing out the check to Reliant Real Estate not work? Do not sign with these dudes. Also they've dropped by to give tours of the house without even telling my roomate or I.
Clean the house until it looks brand new and you still won't get a dollar of your security deposit back

I Moved to La Crosse because my buddy lived their and the apartment above him was free so i jumeped on it. At first everything was good and i was happy with the apartment. After about 4 months in i started to see some things that need to be fixed that were just temp fixes by them. Trying to get Reliant to come fix anything was a nighmare in its own. The late fee i understand because you should not pay your rent late but if you work long hours as i do and pay lets say at 10 pm on the 1st then you get a late fee and that is bullshit. I am active duty military and have recieved orders to move and i was nice to give them 30 days notice since by law military does not have to and they still threw a hudge fit and i had to sign a paper what my plan was for moving out and get it to them asap( YA ill just stop what im doing and get that to you because im not busy). I would say just because the rent is cheap and the location of some places are nice this place is a joke. I have two houses in diffrent states and I never treat my renters like this company. i will be suprised if i get half of my deposit back and i shoukd get the whole thing back my place is spotless. MAIN POINT they are not the best find someone else to rent from.
Despite the other reviews, I have had a great experience so far with Reliant, granted I've only been renting through them for a little over a month now. When I set up showings for the two properties I was interested in, they had availability the next morning I was free. The staff was professional and answered every question I had thoroughly during the walk-throughs. I submitted an application on an afternoon and was notified the next morning that I was approved (even though they told me it could be up to 24-48 hours to hear back). There was a small problem with a remodel taking longer than expected before move-in (which I was fully aware could be the case and wasn't their fault) and they were responsive in keeping me updated. Had a slight issue with a parking situation with other tenants a little while after move-in and when I contacted Reliant regarding it, they replied to my email within 1-2 hours and had the whole situation resolved in 24 hours. I have not had any real issues since then and look forward to a good year(s) renting through Reliant.
Update: I've now rented through Reliant for about a year. Just resigned my lease. They've been very quick to respond to any issues I've had and are always professional and friendly.
My family works in an office building managed bY this company. From the very beginning I had nothing but positives to say. Everything is very clean and well maintained. Restrooms are spectacular and pleasantly decorated.

Got charged an arm and a leg for cleaning afterwards, and I left it cleaner than I found it. They showed me pictures of a few cobwebs on the ceiling and of the inside of the oven (which I never used), as if that somehow justified a few hundred dollar cleaning bill. Would NOT recommend.
Dont do it. i paid extra to move in 2 days early and end up using those 2 days cleaning the crap that was in there before me. nothing was cleaned. cat piss smelled everywhere, and there was so much damage. even my door was busted in and they didnt want to fix it. since then i have had my fridge ice over twice, i hear my neighbors walking (no insulation at all it seems), have a disposal that could start an electric fire that i was just told it was fine, and the electric bills are enormous with barely being there or having anything on. My son who is 3 gets MAYBE 4 hours of sleep because of the walking and cats upstairs. i live in a crap hole and pay 650 for it. i cant wait to move. i would gladly pay more somewhere else and actually have my problems taken care of the right way instead of telling me i just have to deal with it.
Note: after getting a call from these people they told me i was overly picky for what i wanted and that they couldnt build a taj mahal just for me. what i asked for was reasonable and they made me feel like i was the shittiest person ever. DONT RENT HERE. I will be letting everyone know because i wouldnt wish these people on anyone. I recommend threesixty and the lovely apartments in galesville! more space, better quality, better people to work with, and CLEAN. Worth the drive to not deal with these crooks i assure you.

Hallways are dirty and never vacuumed. Parking lot is a mess. Basement has more cobwebs than the movie charlottes web. Mold in the walls has not been taken care of in over 3 years. Terrible job fixing issues. Needless to say they only care about money and not satisfaction. Not a chance id ever go back nor would i recommend reliant.
My girlfriend and I recently came to La Crosse with our families to look at apartments for the upcoming school year. After driving from over four hours away and starting the day by seeing some really disappointing apartments, we were extremely discouraged. Thankfully, however, a passerby told us to check out Reliant Real Estate. We ended up going to their office to talk about what they had available. After talking a bit, we decided we were interested in their new Camp 20 apartments on Charles Street. Although we were a few days short of them starting the showings for this location, Aaron was extremely accommodating and because of our long drive, he showed us the apartments himself. We loved the apartments and everything the location had to offer. Throughout the entire process Aaron made sure to answer all of our questions, and I could not have asked for a better experience signing for my first apartment!

Always looking for ways to get money out of the people that are living there. List can go on and on from there.
We rented through Reliant from 2014-2016 and had a great experience. Rent was fair, we got our full security deposit back, and they were always quick to respond to any maintenance issues. We would have definitely continued to rent from them if we stayed in the area.
We're so happy we found Reliant! With a daughter getting ready to attend Univ. of Wisconsin-LaCrosse four hours away from home, we were thrilled with the beautiful and secure apartments Reliant showed us. We can relax knowing our daughter will receive a good education and a good home.
Despite other poor reviews, my family and I had a great experience dealing with Relaint. We rented through them for just over 3 years and they were always friendly and helpful. They were also quick to respond whenever we had a problem whether it be maintenance related or otherwise.
Reliant will tell you one thing and then go back on their word. Shady company.

I've lived in Onalaska in one of their properties for the last 5+ years. I never had any major issues with them. They have came and fixed the following things for free do to normal wear and tear over the span of that time: refrigerator leak, water heater (fixed twice then replaced), Central Air Unit (technician had to come back 3 separate times to fix it), washer (replaced), air leak on the outside wall near A/C lines, dryer vent to outside wall had birds. They got rid of the nest and meshed the opening.
Snow removal and grass cutting companies come regularly on the property. The only thing that bothers me is they never send anyone to clean the exterior of the building or the hallways. We regularly once every or every other month vacuum the outside hallway, but it's not a huge deal.
Absolutely ridiculous company to deal with. After being laid off, I was late on rent a few months, but ALWAYS paid rent within the same month due, they decided to give me a non renewal l. I've a single father of 2 son's. You guys fail to care for your tenants. I would NOT tent through this company if my life depended on it. They Broke our lease by entering at a time that was not given to me, stole my security deposit, charged late fees on months I was not late. And no grace period to get rent in. Not in by the time it's due, add on about 50$ for first day late. Tell them about issues in the apartment, ie bad tub drain, bad sink drain. Because I took MY light bulbs back I got charged. Bunch of money hungry mongrels.
Take pictures of your carpets if you have an ESA. They may charge you close to $300 for carpet that is "beyond repair" because they don't want you to have a pet.

Recently, I woke up to find my refrigerator leaking water. I called Reliant to share my situation and later that day I had a new refrigerator delivered to my apartment. Earlier in the year, the clock in my stove started to whine and the same day a Reliant maintenance person came and disengaged the clock on the stove. Thank you for responding to my needs so quickly. It engenders trust in your management and echoes the values you list on your web site. I will recommend your management.
Worst place to rent from. We put deposit $960 and when we move out we only end up with $80 because they say we didn't clean this and that witch we clean the place 10 time better then we move in to... Dirty place to rent from...
We were very happy with our Reliant Real Estate experience. They were prompt, professional and courteous. Our dryer failed and was fixed within a day. The deposit was refunded except for a small amount for paint splatter which was in our agreement. There was no deduction for cleaning because it was left very clean. They were honest in this.
We are repeat customers because we were so delighted with their services.

I am pleased with Reliant. If we have issues they respond on a moments notice. I do not understand the negative reviews and would rent from them again if I had to. I am worried about the $100 cleaning fee that they might take out of our security deposit. I wish their was a way around this considering we keep our apartment clean and will leave it cleaner than it was when we moved in.

When I originally signed my lease, I read reviews on here and was a little nervous about how my experience would be but you can't believe everything you read. I loved the little apartment I rented from them and if I wasn't getting a bigger place with a friend (I had an efficiency), I definitely would have stayed. I did contact them twice about fixing my storage locker for me, which they didn't, but that is the only issue I had. I received my full security deposit and a note thanking me. Don't let the reviews completely deter you from renting through Reliant. I was happy with my experience.
I've rented from Reliant Real Estate since moving to the La Crosse area almost two years ago and I've had really great service from everyone there. First, they accepted my application despite a recent bankruptcy. When I moved in, the apartment was clean and freshly painted. Last winter, I had a small problem with my garage door beginning to fall apart. Within a week, they had hired a contractor to install all new garage doors for the entire building. Now they look great and work even better!
Recently, I've had trouble finding a job, so I fell behind on my rent. Like other posters here, I first received a "pay or vacate" note taped to my front door. I also received an email from Trevor reminding me to pay my rent. I sent an email back to him and explained my situation: My new job started soon, but between the delay before receiving my first paycheck, lower than expected pay rate, and limits on overtime, I couldn't pay the total bill, but I really didn't want to be evicted.
Trevor replied back and said he was more than happy to work with me on a payment plan to get paid up over the next few months. We set up a plan that worked great for me. Then I caught a nasty case of the flu and was off work for a week, putting me in default on our recently established payment plan. I emailed Trevor right away, and he said that he would, again, work with me to get me back on track. Trevor was happy to come up with a plan that worked for me and didn't require more extreme measures, like court orders, or (gulp....) eviction.
In my experience, everyone at Reliant Real Estate was willing to work with me, all I had to do was ask for help. They would much rather work with me directly than deal with evictions and small claims courts.
I would highly recommend Reliant Real Estate to anyone looking for a home in the La Crosse area. Just remember that if life gets tough and you have trouble paying rent, just call or email them! They understand, and are happy to work with you.

I moved to the south side after graduation and closer to my work. It was difficult to talk with managment and once I recieved a new job offer in California I was unable to sublease as the landlords basically scared each offer into rejecting. I read the reviews and tried to give them a chance only to get a huge slap in the face. I have a long list of complaints but the main one is that they will ignore you and charge you absured fees. Please read all reviews and ask detailed questions when you rent from this faciity. Especially college students -- you will get taken advtangage of. Seriously don't rent here.
Made a complaint about the damaged walls and how there's an exccesive amount of bugs coming through from the cracks. I have two children and I can't have them playing by themselves because of the bugs. They only care about the money but not the issues. Looking forward to moving out soon and will not rent through them ever again.
We're only 4 months into our lease and already have more than a couple complaints. The main issue is maintenance - I don't know where the miscommunication is, but we have asked for many things to be fixed (such as a leaky window, broken dryers, a window nearly falling out, a broken toilet, the shower drain not working) and it has been like pulling teeth to try and get these things looked at. They have come for the broken toilet, but only after practically begging them (and they had previously fixed it but the fix was so poor that it broke immediately after the maintenance service left). While they were here for the toilet, nothing else was looked at. Again, I don't know if this is on the maintenance company or Reliant, but it is frustrating. The dryer has also been an issue - they don't run for the allocated time and won't dry clothes. Given that there is a national coin shortage, it is hard to keep finding quarters, and we don't want to pay for a dryer that just doesn't work. When moving in, it was not fully cleaned and still smelt musty - we get that it is an old house, but we came in about a week after the previous tenants moved out. These are the main concerns - more will probably come up given that we are still living here. Look for an update in May.
Recently our apartment started leaking, very badly. We called Reliant Real Estate and reported our problem, and were told that it was no big deal, even though our entire bedroom floor was flooded. We kept calling back to report that our roof was still leaking and that nothing was being done after a day, and were met with hostilities, and rudeness. I was accused of being a liar, even after admitting that I had misunderstood Aaron, who still insisted, even after personally apologizing for my misunderstanding, that I was a liar, and that "Im not the kind of people he rents too" and that he was happy to "be rid of me". I was a tenant for 2 years, and always payed my bills on time, never had the cops called, and was never even talked to Aaron, or Jenna until my roof started leaking. When telling them what was happening to my room, and personal belongings, I was told that it was "no big deal" and was even hung up on after talking to Jenna, who wouldn't even let me talk (she kept interrupting me). I will never rent from these people again, and strongly advise no one to rent from them. Very unprofessional to treat good tenants so poorly after 2 years of timely bills and beng respectful.
We called them atleast 10 times in the past two days, and were ignored after Jenna hung up on me, we were talked to like we were children, and were told that a leaking roof is "not a big deal" and not dangerous, even though it was dripping through the lighting fixture, and destroyed our mattress. They told us that they wouldn't give us good references, even after we always paid bills on time, and never had any complaints. This is a TERRIBLE company, and both Aaron and Jenna are condescending pricks. DO NOT rent from them.
Had a huge rodent issue and a cracked sink which was like that when i moved in and they refused to do anything about it and charged me for.
The Employee Erin called and harassed me and called me "dumb" because I did not understand the reasoning behind their charge and eviction notice. Continued to threaten me by saying "we will see how you and your roommates feel when we send a $300 notice for not clearing your sidewalk". After am ice storm and continuous cold weather we have tried everything we can with salting and removing the ice. We continue to get harassed and threatened by fines.
I'm going on my third year renting with Reliant. Aside from other reviews I haven't had any real issues with them. Only thing I could suggest is communicate with tenants on why you raise the rent when sending the renewal offer.

Well I thought that I wouldn't have a bad experience with them but I thought wrong. Apparently know one in this business is on the same page. I needed to pay my rent a little late. I was fully aware that there would be a late fee. I told Janna that I would just give them my check and eat my banks nsf fee since it was cheaper than their astronomical late fee. She stated well actually the late fee is $25.00 on the 2nd and $3.00 a day going forward until paid. I paid what I thought was owed but got an email from Trevor stating I still owed $28.00. Now you're probably thinking it's only $28.00 but when you're a broke college student $28.00 goes a long way. Apparently Janna wasn't aware or didn't care to look and told me the wrong information. With proof of the misinformation I sent it back to Trevor who told me I still owed the money even though I was completely misinformed. On top of this I've complained a couple times about the tenants below me smoking cigarettes in their apartment. They told me they would do an inspection but apparently they just don't care that they have people smoking cigarettes inside because they are still smoking. It makes it's way up to my apartment and being someone who quit smoking you can imagine how annoying it is. I really should have listened when someone told me to not have reliant as my landlord.
I have rented an apartment that is managed by Reliant for almost a year and a half now. I have to say that I have been more than satisfied with my experience so far. The staff are always friendly when I stop into the office. When ever something has needed to be repaired the service has been prompt and hassle free. For example when my water heater stopped working they had a new water heater installed with in 3 hours of my phone call. Also when my mailbox somehow got knocked of the post they were out to install a new one the next day. I am very pleased with my rental experience so far and would not hesitate to rent from them again.

Two Veterans Denied for some reason and no one wants to talk with us about it? No one there wanted to discuss in detail why we were denied for an apartment when I have never been denied, evicted, or missed rental payments and have 0 debt other than student loans. The "supervisor" sent his assistant out and refused to come discuss why I was denied.
Thus far i don't have any major issues with the unit I am renting. However the communication I experienced today was not professional from the landlord. Seems the landlord may not know exactly what is listed in their lease and that should not be taken out on the tenants.
Absolutely awful. Scheduled two showings in the morning for two properties, after waiting 20 minutes we called the office just to be told that they had completely neglected to write down either showing and had no record of it. Seeming completely flustered and unorganized they offered to show us the properties in an hour. Reluctantly we agreed. Though five minutes later they called back canceling those showings, with no reasoning whatsoever, and then offered to show at an even later time but now only one of the two. We declined politely to even be involved at this point. Personally this was a devastating turn of events and quite a disappointment due to the fact it was my one day off in a hectic work week, my one day to sleep in but the neglect and unprofessionalism the staff at "Un-Reliant real estate" offered us completely jeopardized that. All in all I would not recommend even trying to consult with this company as it is obvious they are very out of touch and don't fit their name at all. 1 star just because you can't go lower.
